Private equity real estate firm Conquest has entered into a $220 million partnership with Woolworths’ development arm, Fabcot, to deliver its long-awaited Waterloo project on Bourke Street.

The Bourke Street development was first flagged by Fabcot back in 2021 as part of its push into Sydney’s residential market. However, progress has since stalled, with no activity on site amid a number of design revisions in consultation with the City of Sydney.

<a href="https://www.apartments.com.au/developers/conquest">Conquest</a>, which is actively planning more than $6 billion worth of new developments, predominantly mixed-use precincts, is now set to move the project forward.

The current plans include between 110 and 120 apartments across two buildings designed by Bates Smart at <a href="https://www.apartments.com.au/new-apartments/923-935-bourke-street-waterloo-nsw-2017">923 Bourke Street</a>. The scheme will incorporate a portion of apartments reserved for key workers, alongside premium commercial space at ground level, including a full-line Woolworths supermarket.

Construction is expected to commence in the second half of 2026.

Michael&nbsp;Akaawi, CEO of Conquest, said the partnership reflects the firm’s commitment to "convenience-led" urban renewal."

The news comes just a week after Conquest went to the NSW Government to upsize its plans for Castlecrag's Quadrangle Shopping Centre.

Conquest purchased the site for just shy of $70 million last year, with existing plans in place for a mixed-use residential and retail precinct comprising 38 luxury apartments.

Those plans have now been significantly expanded, with the developer lodging a State Significant Development Application with the NSW Government’s Housing Delivery Authority for 150 apartments across two 11-storey buildings. The apartments will sit above a four-storey podium, incorporating specialty retail tenancies and five levels of basement car parking, on the 5,166 sqm site at&nbsp;<a href="https://www.apartments.com.au/new-apartments/100-edinburgh-road-castlecrag-nsw-2068">100 Edinburgh Road</a>.

Conquest has been increasingly active in the development space in recent years. The group acquired the&nbsp;<a href="https://www.apartments.com.au/developments/eastlakes-nsw-2018">Eastlakes</a>&nbsp;Shopping Centre redevelopment, where it plans to deliver more than 1,000 apartments above a new retail precinct, and has also lodged a $900 million State Significant Development Application for a&nbsp;<a href="https://www.apartments.com.au/news/nsw/conquest-unveils-900m-stanmore-village-vision-for-landmark-inner-west-site">mixed-use precinct in Stanmore</a>.

Conquest partners with Woolworths to deliver mixed-use Waterloo project

A shift away from Sydney’s industrial past has left parts of the inner south defined by contrast, brick warehouses repurposed into dining precincts, former factory streets softened by landscaping and pedestrian activity.

Rosebery is one of those suburbs. Over the past decade, it has undergone significant gentrification, anchored by The Cannery, which has helped reposition the area as one of the inner city’s most sought-after lifestyle pockets.

What hasn’t kept pace with that transformation is new residential supply, which has remained relatively limited. Builder-developer Deicorp identified that gap early, securing a site in 2019 and delivering what is now one of the suburb’s most architecturally distinctive developments.

To realise the vision, Deicorp engaged Candalepas Associates to design The Rothschild, a project that is immediately recognisable from the street.

Completed in 2025, The Rothschild comprises two buildings across Rothschild and Mentmore Avenues, delivering 176 apartments. The development replaces a former industrial site, retaining a material and structural dialogue with its past while introducing a more resolved residential framework. The scale is deliberate but not monolithic, broken into forms that engage both street frontages, with retail at ground level and two levels of basement parking below.

From the street, the architectural intent is clear. Off-form concrete columns run through the façade, establishing a repeated structural rhythm that gives the building its visual weight. These are paired with deep-set arches and sections of exposed brickwork, creating a layered elevation that reads less like a typical apartment block and more like a reinterpretation of industrial architecture.

The material palette is intentionally restrained, with concrete left exposed and brick used to define mass rather than decoration. The result is a building that stands out through proportion and repetition, rather than height or glazing.

This approach continues internally. A central landscaped courtyard sits between the two buildings, anchored by an olive grove that acts as both a visual and spatial focal point. Rather than functioning as residual space, the courtyard is designed as a shared ground plane, where circulation paths, seating areas and planting come together to create a usable communal environment. Its positioning allows natural light to penetrate deep into the site while maintaining separation between residences.

Within the apartments, the planning follows a clear and functional logic. Entry points lead directly into open-plan living areas, with kitchens positioned as central elements alongside dining and lounge spaces. These zones extend to balconies or external openings, maintaining a visual connection to either the courtyard or the street.

Kitchens prioritise practicality, with generous bench space, ample storage and European appliances configured for everyday use. Bedrooms are typically set back from the main living areas, creating quieter zones within each residence, with separation achieved through layout rather than material change. Bathrooms are compact but efficient, incorporating mirrored cabinetry and integrated storage to maximise space. Across all residences, the emphasis is on clarity of movement and functional planning.

At ground level, retail and hospitality uses extend the building’s presence beyond its residential function. A café or restaurant space, alongside communal amenities such as a music room and rooftop areas, positions the development as part of a broader urban network rather than a standalone project. These shared spaces reinforce a lifestyle where the building operates as an extension of the surrounding neighbourhood.

Rosebery’s proximity to Green Square, The Cannery and nearby parklands supports this model of living, where much of daily life is within walking distance. The Rothschild sits comfortably within that network, contributing to the streetscape through its distinctive architecture, while internally organising space around light, structure and communal use.

The Rothschild is now complete and ready to move in, with limited residences remaining.

The Rothschild reinterprets Rosebery’s industrial DNA into residential form

KTQ has unveiled&nbsp;<a href="https://www.apartments.com.au/new-apartments/casilia-16-marine-parade-coolangatta-qld-4225">Casilia</a>, the final residential release within the Kirra Point precinct which really kicked off the boom in the area back in 2019.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>

Off-the-plan property explained: What is stamp duty?

New insurance policy data from the Queensland Building and Construction Commission has seen a 27% uptick in two years in premium policies written.
Noting that the insurance policies are a precursor of building activities due to requirements in the Act that requires insurance premiums to be paid when entering into residential construction works contracts, Minister for Housing and Public Works, Tim Mander, expects to see construction grow.
“5,544 insurance premium policies were written in January 2014, compared to 4,946 in January 2013 and 4,349 in January 2012,” Mander said.
“That’s a 12%  increase on 2013 and a 27% increase over 2012, and shows dwelling construction is heading in the right direction.”
Homeowners are covered by the premium under the Queensland Home Warranty Scheme for up to six and a half years. This could be incorrect or incomplete work and subsidence issues.
Mander said the increase is lining up with ABS data, showing a trend dwelling approval increase of 2.6% in January.
However, it isn't just construction on dwellings that shows up in the premiums, with home warranty insurance required for all builders or contractors who undertake work over the value of $3,300 for a homeowner in certain categories, making it less certain that the increase will be as pronounced as the "construction boom" suggested by Mander's release.
Premiums may include work on building a new home, related roof building, townhouse or multiple unit dwelling (no more than three storeys), but it also relates to adding to, altering, renovating or repairing a dwelling, replacing or refitting of fixtures or fittings in a kitchen or bathroom or work on an unenclosed elevated platform, deck or veranda.

Expected lift in construction activity pre-empted by insurance data

The greatest contradiction in real estate is the gap between perception and reality on the best places to buy.  
It's extraordinary how many people cling to cherished beliefs about the superior qualities of  locations that don't deserve it.  
A good deal of evidence on this is contained within the latest edition of the REIQ's quarterly report.  
Based partly on this evidence but also on other research, here are the top five Queensland places that don't deserve their reputation as good places to buy.  
1) Noosa
This is Australian real estate's biggest lemon. Somehow Noosa gained a reputation as a great place to invest in holiday homes. The people who believe this clearly don't trouble themselves with research. The typical Noosa apartment is today worth 37% less than it was five years ago.
Despite agency rhetoric last year about market recovery, the median unit price is still falling – it dropped 8.5% in 2013. Houses aren’t much better, with a similar delcine in 2013 and values are currently 15% lower than five years ago.
If anyone knows about a worse performing market anywhere in Australia, please let me know.  
2) Surfers Paradise 
Investors should never go anywhere near this market. Surfers is about speculators and tourists, never a great foundation for a property market.
The average Surfers unit is today worth 12% less than five years ago. And despite all the bullish rhetoric spewing forth from the nation’s propaganda capital, values are still falling. The median price for Surfers Paradise apartments dropped 12% in the December quarter.  
3) The Gold Coast generally
Take a look at where values currently sit, relative to five years ago. Main Beach units: down 19%. Hope Island units: down 21%. Southport units: down 22%. Hope Island houses: down 38%. Broadbeach Waters houses: down 15%. Runaway Bay houses: down 15%.
There are now signs of improvement on the Gold Coast and inland housing suburbs in particular are starting to return to price growth. But there is every indication the Gold Coast will fall into the same trap that has hindered it in the past: a chronic oversupply of highrise apartments, which drags down the whole city market.
Now that developers have discovered their version of heaven on a stick – poorly-informed Asian investors – we're going to see another development frenzy. If insanity is repeating the same mistakes again and again, the Gold Coast is the nuttiest place in the nation.  
4) Brisbane CBD apartments 
Marketing agents are hyping up the rising sales of inner city units in Brisbane, but I would urge investors to approach with caution. Vacancies in the CBD are above 6% and rising, and most of the near-city suburbs have vacancy rates above 4%.
High vacancies cause rents to drop and propery values inevitably follow. It’s not yet as bad as Melbourne’s insane surplus, but it’s heading in that direction. Brisbane developers are chasing the same Field of Dreams as their Melbourne buddies: build it and the Chinese will come.  
5) Port Douglas 
Back in the 1980s when the Japanese were invading tropical north Queensland and Christopher Skase was trying to redefine luxury in hotels, Port Douglas became the next big thing. It never delivered on the hype but it somehow retains its status (with some, at least) as an exciting place to pour your life savings.
People still ask me whether “it’s still a good place to buy”. In reality, it never was – and it certainly hasn’t been lately, despite the lovely environment and proximity to the reef and the rainforest.
Here’s some raw data on the Port Douglas market: the median unit price has fallen an average 6% per year over the past five years and the median is now down to $220,000; the house market has dropped 6% per year over the past three years; the typical Port Douglas house today is worth 26% less than five years ago; and a Port Douglas house typically spends over a year on the market before selling, according to Australian Property Monitor.
But none of that will stop people continuing to buy in these places, especially if they read that everyone else is.

The five most overrated Queensland markets to buy in

A retail complex at Oxenford on the Gold Coast has sold for $2.145 million to a local private investor.  

The sale of 110-112 Old Pacific Highway reflected a yield of 7.8%.  It houses four tenants - Ray White, a dentist, The Salvation Army and a Seafood &amp; Pizza eatery, which occupy a total of 570 square metres of retail space. The combined net income is about $175,750 per annum.

The tenants have between one and four years left remaining on their lease with options ranging between three to five years. The largest retail tenancy - the Salvation Army - covers an area of 220 square metres at a rent of $48,920 per annum.

The sale was negotiated by Mr Mason Kidman and Alan Robertson of Colliers International.

Mr Mason said the property was a straight forward income producing investment which was managed entirely by the previous owner. 

He expects the property will also benefit from significant infrastructure and commercial development that is currently in planning or under construction, pointing out that there was about $43 million worth of projects already underway in Oxenford.

Mr Mason said that the retail complex was positioned over two titles on a land area of 1,556 square metres and it had potential for future development, as it fell under a Zoned Central Oxenford Local Area Plan with allowance of up to three storeys build.

Gold Coast retail complex sells for $2.145 million

A local investor has snapped up a commercial retail site at Capalaba in Brisbane's east for $3.7 million.  
The 1 Moreton Bay Road property is anchored by a Cash Converters outlet and sits on a site area of about 4,224 square metres, with the building area at about 1,542 square metres.
Ray White Commercial Bayside’s Nathan Moore and Michael Keddy were the selling agents, acting on behalf of a private seller.
“This freehold property has three tenancies with a potential net rental income of more than $320,000 per annum,” said Mr Moore. 
Cash Converters started a 3 x 3 x 3 x 3 lease in January, 2011 and have exercised the first option.
An outdoor furniture is another tenant in the property, while the third tenancy is currently vacant.
“We are working with a number of parties to finalise a lease over this prized corner location,” said Mr Keddy.

Local investor snaps up Capalaba, Brisbane retail site for $3.7 million

Brisbane has welcomed its first international hotel in more than a decade, with Starwood Hotels opening its Four Points by Sheraton in the city centre.
State Minister for Tourism, Jann Stuckey, said it showed confidence in the sector, which the government promised to grow as one of the four pillars of the economy.
The Four Points hotel boasts 246 rooms and suites and is expected to contribute to visitation numbers by bringing thousands of guests each year.
The Newman government is aiming to double annual overnight visitor expenditure from $15 billion in 2010 to $30 billion by 2020.
Ms Stucky described the new hotel as "big boost for the local precinct" and that it was another step in the revitalisation of this part of the city’s CBD, which would see "significant redevelopment in the coming years".

Four Points by Sheraton hotel opening in Brisbane city centre a "big boost for the local precinct"

Investors with properties in North Queensland towns of Collinsville and Merinda have been reassured by Deputy Premier, and Minister for State Development, Infrastructure and Planning Jeff Seeney, that the urban areas in these two towns would be excluded from the Galilee Basin State Development Area.
While he wasn’t giving anything away as to if a State Development area will necessarily be declared, he did say that those who had received past notifications that they may be affected could now have their fears reduced.
Member for Burdekin, Rosemary Menkens, said that it is a relief to landholders in her electorate.
“Under a broadly proposed SDA, landholders received notification that their properties may be impacted with construction of the vital rail link to the Port of Abbot Point, however they have now been given assurances that these urban areas will be excised from the SDA if and when it is declared,” Menkens said.
“Our small towns have been struggling. They have been waiting for too long while Labor and the Greens have delayed these infrastructure projects which will bring the jobs and prosperity needed to once again breathe life into the local economy,” she said.
Seeney said that feedback from the communities, as well as further planning for the rail, had allowed broad areas of the town to be excluded.
“The proposed Galilee State Development Area is designed to facilitate the construction of rail corridors to carry coal from potential Galilee Basin mines to the Port of Abbot Point,” he said.
“Residents in these urban areas can now be assured their properties will not be affected by proposed rail lines in the future and I anticipate further refinements to the proposed State Development Area as consultation continues.”
In <a target="_blank" href="/news">Collinsville</a>, properties that are in the area encompassing the existing rail network and bound by where the Bowen Development Road crosses Pelican Creek and the foot hills of Mount Devlin will be kept out of the SDA.
In <a target="_blank" href="/news">Merinda</a>, the area between the Bruce Highway and Jackson Street adjacent to the existing rail lines will be excluded from the proposal.

North Queensland residents have property fears allayed by development clarifications

Brisbane, in recent years, has achieved prime status with investors due to its lower entry level price and comparatively strong yields.
However, powerhouse regional town Gladstone in central Queensland has long been an investment hotspot, making its way on to top suburb lists across the country.

Lachlan Walker, director of <a href="https://www.propertyobserver.com.au/news/brisbane-markets-strength-to-muscle-up-further-in-2014-place-estate-agents/2013123167060" target="_blank">Place Advisory is bullish on Brisbane</a>, calling it the key business district for South East Queensland, and a hub of commerce, professional services and industry.
“Over recent years Brisbane’s property price growth has slowed considerably against its southern counterparts, creating the ideal buyers’ market today, but Brisbane’s population is still expected to grow by over 9,000 people each year; meaning there is an underlying demand for new homes and rental accommodation,” said Walker.
“According to the SEQ Regional Plan, there is a forecast need for at least 138,000 new infill apartments to meet Brisbane’s predicted population growth, illustrating that residential property is in hot demand.”
However, <a target="_blank" href="https://www.propertyobserver.com.au/queensland/investor-warning-brisbane-apartment-prices-expected-to-soften-in-2015/2016/2014012967432">BIS Shrapnel is expecting apartment prices in Brisbane to soften</a> over the next few years after strength this year in the off the plan building sector.
In previous market upturns, they noted that interstate investors have accounted for up to a massive 40% of the off the plan sales in inner Brisbane, with New South Wales buyers being pronounced – finding the apartment prices far more accessible than those of Sydney.
With Sydney’s prices still increasing, this seems likely to continue.
Currently, BIS Shrapnel estimates that as of November 2013, over 4,000 apartments in inner Brisbane were under construction in projects scheduled for 2015/2016 completion, with 3,000 expected to see pre-sales hurdles before proceeding to completion around this time.
New apartment completions are therefore looking to increase from 1,300 dwellings in 2012/2013 to more than 2,000 in 2013/2014 and 2014/2015. This could see the numbers exceeding 3,000 in 2015/2016.
Across Brisbane, the median house price is $470,000, while in Brisbane City it sits substantially higher. Meanwhile, the median unit price sits at $383,000 across the entirety of Brisbane.
“Yes, the top end suffered losses from those who over extended themselves, but Brisbane’s middle market continued to transact as people took the opportunity to trade and upgrade,” said Walker.

Recently, Property Observer asked <a href="https://www.propertyobserver.com.au/news/is-the-gladstone-market-positioned-to-crash/2014011567210" target="_blank">whether Gladstone was positioned to crash</a> after there was talk of skyrocketing vacancy rates. The fact that this question is asked says something of the general view of the risk prevalent in markets similar to Gladstone.
Despite this, there is an element of the ‘sky falling’ with these sorts of sensational comments, explained director of property management and leasing Ray White Gladstone, John Fieldus. While the vacancy rate got close to 9% the week before Christmas, this is actually said to be normal for the market. In January it returned to close to 3.5%. Despite this, SQM Research still records the vacancy rate near to 9%.
“I’ve been a property manager for 25 years and it’s very sensational what is being said.
“It’s like an ebb and flow effect, a lot of tenants do transfer, it’s a very transient sort of town,” Fieldus said.
This strongly contrasts with the predictions being made mid-2013 that prices for houses would drive upwards of $900,000 by 2018. The study, from Central Queensland University was commissioned by Lyons Capital – they were developing in the area at the time of the study.
LJ Hooker Gladstone director <a href="https://www.gladstoneobserver.com.au/news/median-house-at-900k/1903750/" target="_blank">Mark Spearing told The Gladstone Observer</a> at the time that this was pure speculation.
The area has grown substantially over the past few years, and often it is pointed to as a town that offers diversity as well as the bullishness of a mining town investment area.
With the fifth largest multi-commodity port in Australia and the world’s fourth largest coal exporting terminal, it has become a focused hub. Despite some of the diversity, it has seen adverse impacts from the mining sector downturn over the past two years, Walker warned.
“This uncertainty resulted from a significant decline in employment opportunities and is reflected in the ongoing decline in the level of sales transactions,” he said. “Unlike Brisbane, Gladstone is a rare example in the Australian property market that defied the immediate wider Queensland market contraction post GFC, only to suffer the effects of a mining recession years later, and arguably to a greater extent,” he said.
Apartment sales across Gladstone through 2008 to 2011 saw figures peak just short of 10 year highs, with a median driven to $465,000.
“However, the market performance in Gladstone has been tightly linked to the demand resultant from the mining industry in the local area,” said Walker. Prices soon came back to $365,000 as of the December 2013 quarter, with an 18% softening over the past 12 months.
“Therefore, unfortunately as quickly as the Gladstone apartment market went up, so too did it go down”.

Brisbane v Gladstone: Where would you invest?

A $16.5 million development site in Brisbane’s Newstead, at the Gasworks riverside masterplanned community, has been purchased by Tom Dooley Developments.
The <a target="_blank" href="/news">Newstead</a> site has been bought as part of the shopping and restaurant precinct and fronts <a target="_blank" href="https://www.tdd.com.au">Skyring Terrace at 30 Festival Place</a>. 
The intention is for a 25 storey mixed-use development, and planning is currently “well underway” according to managing director Tom Dooley.
“With its beautiful Parklands, great public transport, river access and the CBD less than two kilometres away, Gasworks is a true work, play, live, shop destination,” said Dooley.
<a target="_blank" href="https://thegasworks.com.au/masterplan/masterplan">The masterplanned site</a><a href="https://thegasworks.com.au/masterplan/masterplan"></a> is marking a “natural progression” from the shopping precinct, which includes a Woolworths and a number of other retailers, he said. This will be ‘Tower B’ on the masterplan, with proposed one, two and three bedroom apartments.

Newstead's median unit price is $625,000, with $533 per week median advertised asking rent, according to RP Data.

Online marketing material likens this community to Sydney’s Darling Harbour and Melbourne’s Docklands, transforming a former industrial precinct into an urban community.
The apartments within Gasworks are being marketed to both investors and owner occupiers, citing strong growth in the area. They point to a ten-year average annual price growth for <a target="_blank" href="/news">New Farm</a>, Newstead and <a target="_blank" href="/news">Teneriffe</a> of 11.7% from 2001 to 2011, which was higher than other Inner Brisbane suburbs. However, they also pointed to significant amounts of supply - currently, an average of 7,250 apartments sold each year in Inner Brisbane, with an expectation of doubling this figure over the next four years.

Newstead, Queensland site for 25-storey development sells for $16.5 million

Queensland police have arrested a bikie who allegedly stole a Western Australian investment company’s identity and stole $1.4 million from mum and dad investors.
In the <a target="_blank" href="https://www.propertyobserver.com.au/news/warning-issue-on-identity-thieving-conmen-trashing-building-businesss-name/2014022568018">second case of business identity</a> theft this week, 33-year-old Tyrone de Luca, said to be a member of the Black Uhlans bikie gang, was arrested yesterday for his involvement in the investment scheme.
Police suspect another man with links to the Bandidos was also involved, but he is yet to be questioned.
Investigators are alleging the men adopted the identity of the WA business, cloning its website and registering the name M6 Securities Group.
The men are also said to have created a fake Perth business address and telephone number.
Detective Inspector Phillip Stevens of Taskforce Maxima said at a press conference yesterday the perpetrators had also adopted the persona of the directors of the legitimate business and used a call centre to generate leads.
“[They] have contacted potential victims, they have approached the victims and they have encouraged them to deposit money into a variety of investment schemes,” Stevens says.
“In exchange for that investment they are given a user ID and password to a backend of the website where that backend is manipulated by someone involved in the crime to give the illusion they’re making a profit. At the end of the day they don’t make a profit and the money dissipates.”
The call centre workers involved in the scam were said to be unaware the company was a front for a bikie operation.
“The template for these things is that the people involved in the telemarketing or the cold call centres don't have an idea of the ultimate gain,” Stevens says.
“Their role is simply to make contact and to pass it on to the people who will approach the victims.”
Stevens says between 30 and 40 fake call centres are operating on the Gold Coast.
Warfield and Associates chief executive Brett Warfield told SmartCompany business identity theft such as this is becoming easier to execute.
“It’s harder than individual identity theft, but from what I’ve read, it’s been made easier by the internet,” he says.
“People looking for investment options are now bypassing traditional sources of information like the newspaper and financial advisors and searching on the internet. It’s easy to establish an identity online which takes over from another organisation.”
Warfield says with a “half decent IT specialist” skilled in online marketing, a legitimate-looking website can be created in a matter of months including links, Google Adwords and key word search terms.
“It’s not hard to do… It can be done offshore. You don’t even need to have someone on the ground, it can be done from a desktop computer at your home and money can be transferred overseas,” he says.
Warfield says the Queensland bikies would have taken the identity of a WA business strategically with the intent to deceive potential investors.
“It would have been an attempt to separate the investor from the possibility of them doing background research,” he says
“Anyone thinking of investing needs to do due diligence and some fundamental background research.”
This latest scheme saw the union of two motorcycle gangs for the initiative, something which has become increasingly more common, Stevens says.
“There seems to be no boundaries as to who they associate with. It seems to be becoming more common that criminal motor cycle gangs will do business with one another if it suits their purposes,” he says.
This arrest is the first for the operation, but more are likely to come.
“We have identified a number of companies linked to these fraudulent activities. The arrest of the male person is by no means the end of these investigations; it merely forms part of a great investigative strategy,” Stevens says.
Warfield says as a blanket rule people should not invest with anyone on the basis of a cold call.
“Number one you’ll be dealing with someone on the end of the phone with a script in front of them. They tend to talk over the top of the person, spruiking the product and how great it is and it catches people off guard. So don’t enter into the conversation.
“Remember, if it’s too good to be true it probably is. If the market is paying X per cent and someone offers you three times that, realise there is a risk there.”

The bikie, a cloned business and a million-dollar scam

Kyko Group’s multi-tower development, Mon Komo, has achieved almost $11 million for the sale of 17 short stay and residential apartments over three months.
The mixed used development at 99 Marine Parage, Redcliffe, has seen these sales of the apartments priced between $420,000 and $825,000, with one-, two- and three-bedroom configurations purchased. Residential investments are in one tower, with short stay apartments in the other. There are 108 residential apartments. Investment apartments come with a two year rental guarantee.
Owner occupiers and investors across the wider Brisbane market were said to be the purchasers to date, including local Redcliffe and Moreton Bay buyers. However, there have been interstate buyers from Adelaide, Sydney and Mackay expressing interest.
One of the penthouses sold for $825,000, leaving three currently available of the eight.
TOTAL Property Group managing director, and Mon Komo marketing manager, Adrian Parsons, said that record buyer interest was seen over the last quarter of 2013.
“The property market is on the move in Brisbane, which is spurring positive traction in Redcliffe particularly for its multi-storey developments, with local buyers turning to apartments as a preferred place to live,” said Parsons.
“This is being reflected in our sales and feedback from local purchasers, who are attracted to the convenience of apartment living and the luxury waterfront lifestyle on offer at Mon Komo.”
First home buyers are also being seen expressing interest, which Parsons attributes to the available $15,000 Great Start Grant.
“Contributing factors including significantly low interest rates have assisted with the increase in buyer confidence, as well as a greater demand for waterfront apartment living in South East Queensland,” he said.
“On the other end of the scale, we are seeing the astute investment buyer return to the marketplace, who now have the flexibility of purchasing property that is of higher end value. The latest uptake is a strong example, with the sale of one of Mon Komo’s luxury penthouses as well as several sales from $600,000 upwards.”
Prices for the entire development start from $325,000, with layouts ranging from one-bedroom apartments at 82 square metres to three-bedroom plus study penthouses at 247 square metres.
Short stay apartments are managed by Oaks Hotels &amp; Resorts, come fully furnished, and are one-bedroom, 58 square metre offerings, to three bedroom dual key properties, 170 square metres, starting from $275,000 including furniture package. There is also a pub, office suites and other facilities.
Occupancy rates at Redcliffe are 84.2% for short stay accommodation.
Floor to ceiling windows and balconies are part of the design.
