<a href="https://www.apartments.com.au/developers/far-east-consortium">Far East Consortium</a> is preparing to commence construction on <a href="https://www.apartments.com.au/new-apartments/640-bourke-street-melbourne-640-bourke-street-melbourne-vic-3000">640 Bourke Street</a> this October, marking the next milestone for the Melbourne CBD development and its higher-end Eliza Collection.

Spanning levels 44 to 68 of the 68-storey <a href="https://www.apartments.com.au/architects/rothelowman">Rothelowman</a>-designed tower, the Eliza Collection has been conceived as a lower-density offering within the broader development, with only five apartments on each floor, dedicated lift access and a collection of resident spaces reserved exclusively for Eliza Collection residents.

The Eliza Collection forms part of Far East Consortium's broader move toward larger-format residences at 640 Bourke Street, where the number of apartments was reduced from earlier plans as apartment sizes increased.

"What it's meant for 640 Bourke is we've actually reduced the number of apartments. We've increased the overall size of the apartments. We don't have any studios in here, and what that does for a project is it elevates it," Far East Consortium Director of Sales and Marketing Lauren Sheldon said.

Rothelowman Associate Jun Chang said the design process provided an opportunity to create more generous floorplans.

"We were given the opportunity to be more generous. The apartments became bigger and squarer than any other apartments which had been designed in the CBD before that."

That thinking carries through to the Eliza Collection, where the residences have been designed around the space and functionality associated with a larger home, but positioned high above the centre of Melbourne.

Kitchens are equipped with Gaggenau appliances, a butler's pantry, temperature-controlled wine cabinet and sculptural pendant lighting, while engineered timber flooring, stone and porcelain finishes and custom cabinetry feature throughout the broader interiors.

Privacy and security are another point of distinction. Eliza Collection residents have dedicated lift access, while 640 Bourke Street will provide concierge services and secure resident parking. Short-stay accommodation, including Airbnb, will not be permitted within the development.

Eliza Collection residents will also have exclusive access to selected amenity spaces across levels one and three of the restored Eliza Tinsley building. These include the Salon with grand piano, an art therapy room, private dining rooms and treatment rooms.

They sit within more than 3,000 sqm of amenity planned across 640 Bourke Street, alongside facilities including a pool, gym, whisky lounge and further social and wellness spaces.

The Eliza Tinsley building itself is central to the wider project's identity. Rather than treating the existing Eliza Tinsley façade as a separate element, Rothelowman used it as a starting point for the architecture of the new tower, with the historic building to accommodate the project's gallery and lobby.

"It's a significant asset and wants to be celebrated and experienced by all residents every single time they go in and out of the building," Rothelowman Principal Stuart Marsland said.

The tower will rise behind the retained heritage building at 640 Bourke Street, placing residents within walking distance of Southern Cross Station, Flagstaff Gardens, Queen Victoria Market and the Docklands waterfront.

With construction scheduled to begin in October, Far East Consortium has established an onsite display gallery at 640 Bourke Street, including fully built apartments that allow the project's layouts, materials and finishes to be inspected at full scale.

A fully built Eliza Collection apartment is also available to view at the display suite by appointment ahead of the planned October construction commencement.

Far East Consortium brings Eliza Collection to 640 Bourke Street ahead of October construction start

By the time S&amp;S Projects began planning <a href="https://www.apartments.com.au/new-apartments/radia-rainbow-bay-271-boundary-street-coolangatta-qld-4225">Radia</a>, the developer already had three Rainbow Bay projects from which to draw.

Flow, Awaken and Esprit had given <a href="https://www.apartments.com.au/developers/ss-projects">S&amp;S Projects</a> experience developing in the southern Gold Coast enclave, as well as buyer feedback that could be carried into its fourth project, a boutique collection of 38 residences at 271 Boundary Street.

“We have experienced a lot of success in this location and as this was our fourth building we had taken all of the learnings and buyer feedback from previous projects to arrive at a design and apartment mix that we believe had captured all of that experience and remained a true S&amp;S Project in its design and amenity,” the developer said.

That experience has translated into a collection of two, three, four and five-bedroom residences including two penthouses positioned on an elevated corner in Rainbow Bay, where the site opens to multiple coastal view corridors and the area's distinctive north-facing bay.

S&amp;S Projects says the Boundary Street site took years to assemble, having previously comprised six units, a house and a duplex. The developer worked individually with the existing owners to bring the properties together after an earlier attempt to sell the site had been complicated by the number of parties involved.

“We are constantly looking for properties that meet our brand standards of location, views, and sites that are rare with unique aspects that we can develop to maximise the lifestyle of residents who live in our buildings,” S&amp;S Projects said.

The Boundary Street site gave <a href="https://www.apartments.com.au/architects/cottee-parker-architects">Cottee Parker</a> a different set of conditions to work with.&nbsp;

“Our design brief was to design a building that took advantage of its unique elevated corner siting offering a range of spectacular view corridor opportunities,” Cottee Parker said.

“The design had to reinforce the strong brand pillars of S&amp;S which are quality, luxury and superior resident amenity.”

Cottee Parker responded with a sculptural floorplate and strong horizontal banding, with continuous balconies and landscaped planters wrapping the building. Operable screens along the balcony edges allow residents to manage light and shade while creating an additional layer of pattern across the facade.

The tower rises above a heavily landscaped podium incorporating the entry lobby and recreational level, while the broader architectural expression takes cues from Rainbow Bay's coastal environment through its organic forms and light material palette.

Cottee Parker says the design has also been developed to complement S&amp;S Projects’ three previous Rainbow Bay developments while retaining its own architectural identity.

Inside, the residences continue that coastal response through two interior schemes centred on warm timbers and neutral tones, alongside patterned natural stone and fluted detailing.

Floor-to-ceiling sliding glass doors connect open-plan living areas to wraparound balconies, while natural stone is used across benchtops, splashbacks and bathroom walls. Specifications also include light-washed timber flooring, gas fireplaces, integrated bar and wine fridges, freestanding stone baths and 100 per cent wool carpet.

Cottee Parker Director Sandra Brown said the intention was to create an architectural response closely connected to its surroundings.

“Imagine architecture that breathes with the rhythm of nature, where every curve and line flows seamlessly – creating spaces that dance with the elements, where sunlight kisses every surface and the gentle sea breeze fills every space,” Brown said.

The lessons S&amp;S Projects carried into Radia also extend to its resident amenity, with a substantial collection of shared facilities planned for just 38 residences.

A dedicated Residents Club will include a lap pool and spa, gymnasium, ice bath, sauna, steam room and hot rocks sauna. A residents' lounge, private dining room, outdoor dining and barbecue area and business centre are also planned, along with storage and dedicated surfboard and beach lockers.

<a href="https://www.apartments.com.au/project-marketer/pezet-matheson">Pezet Matheson</a> says purchasers to date have predominantly included local downsizers, interstate lifestyle investors and families, alongside a strong contingent of repeat S&amp;S purchasers.&nbsp;

According to the project sales team, feedback has centred on the natural stone and joinery, generous floorplans, natural light and the ability for residences to capture views in multiple directions. The completed Flow, Awaken and Esprit developments have also provided prospective purchasers with an existing reference point for S&amp;S Projects' delivery in Rainbow Bay.

There has also been interest from high-profile surfers and people connected to the surf community, with the elevated building providing outlooks towards several of the area's recognised surf breaks.

Radia continues S&amp;S Projects' concentration of development in a tightly held part of the southern Gold Coast, close to Rainbow Bay Beach, Snapper Rocks, Duranbah Beach, Greenmount Beach and the Tweed River. The neighbourhood also includes a growing collection of hospitality venues, while Coolangatta Airport provides connections beyond the southern Gold Coast.

How three Rainbow Bay projects shaped S&S Projects' fourth, Radia

Nearly 40 years after <a href="https://www.apartments.com.au/developers/sheida-group">The Sheida Group</a> began working on the northern Gold Coast, the family-owned developer is continuing its involvement in Hope Island with Marina Point Apartments, where apartment scale has been a central part of the development.

Across the 235-apartment waterfront community, the developer has prioritised larger floorplans, substantial open space and marina access, responding to a purchaser base that has predominantly comprised local owner-occupiers and downsizers moving from larger homes.

"Having already delivered Anchorage nearby, we also understood this particular market and how people live here," developer Rick Sheida said.

"<a href="https://www.apartments.com.au/new-apartments/marina-point-apartments-hope-island-66-view-line-terrace-hope-island-qld-4212">Marina Point&nbsp;Apartments</a> gave us the opportunity to build on those lessons and create the next evolution of our work in Hope Island."

The Sheida Group acquired the Marina Point land around 2018. Its appeal, Sheida says, went beyond having a waterfront address.

"What attracted us was not simply that the site was waterfront, but the way it meets the water," he said.

"It sits at the junction of broad waterways, creating long sightlines, changing views and a sense of movement throughout the day. Its shape also allowed us to orient the buildings outward, improve privacy between residences and make better use of natural light and breezes."

The buildings have subsequently been positioned around the perimeter of the site, allowing most apartments to take in water views while others look across the resort amenity or hinterland. Once all four buildings are complete, approximately one hectare of the site is expected to remain as open space.

The waterfront also provides the potential for up to 50 marina berths, with berths ranging from 15 to 24 metres and options designed to accommodate wider vessels including catamarans. Access from the marina to the Gold Coast Seaway is bridge-free.

The developer says purchasers to date have predominantly been owner-occupiers and downsizers from <a href="https://www.apartments.com.au/new-apartments/marina-point-apartments-hope-island-66-view-line-terrace-hope-island-qld-4212">Hope Island</a> and elsewhere on the Gold Coast, generally aged between 45 and 70. Many have sold larger family homes or properties requiring significant upkeep.

That purchaser profile informed a design brief centred on retaining the space and functionality of a larger home within an apartment format.

"Many of our buyers are coming from large, well-appointed homes in Sanctuary Cove and the surrounding area," the project team said.

"They are accustomed to generous spaces and thoughtful design, so it was important that the apartments delivered the same sense of comfort and functionality.

"Every room needed to feel well proportioned, every space needed a clear purpose and nothing could feel compromised."

Residences range from 139 sqm through to 319 sqm penthouses, with two car spaces provided to apartments and three to penthouses. Minimum 2.7-metre ceilings, floor-to-ceiling glazing, entertainer's kitchens with butler's pantries, substantial storage and balconies ranging from 18 sqm to 37 sqm further reflect the emphasis on space.

One purchaser from Sanctuary Cove has taken the concept further, combining two of Marina Point's largest apartments to create a 552 sqm residence with raked ceilings reaching up to 4.5 metres.

With Building 1 now complete, the developer is also seeing its original design assumptions tested against purchaser feedback.

Three completed display residences allow prospective purchasers to compare apartment sizes, layouts, finishes and outlooks in person. The sales team says one of the most consistent responses has been to the scale of the apartments, with visitors describing them as feeling more like homes than conventional apartments.

The first stage of resident amenity is also operational, including a 25-metre heated lap pool, Technogym-equipped gym, infrared sauna, golf simulator and yoga room. Future facilities are set to include a resort-style pool and spa, waterfront barbecue area and a residents' lounge with a library, fireplace, pool table, kitchen and bar.

Rather than treating the four buildings independently, the design brief called for a complete waterfront neighbourhood, balancing private residences with landscaping, open space, marina access and shared amenity.

For Sheida, Marina Point Apartments is ultimately an extension of the developer's longer-term involvement in Hope Island and its view of how the suburb is evolving.

"We were equally interested in the long-term future of Hope Island," he said.

"Its position between Brisbane and the central Gold Coast gives residents access to both, while improving transport connections are making the northern Gold Coast increasingly attractive as a permanent place to live."

Hope Island Marketplace is 1.3 kilometres from Marina Point, while Sanctuary Cove and Paradise Point are within six kilometres. Links Hope Island, The Pines and The Palms golf courses are also nearby, and the new Hope Island train station is under construction around five kilometres from the development.

Building 2 is under construction, with completion scheduled for 2027.

Marina Point Apartments continues The Sheida Group's 40-year Hope Island story

Sydney-based fund manager and developer EG is seeking to turn part of the former Roche pharmaceutical campus in Cromer into a 130-home residential community, introducing a mix of low-rise apartments, townhouses and duplexes to the tightly held Northern Beaches market.

The SJB-designed masterplan has been prepared for the 3.2-hectare site at <a href="https://www.apartments.com.au/new-apartments/100-south-creek-road-cromer-nsw-2099">100 South Creek Road</a>, part of the former Roche landholding that EG acquired for $55 million in 2017 through its Yield Plus Infrastructure Fund No. 2.

EG is proposing what SJB describes as a new "urban village" set within the site's significant existing tree canopy.

Around three hectares of the site is considered developable, with the balance incorporating a riparian corridor that would be rehabilitated and revegetated as part of the proposal.

The indicative masterplan comprises approximately 72 apartments in low-rise residential buildings and another 58 townhouses and duplexes.

The apartment component would include around five one-bedroom, 37 two-bedroom and 30 three-bedroom residences, while the townhouse and duplex component would be spread across several different housing typologies. The overall scheme would deliver around 19,500 sqm of gross floor area at an FSR of 0.6:1.

Parking for the apartment component is currently estimated at around 112 resident spaces and 14 visitor spaces, while the townhouse and duplex component would have 116 resident and 12 visitor spaces.

A significant part of the masterplan revolves around retaining the established landscape character of the former Roche campus.

SJB's plans show heavily treed setbacks along both Campbell Avenue and South Creek Road, a centrally located collection of significant native and exotic trees retained as communal open space, and the regeneration of the northern bushland area.

The existing creek corridor along the site's western edge would also be rehabilitated and revegetated, creating additional separation between the new homes and the neighbouring Northern Beaches Business Park.

A heritage-listed cottage and its garden setting would be retained and restored, with SJB flagging its potential adaptive reuse as communal space.

The proposal also includes new communal recreation areas, pedestrian connections to Campbell Avenue and South Creek Road, and a contribution toward improvements to the adjoining Michele Reserve.

Vehicular access would be restricted to South Creek Road, with no vehicle entry proposed from Campbell Avenue. The main internal road would largely follow the site's existing driveway to minimise the impact on established trees.

SJB said residential redevelopment presented an opportunity to retain the majority of the site's heritage-listed mature trees while delivering a broader range of housing types than typically seen across the Northern Beaches.

"The site being 3.27 hectares in area represents one of the largest vacant sites in common ownership in the Cromer and Dee Why area capable of residential renewal," SJB noted in the masterplan.

The architect said the proposal would particularly target housing diversity through townhouses and other "missing middle" typologies suitable for singles, young families, downsizers and retirees.

The site emerged following the subdivision of the former Roche campus into eastern and western parcels.

EG has already transformed the western portion into the Northern Beaches Business Park, which incorporates heritage-listed office space, modern warehouses and indoor recreation facilities.

The proposed residential community, referred to as Cromer East in SJB's plans, adjoins established housing to the north, east and south-east, while the business park sits beyond the creek corridor to the west.

It is also within 250 metres of Pittwater House School and Northern Beaches Secondary College, while bus stops within a three-to-five-minute walk provide connections to Dee Why, Brookvale and express services to the Sydney CBD. Cromer Park and the South Creek open space corridor are also nearby.

EG acquired the broader 7.5-hectare former Roche campus in 2017 for $55 million through its Yield Plus Infrastructure Fund No. 2. The campus at the time comprised more than 25,000 sqm of industrial and office buildings set within landscaped grounds.

The current residential site represents the eastern portion of that original holding.

EG's investment strategy for the fund has centred on acquiring income-producing real estate with longer-term rezoning and repositioning potential, particularly assets benefiting from infrastructure and changing land-use patterns.

EG also has an established residential track record across Sydney, including Bosco in Five Dock, Tempo in Drummoyne, The Flour Mill in Summer Hill and Pindari in Randwick.

The developer says it has delivered more than 1,000 homes to date, with a further 3,000-plus residences across its development pipeline.

First look: EG plans 130 apartments on former Roche pharmaceutical campus in Cromer

<a href="https://www.apartments.com.au/developers/s-p-setia">SP Setia</a> has lodged plans for a $750 million, three-tower mixed-use precinct that would complete the long-running redevelopment of Carlton's former Carlton United Breweries site.

The proposal at <a href="https://www.apartments.com.au/new-apartments/185-195-queensberry-street-carlton-vic-3053">46-78 Bouverie Street and 185-195 Queensberry Street</a> spans a 6,468 sqm site, the last remaining undeveloped parcels within the former brewery's 2007 masterplan.

Designed by <a href="https://www.apartments.com.au/architects/cox-architecture">COX Architecture</a>, the development will comprise two purpose-built student accommodation towers and a third build-to-sell apartment tower above a shared commercial podium and basement.

Across the three towers, SP Setia is proposing 606 build-to-sell apartments and 1,499 student accommodation units containing 2,009 beds.

The apartments will sit in the tallest tower, which will rise nearly 200m and 55 storeys. It will become&nbsp;one of the more substantial new build-to-sell apartment projects at the northern edge of Melbourne's CBD.

The apartment mix is weighted toward smaller inner-city product, with 188 studios, 206 one-bedroom apartments, 192 two-bedroom apartments and 20 three-bedroom apartments

Part of the precinct will be a large-scale&nbsp;3,684 sqm supermarket and a further 2,198 sqm of speciality retail, creating close to 5,900 sqm of new commercial space within the precinct.

But one of the biggest components of the proposal is what sits between the buildings.

Around 4,650 sqm, or roughly 72 per cent of the site, will be publicly accessible open space, incorporating plazas, pedestrian connections, landscaped laneways and retail spill-out areas.

The ground plane is intended to finally complete pedestrian connections envisaged when the CUB masterplan was first approved nearly two decades ago, stitching together Victoria Street, Queensberry Street, Bouverie Street and Swanston Street through the former brewery precinct.

Urbis said the development would "complete the CUB precinct", with the public realm providing important north-south and east-west connections through what is currently the final undeveloped portion of the masterplanned site.

SP Setia is also exploring a new linear park within the Bouverie Street road reserve, with the concept to be developed further with the City of Melbourne through the planning process.

The proposal is being pursued through the Victorian Government's Development Facilitation Program under Clause 53.23 for significant residential development with affordable housing.

The planning report acknowledges the proposed heights exceed those contemplated under the original Comprehensive Development Plan and masterplan, but argues the built-form context has changed considerably over the past two decades.

Urbis said the three towers would instead create a stepped transition between Carlton and the Hoddle Grid, rising progressively from the 94.1-metre Tower One along the Queensberry Street edge to the 199.44-metre Tower Three closer to the established CBD-scale buildings to the south.

SP Setia plans to deliver the development across three stages.

Stage One would deliver the basement, podium and retail areas for the entire precinct alongside the first student tower. Tower Two would follow in Stage Two, before the 606-apartment Tower Three is delivered as the final stage.

If approved and delivered, the project would close out a redevelopment process that has been underway since the former brewery masterplan was approved in 2007, adding more than 2,600 student beds and apartments to a precinct already home to Swanston Central, the Barak Building, RMIT Design Hub and several large student accommodation developments.

Active in southern China, Woodlink turned its attention to Melbourne three years ago with intentions of developing sites in both East Melbourne and St Kilda Road. Lodged with Port Phillip during mid 2015, 424-426 St Kilda Road's pending sales launch as Illoura House heralds another luxury residential development for the boulevard.

The Bates Smart-designed Illoura House carried a nominal development value of $155 million whilst at planning, and is a mix of private and 'executive' apartments.

The modern-day Illura House will hold significantly more rooms, split between approximately 160 apartments and a similar number of executive apartments managed by Marriott International. Colliers have been tasked with handling the apartment sales campaign.

Replacing a smaller-scale office building onsite, the intended 18 level tower will reach almost 59 metres in height and hold an approximate gross floor area of 55,500 square metres. This hefty figure makes Illura House one of the largest current residential projects in Melbourne by net sellable area.

In addition to the living spaces and various amenities, retail is included across the tower's lower levels; at planning 840 square metres of retail were sought over three tenancies.

Urban.com.au covered the <a href="/news/is-this-melbournes-most-exclusive-and-expensive-apartment-development">original planning application</a> which called for lavish apartments within a 27 storey residential tower. The smallest apartment within 502 Albert Road was to have been 108 square metres, with the three bedroom apartments averaging 220 square metres and the penthouse a whopping 372 square metres.

Ultimately though the Denton Corker Marshall-designed tower was significantly reworked, and at a lower height, to include a higher number of smaller-sized apartments in line with its current purpose.

With approval granted, Woodlink anticipates construction to commence this year with a 2020 completion date targeted.

Woodlink double up for their Melbourne debut

Years after completing the initial stage of the GTV9 site redevelopment on Bendigo Street, Lendlease has raised the prospect of a larger scale outcome for the balance of its land holding.

City of Yarra is considering an application to amend the currently approved Development Plan dated 2012, which would see a higher-density precinct realised, with the focus on aged care, retirement living and affordable housing. Lendlease has enlisted Catholic Healthcare Limited and Women's Housing Limited as onsite operators once the project has been delivered.

The current planning maneuver overseen by Bates Smart focuses on seven separate land plots, with the project's two major buildings sited either side of Khartoum Street.

<ul>
<li>An increase in height of built form from six to nine-storeys in the Central Precinct (north of Khartoum Street) and use of the building as a retirement village; </li>
	<li>A building for retirement living accommodation of up to four-storeys at the north-west of Bendigo and Khartoum Streets (Central Precinct); </li>
	<li>An aged care facility of up to six-storeys in the South Precinct (south of Khartoum Street); </li>
	<li>A building for affordable housing of up to three-storeys in the South Precinct to Stawell Street; and </li>
	<li>An increase in height of townhouses across Stawell Street, the extended Kennedy Avenue and at the south-east corner of Khartoum Street from two and three-storeys to three-storeys.</li>
</ul>
Just shy of 45,000 square metres of built form is envisaged, with 322 dwellings nominated as a target outcome.

An indicative staging plan sees the last build stretching to 2021, a decade after demolition commenced onsite. Should the current Development Plan gain the nod promptly, construction could begin as early as next year on the townhouse component fronting Stawell Street, with subsequent buildings to follow.

The initial Hayball-designed Northern Precinct was completed in 2014. Built by Lendlease and Glenvill, it consists of private apartments and townhouses across four separate precincts.

Lendlease revisits Richmond's GTV9 site

Iglu Student Accommodation wants a prime piece of South Yarra's Forrest Hill precinct for their next Melbourne outlet.

Forrest Hill has been dominated by traditional apartment developments in recent years, although the designated urban renewal precinct is beginning to further diversify. Alongside Iglu's intended redevelopment of the land at 6-8 Claremont Street, LK Property Group are looking to add a 294 suite hotel further north along Claremont Street.

Iglu's South Yarra footprint would be the first dedicated student accommodation building in the area, although both Ozihouse South Yarra and District South Yarra provide limited student accommodation beds within their respective properties.

For site owner Harbour Claremont Pty Ltd, their agreement with Iglu Student Accommodation has seen intentions for the 1,029 square metre plot change. Initially, the developer had sought approval for a Bates Smart-designed tower during 2016, which included 106 apartments, 2,700 square metres of office space and 81 car parks within a 26-storey building.

Now expected as a 24 storey tower, Iglu South Yarra's 488 rooms will be offered for rent on either 6 month or 12 month agreement terms.

In line with all contemporary student accommodation buildings, a bevvy of amenities are included. A gym, media room, lounge areas, games room, computer zone and study spaces are present, as is a first floor balcony/verandah that will bring added vitality to Claremont Street.

Cluster formations are present across levels 2-9 whilst levels 10-17 are dominated by studio apartments. At ground level, the building entry splays into an open plan lobby with a shared thoroughfare to the north of the site.

According to Bates Smart "We aim to maximise the activation of both the street frontage end the laneway. To achieve this we are proposing a linear planter with integrated seating along the northern edge. We are also proposing to incorporate a three-dimensional artwork which will bring colour and life to the space."

Due to open mid 2018, the 594-bed student accommodation building opposite the Queen Victoria market is also a design produced by Bates Smart. A smaller nine storey building fronts 299 Franklin Street with another twenty three storey building at the rear.

Iglu Melbourne City and the South Yarra site which has gone to construction tender are part of the Iglu Australia series, joining two outlets in both Brisbane and Sydney.

Iglu Student Accommodation heads for South Yarra

When a site spans 19,280 square metres, it becomes a 'district'. That's the case according to the development team behind the Jam Factory's pending overhaul.

Reporting on the project to date has focused on the close to 60,000 square metres of new commercial space that is earmarked for the site, but more importantly from a layperson's perspective is the extensive new public realm that is planned as part of the development.

In the application now with City of Stonnington, Newmark Capital's stated goal is to revitalise the current complex so that it reflects the needs of the whole community.

<li>A new north facing dining terrace with extensive greenery and public realm opened up. Vertical links to the level three elevated garden terrace will also be incorporated.</li>
	<li>A new laneway entry from Garden Street aligned with Bray Street to the south. This new laneway physically and visually reconnects the site to the southern road network and offers unique opportunities for walkable and pedestrian-scaled ground plane treatments.</li>
	<li>Re-opening the existing original façade on Garden Street to introduce a variety of smaller scaled retail and dining formats will activate Garden Street from a moribund vacant street to a vibrant and pedestrian-friendly street.</li>
	<li>The proposed design ‘opens up’ new access points from Chapel Street by reinstating Turnbull Street lanes and a new open plaza on Chapel Street to the north of the site.</li>
	<li>Internal privately managed, publicly accessible spaces, laneways and streets feature different widths, lengths and overall design which creates a series of different spaces with different identities, character and ‘feel’ similar to what would be expected across a typical city block.</li>
	<li>Depending on their purpose, the width of each internal laneway has been modelled on analysis of successful outcomes within Melbourne – Bank Place, Degraves Street, the Causeway within the central city have informed this aspect of the proposal.</li>
	<li>A new ‘Jam Factory Square’ similar in scale to QV Square in Melbourne. Designed with a number of events in mind (normal day, small events, larger events).</li>
	<li>The courtyard is north facing and will allow light to filter through the space and define the proposed series of streets and lanes.</li>
</ul>
Submitted during October, the cost of construction for the project exceeds $400 million, making it one of Melbourne's largest pending projects.

South Yarra's Jam Factory redevelopment a public realm bonanza

Golden Age Group, <a href="/developers/golden-age-group">developer</a> of projects like Sky One in Box Hill, Victoria One and Collins House in the CBD, has announced it has signed an agreement with Starwood Capital Group to enter into a joint venture to manage the hotel component within the new 85 Spring Street.

The $600 million mixed-use development has frontages to both Little Collins and Spring Street. Golden Age Group purchased site from Grocon during February 2017 for $75 million, consequently enlisting Bates Smart to redesign the project.  

Hotel aspect aside, the project is set to include 138 apartments across 39 levels in a building which fronts Spring Street and overlooks the parliamentary precinct. Starwood's signature sees it manage a second building fronting Little Collins Street which will rise to 26 levels and include 250 hotel suites plus amenities such as a bar, restaurants, conference rooms and a gym.

The hotel is tentatively slated to open in 2020, meaning a construction start is likely next year.

The joint venture transaction between Golden Age Group and Starwood Capital Group is subject to regulatory approval, with the hotel brand name likely to be announced thereafter.

Golden Age and Starwood Capital partner for 85 Spring Street's hotel component

There has been a $13.75 million sale in the 1788 Residences development at Double Bay.
Late on Thursday a buyer exchanged on the sub-penthouse on level five of the <a href="https://www.domain.com.au/project/2395/1788-residences-double-bay-nsw" target="_blank">Bates Smart-designed project</a> after an amalgamation of two apartments into a single unit.
It topped the $10.5 million record paid a month ago when a smaller 180-square-metre penthouse sold on the day of the VIP launch. 
CBRE selling agent Ben Stewart said the sub-penthouse 295 square metre amalgamation equated to $46,610 per square metre.
The penthouse equated to a bullish rate of $58,333 per square metre.
The SJD Group development also secured a $9.6 million for an apartment on level three.
Before the 1788 sale spree, Double Bay’s highest apartment sale was $8.9 million, when the penthouse of the Chancellor sold in 2014.
There are 15 apartments left to be sold of the 31 on offer in 1788.
At its late August VIP launch, just 11 of the 31 apartments sold for a total of $55 million.  
It is due to be complete by early 2019.

Halfway there in Double Bay's 1788 OTP sales

During July, Apartments.com.au reported on City of Melbourne's <a href="/news/com-moves-to-provide-clearance-for-63-exhibitions-lofty-ambitions">positive response</a> to Salta Properties' bid to have a skyscraper approved at 63 Exhibition Street.

Last week a permit for the mixed-use, Bates Smart-designed tower was granted by the Minister for Planning, concluding a lengthy three-year stint at planning for the application. During City of Melbourne's assessment of the project, the project was to rise 203m and hold an expected development cost of $255 million.

City of Melbourne planners, in turn, requested it be reduced to 183 metres in order to prevent overshadowing of Birrarung Marr; it is unknown if the approved version has been reduced to adhere to City of Melbourne's wishes.

63 Exhibition Street's approval marks off another of the diminishing number of projects which were assessed under the previous government, prior to the Minister for Planning's sweeping inner-city planning reforms. Earlier this month fellow CBD high-rise 478-488 Elizabeth Street also <a href="/news/elizabeth-street-wins-approval-clarendon-street-goes-back-to-the-drawing-board">won approval</a>, although at the hand of VCAT.

The positive planning result for the above two skyscrapers leaves only a handful of applications to be assessed under the previous planning regime; two such projects are 100 Franklin Street and 441-451 Elizabeth Street.

Salta takes Exhibition Street to the bank

Salta Properties' latest project is poised to clear a major planning hurdle at City of Melbourne's Future Planning Committee sitting this evening.

Council planners have recommended approval for Salta's mixed-use tower at 57-63 Exhibition Street. Replacing ASF House, the currently 203m tower with an expected development cost of $255 million may be required to ditch a number of floors in order to prevent overshadowing of Birrarung Marr.

City of Melbourne planners have requested it be reduced to 183 metres. A mix of hotel and residential, 57-63 Exhibition Street's fate is ultimately with the Planning Minister.

Should the final green light be given, Salta will be in a strong position to woo a hotel operator for the project's 185 suites which range between 34sqm and 82sqm. The immediate area surrounding the Exhibition Street proposal is already a magnet for premium hotel brands; Stamford Plaza, Sheraton Melbourne, Sofitel, Grand Hyatt and a pending NEXT outlet are present.

Incidentally Strachan Lane was subject to a <a href="http://www.heraldsun.com.au/news/victoria/chequerboard-art-in-melbournes-strachan-lane-washed-away/news-story/8807c8fc73d039ab1ef4049b3ddc4013">creative urban art installation</a> earlier this year which riled Council.

Report documents talk of the the "considered placement of openings and fine detailing in the (proposal's) podium facade and the ramp’s internal elevations, this alluring detail and materiality becomes the focus of Chester Lane when experienced from Flinders Lane, enticing passers by to explore further." The design also allows for adjacent properties to be redeveloped in an equitable manner.

City of Melbourne planners have called for further design changes in addition to the slight height decrease. Fenestration to the southern boundary wall above a height of 80 metres has been sought, along with further detail regarding the proposal's ground floor plane.

Broadly, the proposed development exhibits a high quality design, providing a podium that will successfully integrate with the height and detailing of adjacent graded historic buildings in addition to providing a high degree of activation and site permeability. The tower component achieves adequate separation and setbacks, and the design exhibits excellent internal amenity.

Subject to the recommended conditions, it is considered that the subject site can support a building of this scale, and the proposal will make a positive contribution to Exhibition Street and Melbourne’s City

Planning image: Bates Smart</figcaption></figure>For Salta, the nod from Council tonight is a major step toward securing approval for the site which was entered into a joint venture with Malaysia’s Asia One. Although Asia One held the site outright initially, scant little has been heard from the developer since the joint venture was announced; perhaps a coincidence but Salta Properties Pty Ltd is the sole entity listed within the report to Council.

Regardless, 57-63 Exhibition Street adds to Salta's pending apartment development pipeline.

Their Park House project at 627 Victoria Street, Abbotsford has seen Icon Co installed as preferred builder, with a start to the 500 plus apartment build imminent. Also on the radar is 695-699 La Trobe Street, a 28 level tower containing rental apartments and hotel suites.

Upon approval, 57-63 Exhibition Street would join 249-261 Queens Parade, Clifton Hill and additional apartment projects within the Salta's Victoria Gardens precinct as future projects.

CoM moves to provide clearance for 63 Exhibition's lofty ambitions

35 Spring Street has been anointed as one of Melbourne's elite high density residential projects. Developer Cbus Property is rightfully making note of the project's completion, with Planning Minister Richard Wynne recently officially opening the $350 million development.

The project has drawn inspiration from equivalent park-front projects in New York, and holds views over Treasury Gardens that can never be built out.

Inside are 241 one, two and three bedroom apartments and penthouses; down from the original 270 after buyer interest saw the amalgamation of various apartments; in some instances entire floors were merged to create enormous dwellings.

The double skin wrap around the building’s exterior is arranged in an asymmetric ashlar pattern, allowing for oversized windows and expansive views.

35 Spring Street's ground floor features a restaurant and grand residents’ lobby with the prevalent theme throughout the foyer that of a strong, rich and natural finish. Capping the space is an Inge King sculpture that was preserved from 35 Spring Street’s previous life as an office complex.

In addition to the lounge at ground level, the ninth floor also carries amenities by way of a private dining room and kitchen, wine storage area, pool, gymnasium, plus internal and outdoor entertaining areas. The amenities level also defines the beginning of 35 Spring Street's tower component.

The design stands out not only for its height, but its intricate facade and massing which draws parallels with Manhattan and is reminiscent of some of the towers which flank Central Park. 

The design of 35 Spring St was inspired by its premium park location and never to be built-out views which extend beyond the Treasury Gardens, but also the local precinct, such as the surrounding heritage government buildings and the vibrancy of Flinders Lane.

The façade draws references from the materiality of the surrounding buildings, with its vertical strands providing elegant proportions and a crispness of edge. The facade was also inspired by fabric patterns, and references the manufacturing legacy of Flinders Lane.

The building has an extraordinary position on the far eastern boundary of the Hoddle Grid, and aims to define the edge of the city. Like many of the buildings that surround Central Park in Manhattan, 35 Spring St, creates a strong line and edge between city and park.

It is a new landmark for Melbourne and creates a new gateway into the city. While, the design pays tribute to many of Manhattan’s most elite residential developments, the tower’s references to local precinct and high quality finishes, ultimately reflect Melbourne, making it a strong architectural statement for our city.

35 Spring Street becomes one of Melbourne's premier apartment developments

St Kilda Road will be the setting for the debut of another international developer, with Singaporean outfit Lian Beng Group's intended residential tower now with City of Port Phillip.

Having secured <a href="/new-apartments/596-st-kilda-road-melbourne">596 St Kilda Road</a> during 2015 for $25 million, first-time market entrant Lian Beng Group have submitted for approval a residential scheme that further morphs the boulevard into a sought after residential strip. Stepping away somewhat from the premium apartment buyer which has defined St Kilda Road in recent times, the proposal consists predominantly of oversized single bedroom dwellings.

Noted within the <a href="https://eservices.portphillip.vic.gov.au/webdocs/909902/ADV%20Architect%20Report%20-%20Incl.%203D%20images.PDF">town planing submission</a>, project architect <a href="/architects/bates-smart">Bates Smart</a> references the eclectic nature of Windsor and the youthful aspects of the development, perhaps a reference to the target buyer.

Externally 596 St Kilda Road's 19 levels are defined by 1,150sqm of vertical garden space arranged seemingly draped over the design's exterior; a far cry from the 1940's apartment complex onsite which is set to make way for the tower.

Supplementing the vertical gardens is 892sqm of ground floor green area, with Bates Smart describing the building as living design.

With the tower's projecting planters intended to mirror the gardens of St Kilda Road in a vertical fashion, they are also designed to become an external extension of internal spaces. Bates Smart heavily reference the pavilion throughout their urban context report, essentially created a tower where external spaces are designed to be used as often as possible.

This is achieved by floor to ceiling glazing, extended slabs and operable screens.

Conceived as a series of stacked pavilions, 596 St Kilda Road does carry similar external traits to existing Bates Smart residential projects such as <a href="http://www.pelotongroup.com.au/property/queens_road.htm">Proximity on Queens</a> and Canberra's <a href="https://www.batessmart.com/bates-smart/projects/sectors/residential/atelier/">Atelier</a>, albeit with the addition of green vertical highlights.

596 St Kilda Road's apartment mix sees 95 single bedroom apartments range in size between 50-62sqm while dual bedrooms range between 77-82sqm.

Asian developers are well represented in the area, with Lian Beng Group merely the latest to cash in upon Melbourne's high density living surge. <a href="/developers/s-p-setia">SP Setia</a> will have <a href="/buildings/parque-melbourne-555-st-kilda-road-melbourne">Parque St Kilda Road</a> complete soon enough with settlement due by the end of next month, while a handful of other projects are in the pipeline.

<a href="/new-apartments/the-mayfair-412-st-kilda-road-melbourne">412 St Kilda Road</a> is at planning on behalf of Malaysian-based <a href="/developers/uem-sunrise">UEM Sunrise</a> while the likes of Wuzhong and Chinese-affiliated <a href="/developers/golden-age-group">Golden Age Group</a> are also active on the strip.
