Repeat buyers are one of the strongest measures of confidence in any apartment development.

Keith Wilton had spent years living in a house in East Maitland before deciding it was time for a change. Apartment living had always been on his radar, but he was selective about what he wanted.

“One of those things was a nice indoor open plan area, but also I wanted a nice outdoor open area that I could entertain on in summer or Christmases or birthdays,” he says.

Today, Keith says the move has completely changed how he experiences Newcastle.

"I enjoy living in this location because it's more of a lifestyle change. That Newcastle city living where you can walk to restaurants and bars and even beaches and parks and even shopping across the road."

For Aimee and Lyle Goodman, the journey started almost by chance.

"We were aware GWH was planning a development," Aimee says. "We made one phone call and things moved pretty quickly after that."

"We actually catch up more as a family now," Aimee says.

Downsizer-focused apartment development Kooyongkoot in Hawthorn has been recognised at the 2026 Better Future Melbourne Design Awards, taking home Gold and Silver awards in two categories.

The judging submission also highlighted practical innovations throughout the building, including lift cores servicing only nine homes each, a central landscaped lightcourt designed to bring daylight and ventilation into the building, and fully enclosed private storage rooms with lighting, power and shelving to better accommodate residents transitioning from larger family homes.

The Gold Award for Interior Design recognised the project's focus on long-term liveability rather than display-home aesthetics.

According to the awards submission, the interiors were designed from the inside out, prioritising how homes would function over decades of daily use through generous proportions, practical storage, durable natural materials and flexible layouts.

The specification includes natural stone throughout, upgraded acoustic glazing, V-ZUG appliances and fully enclosed storage rooms, alongside an amenity offering focused on wellness, entertainment and everyday convenience.&nbsp;

New apartment supply has become increasingly constrained across <a href="https://www.apartments.com.au/developments/parramatta-nsw-2150">Parramatta</a> in recent years, with fewer projects progressing through to completion as development conditions have become more challenging.

It makes <a href="https://www.apartments.com.au/developers/novm">NOVM</a>'s 2021-completed <a href="https://www.apartments.com.au/buildings/the-lennox-parramatta-12-phillip-street-parramatta-nsw-2150">The Lennox</a> one of the most recently completed residential towers on the Parramatta River, and among the newest apartment developments in Sydney's second CBD.

With the project largely completed before the sharp escalation in construction costs and inflation following the pandemic, The Lennox is now offering pricing that would be difficult to replicate in a comparable new development in Parramatta today, or across much of Western Sydney.

The majority of the 413 apartments at The Lennox sold before and shortly after completion. The apartment price gap drawing Sydney buyers west

A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."

Pezet Matheson Residential principal Mitchell Lambert said buyers continued to prioritise quality beachfront apartments in tightly held locations.

Pezet Matheson originally marketed and sold out Flow off the plan, making the latest transaction a return to one of the project's original buyers.

Rainbow Bay apartment doubles in price since off the plan sale during pandemic

The proportion of loss-making property sales in Geelong hit a 16-year low during 2018 as the regional Victorian market continued its strong sales.

Loss-making sales dropped to 0.8 per cent of all property resales in the September quarter, according to the latest CoreLogic quarterly Pain &amp; Gain report.
It was the best result since 2002, when .5 per cent of homes sold at a loss.
CoreLogic senior research analyst Cameron Kusher said the low figure highlighted the strength of the market.
“It certainly has slowed a little bit since then but it highlights the strong run-up in dwelling values that Geelong has seen in the past five years,” he told The Geelong Advertiser.
“Most people that are selling now are well ahead. Nationally, only Hobart saw a lower share of resales at a loss than Geelong.”
The Geelong region has seen some of the largest annual increases in median values for both houses and units across Australia, according to CoreLogic.

The region, south west of Melbourne, saw its median house value grow 16.6 percent ($82,460) and its units rise 11.9 percent ($42,624), in the 12 months to August 2018.
Despite Geelong's sale activity down nine percent annually, houses are selling 12 days faster than they were in August 2017.
CoreLogic's recent Quarterly Regional Market Update, which looks at the biggest regions outside of capital cities, found the best regional house value performer in New South Wales was the Newcastle and Lake Macquarie region where house values grew by nine percent, while the median unit value increased by over five percent.
The best unit market performer was the Richmond-Tweed region, with values soaring over nine percent. 
Geelong’s strong capital growth in recent years put the local market at risk of losing its affordability advantage to suburbs in Melbourne’s outskirts, Cameron Kusher acknowledged.
Prices are now $160,000 dearer than Ballarat, where the median price is $360,000, and $180,000 more than Bendigo ($337,000).
“It’s not going to slowdown to the magnitude that Melbourne has, but certainly in the next year you are going to see a slowdown in growth in Geelong,” Kusher said.
When Melbourne’s property market started to soften over the first half of 2018, Geelong remained one of the best performing property markets in the country, according to the October Herron Todd White residential report.
The HTW report suggests that established inner-city residential locations such as Geelong West, Drumcondra, East Geelong and Newtown, have seen some significant results with an increase in demand for both dwellings that required a complete rebuild and those that have already undergone high-end luxury transformations.

These areas are often restricted by heritage overlays and neighbourhood residential zoning which may reduce higher density development in order to preserve the neighbourhood streetscape.
"Vendors willing to undertake a renovation are often rewarded at the time of sale with strong buyer demand for properties equipped with all the modern luxuries and the elegance of a period home," the report noted.
The house at <a href="https://www.realestate.com.au/sold/property-house-vic-geelong+west-127807502" target="_blank">25 Elizabeth Street, Geelong West</a> (pictured below) is an example of a high-end renovation. The property was purchased in 2017 for $580,000 and recently resold for $1.3 million after an extensive renovation that transformed the interior whilst retaining the elegant Victorian facade.

The outer south-western suburbs such as Werribee, Point Cook, Tarneit, Truganina and Wyndham Vale have not seen as significant a trend to renovations as we have seen in other suburbs. HTW noted this may be due to the abundance of developing greenfield estates that surround the area where building an affordable new home may be a more attractive option than renovation.

Geelong leads regional property markets in houses and units: CoreLogic

A new land release was launched at the Ashbury Estate development last weekend.
The Stage 13B was released Saturday, 9 September with a variety of land sizes available.
The 1,400-lot residential project is in the new Geelong suburb of Armstrong Creek.
The project is a 10-minute drive from both the Geelong CBD and beaches at Torquay and Barwon Heads.
Currently, in the area there is 4,000 homes with an expected 13,000 to be built in the next 20 years.
According to Australian Bureau of Statistics data, the median age of buyers in Armstrong Creek is 28 years old.
Justin Bridges bought land in Stage 7 and is about to commence building his new home.
“A great location at a great price, I love the strong sense of community at Ashbury,” Bridges said.
“I know that it is going to be the perfect place for my young son to grow up, thanks to all the planned future playgrounds, parks and sporting facilities.

Geelong's auction clearance rates drop from 80 percent to 50 percent

Franzé Developments has proposed plans for the biggest new hotel project in the Geelong region for two decades.
The burgeoning expansion of one of Australia's fastest growing regional cities has been bolstered with Franzé Developments securing planning approval from the Department of Environment, Land, Water and Planning for its $150 million Geelong development – the largest mixed-use project in the region.
Located at 44 Ryrie Street within the Geelong Activity Centre Zone, the 2,700 square metre gateway site will comprise 1,000 square metres ground floor retail, 7,400 square metres office space, 24 residential apartments and a 180 bed hotel, all connected by a highly activated street level plane with public access.
In a coup for Geelong's hotel and tourism sector, global hotel operator The InterContinental Group signed a 20-year management agreement to operate the 180 bed hotel in late 2017. The $75 million Holiday Inn Hotel &amp; Suites in Australia and the largest new hotel project in the region in almost 20 years.
Paul Franzé, Founder and Managing Director of Franzé Developments says he is thrilled to receive approval for the gateway site as Geelong develops into the region's epicenter for retail, tourism and employment due to its strong population and economic growth.
"Our vision for the Ryrie Street site is to deliver a truly mixed-use project that responds to the Central Geelong Action Plan which will see Geelong evolve from its manufacturing roots to a city of culture and innovation.
Geelong is now one of Australia's fastest growing regional cities, with population expected to grow by more than 150,000 people in the next 20 years, and the urban environment and amenity needs to respond accordingly.
"Geelong has a diverse and strong economy with over 17,000 businesses and a highly skilled labour force. It continues to attract new residents and investment due to its livability and proximity to Melbourne, combined with increasing employment opportunities and affordability."
Architectus, the design studio behind 1 Bligh Street, Sydney and 383 La Trobe Street, Melbourne (in collaboration with architect Ateliers Jean Nouvel), has been appointed as the project design team, with Hansen Partnership managing the project's urban planning.
It is located on a prominent corner at the intersection of Ryrie and Fenwick Streets.
"The design of 44 Ryrie Street draws upon the history of both the city and the site. The materiality, rhythm and scaling of the buildings reference the iconic wool stores of Geelong, and the grain of the city's rich heritage fabric. Creating an active mixed use development that incorporates hotel, residences, office and a vibrant retail ground plane, the project stiches seamlessly into the adjacent cultural precinct and builds on the investment in the area to become a gateway to Geelong's city centre," says Matthew Smith, Managing Principal at Architectus.
The orientation of the site forms a 90 metre northern frontage to Ryrie Street with a physical split, creating a public thoroughfare linking Ryrie Street to Cuzens Place. 
Colliers International, in conjunction with MP Burke Commercial, is managing the leasing campaign for the 7,400 square metre office space across ten levels with a generous double-height lobby. The apartments are expected to start selling in October 2018.
The site, which was home to John Orchard Furniture and was previously an intercity bus depot, was purchased from John Orchard for $7 million in 2017.
Demolition is underway and construction is scheduled to commence in late 2018, with completion expected in mid 2020.
The Holiday Inn Hotel is scheduled to open in 2020 and will target the longer stay segment of the tourism market. The property will include an all-day dining restaurant and bar, swimming pool, gym, parking and 300 square metres of meeting facilities, including a function room for 250 people.

$150 million Geelong gateway development gets the green light

Geelong stands to gain the nation's first Holiday Inn Hotel &amp; Suites outlet as part of a freshly approved mixed-use development.

44 Ryrie Street is backed by Franzé Developments and consists of a commercial tower alongside the Holiday Inn Hotel &amp; Suites outlet. Owing to its overall size, the $150 million project was granted approval via the Planning Minisiter's office.

The Ryrie Street development shapes as the region's largest pending development and further adds to Geelong's growing impetus as a urban renewal hot spot. The 2,700 square metre corner site is located within the Geelong Activity Centre Zone.

Architectus handled design duties for the project, which sees an integrated and permeable street level link a multitude of uses. Approximately 1,000 square metres of ground floor retail space will tie the ground plane together, with the corner tower dedicated toward hotel needs.

The commercial tower is approved to include 7,400 square metres office space.

InterContinental Group will operate the Holiday Inn Hotel &amp; Suites outlet on a 20-year agreement; the agreement between developer and hotel operator was reached during late 2017. Valued at $75 million, the hotel component represents the largest new hotel project in the region for near on 20 years.

The site's 90 metre frontage to Ryrie Street includes a new public thoroughfare linking Ryrie Street and Cuzens Place. The offices and apartments are linked to communal outdoor space under approved plans, with a vertical green wall facing Ryrie Street set to frame a new plaza.

Demolition across the site has begun with construction to start later this year. Holiday Inn Hotel &amp; Suites has a nominated opening date during 2020.

Approval granted for a major $150 million Geelong development

The forecast remained extremely positive for Geelong, the Victorian port city despite "incredible capital growth over the past five years.
The growth had put Geelong on the map, according to the latest analysis by RiskWise Property Research that found high population growth and a rise in infrastructure projects, leading to an improved economy and more jobs, have greatly increased the popularity of the area.
“Add to that it only takes an hour to drive to Melbourne and housing is significantly more affordable, it is ticking plenty of boxes for a lot of people with their eye on capital growth in the future,” RiskWise CEO Doron Peleg said.
One key piece of infrastructure will be delivered by the Federal Government thanks to a $50 million funding boost to help deliver the Geelong rail duplication between South Geelong and Waurn Ponds train stations.
Meanwhile, the Victorian State Government has also directed $50 million to investigate fast rail between Geelong and Melbourne, as part of the Melbourne Airport Link, to be delivered within 10 to 15 years.
It all adds up to an economic windfall for the region, with more employment attracting more residents to the area, Peleg suggests.

“And this, in turn, has seen capital growth in the past five years explode with the forecast also looking good for future capital growth.”
He said compared to Melbourne, Geelong offered greater value for money and more affordability.
“Given its proximity to Melbourne, it is becoming very popular with those wanting a great lifestyle and better housing options with more value for money … and they are still within a comfortable distance from the CBD to commute to work,” he said.

The median house price for Geelong is only $576,118 compared to $836,122 for Greater Melbourne. For units in Geelong its $403,408 compared to $552,941.

Continued capital growth forecast for Geelong

While the main capital city markets have seen clearances rates trend lower this year, the region of Geelong has been a stand out performer, according to CoreLogic.
It has had an average clearance rate of 78.6% over the year-to-date, the firm says.
A Brougham Street two bedroom apartment with bay views has been recently sold for $1.31 million.
It was sold by Jim Cross and David Cortous from McGrath.

It is through the mid and high-rise development push that is currently redefining Geelong. The swag of projects now at construction is dominated by apartments and includes the likes of <a href="/new-apartments/g1-apartments-148-bellarine-street-geelong">G1 Apartments</a>, <a href="/buildings/the-mercer-53-mercer-street-geelong">The Mercer</a> and <a href="/buildings/miramar-geelong-18-20-cavendish-street-geelong">Miramar</a>. 

Miramar is being developed by Whitford and Morris Property Group, and stands to be Geelong's tallest building. Whitford is also due to see construction commence on its latest project dubbed The Ritz, which consists of 110 dwellings.

Apartments aside, contractor Built has seen construction complete at Quintessential Equity's 1 Malop Street office tower for tenant Worksafe Victoria, whilst Kane Constructions is seeing construction through on developer Techne's national headquarters for the <a href="/developments/geelong-vic-3220">National Disability Insurance Agency</a> plus the Geelong Performing Arts Centre Redevelopment.

Hassell has designed a new commercial building for Techne dubbed Dennys Lascelles Tower; it includes 13,450 square metres of lettable area, 150 car parks and a rooftop terrace for staff. Also on the agenda is Franzé Developments' 44 Ryrie Street which includes separate Holiday Inn and commercial wings.

Potentially another addition to Geelong's rising skyline is Gheringhap Tower, a new commercial building designed by Chandler Architecture which the design practice believes "forms part of the transformation of Geelong from an industrial based regional town to a serviced based economy.

Located in Geelong’s business precinct close to the train station, it is well connected to Melbourne and offers premium office facilities with outstanding north facing views over Corio Bay."

Whether Gheringhap Tower translates to reality remains to be seen, but it is very much symptomatic of Geelong's current transformation.

Geelong's emergence bolstered by Revitalising Central Geelong

The CoreLogic Quarterly Regional Market Update ranks Geelong as taking regional honours with the largest annual increase in median values in both houses (15.8%) and units (12.2%).
Houses increased by nearly 16%, while units saw an increase of over 12%.
Sales activity was down 3% across Geelong
Rental rates for units in Geelong increased by nearly 2%.

The 860 square metre parcel last traded for $319,000 in 2009.
A <a href="https://www.realestate.com.au/sold/property-house-vic-geelong-127809642" target="_blank">Mundy Street home</a> (below), designed and built in 2014 by Padarc, sold for $950,000 after having a guide of $899,000 to $969,000.

It was a windfall result for the vendors, who paid $198,662 for the 210 square metre parcel then $350,000 for the build of the home.
A classic cottage at <a href="https://www.realestate.com.au/sold/property-house-vic-geelong-128297002" target="_blank">16 Brownbill Street</a> (below) sold for for $650,000 at its recent weekend auction.

Nicky Bronwless, the ex-wife of AFL legend Billy Brownless, has sold her Geelong home before its weekend auction.
Nicky, now in a relationship with former Footy Show host Garry Lyon, paid $1.55 million for the Geelong home in 2013.
