Queensland builder-developer MAYD has revealed the first look at its major North Kirra beachfront development, lodging amended plans that reduce the number of apartments and increase the proportion of larger residences.

The project is planned across a substantial 4,742 sqm amalgamated site spanning seven lots at <a href="https://www.apartments.com.au/new-apartments/2-6-pacific-parade-bilinga-qld-4225">2-6 Pacific Parade</a> and 27-33 Golden Four Drive in Bilin​ga, directly opposite Nor​th Kirra Beach.

<a href="https://www.apartments.com.au/developers/mayd-group">MAYD</a> secured the site for $32.5 million in 2025, in what was one of the Gold Coast's largest property transactions of the year.

The development will be delivered across two stages, with the first stage carrying an estimated gross realisation value of around $360 million.

The latest amendments seek to reduce the overall apartment count and shift the project further toward the owner-occupier market, with larger residences designed for buyers wanting considerably more space than traditionally offered in a beachfront apartment.

The residential mix will include townhomes, oversized two-bedroom apartments, substantial three-bedroom residences and four-bedroom homes.

MAYD has appointed Cera Stribley to lead the architecture and interiors, with the Melbourne-based design practice drawing on the beachfront setting through a series of ocean-facing terraces and heavily landscaped balconies.

Strong horizontal forms and curved balconies will define the exterior, with subtropical landscaping integrated throughout the building to soften the built form and increase the connection between the residences and the beachfront.

The project will also include an extensive collection of resident wellness and lifestyle facilities, continuing the broader shift across the Gold Coast's luxury apartment market toward larger homes supported by resort-style amenity.

MAYD Founder Todd Mould said North Kirra was increasingly appealing to buyers attracted to the more established, lower-density character of the southern Gold Coast.

"North Kirra presents one of the most compelling luxury residential opportunities currently emerging in Australia, combining absolute beachfront with the character and authenticity that buyers are increasingly seeking, and the same sense of tight-knit community that defined Burleigh and Currumbin perhaps 10 or 15 years ago," Mould said.

"With Gold Coast Airport on its doorstep, it also offers a level of accessibility that broadens its appeal across almost every market demographic."

The project comes as the southern Gold Coast continues to attract an increasing share of high-end apartment development and buyer activity.

Kirra in particular has emerged as one of the region's more tightly held beachfront markets, with its relatively low-density character, established surf and hospitality scene and proximity to Gold Coast Airport differentiating it from the higher-density markets further north.

Mould said those characteristics had informed the approach MAYD and Cera Stribley had taken to the project.

"We've worked closely with Cera Stribley to create a vision that is deeply connected to its surroundings," he said.

"Inspired by the coastline itself, the architecture has been shaped around space, privacy and resort-style living, creating a collection of homes that reflects the next generation of luxury on the southern Gold Coast."

MOTIV Managing Director Carly Cottam, who has been appointed to market the project, said buyer attention had continued to move south along the Gold Coast.

"Purchasers who may once have defaulted to Broadbeach, Main Beach or Surfers Paradise are increasingly recognising the value of a genuine beachfront location that offers lower density, strong amenity and a more established sense of community," Cottam said.

"Kirra has a powerful combination of growing demand and genuine scarcity. Beachfront supply is inherently constrained, the area remains relatively low density, and buyers are increasingly placing a premium on locations that feel established, uncrowded and authentic rather than heavily developed."

Cottam said the proximity to Gold Coast Airport was also proving increasingly important for interstate and second-home buyers.

"Being minutes from Gold Coast Airport makes it particularly compelling for interstate buyers, frequent travellers and second-home purchasers who can access an authentic coastal lifestyle almost immediately after stepping off a flight."

The acquisition takes MAYD's active development portfolio to more than $500 million, with the North Kirra project representing one of its largest undertakings to date.

MAYD is targeting an early 2027 launch.

First look at MAYD's North Kirra mixed-use precinct

Castle Hill, the longtime hub of the Hills District, has been one of the major beneficiaries of Sydney's Metro expansion, with improved connectivity helping drive continued population growth, development and buyer demand across the Hills District.

But despite that growth, the suburb has seen relatively few major new apartment projects brought to market over the past 18 months.

Hills District developer Reve Group is looking to fill that gap with <a href="https://www.apartments.com.au/new-apartments/nova-r-ve-castle-hill-2-garthowen-crescent-castle-hill-nsw-2154">Nova Rêve</a>, a major new mixed-use precinct on the corner of Garthowen Crescent and Old Castle Hill Road, a short walk from Castle Hill Metro Station and Castle Towers.

The project will comprise three residential towers alongside a hotel, restaurants, cafes and a skybar, more than 1,600 sqm of ground-floor retail and almost an acre of landscaped gardens.

It represents the largest project undertaken by Reve Group, the development arm of the Kassis family, which has been building across the Hills District for more than 30 years through Kassis Homes.

Nova Rêve also represents a significant step up from the family's first apartment development, Grand Rêve, which was delivered nearby on Garthowen Crescent.

Grand Rêve introduced larger, house-like apartment layouts and premium inclusions including Wolf and Sub-Zero appliances to the Castle Hill market.

Nova Rêve takes that approach to a precinct scale, combining the residential component with hospitality, retail and substantial public and resident landscaping.

Reve Group Managing Director Sam Kassis said the project reflected the family's three decades of building in the Hills, which has evolved from trophy homes on quarter-acre blocks to larger-scale apartment development.

"Grand Rêve was our first apartment project here and it showed us what this pocket of Castle Hill could be. Nova Rêve is the refinement of that idea: not just apartments, but a place the whole suburb can use," Kassis said.

A key part of that approach is the hotel, which has been designed to operate as an amenity for the wider Castle Hill community rather than solely hotel guests.

It will include restaurants, cafes, skybars and all-day dining, alongside conference and event facilities catering to business functions, community groups and private events.

At ground level, more than 1,600 sqm of shops and cafes will open onto the surrounding streets and landscaped areas.

Almost an acre of gardens designed by Land and Form Studios will run through the precinct, incorporating pathways, seating, barbecue areas and children's play spaces.

Reve Group's Romio Georges said creating an active ground plane had been central to the planning of Nova Rêve.

"There are gardens with pathways, barbecues, seating and play areas, shops and cafes opening onto the street, and a hotel with restaurants and a skybar that anyone in Castle Hill can walk into," Georges said.

The project's elevated position on one of Sydney's highest ridgelines will also provide apartments with outlooks toward the Sydney skyline, surrounding parkland and the Blue Mountains.

More than 80 per cent of the apartments will occupy corner positions, with Turner responsible for both the architecture and interiors.

Nova Rêve arrives as Reve Group bets on Castle Hill's next growth phase

A collection of just 25 large-format apartments and penthouses overlooking Goodwin Park is entering the Coolangatta market, with <a href="https://www.apartments.com.au/new-apartments/marea-residences-coolangatta-27-27a-dixon-street-coolangatta-qld-4225">Maréa Residences</a> combining a low-density, residential-only approach with uninterrupted park and Pacific Ocean outlooks.

Located at 27 Dixon Street, Maréa comprises three and four-bedroom residences alongside a limited number of dual-level penthouses, with the project positioned between Goodwin Park and <a href="https://www.apartments.com.au/developments/coolangatta-qld-4225">Coolangatta</a>’s coastal precinct.

Construction has commenced, with completion currently estimated for late 2027. Three-bedroom residences are priced from $1.8 million.

The project has been designed around its northern outlook across the park, with the building’s architecture, landscaping and material palette intended to establish a connection with the neighbouring green space. The residences have been configured to maximise natural light and views across Goodwin Park towards the ocean.

Inside, the material palette incorporates timber, stone and brushed brass, complemented by curved detailing and ambient lighting. Kitchens and bathrooms carry the same natural material approach, while residences also include basement parking, storage and lift access.

Maréa’s penthouses are arranged over two levels and include private pools, adding another layer to the project’s focus on larger-format apartment living. Across the development, residences are configured with three or four bedrooms rather than the broader mix of smaller apartment types commonly found in larger projects.

Resident amenity is concentrated at rooftop level, where landscaped entertaining terraces and pools take advantage of elevated views across Coolangatta and the Pacific Ocean.

The project has so far been particularly well received by local owner-occupiers and downsizers, according to Urban Activation Property Sales and Marketing Director Matt George, with the residential-only format, construction quality and northern park outlook among the features resonating with purchasers.

“The uninterrupted northern aspect overlooking Goodwin Park has been a key point of difference, with buyers attracted to the sense of serenity and open space the park provides, while still enjoying easy access to the ocean and being within walking distance of the lifestyle and amenities Coolangatta has to offer,” George said.

Maréa Residences brings parkside apartments to Coolangatta

Melbourne developer PDG has secured Victorian Government approval for its $1.5 billion Southbank development <a href="https://www.apartments.com.au/new-apartments/the-one-1-queens-bridge-street-southbank-vic-3006">The One</a>, clearing the way for the long-dormant riverfront site opposite Crown to finally be developed.

The Minister for Planning has approved the project at 1-29 Queens Bridge Street, with the Department of Transport and Planning issuing the planning permit following its assessment.

The approval will allow PDG to develop the prominent 5,059 sqm site with a major mixed-use tower comprising premium apartments, including branded residences, a luxury hotel and boutique office space.

PDG acquired the site in late 2024, with its position directly opposite Crown's main entrance and near Melbourne's Arts Precinct making it one of Southbank's most significant remaining development opportunities.

Designed by COX in collaboration with ODO and PDG, the tower's architecture draws on the movement of the Yarra River, with six vertical pleats running the height of the sculpted facade.

The project will also see the heritage-listed Queens Bridge Hotel restored and incorporated into the development&nbsp;with new hospitality and public uses, including a rooftop venue.

A significant component of The One will be its residential amenity.

More than 5,000 sqm of resident facilities will be delivered across a single level, making it one of the largest consolidated residential amenity offerings proposed in an Australian apartment development.

The planning approval also incorporates a major upgrade of Queensbridge Square, which PDG will deliver in partnership with the City of Melbourne.

The existing square will be revitalised as a new civic and pedestrian space along the Yarra River, strengthening the connection between the project, Southbank and the riverfront.

PDG Founder and Managing Director Vince Giuliano said the approval represented a major milestone for a site which has remained largely underutilised for more than 15 years.

“This is the most significant Planning Permit approval Melbourne has seen in recent years,” Giuliano said.

“For more than 15 years, this site has remained underutilised. This approval enables us to deliver a project that will contribute meaningfully to the revitalisation of Southbank, restore and reactivate an important heritage building, and create a new civic and hospitality destination for Melbourne.”

The latest approval follows an earlier planning permit issued by the City of Melbourne covering demolition works across part of the site at 9-29 Queens Bridge Street. Those demolition and early works are already underway.

PDG has also started generating early interest in the residential component from owner-occupiers ahead of a planned public launch in early 2027.

PDG secures approval for $1.5bn Southbank apartment development, The One

Local developer Harridan is seeking to turn its Woolloongabba apartment project into the first stage of a broader transformation of Burke Street, using a new 16-storey mixed-use building to establish a greener pedestrian connection toward the rapidly evolving Boggo Road transport and knowledge precinct.

The South East Queensland developer has filed plans for 154 apartments on the <a href="https://www.apartments.com.au/new-apartments/4-burke-street-woolloongabba-qld-4102">southern side of Burke Street</a>, where its proposal has been designed alongside a wider vision by LatStudios for the street.

That vision positions the southern side of Burke Street for buildings of 15 storeys and above, while envisaging lower-rise development of up to five storeys on the northern side to transition into Woolloongabba's existing character housing. It also proposes wider pedestrian verges, deep planting, new street trees and upgrades to the pedestrian approach to Boggo Road Station.

The Harridan development itself has been designed by Brisbane-based Arqus Design and will comprise 154 apartments across 16 storeys. The mix is weighted heavily toward two-bedroom apartments, with 121 proposed alongside 10 one-bedroom and 23 three-bedroom residences. There will typically be around 14 units per floor.

A lower-ground car park and three podium levels will accommodate 156 resident parking spaces, along with visitor and commercial parking. There will also be 154 resident bicycle spaces and 40 visitor bicycle parks.

Harridan is a family-owned developer and part of the Holmwood Highgate Group, with more than three decades of development activity across South East Queensland. Its portfolio spans residential, commercial and industrial property, with current residential projects including Riverbank on Byron in Bulimba, Esperance Residences in Carina and The Precinct at Kinross Road in Thornlands.

Wooloongabba has been popular for apartment developers, particularly since the announcement of the 2032 Summer Olympics games in Brisbane.

While there have been a lot of development applications, it has failed to materialize into real supply.&nbsp;

Sarazin has been the major player in the area. They are under construction at Murcia Residences, on the fringe of East Brisbane and Woolloongabba. They have just launched <a href="https://www.apartments.com.au/new-apartments/the-stanley-residences-woolloongabba-8-trafalgar-street-woolloongabba-qld-4102">The Stanley Residences</a>, in Woolloongabba on Trafalagar Street. They also have Nuage coming soon on the nearby <a href="https://www.apartments.com.au/new-apartments/nuage-woolloongabba-14-wellington-road-woolloongabba-qld-4102">Wellington Road</a>.

First look: Harridan plans Burke Street transformation beside Boggo Road transport hub

Australia Post is one of the country’s most trusted institutions, powering one of the largest delivery networks in Australia. As online shopping continues to scale, Australians spent a record $82.6 billion online in 2025, with nearly one in four retail dollars now spent online.

That scale of eCommerce activity has fundamentally changed expectations around how and when parcels arrive, and what happens when someone isn't home.

<h3>Problem solved with Parcel Lockers</h3>

The traditional alternatives to home delivery are far from ideal. Buildings can rely on reception teams to manage deliveries, which introduces ongoing staffing costs and liability concerns. Parcels can be left in common areas, which creates security and aesthetic issues. Or residents are redirected to nearby Post Offices for collection, which shifts the inconvenience rather than solving it.

The data behind that frustration is significant. Nationally, around 9 per cent of deliveries are carded, meaning the recipient was not home and must collect the parcel from a Post Office. That figure reflects the national average reported between November 2025 and January 2026. In Melbourne, that figure rises to 20 per cent. In high-density living, it climbs again to 28 per cent. In other words, more than one in four deliveries in Melbourne apartment buildings results in a failed first attempt.

<h3>How Parcel Lockers work</h3>

The mechanics are simple. When a parcel arrives, the resident receives a notification either through the Australia Post app or via SMS. They scan a QR code, use their one-time PIN and the compartment opens. The parcel is secure, accessible and removed from the lobby floor.

Located in thoughtfully chosen, easily accessible areas, including external building interfaces, mixed-use precincts or shared communal zones, Parcel Lockers enhance convenience without requiring internal building access or additional operational oversight.

<h3>The scale of the network</h3>

This expansion represents Australia Post's largest investment in parcel infrastructure to date, building on momentum that began in 2011 when the first 24 Parcel Locker sites were introduced.

Today the Australia Post Parcel Locker network spans over 1,400 locations and more than 105,000 individual compartments, with major investment already underway to significantly expand the network further.

<h3>What it means for developers and building operators</h3>

A Parcel Locker bank is free to install and free for residents to use. That removes one of the primary barriers to adoption and shifts the conversation from cost to integration.

Australia Post's preference is to engage with developers during the design phase. That allows Parcel Lockers to be located in a considered, publicly accessible space that works for residents and the broader community. Retrofit is possible, and existing buildings can be assessed, but the strongest results occur when Parcel Lockers are treated as part of the core services plan rather than a bolt-on solution.

While the iconic Australia Post red is widely recognised, Parcel Lockers can also be delivered in more muted palettes such as beige or green to align with architectural intent.

For developers, they offer a tech-forward amenity that meets modern expectations, a reduction in courier congestion and building-management load supporting lower emissions and better ESG outcomes, and a meaningful marketability advantage in high-density, eCommerce-active areas, all at no cost for installation and maintenance, with Australia Post funding the program aside from power access.

<h3>Who's using them</h3>

Generational shopping behaviours show strong, sustained growth across all cohorts. Millennials (27–43) led online spend in 2024, contributing nearly $25 billion. Baby Boomers (60–78) increased their online spend by 17.6 per cent, becoming the fastest-growing adopters. Gen Z (13–26) and Gen X (44–59) continue to lean on delivery services as part of their everyday shopping habits.

Internationally, uptake is even more pronounced. Overseas markets are seeing rapid adoption by both developers and consumers, positioning Parcel Lockers as standard infrastructure in many new residential projects. For Melbourne's development community, this signals a shift in baseline expectations. Just as secure bike storage and dedicated parcel rooms have become more common, integrated Parcel Locker networks may soon be viewed as part of the essential service mix.

<h3>The bigger picture</h3>

Parcel Lockers aren't just a logistics fix. Developers invest heavily in lobby design, materials, lighting and landscaping to shape first impressions. Yet a stack of unattended parcels can undo that effort in an instant. Embedding parcel infrastructure early allows projects to respond to how people actually live today, supporting resident satisfaction, reducing operational strain and aligning with broader community and ESG outcomes.

As Belinda Quinn, Senior Transaction Manager – Retail &amp; Out of Home at Australia Post, puts it, residents increasingly expect delivery solutions that align with real life, are flexible, secure and available whenever they need them.

How Australia Post is solving the parcel problem for apartment living

As for which team will win, the final result will be anyone’s guess.

A new variation to the Territory Plan in the ACT, commenced recently, has reduced the potential building heights proposed for some areas.
This includes land around Allawah Court, Currong Apartments and Bega Court, which Minister for the Environment and Sustainable Development, Simon Corbell, notes is now reduced to 12 storeys from the original 15 storeys, as a result of the potential negative impact on nearby residents. This is under Variation 308.
It also looks to revitalise aged public housing stock in Braddon and Reid. Much of the area under the change is occupied by public housing stock.
"This redevelopment will reduce reliance on the motor vehicle for new residents and promote the use of public transport, cycling and walking as alternative transport," he said.
"As well as higher density residential development the variation includes a requirement for a minimum of 5,800 square metres of space for community facilities to be provided on the site," he said.
"Variation 308 also contains provisions to encourage small scale community uses on the site to meet the convenience needs of residents and to ensure the street frontages are active and vibrant."
This came after much discussion in the local community over fears that the higher level residential developments could cause anti-social behaviour in public housing properties.

A former construction project manager has pleaded not guilty to a charge of fraud in the Gladstone District Court. Bruce Alfred Little, of Clinton, has been accused of using $30,000 of his former employer’s resources to carry out home improvements at his property.
The Gladstone Observer reports that Little faces fraud charges relating to a series of offences that allegedly took place between July 2006 and March 2010.
Crown Prosecutor Melissa Wilson told the court on Wednesday that Little, a former employee of engineering group Monadelphous, used surplus money from projects he managed for the company to make personal home improvements.
According to the Gladstone Observer, these included works on Little’s pool and outdoor decking areas. Wilson alleges that Little attributed the costs to a project Monadelphous was carrying out for Queensland Alumina Limited at the time. She also told the court that Little made use of company equipment and the time of other Monadelphous employees to carry out works at his home.
On Thursday, Adrian Bubb, one of Little’s former co-workers at Monadelphous, claimed to the court that he had no knowledge of Little’s alleged illegal activity. However, he did admit that he had seen labour costs transferred from less-profitable projects to more-profitable jobs at Monadelphous in the past.
The trial continues tomorrow.

Gladstone man facing court over allegations he misused company funds for home renovation

First impressions are crucial for properties, particularly when it comes to selling or renting them out. If you have an ugly facade, then you're shooting yourself in the foot.
That initial photo that goes onto the listings website, and the way that prospective buyers see your home as they drive past or come for an inspection, will really affect your ability to sell or lease the home. 1) A clear pathway If you don't already have a path to the front door of your property then it's time to put one in. A pathway provides the eye somewhere to go, helps bring in a sense of welcome to a property and draws the buyer in. It also assists homes where the front door isn't in the middle of the home, or where the property is turned sideways on a block. Minimise confusion and give them less to think about when they view your home. While this could be done with cement, a quick fix is to use nice pavers, that can be picked up from Bunnings or a local garden centre, to provide the suggestion of a path. This will save you time, and money, and can be done in a way that suits the house. Plain, square pavers will look appropriate for a modern house, while circular or off-sized pavers can work well for something a little more rustic. If you already have a path, it might just be in need of paving paint or a thorough tidying up, which brings us to point two. 2) Clean, clean and more cleaning A lot of problems can be solved with a really thorough cleaning. While this isn't anyone's favourite task, cleaning properly can save you a lot in money that you might otherwise have spent sprucing the place up. Get yourself a pressure hose cleaner and set about thoroughly washing down paths, driveways and even the walls of your property. Be sure to check the instructions to make sure the pressure will not do damage to any specific materials you have on your property, but the majority of the time it will do marvellous things for your home. Get out a bucket and make sure to clean the windows and the front door. Leave it sparkling. 3) Garden furniture A lot can be done with a simple bit of furniture. If you have a lot of space in your front, or even a nice cosy area, a few pieces of garden furniture could show a buyer or renter how they might use the space. It may be a bench on the porch or a table and chairs tucked away, but anything that shows the space as functional is worthwhile. Also don't forget solar lights that can help provide a bit of an uptick for the property for buyers who will drive past in the evening (and keen buyers certainly will), or lights that can provide a bit extra for an overcast showing. Lastly, some shiny new features can also do well. A gleaming house number, knocker, door mat, and perhaps a new handle can help show off your home. Consider a new mailbox as well - a small investment that can provide a major boost. These can be purchased fairly cheaply, without looking it.
Remember to consider who is purchasing or likely to rent. A dog kennel, or children's play equipment, may also show how an area is useable, but it must suit your target demographic. 4) Gardening Less is more for your front yard. If you have overgrown shrubbery, weeds and lawn - it's time to cut it back. Reducing bushes in the front garden may also open up the front windows, and thus the inside of the house, to some natural light. You should be able to do much of the manual labour in this respect yourself - mainly requiring pulling out the uglier plants. Some of your nicer plants may, however, just need moving. If you haven't got green thumbs, then it might be worth handing over a few hundred dollars to a landscaper for some expertise in planting and placement. Getting a couple of pot plants for your front door, or to plant around focal areas - as well as to inject colour - can be the boost you need. This is worth doing a few weeks, if not a month or so, in advance to provide the plants time to grow in to their new surroundings and for any lawn issues - such as bare patches - to be attended to. Ensure regular watering over this time. 5) Fencing If you haven't got an exterior fence, or if yours is fairly worn, it may be the last thing on your list to focus on - however, it isn't the last thing potential buyers look at. Families with children and pets, or who may want them in the future, look very kindly on fencing. Similarly, they give a sense of security to homes that is also desirable. If you're offering your property to renters with pets, this is also worth a look. Fix your fencing, or look to install some, for an added tick on buyers' and renters' lists.

Five ways to spruce up your property's exterior for added value

An old dairy farm in Victoria's Doreen is set to be transformed into a boutique community with more than 360 homes upon completion.
The AVJennings development will include parklands and landscaped gardens for the homes on lots from 294 square metres to more than 700 square metres, from $155,000.
The development, on Bridge Inn Road, is named <a href="https://www.hazelcroft.com.au%20" target="_blank">Hazelcroft</a>, and is a masterplanned community that spent every weekend in March inviting buyers to come and join in with the launch.
Upon completion, more than 16 hectares of reserves and open space, including a central reserve and a green pathway that crosses through the community, will be present, including a central playground due for completion this year.
The site is near to Laurimar shopping centre, Plenty Valley Westfield, Doreen Primary School, Ivanhoe Grammar and two train stations - South Morang and Hurstbridge.
The first release is located at the gateway to the community and is currently available for purchase - either for land or house and land packages for which builders of their choice can be selected.
Peter Vlitas, the Victoria state manager for AVJennings, said that Doreen is already a growing community.
“Doreen is already a great place to live, with all the convenience of existing amenities and the added excitement of our latest residential offering,” Vlitas said.
The March events included face painting, balloon artistry, a gelato van, prize giveaways and a cup cake event - much of these were held with local businesses.
For those purchasing prior to the end of May, a $5,000 'rebate' is being offered for lots in stage one (109, 112, 113, 116, 137 and 138), while those that refer friends are being offered a $1,000 gift card.
In the first premiere release, 30 sites are being offered from 294 square metres to 483 square metres, ranging in price from $155,000 to $195,000 along Windermere Parade, Killarney Street and Wicybush Street. NBN is available to all the properties and the lot depths are up to 34 metres.
Of these, it appears seven have been purchased.

This weekend, Lend Lease launched ‘Atherstone’ in Melton South – a house and land development that had been advertised on the council website and signs surrounding the area, notably on Bridge Road, in the lead up.
The area has a proposed train station, town centre, oval, community hub and school noted on the master plan and will see the 481 hectare masterplan potentially house 4,000 homes and up to 11,500 people.
With these significant statistics in mind, it’s not surprising that on the drive out there is vast expanses of currently undeveloped land, offering a range of lot sizes, prices and streets.

Sunday saw the release of the display homes, from a number of home builders showing off their wares. Burbank, Carlisle Homes, Ei8ht Homes, Elite Home Constructions, Fenhurst Homes, Granvue Homes, JG King Homes, Kingswood Homes, Porter Davis, Quantum Homes, Simonds and Snowdon were on the list to display, although on the day a couple of these appeared to be missing.
With such a range on offer, and similar at other releases, how can prospective investors and home buyers be sure to make the most of their time on site?
Prepare in advance
Do not head in to the development cold. Know whether you are interested in the area itself, or just trying to get a feel for different building styles. A display home launch is a great place to get inspiration for your next property, however it can also quickly see you overwhelmed as you walk through beautiful home after beautiful home.
Bring a camera (or smartphone/tablet with photo capacity), a notepad and pen and a bag (for all the brochures). If you already have a block of land, come prepared with the specs on that property and your budget requirements.
If you can, have an idea about which of the builders you may already be interested in. A bit of googling and searching online can do wonders for cutting down who you do and do not want to see. If you're going to be buying with someone else, then involve them in this process even if they cannot be at the display launch themselves.
Be the early bird
Come to the site a little earlier than any of the major events – such as BBQs or, in this case, a high tea.
House and land developments and display launches, particularly in family-friendly areas, are often swarmed with children. For those wanting to get a clear picture on the day – leave the kids at home. While these events are advertised to bring your little ones along, providing bouncy castles and balloons, they are still in your care. Property Observer notes how difficult it can be to really get a concept of how the floor plan might work for you when you’re trying to keep one eye on your offspring running from room-to-room.
Get yourself some easy parking and head in early so you don't find yourself waiting in queues.
Be selective
While there’s a lot on offer, you need to be specific and selective when on site. The more display suites you wander through, the more overwhelmed you are going to be. The closer you are to purchasing/building, the narrower your search field should be, so if this is your first display launch and you have not yet purchased a block, don’t feel too disheartened if you look around every property and still feel confused.
For those further in the journey, you should have some idea of what you are looking for. If you want a green-star property, or a two-storey home, then it’s time to prioritise. Do not feel that you need to go into the properties in the order they are presented in. Take five minutes to choose the top display suites to look at. Often, you will be presented with some form of a map (such as that below), which can quickly help you plan ahead.

While the above map itself was actually part of a competition - where maps that were completely stamped were up for a draw for a $500 prize - it actually proved to be a useful tool for navigating the site, and for later reference.
Heading in to the builder’s show room
Don’t get too distracted by the bells and whistles on the day. While it was nice that cakes and tea, a BBQ and face painting were offered on the weekend, for those with limited time frames, remember why you’re there.
Often, before you head into the display property itself – or in the first room – you will enter into a builder’s display. Here, floor plans, pricing information and other details are on offer. Gather what you can and keep these in order. Note the prices, and ensure to leave anything that is outside of your affordable range, unless you’re looking for comparisons. Leave speaking to the consultant until after you have wandered around the property itself, as this should give you more questions to ask.
Get a copy of the floor plan for the display suite you’re going to look at. This will come in handy later.
Entering the display suite
By this point, you’re ready to enter the display suite. This is the fun part that home buyers love – however, don’t be hasty. Pull out that camera and take a snap of either the marker sign (often at the front of the home) that notes which floor plan/property style this is, and which builder, or the appropriate part of the brochure. This provides you a marker for when looking back at your photographs. You don't need to be a photography expert - the below will attest to that - these are just to jog your memory for later use.

The great thing about these photos is that they also provide details you may not have remembered - for instance, while the 'Jade' floor plan from one builder clearly sticks in the mind, the size of the lot and the dimensions were less easy to remember.
Now, put the camera away and walk through the property.
Enjoy yourself, look at the beautiful furnishings and wallpaper, and the pretty ornaments on the table. Have a bit of fun with the interior design. The below, for instance, was a stand out idea that Property Observer loved, and there was much to be in awe of.

We all thoroughly enjoy this part of the process, but now it’s time to take a step back, and move past the furniture. Remember you’re buying the building and that unless you purchase the interior design, furniture and (importantly!) the cleaner with the home, you’re unlikely to ever see your property looking quite this nice. This doesn't mean you can't take inspiration, nor that you can't order the furniture (there are often brochures available for the interior decorating, as well as furniture packs that you can purchase emulating these styles), however remember what you're here for.
Start from the front door again, and take photos clockwise of each room in the property. Take down notes of any features you particularly like, or elements that you do not like (such as, an open plan study right next to the kitchen – a feature seen in one of the Atherstone display suites). If you have a lot to get through, an easy way to remember a feature you really like is to photograph it twice - this will call your attention to it when you're later going through the details.
Then take a moment, and listen in to what other people are saying – are certain corridors too narrow (something that is easily noticeable when heavily trafficked by interested families) or is the bathroom too dark because of the tiles? Remember you can change the colours and materials, but that certain aspects will stay the same. The preference of different people will be revealing – is a certain floor plan popular with families, and another for DINKs? Don’t think that you can’t ask others looking what they think of the property as well - usually everyone is more than happy to have a chat.
Head back to the builder’s showroom
If you liked the display suite, head back in to the builder’s showroom and get yourself a business card. Speak to a consultant about inclusions and what can/cannot be changed. Note this information down and ask about other floorplans as necessary. Ensure you ask about extra costs for changing aspects of the building, and for any extra information that isn't easily available in the suite itself.
Repeat this procedure for the different builders and display suites.
A quick debrief
Head home and go over your notes. The quicker you review what you did/didn’t like and the prices, the more likely it is to stay in your mind. Don’t be too concerned if everything has blurred in your head already – after more than five display suites that are often quite similar, it’s unsurprising.
At this point, you may realise different things looking back at the photographs and floor plan. Perhaps the bedrooms are just slightly too small for the double beds that your teenagers need, and they just looked bigger due to careful furniture placement. Narrow down your selections and choose either your favourite elements, or your favourite overall floor plans. Some people scrapbook, others keep online folders and some even create excel spreadsheets. How you keep your records is a 'how to' for another time.
Well done! You’ve just finished navigating a display home launch. Now it’s time to either head to another, or to get in touch with a builder.

How to: Navigate a house and land display home launch

Vacant land and new residential communities are appearing regularly, particularly on Melbourne's outskirts and in other cities where land is in no shortage of supply.
Stephen Thompson, Allworth Homes' managing director, said that this makes it a good opportunity for investors, who should consider building a new home as their next investment.
"It is a lot easier than perceived and will give you many benefits along the way," he said.
"Building a new home gives you a blank slate to work with, allowing you to choose all of the decorative features that you prefer. New means low maintenance and more energy efficient as a result of being constructed with the most up-to-date materials, saving you money in the long run."
These are the reasons he provides 'for' purchasing a new home:
<ul>
<li>It’s not as hard as you think. Investors can have minimal hands-on involvement throughout the process and deal directly with the builder to purpose build what they want on their land. 
</li>
<li>Choose the best block. Most builders will assess your block of land free of charge. Or select from land the builder may have already assessed as suitable. 
</li>
<li>Choose the design. Think about what your ideal tenant would want and choose a design to suit. Choose how many bedrooms, bathrooms and even living areas. There are multiple options to choose from when you building new. 
</li>
<li>New homes command top dollar rental. People want to be a part of something new. A brand new property in a great location is super attractive to potential tenants. 
</li>
<li>Capital gain. Selecting a block and builder yourself means you’re the one that will enjoy the capital gain when it comes time to selling the property. 
</li>
<li>Tax advantages. Depreciation allowances apply on the building and also some home contents. Investors should consult with their finance professional to determine their exact tax advantages. 
</li>
<li>Lower ongoing maintenance cost. Big repair bills are a negative to your bottom line and viability of the property as an investment. 
</li>
<li>Save money. Do a little legwork and cut out the middle man. Investor buyers are paying a premium for ready-built.</li>
</ul>
However, there are also substantial advantages for buying established properties.
Here are Property Observer's reasons 'for' buying established property:
<ul>
<li>Usually obtain a discount. You are dealing with a home owner, or investor, usually - rather than a developer. This means you can negotiate down the price, and offer other attractive items, such as a different settlement period, to help secure the deal. 
</li>
<li>You know what it is from get go. It's already there, and there's no messing around. The builder won't do the dodgy on you, and you move in knowing upfront how big it looks and feels and what is included. 
</li>
<li>Renovation potential. Not only can you buy properties that need work for under market value, and face less demand, but you'll also find yourself able to do them up, or sometimes DIY, with any funds you have left available. This will increase the value and, if done well, save you money. 
</li>
<li>Timing. You can buy that house and have the settlement period down as quickly as arranged. When building, there can be unexpected delays or time blow-outs - and you have to wait until completion. 
</li>
<li>Can buy in a built up area. You might not want to buy in an area that's open for development, and this can prompt problems if you're looking for a new place, however established properties are available. You'll need to double check if the area's supply is going to be increased beyond balance by any new developments or house and land estates. 
</li>
<li>Tenants may be in situ. Regularly, properties go onto the market with a tenant already in the house, or a recent history of rental that you can get a gauge of market demand from.</li>

Buy established or buy new? The arguments for both sides

The Victorian Planning Minister, Matthew Guy, has made a move to ensure that private land owners on beaches covered by Public Conservation and Resource zones will only be able to go ahead with the agreement of the state government.
Before this, there was apparently a loophole allowing private land owners the ability to build permanent structures ‘as of right’. This could be anything from a deck, verandah or shade structure to a fence, sign or significant outdoor furniture.
Now, however, these zones will be kept from private development under amendment VC115.
“The Victorian Coalition government will not allow public accessed beaches to be built  on, where the land is technically held in private ownership,” Guy said in a recent statement.
They are currently further looking at legislative options regarding clarifying title boundaries around Port Phillip Bay.
No use or development will be able to go ahead on the land without a planning permit from now on. To obtain this, an owner must put in an application, which will then look to seek consent from the Secretary of the Department of Environment and Primary Industries. A local planning authority will assess the applications. This is likely to be the local council for many.
“With this change, any permit application to use or develop land within this zone will require consent. This is wide-ranging and includes fences, signs, outdoor furniture, shade sails, flag-poles, sheds, pergolas, verandahs and decks. Until today’s reforms, building these structures on private land in this zone did not require a planning permit.”
Guy expressed his belief that this was an appropriate response, with the government currently working on the process of defining boundaries in areas with a high water mark.
“This change to the PCR zone will ensure proper management of beaches. It will prevent inappropriate development and construction from occurring. Beaches will remain accessible for everyone in this state – as they should be.”

Private land owners near Victoria’s beaches to lose ability to develop 'as of right'

A Tarneit home owner was awarded $289,589 after a faulty slab left his home cheaper to replace than to fix.
In a decision handed down by the Victorian Civil and Administrative Tribunal (VCAT), Australia’s self-proclaimed “largest new home builders” Metricon were found to have knowingly proceeded with the construction of Graham Hooper’s house despite receiving complaints that the home’s slab was built on poorly compacted soil. Metricon was ordered to pay for the demolition and reconstruction of the house and the loss of rental income, totalling $289,589.65. 
In 2006, as the home was being constructed, Hooper and surveyors found that the slab was built to an incorrect height. Rather than restarting construction, Metricon agreed to deduct $7,500 from the house price and import soil after completion to level the external landscape.
Within two months of moving into the house in October 2007, Hooper noticed cracks which became more severe in the following year, and his front bedroom window became jammed and Hooper was unable to open it. He complained to the builders, who refitted some windows and replastered some walls.
The tribunal heard that after moving interstate for work in 2009, Hooper received complaints from tenants about further cracking and the front door jamming. Metricon adjusted the front door once and Hooper told the tribunal that he paid for a carpenter to repair the home several times. Meanwhile the problems continued to increase, with windows jamming shut and more cracks appearing.
At one point, after several complaints from Hooper, Metricon inspected the house’s drainage system for plumbing leaks but none were found. Metricon then wrote to Hooper, telling him that the problems were due to “edge heave”, which it claimed was not its fault, but due to Hooper’s own landscaping and to “excessive garden watering.”
In 2011, Hooper decided to bring in an independent building and engineering expert, who concluded that the slab had skewed, the soil underneath was improperly compacted and the house would continue to move. The expert also concluded that it would be cheaper to demolish the house and rebuild it rather than repair it.
According to tribunal senior member R. Walker, Metricon was aware from 2006 that the soil was highly reactive and that it was imperative that the house was built as per the engineer’s plans. Not only was the foundational slab built incorrectly, but Metricon carried on with construction rather than addressing the initial problem, resulting in, as Walker put it, “a problem of its own making”.
Claims against the house’s engineer were dismissed in VCAT, as although the tribunal found that the engineer had at points breached its duty of care to Hooper, those breaches hadn’t resulted in any actual damage.

Metricon ordered to pay home owner almost $300,000 for faulty build

Former Darlington-based company, Mount Tamborine Property Services Pty Ltd has seen its two directors, Ernest Jackson and Corinne Evangeline Jackson prosecuted by the Building Commission and order to pay fines, court costs and compensation totalling $111,000.
The total penalty was for a range of building offences, and occurred as a result of proceedings beginning in the Midland Magistrates Court in December 2012, and finalised in January this year.
Building Commissioner Peter Gow said that the fines and compensation serve as a reminder to anyone breaking building laws that there are serious offences that can attract large penalties.
"In Western Australia, it is an offence to contract for or carry out building work valued over $20,000 for another person for profit or reward without a registration," Gow said.
"The registration system ensures a person with the necessary qualifications, knowledge, experience and insurance carries out work that meets proper standards. When engaging the services of a builder, consumers can conduct an online registration check on the Building Commission website or contact us for assistance,” he said.
"The Building Commission will continue to prosecute and name those who put consumer interests and the reputation of the building industry at risk.”
Both former directors pleaded guilty to 10 charges relating to two home building work contracts that they entered into in 2010.

<li>A $156,000 extension of a Gidgegannup property. Included extending the kitchen, deck and master bedroom, altering the roof and constructing a new carport and en suite. 
</li>
<li>A $28,891 contract at a Hazelmere property. Included the conversion of existing alfresco area into a bedsit room and a shower and toilet.</li>
</ol>
The company was unregistered, and therefore unauthorised to contract or carry out the work at these two properties. This resulted in charges against them for unregistered contracting.
There were also further eight charges each relating to failing to provide home owners with prescribed notice, the contract providing an entitlement for the builder to receive a deposit of more than 6.5% of the total amount payable before commencement and failing to ensure the home building work contract was in writing with all the terms, conditions and other requirements.
They also failed to provide the owner with written documentation required for contract verification, they demanded progress payments prior to completion and they did not have home indemnity insurance.
Ernest Jackson was fined $30,700 with $1,800 costs. Corinne Jackson was fined $18,100 with $14,406 costs. They also had to pay $40,000, jointly, to the Gidgegannup property owner and $6,000 to the Hazelmere property owners as compensation.
The owner of the Gidgegannup property has contracted engineering consultants to inspect the structure and they found a number of faults.
