Longstanding Gold Coast and Canberra developer <a href="https://www.apartments.com.au/developers/morris-property-group">Morris Property Group</a> is continuing to roll on with its Glitter Strip apartment pipeline, seeking to return to Mermaid Beach with a new 68-apartment development.

Morris, founded by Barry Morris in 1978 and one of the Gold Coast’s most prolific apartment developers over the past two decades, has filed plans for a 12-storey mixed-use building at <a href="https://www.apartments.com.au/new-apartments/36-seabeach-avenue-mermaid-beach-qld-4218">34-36 Seabeach Avenue</a>, on the prized eastern side of the Gold Coast Highway.

The 1,227 sqm site occupies a prominent corner position at Seabeach Avenue and the Gold Coast Highway, opposite the Mermaid Plaza retail and office precinct and around 140 metres walking distance from the future Mermaid Beach South light rail station.

<a href="https://www.apartments.com.au/architects/fraser-partners-0">Fraser &amp; Partners</a> has designed the project, which will comprise 68 apartments across a mix of 48 two-bedroom and 20 three-bedroom residences.

The building will rise 12 storeys, reaching a maximum height of 36 metres, with the apartments accounting for a total of 156 bedrooms. The development application also seeks approval for short-term accommodation across the 68 apartments, while two office tenancies are proposed at ground level.

The plans show 108 car spaces across the development, with parking accommodated at ground level and within a three-level basement accessed from Seabeach Avenue.

Resident amenity will be concentrated on level two, where Fraser &amp; Partners has designed a recreation deck with a swimming pool, 90 sqm pool terrace, outdoor barbecue area and gym.

The broader communal offering will also incorporate landscaped spaces, with the planning documents noting the amenity has been designed to provide areas for recreation, social interaction and outdoor living.

The proposal would continue the transformation of the Gold Coast Highway corridor through Mermaid Beach ahead of the arrival of the light rail.

The site is zoned Neighbourhood Centre and sits within the Mermaid Beach/Broadbeach Light Rail Corridor neighbourhood plan. While the prescribed building height is 24 metres, the site is identified within an Urban Neighbourhood context providing for a 50 per cent height uplift to 36 metres.

Planning documents describe the stretch of the Gold Coast Highway between Broadbeach and Nobby Beach as increasingly characterised by medium and high-rise development, with the proposed Morris tower joining projects including Ventura, The Alfred, Oceans and Otto.

The development would mark Morris Property Group's latest investment in Mermaid Beach, where it has already delivered two apartment projects.

Otto, at 1 Bondi Avenue on the western side of the Gold Coast Highway, comprises 70 apartments across nine storeys. The project was completed in 2019 and includes a residents' gym, recreation deck and swimming pool.

Morris also developed Oceans at 46 Ocean Street, a nine-storey, 70-apartment build-to-rent development completed in 2019. Oceans was the group's first build-to-rent project and incorporates commercial space at ground level.

The two existing Morris projects sit further north along the same Gold Coast Highway corridor as the proposed Seabeach Avenue development. Fraser &amp; Partners' planning analysis specifically identifies both Otto and Oceans among the established built-form precedents surrounding the site.

Mermaid Beach represents only part of Morris' considerable Gold Coast footprint.

The family-owned developer has been particularly active in neighbouring Broadbeach, delivering projects including Sierra Grand, Eclipse, Synergy, Qube, Koko, Opus and Malo, while its current pipeline includes Maison and the two-tower Crest development.

Further south, Morris has also developed a string of projects in Burleigh Heads, including Element, Boardwalk and Sandbar, while Essentia expanded its footprint north into Surfers Paradise.

The Seabeach Avenue application has been lodged by PMM Broadbeach Pty Ltd and seeks a development permit for a Material Change of Use for multiple dwellings, short-term accommodation and office uses. Zone Planning Group prepared the planning application, with Fraser &amp; Partners commissioned as architect.

The project comes as the developer continues to expand its Gold Coast pipeline while retaining a significant presence in Canberra. Morris now has more than $2.5 billion of development in its national pipeline and has delivered more than 7,000 homes during its near five-decade history

Fortis previously completed the nine-residence Marmont on New South Head Road, while it is currently developing a mixed-use residential and retail project at 12 Cross Street. Its wider Double Bay footprint also extends into commercial and retail development.

The six-level building will comprise a combination of two and three-bedroom apartments, including a garden residence, full-floor apartments, a sub-penthouse and penthouse. Each residence will have secure basement parking and private outdoor space.

A rooftop terrace for all residents, along with select apartments, enjoys views across Double Bay Harbour and toward the Sydney skyline.

Ceiling heights will reach up to three metres&nbsp;in select residences, while the kitchens will feature natural stone and integrated Gaggenau appliances.

The boutique nature of the project reflects the type of stock Fortis has increasingly targeted across Sydney's eastern suburbs, where larger apartments and smaller buildings are being pitched primarily toward local owner-occupiers and downsizers.

Fortis Group General Manager Ed Eve said the developer continues to see demand from buyers wanting to remain in the eastern suburbs but move into newer, lower-maintenance housing.

“We're seeing continued demand from local owner-occupiers and downsizers looking for high-quality homes that allow them to remain in the eastern suburbs, close to the lifestyle and community they know,” Eve said.

55 William is also one of the early projects to respond directly to the NSW Government's Low and Mid-Rise Housing reforms. Fortis had previously secured approval for just two townhouses on the 599 sqm site before revising the scheme to eight apartments following the planning changes.

Situated one street back from Double Bay's water's edge, the project enjoys an enviable harbourside setting within walking distance of Double Bay Village and the ferry wharf.

Fortis continues eastern suburbs push with 55 William launch

UAE-based developer Arada has unveiled plans for a $2 billion twin-tower apartment development in Broadbeach, marking its first move into Queensland as it continues its rapid expansion across Australia.

Arada will develop 952 apartments across two towers on a prominent site opposite the Gold Coast Convention and Exhibition Centre, with the project targeted for completion ahead of the Brisbane 2032 Olympic and Paralympic Games.

The project represents Arada's largest commitment to the Australian market since arriving in the country in 2024 and significantly expands a local pipeline that has now grown to eight projects and more than 5,000 homes.

It will also be the first major Queensland project delivered by Roberts Co since the tier-one contractor was acquired by Arada Group in 2025.

Plus Studio has designed the Broadbeach development, which will comprise one, two and three-bedroom apartments across two towers connected by a landscaped podium.

A significant resident amenity offering will include lagoon and lap pools, a gym, sauna and steam room, alongside a mist room, infrared room and salt scrub facilities. Communal terraces, private dining areas, a library, residents' lounge and work-from-home spaces are also planned. Around 1,200 sqm of retail and hospitality space will occupy the ground floor.

The site puts Arada in one of the Gold Coast's most active apartment markets, directly opposite the convention centre and within walking distance of Pacific Fair, The Star Gold Coast and Broadbeach's dining and retail precinct.

It also has immediate access to the Gold Coast light rail network and sits just a few blocks from the beach.

Arada Group Chief Executive Ahmed Alkhoshaibi said Broadbeach represented an opportunity for the developer to expand beyond its initial NSW pipeline.

“Broadbeach is a world-class address that gives us the canvas to create a community of exceptional design and lifestyle quality that genuinely enriches the daily lives of the people who call it home,” Alkhoshaibi said.

“This is our first development outside New South Wales, and it reflects our growing ambition to grow in key urban markets around the country.”

Alkhoshaibi said bringing Roberts Co into the project would give Arada greater control over the development and construction process.

“Delivering this project through Roberts Co, our own tier-one construction business, means we can bring the quality, pace and accountability that our buyers expect.”

The move into Broadbeach comes as Arada accelerates its Australian expansion following its entry into the market two years ago. The developer has assembled a pipeline of eight projects comprising more than 5,000 homes, while the acquisition of Roberts Co last year gave the group its own Australian construction capability.

Globally, Arada has a development portfolio valued at $50 billion comprising more than 55,000 homes across the UAE, United Kingdom and Australia.

The Gold Coast is emerging as the next major market for the developer, with strong population growth and infrastructure spending ahead of the 2032 Games continuing to underpin significant apartment development across the coastal strip.

Arada plots $2 billion Broadbeach towers in major Queensland move

Sydney’s downsizer market is changing, with a growing cohort of buyers prioritising the right home over simply finding a smaller one.

Coronation Property Head of Sales Cam Porter says the traditional idea of downsizing does not necessarily reflect what many buyers are now looking for, particularly those moving from established family homes across Sydney.

Instead, he says they are increasingly becoming “right-sizers”, seeking lower-maintenance homes without sacrificing the space, amenity or quality they have become accustomed to.

“We are increasingly seeing buyers who are not motivated by the idea of simply moving into a smaller property,” Porter says.

“They are right-sizers. They want a home that is easier to manage and better connected, but they still expect generosity, quality and a floorplan that supports the way they live.”

It is a subtle but important distinction in a market where apartment developers are increasingly targeting established owner-occupiers.

For many of these buyers, moving from a house to an apartment is not driven by a desire to dramatically reduce their living space. Coronation’s sales team is seeing buyers place particular importance on natural light, practical storage and additional rooms that can be used as guest bedrooms, home offices or secondary living spaces.

Kitchens and dining areas are also playing an increasingly important role, particularly for buyers who regularly entertain or have children and grandchildren visit.

“These buyers still want their home to feel generous,” Porter says.

“They may want less maintenance, but they are not looking for less life.”

The challenge for the broader housing market is providing enough of the right stock to encourage that move.

While much of the discussion around Sydney’s housing shortage has centred on the number of homes being delivered, Porter says the diversity of those homes is equally important.

Older homeowners can remain in large family houses for longer when they cannot find an appropriate alternative in the neighbourhoods where they have built their lives.

“The decision is rarely as simple as wanting fewer bedrooms,” Porter says.

“People are weighing up their connection to a neighbourhood, the space they need for family, the quality of the home and whether it will continue to work for them over the long term.”

It also has implications beyond the downsizer market. Providing suitable apartments for smaller households can free up established houses for families who need the additional bedrooms and land, creating greater movement through the housing market.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>

While the Help to Buy Scheme does not solve affordability challenges across the board, it does offer a more accessible pathway for a defined segment of the market, particularly younger buyers with moderate incomes who have been priced out of traditional lending routes.

The scheme is expected to commence in NSW in late 2025, as part of a national rollout.

Off-the-plan property explained: What is stamp duty?

Property prices in the Queensland mining boom town of Gladstone are starting to cool, with prices for older houses and units falling by as much as 20% in some cases, according to property valuers at Herron Todd White (HTW).
HTW describes the Gladstone market – driven by a number of liquefied natural gas (LNG) and coal projects – as “volatile”, with a stabilisation in rents flowing through to softer capital values.
HTW reports of a “new phase in the Gladstone residential market” noting that that vacancy rate has increased from just 0.5%  at the start of 2012 (with minimal vacancies particularly noticeable in three- and four-bedroom dwellings and two- and three-bedroom units and townhouses) rising to between 1% and 2% by the end of the year and “trending upwards”.
“We are now seeing declines in values from what was being achieved approximately 12 months ago," HTW says.
“For the first six months of 2012 we saw evidence that the market was stabilising or softening with some values creeping back 5%.
“In the last four months, transactions have shown values have declined further. New housing and unit stock has come back by up to 5%, whereas older housing and unit stock has come back by as much as 20% in some cases," says HTW in its December report.
“We are seeing an ever increasing number of current contracts that are far below a value that could have been achieved at the beginning of 2012,” says HTW.
These observations follow property market analyst Michael Matusik declaring the <a target="_blank" href="https://www.propertyobserver.com.au/queensland/gladstone-s-mining-related-property-boom-over-michael-matusik/2012081556036">Gladstone mining-related property boom over in August last year</a>, with hotspotting.com.au's Terry Ryder saying around the same time that the savviest of investors were in the market 12 to 18 months prior.
However Matusik refined his view on Gladstone towards the end of last year, suggesting it remained a<a href="https://matusikmissive.com.au/2012/11/27/g-10/" target="_blank"> "healthy real estate market"</a> with reference to the success of a recommended new off-the-plan development, <a href="https://www.stoneapartments.com.au/" target="_blank">Stone Apartments</a> near the Gladstone city centre, now 70% sold out.
According to HTW, local selling agents are reporting a loss of confidence in the market with recent research indicates that the volume of unit and dwelling accommodation available in Gladstone has increased significantly.

Recent sales show a number of older properties failing to sell at auction and then selling at reduced prices following long listing campaigns lasting many months.
These include this three-bedroom house on <a target="_blank" href="https://www.realestate.com.au/property-house-qld-telina-110971499">Finchley Street in Telina</a>, which sold through Kerry Connor of Go Gecko Gladstone in mid-December for $398,500 – an 11% discount to its July 2012 listing price of $449,000.
Another recent sale was<a target="_blank" href="https://www.realestate.com.au/property-house-qld-south+gladstone-109519076"> this 1950s four-bedroom house</a> on Martin Street in South Gladstone, which sold through Margie Richards of PRDnationwide Gladstone for $445,000 in November.
RP Data records indicate that it failed to sell at auction in February and April and was then listed for sale in May at $478,000. The asking price was reduced to $469,000 in August and then reduced further to $449,000 in May before finally selling for $445,000.
In a recent <a href="/news">Property Observer webinar</a> looking at the prospects for regions versus cities in 2013, Terry Ryder highlighted rising rents as being a leading indicator of rising prices, but with a lag period of about a year.
In the case of Gladstone, Ryder says the first big rent rises started happening in 2011, but property prices only really lifted in 2012 – rising about 16%.
The stabilisation in Gladstone rents, as reported by HTW, suggests that the prospects for price growth are weaker in 2013.
In its assessment of the Gladstone market, HTW says that at the start of 2012, it predicted that activity would remain high and demand would stay very strong across all residential property types.
“We also stated that values were already at record high levels and we were unsure just how much higher prices would go.
“Over the course of this year, confidence in the market has dropped slightly, activity remains strong however not at the levels we were experiencing during 2011 and the record high prices have started to soften.
“We are now seeing declines in values from what was being achieved approximately 12 months ago."
HTW says it is aware of extensive land and unit projects being developed in the area with demand for these products being “moderate to high”.
“However, as more and more stock is produced and made available to the market, it is effectively increasing the competition in the area and giving potential purchasers a greater degree of product selection.
“The demand for newer stock with high rental returns now outweighs the demand for older existing stock. This has forced prices down and we are now seeing a greater differentiation in values,” says HTW.
HTW says it is difficult to gauge the actual level of demand and whether prices are “at market” due to a high percentage of available vacant land marketed and sold by specialist project marketers off the plan to “out of town investors” with none of these pre sales settling until construction of the estate is complete.

Gladstone property market cooling, with some 20% price corrections: HTW

Bartinon, the seven-bedroom waterside mansion in Sorrento, could enjoy the prospect of the slightly rising prestige price tide on Queensland’s Coast Coast.
It's back on the market through Lucy Cole, having been on and off the market since the highest bid of $7.25 million offered at 2011 auction fell short of the $8 million paid in April 2009.
Transport tycoon Douglas Kefford bought it from Cameron Davis, from the Samtay Group, and his wife, Lynette.
Prestige prices on the Gold Coast got a slight fillip last year with agents suggesting sales activity indicated the market was endeavouring to bounce off the bottom of previous lows.
The seven-bedroom early 1980s Bartinon was built by tycoon Sir Justin Hickey and his wife, Lady (Barbara) Hickey.
The name of the one-hectare Riviera estate incorporates the initials of their five children.
Hickey, the Marrickville-born insurance magnate who started his career cutting lawns, moved to the 250-squares house in the early 1980s after selling his Emerstan Drive, Castle Cove, house to businessman Phil Cave.
With 85 metres of frontage, it is one of the largest residential blocks on the Nerang River on the coast.
Davis paid $6,665,000 in 2006 to buy it from former Fraser Island tourism operators Sidney Melksham and Angela Burger.
The 6,500-square-metre riverfront Sorrento property previously sold for $4.25 million in 2001 when offloaded by Indonesian industrialist Alimin Soenario.
Soenario had set a $3,125,000 record in 1994 when he bought it on its then 9,000 square metres.
Kefford, who has spent only four or five weeks a year at the house on Marseille Court, has it listed with offers due by January 31.
Selling agent Lucy Cole of Lucy Cole Prestige Properties told the Australian Financial Review that it was hard to name a price in the current market but the vendors were "keen to negotiate."</body></html>

Sorrento mansion Bartinon back on the market

The north shore is shaping up to be the top-performing Gold Coast market as buyers take advantage of reduced prices on a number of projects in the hands of receivers.
There were a total of 54 sales recorded across nine medium- and low-rise projects on the north shore, making it the top-performing precinct for the third consecutive quarter, with a total of 156 sales for the first nine month of the year, according to September 2012 quarter figures from Colliers International, which were released just before Christmas.
The north shore precinct includes suburbs from <a href="/news">Hope Island</a> to <a href="/news">Biggera Waters</a>, about 15 minutes from <a href="/news">Surfers Paradise</a>.
The report provides an overall favourable impression of the Gold Coast apartment market, reporting 140 sales across high-, medium- and low-rise sectors over the three months to September – an increase of 5% on the previous quarter and 43% up on the same period last year.

Tony Holland, Colliers International residential project marketing director, says price growth in the new apartment market is yet to be seen, but an “impending supply shortage would likely lead to strengthening prices at some point down the track”.
“Based on the current quarterly selling rate, the supply of new apartments could be taken up within 1.9 years, which is the lowest expected absorption period in two years, and if the sales rate increases this time frame will be reduced.
In contrast, the more up-to-date <a href="https://www.propertyobserver.com.au/developments/heavily-discounted-hilton-surfers-paradise-the-only-notable-gold-coast-high-rise-seller-in-november-quarter-midwood/2012121958540" target="_blank">Midwood Report</a> for the November quarter shows just 45 sales (19 in high-rise projects), a 50% drop on a year ago, and has more than 700 high-rise apartments available for purchase, indicating a much longer supply pipeline.
Colliers International reports 26 high-rise sales over the September quarter.
“The [north shore] figures exceed annual sales for 2011, 2010, 2009 and 2008. With one more quarter still to be reported, 2012 is shaping up to be a standout for this precinct,” says Colliers International research manager Lynda Campbell, who compiled the report.
“The increased sales rate during 2012 has been as a result of several projects falling into the control of receivers or financiers who have reduced prices and made concerted efforts to sell down remaining apartment stock.
“This has been an ongoing process and has resulted in stock levels reducing significantly, particularly at Hope Island where only 28 new apartments remain on the market, the majority of which we would expect to see sold over the next six months, if not sooner,” she saids.

Mistral at Harbour Quays (pictured above) was the best-performing project, recording 17 sales during the September quarter, followed by the now sold-out Ilanah Aqua development at Hope Island (pictured below), with 12 sales.

Mistral, currently under construction, features 60 one- and two-bedroom apartments being developed by the Emandar Group. There have been 33 sales recorded to date, with 27 apartments still available for purchase.
One-bedroom apartments start from $309,000.
The Emandar Group has told Colliers International that the remaining apartments are under contract, with the project expected to sell out during the December quarter.
If sales continue at the current rate and no new projects are marketed off the plan, overall supply could be taken up in just over 14 months.
Supply will dry up in just three months in the low-rise sector at the current sales rate.
Analysis by Colliers International shows there are around 1,400 apartments in various stages of planning and gaining approvals.
All planned apartments are in the low- and medium-rise sectors, with around 45% mooted for Hope Island.

The sale of Palazzo Versace on the Gold Coast, the world-first fashion-branded hotel, settled yesterday.
Its developers the Sunland Group told the stock exchange the $68.5 million contract of sale for the iconic 5-star resort had been completed, brokered by Sam and Dan McVay of McVay Real Estate.

Sunland managing director Sahba Abedian said the Chinese investor buyers received approval from the Foreign Investment Review Board.
Mr Abedian said the buyers had also met with representatives from the House of Versace in Italy and they had approved the sale. The House of Versace owns the Versace brand.
Its new owners are little known reportedly a construction group and travel company from Hong Kong.

In October 2011 Sunland reached agreement with the Enshaa Group <a target="_blank" href="https://www.propertyobserver.com.au/leisure/sunland-swaps-palazzo-versace-dubai-for-gold-coast-counterpart/2011101751958">to exchange its joint venture Dubai projects</a> – the Palazzo Versace Dubai and D1 Tower – for 100% ownership of the Palazzo Versace hotel on the Gold Coast.

Located at 8 Melaleuca Drive, the six-bedroom, seven-bathroom residence can sleep a maximum of 16 people.
With imported marble floors throughout, the sunken lounge has electronic doors opening the view to the blue water of The Great Barrier Reef.
The house is split into two, with the north and south wing mirror images of each other.
The 900-square-metre residence sits on 6,286 square metres of manicured gardens and has a swimming pool and tennis court.
There is also a buggy garage that hosts three buggies, since they are the main form of transport on the island.
The Whitehouse traded in 2006 for $5.25 million and received an extensive makeover in 2007.

Summer rental holiday countdown: The Whitehouse on Hamilton Island

Property owners and investors on Palm Beach on the Gold Coast are struggling to come to terms with the extent to which property prices have declined in the region since the GFC, according to a new report by PRDnationwide.
“Whilst many vendors acknowledge diminished capital values especially over recent years, and have priced their property accordingly, a large proportion of vendors remain under the illusion that their properties are undoubtedly worth more now than three to five years ago," says PRDnationwide analyst Robert Matta, author of the report.
“Whilst this may be the case for few properties in the area, this is definitely an extraordinary circumstance which has contributed to a lack of reasonable priced property on the market,” he says.
He also notes that buyers who purchased since 2007 are restricted by how much they can revise their pricing due to possible equity shortfalls.
“There is also evidence to suggest that unencumbered vendors have become increasingly reluctant to negotiate on the fire sale cash offers floating around in the market, which is exacerbating the level of well-priced stock in the market,” he says.
PRDnationwide’s investigation of the coastal area of Palm Beach, which includes the suburbs of <a href="/news">Palm Beach</a>, <a href="/news">Elanora</a>, <a href="/news">Currumbin</a>, <a href="/news">Currumbin Waters</a> and <a href="/news">Tugun</a> south of Surfers Paradise, reveals a marked  downwards shift in property values.
In June 2010 nearly two-thirds (65%) of properties that traded in the Palm Beach area sold for between $500,000 and $700,000, with the remainder trading between $400,000 and $500,000.

PRDnationwide recorded a small increase in residential sales in the Palm Beach area in the first half of 2012 with 220 sales negotiated, but says the market remained idle, “despite a marked correction in the median price over the past five years”.
For Palm Beach investors, the rental market has remained stagnant over the past three years, “with little to no movement in price growth across the house and unit markets”.
“Buying well is the key for investors to achieve a competitive rental yield in the marketplace with low rental price growth anticipated over the coming year,” says Matta.
According to Matta, active investors and owner-occupiers have become increasingly price-conscious, with the sub $350,000 price range accounting for 65% of the total sales recorded in the June 2012 period, in contrast to 35% recorded in the June 2010 period.
The unit market has been more resilient than the wider Gold Coast municipality, with a median unit price for June 2012 of $355,000.
Palm Beach rents range from $300 per week for a two-bedroom apartment to $490 per week for a four-bedroom house.
Elanora recorded the highest number of sales for the six month to the end of June with 67, up 20% one more than Palm Beach, a 20% fall on the same period in 2011.

Of the two key regional south-east Queensland property markets, the Sunshine Coast property market had a decidedly better year than the troubled Gold Coast market, according to Herron Todd White’s (HTW) year-in-review December report.
However, both remain distinctly buyers' markets, with opportunities for first-home buyers and investors (with a long-term view) to secure discounted purchases while the more expensive end of both markets remains under pressure.
Certainly there is much more upbeat tone to HTW's assessment of the Sunshine Coast than the Gold Coast.
“Well one thing is certain, 2012 has turned out to be much better than 2011. There seems to be an air of optimism around now with more and more people ‘doing things’,” is how HTW began its round-up of the Sunshine Coast market.
In comparison, HTW describes the Gold Coast as a “tough property market” with values having declined “across all property market subcategories with the prestige, unit and acreage markets hit the hardest”.
The Sunshine Coast property market was helped by the building of the $2.03 billion University Hospital at Kawana, with construction of the private hospital due for completion next year and with work now underway on the main hospital.
Another positive factor, according to HTW, was the changes in both the local and state governments earlier in the year, which helped improve confidence levels.
“The resultant effects are that we have seen a significant increase in activity.
“The main market where this has been felt has been the sub-$500,000 house market. Properties have been turning over more quickly, with some agents making noises about running out of stock.
“In this sector it doesn’t feel as if there is going to be a sudden spike in values, but certainly we expect that values will stabilise,” says HTW.
However, the Sunshine Coast resort investment unit market and prestige markets remain “quite tough”.
And while sales are being recorded and activity has improved, HTW says this is from sellers being prepared to meet the market, with buyers “smelling blood in the water and treating these properties harshly”.

In the case of the Gold Coast, HTW says mortgagee in possession (MIP) sales have “significantly impacted the property market, with properties selling in many cases at levels not seen since circa 2003 to 2004”.
As a result, the Gold Coast is still a strong buyer’s market, with most local and informed buyers being “very discerning and taking their time to buy wisely, for example, seeking out the most distressed auction sales”.
“This has caused values in some residential areas to fall more sharply than others as buyers shun areas with perceived issues overshadowed by the more desirable areas. Therefore, we have seen sales in some residential pockets fall very dramatically.”
HTW notes that parts of the Gold Coast like Nerang and Highland Park offer first-home buyers the opportunity to get into the market at below $300,000 as do older-style low rise units in the Surfers Paradise/Broadbeach locality and second-hand townhouse units in the Pacific Pines locality”.
Moving up the price ladder to the $500,000 to $1 million bracket, values have continued to fall, with HTW recording that multiple sales occurring in Isle of Capri in the mid-$600,000s – the “lowest prices we’ve seen for waterfront property in this locality for a few years”.
Apart from the construction of the light-railway impacting on values for nearby property owners, the bigger structural problems for <a target="_blank" href="/news">Surfers Paradise</a> and <a target="_blank" href="/news">Broadbeach </a>is an oversupply of high-rise units for sale with the marketing of the Hilton, Oracle and Soul products.
Head of property for The Oracle Berrick Wilson has a more optimistic view of the market forecasts the 2012-13 summer months will provide “an additional boost to an already rejuvenated luxury apartment market”.
Oracle managed 100 new sale settlements in the 12 months since its relaunch in December 2011.
“With only 10 apartments sold at The Oracle in the 12 months prior to December 2011, and more than 100 apartments sold since at an average price of approximately $900,000, it’s fair to say the market has bottomed and buyers are continuing to capitalise by snapping up luxury stock,” says Wilson.
HTW does have a brighter outlook for the Gold Coast reporting that many agents are clearing much of their dated stock, however values are not set to rise in the short term.
Gold Coast rents have remained strong despite values declining, but this could change, with “many property managers reporting increases in vacancy rates”.
HTW recommends investors look at the following areas on the Gold Coast: <a target="_blank" href="/news">Southport</a>, <a target="_blank" href="/news">Labrador </a>and <a target="_blank" href="/news">Biggera Waters</a>, <a target="_blank" href="/news">Paradise Point</a>, and <a target="_blank" href="/news">Parkwood </a>/<a target="_blank" href="/news">Molendinar</a>.
Looking ahead, the assessment is that the Gold Coast will remain a buyers’ market in 2013 with losses suffered by existing property owners representing “excellent longer term opportunity for those ‘early adopter’ investors who can position themselves against the storm”.
“We still need to be wary of the unknowns, being the macro and micro economic situations, the mining industry and rental markets. There is no indication of any immediate changes in property values and we are predicting stabilisation for 2013,” says HTW.

Sunshine Coast trumps Gold Coast in 2012 but both still buyers' markets: HTW

The Queensland property market was showing early signs of improvement, the Bank of Queensland chairman Neil Summerson told the bank’s annual general meeting in Brisbane today.
Mr Summerson said economic conditions remained subdued but had stabilised.
“The bank is seeing some early indication that the downward movement in property values has started to reverse,” he said. 
But he added over the last month there had been commentary from various market participants and commentators including Stockland, Mirvac and the Insolvency and Trustee Service Australia, which reiterated the difficulties of 2012 for the State of Queensland.
"With over 60% of our business is sourced in Queensland, I would like shareholders to appreciate that this bank is unique in that no other listed bank in Australia has the same concentration of business as we have in this State.
"Notwithstanding the above, the Queensland State Government is predicting 4% growth over the next year.
"In addition, tourism numbers on the Gold Coast and the Sunshine Coast in the period from September to November were up substantially on the previous year and the current State Government has initiated various programs (the boost in first home owners grant for new homes, as an example) to stimulate the economy.
"Indeed, the Premier stated only last Friday that he thought that Queensland should see some positive economic signs within 12 months.
"In addition, the bank is seeing some early indication that the downward movement in property values has started to reverse.
“With borrowers better able to meet their mortgage commitments as a result of successive interest rate reductions, including that of last week, we have reason to be optimistic about recovery in the important housing market.”
"Unemployment is expected to rise modestly over the next two years.
"Combined with a shift in Australians saving more than ever, credit growth for the banking sector is expected to remain subdued.
"Nevertheless, we are expecting to deliver growth in top and bottom line and after the first three months of this financial year we are comfortably meeting our internal targets.," Mr Summerson said.
BoQ reported a $17.1 million loss in the 2012 financial year as it felt weakened economic conditions in Queensland.
With property prices especially on the Gold Coast and the Sunshine Coast falling, BoQ’s impaired loans doubled to $401 million over the year.
"Prior to 2008 the bank did not have a history of having large write offs for bad debts.
"The onset of the Global Financial Crisis saw this all change," he said.
Until 2011 thebBank only made specific provisions against its outstanding debts, but in February of 2011, with the full impact of the economic slowdown, Cyclone Yasi, and the Brisbane floods, the board considered it prudent to take an "economic overlay" in our provisioning of $32.5m.
"In early this year the board and management became aware of a continuing fall in property values particularly in Queensland.
"As over 60% of our business is in this State, the board decided to take an additional economic overlay of $175 million during the year to provide a buffer against falling property values," he said.

BOQ sees brighter Queensland property market in 2013

Located at the mouth of the Endeavour River, Cooktown – with a median house price of $300,000 – is Queensland’s slowest-selling suburb, with property lingering on the market for an average of 258 days.
Chambers Flat is the second slowest, with an average of 233 days on the market and a median house price of $477,000.
Third place is a draw between Mission Beach and Yarraman, with an average time on the market of 220 days.
Mission Beach – a small village along the Coral Sea – has a median house price of $395,000.
Located 181 kilometres northwest of Brisbane, Yarraman has a median price of $192,000.

The price hopes have dropped from $450,000 to $395,000 in that time.
Grant Freeman from Premium Property Specialists has listed the property for the full 490 days.
A property located on 133 Charlotte Street was originally listed for $400,000 in March 2011.
Its asking price has reduced by 25% to $300,000.
It was bought in 2008 for $535,000.
A property at 15 Boundary Street has failed to attract a buyer, having been listed for sale for a total of 981 days.
The four-bedroom, two-bathroom house was listed in March 2010 with a $375,000 asking price and is currently asking $290,000 – a reduction of $85,000.
Jill Williams from Rainforest Real Estate Cooktown has held the reins on the property for the duration of its listing.
Wonga is Queensland's fastest selling suburb, with a speedy 35 days on the market.
