The enormity of delivering a true skyscraper in Australia's new development market is often overlooked.

It has taken the best part of a decade since plans for Chevron One were first unveiled, but the 52-storey tower is now complete, with residents collecting their keys and moving into what has become one of the Gold Coast's most recognisable new landmarks.

Rising 127 metres above Chevron Island, Chevron One stands almost twice as high as any other building on the island. Its scale places it alongside the trio of towers at Jewel, arguably the last truly significant addition to the central Gold Coast skyline when they were completed around six years ago.

Cbus Property announce practical completion of Melbourne apartment tower 17 Spring St

Seven years after securing a development site in Brisbane's Spring Hill, national property developer Cbus Property has revealed it's plans for the site.

Cbus Property, who are set to complete their other Brisbane apartment tower 433 Queen Street next year, have proposed a 30-level tower at <a href="/news/qld/cbus-property-propose-sustainable-rothelowman-designed-brisbane-apartment-development">185 Wharf Street, Spring Hill</a>, one of Brisbane's most popular inner-city suburbs.

Rothelowman have designed the striking building which will have 125 apartments. They are targeting a 5 Star Green Star rating for the project, and a Nathers rating of 7.5 Stars. There are a number of sustainable features in the project, which will be 100 per cent electric. There will be EV charging, PV panels, and rainwater harvesting which will help create a more sustainable way of living.

Rothelowman noted in their submission to the Brisbane City Council that 185 Wharf Street embodies the&nbsp;empirical learnings from the rapid evolution of multiple dwelling architecture in SEQ and responds to the market demand from prospective residents for quality, sustainability and the integration of technology.

"It is proposed that an increasingly global awareness for the importance of environmental and social sustainability is closely aligned with the elevated expectations of people seeking quality higher density housing typologies in Australian urban centres," the report read.

"This enlightened longer-term focus is considered necessary to successfully respond to the increasing urbanisation of our cities and at the same time capture the opportunity to positively enhance urban living environments.

"The realisation of these core objectives will assist in promoting physical and mental wellness of individuals, create a meaningful sense of community and serve to leverage the utility of existing infrastructure to control the urban footprint."

Cbus Property are committed to the owner-occupier market, with not a single one-bed apartment on offer. They've pitched for 60 two-bedroom units, 45 three-bedroom apartments, and 20 four-bedders. There will be 233 resident parking spaces across the four basement levels of parking, and 32 bicycle spaces.&nbsp;

The apartments hav been designed to&nbsp;have a large balcony that is well connected to the living space.

"The tower has a front yard and backyard conceptual overlay which allows each unit to feel like a bespoke home," Rothelowman's report continued.

There are a number of sky terraces which occupy the top of the southern tower form. They feature expansive backyards with trees and private pools.

The resident amenity will be located on the second level and is designed as a "natural Queensland escape". Dubbed "The Conservatory", residents will have access to a jungle gym, lap pool, kids play baths, magnesium baths, a sunbathing area, numerous alfresco areas, a gym with sauna, and a private dining room.

Cbus Property propose sustainable, Rothelowman-designed Brisbane apartment development

National integrated property developer and investor, Cbus Property has announced the appointment of Hutchinson Builders on the next phase of works on its residential tower on the Brisbane CBD riverfront, 443 Queen St.

They&#39;ll be taking over from the collapsed builder Probuild, who were in the final stages of the construction process before their demise.

The announcement marks Cbus Property&rsquo;s third collaboration with Australia&rsquo;s largest privately owned builder, following appointments on the 205 North Quay commercial office tower in Brisbane, which is currently under construction, and The Langston Epping, a recently completed three-tower residential development in Sydney&rsquo;s north west.

The view from residential developers&nbsp;is that the apartment market in the Sydney CBD is more on trend and in demand than it has been in a number of years.

Adrian Pozzo, the chief executive at CBUS Property,&nbsp;says the&nbsp;CBD is set to evolve post the pandemic disruptions, with the nature of the developments being constructed and in planning dominated by mixed-use towers.

&quot;The mixed-use nature of the city has seen distinct precincts evolve, each with their own cluster of businesses and cultural, educational and entertainment precincts,&quot; Pozzo says.

At the heart of the CBD apartment pipeline is Castlereagh Street, the 1.6 kilometre long major strip which runs from Central Station toward the business precinct, stopping just shy of the harbour.

Developers have taken to the small pocket around Hyde Park, almost between St James and Museum Station.

There&#39;s a number of projects currently under construction, and a solid pipeline on the desks of the City of Sydney council.

The first project to be completed will be Castle Residences, the mixed-use hotel and apartment tower at 203 Castlereagh Street which is slated for completion in December.

The first Australian project by Shanghai United, Castle Residences have been built above the heritage Porter House, which is being retained as a luxury lobby entry.

There are 131 apartments and around 122 hotel rooms, with the hotel to be operated by AccorHotels.&nbsp;Residents at Castle Residences will get all of the perks of being a hotel guest, such as a the 24 hour concierge, room service, housekeeping and even valet parking.

Up the street and currently under construction is Cbus Property&#39;s&nbsp;111 Castlereagh Street, set to be a landmark in the CBD for years to come.

Across the road from 111 Castlereagh Street is set to be another impressive mixed-use development.

Last year the alternative asset manager Fife Capital, led by Allan Fife, submitted plans for a 17-level tower to&nbsp;sit alongside a heritage-conscious redevelopment of the George Bosch Chambers and St James Hotel&nbsp;building that has stood since the 1920s.

The development of two lots,&nbsp;114-120 Castlereagh Street and 139 Elizabeth Street, will see just 26 apartments built, only starting from level 10, with the rest of the building being commercial. There will be&nbsp;a mix of one, two and three-bedroom units and a two-level, four-bedroom penthouse on levels 15 and 16.

The majority of the units will face the park, with some facing Castlereagh Street and the lower levels facing Elizabeth Street and will contain wintergreens.

A landscaped communal open space has been designed above the commercial building at level 10.&nbsp;The roof terrace provides communal facilities including BBQ area, outdoor dining and recreation areas.

And the most recent lodgement comes from Central Element, who are seeking to build a $100 million tower on the fringe of Hyde Park where the 16-storey Hyde Park Inn hotel currently sits.

It&#39;s another amalgamation of sites on Castlereagh Street and Elizabeth Street, the latter which runs parallel to Hyde Park.

They&#39;ll be amalgamated&nbsp;two lots at 262-266 Castlereagh Street and 271-279 Elizabeth Street, planning for three retail tenancies on the upper and lower ground floors, with 53 apartments above.

The subject sites are currently occupied by a vacant four-storey commercial building as well as the&nbsp;16-storey Hyde Park Inn hotel.

Cbus Property is set to launch its final release in its popular north-western Sydney apartment development, The Langston in Epping.

The third and final apartment tower, dubbed Oasis, will rise 18 levels and sit along side Langston Tower and Central. Langston is all-but sold out, while Central is 70 per cent sold.

Oasis will home 92 one, two and three-bedroom apartments, with a distinctive design by Architectus seeing some floors have just four apartments.

Hutchinson Builders, who have built all three towers in the precinct,&nbsp;will be&nbsp;allowing prospective buyers to walk through a completed apartment in Oasis for the launch day November 6, inspect the finishes and furnishing the apartments will have when completed in early 2022.

Cbus Property have reported the sale of three luxury apartments worth $66 million in the 111 Castlereagh St development.

The buyers came from the eastern suburbs and lower north shore.

The biggest sale was a 460sq m double-storey penthouse that fetched about $35 million.

It is called the Jones Residence,&nbsp;named after Sir Charles Lloyd Jones who led the success of the David Jones expansion on which the property sits.

The residence boasts 360‑degree views across the city and towards the Blue Mountains, capturing Hyde Park, Sydney Harbour, the Eastern Suburbs and beyond.

The two smaller sub penthouses in the 101-unit project sold for about $15.5 million each.

Selling agent Colliers Residential managing director Peter Chittenden said the four-bedroom penthouse occupies part of level 33 and the entire 34th level and includes two kitchens, living areas, a wine cellar and a butler’s pantry.

It comprises 73 two- and three-bedroom, and half- and whole-floor residences, each with views overlooking the Treasury and Fitzroy Gardens.

Construction is anticipated for completion in late 2022.
