The residential transformation of St Kilda Road is set to continue into with more new apartment plans for the sought-after boulevard.

Wing Tai Asia has lodged plans for a major residential tower at 464-466 St Kilda Road, replacing the former VACC House with an 18-storey mixed-use development designed around a retained heritage podium and a sculpted contemporary tower.

The proposal, prepared under Victoria’s Significant Residential Development with Affordable Housing pathway, would deliver 325 apartments and ground-floor retail across the prominent 4,653 sqm boulevard site in Melbourne’s St Kilda Road North Precinct.

The project centres on the adaptive reuse of the site’s heritage-listed VACC Building, an eight-storey office designed by Bernard Evans that has occupied the address for decades. Planning documents state the development would involve “carefully dismantling and conserving off-site the original metal fabric of the podium visible from St Kilda Road,” before reinstating it as the defining frontage of the new scheme.

Above the restored podium, Wing Tai is proposing a curvilinear residential tower. The scheme includes 172 one-bedroom apartments, 63 two-bedroom apartments, 66 three-bedroom apartments, and 24 four-bedroom apartments, alongside two ground-floor food and beverage tenancies fronting St Kilda Road.

The tower has been designed with substantial articulation and variable setbacks to minimise perceived bulk and maintain view corridors along the boulevard. Urbis, which prepared the planning report, said the design “has been significantly articulated through a curvilinear design” with “an interplay with materials, façade expression and depth” to create visual separation and visual interest.

The proposal also includes 254 basement car spaces, landscaped pedestrian links connecting St Kilda Road and Queens Lane, and a biophilic landscape strategy featuring canopy trees, raised planters, cascading greenery and a glass oculus pool overlooking the eastern frontage.

Planning documents confirm the $270.1 million development will contribute 3 per cent of project costs to the Social Housing Growth Fund as part of the application process.

Wing Tai acquired the St Kilda Road property in 2018 alongside Abacus Property Group for $95.38 million, before later consolidating ownership of the site. The property previously served as the Victorian Automobile Chamber of Commerce headquarters for around 60 years.

The transformation of the St Kilda Rd boulevard is already beginning to materialise, with a number of high-profile projects recently completed, launched, or approaching launch as developers continue to back the long-term appeal of the precinct.

Among the most notable recent completions is Louise by Samuel Property Group, just off the strip on Queens Lane, the same pocket Hirsch &amp; Faigen recently launched The Queensbury. Mirvac is too on the same street with The Albertine, which is approaching completion.

Dexus recently secured approval for its slice of St Kilda Road, while Gurner also has approved plans for the precinct.

Wing Tai unveils 325-apartment St Kilda Road tower on former VACC House site

Malaysian developer <a href="https://www.apartments.com.au/developers/s-p-setia">SP Setia</a> is the latest to jump into St Leonards booming Transport Oriented Development precinct.

The developer, which has previously delivered Sapphire by the Gardens apartment development in Melbourne, identified the Atchison Street site in 2023. It filed a Scoping Report around 12 months ago, and now has revealed the designs for the new&nbsp;40-storey mixed-use tower.

The State Significant Development Application covers <a href="https://next-portal.urban.com.au/projects/14650/summary">20-22 Atchison Street</a>, a 1,374 sqm site positioned between St Leonards Station and the new Crows Nest Metro station.

Designed by <a href="https://www.apartments.com.au/architects/cox-architecture">COX Architecture</a>, the project would deliver 181 apartments, above a four-storey commercial podium, five basement levels, and new public domain works along Mitchell Street. The apartment mix comprises 35 one-bedroom apartments, 39 one-bedroom-plus-study apartments, 85 two-bedroom apartments, and 22 three-bedroom residences.

The proposal has been lodged as a shop-top housing development under the NSW Government’s TOD planning pathway, which allows increased density around key transport infrastructure. The site sits within the recently rezoned Crows Nest Accelerated TOD Precinct.

SP Setia acquired the Atchison Street site as part of its continued expansion into the Australian apartment market. In comments made to City &amp; Country (The Edge Malaysia) in 2023, SP Setia President and CEO Datuk Choong Kai Wai described the acquisition as “a strategic move” aligned with the group’s post-pandemic market recovery strategy.

“Our target for this exceptional development is local and overseas buyers, including first-home buyers, downsizers and investors,” Choong said.

The tower has been designed as a slender vertical form rising from a mixed-use podium, with COX Architecture positioning the development as a response to the evolving St Leonards and Crows Nest skyline.

“The purpose of the project is to facilitate the delivery of high-quality housing at a strategically located site and deliver a built tower outcome that is consistent with the desired future character of St Leonards and aligns with the TOD controls,” the design report stated.

The podium would incorporate retail uses fronting Atchison Street, commercial tenancies, landscaped communal areas, and pedestrian improvements along Mitchell Street. Vehicle access and loading would be consolidated via Atchison Lane.

Residents would have access to more than 665 sqm of communal indoor and outdoor spaces, while the development proposes 96 parking spaces across five basement levels.

The proposal also includes a commitment for 10 per cent of residential floor space to be allocated toward affordable housing through a monetary contribution.

COX said the tower form responds directly to the emerging high-density character of the precinct while seeking to maximise solar access, cross ventilation, and outlook from apartments.

“The building is orientated towards north,” the Apartment Design Guide compliance report noted, adding that the tower’s slim form was driven by the constrained inner-urban site dimensions.

The design also incorporates landscaped setbacks and communal open space at podium level, intended to soften the interface with surrounding streets and improve pedestrian amenity.

The project adds to a growing wave of redevelopment proposals reshaping St Leonards and Crows Nest following the opening of the Sydney Metro City line and the NSW Government’s push for higher-density housing around major transport nodes.

<a href="https://www.apartments.com.au/developers/urban-property-group">Urban Property Group</a> has revealed plans for a new mixed-use tower at 10 Dangar Street, Wickham, advancing a proposal that would reshape the southern gateway to Newcastle’s city centre with one of the city’s tallest residential buildings.

The State Significant Development proposal, now on exhibition, seeks approval for a <a href="https://www.apartments.com.au/new-apartments/bowline-10-dangar-street-wickham-nsw-2293">43-storey tower</a> immediately adjacent to the Newcastle Interchange. The project would deliver around 200 apartments, including 42 affordable housing dwellings, alongside 99 co-living units, a 171-room hotel, retail space, and new public domain integrated through the site.

The scheme marks a significant escalation of plans previously approved for the site. Urban Property Group took over the prominent 2,904 sqm parcel, where excavation and demolition had already commenced under an earlier consent for a 14-storey mixed-use development.

The proposal includes 245 build-to-sell apartments across a mix of one, two, and three-bedroom residences, as well as two penthouses. Fifteen apartments and one operational unit are earmarked for NDIS housing. The co-living component would add a further 99 units, while the podium would accommodate retail uses and hotel facilities.

SJB said the site presents “a valuable opportunity to anchor the precinct by setting the standard for design, active ground planes and character at the key southern gateway.”

The architecture responds directly to the site’s position beside major transport infrastructure and within one of Newcastle’s fastest-evolving urban renewal precincts. The tower form sits above a sculpted podium designed to frame new public spaces, including a through-site pedestrian link connecting Station Street to Hannell Street, landscaped plazas, and activated retail edges.

The design report describes the project as part of the broader transition of Wickham into “a vibrant, high-quality mixed-use urban precinct” that leverages proximity to the station, open space, and regional connectivity.

A detailed public art strategy has also been prepared for the development. The strategy positions the project as “a transit-oriented development of state significance at the gateway to Newcastle’s city centre” and outlines a series of integrated artworks responding to Newcastle’s industrial and transport heritage.

Creative Road’s curatorial framework for the project, titled Unveil, draws on “stratified surfaces, carved volumes, and light-filled apertures” while referencing Newcastle’s transformation from an industrial city into a contemporary education and technology hub.

The proposal is being advanced through the NSW Housing Delivery Authority pathway after being declared State Significant Development in June 2025. The accompanying scoping report states the development aims to “maximise the site’s proximity to the Newcastle Interchange by delivering transit-oriented development” while increasing housing supply and affordable housing provision within the Newcastle LGA.

Urban Property Group’s plans align with the long-term strategic vision established under the Wickham Master Plan, which identified the interchange precinct as suitable for substantial uplift in height and density. The current proposal would significantly intensify that vision, positioning the tower among the tallest developments proposed for Newcastle.

The site sits immediately north of the Newcastle Interchange, bounded by Dangar Street, Hannell Street, and Charles Street. It is surrounded by a rapidly growing cluster of residential towers and mixed-use projects that have emerged following the completion of the light rail and transport interchange.

Sleeper beds cap off the fourth best in Property Observer's top 20 home cinemas list

Residential developer AV Jennings, which is celebrating its 80th birthday this year, claims the current political climate following the last Federal election may be delaying purchasing decisions, as it forecasts a net annual loss after write-downs of up to $32 million.
In market guidance released ahead of the August 8 full-year results announcement, AV Jennings expects to make a post-tax profit of $5.1 million before accounting for asset write-downs of between $32 million and $37 million.
The write-downs are mainly in regional areas of Queensland and NSW with the company “reassessing its operational strategy in various projects” and revising its "bases and assumptions to determine the carrying value of its assets”.
The developer says there has been “further deteriorating residential market conditions in early 2012, especially in many regional areas and the delay in the timing and the extent of the forecast recovery in Queensland and NSW which had been expected in 2012”.
This, the developer said, had resulted in “reduced volumes and margins from those forecasted”.
NSW residential projects include Seacrest in Sandy Beach, just north of Coffs Harbour, with land priced around $160,000, and house and land packages around $450,000.
Queensland residential projects include the Glenrowan Estate in the village of Walkerston, just west of Mackay with lots priced around the $170,000 mark.
Aside from the political uncertainty, AV Jennings says negative consumer sentiment has been driven by “macro-economic” events in Europe and the US, and the impact of the slowdown in China on Australia.

Queensland and Perth consistently delivered the homes with the most luxurious home theatre rooms, but New South Wales and Victoria had their fair share.
Property Observer found these homes on the market in the last year or so with the grandest home theatre systems available. Here's 20 to 11, then next week we countdown the best 10 home cinemas.

This elegant 10-seater arrangement comes from a <a href="https://www.domain.com.au/Property/For-Sale/House/QLD/Hope-Island/?adid=2007637175" target="_blank">home in Hope Island</a>. The tiered seating matches the pastel colour scheme of the rest of the room. The hidden projector is a nice touch that keeps the room looking polished. The rest of the home is as you’d expect for its initial $19 million asking price. The mega-mansion sits on a 5,400-square-metre block and has a 176-metre water frontage. The seven bedroom, 10-bathroom house is being marketed with an eye to the foreign market. It now's been listed through Ray White Surfers Paradise with $16.5 million hopes.

It’s just you and the movie in this theatre. The stark austerity of the room caught Property Observer’s eye. It almost matches the aesthetic of The Matrix playing on the screen. There’s little else in the room except for the cinema seating and a 120-inch screen. It’s part of an 893-square-metre home in Ascot with extensive gardens and a waterfall. It was recently on the market through Anjanette Parker of Anjanette Parker Property Clayfield.

This home theatre in Paradise Point is an understated theatre room. It’s from a three-level, five-bedroom home that sits on a 30-metre waterfront with mooring facilities for a 30-metre yacht. It also has a 10-car garage in the basement and a commercial-grade elevator. It was recently available through Sarah Filippini from Island Realty. 17

These look like the sort of sofas that have been in the family for years and get comfier with each passing day, but apparently they’re made to order. A very friendly way to provide seating in a home theatre. The roof looks suspiciously like audio panels as well. It’s part of a <a href="https://www.realestate.com.au/property-house-qld-whitfield-107314869" target="_blank">five-bedroom megahome in Whitfield</a> with two swimming pools, spa, several lounges, a private library, a music podium and a tropical fruit tree orchard. It is listed through Sue Clyde-Smith of Elite Cairns and Beaches with $2,495,000 hopes.

This dark room lets nothing distract from the experience of watching a movie. It’s just you and the screen in a pitch-black room. The room is in a three-level, four bedroom <a href="https://www.realestate.com.au/property-house-qld-scarborough-106394273" target="_blank">Scarborough, Queensland, home</a> on the waterfront. It comes with an elevator, jet-ski storage, suspended lap-pool and a private beach. It is listed through Maddies Hermans of Century 21 Scarborough.

The owners of this place have gone for a different atmosphere. Rather than emulate the feel of a cinema as close as possible they’ve got for a more comfortable and homely approach. The bank of sofas and the striped wallpaper gives it a more social atmosphere than other home theatres. The rest of the four-bedroom property overlooks Bronte Beach and features a spa, a heated swimming pool, a sauna and a wine cellar. 14

Carpet like this doesn’t exist outside of cinemas. The tiered seating gives an easy view of the screen. It lacks any extraneous clutter to create a comfortable viewing atmosphere. This is a big screen. It’s like being seated in the front row of a cinema without having to look up. This three-bedroom house in North Adelaide also comes with a waterfall that cascades into a solar-heated swimming pool while rainforest noises are piped through hidden speakers.

Oddly shaped rooms are apparently perfect for home theatres as they’re good at preventing standing waves. This smaller offering has all of the cinema magic one could hope for, especially with those red velvet curtains. It’s part of a four-bedroom <a href="https://www.realestate.com.au/property-house-qld-buddina-109092191" target="_blank">Buddina property</a>. It was recently sold by Mark Unkel of Elite Lifestyle Properties Minyama. 11

The staggered seating gives uninterrupted views of the massive screen at the front, and the wall-mounted speakers complete the experience. It’s built into a 1,115-square-metre <a href="https://www.realestate.com.au/property-house-qld-manly+west-109182706" target="_blank">Manly West mansion</a>, which has an eight-person spa, a sauna, a 10-car garage and seven bedrooms. It’s listed through Margaret Vote of Raine &amp; Horne Wynnum / Manly with $2.5 million-plus hopes.

Popcorn and property: Australia's top 20 home cinemas worthy of Academy recognition – 20 through 11

In my former life (before I was a property developer) I worked in the cosmetics industry.  One of my claims to fame was that I invented a whole new product category.  A category is a group of products that have similar characteristics. For example, when you go into the grocery store, everything is categorised in aisles; so the cereal aisle will be made up of categories such as mueslis, oat products, biscuits (e.g. wheat bix), etc.
My “invention” was depilatory cream for men.
Yep, you heard right.  Back then in the early 1990s I was a young product manager looking after a women’s wax and depilatory range.  For those who may not know, a depilatory cream dissolves the hair just below the skin’s surface so you get a smoother result than shaving and it’s not as painful as waxing (ripping the hair out by the roots sometimes causing ingrown hairs).
After some in-depth research, I found that men were starting to focus on hair removal.  Not just on their faces but also on their chests and legs.  Some men would remove hair for sporting reasons –  i.e. triathletes or swimmers, apparently making them faster – but others had started doing it for aesthetic reasons, as apparently a bare chest accentuated their muscles (not that I noticed).
How did I research this?  Back in the old days, I would occasionally venture into the city and go to nightclubs with my now husband. I would see guys, mostly gay or body builders (or both) dancing around with no shirts on and with not much body hair.  As I was managing a brand of hair removal products I decided to conduct a little research (hoping I could tax deduct the exorbitant door fee!) and ask the guys how they removed their hair.  Funnily enough, they were more than happy to tell me they were shaving or waxing and not happy with the results.  I won’t go into any more detail here as this is actually a column on property developing, but suffice it to say the light bulb went on and I saw an opportunity in the market. I soon launched the first extra-strength depilatory cream for men and called Andre.  If anyone has ever used this product, I’d love to hear from you!
So what has men’s hair removal have to do with property development?
Nothing, really.  The point I’m trying to make is that this week I came up with a new development product to fit into our established property development category.  The new product slips in right between our existing granny flat and dual-occupancy development strategies.  It’s filling a gap and I think a need in the market.
I can’t really say we’ve invented it as perhaps others are already doing it, but we’ve taken a proven strategy – building a granny flat on existing property – to a higher level.
I’m calling it the “new, new granny” opposed to the “old, new granny”.
With the “old, new granny” strategy we are finding properties with an existing (old) house that is suitable to renovate and then building a new two-bedroom granny flat on the land. This strategy has been very popular, and the main benefits are:
<ul>
<li>It’s cost effective; about $360,000 in total costs (in the Hunter region of NSW).</li>
<li>High gross yield of 8-9%.</li>
<li>We add value to the house through renovation.</li>
<li>Usually the property is located in established suburbs with good sales and rental history. The suburbs we choose have and charm and character.</li>
<li>It’s quick, typical timeframe about three months to complete.</li>
</ul>
This strategy appeals to people on a certain budget wanting cashflow.
In our “new, new granny” strategy, we build a new house and a new granny flat at the same time.
This strategy will be very popular as the main benefits are:
<ul>
<li>We can design the type of house we want to build.</li>
<li>Maximise rental return by adding rooms, increasing the size of house or other features in demand.</li>
<li>Higher depreciation benefits are achieved.</li>
<li>Design to fit the granny flat rather than have to work with position of existing house.</li>
<li>Appeal to higher-income tenants looking to rent new property and achieve higher rent.</li>
<li>Building warranty included for both new dwellings.</li>
<li>Total cost around $520,000</li>
<li>Possible higher capital growth prospects</li>
</ul>
The difference is a lower yield for the “new, new” strategy of about 7.5%, but depreciation is higher so most likely a cashflow-positive result for the investor (depending on their taxable income).  This strategy suits someone wanting more depreciation and possibly higher capital growth potential, as we’ll be building these in upmarket land estates.
It was fun running the figures and seeing just where this new development strategy would fit into the Property Bloom range of developments we offer.  We now have a firm build estimate, some great land lots lined up and are ready to launch our new product. I knew my marketing background would come in handy one day!

Bringing new products to market: A smooth new granny flat option

Elvis Presley appeared in around 33 movies that no doubt have been played on rotation in this little Gold Class cinema.
Turn on its expensive sound system, sit back in the tiered oversized chairs, and watch the giant projector screen in this deep red offering in Pakenham. This big cinema is part of a four-bedroom home, one of two residences on the 52-hectare block. The house comes with its own bar, gum hardwood floorboards; standard farm features. Popcorn and property: Almost a private Elvis picture theatre palace – Australia's 9th best home cinema

It’s like going to a Gold Class cinema and having it all to yourself – plus you can pause the movie while you get another Coke and popcorn top-up. A simple TV just doesn’t suffice for a lot of home owners these days. Many enthusiasts will buy a large LED TV and an expensive sound system, which is great, but even that isn’t enough for some cinephiles. Many houses now come with home theatre rooms – rooms dedicated to the ultimate audio-visual experience.
The most opulent of offerings include banks of tiered oversized reclining chairs, giant projector screens, overhead lighting like a night sky and cinema-style furnishings. Watching a movie in a room like these really is an immersive experience, in every sense of the word.
This green room in <a href="https://www.realestate.com.au/property-house-nsw-bellevue+hill-109501446">this Bellevue Hill home</a> looks very different to the others we’ve seen, but the owners still couldn’t resist the traditional red chairs. It ranks as the 10th best cinema Property Observer has spotted in the past year or so. Just out the door of the cinema and you’ll have access to the home’s 700-bottle wine cellar. Grab a bottle on your way from the cinema to the heated pool. It was recently sold by Michael Finger of Ray White Double Bay.
