Around 400 additional homes could be built at Southwark Grounds on Port Road, lifting total site capacity from 1300 to around 1700 dwellings.

A recently approved code amendment would allow apartment towers of up to 14 storeys in some areas of Renewal SA’s redevelopment of the former West End Brewery.

Renewal SA Acting Chief Executive Shane Wingard said he welcomed the code amendment, with the increase in heights and homes making a positive impact on the supply of high-quality, well-connected housing close to the city.

“By going higher across some parts of Southwark Grounds, we are adding a substantial number of very well-located homes with little impact on project delivery time or planned open space,” Mr Wingard said.

Since the project officially launched in 2025, Mr Wingard said more than 12,000 enquiries had been received about living at Southwark Grounds.

“The very strong early interest we’ve seen since homes were first released in the precinct reinforces our plans to create more housing opportunities,” he said.

The Southwark Grounds code amendment was launched in December last year, with community engagement undertaken over five weeks from January.

It proposed increasing maximum building heights from eight to 14 storeys on the eastern section of Southwark Grounds, and to 12 storeys across the remainder of the site, with minimum building heights ranging from two to four storeys.

The code amendment was implemented through an Early Commencement policy in late January, allowing developers to quickly explore the viability of increased height and housing yield while other planning processes continue.

One of the first developers delivering apartment sites have already finalised redesigns to increase the number of apartments following the code amendment.

Samaras’ development adjacent to the future Colonel Light Park is now planning to deliver 125 apartments across 11 storeys, significantly greater than original plans of around 50 apartments across four storeys.

The developer is also exploring the potential for additional affordable housing outcomes.

Most of the apartments at Southwark Grounds will be delivered within a master-planned precinct on a large parcel of land on the eastern portion of the site, covering around two-thirds of its 8.4 hectares.

Wingard said detailed precinct planning over the coming months may identify further opportunities to increase yield further that could see total apartment numbers at Southwark Grounds, exceed this number.

Affordable homes at Southwark Grounds will also see a net increase, with Renewal SA maintaining its commitment to a minimum of 20 per cent affordable housing across the development.

Civil works have begun across the site, with construction under way on the first new roads surrounding a townhouse precinct in the south‑west corner of Southwark Grounds. This includes Renewal SA’s 17 Founder’s Row homes, which are on track for completion by Christmas.

“We expect to have people living at Southwark Grounds by the end of the year, so delivering roads and public spaces for those residents is among our highest priorities.”

Construction of 40 townhouses off Anderson Street, known as West Village and being delivered by Contour, is forecast to begin in mid‑2026. Kolabb’s Anderson Lane development will follow shortly after, delivering a further 26 townhouses.

Southwark Grounds is a state government‑led urban renewal project now set to deliver around 1,700 homes over the next decade.

Homes will be supported by a supermarket, a range of retail and hospitality offerings anchored by a revitalised Walkerville Brew Tower, a childcare centre, car parking and well‑connected public spaces.

Brisbane developer&nbsp;<a href="https://www.apartments.com.au/developers/cavcorp">Cavcorp</a> has lodged plans for a new mixed-use residential development at <a href="https://www.apartments.com.au/new-apartments/55-wyandra-street-teneriffe-qld-4005">55 Wyandra Street</a>, Teneriffe, anchored by an 85-metre public laneway designed to reconnect the suburb’s riverfront with the Gasworks precinct.

The buildings, known as Teneriffe House and Teneriffe Lane, would replace the existing Queensland Cotton head office site with a 15-storey residential tower transitioning to eight storeys toward Helen Street. The project has been designed by Plazibat Architects and lodged as a code assessable development application for 93 apartments across a 3,401 sqm mixed-use site within the Newstead and Teneriffe Waterfront neighbourhood plan.

Central to the scheme is the transformation of an existing service easement into a publicly accessible cross-block connection linking Wyandra and Helen Streets. Cavcorp says the new laneway will act as both a pedestrian shortcut and a landscaped civic space between the Teneriffe Riverwalk, ferry terminal, and Gasworks precinct.

“The revised proposal delivers a legacy public-realm cross-block link, permanently secured for community use, transforming an existing private easement into a safe, high-quality pedestrian connection between the Teneriffe heritage riverwalk and the Gasworks–Long Island precinct,” the planning report states.

The laneway will sit beneath a large subtropical loggia integrated into the podium levels of the development. The design incorporates deep landscaping, water gardens, lobby spaces, business lounges, and ground-floor apartments to create what Cavcorp describes as a climate-responsive “urban verandah.”

The tower itself has been designed as a slender form with recessed floorplates and curved translucent corners inspired by contemporary Japanese architecture. The building height aligns with the Commercial Road precinct controls, which permit towers up to 15 storeys within proximity to Longland Street.

The project will comprise a mix of larger-format apartments aimed at owner-occupiers, downsizers, and families. The proposed apartment mix includes 11 loggia apartments across the lower levels, 50 four-bedroom Sky-Terrace apartments from levels three to seven, and 32 Sky-Pool Homes occupying the upper tower levels. The Sky-Pool Homes will feature private thermal plunge pools integrated into oversized balconies.

According to the application, the apartments are intended to reinterpret the scale and character of Teneriffe’s woolstore conversions and Queensland homes within a vertical residential format.

“The sky-pool homes build on Cavcorp’s previous projects and introduce a distinct apartment typology to Teneriffe, informed by both local and international precedent and responding to an identified market demand for enhanced safety, space and amenity,” the planning submission notes.

A major focus of the proposal is its five-level wellness and lifestyle offering, extending from the basement through to the rooftop.

Amenities proposed include a rooftop Swim &amp; Racquet Club with a 25-metre Olympic lap pool and tennis court, coworking spaces and libraries, golf simulators, wine storage, concierge facilities, business lounges, pet wash areas, and rooftop longevity-focused wellness spaces with spas, outdoor fitness zones, and landscaped terraces.

All parking will be concealed within basement levels accessed from Wyandra and Helen Streets. Cavcorp says the deep-basement engineering approach allows the entire ground plane to prioritise landscaping, pedestrian movement, and active frontage rather than vehicle infrastructure.

The development continues Cavcorp’s concentration in Newstead and Teneriffe, where the Brisbane developer has delivered a number of apartment projects including Lucent, Le Bain, and Luminare, as well as the Long Island Wellness Precinct nearby. Several of those projects have received national design and architecture awards, including recognition under Brisbane’s “Buildings that Breathe” program.

Focus Group Investments has lodged plans for a new apartment development at <a href="https://www.apartments.com.au/new-apartments/64-70-hanover-street-fitzroy-vic-3065">64–70 Hanover Street</a> in Fitzroy, seeking to utilise the Victorian Government’s recently introduced Great Design Fast Track pathway to accelerate approvals for the project.

The proposal is among the latest developments to emerge through the state-led initiative, which was established to fast-track well-designed residential projects in activity centres and transport-connected inner-city locations. The pathway allows qualifying developments that meet elevated design and housing benchmarks to bypass traditional council planning timeframes and instead be assessed directly by the Department of Transport and Planning.

Designed by SJB, the development will comprise a mix of apartments above activated lower levels, with a strong focus on architectural articulation, landscaping, and communal amenity. The design response seeks to balance the industrial character of Richmond’s former warehouse precincts with a more contemporary residential form.

The Planning and Urban Context Report by Tract says the development is of an "exemplary architectural standard" and has been carefully crafted by SJB Architects.

"Dwellings&nbsp;will benefit from excellent access to natural light, cross-ventilation opportunities and extensive communal space," the report noted.

The architectural material highlights the project’s integration of landscaped elements and communal spaces throughout the building. The proposal also incorporates sustainability initiatives aligned with the Victorian Government’s push for higher-performing apartment developments under the fast-track program.

The Great Design Fast Track was unveiled by the Victorian Government in 2024 as part of a broader housing supply strategy aimed at accelerating the delivery of new homes. Projects assessed through the pathway must demonstrate high-quality architecture, sustainability outcomes, and housing diversity while being located close to public transport and existing infrastructure.

The proposal will now proceed to a full council vote on June 2.

The application sought approval for a masterplanned urban village on the existing Benowa Gardens Shopping Centre site, combining new housing, retail, dining, health and lifestyle amenities within a walkable, integrated precinct.&nbsp;

The proposed redevelopment includes around 413 apartments integrated above a revitalised mixed-use centre featuring a full-line supermarket of 4,000 sqm, 6,000 sqm of specialty retail and dining space across around 30 retailers, a 7,000 sqm health and wellness precinct, and roughly 9,630 sqm of office and medical suites.&nbsp;

Surfers Paradise is officially set for its first new residential development with a 45-storey skybridge connecting the two towers.

John Camilleri’s Celestino Developments has been given the green light by the Gold Coast City Council to develop its major beachfront precinct across its huge 4,000 sqm oceanfront site at <a href="https://www.apartments.com.au/new-apartments/63-79-garfield-terrace-surfers-paradise-qld-4217">63–79 Garfield Terrace</a>, just five months after its <a href="https://www.apartments.com.au/news/qld/first-look-exclusive-billionaire-winx-breeder-s-bold-two-tower-surfers-paradise-play-with-45th-storey-skybridge">submission in late 2025</a>.

The approved scheme will deliver two towers rising 55 and 48 storeys, connected by a skybridge positioned on level 45 that will house a range of resident-only wellness and entertainment spaces.

In its notice of approval, the Gold Coast City Council said the&nbsp;proposed overall built form has been designed to complement the scale, intensity and protect the adjacent amenity and surrounding streets through the use of varied setbacks, site cover and architectural elements.

Designed by <a href="https://www.apartments.com.au/architects/dbi">DBI</a>, the development will comprise 275 apartments across the two towers, including a mix of two-, three-, and four-bedroom residences, as well as several penthouses. The apartments will sit above a landscaped podium featuring more than 90 metres of beachfront pool frontage, private resident lawns, lounges, and wellness spaces.

DBI said the design draws heavily from the movement and form of the coastal environment, with curving balcony lines and sculpted façades intended to soften the scale of the towers while maximising ocean outlooks and passive shading outcomes.

“The project occupies a rare, uninterrupted oceanfront site and has been shaped by a design philosophy that merges architectural elegance with environmental responsiveness and a carefully curated lifestyle experience,” DBI said in planning documents submitted to the Gold Coast City Council.

The most distinctive element of the approved project is the skybridge linking the two towers at level 45. The elevated communal space is planned to include executive lounges, formal dining areas, wellness facilities, and panoramic ocean-facing outlooks.

“The skybridge enhances the identity of the development, promotes social interaction, and delivers a lifestyle experience not found elsewhere on the Gold Coast,” DBI said.

At podium level, residents will have access to a suite of resort-style amenities, including resident lounges, private dining rooms, a yoga lawn, gymnasium, plunge pools, and treatment spaces. The beachfront pool has been designed with separate lap, lounge, and children’s areas extending across the width of the site.

The project will also introduce new food and beverage offerings along the Enderley Avenue and Oceanway frontages, contributing additional activation to the beachfront precinct.

The hunt for property&nbsp;can be a long, drawn out, and&nbsp;arduous process.

But for the downsizing Hills District local Lillian, it took just a month, a testament to the quality on offer at her soon to be new home, Castle Hill's Grand Reve.

Lillian had viewed established apartments&nbsp;in the Rouse Hill, Norwest, and Parramatta areas, but felt there was something missing.

"At Grand Reve I feel as though I’m in a leafy, quiet family suburb but also incredibly close to a mega shopping centre with good retailers, entertainment and restaurants," Lillian says, adding that the metro also being close by is "win win".

Why Castle Hill's Grand Reve is attracting the downsizer

Development around Castle Hill&#39;s Showground Precinct is continuing to gather steam.

The latest plans are from the Sydney developer Landmark Group, who are plotting a $28 million, 100-apartment project across&nbsp;16-18&nbsp;Partridge Avenue and 21-23 Middleton Avenue, Castle Hill.

The apartments will be&nbsp;spread across two seven-level buildings designed by DKO. Half have been reserved for affordable housing.

The U-shaped building form will address&nbsp;both adjacent streets and embraces a northern oriented central communal open space, the planning documents note. It has been designed as an integrated and cohesive built form outcome.

&quot;The proposed distribution of built form and massing of the buildings across the site is the result of a considered analysis of the context of the site and the desire to deliver a positive urban design outcome that is consistent with the desired future character for the site and the Showground Station precinct generally,&quot; the submission by Sutherland &amp; Associates Planning noted.

The low-rise towers, dubbed Ashford and Partridge&nbsp;for their locations&nbsp;fronting&nbsp;Ashford Avenue and Partridge Avenue, will rise six levels and will be home a mix of&nbsp;two studio apartments, 11 one-bedroom apartments, 39 two-bedders, 15 three-bedroom apartments.

CBD Core saw success with their Oriel project in the area, and are soon to launch Astrid, a block of 94 apartments just behind Oriel.

Astrid will feature&nbsp;extensive work from home facilities, with a conscious effort to create both indoor and outdoor communal spaces, outside of the apartments so those working from home have the option to still be away from where they reside. Castle Hill Showground Precinct development continues with new Landmark apartment plans

Grand Reve, Castle Hill&#39;s most&nbsp;distinguishable apartment development, was some seven years in planning for the award-winning developer Kassis Homes and its founder, Sam Kassis.

His reputation locally precedes him. He&#39;s been the top home builder for over three decades in the Hills District area, with homes he&#39;s built over 20 years ago still reselling now for suburb records.

And now&nbsp;he wants to do it all over again in the apartment space. Grand Reve isn&#39;t Sam&#39;s first multi-res project, but the Castle Hill development&nbsp;will set a new benchmark even for what he&#39;s produced previously.

One of the biggest points of difference Grand Reve offers is its luxury inclusions. All of the apartments at Grand Reve feature Wolf appliances, with the large two and three-bedroom options also including Sub-Zero refrigeration systems as standard inclusions

Kassis said they sat down with a number of suppliers and they showed them the packages that they offer higher density developments, but something didn&#39;t quite sit right.

&quot;It just didn&#39;t feel right,&quot; Kassis says, adding that the whole goal of Grand Reve was to be different.

&quot;We didn&#39;t want to do the same as what everyone else was doing.&quot;

So Kassis approached&nbsp;the high-end appliance retailer&nbsp;Wolf and Sub-Zero, who he has been using for 30 years in his luxury home building career. The premium appliance selection&nbsp;is usually reserved for more boutique projects in inner-city locations - apartments that carry a hefty price tag to match the calibre of appliance.

It&#39;s not just the interiors that are striking a chord with buyers.

The development was cleverly designed to allow for apartment amalgamations, which McGrath Projects Associate Director Adam Sparkes says has been popular among those buyers looking for more space.

He is in discussions with a local buyer to amalgamate a number of apartments to create a super-apartment, with&nbsp;over 300 sqm of internal space. That&nbsp;could sell for just under&nbsp;$4 million, which would set the&nbsp;apartment record for the whole of the Hills District, and add another record&nbsp;to Kassis&#39;&nbsp;long line of top prices.

There was an inadvertent helping hand from the local council along the way when it came to the size and scale of the apartments on offer at Grand Reve.

Before the&nbsp;onset of COVID, the local council put a condition in the approval process&nbsp;that around a quarter of the development had to be dedicated to larger two and three-bedroom apartments, which has been a blessing given the demand for bigger space in the home since the pandemic changed the way we live.

&quot;We have so much interest in the larger apartments, which offer sizes not seen in comparable developments in the area,&quot; Sparkes says.

&quot;The way the development has been designed, there&#39;s flexibility for amalgamations throughout the building, not just the penthouse level,&quot; Sparkes added.

&quot;Ultimately it will be budget that dictates whether buyers can amalgamate toward the higher levels of the building or further down. The fact we can offer that amalgamation option throughout the building, all the way to the ground level, is a major plus for all buyers.&quot;

Investors, who have been quiet in the property market for the best part of two years due to the&nbsp;COVID-induced downturn on migration and rental returns, are now starting to creep back in to the market.

Now more than ever, the highest priorities for investors are to buy in an area which has planned local infrastructure, solid&nbsp;population growth forecasts, and strong transport links.

One of Sydney&#39;s fastest growing suburbs is Castle Hill&nbsp;in Sydney&#39;s Hills District,&nbsp;north-west of the city. The area&nbsp;is undergoing a huge transformation, with the redevelopment of the Castle Towers Shopping Centre, and the new&nbsp;Metro Station connecting residents to the CBD in just&nbsp;40 minutes by train.

The savviest of investors have been buying through their self-managed super funds, with one purchaser, a local couple, spending over $850,000 on a two-bedroom apartment in their SMSF.

There&#39;s also the depreciation benefit&nbsp;of a brand new asset&nbsp;for investors, who can claim yearly depreciation of the investment, an option not available to those investors seeking an already built apartment.

Castle Hill&nbsp;has a median apartment price of $969,000, up 7.4&nbsp;per cent in the last 12 months, according to CoreLogic data.&nbsp;The gap between the median house and median&nbsp;apartment price in Castle Hill is&nbsp;$1.32 million, with the&nbsp;Castle Hill median house value at $2.292 million in February.

In August last year, McGrath Founder John McGrath noted the growing shift of those seeking out apartments over houses due to affordability, and that gap has only grown since then.

The popular Castle Towers shopping precinct has been redeveloped, and the Showgrounds precinct continues to grow in to a destination with a range of shopping and amenity.

The $300m Castle Island, some 295 spread across seven buildings near the new Showgrounds town centre, is connected to the rest of Sydney by a new Sydney Metro Station.

Further development is anticipated in Castle Hill&#39;s growing Showground Station Precinct, in the Hills District west of Sydney.

The local developer will be clearing the site at&nbsp;7-23 Cadman Crescent and 18-24 Hughes Avenue and&nbsp;constructing five buildings with 255 apartments, centred around a courtyard with extensive landscaping, greenery, and a natural pool with waterfall.

MHNDU associate Amanda Stollery took the lead of the design of the Cadman Crescent project,&nbsp;noting in the design verification statement that the&nbsp;proposal seeks to provide a seamlessly integrated residential community facilitating population growth in areas of transition.

Stollery said the vision was to create a place that resonates with the history of the site and reinforce the character the neighbourhood.

There will be a mix of 64 one-bedroom apartments, 138 two-bedders and 53 three-bedroom apartments.&nbsp;

The 12,000 sqm site is around 650 metres south of the Showground Metro Station. Part of the plans are for retail at the foot of building D.

Castle Hill set for $94 million apartment development in the Showground Station Precinct

The Sydney developer, CBD Core, is continuing its&nbsp;residential development&nbsp;in the popular Hills District suburb of Castle Hill, in the booming North West Sydney growth corridor.

Having recently completed Oriel Castle Hill, one of the most impressive developments in the area, the long standing developer&nbsp;is&nbsp;set to create another two residential apartments buildings at 19 Ashford Avenue.

The low-rise towers, dubbed Ashford and Partridge&nbsp;for their locations&nbsp;fronting&nbsp;Ashford Avenue and Partridge Avenue, will rise six levels and home&nbsp;67 apartments within the new Showground Station precinct at Castle Hill, which&nbsp;is currently experiencing substantial urban change from the existing single-family dwellings of suburban character.

The project will be a mix of&nbsp;two studio apartments, 11 one-bedroom apartments, 39 two-bedders, 15 three-bedroom apartments.

LFA Pacific, who are the architecture team behind the design, noted in their design statement that the proposed development will create dwelling choice and opportunities for families in the surrounding suburbs, as family needs change. The studios and one-bedroom apartments will provide an affordable entry in to the housing market.

LFA suggested&nbsp;the development will contribute to the desired future character of the precinct which is defined as &#39;to become an attractive and well-connected neighbourhood that achieves housing targets, creates vibrant, safe and desirable places, reinforces the garden shire character and lifestyle and is supported by necessary infrastructure&#39;.

The communal&nbsp;open space in the central courtyard will provide passive and active recreational opportunities, with a swimming pool, fitness and play areas, and outdoor barbecue space.

CBD Core design and build for their demographic, which is predominantly locals who live within a five kilometre radius.

&quot;We have everyone from retirees, downsizers, young families and singles interested in our projects,&quot; a spokesperson for the CBD Core team told Urban.

&quot;We keep projects small in size in comparison to some of the towers that are popping up around the area, and we listen to the community and buyer feedback when creating our developments.&quot;

CBD Core&#39;s most recent project, Oriel Castle Hill, a $75 million collection of 78&nbsp;apartments, completed last year.&nbsp;CBD Core describe Oriel as more of a hotel than a residential apartment block.

A testament to the quality of the build of Oriel and the reputation of CBD Core, Oriel only has one apartment remaining, with the majority of sales&nbsp;secured during a COVID-hit stop-start year in the property industry.

Their next project, set to launch in April, will be Astrid, a block of 94 apartments just behind Oriel.

Astrid will feature&nbsp;extensive work from home facilities, with a conscious effort to create both indoor and outdoor communal spaces, outside of the apartments so those working from home have the option to still be away from where they reside. Residents will also have access to the a gym, swimming pool, and a rooftop with barbecues and seating spaces.

&quot;Oriel was&nbsp;the&nbsp;first apartment building complex in the Showground Station Precinct to be approved, so we need to continue to improve on that high bar we&#39;ve already set ourselves,&quot; CBD Core said.
