<a href="https://www.apartments.com.au/developers/urban-property-group">Urban Property Group</a> has revealed plans for a new mixed-use tower at 10 Dangar Street, Wickham, advancing a proposal that would reshape the southern gateway to Newcastle’s city centre with one of the city’s tallest residential buildings.

The State Significant Development proposal, now on exhibition, seeks approval for a <a href="https://www.apartments.com.au/new-apartments/bowline-10-dangar-street-wickham-nsw-2293">43-storey tower</a> immediately adjacent to the Newcastle Interchange. The project would deliver around 200 apartments, including 42 affordable housing dwellings, alongside 99 co-living units, a 171-room hotel, retail space, and new public domain integrated through the site.

The scheme marks a significant escalation of plans previously approved for the site. Urban Property Group took over the prominent 2,904 sqm parcel, where excavation and demolition had already commenced under an earlier consent for a 14-storey mixed-use development.

Designed by <a href="https://www.apartments.com.au/architects/sjb-architects">SJB</a>, the tower has been conceived as a landmark transit-oriented development anchored to the Newcastle Interchange precinct. The proposal includes 245 build-to-sell apartments across a mix of one, two, and three-bedroom residences, as well as two penthouses. Fifteen apartments and one operational unit are earmarked for NDIS housing. The co-living component would add a further 99 units, while the podium would accommodate retail uses and hotel facilities.

SJB said the site presents “a valuable opportunity to anchor the precinct by setting the standard for design, active ground planes and character at the key southern gateway.”

The architecture responds directly to the site’s position beside major transport infrastructure and within one of Newcastle’s fastest-evolving urban renewal precincts. The tower form sits above a sculpted podium designed to frame new public spaces, including a through-site pedestrian link connecting Station Street to Hannell Street, landscaped plazas, and activated retail edges.

The design report describes the project as part of the broader transition of Wickham into “a vibrant, high-quality mixed-use urban precinct” that leverages proximity to the station, open space, and regional connectivity.

A detailed public art strategy has also been prepared for the development. The strategy positions the project as “a transit-oriented development of state significance at the gateway to Newcastle’s city centre” and outlines a series of integrated artworks responding to Newcastle’s industrial and transport heritage.

Creative Road’s curatorial framework for the project, titled Unveil, draws on “stratified surfaces, carved volumes, and light-filled apertures” while referencing Newcastle’s transformation from an industrial city into a contemporary education and technology hub.

The proposal is being advanced through the NSW Housing Delivery Authority pathway after being declared State Significant Development in June 2025. The accompanying scoping report states the development aims to “maximise the site’s proximity to the Newcastle Interchange by delivering transit-oriented development” while increasing housing supply and affordable housing provision within the Newcastle LGA.

Urban Property Group’s plans align with the long-term strategic vision established under the Wickham Master Plan, which identified the interchange precinct as suitable for substantial uplift in height and density. The current proposal would significantly intensify that vision, positioning the tower among the tallest developments proposed for Newcastle.

The site sits immediately north of the Newcastle Interchange, bounded by Dangar Street, Hannell Street, and Charles Street. It is surrounded by a rapidly growing cluster of residential towers and mixed-use projects that have emerged following the completion of the light rail and transport interchange.

<a href="https://www.apartments.com.au/developers/sunland-group">Sunland Group</a> has officially lodged plans for its first Gold Coast apartment project since the departure of the Abedian family from the company three years ago, unveiling a new high-rise proposal for a prominent Broadbeach corner site on Old Burleigh Road.

The application was submitted by an entity directed by Tom Jamieson, stepson of longtime Sunland leader Soheil Abedian, and Riaz Rezvanipour, brother-in-law of Sahba Abedian, Soheil’s son.

Sunland acquired the 1,283 sqm site on the corner of Old Burleigh Road and Armrick Avenue for $9.5 million late last year and is now seeking approval for a <a href="https://www.apartments.com.au/new-apartments/99-101-old-burleigh-road-broadbeach-qld-4218">42-storey tower with 81 apartments</a>.

Plans include 17 two-bedroom apartments, 55 three-bedroom apartments, and nine four-bedroom residences across 35 residential levels.

The development also incorporates three basement levels, four podium parking levels, two levels of communal recreation facilities, and rooftop plant and equipment. A total of 189 car spaces are proposed, significantly exceeding the 90 spaces required under the planning scheme.

The architecture adopts a sculpted, curvilinear form, with deep wraparound balconies and integrated landscaping intended to soften the tower’s vertical expression. The planning report states the building’s “slender footprint/form provides a complimentary yet varied built form within the local streetscape” and contributes to “a varied, yet ordered skyline.”

Contreras Earl noted in its Architectural Statement that from the early stages, the project addressed a fundamental challenge: how to accommodate the required residential yield while avoiding the conventional model of a tower sitting on a rigid, fully resolved parking podium.

“The most direct response would have been to consolidate parking into a singular, flat podium and extrude a repetitive tower above,” the statement said. “While efficient, this approach would result in a consolidated built form with limited engagement with the surrounding landscape and public realm.”

Instead, the conventional podium model was “deliberately rejected”. The architects described the base of the building as “a landscaped architectural condition where structure, planting and circulation are integrated”.

“Rather than presenting a continuous built mass, the base of the building is articulated through a series of concrete planter elements that organise the podium into a fragmented system,” the statement said. “This approach reduces the perceived bulk of the lower levels while establishing a more permeable interface with the streetscape and adjacent open space.”

The planning report notes the area is undergoing “transition toward more intense development forms” given its proximity to Broadbeach, Surfers Paradise, and high-frequency public transport infrastructure.

Positioned directly opposite Broadbeach Park and within walking distance of Florida Gardens light rail station, the development would sit among a rapidly evolving stretch of Old Burleigh Road that has become one of the Gold Coast’s most active apartment development corridors.

The application joins a growing pipeline of luxury residential projects reshaping Broadbeach, including nearby developments by 5Point Projects, Polycell, and Graya.

The planning report argues the project contributes toward the Gold Coast’s long-term housing targets under the South East Queensland Regional Plan, which forecasts the need for more than 100,000 additional high-rise dwellings across the city by 2046.

“We’ve optimised each floor plate and each typology to emancipate half of the site back to the city as public open space,” said Frear. “Through a huge engineering feat, we’ve unified the program which ties the whole scheme together and enables all-important sunlight to reach deeply into the site and into the building,” Frear said.

“The public space is defined by how people will move through the building, and from the top down. The building program at ground level completely informs what happens above,” she said.

Image: Cbus Property</figcaption></figure>The Langston has been designed by <a href="/architects/architectus">Architectus</a> who are also working on Cbus' <a href="/buildings/443-queen-street-brisbane-443-queen-street-brisbane">443 Queen Street project in Brisbane</a> (in tandem with WOHA), while Arcadia are responsible for the landscape architecture of the project. The Langston will be positioned on Epping's highest point, allowing for panoramic views to the Sydney CBD and Harbour Bridge to the south-east, and Blue Mountains views to the west.

Architectus have designed the apartments to be rectilinear in plan with the curved form of the towers achieved by varying balcony depths. This design approach ensures that wind gusts are kept to a minimum while maximising ventilation throughout the apartments and common areas.

Architectus has envisioned three residential towers comprising (463) apartments, each with a 2-storey retail podium creating a central public plaza.

The 2-storey podium at the base of each tower provides amenity for retail shops and cafes, creating a vibrant central thoroughfare with paved walkways and landscaped gardens.

The curvaceous lines of the towers are informed by prevailing winds, with the materials palette taking cues from nearby parklands thereby creating a new landmark that is sympathetic to the surrounding context.

Pedestrian links will feature throughout the site, connecting The Langston with Pembroke Park to the east, Council’s public library and other recreational facilities, which will revitalise the eastern side of the train station. Since the project launched in May 2018, the project has received a significant amount of interest from local buyers, prospective retailers and the broader Epping community.

Epping was identified as the first Priority Precinct (PP) in 2012 due to its capacity to support growth in a well-serviced location. The PP resulted in an amendment to planning controls, enabling high-density development for the site at The Langston.

Urban.com.au has <a href="/news/augusta-properties-drives-another-residential-tower-into-epping">previously highlighted</a> the development occurring in the vicinity of Epping Station, with our own Mark Baljak providing the following observation;

Hutchinson Builders appointed to build Cbus Property's The Langston, Epping

447 Collins Street, the commercial component of the wider Collins Arch project backed by Cbus Property and ISPT, has become the country's third development to receive a platinum level WELL Precertification.

Overseen by the International WELL Building Institute, precertification amounts to acknowledgement of design characteristics that demonstrate leadership in health and wellness. WELL Precertification is effectively a nod toward the design of commercial buildings which improve the nutrition, fitness, mood, sleep patterns and cognitive performance of its occupants.

To date the only other developments to receive an equivalent precertification rating in Australia are the nearby 477 Collins Street and Circular Quay Tower in Sydney. Further enhancing the sustainability credentials of 447 Collins Street, the development team have also put if forward for a 6-star Greenstar accreditation and 5.5 star NABERS energy rating. 

According to the International WELL Building Institute, Geelong's freshly completed 1 Malop Street office development is Victoria's sole project to date that has achieved Platinum level certification upon completion.

447 Collins Street's commercial component incorporates 50,000 square metres of premium grade office space, and has been popular with Melbourne's legal fraternity.

To date 80% of 447 Collins Street's available space has been accounted for, apportioned to future tenants Minter Ellison, HWL Ebsworth Lawyers, Gadens and Hong Kong-headquartered King &amp; Wood Mallesons.

The larger footprint of <a href="/buildings/collins-arch-447-collins-street-melbourne">447 Collins Street</a> has become evident as its westerly form rises above Collins and William streets. Created by Woods Bagot &amp; SHoP Architects, Collins Arch's other tower form is rising jointly at 433 Collins Street; it will include a W Hotel-branded 5-star hotel with 294 rooms, 1,000 square metres of dedicated high end retail and 185 apartments.

2,000 square metres of public open space including a tiered amphitheatre will sit at the projects eastern doorstep, incorporating for a portion of Market Street.

All good and WELL for 447 Collins Street

The wraps are off Cbus Property's latest high-end residential addition for Melbourne's Spring Street.

Across 13-23 Spring Street, the project is being referred to as 17 Spring Street. Designed by Bates Smart, the tower has similar design overtones to the East Melbourne-based design office's <a href="http://www.cbusproperty.com.au/properties/35-spring-street-melbourne">35 Spring Street</a>, whilst also referencing the neighbouring 1 Spring Street.

Cbus Property's development application went to planning during April with an eye toward creating another elite apartment building overlooking Fiztroy Gardens.

The 33-storey tower reportedly includes 6 one, 24 two and 48 three bedroom apartments. In choosing a sparse apartment spread, Cbus Property is set to chase high-end buyers with apartment sizes ranging between 133 square metres and 207 square metres.

The balance of dwellings constitute the tower's premium offerings.

With the pedigree residential tower in the works, AccorHotels will need to find a new location for its Mercure brand.

Incidentally, the hotel group announced in recent days the addition of <a href="/news/2018/07/30/mercure-hotels-adds-four-new-locations-across-australia">four new Mercure locations in Australia</a>, with the Doncaster Hill precinct set to gain a maiden hotel development.

Developer Golden Age Group is backing the project after Grocon reportedly chose to onsell the site in the face of strong unsolicited developer interest. The tender carries a construction value in excess of $200 million for the mixed-use Bates Smart-designed tower.

Costing Golden Age Group $75 million to secure, the 39 storey tower includes 138 apartments and a hotel component. Under a deal struck late last year the developer and Starwood Capital Group will jointly manage the hotel component which includes 250 hotel suites plus amenities such as a bar, restaurants, conference rooms and a gym.

The hotel is tentatively slated to open in 2020, likely leading to a construction start this calendar year.

Spring Street's double dose of development news

The western edge of Melbourne's CBD is a flurry with construction activity as a number of projects are currently underway along Spencer Street. Once derided as Melbourne's arse end, the burgeoning <a href="/developments/docklands-vic-3008">Docklands</a> precinct and redevelopment of the former Spencer Street Station (remember that?) into Southern Cross Station have provided the catalyst for the Street's metamorphosis into a high-rise neighbourhood.

Developments such as Liberty Tower (Elenberg Fraser's first high-rise), Far East Consortium's multi-tower Upper West Side on the site of the former Lonsdale Street power station, and Media House amongst others have all contributed to lifting Spencer Street's profile over the last 20 years.

In more recent years the pace has really picked up with Spencer Street not only going up in terms of height but also branching out with development towards West Melbourne. With that in mind let's take a look at the current construction pipleline along Spencer Street.

Covering a 3,800 sqm site at 83-113 Batman Street, Asian Pacific Group's purchased the site with approval for dual 27-storey towers designed by Bruce Henderson Architects.

The walls of the red brick podium have been erected with builder Maxcon making good progress with the cores beginning to make their mark on the West Melbourne skyline.

The new 39-storey Victoria Police Centre will join the existing City West Police Complex also designed by Woods Bagot.

Upon completion the project will inject approximately 65,500 sqm of A-grade office space, further adding to the street's emerging high-rise character and providing it with diversity of programme.

Multiplex has progressed Premier Tower's core it be well above the podium levels, while the first of the tower's floors are being formed.

The first traces of the 249m tower's silver glazing are still some way off, in stark contrast to the brown brick perimeter walls of the former Savoy Tavern that used to occupy the site.

The first stage of the Cottee Parker-designed quad tower development includes the 263 room Ritz-Carlton in addition to 1,376 apartments across two towers of 81 and 62-storeys.

Occupying the site of the former Age building which drew constant comparisons with Soviet-era architecture, the development has begun emerging out of the ground, with the cores rising above street level.

Along with 311 Spencer Street it is an impressive sight as you come down Lonsdale Street and you are greeted with cranes galore.

Original Image: AsheMorgan</figcaption></figure>Owner of The District Docklands, AsheMorgan has engaged NH Architecture to undertake Master Planning to facilitate the development of a 190,000sqm mixed-use precinct on the remaining undeveloped land within the former Waterfront City boundary offering employment, shopping and living space. 

This follows on from the first stage overhaul of the former Harbour Town centre which has now been completed and comprised the installation of new canopies, facades, paving and landscaping elements.

The next stage involves the provision of a 8,300sqm HOYTS cinema and entertainment complex, which also include Archie Brothers Electric Circus, 8Eight Street Asian hawker-style restaurant and Urban Alley Brewery along with other food and beverage offerings.

The $45m development is on track to be completed in September of this year.

Looking further ahead, future stages of the overall Master Plan which are being rolled out include a fresh food market within the re-purposed existing multi-storey car park and a Cross Laminated Timber (CLT) commercial building.

These are further outlined below;

<h2>Woodwork Building, The District Docklands</h2>

<figcaption>The Woodwork Building. Image: FKD Studio</figcaption></figure>A planning permit was recently issued for an 8,000sqm office building which will sit above the existing centre along Waterfront Way (soon-to-be Market Lane), valued at $56m.

Designed by NH Architecure, the building, to be known as Woodwork comprises a ground floor retail lobby with four large open plan office floors above, and 80% of the construction will consist of CLT, with the timber to be sourced from sustainable forests.

Woodwork will be the first CLT office building in Melbourne and is expected to be completed in 2020.

<h2>The Market, The District Docklands</h2>

The internationally-inspired marketplace, will provide Docklands with a fresh food precinct that includes butchers, delis, bakers, coffee roasters and cafes in addition to major retail in the form of a Woolworths supermarket, Dan Murphy’s, a large-scale Asian Grocer and Priceline Pharmacy.

A Medical Centre, as well as health and beauty services, will round out the convenience offer, providing for surrounding residents and visitors with a one stop shop for their day to day needs.

The Market is officially slated to open in  July 2019.

Designed by Jackson Clements Burrows the development will comprise 183 apartments across 21-storeys with 117 car spaces to be provided.

The apartment mix will include 6 x three bedroom apartments, 118 x two bedroom, and 55 one bedders in addition to SOHO style two-storey dwellings.

According to <a href="http://www.docklandsnews.com.au/editions/article/container-inspired-apartment-block_14314/">Docklands News</a>, the design was "inspired by a vision of containers stacked on a wharf. Wharf-type timbers will also be employed on the lower podium levels to complete the metaphor."

Images: Bates Smart</figcaption></figure>Architects Bates Smart have recently published images in their <a href="https://www.batessmart.com/journal/2018/humanising-the-office/">online Journal</a> of a new 22 level commercial office building for Cbus Property located adjacent to 1010 LaTrobe Street.

The brick-clad building draws on the texture and character of nearby heritage buildings, and includes an outdoor terrace 40m above ground marking a streetwall datum, while three-storey voids internally allow for more expansive views outwards from the office levels.

How this strategic acquisition ties into the redevelopment of the soon-to-be renamed Marvel Stadium and Harbour Esplanade remains to be seen, but the price tag suggests it forms a crucial piece of the puzzle.

It could potentially provide the AFL with accommodation allowing its current headquarters to be redeveloped into a 7 star waterfront hotel, inline with concept plans released earlier this year.

According to the <a href="https://www.afr.com/real-estate/victorian-government-homes-in-on-sevens-docklands-hq-20180625-h11tqr">AFR</a>, a Development Victoria spokesperson has stated that the purchase would allow it to "develop long-term strategies to revitalise the Docklands Stadium and waterfront."

Docklands Development Update July 2018

As reported in <a href="https://www.theage.com.au/business/companies/cbus-set-to-swoop-on-1b-development-site-20180227-p4z1zs">The Age late last month</a> speculation is growing that developer Cbus Property is leading the charge to acquire a combined development site at 140-150 Queen Street and 27 McKillop Street.

This would follow what would appear to be a pre-emptive purchase of a neighbouring site at 423 Bourke Street, which an 11-storey office block currently occupies.

Combined all three sites would result in a approx. 3,000 sqm development site capable of accommodating a base Gross Floor Area of 54,000 sqm under the 18:1 Floor Area Ratio currently permitted in the Central City Zone.

With all this in mind, we at Apartments.com.au have decided to revisit <a href="/news/development-scenario-140-150-queen-street">an earlier study</a> on the potential development opportunity of the sites sans 423 Bourke Street from late last year.

The piece also provides a brief history of the site and the protracted legal battle between adjoining owners CEL Australia (the now defunct Tower Melbourne) and Colonial Range (140 Queen Street + 27 McKillop Street).

<figcaption>Previous UM study from November 2017</figcaption></figure>Revisiting the development potential of the site, I decided to change tact from the previous study and work on the premise of achieving a similar height development to Tower Melbourne's 226m of height.

The expanded site area allowed for a re-orientation of commercial floor plates and the ability to provide a north facing park along the Queen Street frontage which ties into the surrounding laneway network.

A mixed-use building of 226m and 62-storeys was achieved providing a statement building to the corner which extends beyond the heights of the under construction 405 Bourke (39-storeys / 161m), 385 Bourke Street (43-storeys / 169m) and ANZ Gothic (37-storeys / 162m).

This breakdown is reflected in the diagram below. To achieve this, a number of public benefits would be required. These are covered by the provision of commercial floor space, public open space, the Sky Park, and the hotel component.

Development Scenario: 140-150 Queen Street Redux

The WELL rating goes beyond sustainable building features with a greater focus on the health and well-being of a building's occupants.

The rating was awarded to 720 Bourke Street's design which enhances the health and well-being of workers via features such as increased natural air to the work environment, community gardens, ramp access for cyclists, bike-repair facilities and a new sustainability library. The <a href="/architects/hassell-studio">Hassell-designed</a> building already boasts a six-star Green Star rating.

The WELL standard was launched two years ago to recognise and encourage buildings that promote health, happiness, mindfulness and productivity based on scientific findings. Innovations in seven categories are measured - these include;

An increasing number of commercial projects are embracing well-being as a fundamental principle in building design as they seek to boost their well-being credentials to lure top tenants and help them attract and retain the best employees.

The recent WELL achievement follows Cbus' recent commitment to becoming a global leader in sustainable urban development in launching its Green By Design brand which aims to put sustainability at the forefront of its approach to all existing commercial and future commercial developments investments.

The Green by Design Brand is based on 10 guiding principles including a people and place focused approach in addition to a requirement for innovation at all levels of the business.

Cbus Property's 720 Bourke achieves WELL Certification with launch of Green by Design Brand

35 Spring Street has been anointed as one of Melbourne's elite high density residential projects. Developer Cbus Property is rightfully making note of the project's completion, with Planning Minister Richard Wynne recently officially opening the $350 million development.

The project has drawn inspiration from equivalent park-front projects in New York, and holds views over Treasury Gardens that can never be built out.

Inside are 241 one, two and three bedroom apartments and penthouses; down from the original 270 after buyer interest saw the amalgamation of various apartments; in some instances entire floors were merged to create enormous dwellings.

The double skin wrap around the building’s exterior is arranged in an asymmetric ashlar pattern, allowing for oversized windows and expansive views.

35 Spring Street's ground floor features a restaurant and grand residents’ lobby with the prevalent theme throughout the foyer that of a strong, rich and natural finish. Capping the space is an Inge King sculpture that was preserved from 35 Spring Street’s previous life as an office complex.

In addition to the lounge at ground level, the ninth floor also carries amenities by way of a private dining room and kitchen, wine storage area, pool, gymnasium, plus internal and outdoor entertaining areas. The amenities level also defines the beginning of 35 Spring Street's tower component.

The design stands out not only for its height, but its intricate facade and massing which draws parallels with Manhattan and is reminiscent of some of the towers which flank Central Park. 

The design of 35 Spring St was inspired by its premium park location and never to be built-out views which extend beyond the Treasury Gardens, but also the local precinct, such as the surrounding heritage government buildings and the vibrancy of Flinders Lane.

The façade draws references from the materiality of the surrounding buildings, with its vertical strands providing elegant proportions and a crispness of edge. The facade was also inspired by fabric patterns, and references the manufacturing legacy of Flinders Lane.

The building has an extraordinary position on the far eastern boundary of the Hoddle Grid, and aims to define the edge of the city. Like many of the buildings that surround Central Park in Manhattan, 35 Spring St, creates a strong line and edge between city and park.

It is a new landmark for Melbourne and creates a new gateway into the city. While, the design pays tribute to many of Manhattan’s most elite residential developments, the tower’s references to local precinct and high quality finishes, ultimately reflect Melbourne, making it a strong architectural statement for our city.

35 Spring Street becomes one of Melbourne's premier apartment developments

<a href="/developers/cbus-property">Cbus Property's</a> announcement prior to Christmas that it had signed a third tenant for its $1 billion <a href="/buildings/collins-arch-447-collins-street-melbourne">Collins Arch</a> project takes the amount of floor area leased to 20,000sqm or just over 40%. Australian law firm Gadens has committed to 5,000sqm of space over levels 11-13, equating to just over 10 per cent of the 49,000 square meters available.

Gadens will join fellow legal eagles King &amp; Wood Mallesons and HWL Ebsworth within the tower.

Adrian Pozzo: It’s not often a landmark site such as this comes along. It’s a rare privilege to have a whole city block, but even rarer when it’s in one of the self-proclaimed premier streets of Australia. Collins Street is a premier location for head offices, retail flagships and the best of the best choose to locate themselves here.

It is also in the sweet spot of Melbourne’s legal precinct. With that in mind, we always believed our site had to be an example of the best this city could offer.

This is a globally significant address and we’ve ensured the design reflects that with the architectural collaboration of <a href="/architects/woods-bagot">Woods Bagot</a> and <a href="/architects/shop-architects">SHoP Architects</a>. These are global firms who together bring a deep sense of Melbourne and premier global developments. As a mixed use site, with residential apartments, commercial office accommodation, a five-star hotel, retail and public spaces, Collins Arch will be a meeting point for local Melbournians and visitors alike.

With dual towers connected by a sky bridge, the very form of Collins Arch will be instantly recognisable and have a significant place on Melbourne’s skyline.

UM: Cbus Property’s recognition of the site’s significance became apparent when they invited architectural firms to compete in a design competition. What was the process for selecting the firms and the brief provided to the architectural teams?

AP: Cbus Property held a tender process, asking local architects to work together with an international partner in developing their concepts for the site. This was always going to be the most significant development project in Melbourne and we thought that a collaborative approach would make teams think outside the box.

There are some very exciting projects being built around the world and we believed Melbourne warranted the same design excellence.

Woods Bagot, already a globally respected architectural firm but with a particularly strong base in Melbourne, teamed with SHoP to come up with something we believe really is world class, both from an aesthetic and functional design perspective.

UM: What was it about the joint Woods Bagot and SHoP scheme that stood out from the other design teams?

AP: There was a real focus from the duo on functionality of design. They respected the southern views across the Yarra and Port Phillip Bay, as intrinsically Melbourne as it gets, and developed floor plans and concepts that resonated with what we wanted to achieve for the site. The credentials of both firms are well documented and working together, their plan for Collins Arch creates a real destination. 

UM: Is it fair to say the current design is unlike anything seen in Melbourne before? Was this a design response to a unique site and constraints of the planning scheme controls? Do you see it as proof that the new controls still allow and possibly even encourage innovation?

AP: Melbourne’s skyline will change with this building and Collins Arch is certainly a daring design. I think it’s a culmination of a great team with a vision, and that vision being supported at a higher level with planning and urban design. If you look back at the building boom of the 80s and 90s, there was a definite lack of opportunity for projects like this to get over the line. I think timing is important.

Both the interim and proposed planning controls will continue to enable and encourage innovative design.

UM: Even as early as the 295m scheme there has always been a push to provide a significant component of public realm. Where did this desire come from?

AP: Melbourne is the world’s most liveable city and we want it to stay that way. When you are introducing such an exciting development to a city, you want to be able to share that and have it benefit as many people as possible.

AP: We believe this is Melbourne’s most enviable office address. This office tower will also be the city’s first WELL-rated office space, so there is definitely discussions occurring with a number of prospective tenants.

UM: What type of retail tenancies are expected within the project?

AP: There will be a mix of dining and shopping on offer at Collins Arch. As the development is in its infancy, we have not yet analysed the mix of retail tenancies.

UM: What has been the initial response in sales for apartments thus far?

AP: Initial interest has been very positive, as you would expect with such a landmark opportunity and location. 

Construction of Collins Arch is expected to take head contractor Multiplex approximately three years.
