Spyre completes Arc Residences as record-setting Toowong penthouse hits the market

One of the apartments that helped put Toowong's prestige market on the map has returned to market, just as Spyre Group and GRAYA complete the riverfront development it crowns.

The penthouse at Spyre Group's Arc Residences has been listed for sale, three years after the two-level spread sold for $13.6 million, in the early stages of the project's marketing.

The sale was one of Brisbane's most significant apartment transactions at the time, setting an internal rate record of $34,870 per sqm and helping establish Toowong as a genuine alternative to the more traditional prestige apartment markets of New Farm, Teneriffe and Kangaroo Point.

The sprawling penthouse has been designed with around 100 metres of unobstructed river frontage, extensive private wellness spaces and its own 250 sqm rooftop retreat, complete with a 15-metre infinity pool, spa, outdoor kitchen and pizza oven.

Internally, bureau^proberts has designed the residence around a double-height atrium and a kitchen with a seven-metre island bench.

The listing comes as construction officially wraps up on Arc, a boutique collection of just 24 apartments on one of Toowong's rare absolute riverfront sites. GRAYA recently reached practical completion on the 11-storey building ahead of schedule, with the final finishing works now underway before residents begin moving in.

Spyre had already sold 70 per cent of Arc by the time demolition started in early 2024, with demand largely coming from buyers looking for significantly more space than traditionally offered in inner-Brisbane apartment developments.

That demand also influenced Arc while it was being developed.

After selling the original penthouse and a sub-penthouse, Spyre and bureau^proberts redesigned part of the upper levels to accommodate another larger residence. Spyre later created its 492 sqm River Home, with around 35 metres of river frontage, in response to continued demand for larger house-sized apartments.

The completed building now comprises 24 predominantly three and four-bedroom residences, generally arranged three per floor and each with private lift access.

A four-bedroom sub-penthouse spanning 443 sqm previously sold for $7.25 million, while just a small collection of residences remains available as part of Spyre's final release.

Arc has been designed by bureau^proberts, the same architecture practice Spyre previously worked with on its record-breaking Glasshouse development in Burleigh Heads. The architecture firm shaped Arc around a series of curved and undulating forms that take cues from the Brisbane River, with the building stepping and shifting across its river frontage.

The interiors follow the same approach, using Spanish tiles, Italian marble and appliances and fittings from brands including Wolf, Liebherr, V-ZUG and Brodware, while CUSP Landscape Architecture has carried landscaping through the development and its rooftop spaces.

The rooftop is reserved exclusively for residents, giving the building another layer of amenity above its uninterrupted outlook across the river toward St Lucia and South Brisbane.

For Spyre, Arc's completion comes at an increasingly active period for the Brisbane-based developer.

The group, led by Daniel Laruccia and Andrew Malouf, has increasingly concentrated its pipeline around rare riverfront and beachfront sites where it can deliver a smaller number of larger residences.

Spyre has already delivered the six-residence Moray House on the New Farm riverfront, while construction is progressing on Watts & Wright, its collection of just 15 full-floor and dual-level residences on one of Bulimba's last significant riverfront sites.

Just this month Spyre also filed plans for another boutique riverfront project at 213 Clarence Road, Indooroopilly.

That project would comprise just eight apartments, including six four-bedroom residences, two three-bedroom homes and a separate two-level Riverhome stepping down toward the Brisbane River. Like Arc, bureau^proberts has been appointed to design the project.
