Construction commences at Kew Palm House in Bellevue Hill

Brisbane-based <a href="https://www.apartments.com.au/developers/spyre-group">Spyre Group</a> is continuing to bolster its impress SEQ development pipeline with one of its most ambitious projects to date.

The developer, led by Daniel Laruccia and Andrew Malouf, is planning just over 300 apartments across three towers on the prized beachfront side of Main Beach Parade in Main Beach.

The prized 3,344 sqm site at&nbsp;<a href="https://www.apartments.com.au/new-apartments/3640-main-beach-parade-main-beach-qld-4217">3640-3642 Main Beach Parade</a> also fronts Stafford and Montgomery Avenue and will offer street-level hospitality.

The project has been designed by New Zealand-based architecture firm Monk Mackenzie, whose scheme references the fluidity of coastal forces. The smallest tower will be 37 storeys, with the other two topping out at 41 storeys. The sculptural form intends to "resonate with the site's unique peninsular position between the Coral Sea and the Broadwater."

The southernmost tower will have just 59 four-bedroom apartments, above two food and drinks venues. Towers two and three, the tallest, will have 125 two- and three-bedroom apartments in each.

“The towers stand not in opposition to the dynamic coastal landscape, but in dialogue with it,” the architects wrote in their Design Report.

“Like tide posts embedded in sand, they register change. The movements of water, light, air, and human circulation gather and disperse around them”.

The podiums of each tower will feature landscaped communal open spaces, pools, and active wellness zones with spas, saunas and gyms with outdoor areas, as well a cinema and dining spaces.

Spyre's application describes the site as “uniquely positioned” to accommodate such scale, noting its separation from other towers, underutilised status, and alignment with the Gold Coast’s Light Rail Urban Renewal overlay. The staging strategy allows the towers to be delivered independently. Before it's amalgamation to make it a larger site, Spyre had approved plans for MARI, a 19-storey building with 15 apartments

Spyre's three-tower beachfront plans for Main Beach

IPM Property is progressing plans for its third development in Mona Vale in Sydney's Northern Beaches, and its latest will be the biggest yet.

IPM, led by Steven Sroba and Chris Webster, has filed a State Significant Development Application to the NSW Government's Housing Delivery Authority for 82 apartments on a prime 6,122 sqm site stretching across <a href="https://www.apartments.com.au/new-apartments/159-167-darley-street-west-mona-vale-nsw-2103">159-167 Darley Street West</a>, opposite Bayview Golf Course and just under 800m from Mona Vale town centre.

They've had <a href="https://www.apartments.com.au/architects/pbd-architects">PBD Architects</a> draw up the plans for the three-building development which will offer a mix of 26 two-bedroom units and 56 three-beds with interiors by <a href="https://www.apartments.com.au/interior-designers/mim-design">Mim Design</a>.

According to the Design Report by PBD, the built form "responds to the site’s natural fall, solar orientation, and established vegetation, creating a layered architectural expression that balances scale, materiality, and landscape”.

The proposal aims to maximise passive design outcomes, with the site’s northern orientation supporting solar access and cross-ventilation. Building footprints have been shaped to preserve high-retention trees and accommodate an overland flow path, which runs diagonally through the rear of the site.

The development includes several sustainability initiatives, such as full electrification, EV charging provisions, and generous communal open spaces integrated across the ground and rooftop levels. As outlined in the planning documents, the buildings have been stepped in both plan and elevation to reduce bulk and provide separation to adjacent dwellings, in line with the Apartment Design Guide and local controls.

The project site falls just within the 800-metre radius covered by the NSW Government’s Low and Mid-Rise Housing Reforms, which entered their second stage in February 2025. These reforms introduce specific planning controls that significantly increase the potential for medium-density housing growth within 800 metres of the Mona Vale town centre.

IPM has been active in the local market for several years. Its recent projects include Maya on Bungan Street near the town centre, a 33-apartment development completed in late 2024, and Iluka on beachfront Golf Avenue, a boutique project of just 14 apartments. Iluka set a local record in 2021 when a full-floor, three-bedroom apartment sold off the plan for $4.775 million.

Nearby in Palm Beach, IPM is also delivering Snappermans, a collection of just five luxury apartments designed by Koichi Takada Architects, located steps from Pittwater. The developer has also recently completed Como Coogee, a 20-apartment development on Carrington Road.

First look: IPM plans third Mona Vale project

With demand for high-quality family homes in the inner west continuing to rise, young families are increasingly turning to new forms of multi-generational living.

Lewis Land unveils Harbour Shores’ double-storey sky homes with private marina berths

Melbourne developer Hygge Property has unveiled plans for a new residential and commercial precinct in Bakery Hill, an inner-city suburb in Ballarat.

The precinct-style development, which would be one of the first of its kind in the area, has been submitted for approval to the City of Ballarat.

The proposed development, located at 102-108 Humffray St South, would include an eight-storey residential building comprising 74 apartments, a separate office building, and a public walkway or plaza between them.

Both buildings will have concrete facades, with the residential building potentially housing a cafe. The plaza is set to feature gardens, seating, and bookable barbecues.

Six Degrees Architects&nbsp;has designed the proposed plans, with the irregular-shaped site covering around 4,200 sqm, and the home to timber merchant&nbsp;Robert Sim Building Supplies, a business owned by the Phelps family since 1972.

According to documents submitted to the council, the area has undergone substantial change over the past few decades and is now at the beginning of a renewal process.

The proposed development is intended to consolidate at-grade carparks and big box stores into a more sophisticated urban realm that is more appropriate for its proximity to Ballarat city centre.

“While there are locations in Ballarat which are more architecturally and chronologically homogenous, the 102-108 Humffray Street site is located in an area that has undergone substantial change over past decades,” documents submitted to the council said.

“The area is now at the beginning of a renewal process that will see the consolidation of at-grade carparks and big box stores into a more sophisticated urban realm, more appropriate to its proximity to Ballarat city centre.

“The challenge at this site is how to respond architecturally to the important place the site occupies as one of the first of the higher density developments that will make up this renewal process.”

The heritage brick chimney visible along Porter St will remain in place, while care will be taken to ensure that the scale of the development does not result in a "single unarticulated object".

The new residential building in the forthcoming development promises to be a standout feature with its highly articulated mass divided into smaller forms to reduce the urban scale of the development.

The building's facade will feature balconies and changes in material, and planters will be placed on Juliet balcony windows to add diversity and intrigue.

The architects have chosen to steer away from the glass box typology, instead opting for a wall and fenestration approach that references the heritage brick facades of neighbouring buildings.

The history of the site will be celebrated, with the existing smokestack integrated into the building's design to become a "marker in an active and landscaped ground plane."

Ballarat former timber yard set for residential redevelopment

Australia’s regional market has seen significant increase in dwelling values over the year, according to the recent CoreLogic Pain and Gain report.

While coastal regions in commutable distance from the CBD have traditionally seen strong growth rates, some regions farther interstate are also on the uptick.

“Part of this high capital growth across tree change areas may be due to the relative affordability of more remote areas in regional Australia, enhanced by the normalisation of remote work through COVID-19”, the report read.

Ballarat saw the highest growth rate of SA4 markets in regional Victoria over 2020, with values increasing 6.5 per cent in value.

However, Ballarat saw an increase in the rate of loss-making sales, with a marginal 10 basis point increase.

Across the major non-coastal regions, 5.1 per cent of observed resales sold for a nominal loss, down from 5.8 per cent in the previous quarter.

<h2>Coastal regional markets increase the rate of profit-making sales</h2>

Each of the nine major coastal regional markets analysed in the report saw an increase in the rate of profit-making sales over the September quarter.

Over the quarter, six of the regions recorded a rate of profit-making sales over 95 per cent.

These were Geelong, Illawarra, the Mid North Coast, the Newcastle Lake Macquarie region, the Richmond Tweed region and the Sunshine Coast.

“The Sunshine Coast reached a historic level of profitability, with 96.4 per cent of properties selling for a nominal gain compared with the previous sale.” The report stated.

Sunshine Coast saw a median profit of $195,000 over the quarter, based on a relatively low hold period of 6.7 years.

Geelong remained the most profitable of the major regional coastal markets, with 98.6 per cent of properties selling at a profit.

Regional markets see a significant increase in value: CoreLogic

Regional Victoria remains one of the nation’s leading markets, especially on price performance. Of the 138 suburbs and towns ranked our Price Predictor Index, 116 of them have recorded price growth in the past year. 

That means 84% of locations throughout Regional Victoria have growing prices. More than half of those growth markets have increased their median house prices more than 5% in the past year, including many which have had double-digit growth.

The strength of prices in Regional Victoria is confirmed by the latest price data published by CoreLogic on 1 June. House prices recorded, after recording solid increases in March and April, were unchanged in May, while unit prices were up 0.5% during the month.

Regional areas of the state have been boosted by buyers out of Melbourne, including home buyers seeking a more relaxed and affordable lifestyle, while in some cases working remotely for a city business. The coronavirus shutdown period which forced people to work from home is likely to further enhance this trend.

Our Winter survey of sales activity reveals that Regional Victoria has remained quite resilient in terms of sales activity, in the faces of the Covid-19 impacts. There has been only a minor reduction in the number of locations with growing sales activity, compared to the results of our Autumn survey.

There are 27 locations with rising demand. The numbers for the Winter survey are comparable to the results of the previous four quarterly surveys, which generally have indicated that the Regional Victoria market jurisdiction has passed its peak but remains sturdy.

This market was at its strongest throughout 2018, when three consecutive quarterly surveys had 47, 47 and 51 locations with rising sales activity.

But, as our research regularly demonstrates, real estate prices often remain strong long after the peak of the market in terms of sales activity.

This is shown by the many individual suburbs and towns throughout Regional Victoria which have recorded median price growth above 10% in the past 12 months.

Ballarat has been particularly outstanding, with price growth headed by the suburbs of Ballarat Central (up 24%) and Lake Wendouree (23%). Brown Hills, Redan, Alfredton and Sebastopol have all increased between 10% and 12%. Other Ballarat suburbs have increased 7-8%.

The best performers in Geelong have been Drysdale (19%) and Bell Park (10%), while growth in Bendigo has been led by East Bendigo (21%).

But growth markets have been spread widely throughout the state, including Irymple (27%), Tatura (23%), Nagambie (19%) and Euroa (18%).

Other which have risen by between 10% and 14% include Apollo Bay, Portland, Woodend, Churchill, Daylesford and Morwell.

There are numerous locations throughout Regional Victoria which have delivered annual growth of 7-8-9%.

In terms of locations with rising sales activity, which is a pointer to future price growth, the outstanding LGAs are Geelong and Bendigo.

The City of Greater Geelong has provided strong growth markets for the past three years and continues to show resilience. It benefits from its ability to provide an affordable alternative to Melbourne, underpinned by a strong local economy and good links to the nearby capital city.

In our Winter survey we have identified seven growth suburbs and four consistency suburbs, a good result in difficult times. There are also 15 suburbs in Greater Geelong classified as plateau markets. 

Bendigo has five growth markets and two consistency ones, in addition to nine plateau markets. This important regional city is benefiting from growing interest from Melbourne buyers and also investors from other parts of Australia.

Bendigo is behind Ballarat in the market cycle so we think has more upside, looking to the future. Ballarat has been a great performer in the past 2-3 years, as the price growth figures show, but is past its peak, with only one suburb remaining with growing sales activity.

The other standout is Latrobe City, where Morwell, Newborough and /Traralgon are all growth locations, while Moe and Churchill are consistency markets.

Stable Manor, the Wallace estate, just 99 kilometres north-west of Melbourne on the outskirts of Ballarat, has been listed for sale.
The four bedroom home is set on three acres at 4 Erin Court.
It has been listed by Barry Plant Ballarat agent Elizabeth Minogue.
Its history dates back to the mid-19th century and the 1869‘ Maryville estate.
Its former stables, characterised by a gable roof form clad in corrugated galvanised steel, date back to John Carroll, an Irish immigrant farmer.
He lived and farmed on the property until his death in 1901, where he then passed the farm onto his nephew, Richard Carroll Jnr, who farmed and lived there until his death in 1949.
From the early 20th century, Richard Carroll was also a director of the Wallace and Millbrook Butter Factory and owned the Maryville Hotel.
The home itself was built in 1999, taking inspiration from Gunston Hall, an 18th-century Georgian mansion located near the Potomac River in Mason Neck, Virginia, in the United States, the home of one of America’s founding fathers George Mason.

One of Victoria’s best known truffle farms, Black Cat Truffles has been listed for sale.
Andres and Lynette Haas have listed their 8ha property at Wattle Flat near Ballarat.
Their agritourism business at 150 Howards Rd is for sale asking $1.625 million (plus GST if applicable) through Hocking Stuart Ballarat agent Phil Hayward.
They established the truffiere in 2007 at the property that features a cellar door.

With <a href="/architects">architects</a> recognising the impact on climate change and urban sprawl more so than our government, we are seeing projects that challenge the status quo and influence social change through thoughtful design. 
Design can be used to address social equity and diversity in urban environments by providing affordable housing, green space, sustainable living, appropriate density and a green lean towards public transport and cycling facilities. 

Collaborating with other architects and the community to leverage projects that deliver a deep and sustained social benefit is at the forefront of this movement.  
This allows architects to call out social and environmental inequality by simply providing alternative living and civic spaces with the idea of working with communities instead of working for them. 
With erosion threatening beachfront properties along the coast of Western Australia, Queensland and New South Wales, and the threat of rising sea levels impacting where almost 40% of all Australians livelihood, smart design and planning is most important to influencing and adapting the way we live to retain our lifestyles. 

There are a few projects that unknowingly push the boundaries in opening up discussions between communities on sustainable living and the impact of urban sprawl such as <a href="/architects/breathe-architecture">Breathe Architecture’s </a>Nightingale proposal for Ballarat.

The architectural form of the project is driven to respond to its surrounding heritage brick industrial buildings along Davey Street and the city centre of Ballarat.  
Breathe’s design strategy is to provide more with less, with untreated, tactile and durable materials recycled where possible.

The landscaped courtyard and gardens offer the ability for deep root planting, which encourages residents to grow and sustain vegetables and plants. The facade is also immersed in native plants giving a deep sense of community pride. Through careful material usage and recycled content where possible, Nightingale Ballarat is to be a carbon zero emissions building. Recycled water, renewable energy sources and high quality waste management attribute to the future residents low cost living.

“Nightingale Ballarat has been designed to make sustainable living simple. Common elements like the roof garden and deck, laundry and clotheslines, bicycle parking and shared building services offer a collectively better outcome. By providing meaningful social and utility-based spaces, we look to encourage interaction and activity with friends and neighbours.” - <a href="/developers/nightingale-housing">Nightingale Ballarat </a>Resident Package.

Open walkways with vertical greenery connect the apartment levels, creating spaces for residents to stop and converse. All apartments have an east or west facing living areas with a private balcony providing planter boxes to allow greenery to grow along the facade as well as natural ventilation and daylight adding additional amenity for the residents.

The development has opened up a major discussion for Ballarat residents about the negative impact of urban sprawl, with the population set to grow by 40,000 people in the next two decades. Nightingale offers the first socially beneficial solution that the residents of Ballarat recognise more as a typical Melbourne development and thus are not yet accustomed to within their own city. 
Victoria’s satellite cities are growing at a fast rate as well as Melbourne’s outer suburbs and in Ballarat alone, there are undeveloped, empty lots within the existing city structure that could be developed respectfully to accommodate for this population growth.

A project unfolding in the Sydney suburb of <a href="/new-apartments/macquarie-park-nsw-2113">Macquarie Park</a> is the Ivanhoe public-private housing estate. 
The development is an integrated social housing precinct that offers community facilities, a school, retail, green space and ‘tenure blindness’ for residential properties. 
This is a social leap into disbanding the stigma between private, social housing and rental properties as tenure blindness offers a connectivity of all diversities and demographics.

The existing <a href="https://ivanhoeestate.com.au/">Ivanhoe Housing Estate</a> is set to be demolished to provide an updated private-public mixed community precinct to which benefits social and environmental strains. 
The architecture practices involved with the project are <a href="/architects/bates-smart">Bates Smart</a>, which produced the masterplan, <a href="/architects/candalepas-associates">Candalepas Associates</a>, <a href="/architects/turner-studio">Turner</a>, <a href="/architects/cox-architecture">Cox Architecture</a> delivering residential and community facilities and <a href="/architects/hassell-studio">Hassell</a> whom are responsible for the project’s urban design and landscape architecture. 

The development will include 3000 apartment units replacing the 259 current social housing units on site with a private vertical high school for 1000 students, a 120-bed residential aged care, two childcare centres, a supermarket, cafe’s, specialty retail shops, a multi-functional centre with a hall, gymnasium, pool and outdoor play areas and exercise stations. 
Local infrastructure will be improved for easy accessibility and connectivity and sustainable measures such as solar panels, green roofs, water capture and reuse as well as incorporating car-share facilities and a bicycle space for each dwelling keeps the precinct at a six Star Energy Rating.

The Ivanhoe Housing Estate opens Australian’s eyes to how we perceive each other and help to break down social barriers of classism and elitism that we may hold against each other. 
As communities integrate and Australia becomes one of the most multicultural countries globally, we must progress in our thinking and feelings towards each other to which density can provide that close kinship. 
The proposal has been massively influenced by community engagement and have opened up to existing residents and locals to participate in the discussion. Having social or privately owned apartments not perceivable by the public domain encourages social equality and a deconstruction of stigmatic and biased views once shared between community.

 
The architecture and urban planning industry can progress forward and benefit from a sense of personal accountability and understanding on the issues that face us in Australia. 
The outcome of these projects can no longer be just a building, but a living entity that impacts social life, so instead of thinking about providing shelter, we need to think about providing a higher quality of life.

Architecture as a tool for social change

A new Ballarat child care centre, leased to Beginnings Early Learners, has sold for $4.7million, seven days after being listed with Savills Australia. 
CBD &amp; Metropolitan sales agent, Mark Stafford, brokered the off-market deal for 2 Mia Street, Alfredton, following a failed expressions-of-interest campaign with a competitor agency.  
Mr Stafford said the sale price represented a 7.46 per cent yield.
It reflected a rate of $36,154 per place.  
“Savills was able to act swiftly for our vendor, with the property being snapped up by a local investor attracted by the high-growth location, strong rental yield and brand new building,” Stafford said. 
“The deal highlights the strong demand we’re experiencing for income-producing assets with long-term leases.” 
The transaction comes on the back of Savills recent sale of a childcare centre at 17 Station Street, Pakenham, which sold with a six-day settlement.
