Developers and apartment buyers have a narrowing window of opportunity before Brisbane's Olympic infrastructure pipeline begins competing directly with residential construction, pushing up costs, tightening labour supply and making new projects increasingly difficult to deliver.

While Brisbane's apartment market continues to benefit from strong population growth and limited housing supply, industry research suggests the years leading up to 2027 could prove to be the most important period for developers looking to secure builders and buyers hoping to purchase before the next wave of price increases.

A new Colliers report, Brisbane 2032 Olympic and Paralympic Games: Creating Solutions, highlights the scale of the challenge. While thousands of new homes are planned across South East Queensland, the Brisbane Olympic Athletes Village alone will deliver more than 10,500 beds during the Games before being converted into around 1,750 to 2,000 apartments. Equivalent to almost two years of typical inner-city apartment supply, the project will also absorb a significant share of the construction workforce and building materials.

The broader construction pipeline paints an even clearer picture.

Construction Skills Queensland's Horizon 2032 report forecasts Queensland's annual construction pipeline will average $69 billion over the coming years before peaking at $75 billion in 2027-28. Demand for construction workers is expected to increase by 17 per cent to almost 150,000 people, with the industry facing an annual shortfall of around 19,000 workers that could blow out to as many as 35,000 during the peak construction period.

The Olympic venues, athletes village and supporting infrastructure will account for billions of dollars worth of work across South East Queensland through to 2032, creating intense competition for labour at a time when Australia's residential construction sector is already under pressure.

Colliers Queensland Residential Director Andrew Scriven said the convergence of these projects is creating a clear window of opportunity for both developers and buyers.

"From 2027 onwards, the market will shift dramatically," Scriven said.

"Labour will increasingly be locked into government-led infrastructure and Olympic projects, which means private residential developments will face higher costs and tighter margins. The developers who move now are the ones most likely to get projects off the ground."

Scriven said the same dynamic would also affect buyers, with fewer apartment projects expected to launch once construction capacity tightens.

"If you're looking to change your lifestyle over the next five years, now is your window of opportunity to buy."

Developers are already positioning themselves ahead of that window.

Following the success of Monarch at Toowong, Consolidated Properties is preparing to launch two new Brisbane apartment projects in the second half of 2026. They include <a href="https://www.apartments.com.au/new-apartments/gloriette-30-bedivere-street-yeerongpilly-qld-4105">Gloriette</a> at Yeerongpilly Green, a 25-storey tower within one of Brisbane's key Olympic precincts, and <a href="https://www.apartments.com.au/new-apartments/castile-47-skyring-terrace-newstead-qld-4006">Castile</a>, a recently approved 25-storey riverfront development at 47 Skyring Terrace in Newstead.

Hutchinson Builders will deliver both projects, with early works already underway at Yeerongpilly and Newstead expected to commence later this year.

The timing comes as Brisbane's fundamentals continue to strengthen, with strong interstate migration, population growth and vacancy rates remaining below 1.5 per cent.

Colliers Queensland researcher Pragya Sharma said Greater Brisbane is forecast to require around 40,000 new apartments between 2021 and 2031.

"There's a real mismatch emerging between when housing is needed and when it will be feasible to build," Sharma said.

"As a result, the period leading up to 2027 presents a key window of opportunity for developers to secure approvals, funding and construction capacity, while buyers will have greater choice before supply constraints intensify."

Inter-generational living drives demand for COMO’s dual key apartments as housing pressures reshape buyer priorities 

Builder-developer&nbsp;<a href="https://www.apartments.com.au/developers/ceerose">Ceerose</a> has doubled down on its Leichhardt ambitions, lodging its second State Significant Development Application (SSDA) in the suburb in the last six months.

Their newest proposal seeks to transform a former industrial precinct into a new residential community centred around the adaptive reuse of one of the site's heritage warehouse buildings.

The new project, on a 6,930 sqm block at&nbsp;<a href="https://www.apartments.com.au/new-apartments/40-76-william-street-leichhardt-nsw-2040">40–76 William Street</a>, will bring more than 200 apartments to a suburb that has seen little to no new supply in recent years. It follows Ceerose's late 2025 SSDA for a mixed-use apartment project on nearby Parramatta Road, signalling the developer's growing investment in Sydney's Inner West.

Ceerose Founder Edward Doueihi told Apartments.com.au the developer’s long-standing presence in Leichhardt and the Inner West had given it a strong understanding of how the area has evolved and where its future opportunities lie.

“Ceerose has had a long-standing presence in Leichhardt and the Inner West, giving us a unique understanding of the area’s evolution and future potential,” Doueihi said.

The retained structure would anchor a new residential precinct comprising five interconnected buildings arranged around a large central landscaped courtyard, with heights stepping from five storeys along the surrounding residential streets to 11 storeys at the William Street corner.

According to the Architecture Design Report by Woods Bagot, the proposal "seeks to create a residential village centred around a generous green heart while celebrating the site's industrial heritage through the adaptive reuse of the existing warehouse building."

The development would comprise 203 apartments, with 188 proposed as build-to-sell residences, alongside 15 affordable housing apartments.

Rather than treating the retained warehouse as a standalone heritage object, Woods Bagot has sought to weave the site's industrial history throughout the masterplan. The proposal retains the north and west facades of the landmark corner warehouse, while new buildings reinterpret the site's brick-and-steel industrial language through their material palette and architectural expression.

The design is organised around what Woods Bagot describes as a "green heart", a landscaped communal open space that reinstates the leafy character removed when the site became an industrial storage facility. A new pedestrian laneway running through the site would improve permeability between William, North and Francis streets, linking residents through landscaped public spaces while activating the ground plane.

Residents would have access to communal gardens and shared recreation areas distributed throughout the development. Sustainability has also been prioritised, with the project targeting an average 7.9-star NatHERS rating. Proposed initiatives include rooftop solar generation, rainwater harvesting, passive solar design, naturally ventilated lobbies, extensive cross-ventilation and the reuse of existing building fabric to reduce embodied carbon.

The adaptive reuse strategy became a defining feature of the application after heritage investigations found only one of the site's industrial buildings could feasibly be retained. The Heritage Impact Statement concludes that preserving the key warehouse façades while referencing the site's industrial character throughout the new development provides an appropriate balance between renewal and conservation.

More than 60 people lined the small street off South Terrace for the auction, which opened at modest bid of $800,000.
The successful bidders became the ninth family to own the 1860s home.
It then came down to two prospective buyers before going under the hammer for $960,000.
The new owner said she planned to rent out the property to allow time to develop plans for adding new touches to the historic home.
“I kept thinking we weren’t going to get it,” she told the local paper.

Adelaide trophy house sold for $960,000

Adelaide has the highest boost in total listings over the past 12 months, according to CoreLogic’s latest report.
The property data firm says that the number of total listings in Adelaide has increased by 6.4 percent to 8567.
However Sydney still dominates the number of new listings with an increase of 17.2 percent to 7330, given the seasonality of Easter being at this time last year.

Only Darwin has a decline in the number of properties, total and new, with the number of new listings dropping to 179, a decline of 4.3 percent.

Listings spike in Adelaide: CoreLogic

Adelaide units are a $1000 cheaper compared to Hobart, according to CoreLogic’s latest report.
The property data firm says that Adelaide units average at $323,000 compared to Hobart’s $324,000 in private treaty sales.

However Hobart is the cheapest place to purchase a house with a median price of $366,000.
Sydney remains the most expensive place to purchase a property with houses averaging at $950,000 and units at $738,000.

Heritage listed 1860s Adelaide house listed for auction

Developer Greaton has awarded the stage one build contract for its $300 million West Franklin residential project to Built Environs.
Stage one of West Franklin, on the corner of Elizabeth and Franklin Streets in Adelaide, will feature 272 residential apartments spread across two towers sized 18 and 20 storeys.
The contract is worth $90 million.
Nicho Teng, managing director of Greaton said they will be using an innovative construction methodology, bubble deck, which will result in a shorter construction phase.
Construction is expected to start in April and stage one is due to be completed early 2019. Over 140 sales have been secured in stage one.
Residential facilities include a 20 metre lap pool, gym, spa, sauna, resident dining rooms, BBQ facilities, cinema, golf simulator and roof top bar.

Adelaide's new future is on the rise: Greaton

Local Adelaide agents are reporting continued low levels of stock in city fringe, locations within 10 kilometres of the city and in beachside locations, according to HTW’s February 2017 update.
The valuation firm says demand for quality housing in these areas seems set to continue if lower supply levels prevail.
There is also continuing activity from developers within suburbs that have undergone zoning changes in recent times such as the Campbelltown and Prospect areas.
“The outlook for 2017 will largely hinge on any potential interest rate increases and in the northern suburbs, the upcoming closure of the Holden manufacturing plant,” HTW says.
“Recent media reports have discussed the increasing levels of consumer debt and the high levels of investor activity versus diminishing activity in the first home buyer market segment.
“Future interest rate decisions will further influence these levels of activity.”
The firm also cautions buyers that there is quite a high level of stock available of housing that is less than five years old.
“Quite often a premium is being paid for a new product, when a similar dwelling is available in the same suburb, albeit slightly older.
“There is increasing construction of apartments in the Adelaide CBD and given the relatively stagnant values in this market segment, this type of property should be treated with caution.”
According to HTW, Adelaide is the most affordable mainland capital city on a median house price basis.
It points to ongoing infrastructure projects such as the Torrens to Torrens road upgrade, O-Bahn tunnel works and Darlington upgrades as employment opportunities for the state and improved facilities for the public.
“We would expect some increased activity in the market leading into February,” the report says.
A two bedroom house at <a href="https://www.realestate.com.au/property-house-sa-adelaide-124597538" target="_blank">265 Angas Street</a>, Adelaide (above) has been listed for between $560,000 to $580,000.

Adelaide property market hinges on interest rate decisions: HTW

New rail infrastructure has boosted the profile of Adelaide’s seaside suburbs Christies Beach and Seaford, according to HTW’s February 2017 update.
The valuation firm says segments worth watching this year are: detached housing in the suburbs of Welland, West Hindmarsh, Renown Park and Devon Park where improved infrastructure is in place; Edwardstown in the southern suburbs (eight kilometres from the CBD); Christies Beach and Seaford (beachside southern suburbs); and quality properties under $500,000 within 10 kilometres of the CBD as these are increasing in scarcity.
“Welland, West Hindmarsh, Renown Park and Devon Park are all situated within close proximity to solid performer suburbs such as Allenby Gardens, Croydon and West Croydon,” the report says.
“These suburbs provide an opportunity for purchasers attempting to enter the latter suburbs but at a more affordable price point.
“These areas are gentrifying, have increasing levels of in-fill development occurring as well as renovations and upgrades of older, character style housing.”
The firms says the Torrens to Torrens project, which is upgrading a large section of South Road, will further improve access to these areas and increase appeal to potential purchasers.
Edwardstown is in proximity to the increasingly popular areas of Clarence Gardens and Daw Park and is currently undergoing large levels of in-fill development.
“Driving through this suburb at the moment, there are a number of dwellings being demolished to make way for higher density, modern housing,” HTW says.
“The suburb is well serviced and has access to a number of arterial roads, providing good vehicle access to the north and south of the city as well as the CBD.
“Christies Beach and Seaford, in particular, provide more affordable opportunities than the neighbouring suburb of Port Noarlunga.”
The recent electrification of the Seaford railway line has improved access to this area.
The Southern Expressway also provides access to the Adelaide CBD which will be further enhanced via the Darlington upgrade currently underway.
“There are increasingly improved facilities in these areas, as there is increasing development in the area, both in-fill and in the Seaford Meadows South development.
“Areas such as Happy Valley and Reynella East still provide affordable detached housing under $450,000 which is comparatively affordable compared to many sections of the market.
“Land release prices in suburbs such as Penfield and the Gawler area continue to increase.”
A three bedroom house at <a href="https://www.realestate.com.au/property-house-sa-reynella+east-124526034" target="_blank">13 McClure Avenue</a>, Reynella East (above) has been listed for between $330,000 to $340,000.
Similarly a four bedroom house at <a href="https://www.realestate.com.au/property-house-sa-happy+valley-124644618" target="_blank">20 James Road</a>, Happy Valley (below) has been listed for between $345,000 - $365,000.
