Abadeen has released the whole-floor penthouse crowning its recently completed <a href="https://www.apartments.com.au/buildings/park-residences-cremorne-2-sutherland-street-cremorne-nsw-2090">Park Residences</a> development in Cremorne, bringing the near-300 sqm residence to market for the first time.

New Brisbane developer Dalcott has unveiled Marrone, the first of three residential projects it is planning in and around Browning Street in South Brisbane.

The project will sit in a quiet pocket of South Brisbane between South Bank and West End, close to the restaurants, cultural attractions and riverfront amenity that have driven the suburb's continued transformation.

Dalcott is targeting buyers looking for more space and amenity than has traditionally been offered in the inner-city apartment market, particularly downsizers and professionals wanting to remain close to the city.

Foley said the Brisbane apartment buyer had become increasingly focused on the quality of the home itself rather than simply securing an inner-city address.

Marrone will be the first project delivered as part of Dalcott's broader investment in the precinct.

It will be followed by La Terra, a boutique project comprising penthouse-style, single-level apartments on a northeast corner site with extensive resident amenity and city views.

Cottee said Marrone represented the first stage of the group's longer-term plans for the area.

Dalcott was established in 2025 by Lachlan Cottee and Ben Dalgliesh, combining development and construction capability under an integrated model and focusing on architecturally considered residential projects.

Marrone will initially be offered through a pre-release registration campaign ahead of its broader public launch.

Dalcott targets owner-occupiers with South Brisbane debut Marrone

Parnell Developments is the latest to seek significant uplift through the NSW Government's Housing Delivery Authority on a Strathfield site previously approved for a much smaller apartment development.

Parnell has sought approval for a 32-storey mixed use tower across&nbsp;<a href="https://www.apartments.com.au/new-apartments/7-lyons-street-strathfield-nsw-2135">3-7 Lyons Street and 18 Parnell Street</a>, a&nbsp;1,857 sqm site around 400 metres from Strathfield Station. The building would yield 160 apartments, 15 per cent of which will be dedicated affordable as per the government mandate for buildings seeking additional uplift.

Approved previously was a nine-storey building back in 2022 with just over 30 apartments. That approval came prior to the project being&nbsp;progressively reconsidered as planning policy shifted toward greater density around transport hubs.

Turner has designed the latest building that would replace&nbsp;existing detached homes across the four lots.

The apartment mix comprises 22 one-bedroom apartments, 107 two-bedroom and two-bedroom-plus configurations, and 31 apartments with three or more bedrooms. The scheme also includes 203 car spaces across six basement levels and 58 bicycle spaces.

The proposal has been designed around a three-storey podium addressing Lyons Street, with the tower rising above and stepping toward its upper levels.

Turner said the podium was deliberately scaled to respond to the existing street, while the taller element has been designed as part of the emerging skyline anticipated around Strathfield Town Centre and the wider Homebush transport-oriented development precinct.

The Lyons Street frontage would have a more active, pedestrian-focused character, incorporating the commercial tenancy, landscaping and a brick-framed podium with an awning.

Parnell Street, which faces the railway corridor, has been given a different architectural treatment, with double-height breeze blocks, landscaping and communal areas used to soften the interface with the rail infrastructure.

The tower itself uses curved and recessed facade elements, with wave-like indentations across the northern elevation breaking the building into three vertical forms.

A palette of grey concrete, brick and breeze blocks is complemented by clay and terracotta accents, while the upper tower adopts a lighter expression through articulated slab edges, vertical fins and recessed glazing.

Residents would have access to 467 sqm of communal open space spread across three levels. The ground floor would accommodate the more active resident areas, including barbecue and group gathering spaces and an internal communal room capable of being used for working from home.

A more passive viewing deck is proposed at level three, overlooking the ground-level landscaping and neighbouring tennis courts, while a rooftop "sunset deck" at level 30 would provide another social and relaxation space.

Strathfield has been earmarked for substantial change through the Strathfield Town Centre planning work and the nearby Homebush TOD precinct.

Turner's report says the project has been designed to act as a transition between the existing low and mid-rise development surrounding the site and the taller built form expected to emerge across the town centre.

The proposal is being assessed as State Significant Development under the HDA pathway, alongside the concurrent request to amend the Burwood Local Environmental Plan.

First look: New apartment tower pitched for Strathfield Town Centre precinct

An $18 million penthouse has hit the market in Main Beach as construction tops out on La Mer, the $155 million apartment development rising just metres from the beach.

Spanning around 600 sqm across the top two levels of the 29-storey tower on Main Beach Parade, the four-bedroom penthouse is one of the latest eight-figure residences to test the upper end of the Gold Coast apartment market.

Its launch comes amid continued activity at the very top of the market, following the $30 million off-the-plan sale of a Burleigh Heads penthouse earlier this year, which surpassed the Gold Coast's previous $24 million apartment record set in 2023.

Spanning levels 44 to 68 of the 68-storey <a href="https://www.apartments.com.au/architects/rothelowman">Rothelowman</a>-designed tower, the Eliza Collection has been conceived as a lower-density offering within the broader development, with only five apartments on each floor, dedicated lift access and a collection of resident spaces reserved exclusively for Eliza Collection residents.

Far East Consortium brings Eliza Collection to 640 Bourke Street ahead of October construction start

Well, the Andrews Labor Government is really throwing the kitchen sink at the regional Victorian housing market. 
Two days ago, it was announced that there will be a $20,000 first home owners grant for buyers in regional Victoria: 
"The First Home Owner Grant will be doubled in regional Victoria, helping thousands of Victorians buy their first home...the Grant will increase from $10,000 to $20,000, commencing 1 July 2017."
The increased grant will also be available to first home buyers building homes valued up to $750,000.
With some first home buyers struggling to get into the Melbourne market, the most clear-cut beneficiary of this policy will be the Geelong housing market being located ~45 miles south-west of the state capital. 
Around 17,000 persons presently commute from Geelong to Melbourne daily, about 12,000 by road and the remainder by train.
The other likely beneficiaries will be the 'B cities', being the housing markets of Bendigo and Ballarat respectively.
Stamp duties waived
Going an inflationary step further, the Andrews Labor Government chimed in again over the weekend with another price-boosting policy:
"Stamp duty will be abolished for first home buyers for purchases below $600,000, helping thousands of Victorians find their first home, as the Andrews Labor Government tackles housing affordability head on.
Those buying a home valued between $600,000 and $750,000 will also be eligible for a concession, applied on a sliding scale. 
The exemption and concession will apply to both new and established homes, in a move that is expected to help 25,000 Victorians find their first home."
This is also very significant, particularly given that Victoria has more punitive stamp duties than New South Wales and a number of other states and territories.
Some buyers with a 5 per cent deposit will also be afforded the opportunity to co-purchase a dwelling with the government from next year.
Timing blunder?
How the above measures will serve to boost entry level prices in the regional housing markets of Victoria is clear enough. 
What may be slightly less obvious is that since the grant will only become applicable for contracts signed from 1 July 2017 to 30 June 2020,  by telegraphing the policy changes months in advance the government has perhaps inadvertently presented opportunistic investors a window within which to hoover up entry level stock.
In a similar vein the ALP's election pledges to restrict negative gearing deductions and remove the capital gains tax 'discount' have to some extent drawn more investors into the market in order to beat any potential future deadline.
These newly-announced measures are therefore potentially a mixed blessing for the first home buyers in Victoria.
On the one hand the announcements make entering the market potentially easier by offering both a $20,000 grant and a stamp duty exemption.
On the other hand, those unable or not feeling compelled to buy are all but certain to see entry level prices gravitate higher. 
Finally, if all of the above wasn't enough meddlesome manoeuvring, Treasurer Morrison noted that the Coalition is working on a housing affordability package of its own, with all to be revealed in the May budget. 
The wrap 
Evidently this will be a boost for regional Victorian housing markets. 
It's worth noting that such measures may inflate housing markets by a greater magnitude than the apparent dollar value of the twin benefits, since market participants can potentially use greater leverage as a result of needing a lower deposit and requiring no savings for stamp duty.
It's not hard to envision prices in Geelong moving 20 to 30 percent higher by June 2020, particularly in the sub-$600,000 bracket.

Threefold boost for Geelong housing market: Pete Wargent

As someone allegedly knows something about property, I have to confess I didn't participate in Melbourne's property market through its recent stellar run, having been focused on Sydney, and more lately Brisbane. 
 
At least I won't miss out on Geelong, though.
 
Geelong had always looked to be a likely contender for the ripple effect from Melbourne, being located less than 50 miles from the capital, and being a generally good city in its own right.
 
And then the Labor government more or less nailed it on by announcing a series of measures to stimulate the market.
 
I broke a golden rule of thumb when discussing possible price impacts here when I estimated that median house prices in the city could feasibly rise by 20 to 30 per cent by 2020 (never use numbers; they always go for the numbers...).
 
Somehow, that became a median price of $600,000 ("it's not hard to envision prices in Geelong moving 20 to 30 percent higher by June 2020, particularly in the sub-$600,000 bracket").
 
Anyhoo, the point was that prices could rise as a result of the stimulatory measures, not least because the new legislation doesn't take full effect for months, affording opportunists a free kick at buying before 1 July. 
 
And it looks like prices are teeing off already.
 
Last weekend the auction clearance rate in Geelong moved above 90 percent, the highest regional or non-capital city clearance rate in the country.
 
And there are now regular stories of street records being smoked.
 
This weekend a house that last sold for $310,000 in 2009 sold for an astonishing $836,000 at auction. 
 
It looks like a rocket has been put under house prices in Geelong West.

Geelong prices teeing off early

Local government areas just beyond the Melbourne metropolitan area are increasingly attracting the attention of home buyers and investors.
The big attractions are relatively low prices, a more relaxed lifestyle and the ability to commute to city jobs nodes.
The standout areas are Cardinia Shire in the far south-east and both Mitchell Shire and Macedon Ranges Shire north of the capital city. Sales activity has increased significantly in all three LGAs in the past 12 months.
Of course the LGA just beyond Melbourne with the strongest market is the City of Greater Geelong, which continues to be unchallenged as the clear market leader in regional Victoria – and one of the strongest markets nationwide.
Hotspotting research for the new Autumn edition of The Price Predictor Index finds that the Geelong LGA has seven rising markets, as well as 13 steady markets, which outranks most of the LGAs in metropolitan Melbourne.
Markets doing well in the Geelong region include Norlane, Armstrong Creek, Belmont, Clifton Springs, Geelong West, Newcomb and Waurn Ponds.
Most of the busiest locations in Greater Geelong are locations at the affordable end of the market, reinforcing the region’s appeal as a cheaper lifestyle alternative to Melbourne.
But, Geelong aside, there are a number of municipalities just outside the Melbourne metropolitan area have rising markets because they, too, provide affordable lifestyle options within reasonable commuting distance of city jobs nodes.
The Shire of Cardinia is a neighbour of the City of Casey, one of Melbourne’s strongest population growth areas in the far south-east of the metropolitan area. It includes towns such as Pakenham and Officer which are getting spill-over growth and have steadily growing property markets.
Sales in Pakenham have been 215, 253, 277 and 290 in the past four quarters, while Officer sales have grown from 23 to 40 to 49 to 55 in the same time frame.
The Macedon Ranges and Mitchell LGAs are rural areas north of Melbourne and are attracting growing attention for their affordable country towns with good road and rail links to the city.
Sales activity is rising in towns like Kilmore and Wallan in Mitchell Shire and Gisborne and Kyneton in the Macedon Ranges LGA.
Median prices include $330,000 in Kilmore, $240,000 in Seymour, $280,000 in Broadford and $360,000 in Wallan, which emphasises the affordability attraction. Another part of the appeal is median rental yields in the 5 percent to 5.5 percent range.
Larger Victorian regional centres like Bendigo and Ballarat continue to present steady real estate markets, without delivering any substantial growth. Both these cities have more suburbs with steady sales activity and solid performance than those with growing activity.
There are plenty of solid regional centres with similar stories throughout the rest of the state - including Warrnambool, Mildura, Wodonga, Sale Echuca and Wangaratta – but there is nothing in the sales numbers to suggest strong price growth in the near future.
Mildura features on our National Top 50 list for highly consistent markets. Every quarter for the past two years has recorded between 205 and 235 dwelling sales in Mildura.
But the growth markets in regional Victoria are generally found among the smaller centres.
Smaller regional centres with growing sales activity – in addition to the towns of Mitchell Shire and Macedon Ranges Shire - include Ararat, Bacchus Marsh, Bairnsdale, Bannockburn, Castlemaine, Colac, Portland and Traralgon.

City of Greater Geelong one of the strongest markets nationwide

I’ve been charting to rise of regional markets throughout this year and it’s now a trend worthy of note by property watchers.
New South Wales and Queensland both have large numbers of growth markets outside the capital cities. Victoria has more than a few as well and even laggard states like South Australia and Western Australia are starting to show some life in their regional markets.
Perhaps the most significant trend is that NSW and Queensland have more growth markets in their regions than in their capital cities. This is a strong feature of the research I conducted for the Winter Edition of The Price Predictor Index.
The Sunshine Coast has more growth locations that any other municipality in Australia. When combined with neighbouring Noosa Shire, this region is the most upwardly-mobile market in the nation, in terms of trends with sales activity.
Noosa Heads and its neighbours have delivered little growth in the past decade but are now rising, with both sales levels and prices increasing. Noosaville is the local star: sales levels in the past two years, quarter by quarter, have been: 111, 124, 154, 156, 152, 162, 186 and 188. A little further south, Coolum Beach is also rising strongly.
But a regional challenger has emerged: following the merger of the Wyong and Gosford LGAs to form the Central Coast council area, this municipality is now the leading individual LGA in NSW: it has eight locations with rising markets, as well as 21 with steady sales performance.
Markets with forward momentum include Blue Haven, Gosford, Hamlyn Terrace, Point Frederick, Wyoming and Wyong.  Sales in Hamlyn Terrace have increased from 37 to 42 to 45 to 59 in the past four quarters.
The strength of the NSW Regional market has grown, with the number of rising markets increasing steadily in the past five quarters. In terms of growth in sales activity, NSW Regional has more to offer investors now than Sydney does.
While the Sydney market is past its peak and has relatively few growth markets compared to 2015, Regional New South Wales is rising, with the number of growth markets increasing from 30 to 49 to 51 to 55 to 61 in the past five quarterly surveys for The Price Predictor Index.
This is reinforced by other research, such as Time On Market statistics, which shows the fastest-selling locations in NSW are outside Sydney, in locations such as Newcastle, Gosford and the Blue Mountains.
The city of Newcastle, and the locations surrounding it (including the municipalities of Port Stephens, Lake Macquarie Maitland, Cessnock, Singleton and Muswellbrook) continue to be a stand-out region.  Jointly they have 17 rising markets, such as the Newcastle suburb of New Lambton, where sales have lifted from 44 to 49 to 59 to 61 to 63 in recent quarters.
Surrounding LGAs, such as Maitland, Cessnock and Port Stephens, all have growth markets. Hunter Valley locations like  Muswellbrook and Singleton continue to improve after the previous downturn caused by over-development.
There are still no challengers to Geelong‘s status as the No.1 market in regional Victoria. The City of Greater Geelong also has more growth suburbs than any of the LGAs of Melbourne. The Geelong economy is performing strongly and its property market thrives as a cheaper alternative to Melbourne.
But there are a number of other busy markets in regional Victoria, most of them just outside the footprint of the Melbourne metropolitan area. They include towns like Pakenham and Officer in the far south-east, as well as the Macedon Ranges and Mitchell LGAs north of Melbourne.
Usually the last place you’d expect to find multiple growth markets is regional South Australia, where there’s little in the way of economic or population growth. But several country regions of SA are rising, headed by the Goolwa district, where sales have risen from 76 to 88 to 110 in the past three quarters. Nearby Strathalbyn is also rising.
Similar growth patterns have been seen in the seaside town of Victor Harbor and the regional centre of Murray Bridge.
There are growing signs that some regional markets impacted by the resources sector have passed the worst and showing evidence of recovery.
Places where demand is rising again include NSW towns impacted by the coal industry (Muswellbrook, Singleton and Mudgee), WA centres for the iron ore and gas sectors (Port Hedland and Karratha), and Queensland towns impacted by coal (Emerald, Mackay and Moranbah).
There is, for example, a definite upward trend in sales activity in both Karratha and Port Hedland, although price levels remain extremely low, at a fraction of their boom-time levels. Port Hedland has seen its median house price fall from above $1 million to $370,000.
Investors should continue to be wary of buying in such places. Markets like this are always volatile and high-risk. Far safer to buy in regional cities with diversified economies, such as recovering Townsville in Queensland or Wagga Wagga, Dubbo and Tamworth in NSW.

No challengers to Geelong‘s status as the No.1 market in regional Victoria

Geelong’s property market is diverse and consists of a variety of property types appealing to all sorts of buyers, according to the November report from valuation firm Herron Todd White.
HTW found that residential property in Geelong has continued to exceed expectations as it becomes an increasingly desirable place to live. This has become evident with suburbs across the region breaking sales records throughout the year.
Lorne has recorded a new residential sales record with 1 Roadknight Street selling for $7.25 million earlier this year. Three bidders competed for the property in a private auction. Set on a north-facing 1,800 square metre block, the architectural home designed by Spaces Design Group and built by GD Constructions offers a private, resort-like compound with five-bedrooms and five-living spaces.
Lorne has proven to be one of the most sought-after locations, recording its second highest ever residential sale when 77-79 Smith Street sold for $5.75 million in March. The suburb has seen six properties exceed the $2 million mark across the year.

Geelong prestige property continues to break records: HTW

Geelong has managed not to enter into the new restrictions currently being enforced across Melbourne which has required all hospitality to once again shut up shop and everyone to stay at home unless they’re heading to an essential service, according to the August Herron Todd White (HTW) residential report. 
The valuation firm presented an 'investor playbook' of real estate performance within each service area.

It’s unknown whether or not Geelong will also have to re-introduce these restrictions as Victorian cases soar higher by the hundreds every day, the report notes. 
"Once again, the level of uncertainty we are currently facing is extremely high and it has caused many to take a more conservative approach to the property market over the past few months, holding off on making any investment purchase," the valuation firm said. 
On a positive note, as Geelong has not slipped back into harsher COVID-19 restrictions, the economy continues to rebuild and this can only rub off positively on the property market. 
After months of waiting, many may now launch into that investment purchase they have been holding off on from prior months.
Geelong remains a seriously sought-after region as it continues to expand in just about every facet with affordability compared to Melbourne being the number one driving force. 
"You can most definitely get much more bang for your buck sifting through Geelong’s property market compared to Melbourne’s and this is highly attractive to many possible investors such as first home buyers or those looking to upgrade or upsize their current home. 
"It’s a very active region for all types of investors and for good reason," the valuation firm said. 
A renovated four bedroom house in Belmont has recently been sold for $912,500.

The valuation firm suggest in locations across the nation, the downtime delivered by isolation has spurned on owners looking to improve their assets through maintenance and upgrade. This month’s HTW report highlights where renovations are on the rise and the price points and outcomes those markets can expect. 
"Housing within many of the older suburbs in Geelong are at a perfect stage where a renovation or extension is exactly what is needed to revitalise one’s home and bring it back up to scratch with what’s currently trending and sought after in the current property market," the valuation firm said. 
Renovations are widespread across suburbs such as Newtown, Highton, Belmont and Geelong West. 
With many of homes in Geelong West having heritage overlays enforced the only option for many homeowners or buyers is to fully upgrade and refurbish internally with the front having to be left unscathed.
A three bedroom Belmont house which has been renovated throughout has recently been sold for $530,100.

Geelong has entered 2020 with a solid foundation to make sustainable capital growth this year due to a number of market forces drawing people to the region, according a recent Herron Todd White (HTW) residential report. 
The current COVID-19 epidemic is going to have a negative impact on key drivers, so it will be interesting to see what impact this may have on the property market in the short to medium term, the valuation firm said.
The final CoreLogic Home Value Index for 2019 revealed a rising rate of growth over the past three months that had pushed the city’s median dwelling value to almost $560,000.
A waterfront penthouse apartment in Geelong is currently on the market with a price guide of $595,000 to $635,000.
The <a href="https://www.realestate.com.au/property-apartment-vic-geelong-133190318" target="_blank">9/50 Eastern Beach Road</a> home (pictured below) comprises two bedrooms with ocean views, balcony, lounge room and light filled kitchen.
It also features updated bathroom and split system heating and cooling.

This rebound in Geelong's property market was brought on by reduced mortgage rates easing borrower serviceability assessments, improved housing affordability and certainty around property tax laws, the HTW report noted. 
"Obviously due to its smaller scale than Melbourne, Geelong doesn’t showcase the same kind of employment rates that Melbourne does, however the potential is there. With the region growing fast, employment opportunities will continue to grow in just about every aspect," the valuation firm said.

With this, a number of new primary schools have been introduced to the ever developing surf coast regions such as Armstrong Creek and Warralily.
A four bedroom house in Armstrong Creek has recently been sold for $517,000.

"Like all of Australia, it is uncertain how the COVID-19 pandemic will actually affect the property market. A number of experts have put their views forward with some believing the market and its drivers will remain stable whilst others believe it will impact negatively," the valuation firm said.
