A Moroccan-bathhouse residential tower has been unveiled for Budds Beach, with Australian developer <a href="https://www.apartments.com.au/developers/homecorp">Homecorp</a> announcing plans for a $260 million resort-style project in one of the Gold Coast’s most tightly held waterfront precincts.

A development application has been submitted to the Gold Coast City Council for a 27-storey tower at 8-10 Acacia Avenue and 25-27 Oak Avenue, Surfers Paradise, marking one of the few new large-scale residential projects proposed for the precinct in more than a decade.

The project will comprise 156 two- and three-bedroom residences, anchored by a residents-only Moroccan spa-inspired wellness sanctuary featuring private treatment rooms, a traditional Nordic sauna and steam room, hot and cold plunge pools and a curated juice bar. There will also be a resort-style rooftop precinct, complete with a heated infinity pool and spa, a residents’ lounge with a private kitchen and bar, a contemporary fitness centre with a yoga and Pilates studio, and outdoor BBQ areas with entertaining lounges.

Central Equity unveils Palmera on Garfield Terrace, Surfers Paradise

The idea of a low-maintenance forever home located close to the city were the two driving factors behind a recent purchaser’s journey at Murcia, the under-construction East Brisbane apartment development by Sarazin.

Last year, Lois and her husband purchased a two-bedroom plus multi-purpose room (MPR) apartment in the new building, which is being constructed by Hutchinson Builders and is on track for completion in late-2027.

The couple’s number one priority was to remain within easy commuting distance of the city for work. Murcia is positioned alongside the new Cross River Rail, with Woolloongabba Station just 300 metres from the front door.

They are currently living in their Annerley unit, which they have owned for several years, after recently moving out of their inner-city apartment, located on the very same street as Murcia.

“We had watched the development for a long time, and when construction activity began, that’s when we felt confident to buy,” Lois said.

The timing also made sense. By moving back into their Annerley unit, they are able to save money ahead of settlement, while looking forward to returning closer to the city once Murcia is complete.

“We see Murcia as a forever home, as opposed to an investment, or something we need to appreciate massively in value and move on from in a few years,” Lois said.

“We secured an apartment large enough to grow a family, so we’re expecting to call Murcia home for a very long time.”

The couple plan to grow their family, but without the added maintenance demands of owning a standalone house further from the city. Working with Sarazin and architect HAL, they were able to slightly tweak the floorplan, converting the two-bedroom plus MPR layout into a functional three-bedroom apartment.

An added bonus was the recently revised communal space plans, which now incorporate a dedicated working-from-home area, complete with work pods, and shared desks.

“It means the third bedroom doesn’t have to become a part-time office and part-time bedroom,” Lois said, adding that residents have the benefit of working from home without actually being inside their apartment.

The rooftop wellness amenity was another standout compared to living in an established complex or a house. A signature feature of Sarazin developments, the rooftop will include a full gym, hot and cold plunge pools, a steam room and sauna, and a hotel-style pool with cabanas.

“We wanted something new, with less maintenance, and we weren’t quite ready to make the full financial leap straight away. The timing and deposit structure gave us the flexibility we needed.”

Designed by HAL Architects and inspired by the Spanish city of Murcia, the development takes a Mediterranean-influenced approach to architecture and landscaping, with a strong emphasis on shared spaces.

New Melbourne developer JMSN has lodged plans for its first residential apartment development in the heart of Fitzroy.

JMSN, led by Sam Jamieson, is seeking to develop a six-level building at 227 Napier Street, Fitzroy, a 394 sqm site which they acquired mid-last year.

The plans are for just 10 apartments, four two-bedroom units and six three-bedders, with internal living spaces ranging from around 120 sqm to the 205 sqm whole floor penthouse, which has has two living areas, two balconies, and a private roof terrace.

The building will sit less than 200 metres from tram stops for the 11 and 86 lines, while bicycle routes line Napier and Brunswick streets.

There was a pre-application meeting held in October, with planning consultant Tract noting the comments in the meeting were&nbsp;overwhelmingly positive, particularly in regard to the high level of internal amenity afforded through generous voids and lights courts, and the considered response to massing and articulation of form in response to adjoining buildings.

"The development plans were subsequently refined with a focus on the interface of the building with Napier Street and as guided by consultant input in relation to ESD, waste, traffic, heritage, landscape, wind and acoustic considerations," Tract's planning report read.

When securing the site last year, Sam Jamieson said that "securing the A-grade site in a suppressed market, coupled with a market wide undersupply of apartment developments, gives them supreme confidence in this investment opportunity.

"You&nbsp;only have to look at the success of the neighbouring multi-award-winning developments to see the great results so far," Jamieson said.

A decade on from their award-winning Garden House development adjoining Carlton Gardens, Melbourne apartment developer Piccolo has again teamed up with Woods Bagot and Hecker Guthrie to create A Piccolo House, a boutique apartment project in the heart of Fitzroy.

The 385 Gore Street project, which has just been launched through Three Sixty° Property Group, will comprise just 49 two and three-bedroom apartments. Woods Bagot took cues from Fitzroy's historic Victorian architecture when designing A Piccolo House, with slimline masonry brick and pigmented red oxide concrete on the lower levels contrasting a natural concrete frame for the upper levels.&nbsp;The façade will also display the same signature corbel detailing as the surrounding Victorian terraces.

There are 26 two-bedroom apartments on offer, starting from $1.5 million, and 23 three-bedroom units which range in price from $2.5 million to the $7 million penthouse with 350 sqm of indoor and outdoor living space. Residents will have access to a secret garden within the project, as well as a guest suite, communal dining room, and workshop space.

Piccolo Managing Director Michael Piccolo said the 2000 sqm site, and its location, was impossible to overlook. He knew it could accomodate a collection of generously-sized apartments, catering for downsizers who wanted to live nearer the city without compromising on space.

“The design was driven by the people that will live in and around 385 Gore Street," Piccolo said.

"We started by thinking about the lifestyle of the people in the area, and what they want out of their home, and then the rest of the design naturally evolved from that point.

“We want 385 Gore Street to enrich the lives of our residents and add value to the neighbourhood of Fitzroy.”

The property is located in a discreet, picturesque pocket of Fitzroy, on a wide, tree-lined street comprising nineteenth-century red-brick heritage buildings.

Gore Street is within 400 metres of the popular Smith, Johnston and Brunswick streets, and a short distance from tram networks.

Peter Miglis, Principal at Woods Bagot, said within the particualr pocket of Fitzroy the project resides, the traditional converses with the contemporary.

"We see 385 Gore Street as an amalgamation of both elements," Miglis said.

“It’s surrounded by quite an eclectic combination of spaces – industrial buildings, Victorian terrace homes, local cafes and restaurants and stunning tree-lined streets."

A large part of the project is the extensive landscaping by Acre.

Acre Creative Director Brett Robinson said the&nbsp;eclectic combination of plants will bring a remarkable seasonality to the building and link the site beautifully to its context.

“Some plants will lose their leaves and flower periodically, whereas others will remain full- bodied and evergreen; some plants will climb the brickwork, and others will drape from the balconies," Robinson says.

"385 Gore Street will be like a garden – unique, vibrant and full of variety – and each home will be a living thing that exists as part of a broader ecosystem.”

A north-south laneway will split the building into two volumes and provide a secondary connection to Gore Street, and a lobby enveloped on all sides by a secluded ‘secret garden’. Arriving at the building will mimic the experience of stepping into the private garden or courtyard.

“When entering via the main or guest entrance, residents and visitors will be led up a private pathway and into a courtyard, where they will be greeted by an oasis of greenery," Robinson says.

"This stylised wilderness will emulate the look and feel of a forest, creating a seamless transition between the public and private realms and an immersive arrival experience."

Each apartment features a natural colour palette and robust materials,&nbsp;including oak floorboards, brushed nickel tapware, terrazzo benchtops, hot rolled steel joinery and porcelain mosaic tiles.

Stacey Van Harn, Director at Hecker Guthrie, says the materials and finishes were one of the most interrogated parts of the interior design.

"Throughout the design process, we leant towards honest materiality, selecting organic, high-quality materials like terrazzo, steel and timber that are practical, durable and develop a beautiful natural patina as they age," Van Harn says.

"By incorporating the earthy natural tones of highly tactile materials, we can capture the gritty nature of Fitzroy whilst bringing an element of refinement and finesse that befits a luxury home.”

The kitchens feature&nbsp;top-of-the-range appliances from Gaggenau and Whispair, and a butler’s pantry for extra working space and storage.

The main living areas include a cosy study nook to accommodate work-from-home arrangements, and the master bedroom features an ensuite with a deep shower and large undermount bathtub.

“We’ve tried to think beyond just beauty and utility, considering what kind of experiences people want to have in every part of the home," Van Harn added.

"In the bathroom, for example, we have used generous, monolithic sculptural forms and terrazzo flooring, vanities and undermount bathtubs to promote wellness, tranquillity and rejuvenation."

Completion of the project is slated for May 2025.&nbsp;

The vibrant and funky Fitzroy is set for its next apartment development.

Boutique property developers Urban have launched their latest project, 25 Smith, with the project only growing the group’s already substantial portfolio across Melbourne’s inner-city.&nbsp;

The group began as a collaboration between colleagues Bart O’Callahan and Tony Suttle and now includes a hand-picked specialist team of property-focused staff across both Melbourne and Sydney.

Just 23 apartments will be delivered across the aptly named project at 25 Smith Street, with Urban engaging experienced construction firm Hamilton Marino to build the $44 million development.

The building’s durable materials, flexible spaces, and extensive landscaping all contribute to the ongoing transformation of the precinct’s industrial past to one of Melbourne’s most liveable suburbs.

In collaboration with Clare Cousins Architects, 25 Smith will present a mix of two and three-bedroom apartments, designed to suit the local down-sizer and owner-occupier market, spanning from 91 sqm to 390 sqm.&nbsp;

Just 18 of the apartments have launched to market, with the opportunity remaining for buyers to amalgamate residences to create two additional full-floor apartments.&nbsp;

25 Smith launches in Melbourne's inner city hotspot Fitzroy

Melbourne developers Urban, headed by directors Bart Callaghan and Tony Suttle, submitted the plans for the 23 apartment project at 25 Smith Street, which has been designed by Clare Cousins Architects.&nbsp;

Clare Cousins Architects was recently awarded 'The Premier Award for Interior Design' by the Australian Interior Design Awards (AIDA) and has previously designed retail stores for Aesop around the globe. The 25 Smith Street site was actually previously the Aesop headquarters, which Cousins designed some 18 years ago.

18 of the apartments will be taken to market, with the generous-sized residences a unique offering due to the designers working collaboratively alongside purchasers, from inception to completion, to ensure the homes are purpose built.&nbsp;

Five two-bedroom apartments will be delivered across the project, along with 13 three-bedroom apartments, including one penthouse and two full-floor apartments.&nbsp;

There is also further opportunity for buyers to combine apartments, creating two more full-floor apartments.&nbsp;

The $44 million project’s prices begin from $890,000 through to $6,000,000, spanning from 91 sqm to 390 sqm.&nbsp;

The group is targeting the local down-sizer and owner-occupier market, having recently completed the nearby Collingwood project, C&amp;L, which was welcomed by a similar demographic.

The building features a sculptural precast concrete exposed aggregate form, with each residence focusing on providing ample natural light and cross ventilation, while solar panels have been added to the rooftop to further reduce the energy requirements of the property.&nbsp;

The eight-storey building also offers views that cannot be built out, to the Dandenong Ranges in the east as well as the Melbourne city skyline to the west.

Situated on Little Victoria Street’s northwest corner, the development enjoys an enviable position that also fronts Little Smith Street, with residents enjoying the amenities of Smith Street, along with the parks and green spaces of East Melbourne.&nbsp;

The Fitzroy area is also abundant with boutique galleries and health studios, with Gertrude Street boasting some of the city's finest dining options, with Marion Wine Bar, Cutler &amp; Co, and Tamura Sake Bar, all within 800 metres of the CBD.

Urban plans to begin the first stages of construction on the project by the end of the year.&nbsp;

Apartments approved for Fitzroy's 25 Smith Street

The design driven inner city Melbourne developer, Neometro, has secured a site in Fitzroy for a new residential project.

As one of the last remaining development sites in Melbourne&rsquo;s Fitzroy, Neometro paid more than $9.3 million for the 450 Gore Street site, after having recently snapped up a St Kilda site for almost $22 million, which has a lease to Fitness First until 2024.

Fitzroy&rsquo;s Chris James and Chris Kombi sold 450 Gore Street, at the corner of Leicester Street on behalf of a private family, attracting strong interest from buyers, with the campaign generating more than 130 enquiries.

Chris James said they had seen prudent, highly qualified developers compete strongly for the few recent offerings in the area and as expected, 450 Gore St was no different.

&ldquo;Developers looked past inflationary pressures and growing construction costs, recognising this was an unrivalled opportunity to deliver a project in the heart of one of Australia&rsquo;s most liveable locations,&rdquo; James said.

&ldquo;Inner-city locations with excellent lifestyle qualities are particularly popular with Melburnians as flexible working arrangements become commonplace. The market&rsquo;s seen overwhelming evidence for demand in the immediate area across multiple projects.&rdquo;

The significant triple-fronted 900 sqm site is located on the tree-lined Gore Street, just behind the buzzing Smith Street, which was named the coolest street in the world by Time Out.

Fitzroy itself has recently ranked as Melbourne&rsquo;s most liveable suburb by CoreLogic, taking into consideration the abundant and accessible park, health, shopping, public transport and educational amenity.

Sitting within the Fitzroy East and Johnston Street North planning precinct, the site has favourable Mixed-Use zoning, which promotes significant density and development.

Kombi commented on the site&rsquo;s walkability, sitting within walking distance to every possible amenity, including parks, public transport, renowned bars and eateries, as well as Fitzroy swimming pool.

Along with Smith Street, the site is also close by to the Brunswick Street and Johnston Street precincts, as well as the iconic Edinburgh Gardens, and just 1.5 kilometres from the Melbourne CBD.

Neometro&rsquo;s project will be the latest development in Fitzroy, which attracts local, interstate and international guests to the precinct given its world-class offering of retailers, restaurant, cafes and bars.

The suburb is soon to be home to boutique hotel group, The Standard nearby on Rose Street, where a 126-room hotel is set to be opened in 2023.

Piccolo has recently been granted a permit for their $120 million apartment project at 385 Gore Street and sold out its 71-75 Argyle Street project, while the Victorian Government is redeveloping the Fitzroy Gasworks site into a new residential, sports and community precinct.

Nearby is also the rapidly developing Collingwood office market with multiple projects recently completed and underway, including the $111 million Aesop headquarters by Impact Investment Group, global investment group Hines&rsquo; $200 million timber tower, and projects at 51 Langridge Street and 71 Gipps Street.

The campaign generated more than 130 enquiries with multiple qualified underbidders competing for the property, with high-end boutique developers, Neometro snapping up the site for $9,305,500.

There will be ground floor commercial on Smith Street, while residents will be afforded entry to the building both from Smith Street and one from Little Smith Street. Aylward expects the&nbsp;latter to be used the most frequently by owner-occupiers.

&quot;They can enter and exit off the quieter Little Smith St and be a 150m walk to&nbsp;Gertrude Street,&quot; Aylward said.

There&#39;s extensive views on offer, and the sought-after western aspect, with views over Gore Street and Napier, which will never-to-be-built-out, given the heritage overlay, and therefore height control, of the area.

The focus for Outline was on the owner-occupier.

Outline Projects launch 131 Smith Street, Fitzroy apartments

The former Fitzroy Gasworks site, one of the most prominent sites in the East Melbourne suburb, is set to become a huge new precinct.

The Andrews&nbsp;Labor Government is turning the former Fitzroy Gasworks site at&nbsp;433 Smith Street, Fitzroy North, into a new precinct, with more than 1,000 apartments, a sports centre, a community facility, underground car parking, options for bicycle parking and open space.

It also includes a new 650-student senior secondary campus for Collingwood College and Fitzroy High School, which has already been developed at the site and opened to students earlier this year. The apartments will be built with a strong focus on energy and water conservation, as well as waste management and transport solutions.

Around 200 will be Affordable Build to Rent, to provide high quality housing that will remain available as a rental for the long term.

Active forms of transport will also be encouraged, with all apartments to include two bike parks, as well as carshare options.

Fitzroy North is a diverse community in close proximity to schools, public transport and services, making it a highly desirable suburb to call home. The former Fitzroy Gasworks site is an important part of the area&rsquo;s industrial and social heritage. The registration of interest process is now open to deliver approximately 800 of the apartments at the site, as well as a retail component and commercial tenancies.

A final developer will be&nbsp;selected by the end of the year.

The project&rsquo;s development plan &ndash; which outlines the planning controls, policies and principles that will guide the design and construction of the site &ndash; was released for community feedback last year and has since been submitted for approval.

&ldquo;We&rsquo;re getting on with turning the Fitzroy Gasworks site into a vibrant new neighbourhood &ndash; with affordable housing options, a sports centre, more open space and a high school that&rsquo;s close to public transport &ndash; making it easier for locals to travel,&rdquo;&nbsp;Minister for Transport Infrastructure Jacinta Allan said.

Rising nine stories in Melbourne&rsquo;s inner-northern suburb of Carlton, Encompass is the latest residential project from leading developers Frasers Property and Citta Property Group.

The development, under construction by the reputable construction firm Harris HMC,&nbsp;has been designed by Jackson Architecture to present a collection of premium one, two and three-bedroom residences.

Residents arriving at the development, situated on the corner of Elgin and Nicholson Streets, will be greeted by an architecturally distinct building, establishing a unique urban presence within Carlton.

Staying true to the neighbourhood&rsquo;s cultural heritage, the architects utilise &lsquo;masonry stone&rsquo; textured concrete on the fa&ccedil;ade, reminiscent of the original blue cobblestone streets of Carlton.

The building&#39;s form is sculpted by its balconies and terraces, creating a layered effect, and providing a level of privacy, outlook and outdoor living for residents to enjoy.

&ldquo;Pop-out perforated metal clad balconies and staggered anodised window hoods add another element of articulation to the fa&ccedil;ade&rdquo;, the project marketing reads.

The lobby is also framed by perforated metal finishes which continues into the foyer, merging the fa&ccedil;ade with the interior.

Open and bright living spaces are the feature of each residence, with 2.7m ceilings, paved terraces and balconies and floor-to-ceiling windows.

Oak timber finish flooring and the choice between two colour schemes, light or dark, add a warmth to the home
