Keith Wilton had spent years living in a house in East Maitland before deciding it was time for a change. Apartment living had always been on his radar, but he was selective about what he wanted.

For Aimee and Lyle Goodman, the journey started almost by chance.

The Gold Award for Interior Design recognised the project's focus on long-term liveability rather than display-home aesthetics.

According to the awards submission, the interiors were designed from the inside out, prioritising how homes would function over decades of daily use through generous proportions, practical storage, durable natural materials and flexible layouts.

The specification includes natural stone throughout, upgraded acoustic glazing, V-ZUG appliances and fully enclosed storage rooms, alongside an amenity offering focused on wellness, entertainment and everyday convenience.&nbsp;

The apartment price gap drawing Sydney buyers west

A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."

Robards is seeking a buyer between $400,000 to $440,000 through Street Property Newcastle agents Damon Sells and Laura O'Sullivan.

Tim Robards lists long-time Newcastle investment

Now is the time for upgraders to make their move in the southeast Queensland market.
This is according to RiskWise Property Research CEO Doron Peleg, who says the region presents good medium and long-term investment opportunities.
“This is due to a number of factors including good internal migration to the region creating an increase in demand for houses,” Mr Peleg said. 
“Also, the area is very affordable compared to Sydney and Melbourne, particularly when taking a long-term view.
“What we are seeing is a market with good projections. You won’t see a red-hot market with double digit growth, but you will see, overall, a balanced market between buyers and sellers with some small pockets leaning towards sellers in high-demand areas. Usually, you won’t see people paying inflated prices.”
He said with the Queensland Government taking significant steps to grow its economy, the local property market was likely to prosper and as a result, the state continued to attract a high number of interstate migrants in search of affordable housing and employment.
The $5.4 billion Cross River Rail and upgrades to the M1 are just two of the major infrastructure projects expected to have an impact on the economy. The Advance Queensland initiative is also designed to create knowledge-based jobs, drive productivity improvements and help position the state as an attractive investment destination with a strong innovation and entrepreneurial culture.
“When we have significant slowdown and price reductions in Sydney and decelerated prices in Melbourne, as is the case now, this traditionally means southeast Queensland attracts more interstate investments,” Mr Peleg said.
“We have good fundamentals right now. Relatively good housing affordability, population growth and therefore demand for houses, improved jobs and economy, weakness in other markets, and modest capital growth so it’s not an out-of-control market.

SEQ upgraders told to 'act now or miss out'

A Richmond based architect has paid $2.94 million for a leased investment property with development upside at Hawthorn East. 
According to selling agents, Teska Carson’s Michael Taylor and Richard Munday, the 9 Mayston Street property attracted strong enquiry from a broad range of buyers including investors and developers. 
The property attracted small investors and SMSFs with a secure lease to a national tenant, but also offered long term development upside and as such attracted a strong contingent of prospective purchasers.
"The location within one of Melbourne’s most popular and tightly held retail precincts also offered excellent capital growth prospects,’’ Taylor said.

Architect pays $2.94m for Ultra Tune Hawthorn investment

The funds management company Blue Sky Alternative Investments has decided not to complete the purchase of a large-scale farm on the Queensland-NSW border, according to the Australian Financial Review.
Blue Sky held an option for the 1666-hectare Lochiel station on the Dumaresq River between Texas and Goondiwindi.
It was for $8.7 million, but Blue Sky has informed the owner it is unable to complete the deal.
The Lochiel deal included a host of water rights as well 697 megalitres of river water entitlements, 836 megalitres of bore water and 252 megalitres of overland flow.

The Lochiel property has been producing irrigated crops which are used for feed at the nearby Whyalla Feedlot, owned by Japan's Nippon Meat.

Former Masterchef contestant purchases Randwick investment

Australian super members have earned returns of 117% on average since the depths of the Global Financial Crisis (GFC) nine years ago, despite February producing the first negative monthly return since January 2017. Recent data also reveals the risk for members in trying to time the market over that nine-year period and the cost of potentially switching products due to a relatively short period of underperformance.
SuperRatings has reported a return of -0.3% in February for members in a balanced option fund. Over the nine years since the GFC, the median balanced option fund has delivered an average return of 9.0% per annum (representing accumulated growth of 117%). For members in growth option funds (growth assets of 77–90%), the median return has been even higher, reaching 9.9% per annum. or an accumulated 134%.
Our data also reveals that a flight to relative safety in times of volatility can have long-term effects on investment performance. If the volatility of the GFC resulted in a member switching from a relatively riskier growth option to a balanced option during the depths of the crisis in 2009, they would be approximately $17,700 worse o today (assuming a starting balance of $100,000).

The lesson for superannuation members is that a focus on long-term performance is essential. While members may feel unnerved by recent volatility, it is impossible to ignore the significant gains that super funds have delivered since the start of the bull market in 2009.
February’s market correction had a negative impact on super fund returns, but when assessed within the context of long-term performance, the overall effect is negligible. Our estimate is that the median balanced option return for February was -0.3% for accumulation funds and -0.4% for pension funds. Australian shares managed to rebound from early falls, with the S&amp;P/ASX 200 Index 90% recovered by the end of the month. Despite the recent market pullback, superannuation members have good reason to be positive.
Ater nine years, you might say the global share market rally is getting a bit long in the tooth, but this is at odds with the economic data, which is pointing to a strengthening economy.
Market corrections, while they can cause members to panic, are often a necessary check against bubbles. What the recent volatility tells us is that the market is capable of self- re flection, and that investors are focused on valuations as well as the broader economic picture.
Choice of fund matters
Looking back to the start of the bull market, there has been significant dispersion between the best and worst performing balanced funds. The worst performing fund has only managed to outperform inflation since July 2013.

REST in top spot over 10 years
SuperRatings’ return data for January show that REST has taken first place among balanced option accumulation funds, returning 7.0% per annum. over 10 years, followed by CareSuper, which returned 6.9%. All funds within the top 10 have delivered in excess of CPI plus targets, highlighting the strength and consistency of Australia’s top performers.
Among growth funds, CareSuper was the leader, returning 7.3%, followed closely by Energy Super, which returned 7.3%. While balanced funds still represent the most popular option among members in both the accumulation and pension phase, growth option performance is becoming increasingly relevant. Since 2008, member allocation to higher growth options (including local and international shares, property, and high growth options) has risen from 8.4% to 13.6%, and SuperRatings expects that this trend will continue.

Super members are in a winning market despite volatility: SuperRatings

The Sydney investment management firm KSI Investments has successfully raised $6.4 million from investors using the DomaCom crowdfunding platform.
They have transacted on the first of two side by side parcels of land in the South-West Sydney suburb of Rossmore which is 5km from the new Badgery’s Creek airport for Sydney and 5km from the planned strategic regional centre at Leppington.
Robin Luo, CEO of KSI Investments says it was a significant milestone "not just for KSI Investments, but for all Australian property investors."
"We have successfully gathered together a group of likeminded investors interested in buying land and helped them transact on a prime piece of land in Sydney’s South-West growth corridor”. 
KSI Investments believe their key to success has been transparency.  
Endre Kollo, Investment Director of KSI Investments says unlike failed land banking schemes of the past, "we are a totally different proposition."
" We do not have complex structures involving many different companies and trusts, we do not borrow any money and we do not hide behind the veil of a wholesale fund status”.  
DomaCom CEO Arthur Naoumidis said DomaCom was delighted to be involved.
"We manage an ASIC registered retail managed investment fund under an Australian Financial Services Licence.
"This transaction strongly demonstrates the vision behind the DomaCom platform, as we’re helping investors pool money together to purchase quality land assets that would normally be the domain of institutional investors.” 
The 64 Devonshire Road property at Rossmore is the first in a series of planned acquisitions by KSI Investments.
Although the first land fund is now closed, the adjoining block of land is now open for investment through the second fund. 
The fund is able to accept investment from SMSF investors as well as private investors, companies and trusts with a minimum investment of $2,000 for 60 Devonshire Road, Rossmore (6.32 acres).
The site is expected to accommodate between 110 to 140 houses if rezoned residential which is anticipated to occur over the next 5 to 7 years.
DomaCom offers investors a liquidity facility that enables investors to trade units in the fund freely at any time, provided there is a matching buyer and seller before the eventual land sale.
The fund will incur a 2 per cent annual management fee and 20 per cent performance fee at the time of the sale of the land. 
The expected timeframe of investment is 5-7 years with maximum term of 10 years.

Australia’s first retail land banking managed fund aimed at SMSF investors completes Rossmore acquisition

Australians have spent the last month eyeing their share portfolios as the volatility of Wall Street crept into the ASX.
Over many decades, equities have been a proven performer for Australians. But just as a single day can have you planning a kitchen renovation, inherent risks can mean losses just as easily transpire; it’s part and parcel of the modern, global economy. As an example, in early February, about $70 billion was wiped from the All Ordinaries – the top 500 companies listed on the Australian Securities Exchange - in the space of three days.
Ask anyone what their goal out of an investment is and the response is unanimous: make as much money as possible.
Amongst the suite of investment classes – which continue to diversify through the profile of options like cryptocurrencies – real estate continues to be a cornerstone. As opposed to other options, it’s less exposed to daily or weekly fluctuations.
As an investment class, real estate has a tremendous profile, simply because the overwhelming percentage of people have had some form of relationship with property: most people have either been sellers, buyers or tenants at some point their lives. It’s this exposure that allows people to be more comfortable with the process and research involved, especially with the amount of information at our fingertips.
So how does real estate stack up?
There’s no such thing as a foolproof get-rich scheme. Any investment – irrespective of class – should be treated as a long-term proposition. So, while equities markets have taken a battering in the last few weeks, it’s more appropriate to view them in a long-term perspective.
Twenty years ago, the All Ords Index was 2894. In mid-February, the Index was around 6147, representing an average gain over time of 112%. Companies on the All Ords are, by their nature, solid, long-term performers that avoid fluctuations. While most investors will include some members of the All Ords in their wealth management strategies, they’ll supplement it with ‘higher risk’ performers which can accelerate returns.
But let’s examine residential real estate over the same period. In December 1997, the median house price across Australia was $139,000 (you can find some car spaces in the city fringes of Sydney and Melbourne being purchased for similar prices, today).
At the end of last year, the median national house price was $535,000, representing an increase of 285% over two decades – well above the performance of equities.
Look at the big picture
But results need to be viewed at face value with numerous variables involved in both. For instance, borrowing for shares is usually something only highly experienced investors engage in, while most real estate investors will borrow for their investment(s). So, commonly, share market gains can be seen in their entirety for most investors, while capital gains in property are offset by mortgage debts.
Also, real estate investors look for a combination of capital gains and yield in their investments. And if a property can be positively geared, the investor is placed in a great position.
But, it’s the safety of real estate that allows it to really stand out from other investment classes. As the below graph shows, the national median house price has only ventured into negative territory three times in the past 20 years. In contrast, equities have made negative 12-month gains on nine occasions.

So, as an investment class, history has shown that real estate offers steady growth and less fluctuations in value.
