Repeat buyers are one of the strongest measures of confidence in any apartment development.

Their decision to purchase again was driven by the quality of life they found after moving into their first GWH home.

Keith Wilton had spent years living in a house in East Maitland before deciding it was time for a change. Apartment living had always been on his radar, but he was selective about what he wanted.

“One of those things was a nice indoor open plan area, but also I wanted a nice outdoor open area that I could entertain on in summer or Christmases or birthdays,” he says.

Today, Keith says the move has completely changed how he experiences Newcastle.

"I enjoy living in this location because it's more of a lifestyle change. That Newcastle city living where you can walk to restaurants and bars and even beaches and parks and even shopping across the road."

For Aimee and Lyle Goodman, the journey started almost by chance.

The couple happened to be having coffee in Newcastle when they noticed the site where One Apartments was about to begin construction.

"We were aware GWH was planning a development," Aimee says. "We made one phone call and things moved pretty quickly after that."

As busy business owners, they initially thought apartment living would simply reduce the maintenance that came with larger homes. Instead, it fundamentally changed how they spent time together.

"We actually catch up more as a family now," Aimee says.

"We've had homes with big yards and lots of space, but everyone ended up in different rooms. Here we'll have dinner together, the kids can play, and we spend far more quality time together."

Lyle says their confidence came from GWH's reputation within Newcastle's building industry.

"One of the things that really impressed us with GWH was the whole process, was the communication," Lyle says. "It was consistent, it was regular, there was no problem if we had some weird questions, there was no problems in getting answers."

Downsizer-focused apartment development Kooyongkoot in Hawthorn has been recognised at the 2026 Better Future Melbourne Design Awards, taking home Gold and Silver awards in two categories.

The dual recognition reflects the design approach behind the boutique development on prestigious Kooyongkoot Road, where the focus has been on creating homes for downsizers seeking the space, quality and functionality of a detached house within a low-rise apartment building.

Rather than maximising apartment numbers, <a href="https://www.apartments.com.au/developers/pqd">PQD</a> and <a href="https://www.apartments.com.au/architects/cera-stribley-architects">Cera Stribley</a> limited the development to just 18 residences, allowing for larger floorplans, greater privacy, generous landscaping and expansive communal spaces.&nbsp;The majority of the apartments also benefit from corner aspects, allowing for dual sources of natural light.

Rather than competing with the grand homes that line Kooyongkoot Road, the architectural approach focused on restraint and longevity, using curved brickwork, generous landscaping and carefully considered proportions to integrate with the existing streetscape.

"The form feels fluid and timeless, as though shaped by the landscape itself – architecture that belongs, rather than competes," said Chris Stribley, Co-Founder and Managing Principal of Cera Stribley.

The judging submission also highlighted practical innovations throughout the building, including lift cores servicing only nine homes each, a central landscaped lightcourt designed to bring daylight and ventilation into the building, and fully enclosed private storage rooms with lighting, power and shelving to better accommodate residents transitioning from larger family homes.

The Gold Award for Interior Design recognised the project's focus on long-term liveability rather than display-home aesthetics.

According to the awards submission, the interiors were designed from the inside out, prioritising how homes would function over decades of daily use through generous proportions, practical storage, durable natural materials and flexible layouts.

The specification includes natural stone throughout, upgraded acoustic glazing, V-ZUG appliances and fully enclosed storage rooms, alongside an amenity offering focused on wellness, entertainment and everyday convenience.&nbsp;

Residents will have access to a gym and yoga studio, a wellness centre featuring traditional and infrared saunas, a cold therapy shower and treatment room, as well as a residents' lounge and golf simulator/cinema room for entertainment.&nbsp;Kooyongkoot has also considered the everyday convenience of its residents by offering a private carwash and pet wash facilities on site as well as dedicated parcel lockers and oversized fully enclosed storage rooms.&nbsp;

The project's attention to detail has already resonated with buyers. Earlier this year, Kooyongkoot recorded one of Boroondara's highest apartment sales when an $8 million penthouse was purchased by a Melbourne CEO downsizing from a nearby family home.

"Every detail feels deliberate, from the overall design down to the smallest touches," the purchaser said.

"The level of quality and refinement is exceptional, but what really sold it was how liveable it felt... It felt like a place where everything had been considered, not just a luxury building."

New apartment supply has become increasingly constrained across <a href="https://www.apartments.com.au/developments/parramatta-nsw-2150">Parramatta</a> in recent years, with fewer projects progressing through to completion as development conditions have become more challenging.

It makes <a href="https://www.apartments.com.au/developers/novm">NOVM</a>'s 2021-completed <a href="https://www.apartments.com.au/buildings/the-lennox-parramatta-12-phillip-street-parramatta-nsw-2150">The Lennox</a> one of the most recently completed residential towers on the Parramatta River, and among the newest apartment developments in Sydney's second CBD.

With the project largely completed before the sharp escalation in construction costs and inflation following the pandemic, The Lennox is now offering pricing that would be difficult to replicate in a comparable new development in Parramatta today, or across much of Western Sydney.

The majority of the 413 apartments at The Lennox sold before and shortly after completion. A limited release of the remaining apartments has recently been brought to market by capital partner <a href="https://www.apartments.com.au/project-marketer/equitifund-group">Equitifund</a>, with entry-level pricing from $700,000 and two-bedroom apartments available from under $1 million.

Australian housing and finance group Equitifund has secured the remaining apartments, believing there are few completed apartment opportunities in Parramatta that offer the same combination of location, amenity and pricing.

Equitifund National Sales Director Ben Hamblett says buyers are increasingly recognising that premium apartment living no longer needs to come with Sydney CBD pricing.

"The Lennox is where aspirational living becomes attainable," Hamblett said.

The apartment price gap drawing Sydney buyers west

A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."

Pezet Matheson Residential principal Mitchell Lambert said buyers continued to prioritise quality beachfront apartments in tightly held locations.

Pezet Matheson originally marketed and sold out Flow off the plan, making the latest transaction a return to one of the project's original buyers.

Rainbow Bay apartment doubles in price since off the plan sale during pandemic

The campaign to raise the profile of Melbourne's latest, and potentially smallest hotel is on in earnest. United Places Botanic Gardens is weeks away from completion and is being billed as pioneering new levels of luxury for travellers to this city.

Conceived by Carr Design Group, the hotel at 157-159 Domain Road spans only four levels, with a ground floor eatery christened Matilda the latest local venue for Melbourne Chef and Restaurateur, Scott Pickett.

Thereafter the building includes a mere 12 hotel suites, each of which maintains a north and south aspect owing to the building's small floorplate.

United Places Botanic Gardens is a joint effort between Melbourne-based developer Tallow Group and creator/owner of United Places, Darren Rubenstein. Trio Construct took on the build which commenced during mid 2017, working across the compact site which bookends Domain Road's restaurant and cafe strip.

The hotel is aiming for a niche aspect of the short-term accommodation market, based upon the idea of combining a hotel and home, with Prahran-based design practice Projects of Imagination also playing its part in fine-tuning the new brand's 'holistic experience'. This translates to oversized hotel suites accompanied by a personalised butler service and a tailored in-room menu devised by Matilda.

On the interior design, "the furnishings and artist commissions within the hotel soften the buildings brutal form and minimal palette of grey and bronze, lending itself to carefully considered juxtapositions – it is exclusive yet inclusive, public and private, dark and light."

A similar design ethos is present for the development's nine one-bedroom suites and three two-bedroom suites, albeit with lighter and brighter notes.

United Places announces itself as Melbourne's latest hotel

Melbourne's sparkling hotel sector may have taken a dent, as plans for Mantra Group's second Melbourne Peppers outlet at 64-68 Clarendon Street look to have faltered.

The corner block development site has been listed for sale with South Melbourne-based Dixon Kestles, with no mention of the proposed Peppers-branded hotel which was to have opened during February next year. Rather Dixon Kestles note the project as simply having a permit in place for 33 levels and 10,080 square metres of gross building area.

Furthermore updated renders of 64-68 Clarendon Street now have the podium structure reworked, with all Peppers branding removed. The development initially gained approval during late 2015 as a residential hotel tower.

Atelier Projects list ZFN Property Group as being behind the $60 million project which held a build value of $35 million. 

After opening an initial Peppers-branded Melbourne outlet in Docklands at the turn of 2016, Mantra Group considered the Southbank tower instrumental as part of their aggressive expansion plans throughout Australian and New Zealand. Peppers Southbank was slated to include 162 new suites.

At the groundbreaking ceremony, Mantra Group Regional General Manager Doug Flavell was bullish on Melbourne's second Peppers presence. "We’re confident Peppers Southbank will provide a market-leading hotel offering, well positioned to become the region’s premier corporate and leisure hotel.

The hotel’s location couldn’t be more perfect for both business and leisure guests with Melbourne’s central business district, Crown Casino, the Melbourne Convention &amp; Exhibition Centre, and the city’s finest shopping and dining precincts all within walking distance.”

Image: Redden</figcaption></figure>That sentiment has been maintained, albeit diagonally opposite at the corner of Clarendon Street and City Road where Mantra Group came to terms with developer BPM regarding a new Southbank hotel late last year.

Dubbed Mantra on City Road, the 46 storey tower is at practical completion at the hands of builder Icon, and will be managed by Mantra Group when it opened for business. The project was initially marketed as private apartments dubbed Shadow Play.

Mantra Group's swift move to seemingly replace one Southbank outlet with another followed their announcement of Melbourne outlet. <a href="/buildings/m-city-2107-dandenong-road-clayton">Mantra M-City</a> in Clayton will include 250 dedicated hotel suites, in addition to Mantra Group letting and adjacent tower for a further 180 serviced apartments as part of Saraceno Group's $1 billion mixed-use development on the corner of Dandenong Road and Blackburn Road.

Peppers' Southbank intentions subside as 64-68 Clarendon listed for sale

Wallaby Motel is the latest to sell in a string of Queanbeyan motel transactions.
Resort Brokers Australia has just finalised the sale for $2.8 million, the fifth Queanbeyan motel sale brokered by the agency’s specialist broker, Russell Rogers, in under four years.
The five recent sales, totalling more than $12 million, represented a valuable vote of confidence in the region’s economy, Mr Rogers said.
They have included the Queensgate Motel freehold investment, Olympia Motel freehold going concern, Crest Motor Inn freehold, and the owner-operated Village Cabins.
The latter, a 19-villa property on 3,395 square metres now refurbished and renamed Canberra Avenue Villas, has recently been listed for sale again through Mr Rogers priced at $2.675 million.

The 28-room Wallaby Motel was sold as a freehold going concern by former owner-operator eBizco Australia Pty Ltd, who held it for 14 years, to experienced hotelier, Sharon Riddle, who owns a number of accommodation properties in Australia and one in the UK.
The 2,215-square-metre CBD motel in Crawford Street includes a range of 3.5-star double, queen, twin and family rooms, 50-seat licensed restaurant, two-bedroom manager’s residence, and off-street parking for 31 vehicles.
“With the business and commercial precinct at its doorstep, and located only 12 minutes from Canberra Airport and 20 minutes from Parliament House, the Wallaby Motel draws strong trade including business guests, tourists and visitors accessing Canberra services,” Mr Rogers said.
“Well situated, with a generous area of land, consistent turnover and obvious potential for growth, it presented the buyer with an excellent investment proposition.”
“Guests include repeat corporate travellers, tradespeople, independent holiday makers, tour groups, and many who come to the region on government-related matters,” he said.

Queanbeyan motel listings see keen buyer activity

Melbourne Airport owner Asia Pacific Airports Corporation (APAC) is facilitating a new hotel development on airport land that will see two new operators take up a combined 464 suites.

In documents that are <a href="https://www.melbourneairport.com.au/Corporate/Planning-projects/MDP/Major-Development-Plan-Hotel-Development">available for public viewing</a>, APAC has identified Novotel and Ibis as likely operators of the 4-4.5-star hotels. If this is indeed the case, it would be the second time that parent company AccorHotels has chosen the dual brand model in Melbourne; the other being the currently under construction <a href="/buildings/399-little-lonsdale-street-melbourne">399 Little Lonsdale Street</a>.

Appearing as a single L-shaped building, the prospective hotel, designed by <a href="/architects/fk-australia">Fender Katsalidis</a>, will effectively be separated into two wings for either AccorHotels brand. Located adjacent to the recently completed Terminal 4 Car Park, the $95 million development would rise 31.3 metres and include rooms generally sized between 20-26 square metres, with some suites at 50 square metres.

Guest facilities expected within the build include a 373 square metre hotel bar and lounge developed around a courtyard, 660 square metre restaurant, 134 square metre sports bar, 225 square metre wellness/spa centre and a 716 square metre health &amp; fitness cente. The majority of the amenities are within the elongated pod design feature.

A 160 square metre café is also proposed, as is limited parking.

APAC along with <a href="/developers/urbis">Urbis</a> who acted as town planner cite key metrics as justification for the development of a dual operator hotel.

The application's economic impact statement noted:

<ul>
<li>Demand for tourist accommodation (measured by nights stayed) has risen by 30% between January 2012 and December 2016, whereas supply has risen by 11% over the same period.</li>
	<li>From 2011 to 2016, an average monthly occupancy rate of 84% has been seen, peaking at 96% in October 2014 and more recently at 94% in November 2016. In fact, occupancy rates in the local Tullamarine area have remained above 80% since January 2015.</li>
	<li>Taking into account existing and future supply (including the subject development), and applying an occupancy level of 80%, annual room supply is estimated at 486,000.</li>
	<li>Based on forecast demand, this level of room supply is expected to be met by demand in 2024/25.</li>
	<li>This additional supply will result in a short-term drop in occupancy to more reasonable levels, short-term, however will not impact the longer-term sustainability of the local commercial accommodation market.</li>
</ul>
Jobs generated by the project's construction are estimated at 315 directly for the equivalent of one year, and 797 jobs indirectly created elsewhere through the state economy. This equates to approximately $41 million in direct Gross Value Added (GVA) per year during the construction period, and $115 million in indirect GVA annually in constant 2017 dollar terms inclusive of GST.

Ongoing jobs post-construction are estimated at 588 (full-time, part-time and casual) with a further 505 indirect jobs created both within and beyond the municipality as a result of flow-on effects throughout the economy. Urbis has this benefit estimated $125 million per annum in direct and indirect GVA contribution to the Victorian economy.

<h2>Off property potential</h2>

Another short-term accommodation build is on the agenda in the medium term, albeit a short distance away from airport land.

Chen He Airport Property Pty Ltd holds approval for a six-level serviced apartment complex at 1-3 Freight Road, Tullamarine. The <a href="/architects/elevli-plus">Elevli Plus</a>-designed project encompasses 66 serviced apartments, a cafe, business centre, guests’ gym and shuttle bus to Melbourne Airport, and is valued at $15 million.

The property is listed as being available for short-term lease, suggesting that a possible construction start is some time away.

Novotel and Ibis earmarked for Melbourne Airport

<a href="/developers/capital-alliance-investment-group">Capital Alliance</a> is ramping up exposure of its Docklands development prior to the developer's formal launch of the residential component of the project.

The Docklands Residences will share the <a href="/architects/dko-architecture">DKO Architecture</a>-designed tower with a new Marriott hotel; the first to be built in Australia in 20 years. 106 apartments are included above 200 five star Marriott hotel rooms, located across 6 levels on the southern side of the 17 level building.

Described as two interlinked sculptural petal-shaped towers, the $250 million development is the final outcome after what has been a sustained effort by the development team to realise a project at 3-43 Waterfront Way, adjacent to the Melbourne Star Observation Wheel.

The Docklands Residences' apartment configurations are reflective of Capital Alliance's positioning of the project as a premium offering. 

28 single bedroom apartments range in size from from 68 to 71 square metres, 66 two bedroom one bathroom apartments span 77 to 102 square metres whilst The Docklands Residences 12 premium apartments cover three bedrooms and range from 122 to 212 square metres.

<a href="/buildings/normanby-199-201-normanby-road-southbank">199-201 Normanby Road</a> was picked up by the developer during late 2017, with revised plans since being submitted under the guidance of DKO Architecture. Capital Alliance nabbed the site with a permit for a substantial 40 storey tower including 262 apartments.

The revised scheme is similar in height.

With Waterfront Way on the verge of construction, the Normanby Road development joins a Pearl River Road site in <a href="/new-apartments/docklands-vic-3008">Docklands</a> and 115-129 King Street in the <a href="/new-apartments/melbourne-vic">CBD</a> as potential development sites.

Capital Alliance and DKO Architecture showcase Docklands and prepare Fishermans Bend

Hospitality company Marriott International is moving closer to securing a new West Melbourne hotel presence.

Developer Ousia Properties Pty Ltd submitted during December revised plans for its development site at 50-56 Batman Street, with "the proposed amendments generally required due to the specific design and operational needs of the future hotel operator (The Marriott), which has only been confirmed recently following the grant of the permit."

That permit was given the green light by VCAT during 2017, allowing for a 53 metre tower at a development cost of $29 million.

With Marriott International seemingly on board, Skematics Architects have revised the tower's exterior design and interior configuration to reflect the needs of the likely new operator. Gone is the approved mixed-use hotel and apartment scheme, replaced by a purely hotel-based development of 150 suites.

This is likely reflective of the Courtyard by Marriott brand which Marriott International has earmarked as the operator of the West Melbourne hotel.

50-56 Batman Street's refined outcome will be serviced by 42 bicycle bays and basement parking for 37 vehicles.

The tower will be capped by a pool deck, bar and roof terrace for use by hotel patrons. At podium level amenities include a Club Lounge,  gym, conference rooms and cafe/bar.

For Marriott International the West Melbourne property would be their third inner city presence, following on from the Melbourne Marriott Hotel on the corner of Exhibition &amp; Lonsdale Streets and the approved Marriott Docklands on Waterfront Way.

50-56 Batman Street covers 868 square metres and sits adjacent to a number of other developments both complete or at construction. 

Most notable is SPEC Property's Flagstaff Green development of some 200 plus apartments which is at construction. Agent JLL also has for sale a substantial development site on the intersection of  <a href="http://property.jll.com.au/land-sale/west%20melbourne/404-418-spencer-street-1469">Batman and Spencer Streets</a> metres away from the intended Courtyard by Marriott, with the prospects of a mid to high-rise outcome likely.

Marriott International scopes a new West Melbourne address

Maribyrnong is increasingly taking some of Footscray's limelight in terms of development activity throughout Melbourne's western suburbs, which flows all the way to the creation of a new 5 star hotel.

Edgewater Estate within Maribyrnong is clear to host the suburbs first high-end hotel. Late last year Council voted in favour of a new eight-storey hotel and apartment extension above the stalled Club Edgewater project at 31 Edgewater Boulevard.

Architects Hachem describe the project as a 5-star luxury hotel, which is a far cry from its original intended purpose as a licensed gaming facility under the guidance of the Western Buildings. That particular build stalled as a result of the partnership between the developer and sporting club falling through.

Also present is a function room, restaurant, bar, cocktail lounge, cinema and pool for hotel residents, plus an additional pool, cinema, retail spaces and a commercial gym for residents and guests alike.

Hachem's finish for the building includes grey and gold tinted glazing shrouded by polycarbonate louvers. Edgewater's prospective hotel may in time join Quest who have taken a considerable presence nearby at 2 Wests Road.

Quest is slated to open on July 2nd.

The Quest portion of the entire development has been offered for sale with JLL handling the transaction; Quest has committed to Maribyrnong for a 15 year period with rolling 5-year options thereafter.

Incidentally, Summus Apartments and Marque Maribyrnong have topped out simultaneously, ushering in the structural completion of the suburb's first two high-rise apartment buildings. Summus is in the hands of Brady Group who is acting as head contractor, whilst Marque is under the control of developer and builder JMC Group.

Hot on the heels of news that Holiday Inn will anchor Werribee's tallest proposed development, the application for 22-26 Synnot Street has gone to advertising.

At over 42 metres in height and spread across a 2,567 square metre site the project is Werribee's largest, and accounts for the last of a trio of catalyst sites earmarked by Wyndham City Council as perfect for urban renewal. Burbank is moving ahead with the <a href="/news/burbank-advances-plans-for-werribees-riverbend-site">Riverbend site</a> whilst Pelligra Group has both the Synnot Street site and another at <a href="/developments/werribee-vic-3030">Cherry Street</a> under its charge.

Development Manager Citinova is overseeing 22-26 Synnot Street which carries an estimated development cost in excess of $49 million.

Designed by iWolff Atelier, the proposal spans 12 levels and includes a total net floor area of 27,669 square metres. In addition to InterContinental Hotels Group's commitment in operating 150 suites under the Holiday Inn banner, 22-26 Synnot Street also includes 3,966 square metres of office space, a 1,120 square metre education centre, function facilities, 11 retail and cafe spaces plus 371 car spaces.

Whilst 22-26 Synnot Street is slated to open during 2020, it's not the only development of note for Werribee, with a number of higher density projects entered the Apartments.com.au Project Database during the latter stages of 2017.

Three separate proposals stand to add as many as 172 new apartments to previously low-rise tracts of land. <a href="/new-apartments/70-cottrell-street-werribee">70 Cottrell Street</a>, <a href="/new-apartments/55-cottrell-street-werribee">55 Cottrell Street</a> and <a href="/new-apartments/17-17a-bridge-street-werribee">17 Bridge Street</a> are all mid-rise designs looking to take their place.

In terms of approvals, a 10-storey building across 193-195 Watton Street and 86 Synnot Street is permitted for 49 apartments and commercial space, whilst Werribee's first catalyst site at Cherry Street also has the green light.

Also in the wings is 1-3 Wedge Street; a seven-storey apartment building with ground-level office and retail.

Synott Street adds further weight to Werribee's transformation

Apartments have seemingly taken a back seat in South Yarra as developers look to cash in on Melbourne's buoyant hotel sector.

Latest to the trend is LK Property Group who are seeking to usurp their already approved residential tower scheme on Claremont Street with a 294-room hotel tower. If successful 35-41 Claremont Street would join three other prospective hotels within South Yarra, which combined could add as many as 711 new hotel suites to the suburb.

LK Property Group's about-face for the 1,446 square metre site follows on from the previous <a href="http://artisanarchitects.com.au/projects/claremont-street">Artisan Architects-designed scheme</a> gaining approval during December 2016. It was to have included 121 apartments.

The developer pulled the trigger on the redesign mid-year, enlisting Rothelowman for the new hotel's design. Submitted during August, the project carries a build value of $65 million.

Expected is a twenty-two storey hotel building above a single basement level encompassing 20,083 square metres of gross floor area. A lounge, meeting rooms, restaurant, gym and rooftop bar are among the design's listed amenities.

The unveiling of a new 35-41 Claremont Street follows hot on the heels of two new hotels announcing themselves over recent weeks. Most recently Argo Group has listed 230 Toorak Road for sale, complete with approval for 93 hotel suites.

Designed by Woods Bagot, the scheme replaces developer Cranecorp's earlier plans for <a href="https://www.hassellstudio.com/en/cms-projects/detail/toorak-road">25 luxury apartments</a> across the site.

Alfasi Property Development has also entered the fray, planning a 150-room, 4.5-star international hotel at 2-10 River Street. JLL Metropolitan Sales handled the sale of the 2,116 square metre site recently, resulting in Alfasi rolling out their first hotel development.

Carr Design Group have handled the project's architecture, describing the outcome as "consisting of a two-level podium which creates a dramatic contrast. Clad in a dark metallic materiality with a structural form defined by sheer blades and articulated planes, the effect is of solidity, strength and rigorous detailing forming the base from which the suites sit lightly above."

Rounding out South Yarra's quartet of hotels in waiting is Starwood Hotel and Resort's commitment to 402 Chapel Street. Expected to open during 2019 as part of a larger mixed-use development, Starwood will brand the 176-room hotel component under its Aloft banner.

South Yarra's fourth hotel in development unveiled

The Jackalope Group is eyeing its first inner city hotel at 175-181 Flinders Lane. 

Following on from Jackalope Mornington Peninsula which currently holds a swag domestic and international awards, the group is looking to rebirth the Maria George building on Flinders Lane. Headed by Melbourne-based entrepreneur Louis Li, "The Jackalope Group champions a conceptual approach to art, design, dining, and storytelling, delivering a delicate interplay between the ideal and the surreal."

It is this divergent approach which has facilitated a number of unique design features for the proposed mixed-use tower onsite; art, design, dining and storytelling will play a key role in the creation of Jackalope Flinders Lane.

Spanning a miserly 338 square metres, the site of the proposed hotel also maintains a frontage to Rutledge Lane to its rear. Dated 1911, the historically significant Maria George building is for now dedicated to retail, showroom and office accommodation.

<h2>Building programme</h2>

MARCH studio has taken on the challenge of creating a new purpose for the Maria George building.

A 'destination' restaurant sits below the main entry/lobby area, followed by further restaurants in the immediate floors above. Over the lower floors, a sculpture will be incorporated into the facade.

Key to the hotel's public benefit credentials is the 'rain room' which will be accessed via Rutledge Lane. 

The balance of the tower sees 32 luxury accommodation suites and a built form capped by a cloud-shaped rooftop bar. All in all the proposal spans 16 levels or 60 metres above street level.

<h2>All about the cloud</h2>

Taking centre stage from a design perspective is the Cloud Bar. 10mm electropolished stainless steel wire is fashioned into a cloud shape and has the ability to take on the colour of the sky during sunrise, sunset etc, effectively camouflaging itself into the sky.

In a section of Melbourne's skyline which is framed by St Paul's Cathedral from various angles, the bar would bring a completely new design aspect. According to MARCH studio's urban design brief, The Cloud Bar will serve hotel guests during the day and the general public in the evenings.

<h2>Small hotel, big impact</h2>

Although Jackalope Flinders Lane's 32 suites are inconsequential in Melbourne's grander hotel accommodation boom, they are relevant in the immediate context. Steps away from the Adelphi Hotel and Westin Melbourne, the addition of Jackalope Flinders Lane would reinforce the immediate area's hotel credentials. 

An expected build area of 4,242 square metres over the 338 square metre site yields a plot ratio of 11.6.

Flinders Lane's perpetually strong dining and entertainment scene stands to be strengthened by Jackalope Flinders Lane. A restaurant space of 88 seats has been incorporated into the development, in addition to Flaggerdoot which will have the capacity for another 65 patrons; Flaggerdoot is the incumbent bar within Jackalope Mornington Peninsula.
