Growing national developer Time &amp; Place has announced its fifth new apartment development.

With two projects in Manly and two upcoming in Surry Hills and Potts Point, the developer, which expanded beyond Melbourne just a few years ago, is now heading to Mosman. It is planning 53 new apartments on Redan Street.

The 3,233 sqm site, spanning <a href="https://www.apartments.com.au/new-apartments/40-48-redan-street-mosman-nsw-2088">40–48 Redan Street</a> with frontage to Redan Lane, is located just under 400 metres from Spit Junction Town Centre. It is reported the developer paid around $100 million for the five-site amalgamation.

Time &amp; Place, founded by Tim Price and backed by James Packer’s private investment firm NPACT, has submitted the project as a State Significant Development through the NSW Government’s Housing Delivery Authority pathway.

Of the 53 apartments, 42 will be released to the market, with the remaining 11 allocated as affordable housing in line with NSW Government requirements.

fjc Studio has designed the building. In its Design Report, the architect said the diverse mix of dwelling types and sizes, including 11 two-bedroom affordable housing units, 40 three-bedroom apartments, and two four-bedroom residences, will support a broad demographic, including families, downsizers, and key workers.

The development will rise to nine levels, a height encouraged by the NSW Government due to the site’s proximity to Spit Junction, which has been identified as a low- to mid-rise centre. Developments within a certain proximity to these centres are permitted increased height.

fjc said the project “achieves an appropriate density outcome for its setting by balancing increased housing supply with strong amenity performance,” adding that it “makes a measurable contribution to NSW housing supply targets through the delivery of additional dwellings and dedicated affordable housing.”

The new development will replace five existing two-storey homes.

“By aligning with the objectives of the Housing SEPP and applying careful architectural and urban design principles, the development provides high-quality residential accommodation that integrates sensitively within its established Mosman context and delivers enduring benefits to residents and the wider community.”

Mosman has become increasingly popular with developers in recent years.

Developer Abadeen has been particularly active, with Mosman Residences currently on the market and under construction on Clifford Street. It also has an upcoming Burran Avenue project, comprising just three apartments on the Balmoral Slopes, and recently secured the Midas and Honeysuckle nursery site on Military Road.

Prosker Property has a project on Redan Lane, just a few doors down from Time &amp; Place’s proposed development.

Developers including Toohey Miller, DARE Property Group, and WINIM also have projects underway in the area. In 2024, a five-year target was set for the Mosman LGA to increase housing supply by 500 dwellings by 2029.

Time &amp; Place entered the Sydney market with Two Tides, its under construction Manly development. Given its sales success, it has secured another development in the area, more boutique, facing the beach on North Steyne.

They are hoping to launch their redevelopment of The Chimes in Potts Point this year, and next year will look to take to market Marlborough House, an adaptive re-use of the landmark David Jones warehouse in Surry Hills.

Urban’s tour of a completed Volaire apartment

Nightingale Housing has been given the go-ahead to proceed with its seven-structure complex ‘Nightingale Village’. <a href="/news/nightingales-magnificent-seven-on-show-for-the-first-time">First covered on Urban.com.au in August 2018</a>, the Duckett Street ensemble has been designed by an award-winning collective of Melbourne architecture firms: Architecture Architecture, Austin Maynard Architects, Breathe Architecture, Clare Cousins Architects, Hayball, Kennedy Nolan and WOWOWA. 

In the spirit of Nightingale Housing’s mission, all designs have a strong focus on community, sustainability and quality of build. To meet demand fuelled by population growth, Nightingale Village has opted for minimal parking spaces to allow for more living areas, and instead incorporated a Car Share facility and ample bike storage. Like other Nightingale projects, the village will be carbon neutral and 100% fossil fuel free.

Balloting for interested residents is already underway, with the Hayball-designed CRT+YRD the first of the Nightingale Village seven taking registrations. Balloting closes at 6pm on the 13th March with the ballot drawn two days later and successful participants notified thereafter.

Architect: WOWOWA X BREATHE ARCHITECTURE

Located on the corner at 11 West Street (adjacent to the Upfield cycleway), Nightingale WOW brings a sense of vibrancy and colour to its Brunswick site. With an aim to promote communal living, the design offers shared laundry facilities, gardens and social spaces all of which can be found on the rooftop for optimum privacy. The design consists of four vertical towers with space in between to promote natural light and airflow throughout the complex. Unique features include chain-link mesh, sunrooms and metal balustrades which emulate the traditional picket fences found throughout Brunswick. <a href="/news/nightingale-village-episode-i-nightingale-wow">Read more</a>.

CRT+YRD is a sturdy design to be constructed of concrete, breeze bocks and brickwork which will give the building an organic feel, fitting into the urban neighbourhood effortlessly. A central courtyard will act as a free-flowing light source for the surrounding apartments, and will feature lush planting, seating areas and communal walkways. At 12 Duckett Street you’ll find Clare Cousins’ eco-conscious design which contains 25 apartments across seven floors. Each dwelling offers generous storage space, x2 bike parks, access to Nightingale Villages Car Share facility and targeting a 7.5 star NatHERS rating. Kennedy Nolan’s Nightingale Building is situated at 9 Duckett Street, and has been designed to appear as two separate buildings to reduce the visual bulk. Tones of pink and red give the design a point of difference, and the use of red steel framing and oxide colouring make the build practical and low maintenance. On the rooftop you’ll discover two outdoor zones - the ‘Sky Garden’ which is designed for leisure and relaxation, and the ‘Working Yard’ which features a communal laundry, outdoor dining and more. <a href="/news/nightingale-village-episode-iv-kennedy-nolan">Read more</a>.

Architect: Breathe Architecture

The striking arch motif of Skye House reflects the Mediterranean style housing of the area and was inspired by the iconic Ricardo Bofill’s ‘The Factory’. The apartments are constructed using up-cycled materials with a design focus of celebrating the beauty of unique imperfections. Residents are invited to enjoy sensory gardens, a yoga deck, induction BBQ, garden beds, as well as a lawn for pets and even a beehive. <a href="/developments/brunswick-vic-3056">Read more</a>.

Nightingale Coup will be located on the Southern side of Nightingale Village at 24-26 Hope Street. The goal for the design was to incorporate familiar design features of the area including tradition roof shingles and chimney line forms, with a modern twist. Brunswick’s iconic warehouses were the inspiration behind the design of Austin Maynard's AMA development. The goal was to increase quality by using modern industrial materials to achieve the look in an innovative, yet economical way. Shared balconies screened with durable chainlink have been used to encourage air to circulate the complex, while providing privacy from the street below. Approval granted for Nightingale Village in Brunswick

On today's episode, I sit down with <a href="/architects/hayball">Hayball's</a> Sarah Buckeridge and Andrew Moulding to discuss the office's work on Frasers Property's Burwood Brickworks project in <a href="/new-apartments/burwood-east-vic-3151">Burwood East</a>. 

<a href="/developers/frasers-property">Frasers Property</a> is redeveloping the 20.5ha former brickworks site into a mixed-use precinct comprising a commercial and retail shopping centre with a rooftop ‘urban farm’, a range of residential buildings including townhouses and apartments, set amongst a high quality public realm of green spaces. All development on the site is being designed to achieve a 5-star Green Star Communities certification.

Hayball is undertaking both the masterplanning and architectural design elements of four apartment buildings – the Garden Apartments - located on a 1.2ha parcel of land in the heart of the new precinct adjoining a shared urban plaza. In total, 267 apartments will be delivered across the six-storey buildings, with a café at the base of one of the apartments (Plaza Gardens) and a basement car park.

Weekly Podcast - Episode 43: Hayball's Sarah Buckeridge and Andrew Moulding talk Burwood Brickworks

Construction has commenced on the University of Melbourne's Melbourne Connect - a pedestrian friendly innovation precinct located on the site of the former Royal Women’s Hospital, and connecting Carlton with the University of Melbourne’s Parkville campus. This follows the demolition of the existing structures on the site and ground works.

Developed by the University of Melbourne in partnership with a consortium led by Lendlease, the precinct will provide facilities where university staff and students, researchers, local and international businesses, government and start-up companies are encouraged to connect, collaborate and execute breakthrough new ideas. Woods Bagot have designed the precinct in collaboration with Hayball and ASPECT Studios, with the aim of establishing a new benchmark in industry collaboration upon completion in late 2020.

The design features a 3,260 sqm ‘Superfloor’ on the mezzanine level which Woods Bagot says "embodies the value of collaboration in a very physical sense." The Superfloor connects the buildings that comprise Melbourne Connect, forming the interior 'heart' of the project and providing a contiguous, physical space for tenant partners and visitors to congregate and exchange ideas.

Images: Woods Bagot</figcaption></figure>Woods Bagot says it is committed to ensuring the project continues to be an exemplar of design and sustainability, highlighting this as a key driver since the consortium won the design competition in 2016. This intent is expressed in the mass timber structure of the smallest building in the precinct ensemble. According to Woods Bagot, the use of Cross Laminated Timber (CLT) demonstrates the aspirational, future-focussed nature of the project. 

Designed to be bright and open, the building will play host to pitch nights, hackathons and masterclasses, workshops – providing opportunities to actively engage with government and industry. Childcare facilities will span the upper floors to the rooftop terrace. The lower levels of the CLT building form a centre dedicated to enriching the culture of entrepreneurship within the university and creating the future’s leading entrepreneurs.

The precinct will provide public spaces, retail, cafes, accommodation for more than 500 students and visiting academics, a childcare centre, a co-working and commercial office space, a fabrication laboratory and Science Gallery Melbourne, which will deliver cutting-edge exhibitions, events and experiences. The public realm is enhanced by a range of fixed and loose outdoor furniture elements, power outlets and WI-FI to support working and studying outdoors.

The ensemble of buildings are arranged around a central and publicly-accessible open space known as the 'Oculus', which has been designed by ASPECT Studio in conjunction with Hayball and Woods Bagot. The Oculus features vertical green “living louvres” that connect with the upper floors of the buildings as part of the visually identifiable ESD features within the precinct. 

The Oculus is supported by three laneways and a plaza which connect pedestrians and cyclists through to Swanston, Grattan and Cardigan streets. Public urban furniture is dispersed throughput these public spaces and form part of the precinct-wide way finding strategy.

ASPECT Studio's design approach for the public realm sought the adaptive reuse of materials from the former Women’s Hospital. This strategy was adopted to provide a visual reference to the history of the site in an innovative and environmentally sustainable manner.

The consortium delivering Melbourne Connect comprises Lendlease as developer, builder, co-investor and investment manager of the commercial space; GIC the major co-investor in the commercial space; Spotless as the facilities manager; and Urbanest as investor and manager of the student accommodation. The Melbourne Entrepreneurial Centre and Science Gallery Melbourne will each be located at Melbourne Connect, with the Melbourne School of Engineering co-located in the precinct.

Taking cues from the central Oculus space below, the interior spaces create an interior ‘landscape’ that allows for serendipitous peer-to-peer meetings and promotes innovation and knowledge exchange for the whole precinct.

The Superfloor ensures that visitors can easily and naturally move between a variety of enclosed and open spaces in a way that encourages connection with others via permeability, visual connection and prioritising human comfort. One of the biggest design considerations was ensuring the 527 beds and communal spaces cater to the post-graduate market and visiting academics, while bringing the enthused and active academic culture into the common spaces.

Because of this, it was important to create spacious rooms that go above and beyond, homes that are equipped with amenities and offer plenty of breathing space. Likewise, with the communal spaces, there was a strong emphasis on creating a mix of meaningful spaces that are open, welcoming and inclusive to encourage students to mix with others, as well as have opportunity for quiet reflection.

Construction commences on University of Melbourne's Melbourne Connect

<a href="/new-apartments/584-588-doncaster-road-doncaster">584-588 Doncaster Road</a> which also fronts Elgar Road and Briar Court spans some 8,176 square metres and has been subject to development overtones in the past. The long term car dealership lot is now likely to make way for the project in waiting which is costed at $122 million.

For that price Nine Dings Pty Ltd hopes to realise as many as 260 dwellings within an undulating <a href="/architects/hayball">Hayball-designed complex</a>. With site elevation in its favour and closer to the CBD that any other existing or proposed apartment building's within Doncaster Hill, the apartment mix reflects the project's prime location and unfettered views.

The 11 storey structure will be capped by 7 penthouses. Other high end residences within the proposal include two, three and four bedroom duplexes, with traditional apartments seeing 55 single, 140 double and 31 triple bedroom options.

Image: Hayball</figcaption></figure>584-588 Doncaster Road's dwelling mix is reflective of more recent trend toward larger apartments with more bedrooms across Doncaster Hill and Melbourne at large. Metro Equity's recently approved 90-96 Tram Road nearby sees only 4 of 158 apartments designated as single bedroom formats.

Hayball's design for the oversized site incorporates two distinct built forms above common lower levels.

The larger apartment building is configured loosely as a curving cross whilst a smaller building fronting Briar Court is defined by its exterior. Consisting of the duplexes, the smaller 6 storey form is veiled in aluminium screening battens carrying a wood grain finish; the honeycomb-shaped screening is in contrast to the main building form which employs a greater degree of precast elements, synonymous with Hayball's signature design look.

The application's most active frontages hold the Doncaster and Elgar road intersection, with 823 square metres of retail either side of an entry plaza.

Although a number of projects on Doncaster Hill's periphery are at construction, the only site within the designated development zone witnessing any construction action is <a href="/buildings/the-point-doncaster-hill-600-doncaster-road-doncaster">The Point Doncaster Hill</a>. Basement and site retention works continue over that site although builder's signage has yet to appear.

The recent completion of <a href="/news/ring-a-ding-ding-doncasters-largest-development-site-edges-toward-fruition">Nest at the Hill</a> has added 253 dwellings to Doncaster Hill's mix, and aside from The Point the next most likely project to reach construction is <a href="/developers/accord-property-group">Accord Property Group's</a> Mercure Melbourne Doncaster. Recently announced as Doncaster's first dedicated hotel, the complex will include 190 rooms over six floors on a Doncaster Road site adjacent to Westfield Shopping Centre.

Ring a ding-ding! Doncaster's largest development site edges toward fruition

In today's podcast I sit down with Hayball Director Bianca Hung to chat about the design of CRT+YRD which is one of seven ensemble of buildings that form Nightingale Village in Brunswick.

Urban.com.au <a href="/news/nightingale-village-episode-ii-crt-yrd">briefly covered the project</a>, which as the name suggests is based around a communal courtyard that forms the heart of the building, as part of our ongoing Nightingale Village series. 

Bianca discusses the process for Hayball becoming involved in the project, along with site selection and the genesis of the central courtyard as a key design aspiration early on in the design process.

Designing for a broad cross-section of society with no specific demographic, in addition to ensuring the design of the apartments are suitable for people of various degrees of mobility is also discussed.

Bianca emphasises the importance of designing a good base which residents can tailor to suit their particular circumstances, with flexibility and adaptability key design measures.

Weekly Podcast: Episode 30 - Hayball's Bianca Hung talks Nightingale Village

Developer SMA Projects has partnered with Hayball architects to develop a seven-storey apartment building on one of the last development sites on Fitzroy’s Gore Street.

Situated at 250 Gore Street, the development which will be known as Fitzroy Ltd draws on the raw and refined materiality of Fitzroy's industrial past.

Fitzroy Ltd represents SMA Projects third foray on Gore Street and follows on from The Lyric - also designed by Hayball - and the completed Veludo development.

Fitzroy Ltd has been designed to sit comfortably within the streetscape and is located in close proximity to both Fitzroy and Carlton Gardens.

The building's exterior will feature materials such as bluestone and metal, while the textured brickwork will add to the fine grain character, complementing the neighbouring Victorian terraces.

A private rooftop offering residents respite and city views within a garden setting will crown the building and comes complete with outdoor dining, a BBQ and firepit.

According to SMA Projects, Fitzroy Ltd is expected to appeal buyers seeking Fitzroy's socially and culturally diverse lifestyle.

SMA Projects has engaged interior designer Kate Roach for the Fitzroy Ltd interiors, with buyers offered the opportunity to collaborate one-on-one with Roach to suit their individual style and needs.

Demolition is due to begin in December with construction proper commencing early 2019 and an anticipated completion date of December 2020.
