Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

Off-the-plan property explained: What is stamp duty?

A trio of Queensland property groups have unveiled plans for a $300 million mixed-use redevelopment of the former Noosa Bowls Club site, a proposal that would deliver more than 200 new homes in one of the Sunshine Coast's most supply-constrained markets.

Kilter Property, Frank Developments and Calile Malouf Investments are behind the plans for the 1.8-hectare site at <a href="https://www.apartments.com.au/new-apartments/99-noosa-drive-noosa-heads-qld-4567">99 Noosa Drive</a>, which would transform the long-vacant site into a new residential precinct featuring 208 apartments, retail, hospitality and public space.

The proposal comes as Noosa continues to grapple with housing affordability and a shortage of permanent accommodation, particularly for key workers. The site's location in Noosa Junction, close to shops, public transport and employment, aligns with the direction of Noosa Council's Housing Strategy, which encourages higher-density housing within established activity centres rather than continued urban expansion.

The draft plans include 48 affordable-by-design apartments and 48 rooming accommodation units aimed at key workers. Around 2,000 sqm of ground-floor retail and food and beverage space would activate the street frontage, alongside a new public town square and landscaped open space.

Frank Developments Founder and Director Frank Licastro said the development would continue the company's focus on architecturally-led residential projects while addressing one of the region's biggest challenges.

"The redevelopment vision aligns with the long-term evolution of Noosa Junction as a vibrant activity centre, creating a destination that enhances the area's character while delivering significant economic and community benefits."

Calile Malouf Investments, best known for its role in Brisbane's James Street precinct and The Calile Hotel, will bring its place-making experience to the project. The company recently commenced construction on The Calile Noosa hotel and says the residential development will complement its growing investment in the region.

CMI Director Cal Malouf said the aim was to create a walkable precinct combining housing, retail and hospitality while remaining true to Noosa's character.

"We see a similar opportunity in Noosa to deliver a vibrant, walkable destination that combines exceptional housing, hospitality and retail in one integrated project," Malouf said.

Brisbane-based Cavill Architects has been appointed to design the project.

Noosa Bowls Club to be redeveloped into mixed-use apartment precinct

The Hervey Bay market is still improving with continued activity across most asset classes, according to a recent Herron Todd White (HTW) residential report. 
The report notes that house and land packages in the estates generally priced below $450,000 are appealing to a mix of owner-occupiers and investors.
The relativity of prices within some estates is becoming a concern with a broad range of cost for a similar product.
Vacant land prices appear to have improved, especially along the Esplanade with a number of sales now over $500,000 for quarter acre lots with views.
The rental vacancy rate remains tight which is appealing to investors in the mid-range asset class. Gross returns in the order of 5% are achievable.
"Dundowran Beach and Craignish continue to be the most active for property priced above $700,000," the valuation firm said. 
"These areas appeal to buyers due to the larger lots, good size homes and generally extensive ancillary improvements."
Since November 2018, there have been seven sales of property over $700,000 in these areas.
A four bedroom architecturally designed house in Dundowran Beach has recently been sold for $802,000.

Hervey Bay market continues to improve: HTW residential

A Queensland Government scheme to install solar and battery storage units in houses and small businesses seems set to be under-subscribed when it closes on June 30.
Energy Minister Anthony Lynham is urging Queenslanders to join the scheme.
It provides interest-free loans and grants for solar and battery storage.
“Installing a solar battery can save you up to $600 a year, even after taking into account loan repayments,” he said. 
“This is a great opportunity to cut your power bill and your emissions.
“The clock is ticking on the scheme: check your eligibility, get a quote from an approved supplier and apply before it’s too late.”
More than 3000 home and small business owners have already applied for funding under the $21 million scheme.
It was designed to help about 4000 families and small businesses. 
Property owners can get grants of $3000 for batteries and interest-free loans of up to $10,000 for rooftop solar panels and batteries.

Queensland budgets hits property owners with higher taxes

It suggests that the largest annual fall in both house and unit values for Queensland was seen in Townsville.

House values have fallen -4.8% over the year to March, while unit values are down -13.5% over the same period.

Looking at the Townsville rental market, advertised rents increased by $10/week for houses and $5/week for units when compared to March 2018.
The average time it takes to sell a house across Townsville has increased by three days, while the average unit is now selling three days faster than February 2018.
Vendor discounting is slightly higher when compared to 12 months ago with the average vendor discount increasing from -9.5% to -9.9% for houses and -9.3% to -9.9% for units.

Townsville sees Queensland's largest fall in dwelling values: CoreLogic

Gold Coast sales activity has fallen 17% over the year to February 2019, according to the latest CoreLogic Regional Report.
The report suggests it was the largest fall recorded across all five regions in Queensland. 
Of the 15,475 dwellings that transacted, 43% were houses, while 57% were units.

Gold Coast home values are down slightly when compared to March 2018, with house values falling -2.8%, while unit values are down -0.4% over the year.

The advertised rental rates across the region increased by $20/week for houses and $10/week for units over the year, an increase of 3.7% and 2.4% respectively.
The average home is taking an additional 14 days to sell for houses and 13 days for units when compared to February 2018, while the average vendor discount has increased to -6.4% for houses, and -6.3% for units over the same period.

Largest sales activity fall in Queensland recorded across Gold Coast: CoreLogic

Mount Warren Park, Beenleigh and Windaroo are top of the list for buyer interest on the north-west of Gold Coast, according to a recent Herron Todd White (HTW) residential report. 
The report suggests while market activity and in some cases prices have come off a bit in recent months, it is still possible to find a value for money house or unit.
"There are options for those who want to buy and renovate for a profit or rental returns. Some positively geared options are also around," the valuation firm said. 
"The suburbs we have chosen are established older areas, not flooded with redevelopment, new estates or investors."
A on-ground semi modern house in Mount Warren Park has been sold for $230,000 (pictured above). 
The circa 1990 brick house at <a href="https://www.realestate.com.au/sold/property-unit-qld-mount+warren+park-130205206" target="_blank">14/9 Quinton Court</a> comes with three-bedroom, one-bathroom, tiled roof and single-car garage.
The property includes renovated kitchen, bathroom and new carpets.
It rents for $310 per week with body corporate fees of $40 per week.

It includes recent floor coverings and paint with original kitchen and bathrooms. Land area is 622 square metres. Property rents for $390 per week.
The compromises are that you are mainly looking at older properties which may require maintenance or updating soon, the report noted.
"When you look at nearby suburbs such as Bahrs Scrub or Holmview where you can buy a new dwelling, these properties are usually priced up to the dollar and can often take some years before you see a capital gain given the premium paid for being new," it advised.
"We consider there to be a likelihood of prices falling somewhat for most of this year in these locations, then hopefully a resurgence in the market thereafter.
"However at present, the rental market in these locations is pretty strong providing a good holding income in the meantime.
"The property to buy as a home or an investment are regarded as the same property in these locations."

North West Gold Coast's established suburbs offer value for money: HTW

Noosa's newest apartment project to hit the market is Infinity.
<a href="https://www.offermann.com.au/217-219-gympie-terrace-noosaville-qld-4829888/" target="_blank">Infinity is a boutique three level block</a> with just the three apartments, located on Gympie Terrace 100 metres from the Noosa Boathouse Restaurant.
They are being marketed as house-sized, penthouse-style offerings by Tom Offermann Real Estate agent Nic Hunter.
The three apartments each span a whole floor which open to a full-width terrace complete with their own private glass walled pool.
They have three bedrooms and three bathrooms and full-height glass windows and doors to take advantage of the water views.
Infinity was designed by Chris Clout with floor plates ranging in size from 368 square metres to 445 square metres.
"The floor plan was designed to direct the eye out to the spectacular wide views of the Noosa River and beyond," Clout said.
He said privacy is retained by directing the focus to the core of the apartment and outward to the north.
"The design from north to south as well as the ability to completely open-up the centre section, gives exemplary natural cross ventilation," Clout added.
"The northerly orientation and tall ceilings allow drenching of natural light, whilst large eaves especially over the wrap-around terraces, provide protection during the hotter months." 
Hunter is asking $4.5 million for each of the apartments. Included in the complex is a gym and sauna.
Hunter says the location of the development is just as good as the product.
"It has the dress circle address of Gympie Terrace which runs parallel to the dog-friendly Noosa River foreshore and gazebo-dotted park, is steps away to some of Noosa's best cafes, restaurants also boutiques; and 10 minutes away is Noosa Heads' famous Hastings Street and the Noosa National Park."
Down the road on Gympie Terrace, Century 21 Noosaville agent Sam Walker and David Conolly are marketing the final apartment in Kalani, another boutique three bedroom development facing the water.
He secured sales of the penthouse apartment, as well as the ground floor.
He is asking $3.5 million for the sub-penthouse in the block which is slated for completion next month.
Designed by Stephen Kidd, each of the whole floor apartments have three ensuited bedrooms and a separate media room and home office.
New developments in Noosa have been in short supply since the building boom of the 1980s and 1990s.
One of the earliest developments in Noosa was Fairshore on Hastings Street. The 27 two bedroom units were sold for around $70,000 in 1976. 
Today the 90 square metre apartments sell for over $3 million as Hastings Street has developed into Noosa's bustling premium tourist strip.
Apartment development was in full swing into the 1980s and 1990s.
Around 50% of Noosa's units were built in the decade after the 1982 Building Units and Group Titles act passed parliament.
Tom Offermann said it prompted a building boom.
"I recall lawyers waiting rooms being packed in the 1980s," he said.
Some of the most notable blocks built around that era were built on the riverfront Quamby Place.
The A.V. Jennings Culgoa Point development of 65 units were selling for around $60,000. One of its apartment has recently broken through the $1 million barrier.
Next door Noosa Harbour Resort was being built by Devine Erby Mazlin, a 69 unit complex and across the road Sun Lagoon's 30 unit development followed soon after.
Offermann says he remembers selling a three bedroom beachfront in La Mer which was developed by a South Australian developer for $225,000.
He suggests today a buyer would have no change out of $7 million.
Noosa's planning laws have aimed to keep the village as a charming beachside tourist spot.
There would be no high-rise buildings, as well as no traffic lights and billboards.
The apartment complexes are limited to two to four storeys.
