Repeat buyers are one of the strongest measures of confidence in any apartment development.

Their decision to purchase again was driven by the quality of life they found after moving into their first GWH home.

Keith Wilton had spent years living in a house in East Maitland before deciding it was time for a change. Apartment living had always been on his radar, but he was selective about what he wanted.

“One of those things was a nice indoor open plan area, but also I wanted a nice outdoor open area that I could entertain on in summer or Christmases or birthdays,” he says.

Today, Keith says the move has completely changed how he experiences Newcastle.

"I enjoy living in this location because it's more of a lifestyle change. That Newcastle city living where you can walk to restaurants and bars and even beaches and parks and even shopping across the road."

For Aimee and Lyle Goodman, the journey started almost by chance.

The couple happened to be having coffee in Newcastle when they noticed the site where One Apartments was about to begin construction.

"We were aware GWH was planning a development," Aimee says. "We made one phone call and things moved pretty quickly after that."

As busy business owners, they initially thought apartment living would simply reduce the maintenance that came with larger homes. Instead, it fundamentally changed how they spent time together.

"We actually catch up more as a family now," Aimee says.

"We've had homes with big yards and lots of space, but everyone ended up in different rooms. Here we'll have dinner together, the kids can play, and we spend far more quality time together."

Lyle says their confidence came from GWH's reputation within Newcastle's building industry.

"I know people who've worked across different apartment projects, and whenever GWH came up the feedback was always the same. They're rock solid. They're quality."

"One of the things that really impressed us with GWH was the whole process, was the communication," Lyle says. "It was consistent, it was regular, there was no problem if we had some weird questions, there was no problems in getting answers."

Aimee says one moment stood out.

"The project actually finished on time. We realised we needed to hurry up and sell our house because everything was happening exactly when they said it would."

Virgate Property Group is preparing to commence construction of Verdé, its new apartment development in Melbourne's Arts Precinct at Southbank, following a strong run of sales that has seen more than half of the project's 173 apartments secured.

Downsizer-focused apartment development Kooyongkoot in Hawthorn has been recognised at the 2026 Better Future Melbourne Design Awards, taking home Gold and Silver awards in two categories.

The dual recognition reflects the design approach behind the boutique development on prestigious Kooyongkoot Road, where the focus has been on creating homes for downsizers seeking the space, quality and functionality of a detached house within a low-rise apartment building.

Rather than maximising apartment numbers, <a href="https://www.apartments.com.au/developers/pqd">PQD</a> and <a href="https://www.apartments.com.au/architects/cera-stribley-architects">Cera Stribley</a> limited the development to just 18 residences, allowing for larger floorplans, greater privacy, generous landscaping and expansive communal spaces.&nbsp;The majority of the apartments also benefit from corner aspects, allowing for dual sources of natural light.

Rather than competing with the grand homes that line Kooyongkoot Road, the architectural approach focused on restraint and longevity, using curved brickwork, generous landscaping and carefully considered proportions to integrate with the existing streetscape.

"The form feels fluid and timeless, as though shaped by the landscape itself – architecture that belongs, rather than competes," said Chris Stribley, Co-Founder and Managing Principal of Cera Stribley.

The judging submission also highlighted practical innovations throughout the building, including lift cores servicing only nine homes each, a central landscaped lightcourt designed to bring daylight and ventilation into the building, and fully enclosed private storage rooms with lighting, power and shelving to better accommodate residents transitioning from larger family homes.

The Gold Award for Interior Design recognised the project's focus on long-term liveability rather than display-home aesthetics.

According to the awards submission, the interiors were designed from the inside out, prioritising how homes would function over decades of daily use through generous proportions, practical storage, durable natural materials and flexible layouts.

The specification includes natural stone throughout, upgraded acoustic glazing, V-ZUG appliances and fully enclosed storage rooms, alongside an amenity offering focused on wellness, entertainment and everyday convenience.&nbsp;

Residents will have access to a gym and yoga studio, a wellness centre featuring traditional and infrared saunas, a cold therapy shower and treatment room, as well as a residents' lounge and golf simulator/cinema room for entertainment.&nbsp;Kooyongkoot has also considered the everyday convenience of its residents by offering a private carwash and pet wash facilities on site as well as dedicated parcel lockers and oversized fully enclosed storage rooms.&nbsp;

The project's attention to detail has already resonated with buyers. Earlier this year, Kooyongkoot recorded one of Boroondara's highest apartment sales when an $8 million penthouse was purchased by a Melbourne CEO downsizing from a nearby family home.

"Every detail feels deliberate, from the overall design down to the smallest touches," the purchaser said.

"The level of quality and refinement is exceptional, but what really sold it was how liveable it felt... It felt like a place where everything had been considered, not just a luxury building."

Kooyongkoot wins Gold and Silver at Better Future Melbourne Design Awards

New apartment supply has become increasingly constrained across <a href="https://www.apartments.com.au/developments/parramatta-nsw-2150">Parramatta</a> in recent years, with fewer projects progressing through to completion as development conditions have become more challenging.

It makes <a href="https://www.apartments.com.au/developers/novm">NOVM</a>'s 2021-completed <a href="https://www.apartments.com.au/buildings/the-lennox-parramatta-12-phillip-street-parramatta-nsw-2150">The Lennox</a> one of the most recently completed residential towers on the Parramatta River, and among the newest apartment developments in Sydney's second CBD.

With the project largely completed before the sharp escalation in construction costs and inflation following the pandemic, The Lennox is now offering pricing that would be difficult to replicate in a comparable new development in Parramatta today, or across much of Western Sydney.

The majority of the 413 apartments at The Lennox sold before and shortly after completion. A limited release of the remaining apartments has recently been brought to market by capital partner <a href="https://www.apartments.com.au/project-marketer/equitifund-group">Equitifund</a>, with entry-level pricing from $700,000 and two-bedroom apartments available from under $1 million.

Australian housing and finance group Equitifund has secured the remaining apartments, believing there are few completed apartment opportunities in Parramatta that offer the same combination of location, amenity and pricing.

Equitifund National Sales Director Ben Hamblett says buyers are increasingly recognising that premium apartment living no longer needs to come with Sydney CBD pricing.

"The Lennox is where aspirational living becomes attainable," Hamblett said.

"Wake to river and mountain views, step into Sydney's Second CBD, and arrive home to resort-calibre amenities, all without the harbour price tag."

Hamblett says owner-occupiers are also attracted by the convenience of having Westfield Parramatta, Church Street's dining precinct, Parramatta Park, Riverside Theatres, Western Sydney University and major transport connections all within walking distance.

The apartment price gap drawing Sydney buyers west

A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."

Flow was the first of four luxury apartment developments delivered by Paul Gedoun's S&amp;S Projects at Rainbow Bay and was completed in 2023.

Positioned on the beachfront overlooking Snapper Rocks, the residence includes three bedrooms, three bathrooms, a powder room and views stretching north along the coastline towards Surfers Paradise.

Pezet Matheson Residential principal Mitchell Lambert said buyers continued to prioritise quality beachfront apartments in tightly held locations.

Pezet Matheson originally marketed and sold out Flow off the plan, making the latest transaction a return to one of the project's original buyers.

The working relationship between Capital Alliance and Marriott International Inc. has deepened with the hotel operator confirming a new presence in Fishermand Bend.

The duo will work together to introduce the AC Hotels by Marriott brand to Australia within a slim tower slated for 199-201 Normanby Road. Today's announcement follows on from Marriott International also penning with Capital Alliance for their forthcoming Waterfront Way mixed-use development in nearby Docklands.

Capital Alliance was unveiled as the purchaser of the Fishermans Bend site late last year, in the interim appointing DKO Architecture to rework the approved scheme on site.

Having replaced an approved Artisan Architects-designed scheme for the site, DKO Architecture has taken the exterior in a completely different direction. The highly angular tower form is highlighted by a neon-clad stretched diagrid pattern, with angular balcony openings annunciating the residential upper floors.

Capital Alliance and Marriott International tie the knot in Fishermand Bend

There is an increasingly active east coast hotel market, according to iPG's first quarter 2018 report.
The market is characterised by tight conditions in the Sydney CBD, new supply in Melbourne and near double digit growth in inbound tourism.
iPG, an advisory for investors, expects buoyancy in the hotel sector to continue for the remainder of the year, driven by Chinese investor led acquisitions.
Group CEO, Michael Gu, noted Sydney remains the most significant location for investors and developers with many buyers seeking forward purchase agreements.
Melbourne recorded the highest number of transactions during the quarter.
According to Gu, an emerging trend in Sydney and Melbourne is developments converting from residential to hotels as the housing market cools.
"This should help the hotel market meet burgeoning demand for accommodation," he said.
"Sydney and Melbourne are likely to continue to be the markets with the highest activity levels and strongest ADRs, while Brisbane will also experience improving market conditions."

Weekly Podcast: Episode 22 - Parramatta, 'numtots' and hotels

In the era of Airbnb - and its relatively light regulation - you could be forgiven for thinking there mightn't be a need for so many new hotels however investors appear to be unperturbed by the room-and-whole-property-sharing platform and others like it.

Just this week we've had three hotel reports. It was announced yesterday that the Westin brand will head into <a href="/news/westin-signs-into-adelaides-general-post-office-precinct">Adelaide's GPO development</a>, <a href="/news/little-collins-streets-hotel-precinct-poised-for-another-addition">Little Collins Street in Melbourne</a> could see another hotel, and there are <a href="/news/cromwell-and-pro-invest-refine-their-sydney-hotel-intentions">shifting intentions in Sydney</a> as well.

Hotels are a major piece of a city's tourism infrastructure however they are not the sole accommodation provider - sharing platforms like Airbnb and Stayz, family accommodation and holiday houses all play a part in housing, temporarily, visitors to a city or region.

Sharing platforms increase the size and add competition to the accommodation market however they're likely to face tougher regulation over time.  This <a href="https://www.theage.com.au/national/victoria/councils-scramble-for-new-laws-to-stop-airbnb-pop-up-parties-20180703-p4zp7b">article</a> in The Age is not all that uncommon - short-stay accommodation that disturbs the peace will only go as far as the local community will tolerate it.

The New South Wales Government recently introduced new regulations which among other things limit the number of nights (180 per year) a property can be let out on a short-term rental basis in metropolitan Sydney. Regional areas will have no automatic cap but local councils will be able to impose their own limits, the <a href="https://www.propertyobserver.com.au/http://www.abc.net.au/news/2018-06-05/airbnb-changes-as-nsw-government-reaches-compromise/9836648">ABC reported</a> last month.

The Victorian Government set up a panel to look at specific short-stay accommodation issues which resulted in a report, and according to the panel's <a href="https://www.consumer.vic.gov.au/resources-and-tools/legislation/public-consultations-and-reviews/short-stay-accommodation-panel">website</a>, the government is consulting with stakeholders.

In short, Australia - its cities and regions - are going through a tourism boom.  Both domestic and international tourism is growing 2-3x the population growth rate in many cities and the 'traditional' accommodation providers are simply responding to it.

Data from the <a href="https://www.tra.gov.au/">Tourism Research Australia</a> shows total number of domestic visitors to the major 5 capitals has growth between 20% and 42% over the past ten years.

International visitor numbers from <a href="http://www.tourism.australia.com/en/markets-and-research/tourism-statistics/international-visitor-arrivals">Tourism Australia</a> also show high growth with the total international arrivals into Australia at the year ending December 2017 sitting at <a href="http://www.tourism.australia.com/en/markets-and-research/tourism-statistics/international-visitor-arrivals">8.8 million representing a 6.6% year-on-year change</a>.

Just as increasing numbers of passengers flying through airports is forcing policymakers to re-think ground transport - Perth has a rail link under construction, it looks like Melbourne will finally get one with the PM chipping in $5 billion - developers also have been busy responding to the continuing growth in tourism numbers right across the country.

Hotels hotels hotels, why so many new hotels?

Adelaide's General Post Office development scored a shot in the arm today with a hotel operator confirmed for project.

Marriott International Group will assume operating rights over the $200 million hotel development which is backed by developer Greaton. Overlooking Victoria Square, the Westin-branded outlet which is set to open during 2022 will include 285 rooms and in turn create 250 ongoing jobs upon its completion.

Westin's arrival follows on from Greaton's move to rework the development during April, applying for the right to deliver Adelaide's first five-star hotel. Approval was granted during May, subject to a number of conditions.

Hassell has undertaken design duties for the 16-level hotel which will see the existing General Post Office building refashioned to include retail spaces and associated hotel uses.

BHP announced during April that it would relocate its Adelaide operations to a new $250 million office complex adjacent to the Westin site. Backed by Charter Hall, the GPO Exchange Building is another key plank in the development of the General Post Office precinct.

The mining company is slated to take 10,000 square metres, taking the tower's committed Net Lettable Area to beyond 90%. Contractor Built has the office tower's jump form above ground owing to its abbreviated delivery window, whilst the Westin hotel's 2022 targeted completion leaves it with additional breathing room in terms of a construction start.

Westin signs into Adelaide's General Post Office precinct

The latest batch of Melbourne planning applications revealed for public consumption includes hundreds of new apartments and a hotel development for a long-forgotten Cremorne site.

A combined 250 apartments are earmarked for Southbank and Oakleigh sites.

The former sees a Rothelowman-designed apartment development for 153-159 Sturt Street on Southbank. Having gone through a heavy redesign relative to what was initially submitted for approval during 2017, the tower now sports a new exterior dynamic.

Initially laden with greenery, the towers rebirthed design is stripped of plant life in favour of a more typical exterior finish. Other significant changes to the building include a height reduction to 56 metres or 18 levels, apartments numbers falling to 145 and the inclusion of arts studio spaces within the podium.

As it stands, the project for entity Sturt St Pty Ltd is headed for VCAT. Had this not been the case, Melbourne City Council indicated earlier this week that the project would have gained support in its revised form.

RotheLowman features once more as project architect, this time on behalf of Gaffney Properties Pty Ltd. Taking the Dalgety and Atkinson Streets intersection the 3,520 square metre site is slated for 105 apartments and townhouses, split between 8 single, 60 double and a substantial 28 triple bedroom options.

Currently a dated brick office and warehouse complex, 35-41 Dalgety Street finds itself in a pocket of Oakleigh adjacent to Dandenong Road, that is increasingly turning to medium and large sized apartment projects. <a href="/buildings/oros-807-811-warrigal-road-oakleigh">Oros</a> is the prime development nearby currently at sales, with 300 plus apartments and a serviced apartment component planned.

From a design perspective, Rothelowman assert "the size of the site and its Commercial 1 Zoning allows for a more intensive form of development that will make a positive contribution to the public realm. The replacement of the existing low-grade brick building will introduce a high quality contemporary architectural language to the area."

Planning image: Rothelowman</figcaption></figure>Perhaps even more of a design statement is a new hotel proposal for a long disused site opposite the carsales.com.au head office. Adjacent to CityLink and covering a triangular site at 1-3 Harcourt Parade, Idle Architecture Studio has come up with a novel design for what is currently an at-grade car park.

Key to the design is a mid-building electronic advertising void that would replace two existing major promotion signs on the corner of Punt Road and Harcourt Parade. Either side of the signage, 104 hotel rooms have been included whilst the levels accommodating the signage are handed over to conference and ancillary hotel facilities.

Mantello Holdings are behind the project which at 11 levels would be shorther than the adjoining Nylex Sign on the Richmond Maltings site directly behind. Heritage advice put forward by advisory Trethowan notes that the "subject site does not interfere with this landmark status (of the Nylex Sign) and has less visual impact than the existing advertising billboards and the approved redevelopment of the Maltings site itself."

Oakleigh, Cremorne and Southbank in line for significant developments

The last two weeks have yielded planning news on four separate hotel developments across Sydney, and that trend continues with two additional hotel developments on the agenda.

Sydney's general upswing in hotel accommodation is seeing thousands of new rooms either proposed or at construction over a multitude of sites. Looking to join the fray are Cromwell Property Group and established hotel developer Pro-invest Group.

Cromwell's hotel play encapsulates their existing twin tower office complex at Chatswood's 475-501 Victoria Avenue. The 6,030 square metre site includes a net lettable area of 24, 970 square metres over the two buildings, along with substantial underutilised spaces to major frontages.

It's these areas which Cromwell are looking to exploit with a $75 million build expected to deliver a new high-rise hotel and additional office space on the diagonally opposite corner.

Images: Philip Chun / Nettletontribe</figcaption></figure>While the additional office area comes by way of a four level stand-alone building primarily fronting Victoria Avenue, project architect Nettletontribe has also added a 17-storey hotel development fronting Brown Street. 156 hotel rooms are included within the tower.

The 60.9 metre building also includes a variety of amenities such as a restaurant, gym, pool, bar and conference centre. The hotel's inclusion will also spark a major refurbishment and landscaping of the site's ground floor 

Cromwell's intentions to deliver a hotel on the Victoria Avenue site would see an eventual operator pitched into the busy Chatswood hotel sector; Quest, Sebel, Mantra, Meriton and Sikari currently have a presence in the suburb which is little more than 10 kilometres from Sydney's CBD.

Meanwhile, Mascot's 2-8 Sarah Street is drawing closer to development at the hand of Pro-invest Group.

Planning image: SJB</figcaption></figure>Already with a healthy backlog of hotel developments across Australia and New Zealand, the investment firm has taken the Mascot site back to planning with a redesign in place to accommodate operator Holiday Inn Express. SJB is responsible for the project's design.

The latest submitted plans seek an increase in hotel room numbers, expanding to 178, plus external facade changes which provide the development with a lighter, brighter exterior. Initial delivery timelines for the development had a completion date targeting the last quarter of 2019.

622 guests can be housed within the proposed hotel at any given time, further boosting the already strong short stay accommodation precinct adjacent to Sydney Airport. 

Owing to the demand in Mascot for hotel accommodation, Sydney Airport's owners are considering <a href="https://www.afr.com/business/sydney-airport-eyes-more-hotel-developments-after-mid2017-mantra-opening-20170217-gufgtp">creating a portfolio of hotels</a> on airport land, whilst developer Savelle earlier this year <a href="/news/savelle-supersize-their-mascot-mixed-use-development">adjusted its Mascot mixed-use development</a> to include 187 dedicated hotel rooms and suites.

Cromwell and Pro-invest refine their Sydney hotel intentions

Melbourne's hotel stronghold is poised to gain another addition as developer BPM pushes to gain approval for a project across 130-134 Little Collins Street.

Already heavy with existing hotels, the Little Collins Street / Exhibition Street axis stands to gain a 300-room NEXT Hotel which is currently under construction, in addition to BPM's intended tower. Entering planning late last year, the Little Collins Street project is the latest for BPM which has veered away from residential developments to focus on the current strong demand for hotel space within Melbourne's CBD.

BPM is looking to sell 9-11 Exploration Lane, having installed builder Maxcon to deliver the 100-metre tower. Upon its completion which is slated for late next year, the Elenberg Fraser-designed tower will stand 34 metres and occupy a miniscule 168 square metre site.

Also on BPM's for sale list is 33 King Street which includes 241 hotel rooms over 30 levels. It too is the design of Elenberg Fraser.

During late 2016 <a href="https://www.victas.uca.org.au/UCA%20Resources/Property/Documents/130%20LC%20information%20sheet%20051217.pdf">BPM was installed by the Uniting Church</a> as its preferred Joint Venture partner, with the duo then creating an "alternate development concept plan to ensure the most favourable planning outcome for the site." The revised scheme resulted in residential apartments being replaced by a purely residential hotel development. 

According to the Uniting Church, "prior to the commencement of construction, the development partner, or a third party will enter into a contract of sale to purchase the accommodation hotel which will de-risk the project."

Uniting Church, in turn, will use the proceeds of the sale to support the operations of the wider church.

Existing hotels in the south-east pocket of Melbourne's CBD include Stamford Plaza Melbourne, QT Melbourne, Sheraton Melbourne, Rydges Melbourne, Mantra Exhibition and Sofitel Melbourne.

Urban.com.au's Project Database shows 15 separate active hotel developments within Melbourne's CBD. Thousands of new hotel rooms and suites are set for the CBD despite the healthy number of completed hotel developments in recent years.

Little Collins Street's hotel precinct poised for another addition

Only last week Apartments.com.au <a href="/news/two-fresh-hotel-applications-enter-the-sydney-spotlight">highlighted</a> two new hotel-based proposals for Sydney.

The dose has been repeated this week with two additional new hotel developments also intending to make their mark on the Harbour City. In addition to an application within inner city Haymarket, a new application has also emerged adjacent to the Westmead medical precinct.

Closer to the CBD, a $50 million development bid was lodged during May for the purposes of replacing a Haymarket car park with a 15 storey hotel. InterContinental Hotels Group revealed its intentions for the site at the turn of April, nominating Hotel Indigo as the operator of choice for the complex.

Planning image: Bates Smart</figcaption></figure>Garden Development No. 1 Pty Ltd is backing the Bates Smart-designed tower which would cantilever over the existing and historically delicate Corporation Building. The new hotel scheme replaces approved plans for a student accommodation tower which was to have included 160 rooms.

Instead, the project is now slated to include 168 hotel rooms plus a café/bar, gym and rooftop terrace.

The hotel is expected to benefit from an ongoing relationship with Gallery 4A which occupies the Corporation Building, resulting in a rotating art display on the hotel's soffit which would be visible from surrounding streets.

Hovey Urbis Pty Ltd intends to clear 24-26 Railway Parade in order to deliver a 16 level tower consisting primarily of 97 hotel rooms. 33 apartments and 112 car parking spaces within a 4 level basement are also included within the Sissons Architects-designed project.

The tower's top six levels are dedicated toward private apartments, with the lower levels absorbing the hotel accommodation. Underlining the mixed-use nature of the project is a supermarket, gym, tavern and medical centre which are located within the podium.

Few exceptions aside, the bulk of hotel accommodation servicing the Westmead area is based in neighbouring Parramatta. Hovey Urbis Pty Ltd will invariably be looking to tap into the medical related short term accommodation market.

Sydney reloads for two additional hotel projects

Billbergia alongside Melbourne-based developer Golden Age Group have thrown forward separate development applications that stand to add 500 plus rooms to Sydney's hotel development pipeline.

The respective applications were both lodged earlier this month with North Sydney Council and City of Sydney and have a cumulative estimated cost just shy of $200 million. Both towers also intend to absorb and repurpose existing heritage buildings into their facade

The sustained surge in hotel developments across Sydney is seeing a flourish of hotel project proposals, although in Billbergia's case the hotel rooms share the proposed tower with commercial office space.

<h2>86-88 Walker Street, North Sydney</h2>

This will be achieved bay way of a cantilevered support structure that enables the tower to maximise its footprint.

The tower's new podium addition will compliment the Firehouse Hotel in both scale and composition. Flexible work spaces an executive lounge and gym plus reception and a restaurant account for the podium space.

Thereafter the Fitzpatrick + Partners-designed tower is a mix of 224 hotel rooms across the lower portion of the tower, chased by approximately 4,500 square metres of office space at the peak of the building. The office space is situated across levels 24 to 31.

86-88 Walker Street sits next door to what will become one of North Sydney's commercial developments; in excess of 40,000 square metres of office space is being delivered by builder Laing O’Rourke for Dexus Property Group. The new 38 level tower has progressed to see its floorplate move beyond 20 levels.

<h2>47-53 Wentworth Avenue, Sydney </h2>

Planning image: Bates Smart</figcaption></figure>A further 287 hotel rooms are on the agenda within Sydney's CBD as Golden Age Group project partner Time &amp; Place heads a planning effort to push through with an adaptive heritage development of 47-53 Wentworth Avenue. All in all the new buildings is slated to span 19 levels with Bates Smart tasked with incorporating the dated facade into the development.

Bates Smart prevailed in an Competitive Design Competition held during 2016; the managed to surpass fellow design firms SJB, Tribe Studio and Koichi Takada Architecture by way of a design which is "capable of achieving Design Excellence as required by the City’s provisions."

In addition to the 287 guest rooms, a restaurant/cafe and bar are present at lower levels, with a rooftop bar and terrace crowning the building.

Lodged this month, the Bates Smart proposal includes revisions which sees residential apartments dropped in favour of increasing the size of the hotel. Consequently all parking within the development has been removed.

Fairfax has <a href="http://www.afr.com/real-estate/golden-age-buys-michael-teplitskys-surry-hills-site-for-a-350-million-hotel-20180611-h118ha">reported</a> that Golden Age Group intend to dub the project The Treehouse, with it being a joint effort between the developer and Starwood Capital.
