Shaping a sustainable future: Development Victoria sets new standards in sustainability

There are few streets in Caloundra that offer the same combination of elevation, beach access, and town centre proximity as Bombala Terrace.

This ridgeline strip, running parallel to Canberra Terrace, has long been sought after for its dual-coast reach — flanked by Kings Beach to the east and Bulcock Beach to the west.

When the opportunity to develop along this dress-circle strip arose, Brisbane-based developer Dusk Group jumped at it.

They’ve recently launched <a href="https://www.urban.com.au/new-apartments/sunset-by-dusk-group-caloundra-5-7-bombala-terrace-caloundra-qld-4551">Sunset Caloundra</a> — a boutique project of just 36 apartments across a seven-level building, located less than 500 metres from both Kings and Bulcock Beach, as well as the vibrant retail and dining precinct on Bulcock Street.

The same 500-metre radius also encompasses the local bowls club, Bicentennial Park, two primary schools, and a network of low-traffic green spaces that stretch toward Happy Valley and Lions Park.

While Caloundra’s long-anticipated rail connection via the Sunshine Coast extension remains several years away, the area is already experiencing upward pressure from interstate migration and growth throughout the southeast. Private sector infrastructure investment is adding momentum, which naturally drives property values upward.

Dusk Group’s vision with Sunset isn’t about activating a fringe or unlocking an emerging corridor — the project sits squarely within a mature precinct that already balances laid-back coastal amenity with rising buyer attention.

For locals trading up or downsizing within the postcode, Sunset offers a familiar part of town. For out-of-area buyers, it’s the kind of tightly held submarket that typically trades off-market — until it doesn’t.

Shewanna Mendis, Director at TURNER, said the design frames views, guides movement, and enhances the connection between nature and the city.&nbsp;

“Summit &amp; Ridge is a striking architectural marker, proudly standing between Sydney Olympic Park’s Millennium Marker, the foreshore park and water," Mendis said.

"Organic, petal-like forms define the towers, creating a sculptural presence that responds to its surroundings. As you move around them, the forms appear to dance, reinforcing a sense of place and individuality.”&nbsp;

A landscaped podium acts as a green spine between the towers, seamlessly connecting the architectural form to the natural environment and reinforcing the Sanctuary masterplan’s focus on ecological integration, but also offers residents an elevated garden experience.

“The spaces in between are just as important as the architecture itself. Summit &amp; Ridge is designed with people in mind, a place where city and nature converge, balancing vibrancy with tranquillity,” Mendis added.

Townhouses activate the street-level interface, bringing character to the precinct while offering a rare opportunity for low-density living within a high-rise community. The grand entry lobby, featuring double-height glazing and sculptural metal panels, creates a bold first impression and a seamless transition between the built form and the urban landscape.

<a href="https://www.apartments.com.au/developers/bassar-group">Bassar Group</a> has been given the green light by the Gold Coast City Council for Avva Broadbeach, a 33-level tower that will introduce 56 half and full-floor apartments to one of the area’s most in-demand coastal precincts.

<a href="https://www.apartments.com.au/new-apartments/avva-19-anne-avenue-broadbeach-qld-4218">Avva</a> marks the developer’s next move in Broadbeach following the success of Infinity, which sold out before construction completed in 2023.

Designed again by <a href="https://www.apartments.com.au/architects/bda-architecture">BDA Architecture</a>, Avva will deliver two expansive 166 sqm apartments per floor, each offering three bedrooms, catering to the growing owner-occupier segment seeking generous layouts in prime beachside locations.

Sales will kick off early next year, after construction has commenced.

Bassar Group Director Leo Sarris announced the approval, expressing pride in adding to the suburb he calls home. “These 56x3 bedroom, 2 per floor apartments will be a wonderful addition to an otherwise amazing suburb I'm so proud to call home,” Sarris said.

Avva’s design language embraces a modernist approach, featuring angular expressions and a striking tower form intended to resonate with the coastal context. BDA Architecture describes the building’s silhouette as “visually interesting angles to passers-by,” creating movement and depth on the streetscape.

Residents will have access to a range of lifestyle amenities integrated across the podium levels. Plans include a lap pool with day beds, a wellness area with gym, yoga deck, hot and cold plunge pools, as well as sauna and steam room facilities.

Replacing the 1970s MaxMar apartment block at 19 Anne Avenue, the project site was amalgamated by GV Property Group’s Luke Reaby, who brought together eight individual owners across a 1,032 sqm parcel.

Sarris previously told Apartments.com.au that the goal was to offer large, functional apartments without overcomplicating the product, helping to keep prices competitive amid a more cautious market environment.

With demand from southern state buyers now tapering compared to the COVID-era surge, Avva is expected to attract predominantly local interest, aligning with current shifts toward owner-occupier-led apartment living on the Gold Coast.
