Top Spring Australia's $500 million residential community, <a>The Newlands</a>, has made a significant mark as the first development approved in Lane Cove's rezoned St Leonards South Precinct.&nbsp;

Designed by <a href="/architects/bates-smart">Bates Smart</a> and landscaped by <a href="/landscape-architect/arcadia-landscape-architecture">Arcadia Landscape Architecture</a>, The Newlands emphasises a pedestrian-oriented precinct with a focus on the natural landscape of Newlands Park.

We recently visited the display suite, onsite at&nbsp;21 Canberra Avenue, St Leonards, to look more into what's on offer.

Architectural Vision and Design

<a href="/new-apartments/the-newlands-st-leonards-21-41-canberra-avenue-st-leonards">The Newlands</a> comprises five buildings ranging from eight to twelve levels. The first released building, Verdant, offers 99 one, two, and three-bedroom apartments. These apartments boast garden terraces, communal lawns, and a pedestrian link to Newlands Park. The development’s emphasis on green spaces and natural aesthetics aims to provide a serene, urban living experience.

Verdant's Features and Market Appeal

High demand has prompted the expedited launch of the next building, Glade, a boutique nine-level building. Glade features one, two, and three-bedroom apartments alongside The Newlands' 5,700 sqm green spine. <a href="/project-marketer/colliers">Colliers</a> Director Daniel McMahon noted that the majority of buyers are professional couples, with significant interest from downsizers within the Lower North Shore area.

"The Newlands is a development for every generation," said McMahon. "The mix of buyers includes young families valuing the large apartments and parkland proximity, as well as empty nesters who appreciate the premium finishes and walkable lifestyle."

The most recent buildings launched were Saige and Gaia, which will form the heart of the masterplan.

Community and Sustainability

The community-driven design of The Newlands resonates with buyers’ values of sustainability and connection to nature. Around 90 per cent of apartments and terrace homes will offer green landscape views, with some providing direct park frontage. The buildings are interconnected by a 5,700 sqm communal green spine featuring boardwalks and lush landscapes.

Market Reception and Pricing

<a href="/developers/top-spring-australia">Top Spring Australia</a> broke ground late last year, with construction on stage one by 4.5-star iCIRT-rated builder DASCO expected to complete in late 2025. The project has garnered interest primarily from owner-occupiers attracted to its amenities and the green, harbourside lifestyle.

The Newlands is marketed by Colliers, with prices starting at $878,000 for one-bedroom apartments, $1.48 million for two-bedroom apartments, and $2.45 million for three-bedroom apartments. <a href="/developers/development-victoria">Development Victoria</a>&nbsp;is currently developing LUMA in <a href="/developments/sunshine-north-vic-3020">Sunshine North</a>, a masterplanned townhouse community near Sunshine Station.

Future plans for the site include a pedestrian and vehicle bridge over Stony Creek via Metherall Street, providing a link between LUMA and the existing community, and new commercial and retail precincts featuring a mix of retail outlets such as supermarkets and specialty stores to support the everyday needs of local residents.

Off the plan apartment buyers at AURA by Aqualand will soon be moving into their new luxury residence, as Aqualand start to put the finishing touches to their landmark North Sydney apartment development.

Inside AURA by Aqualand: Urban's completed apartment tour of Aqualand's luxury North Sydney apartment development

Ballina hasn't seen a new development anywhere near the quality of Mana before.

Omira Property Group, a regarded boutique townhouse and villa developer in the Northern Rivers region of New South Wales, took their smarts from their award-winning Byron Bay villa development, Asana, and brought them to <a href="/new-townhouses/ballina-nsw-2478">Ballina</a>, where they've replicated the same quality and craftsmanship but on a larger scale.

They brought C2 Architecture, the architecture firm from Asana, onto the project. They've designed 14 luxury villas that sit both on the fringe of town and on the fringe of North Creek.

We recently sat down with&nbsp;<a href="/developers/omira-property-group">Omira Property Group</a>&nbsp;Director Alasdair Baker, C2 Architecture's George Chambers, and Pacifico Property sales agent Christian Sergiacomi, to discuss the project.

Baker says the concept embodies an iconic coastal aesthetic, while Mon Palmer at Bare Cabo design studio, has developed an interior scheme that reflects the serenity of the sandy beaches in the area.

George Chambers, Principal at C2 Architecture, says the villas have been designed to be enjoyed with occupants with nothing overlooked.

"Given all the sites were located on the coastal edge, it allowed us to create and translate each villa into a wonderful, modern interpretation of the traditional beach house," Chambers says.

Each villa offers 220 sqm of living space, three bedrooms, alfresco dining and a striking kitchen living and dining area featuring a striking built-in fireplace.

One of the villas was snapped up pre-launch for $2.4 million. The buyer were well aware of the quality both Omira and C2 have created previously and didn't want to miss this rare opportunity of having one of the finest new homes in Ballina.

Prominent property developer <a href="/developers/twt-property-group">TWT Property Group</a> has put together some of the most grandiose house proportions, unrivalled in the inner-city, harbourside suburb of Pyrmont.

The 11 residences that made up <a href="/buildings/grande-pyrmont-71c-harris-street-pyrmont">Grande Pyrmont</a> were built to the highest standards by iCIRT-rated builder <a href="/builders/decode">Decode Group</a> in late 2020. A few months later the development won the 2021 Best Low-Rise Residential Development Awards at the Urban Taskforce Development Excellence Awards.

Urban was invited on a tour of one of the final two homes in Grande Pyrmont, The Manor, the most impressive home in the collection.&nbsp;

Purposefully unassuming from the front to blend into the 1800s <a href="/developments/pyrmont-nsw-2009">Pyrmont</a> character facades that make the harbourside suburb a historian’s dream, access to the terraced development from Harris Street is through a modest sandstone entry.&nbsp;

The most prominent features of the home are the soaring spiral staircase, its full-floor master suite, a swimming pool adjoining an entertaining deck, and several terraces and balconies that offer uninterrupted views of the new Barangaroo towers.
