Queensland builder-developer MAYD has revealed the first look at its major North Kirra beachfront development, lodging amended plans that reduce the number of apartments and increase the proportion of larger residences.

The project is planned across a substantial 4,742 sqm amalgamated site spanning seven lots at <a href="https://www.apartments.com.au/new-apartments/2-6-pacific-parade-bilinga-qld-4225">2-6 Pacific Parade</a> and 27-33 Golden Four Drive in Bilin​ga, directly opposite Nor​th Kirra Beach.

<a href="https://www.apartments.com.au/developers/mayd-group">MAYD</a> secured the site for $32.5 million in 2025, in what was one of the Gold Coast's largest property transactions of the year.

The development will be delivered across two stages, with the first stage carrying an estimated gross realisation value of around $360 million.

The latest amendments seek to reduce the overall apartment count and shift the project further toward the owner-occupier market, with larger residences designed for buyers wanting considerably more space than traditionally offered in a beachfront apartment.

The residential mix will include townhomes, oversized two-bedroom apartments, substantial three-bedroom residences and four-bedroom homes.

MAYD has appointed Cera Stribley to lead the architecture and interiors, with the Melbourne-based design practice drawing on the beachfront setting through a series of ocean-facing terraces and heavily landscaped balconies.

Strong horizontal forms and curved balconies will define the exterior, with subtropical landscaping integrated throughout the building to soften the built form and increase the connection between the residences and the beachfront.

The project will also include an extensive collection of resident wellness and lifestyle facilities, continuing the broader shift across the Gold Coast's luxury apartment market toward larger homes supported by resort-style amenity.

MAYD Founder Todd Mould said North Kirra was increasingly appealing to buyers attracted to the more established, lower-density character of the southern Gold Coast.

"North Kirra presents one of the most compelling luxury residential opportunities currently emerging in Australia, combining absolute beachfront with the character and authenticity that buyers are increasingly seeking, and the same sense of tight-knit community that defined Burleigh and Currumbin perhaps 10 or 15 years ago," Mould said.

"With Gold Coast Airport on its doorstep, it also offers a level of accessibility that broadens its appeal across almost every market demographic."

The project comes as the southern Gold Coast continues to attract an increasing share of high-end apartment development and buyer activity.

Kirra in particular has emerged as one of the region's more tightly held beachfront markets, with its relatively low-density character, established surf and hospitality scene and proximity to Gold Coast Airport differentiating it from the higher-density markets further north.

Mould said those characteristics had informed the approach MAYD and Cera Stribley had taken to the project.

"We've worked closely with Cera Stribley to create a vision that is deeply connected to its surroundings," he said.

"Inspired by the coastline itself, the architecture has been shaped around space, privacy and resort-style living, creating a collection of homes that reflects the next generation of luxury on the southern Gold Coast."

MOTIV Managing Director Carly Cottam, who has been appointed to market the project, said buyer attention had continued to move south along the Gold Coast.

"Purchasers who may once have defaulted to Broadbeach, Main Beach or Surfers Paradise are increasingly recognising the value of a genuine beachfront location that offers lower density, strong amenity and a more established sense of community," Cottam said.

"Kirra has a powerful combination of growing demand and genuine scarcity. Beachfront supply is inherently constrained, the area remains relatively low density, and buyers are increasingly placing a premium on locations that feel established, uncrowded and authentic rather than heavily developed."

Cottam said the proximity to Gold Coast Airport was also proving increasingly important for interstate and second-home buyers.

"Being minutes from Gold Coast Airport makes it particularly compelling for interstate buyers, frequent travellers and second-home purchasers who can access an authentic coastal lifestyle almost immediately after stepping off a flight."

The acquisition takes MAYD's active development portfolio to more than $500 million, with the North Kirra project representing one of its largest undertakings to date.

Castle Hill, the longtime hub of the Hills District, has been one of the major beneficiaries of Sydney's Metro expansion, with improved connectivity helping drive continued population growth, development and buyer demand across the Hills District.

But despite that growth, the suburb has seen relatively few major new apartment projects brought to market over the past 18 months.

Hills District developer Reve Group is looking to fill that gap with <a href="https://www.apartments.com.au/new-apartments/nova-r-ve-castle-hill-2-garthowen-crescent-castle-hill-nsw-2154">Nova Rêve</a>, a major new mixed-use precinct on the corner of Garthowen Crescent and Old Castle Hill Road, a short walk from Castle Hill Metro Station and Castle Towers.

The project will comprise three residential towers alongside a hotel, restaurants, cafes and a skybar, more than 1,600 sqm of ground-floor retail and almost an acre of landscaped gardens.

It represents the largest project undertaken by Reve Group, the development arm of the Kassis family, which has been building across the Hills District for more than 30 years through Kassis Homes.

Nova Rêve also represents a significant step up from the family's first apartment development, Grand Rêve, which was delivered nearby on Garthowen Crescent.

Grand Rêve introduced larger, house-like apartment layouts and premium inclusions including Wolf and Sub-Zero appliances to the Castle Hill market.

Nova Rêve takes that approach to a precinct scale, combining the residential component with hospitality, retail and substantial public and resident landscaping.

Reve Group Managing Director Sam Kassis said the project reflected the family's three decades of building in the Hills, which has evolved from trophy homes on quarter-acre blocks to larger-scale apartment development.

"Grand Rêve was our first apartment project here and it showed us what this pocket of Castle Hill could be. Nova Rêve is the refinement of that idea: not just apartments, but a place the whole suburb can use," Kassis said.

A key part of that approach is the hotel, which has been designed to operate as an amenity for the wider Castle Hill community rather than solely hotel guests.

It will include restaurants, cafes, skybars and all-day dining, alongside conference and event facilities catering to business functions, community groups and private events.

At ground level, more than 1,600 sqm of shops and cafes will open onto the surrounding streets and landscaped areas.

Almost an acre of gardens designed by Land and Form Studios will run through the precinct, incorporating pathways, seating, barbecue areas and children's play spaces.

Reve Group's Romio Georges said creating an active ground plane had been central to the planning of Nova Rêve.

"There are gardens with pathways, barbecues, seating and play areas, shops and cafes opening onto the street, and a hotel with restaurants and a skybar that anyone in Castle Hill can walk into," Georges said.

The project's elevated position on one of Sydney's highest ridgelines will also provide apartments with outlooks toward the Sydney skyline, surrounding parkland and the Blue Mountains.

More than 80 per cent of the apartments will occupy corner positions, with Turner responsible for both the architecture and interiors.

Nova Rêve arrives as Reve Group bets on Castle Hill's next growth phase

A collection of just 25 large-format apartments and penthouses overlooking Goodwin Park is entering the Coolangatta market, with <a href="https://www.apartments.com.au/new-apartments/marea-residences-coolangatta-27-27a-dixon-street-coolangatta-qld-4225">Maréa Residences</a> combining a low-density, residential-only approach with uninterrupted park and Pacific Ocean outlooks.

Located at 27 Dixon Street, Maréa comprises three and four-bedroom residences alongside a limited number of dual-level penthouses, with the project positioned between Goodwin Park and <a href="https://www.apartments.com.au/developments/coolangatta-qld-4225">Coolangatta</a>’s coastal precinct.

Construction has commenced, with completion currently estimated for late 2027. Three-bedroom residences are priced from $1.8 million.

The project has been designed around its northern outlook across the park, with the building’s architecture, landscaping and material palette intended to establish a connection with the neighbouring green space. The residences have been configured to maximise natural light and views across Goodwin Park towards the ocean.

Inside, the material palette incorporates timber, stone and brushed brass, complemented by curved detailing and ambient lighting. Kitchens and bathrooms carry the same natural material approach, while residences also include basement parking, storage and lift access.

Maréa’s penthouses are arranged over two levels and include private pools, adding another layer to the project’s focus on larger-format apartment living. Across the development, residences are configured with three or four bedrooms rather than the broader mix of smaller apartment types commonly found in larger projects.

Resident amenity is concentrated at rooftop level, where landscaped entertaining terraces and pools take advantage of elevated views across Coolangatta and the Pacific Ocean.

The project has so far been particularly well received by local owner-occupiers and downsizers, according to Urban Activation Property Sales and Marketing Director Matt George, with the residential-only format, construction quality and northern park outlook among the features resonating with purchasers.

“The uninterrupted northern aspect overlooking Goodwin Park has been a key point of difference, with buyers attracted to the sense of serenity and open space the park provides, while still enjoying easy access to the ocean and being within walking distance of the lifestyle and amenities Coolangatta has to offer,” George said.

Maréa Residences brings parkside apartments to Coolangatta

Melbourne developer PDG has secured Victorian Government approval for its $1.5 billion Southbank development <a href="https://www.apartments.com.au/new-apartments/the-one-1-queens-bridge-street-southbank-vic-3006">The One</a>, clearing the way for the long-dormant riverfront site opposite Crown to finally be developed.

The Minister for Planning has approved the project at 1-29 Queens Bridge Street, with the Department of Transport and Planning issuing the planning permit following its assessment.

The approval will allow PDG to develop the prominent 5,059 sqm site with a major mixed-use tower comprising premium apartments, including branded residences, a luxury hotel and boutique office space.

PDG acquired the site in late 2024, with its position directly opposite Crown's main entrance and near Melbourne's Arts Precinct making it one of Southbank's most significant remaining development opportunities.

Designed by COX in collaboration with ODO and PDG, the tower's architecture draws on the movement of the Yarra River, with six vertical pleats running the height of the sculpted facade.

The project will also see the heritage-listed Queens Bridge Hotel restored and incorporated into the development&nbsp;with new hospitality and public uses, including a rooftop venue.

A significant component of The One will be its residential amenity.

More than 5,000 sqm of resident facilities will be delivered across a single level, making it one of the largest consolidated residential amenity offerings proposed in an Australian apartment development.

The planning approval also incorporates a major upgrade of Queensbridge Square, which PDG will deliver in partnership with the City of Melbourne.

The existing square will be revitalised as a new civic and pedestrian space along the Yarra River, strengthening the connection between the project, Southbank and the riverfront.

PDG Founder and Managing Director Vince Giuliano said the approval represented a major milestone for a site which has remained largely underutilised for more than 15 years.

“This is the most significant Planning Permit approval Melbourne has seen in recent years,” Giuliano said.

“For more than 15 years, this site has remained underutilised. This approval enables us to deliver a project that will contribute meaningfully to the revitalisation of Southbank, restore and reactivate an important heritage building, and create a new civic and hospitality destination for Melbourne.”

The latest approval follows an earlier planning permit issued by the City of Melbourne covering demolition works across part of the site at 9-29 Queens Bridge Street. Those demolition and early works are already underway.

PDG has also started generating early interest in the residential component from owner-occupiers ahead of a planned public launch in early 2027.

PDG secures approval for $1.5bn Southbank apartment development, The One

Local developer Harridan is seeking to turn its Woolloongabba apartment project into the first stage of a broader transformation of Burke Street, using a new 16-storey mixed-use building to establish a greener pedestrian connection toward the rapidly evolving Boggo Road transport and knowledge precinct.

The South East Queensland developer has filed plans for 154 apartments on the <a href="https://www.apartments.com.au/new-apartments/4-burke-street-woolloongabba-qld-4102">southern side of Burke Street</a>, where its proposal has been designed alongside a wider vision by LatStudios for the street.

That vision positions the southern side of Burke Street for buildings of 15 storeys and above, while envisaging lower-rise development of up to five storeys on the northern side to transition into Woolloongabba's existing character housing. It also proposes wider pedestrian verges, deep planting, new street trees and upgrades to the pedestrian approach to Boggo Road Station.

The Harridan development itself has been designed by Brisbane-based Arqus Design and will comprise 154 apartments across 16 storeys. The mix is weighted heavily toward two-bedroom apartments, with 121 proposed alongside 10 one-bedroom and 23 three-bedroom residences. There will typically be around 14 units per floor.

A lower-ground car park and three podium levels will accommodate 156 resident parking spaces, along with visitor and commercial parking. There will also be 154 resident bicycle spaces and 40 visitor bicycle parks.

Harridan is a family-owned developer and part of the Holmwood Highgate Group, with more than three decades of development activity across South East Queensland. Its portfolio spans residential, commercial and industrial property, with current residential projects including Riverbank on Byron in Bulimba, Esperance Residences in Carina and The Precinct at Kinross Road in Thornlands.

Wooloongabba has been popular for apartment developers, particularly since the announcement of the 2032 Summer Olympics games in Brisbane.

While there have been a lot of development applications, it has failed to materialize into real supply.&nbsp;

Sarazin has been the major player in the area. They are under construction at Murcia Residences, on the fringe of East Brisbane and Woolloongabba. They have just launched <a href="https://www.apartments.com.au/new-apartments/the-stanley-residences-woolloongabba-8-trafalgar-street-woolloongabba-qld-4102">The Stanley Residences</a>, in Woolloongabba on Trafalagar Street. They also have Nuage coming soon on the nearby <a href="https://www.apartments.com.au/new-apartments/nuage-woolloongabba-14-wellington-road-woolloongabba-qld-4102">Wellington Road</a>.

First look: Harridan plans Burke Street transformation beside Boggo Road transport hub

Australia Post is one of the country’s most trusted institutions, powering one of the largest delivery networks in Australia. As online shopping continues to scale, Australians spent a record $82.6 billion online in 2025, with nearly one in four retail dollars now spent online.

That scale of eCommerce activity has fundamentally changed expectations around how and when parcels arrive, and what happens when someone isn't home.

<h3>Problem solved with Parcel Lockers</h3>

The traditional alternatives to home delivery are far from ideal. Buildings can rely on reception teams to manage deliveries, which introduces ongoing staffing costs and liability concerns. Parcels can be left in common areas, which creates security and aesthetic issues. Or residents are redirected to nearby Post Offices for collection, which shifts the inconvenience rather than solving it.

The data behind that frustration is significant. Nationally, around 9 per cent of deliveries are carded, meaning the recipient was not home and must collect the parcel from a Post Office. That figure reflects the national average reported between November 2025 and January 2026. In Melbourne, that figure rises to 20 per cent. In high-density living, it climbs again to 28 per cent. In other words, more than one in four deliveries in Melbourne apartment buildings results in a failed first attempt.

<h3>How Parcel Lockers work</h3>

The mechanics are simple. When a parcel arrives, the resident receives a notification either through the Australia Post app or via SMS. They scan a QR code, use their one-time PIN and the compartment opens. The parcel is secure, accessible and removed from the lobby floor.

Located in thoughtfully chosen, easily accessible areas, including external building interfaces, mixed-use precincts or shared communal zones, Parcel Lockers enhance convenience without requiring internal building access or additional operational oversight.

<h3>The scale of the network</h3>

This expansion represents Australia Post's largest investment in parcel infrastructure to date, building on momentum that began in 2011 when the first 24 Parcel Locker sites were introduced.

Today the Australia Post Parcel Locker network spans over 1,400 locations and more than 105,000 individual compartments, with major investment already underway to significantly expand the network further.

<h3>What it means for developers and building operators</h3>

A Parcel Locker bank is free to install and free for residents to use. That removes one of the primary barriers to adoption and shifts the conversation from cost to integration.

Australia Post's preference is to engage with developers during the design phase. That allows Parcel Lockers to be located in a considered, publicly accessible space that works for residents and the broader community. Retrofit is possible, and existing buildings can be assessed, but the strongest results occur when Parcel Lockers are treated as part of the core services plan rather than a bolt-on solution.

While the iconic Australia Post red is widely recognised, Parcel Lockers can also be delivered in more muted palettes such as beige or green to align with architectural intent.

For developers, they offer a tech-forward amenity that meets modern expectations, a reduction in courier congestion and building-management load supporting lower emissions and better ESG outcomes, and a meaningful marketability advantage in high-density, eCommerce-active areas, all at no cost for installation and maintenance, with Australia Post funding the program aside from power access.

<h3>Who's using them</h3>

Generational shopping behaviours show strong, sustained growth across all cohorts. Millennials (27–43) led online spend in 2024, contributing nearly $25 billion. Baby Boomers (60–78) increased their online spend by 17.6 per cent, becoming the fastest-growing adopters. Gen Z (13–26) and Gen X (44–59) continue to lean on delivery services as part of their everyday shopping habits.

Internationally, uptake is even more pronounced. Overseas markets are seeing rapid adoption by both developers and consumers, positioning Parcel Lockers as standard infrastructure in many new residential projects. For Melbourne's development community, this signals a shift in baseline expectations. Just as secure bike storage and dedicated parcel rooms have become more common, integrated Parcel Locker networks may soon be viewed as part of the essential service mix.

<h3>The bigger picture</h3>

Parcel Lockers aren't just a logistics fix. Developers invest heavily in lobby design, materials, lighting and landscaping to shape first impressions. Yet a stack of unattended parcels can undo that effort in an instant. Embedding parcel infrastructure early allows projects to respond to how people actually live today, supporting resident satisfaction, reducing operational strain and aligning with broader community and ESG outcomes.

As Belinda Quinn, Senior Transaction Manager – Retail &amp; Out of Home at Australia Post, puts it, residents increasingly expect delivery solutions that align with real life, are flexible, secure and available whenever they need them.

How Australia Post is solving the parcel problem for apartment living

Once a decision has been made to put a property on the market, thoughts turn to how to get the best return on your investment. To renovate or not to renovate? This is the question vendors often ask, however the answer is not always straightforward.
Pre-sale renovations generally increase the desirability and value of a property and are sometimes necessary to put a property on par with comparable properties on the market in the same area. If planning to spend the time and funds on a makeover though, it is crucial to research and plan in order to get it right. Ensuring any changes appeal to a large percentage of prospective buyers, in addition to meeting the needs of the property’s target market, will help to make any work done a valuable undertaking.
Herewith, some fundamental (but often overlooked) rules to help vendors determine whether renovating prior to sale will be a profitable activity.

The general rule is, if you can make $3 for every $1 you spend it’s probably worthwhile.

Factor in market conditions  It’s important to select an agent who has experience not only selling in your area, but more importantly, in your suburb. A knowledgeable agent should be able to advise on comparable properties for sale in an area and indicate how worthwhile a renovation to your property would be. It makes good business sense to keep your property within an equivalent price range to others in the area, but with some stand out features.

Street appeal Front of house is important when it comes to real estate - spend time cleaning the windows, clearing gutters, painting where necessary and tending to the garden. These minor alterations can have a significant impact come auction day.

Judge taste  If you chose to renovate, remember you are doing it to make the property more attractive. Therefore, in order to appeal to the masses it’s best to stick to neutral colour schemes and clean lines.

If the popularity of television shows like The Block is anything to go by, Australians don’t just love our homes – we also love to decorate, renovate and generally improve them.
If you’re bitten by the renovation bug, rest assured, a well-planned renovation can give your lifestyle - and your home’s value, a welcome boost. The key is to focus on improvements with broad market appeal, and give careful thought to how you will fund the project, something that is often glossed over in renovation shows.
To avoid overcapitalising - where you spend more on the renovation than the value it adds to your home, consider the market in your area to be sure your improvements will fit in. Adding a fourth bedroom for instance, can make sense if you live in a family-friendly suburb, less so if you’re in an area popular with young singles.
Next, put your hard earned cash to work where it will deliver the greatest benefit. High quality kitchen and bathroom renovations almost always add value to a property. The same can’t be said of outdoor spas or swimming pools, which can be high maintenance and don’t always deliver a fiscal return.
It’s also worth thinking about eco-friendly renovations. Home buyers can’t get enough of ‘green’ features like rainwater tanks, energy efficient appliances and drip-feed irrigation systems. Along with adding value to your home, you’ll also save on utility bills.
Planning a renovation is exciting, but before thumbing through colour charts or carpet samples, it’s critical to think about how you will pay for it all. Your home loan is a valuable tool here offering a low cost source of funds, and there are a number of options to weigh up.
If you’re ahead with your loan, a redraw facility provides easy access to those extra payments. If you need a little more cash, a home loan top up could be the solution. This simply means bringing your loan back to its original level – or borrowing a bit extra, and it’s a far simpler process than refinancing to a new loan.
A top up works best for non-structural improvements like painting, adding new floor coverings, or kitchen and bathroom makeovers. The funds are generally paid directly to you, providing the flexibility to complete the project in your own time.
For structural renovations like adding a new extension or an extra floor, a construction home loan can be the answer. Lenders will ask to take a look at your building plans, so you’ll have the benefit of an extra set of eyes checking the quality of your project. Funding is then provided as a series of drawdowns as various stages of the project are completed. The beauty of this approach is that you only pay interest on the funds drawn down.

Returning Block couple Deanne and Darren have selected veteran auctioneer Damien Cooley to sell their apartment on this season of The Block.
Their decision is no surprise, given Cooley <a href="/news/the-strategy-that-won-simon-and-shannon-the-block-glasshouse">secured the winning sales price</a> for brothers Shannon and Simon last season. Their $1.9 million apartment delivered them a profit of $335,000, $325,000 higher than Deanne and Darren's.
The "Triple Threat" moniker for this series seems to extend to Cooley. He's a three time Block winning auctioneer (selling Shannon and Simon's, Andrew and Jamie and Phil and Amity's apartments), who also happens to be tossing up between <a href="https://www.propertyobserver.com.au/https://twitter.com/damiencooley/status/562854250464956417" target="_blank">running three marathons this year</a>:

In total, Cooley has appeared on The Block six times, making him the most popular auctioneer on the show. This time, he's teaming up with Andrew McCann and Carla Fetta from Jellis Craig.
Fetta and McKann, who worked with Cooley to sell Shannon and Simon's apartment on The Block Glasshouse, said: "The combination of Damien's auctioneering skills paired with Jellis Craig's marketing and a great local presence with the South Yarra Office definitely makes us a dominating team for this series."
Cooley points to the team's track record, saying: "Andrew McCann and Carla Fetta were instrumental in last years win and Darren and Deanne recognised us as a formidable force in this series."
After their disappointing result on The Block Glasshouse, Deanne and Darren say they "realised the importance of an auctioneer".
"We went into this series six days later and he was the first phone call that I made – we wanted to lock him in straight away. He is the best of the best."
They're hoping Damien can help them get "every last dollar".
Cooley debuted on The Block in season two, auctioning the winning apartment of Andrew and Jamie. The then couple earned $78,000 plus an additional $100,000 winner's prize.
He then returned for season three, auctioning Mark and Duncan's renovated apartment. The duo made the lowest profit of any of the teams that season, with a $47,000 profit.
But Cooley was vindicated with the sale of Phil and Amity's apartment in The Block All Stars. The winning couple made a $295,000 profit when Cooley secured a $1.67 million bid for the two bedroom Bondi apartment.
Cooley also auctioned Matt and Kim's apartment on The Block Sky High, delivering a $1,205,000 million price for the couple, who took home a $250,000 profit.

Dea and Darren decide on Damien Cooley for The Block Triple Threat

North Ryde's houses recorded the strongest median price growth of those in any Sydney suburb in the latter part of 2014, according to Domain Group senior economist Andrew Wilson.
Between the six months to December 2013 and the same period in 2014, North Ryde's median house price jumped 34.9% to $1.25 million.
Wilson attributes much of the growth in large part to rezoning measures, which now allow high rise development along railway lines in North Ryde and Epping, <a href="/news/nsw/the-11-sydney-areas-every-property-investor-should-know-urban-activation-precincts">among other areas in Sydney</a>.
"That's caused quite a bonanza of activity for the homeowners who have been in the rezoned areas", Wilson tells Property Observer.
In 2013, the state government announced North Ryde as one of eight areas in its urban activation precincts program. A 12.5 hectare site, set around 15 kilometres north-west of the city and bounded by the M2, Epping and Delhi roads, was identified as under-utilised.
The strong demand in areas of North Ryde has largely come from developers, says Wilson.
"We've seen a real land-rush from developers trying to secure properties in those areas."
While he notes that the area has "been a strong market for the Chinese community as well", Wilson says "developers are really climbing over themselves to secure property".
Home owners have notably taken advantage of developer interest in the area, with one group of eight residents selling their properties in one line for <a href="https://www.afr.com/p/business/property/residents_in_bonanza_brKDKdsHAAkThFj8UzuleN" target="_blank">$30 million to developers last year</a>.
In May, a developer, Great Wall Investments Pty Ltd, purchased two neighbouring properties at <a href="https://www.realestate.com.au/property-house-nsw-north+ryde-116913931" target="_blank">43 and 45 Jopling Street, North Ryde</a> (pictured below).

The vendors were two residents who had been living side by side for around 30 years, according to agent Ben Boutros. He estimates that each property might have sold for $1 million separately. Together, the two homes sold for $2,887,000, with each seller taking home a 50% share.
Great Wall Investments now plans to build seven villas on the site, with applications lodged for two three bedroom two storey units, three single storey three bedroom units and two two bedroom units.
The results are indicative of what Wilson calls "insatiable demand" in the North Ryde and Epping area since they've been rezoned.
The plans to redevelop the station precinct in North Ryde may be a driver of price growth throughout the suburb, with enhanced public transport, jobs and improved public spaces promised by the New South Wales government.
<a href="https://www.realestate.com.au/property-house-nsw-north+ryde-118328587" target="_blank">4 Beatrice Street in North Ryde</a> (pictured below) sold in North Ryde for $1.27 million in November. In April 2010, it sold for $850,000, a difference of $420,000 (49.4% growth) in three and a half years.

After 15 years of ownership, the vendors of <a href="https://www.realestate.com.au/property-house-nsw-north+ryde-118242887" target="_blank">50 David Avenue</a> (pictured below)  sold the property for $1.45 million late last year. They paid just $172,000 in January 2000, with 743% growth over the 15 years. <img src="/images/2015/02/09/north%20ryde%20feb%209%20three.jpg" alt="">
The investment property is currently rented advertised to rent at $525 per week, reflecting a rental yield of 1.8%.
Wilson notes North Ryde's market performance is in part due to "the overall Sydney zing", with low interest rates, buyer confidence and a strong local economy propelling prices. However, according to Wilson, prices have been "exacerbated by a lot of developer activity".

Rezonings help North Ryde become Sydney's hottest suburb

It seems Sydneysiders have tired of The Block Melbourne.
There has been a marked deterioration in Sydney metro viewers with the latest series, its 10th season. Last night, The Block's Triple Threat overall metro viewership slumped to its lowest audience yet, 739,000 and sitting outside of the metro top 10 shows of the night.

There were just the 208,000 Sydney viewers last night, while in Melbourne 270,000 tuned in to what appears to be the very elongated introductory elimination episodes. Up against the tennis on its debut there was a 223,000 Sydney audience with 283,000 tuning in from hometown Melbourne.
Perhaps everyone is awaiting Deanne Jolly's arrival, with Darren in tow, but Triple Threat has not got off to a good start, only five episodes in and it’s by far their poorest Sydney audience.
The first four episodes of Triple Threat contrasted to the first four of Glasshouse – it’s down 40%.
Cheaper property acquisitions has been offered as the major reason The Block has been based in Melbourne for several years now, but it is also on the back of close relations built up with planning authorities, councils, suppliers and tradies, such as former contestant turned 'foreboy', Dan Reilly.
They have fitted so well into Melbourne they even managed to stop the trams along the number 6 High Street route on their Prahran Glasshouse open day last year.
The series arrived in Melbourne for its bitter-sweet Richmond series in 2011 and has only been back in Sydney once since 2011, the cottages on the hillside at Bondi, delayed after months of Waverley Council haggling. The series had started in 2003 at Bondi Beach, then went elsewhere within Sydney to Manly and Vaucluse.
The first three Sydney seasons of The Block aired once weekly.
And with The Block Octogon series coming up, again in South Yarra, it doesn't look like Sydney is on their immediate radar, although wikipedia says season 11 will be in Sydney without any confirmation. No apparent purchases through Watercress Productions appear to have been made in NSW.
Last night, My Kitchen Rules had a 1.4 million five capital city audience in top spot, with a 414,000 Sydney audience and 379,000 in Melbourne. Channel Ten’s best was I am a Celebrity Get Me Out of Here back on 685,000, continuing on its downward spiral.
Tonight, Wednesday The Block goes up against My Kitchen Rules contestants, the Blue Mountain based Texan cattleman and his heart-breaker daughter.  
UPDATE: The Block attracted 683,000 metro viewers on Wednesday with just the 179,000 Sydney viewers. MKR won with 471,000 Sydney viewers amid the 1.69 million in the OzTam five city metro ratings. Fast disappearing into the jungle, I am a Celebrity wained to 588,000 with 169,000 viewers in Sydney.

Sydney audiences shun The Block's lengthening Melbourne residency

A triple level set of South Yarra townhouses is the set for the latest series of The Block.
Last night's premiere introduced audiences to the show's six new couples, who will be whittled down in elimination rounds to finally compete against one of three returning couples.
From Busselton in Western Australia come Luke and Ebony, pictured below. Ebony is a 23 year old interior designer, while Luke is a carpenter. Host Scott Cam reminds us that they are something the Block has never had before – a brother and sister team.

Victorian cousins Brooke and Aimee have the least renovation experience, with one a 000 call operator, and the other a full time mother (pictured below).

Given The Block's punishing three weeks of elimination rounds before the game begins proper, they may be the sacrificial lambs of the series. Cam again notes that they are a Block first, as cousins (lest you think they and their fellow contestants seem exactly the same as every other person who has ever graced the set of The Block).

Tim describes Anastasia "in one word" as "hard working", noting that she "can probably put most blokes to shame with the effort she puts in". In the world of The Block, this is very impressive (just ask "hardest working woman in Block history" Jenna, from The Block Glasshouse).

Ayden is a self employed cabinet maker, while Jessica is a sales manager. Having previously renovated a house, they now own a block of land which they plan to build a home on.

They have renovated external areas of their Queenscliff apartment.
Charlotte and Josh, below, are also from Manly. Charlotte is a food stylist and caterer while Josh is a carpenter. The couple look like they could be the Kyal and Kara, or Maxine and Karstan, or Jessica and Mark, of The Block Triple Threat.

The teams' first challenge is to design and renovate a bedroom in 24 hours. Three of the six teams introduced will be eliminated at the end of the week, after renovating three rooms: a bedroom, a living and dining room and a bathroom.
They are given $10,000 to produce their first bedroom. What ensues is a lot of driving around, gasping at the modest brick townhouses, questionable decisions regarding suspended chairs, pendant light shopping (a Block staple).
The results of their labour, of course, were not revealed in the premiere episode, with producers saving that for tonight. With all this drawn out drama, The Block's triple threat may be the three long weeks of elimination rounds – which might just test the patience of viewers.

The Block returns with the premiere of Triple Threat

An 860,000 debut audience for latest reality renovation series, The Block Triple Threat, was no match for Seven's tennis coverage last night.
Seven achieved up to 1.7 million watching Kyrgios v Murray. The soccer audience, a combined ABC and Fox Sports, exceeded The Block too.
It was the weakest launch for a series of The Block ever. Maybe everyone is awaiting Darren and Dee!
Last January the Channel 7 series, My Kitchen Rules, easily won the 2014 reality television blockbuster's debut up against The Block on Channel 9.
The initial 2014 OzTam ratings had the MKR audience at 1.67 million.
The Block Fans v Faves in 2014 secured a very respectable 1.14 million opening night five capital city audience.
The premiere of The Block Glasshouse attracted 1.374 million viewers.
The Block Sky High series debuted with 1.312 million in 2013.
Last night's 2015 debut in South Yarra was the 10th season for The Block which began in 2003 at Bondi Beach.  
No sign yet of any promotion for the Johanna Griggs hosted House Rules next series on Seven, whose debut second series debut was triumphant with 1.18 million metropolitian viewers, according to the OzTam ratings.

Seven's tennis smashed The Block, which posed no opening night threat

The three teams of returning contestants won't be the only "triple threat" joining the next series of The Block.
For The Block Triple Threat, regular judges Neale Whitaker, Shaynna Blaze and Darren Palmer will be joined by buyer's agents Frank Valentic from Advantage Property, Nicole Jacobs from Jacobs Buying Group and Greville Pabst from WBP Property Group.
Both Valentic and Jacobs have bid on the behalf of buyers in previous season of the show, while Pabst regularly appears on A Current Affair ahead of the auctions to evaluate the properties.
Executive Producer Julian Cress told <a href="https://www.news.com.au/entertainment/tv/channel-9-makes-shock-changes-to-the-block-triple-threat-after-auction-disaster-on-last-years-series/story-fn8yvfst-1227188716170" target="_blank">news.com.au</a>: "Everyone has an opinion on the rooms and the apartments on The Block but no one's opinion matters more for the contestants than the actual buyers on auction day."
"We thought giving them some feedback from people who might be ultimately bidding on their apartment would be a valuable addition to the program."
The decision to bring on buyer's agents as judges has been widely interpreted as a response to <a href="https://propertyobserver.com.au/finding/residential-investment/sales-and-auctions/36684-b-grade-high-street-prahran-location" target="_blank">last season's finale</a>, where two of the couples earned $10,000 and another pocketed $40,000, after three months of work.
But smart contestants for several series have been utilising the views of local agents from the preliminary planning to ensure their apartment matches local buyer demographics.

Leading Melbourne buyer's agents join The Block Triple Threat

Property developer Stockland is set to construct two new residential towns on the Melbourne metropolitan fringe.
Stockland will commence construction in the next few months on its $4.6 billion Cloverton residential development 35 kilometres north of Melbourne, creating 11,000 new homes.
Previously known as the Lockerbie sheep station, the 30 year project has been described as the largest masterplanned residential community development it has ever undertaken in Victoria.
It is on 1,141 hectares at Kalkallo in Melbourne’s northern growth corridor, on the eastern side of the Hume Highway. The site encompasses parts of the Hume, Whittlesea and Mitchell LGAs.
More than 30,000 residents are expected to take up residence in Cloverton. The first land sales will occur shortly with settlements scheduled in the 2016 financial year.
Andrew Whitson, the CEO residential at Stockland, said the project was aligned with the economic opportunities that existed in Victoria, given the state’s 21.4% contribution to national GDP and 24.8% share of the national population.
Whitson hopes Stockland can replicate and expand on the success achieved at the multi-award-winning <a href="/expert-insights/building/stockland-s-highlands-residential-community-in-craigieburn-to-be-blueprint-for-all-future-projects">Highlands residential community at Craigieburn</a> where public-private partnerships facilitated the construction of a regional hospital, childcare facilities, new public and private schools, and a regional tertiary institution, the Hume Global Learning Centre.
Craigieburn's Highgate Reserve features an MCG-sized football oval and hosts regular VFL games. The Richmond Football Club have also used the ground as a second training facility.
The Lockerbie Sheep Station was purchased by Stockland for around $300 million, Australia’s largest ever individual land transaction when announced in 2010. The Burgess family had previously been in exclusive negotiations with developer, Delfin Lend Lease, for development rights, but the deal did not get to requisite signatures.
The furniture making Burgess family had bought the bulk of the property in 1979, paying about $920,000, with the property sold by the daughters.
Stockland has also acquired 65 hectares of residential zoned land at Clyde North in Casey, in the south-east of Melbourne.
The group said it will create a new masterplanned community at the site over a six-year period, with around 800 new homes, at a $128 million development cost.
Stockland said construction on the project in the Clyde Creek Precinct Structure Plan area will begin in 2017, with the first settlements in the 2019 financial year.

Stockland plans house and land city north of Melbourne

I am considering converting an existing block to dual occupancy.

I own the block (and house on it) outright. The block is 1,100 square meters in area.

The existing house is at one end of the block and dividing the block in half would still leave a meter between the existing house and a dividing fence.

The block is a corner block and there is provision for a second driveway in the other street.

The zoning in ACT almost precludes subdivision from most blocks. On the ACT Land map it actually has an address for both halves of the block, so my guess is that it was originally proposed and two blocks.

I have verbal approval to commence “the journey” from the ACT authorities.

But I have a question: Where to from here?

Hi Jeff,

It is interesting that there are already two driveways and street addresses, you may find there was a DA approved to subdivide at one stage, was not registered and may have lapsed. If so, then there may also be service connections.  It is worth making enquiries with council on this as it will save you money if some of the works have already been completed. 

If you were allowed to complete the subdivision of the land, including having it registered, this may save you paying a Section 94 Contribution that may be payable on a dual occupancy project. You can then build a new dwelling on the newly created lot without it impacting on the original house lot.

The best way forward for you is to use a local surveyor to manage the subdivision of your land. They will understand your local council's requirements.

You will need to allow for adequate private outdoor living space for the existing house and the surveyor can advise you on this and potential setbacks.

The surveyor will be able to quote to manage the entire process, including getting quotes to extend the sewer and other service connections (if they are not already in place). It's important you understand the costs of subdividing.

To give you an idea, Property Bloom usually allows around $30,000 for a Torrens title subdivision of a large corner lot like you have described.  The cost will of course vary based on service connection works required, how far the sewer needs to extended and any upgrades to services that may be needed (if it is in a really old suburb).

Is the land kerbed and guttered on both sides?  If not, then one thing to look out for having council request you do these works. It's something you can check with the council town planner.  You will also need to provide drainage for the newly created lot, so the slope of your block is important. The surveyor will advise you on this.

If you are going to lodge a DA for a dual occupancy and subdivision then a good builder may include the subdivision as part of their works and contract. This will mean you can finance works by way of a construction loan.  This is also a faster process than subdividing up front (which you cannot do anyway based on zoning) and you can lodge one DA for the building and the subdivision works. Again, check this with your local council as they all have different requirements.

I would also look at building a duplex (two attached dwellings) on the new lot rather than a single house as this will add more value and should create some good equity.
