The enormity of delivering a true skyscraper in Australia's new development market is often overlooked.

Developer Bensons Property Group is behind the 52-storey tower, which has just shy of 250 apartments, along with an exhaustive list of resident amenity spread across what is the largest development site ever assembled on Chevron Island.

The tower has been the talk of the town for years, says Ray White Projects Gold Coast agent Caitlin Rosenboom, who is selling the remaining apartments.

"People have been watching Chevron One go up for years," Rosenboom says, adding that many prospective buyers have been surprised by the scale of the views once they step inside.

"It's only when they walk through a completed apartment that they truly understand the position of the building," Rosenboom says.

"The views are jaw-dropping. Whether you're looking east over the ocean, across Surfers Paradise, along the river systems or out to the hinterland, every level offers something different but equally impressive."

While new apartment developments continue to emerge across the Gold Coast, Rosenboom says opportunities to secure a completed apartment with this level of outlook are becoming increasingly rare.

"The size of the site is something that would be incredibly difficult to replicate today," she says.

"That's allowed Chevron One to deliver the sort of amenity, open space and resident facilities that very few projects can offer. There are not many completed apartment buildings on the Gold Coast right now that can compete with the combination of scale, quality and amenity."

There's around 2,000 sqm of amenity solely for the use of residents of Chevron One. Adjoining retail shops in Brighton have sold for the first time in 30 years for a combined $1.75 million.
The sale of the 342 square metre site over the two titles at 617 &amp; 619 Hampton Street stores reflected a yield of 1.9%, and land rate of $5,116 per square metre.
617 Hampton Street was offered with vacant possession while 619 Hampton Street is leased to longstanding tenant Hampton St Organic Produce, returning $33,581 per annum plus outgoings and GST.
Fitzroys agents Mark Talbot and Tom Fisher said the properties were Zoned Commercial 1 and are also subject to a DD012 Overlay with a preferred development height of 11 metres.
“The property attracted strong interest interest from investors, owner occupiers and developers looking for a rare chance to acquire a versatile and underutilised bayside freehold, leading to competition between multiple bidders at auction,” Talbot said.
Talbot said despite tightened lending conditions, vacant retail properties have been trading strongly throughout Melbourne.
“Cashed-up investors and owner occupiers will continue to be active in this space, as the low interest rate environment is expected to remain for some time,” he said.
He noted the recent sale of the former premises of the Brighton favourite Wild Holly Cakes on nearby Bay Street as an example.
“Demand from investors and owner occupiers to gain a presence in the blue-ribbon suburb has spilled over from the dominant Church Street retail strip,” Talbot said.
“The superb fundamentals of an affluent and growing immediate catchment have made a notable impact on one of Melbourne’s most highly regarded suburbs.”

Dual level Brighton bayside trophy home listed

A retail property on Bay Street, Brighton has sold under the hammer.
The property was the former premises of Wild Holly Cakes, a local institution that opened back in 1937.
The property at 389-391 Bay Street has two adjoining buildings over two titles with a combined 444 square metres of lettable area, on a 371 square metres site.
Mark Talbot and James Lockwood of Fitzroys sold the property on behalf of the oweners, the O’Callaghan family.
Lockwood said four bidders competed for the property, with the end sale price $400,000 above reserve.
“Despite being offered with vacant possession, more than 60 enquiries were received from local investors, owner occupiers and developers looking to secure a presence in this rapidly developing part of Bay Street, east of North Brighton train station,” Lockwood said.
Talbot said investors and owner occupiers have targeted Brighton retail offerings recently.
He noted recent sales,including 167 Martin Street for $1.55 million at a 2.2% yield; the $1.45 million off-market sale of 165 Martin Street at a 1.6% yield; and a dwelling freehold at 83 Church Street for $3.08 million at a yield of 1.9%.

The LGA of Hobart takes approximately 6.3 years to save for an entry price home deposit, which is almost on par with the average time to save for a deposit in Greater Sydney (6.7 years).

Brighton ranked the quickest FHB path to house ownership in Greater Hobart: Domain

A new land rate record has been set in the retail precinct of Church Street, Brighton.
Mark Talbot and David Bourke of Fitzroys sold 67 Church Street (pictured above) for $2.41 million at auction.
The sale price reflected a land rate of $39,000 per sqm.
It sold on a sharp yield of 3.2%.
The property has a two-level 110sqm building with among other leases, a five-year lease to international stationery company Smiggle, part of ASX-listed Premier Investments, which has a $2.5 billion market capitalisation.
The auction campaign attracted more than 90 enquiries from local and offshore investors and owner occupiers.
He said Smiggle has occupied the building for close to 15 years.
Talbot said Church Street, Brighton is a thriving shopping precinct and includes most of Australia’s new and established fashion operators.
Fitzroys research shows Church Street’s vacancy rate tightened to 1.3% over the past 12 months.
“We also received a large volume of interest from owner occupiers looking to give themselves an opportunity in future to operate out of a prized Church Street retail space,” he said.
Talbot and Bourke sold 67 Church Street on behalf of a private family.
Last year, Talbot sold the shop and dwelling freehold at 83 Church Street (pictured below) last year for $3.08 million, at a precinct record yield of 1.9%.
