Cannon Hill’s urban spine could be set for a sculptural new addition, with plans lodged for an eight-storey residential building incorporating ground-floor retail and a rooftop recreation level. 

The application, lodged by boutique local developer Red Capital, outlines a medium-density apartment complex at 1181 Wynnum Road, an area increasingly marked by transport connectivity and evolving mid-rise character.

According to the architectural documents by CPO Architects, the project will deliver 96 apartments in total, made up of 64 two-bedroom and 32 three-bedroom residences across eight consistent upper levels.

Below, a single retail tenancy will address Wynnum Road, contributing to an active street frontage alongside landscaped pedestrian entries. The total building height is proposed to reach RL38.60 metres, with car parking distributed across two basement levels.

“The design intent centres on creating a sculptural mid-rise building that visually connects the ground level through to the rooftop while softening its appearance with extensive planting,” CPO Architects noted in their Design Report. 

The report also describes the building’s external form as incorporating “bold vertical forms, curved slab edges and integrated landscaping elements.”

Communal amenity is a defining feature of the scheme. The rooftop level will host a suite of resident facilities including a gym, spa, pool with waterfall edge, barbeque pods, and dining areas set within extensive perimeter planting. Plans illustrate a series of linked viewing decks, shaded structures, and open gathering spaces, all accessed via a central circulation spine.

Basement levels provide 161 car parks for residents and 45 spaces allocated to retail and visitors. Active transport facilities include 48 bicycle parking spaces.

Design documentation emphasises the building’s passive energy strategies, with full-height glazing, vertical screening, and integrated planter ledges contributing to heat control and visual relief. Approximately 1,557 square metres of landscaping is included in the proposal, with green walls and a rooftop garden forming key visual and sustainability elements.

The 2,424 sqm site sits along a main arterial within Cannon Hill, with proximity to retail services, parks, schools, and the nearby train station. The surrounding context is a mix of established housing and increasingly denser residential forms along key corridors.
