Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

A trio of Queensland property groups have unveiled plans for a $300 million mixed-use redevelopment of the former Noosa Bowls Club site, a proposal that would deliver more than 200 new homes in one of the Sunshine Coast's most supply-constrained markets.

Kilter Property, Frank Developments and Calile Malouf Investments are behind the plans for the 1.8-hectare site at <a href="https://www.apartments.com.au/new-apartments/99-noosa-drive-noosa-heads-qld-4567">99 Noosa Drive</a>, which would transform the long-vacant site into a new residential precinct featuring 208 apartments, retail, hospitality and public space.

The proposal comes as Noosa continues to grapple with housing affordability and a shortage of permanent accommodation, particularly for key workers. The site's location in Noosa Junction, close to shops, public transport and employment, aligns with the direction of Noosa Council's Housing Strategy, which encourages higher-density housing within established activity centres rather than continued urban expansion.

The draft plans include 48 affordable-by-design apartments and 48 rooming accommodation units aimed at key workers. Around 2,000 sqm of ground-floor retail and food and beverage space would activate the street frontage, alongside a new public town square and landscaped open space.

Frank Developments Founder and Director Frank Licastro said the development would continue the company's focus on architecturally-led residential projects while addressing one of the region's biggest challenges.

"The redevelopment vision aligns with the long-term evolution of Noosa Junction as a vibrant activity centre, creating a destination that enhances the area's character while delivering significant economic and community benefits."

Calile Malouf Investments, best known for its role in Brisbane's James Street precinct and The Calile Hotel, will bring its place-making experience to the project. The company recently commenced construction on The Calile Noosa hotel and says the residential development will complement its growing investment in the region.

CMI Director Cal Malouf said the aim was to create a walkable precinct combining housing, retail and hospitality while remaining true to Noosa's character.

"We see a similar opportunity in Noosa to deliver a vibrant, walkable destination that combines exceptional housing, hospitality and retail in one integrated project," Malouf said.

Brisbane-based Cavill Architects has been appointed to design the project.

Noosa Bowls Club to be redeveloped into mixed-use apartment precinct

The Brisbane developer Azure Development Group&nbsp;has secured approval for another townhouse development in the Brisbane suburb of Richlands.

It&#39;s the fourth project Azure have undertaken on the popular Government Road, which has easy access to the Centenary Highway.

The approval at 182&nbsp;Government Road is for 55 townhouses, dubbed the Mason Edition.

Designed by Red Door Architecture, each dwelling will have three bedrooms and a&nbsp;courtyard&nbsp;which has will either be&nbsp;positioned outwards along the site boundaries or facing internally within the site.

Communal space has been provided in stage one, with a new swimming pool, sun lounge area and lawn space. The&nbsp;landscape architecture and urban design have been handled by LAUD ink.&nbsp;

Azure Development director Trent Keirnan believes the townhouses&nbsp;will appeal to first home buyers&nbsp;due to the affordability of the terrace homes and professional couples as the terraces offer a low maintenance design.

On the project site, Mr Keirnan says it was chosen&nbsp;due to the close proximity to the established Forrest Lake community and the transport amenity only 300m away.

It&#39;s the fourth collection of townhomes on Government Road for Azure.&nbsp;

In 2019 they completed Alton Edition, are currently selling Flora Edition and Eden Edition is currently under construction with completion scheduled for the end of March.

The approval at 182 Government Road is for 55 townhouses, dubbed the Mason Edition.

The local developer Henzell Property Group has sold more than 80 per cent of the first stage of Corsica Residences, part of their $200 million master-planned community on the Sunshine Coast.

The waterfront apartment and townhouse in Pelican Waters at Caloundra has seen 38 townhouses and apartments sales across the first stage, with strong demand locally as well as huge interest from interstate buyers looking to Queensland.

It was local owner-occupiers who drove the majority of sales. 

Apartments range in size from 143 sqm to 261 sqm and are priced from $625,000, with terrace homes up to 267s qm priced from $800,000.

The development recently secured the sector’s first 6 Star Green Star Communities rating from the Green Building Council of Australia. 

The integrated retirement living community is being constructed in stages, with the first stage opened in October 2020.  

When completed, Bernborough Ascot will feature 300 large luxury independent living apartments and penthouse style homes, lifestyle amenities including a bowls green, health and wellness studio with a pool, spa, gymnasium and consulting rooms, a rooftop terrace, restaurant and outdoor dining areas.

Lendlease scored the top sustainability rating for Bernborough Ascot for a range of initiatives. Their design, by Marchese Partners, are positioned to maximise cooling breeze and cross flow ventilation, lengthen shade periods and provide optimal environments.

There are onsite solar panels and rain water tanks for irrigation for the precinct's gardens. Plants selected for the precinct’s gardens and living walls will flourish in Brisbane’s subtropical climate and will not require intensive watering. 

One of the stand out features in the community is the 70-80 year old weeping fig tree. An intensive 17-weeks was spent working with tree experts to relocate the 140-tonne tree to another part of the community.

Independent analysis of the tree’s health shows it is thriving in its new location in the community and is expected to live up to 200 years.

<html><body>The Queensland government has revealed a modernised set of body corporate regulations that applies to strata unit management from March 1, 2021.

The new set of regulations that lay out changes that will assist management transparency were announced by Attorney-General and Minister for Justice Shannon Fentima.

They apply to new and long established body corporates.

They will facilitate electronic voting and attendance at meetings for absentee owners, including remote personal attendance by teleconference or videoconference.

The electronic voting system may allow votes to elect committee members to be cast by computer, smartphone or tablet.

The new rules will encourage the use of email and other forms of electronic communication for the exchange of information and documents within bodies corporate, which ought reduce the hefty photocopying costs of strata management.

If owners give their email address to the body corporate as a part of their address for service, they will be consenting to receive all documents from the body corporate by email.

The rules also clarify and improve the list of documents that original owners or developers must provide to the body corporate to facilitate effective governance of the scheme.

It will encourage early identification and remedy of building defects by requiring a body corporate to consider a motion to prepare a defect assessment report at its second annual general meeting.

Motions submitted by members of the body corporate before the first annual general meeting must be included on the agenda, where possible.

The original developer owner will need to give additional items to the body corporate, including a copy of its development approval, any fire and evacuation plans required under the Fire and Emergency Services Act 1990
and any contracts or agreements for the supply of utility services to the body corporate.

The updated set of rules require the body corporate manager, and the caretaking service contractor, to disclose any associated commission, payment or other benefit received, including the amount of the benefit if it’s monetary, before a body corporate decides to enter into a contract, including for insurance.

From 1 March 2021, the maximum number of committee voting members will depend on the number of lots in the scheme, with fewer than 7 lots, the maximum number will be equal to the number of lots.

If it includes more than 7 lots, the maximum will be 7—unless it is a principal scheme at no more than 12.

Fentima said the government was still working on establishing a Community Titles Legislation Working Group which will provide advice to the government on a range of issues impacting the community titles sector.
