Melbourne developer Spacious Group has completed Voyage Altona, one of the closest new apartment developments to Altona Beach.

Off the plan purchasers have started moving into the 49-apartment project on Pier Street, with the remaining move-in-ready one-, two- and three-bedroom apartments starting from just over $500,000.

Display apartments have now been fitted out, allowing prospective buyers to inspect the completed residences by appointment.

Gold Coast City Council has approved Lýon Residences, a 32-level tower that will deliver 178 two and three-bedroom apartments across a prominent corner site at 8-10 Acacia Avenue and 25-27 Oak Avenue.

The approval comes as developers continue to invest in premium lifestyle-driven apartment projects on the Gold Coast, where owner occupiers are increasingly prioritising amenity as much as apartment size and location.

Homecorp Founder and CEO Ron Bakir said Budds Beach provided the ideal location for the company's latest luxury apartment project.

The project arrives as wellness continues to become a defining feature of new residential developments both in Australia and internationally.

Passenger said sustainability also played a key role in the design, with materials from the original industrial site salvaged and repurposed throughout the development.

Motiv CEO Carly Cottam said buyers had responded strongly to the combination of larger apartments, wellness facilities and the West End lifestyle.

Iwan Sunito's vision for a landmark mixed-use precinct in Sydney's Inner West has taken a major step forward, with approval granted for the $1.9 billion Five Dock development first unveiled earlier this year.

The approved scheme by <a href="https://www.apartments.com.au/developers/one-global-capital">One Global Capital</a> will deliver an 80,500 sqm mixed-use precinct comprising 840 apartments, integrated hotel accommodation, commercial and retail space, alongside publicly accessible open space designed to create a new destination for the growing suburb.

"This is a significant milestone for One Global Capital and for the future of housing delivery in Sydney," Sunito said.

"The Housing Delivery Authority was established to identify major housing projects capable of delivering meaningful supply more efficiently, and we are delighted that Spencer Street has been recognised as one of those projects.”

He said the declaration reflected the rapid progress achieved since acquiring control of the site.

"In less than seven months we have progressed from taking control of the site to securing entry into one of the NSW Government's most important planning pathways. It reflects the experience of our team, the strength of our consultant group led by Urbis, and our long-term commitment to delivering transformational projects that contribute to Sydney's future."

When the project was revealed earlier this year, Sunito described the opportunity as one of the strongest development sites he had worked on.

"I probably hadn't appreciated the uniqueness of the site until more recently when putting together the concept plans," Sunito said.

"The proximity to the water, and the golf course opposite, is unlike any other part of Parramatta Road. We have a unique position and view corridors over the water that makes this one of the best sites I've worked on."

The development has evolved since its initial announcement, with the approved plans increasing the residential component from the originally proposed 750 apartments to 840 homes while retaining the project's focus on creating an integrated neighbourhood rather than a standalone residential development.

Takada previously said the design was driven by a philosophy of integrating nature into the built environment.

"The concept for this development is born from our design approach to naturalising architecture," Takada said.

"The public realm benefits from biophilic design that integrates generous landscaping, and the development is optimised for natural daylight, airflow and water views to foster wellbeing, sustainability and spaces that foster community interaction."

Sunito has consistently described the project as a "city within a city", with a strong emphasis on creating a destination that extends beyond housing.

"We want to create a development that's not only to be seen, but to be experienced by the whole local community," he said.

The approval comes as Five Dock continues its transformation ahead of the opening of the Sydney Metro West line, with the new Five Dock station set to significantly improve connections between the Inner West, Parramatta and the Sydney CBD.&nbsp;

The precinct will also benefit from its proximity to the Parramatta Road corridor, nearby waterfront parklands and established retail and dining offerings that have made Five Dock one of Sydney's most tightly held Inner West suburbs.

Invested in residential property, but a little frustrated with a 'steady' 3-4 percent return?
It might be time to consider the time-tested strategy of diversifying your portfolio and invest in commercial property.
As the heat comes out of the housing market, particularly in Sydney and Melbourne, and expectations of continued softness in the January Core Logic RP Data home price indexes, investors could make a beeline for commercial property.
The search for better yields by investors could benefit commercial property and infrastructure, says AMP Capital chief economist Shane Oliver in its latest weekly update.
Reinforcing the view is the outlook that cash and bank deposits are likely to provide poor returns, with term deposit rates running around 2.5% and the central bank expected to cut the cash rate to 1.75%.
Raine &amp; Horne Commercial’s executive chairman Angus Raine noted late last year that, “low cash rates were helping the smart money find its way into commercial real estate”.
A Commonwealth Bank report said late last year that Australian commercial property sales was set to break the $20 billion benchmark for a third year in a row.
Here are a few reasons why it might be more bang for your buck.
First and foremost, the prospect of higher returns.
Capital city rental rates recorded their slowest annual rate of growth (0.3%) in the 12 months to November, latest Corelogic RP data shows. Growth rental yields also fell to 3.5%, the data showed.
For commercial property, 8% to 12% gross rental yields are not uncommon, according to a blog post on www.realestate.com.au.
Commercial property also offers more options such as office space, industrial, retail, hotels, rural and agribusiness, healthcare and retirement living, meaning it can fit in with most investor needs and risk appetites.
Commercial properties also score on tenancy periods, with contracts typically between three to 10 years, translating to a stable income stream and also less risk of defaulting tenants. For residential property, a lease agreement could be as short as six months and if not renewed, it means the search for new tenants again.
Also, commercial tenants usually pay all the outgoings for you, unlike a residential property, where the landlord is liable for paying council and water rates, maintenance etc.
Square metre for square metre, commercial real estate is often cheaper than residential property but because you’re buying more square metres per property, commercial is usually dearer in real terms. 
On the flip side, vacancy rates are generally higher for commercial, sometimes months or years before a retail space or office is taken up by tenants unlike a house or unit, which typically rent out within weeks. 
Economic fluctuations also impact commercial properties more as businesses rise and fall, hurting demand.
As with any investing, buying commercial property calls for thorough research, best summed up by hotspotting.com.au founder Terry Ryder. 
"Research is the foundation of all successful investment strategies. It takes time and if you don’t have the time, you need to be willing to spend money buying good research."
“We’re seeing plenty of activity in industrial and retail markets priced below $5 million, with assets priced between $1 million and $3 million very popular with yield hungry, self-managed super funds,” said Angus Raine, executive chairman, Raine &amp; Horne Commercial said recently.

Commercial Property 101: Not happy with residential property returns? Try commercial property

Self-managed super funds (SMSFs) are a way to help you save for your retirement and like all investing, certain rules apply while transacting in property.
Let’s say you want to sell your business premises to the fund.
In an SMSF, its members are generally the trustees meaning they run it for their own benefit.
According to the Australian Taxation Office, while SMSFs are not allowed to buy assets from, or lend money to, fund members or other related parties, they can acquire ‘business real property’.
Defined as a property used exclusively for carrying out a business, the fund is allowed the purchase and sale of business real property provided the deal is done at market value and income from the asset reﬂects a true market rate of return.
Factory, warehouse or a shop all qualify as business real property.
A house used for private or personal purposes can also meet the business real property criteria if the land on which it is located is used primarily for business, such as a farm. Additionally, the house must be in an area of land not exceeding two hectares.
The investment must also be in line with the investment strategy of your fund, such as diversification, liquidity and ensuring members’ returns are maximised.
Raine &amp; Horne Commercial’s executive chairman Angus Raine noted late last year in a news post that “assets priced between $1 million and $3 million were very popular with yield hungry, self-managed super funds.”
Another post on R&amp;H late last year said volatile share markets and poor cash returns were pushing investors and self-managed super funds into Brisbane commercial properties priced from $1 - $2 million.
Among the benefits of your SMSF buying the property is potential tax concession on any income and capital gains from the property. 
As with other super fund assets, there can't be a loan or covenant (charge) over an asset (unless the asset was acquired under a limited recourse borrowing arrangement), according to the ATO website.

Investors splashed out a record $29 billion to purchase commercial property (more than $2m) – office, industrial and retail - in the 12 months to December nationally, up 20 percent on the last two years with foreign investors taking a 38 percent share.
The total, comprising more than $17.2 billion worth of office transactions, $4.8 billion worth of industrial transactions and $7 billion worth of retail property transactions, is an extraordinary 32 percent up on the five year average of $22 billion following a similar rise on the $18 billion average in the previous year.
It was more likely than not that significant levels of investment would continue with foreign investment, particularly from China, and institutions, the key players.
What we have seen over the last three years has been an extraordinary investment market in terms of sales by number and value.
Local trusts and funds along with foreign investors have dominated the markets, however in 2015 domestic institutions, recovering from the GFC and replacing private investors as competitive buyers once again, have suddenly found themselves outbid.
While institutional investors were the second largest player with 35 per cent of purchasers, their share of the market had fallen from 48 percent (Funds 31 percent, Trusts 17 percent) in 2014 to 35 percent (Funds 21 percent, Trusts 14 percent) in 2015, while the foreign investor take at 38 percent was more than 70 percent up on its 22 percent share in 2014.
Weakness in the currency, high relative yields and economic growth (however below trend) had been the key drivers while the large amount of off-shore capital seeking  Australian property had encouraged many domestic investors to dispose of property, reweight portfolios and change exposures.
This led to a record year of approximately $29 billion of turnover in commercial property. Conversely, many market fundamentals demonstrated the two-tone nature of the Australian economy – some indicators deteriorated in Perth and Brisbane, many showed substantial improvement in Melbourne and Sydney. Brisbane appeared to have reached a base whilst Melbourne and Sydney continue to improve.
The capital markets had exhibited greater degrees of volatility throughout the year and had finished the year largely unchanged with the ASX200 returning around 1 per cent, the Australian dollar down over 10% against the US dollar and 10 year bonds yielding approximately 2.8 percent.
While property yields have firmed across the board returns remain significantly higher with unlisted property returning up to 10 percent and AREITS returning 13 percent over the last five years. There is no doubt this has also had an impact on investment decisions.
He said the firming of investment yields had yet to fully run its course.
In some markets fundamentals are improving rapidly. We believe this will lead to further tightening in yields as investment capital starts to price in expectations of future NOI (net operating income) growth. This part of the yield cycle is just beginning.

I have been working in the professional services sector for about 25 years, of which eight years (and counting) have been in real estate.
What’s happening in the area you specialise in?
Market performance across the Asia Pacific region is quite mixed. For example, the east coast of Australia and Japan remain strong with considerable buying interest; whilst the Southeast Asian markets are struggling.
For Asian real estate investors, there remains significant interest in purchasing trophy assets (residential and commercial) in gateway cities in the UK, US and Australia.
At the same time, technology is becoming increasingly important in everything we do, bringing about technology-enabled offices which drives activity-based working. Knight Frank Sydney has recently been transformed into a new agile workplace which we believe will create more flexibility for our staff and improve collaboration.
Describe the most interesting commercial property you have worked on?
In my role I am more focused on client relationships than individual properties or portfolios.    
What I am noticing is that our clients are increasingly regional or global in the way they operate and make decisions.  In order to serve our clients effectively, we need to be able to mirror that in terms of the way we work.
Today, Knight Frank has 417 offices across 58 countries. In Asia Pacific alone, we have 57 offices in 13 countries. Hence, it is important that the region is actively communicating and sharing information in order to increase cross-border collaboration and provide the sort of seamless service our clients expect.

Malcolm Edey, the RBA Assistant Governor (Financial System) spoke at the Australian Property Institute's Queensland Property Conference last week on the risks in commercial property.
"Historically this has been a common source of financial instability both here and abroad," he told the huge gathering.
"During the height of the GFC, Australian banks remained in comparatively good shape but they did suffer a noticeable deterioration in asset performance, with the aggregate non-performance rate rising to just under 2 per cent of loans.
"A significant part of that deterioration was in commercial property lending; impaired commercial property exposures accounted for around 30 per cent of Australian banks' non-performing domestic assets at that time."
He noted that after the post-crisis downturn, the commercial property sector was again experiencing strong investor demand, and bank lending to the sector is increasing. 
"However there are a number of signs of increasing risk.
"Trends in commercial property prices and rents have been diverging over the past few years, with prices continuing to rise while rents have been flat to down (Graph 4).
 "As a result, yields have declined. At the same time, vacancy rates have been increasing.

He noted as with the housing market, conditions have not been uniform across the country, and they have been noticeably firmer in Sydney and Melbourne than in other centres.
"But in aggregate, the major categories of commercial property have all seen downward pressure on yields over recent years.
"Strong demand from foreign buyers has contributed to this, reflecting the global environment of low interest rates and ‘search for yield’ (Graph 5). 
"The risks appear manageable at this stage, but they underscore the need for sound lending practices and for appropriate prudence by investors."

RBA's Malcolm Edey says commercial property risks appear manageable

Mount Gambier Central, a sub-regional shopping centre in the largest regional town in South Australia, has sold for $24.5 million.
The centre is anchored by Kmart and complimented by mini-major retailers, including Best &amp; Less, The Reject Shop, Gambier City Chemmart Pharmacy, 37 specialty shops, two kiosks and four ATMs.
Mount Gambier Central is a single-level predominantly enclosed and air-conditioned shopping centre developed in 1986. Upgrades in 1997 and 2010 provided modern entrances, malls and store fit-out.
It has a gross lettable area of 12,781 square metres plus decked parking for 532 cars.
The selling agents were Peter Isaksson, Rino Carpinelli and Steven Lerche of Savills.
Carpinelli said the sale highlighted the strong investor demand for well located, high quality sub-regional shopping centres.
“This centre is well supported by local and passing trade due to its strategic positioning in the heart of the Mount Gambier CBD, a major regional town servicing some 65,000 residents and a key transport hub mid-way between Adelaide and Melbourne,” he said.
The property’s large site of 2.924 hectares also provides the potential to redevelop the vacant pad site adjacent to the main shopping centre.

Mount Gambier Central shopping centre sells for $24.5 million

Australian construction company Built has won a site safety award for its refurbishment of a high-rise office building at 20 Martin Place, which is part of a $1-billion renaissance of Sydney’s central business district.
Built won the Site Safety – Commercial Projects $50,000,001 &amp; Over award for the second year running at a Master Builders Association of NSW Excellence in Construction Awards ceremony. This was Built’s fourth MBA Site Safety award, and the third award recognised in NSW.
The $110-million refurbishment presented a number of challenges like the necessity to retain the building’s structural steel frame. Overcoming this challenge was critical to ensure the developments commercial viability, achieve its environmental objectives and preserve 20 Martin Place’s sizeable 21 storey stature in the heart of Sydney’s CBD.
Built partnered with cloud platform provider Aconex Ltd for the revamp of the building.
The firm wanted to deploy the neutral, cloud-based Aconex collaboration platform at 20 Martin Place because its project team was separated by far-flung geographies and multiple time zones.
Building owner Pembroke Real Estate had several stakeholders in the United States, and the building façade envelope was designed by James Carpenter Design Associates, based in New York. The architects, Crone Partners, were based in Australia.
“It was very important to be able to move information seamlessly between geographies,” said Daniel Graham, Built’s design director.
Built stripped the existing 22-story building down to the underlying steel structure and relocated the core of the building to the north side. This allowed for larger and more flexible office floor plates.
Other changes included the replacement of inefficient building systems and a new, high-performance glass façade that cut operating costs by minimizing the energy needed for lighting, heating and cooling.
With these changes, 20 Martin Place will offer 19,080 square meters of office space and is expected to earn a 5-Star NABERS Energy rating and a 5-Star Green Star As-Built rating.
With help from Aconex, the project team of more than 500 was able to easily access the most up-todate versions of documents and drawings from anywhere. Centralizing correspondence on the platform further improved communications, while limiting rework and cost overruns. By the end of the A$100-million project, more than 230,000 documents were registered on Aconex and nearly 160,000 pieces of correspondence were received.

Built wins safety award for refurbishing Sydney's 20 Martin Place

Sydney's office vacancy rate has tightened to 7.7%, below the long-term average, according to research from JLL.
The Sydney CBD recorded positive net absorption of 25,600 square metres in the third quarter, taking the 12-month total to 148,000 square metres.
Its vacancy rate now sits below the 20-year average of 8.3%
Demand in the Sydney CBD was concentrated in the technology sector and also education providers, who are now a strong source of occupancy.
All the other state capitals recorded positive net absorption in the third quarter, except for Perth where the vacancy rate sits at 19.6%, its worst since 1995.
JLL's head of office leasing, Australia, Tim O'Connor said Sydney also had increased activity from financial services and infrastructure sector tenants.

The sheer weight of capital being poured into Australian commercial property was impacting on pricing and yields, Christine Phillips, the head of asset management at AustralianSuper says.
It meant buyers had to make questionable assumptions about rent and core tenancy demand to justify their acquisitions, she advised as reported by the Australian Financial Review during a Property Council lunch in Melbourne on Tuesday.
"I see a potential unwinding of those assumptions, particularly in the office market," she said.
In an office market like Sydney, more supply has been mooted for a market that arguably does not need any more, she added.
Ms Phillips said growth opportunities were better in offshore markets.
"We have mandates to invest in UK office and retail property, US office, retail and multi-family accommodation and to invest in Europe," she said.
"Access to these types of assets is just not there in Australia."

AustralianSuper says better commercial property opportunities offshore

Queensland's Stradbroke Island Beach Hotel is on the market for the first time in more than 30 years.
The hotel, 158-171 East Coast Road, Point Lookout is available through an expressions of interest through Tony Bargwanna and Grant Bailey of Ray White Hotels Australia on behalf of North Point Holdings No.2 Pty Ltd.
He said the hotel features a bistro/restaurant, Waves bar and beer garden, a gaming room with 15 electronic gaming machines, wedding and conference facilities with seating for 130 people and a detached on-site bottle shop.
“The accommodation includes 13 hotel rooms and a manager’s residence as well as Waves Stradbroke Luxury Serviced Apartments, which has 21 units in total, including two which are owner-occupied," he said.
"Of significance to the future of Straddie is the approval by the Queensland government of a primary development area at Toonbah Harbour at Cleveland on Brisbane’s bayside, which is the departure point for ferry services to the island.
“Straddie offers a unique experience for both domestic and international tourists and is easily accessible from the mainland by a vehicle barge service or high speed ferries,. The island is renowned for its stunning beaches and activities such as surfing, fishing, kayaking,  4-wheel driving or walking along the stunning headline walk called the North Gorge Walk near Main Beach at Point Lookout.”
