<a href="https://www.apartments.com.au/developers/s-p-setia">SP Setia</a> has lodged plans for a $750 million, three-tower mixed-use precinct that would complete the long-running redevelopment of Carlton's former Carlton United Breweries site.

The proposal at <a href="https://www.apartments.com.au/new-apartments/185-195-queensberry-street-carlton-vic-3053">46-78 Bouverie Street and 185-195 Queensberry Street</a> spans a 6,468 sqm site, the last remaining undeveloped parcels within the former brewery's 2007 masterplan.

Designed by <a href="https://www.apartments.com.au/architects/cox-architecture">COX Architecture</a>, the development will comprise two purpose-built student accommodation towers and a third build-to-sell apartment tower above a shared commercial podium and basement.

Across the three towers, SP Setia is proposing 606 build-to-sell apartments and 1,499 student accommodation units containing 2,009 beds.

The apartments will sit in the tallest tower, which will rise nearly 200m and 55 storeys. It will become&nbsp;one of the more substantial new build-to-sell apartment projects at the northern edge of Melbourne's CBD.

The apartment mix is weighted toward smaller inner-city product, with 188 studios, 206 one-bedroom apartments, 192 two-bedroom apartments and 20 three-bedroom apartments

Part of the precinct will be a large-scale&nbsp;3,684 sqm supermarket and a further 2,198 sqm of speciality retail, creating close to 5,900 sqm of new commercial space within the precinct.

But one of the biggest components of the proposal is what sits between the buildings.

Around 4,650 sqm, or roughly 72 per cent of the site, will be publicly accessible open space, incorporating plazas, pedestrian connections, landscaped laneways and retail spill-out areas.

The ground plane is intended to finally complete pedestrian connections envisaged when the CUB masterplan was first approved nearly two decades ago, stitching together Victoria Street, Queensberry Street, Bouverie Street and Swanston Street through the former brewery precinct.

Urbis said the development would "complete the CUB precinct", with the public realm providing important north-south and east-west connections through what is currently the final undeveloped portion of the masterplanned site.

SP Setia is also exploring a new linear park within the Bouverie Street road reserve, with the concept to be developed further with the City of Melbourne through the planning process.

The proposal is being pursued through the Victorian Government's Development Facilitation Program under Clause 53.23 for significant residential development with affordable housing.

The planning report acknowledges the proposed heights exceed those contemplated under the original Comprehensive Development Plan and masterplan, but argues the built-form context has changed considerably over the past two decades.

Urbis said the three towers would instead create a stepped transition between Carlton and the Hoddle Grid, rising progressively from the 94.1-metre Tower One along the Queensberry Street edge to the 199.44-metre Tower Three closer to the established CBD-scale buildings to the south.

SP Setia plans to deliver the development across three stages.

Stage One would deliver the basement, podium and retail areas for the entire precinct alongside the first student tower. Tower Two would follow in Stage Two, before the 606-apartment Tower Three is delivered as the final stage.

If approved and delivered, the project would close out a redevelopment process that has been underway since the former brewery masterplan was approved in 2007, adding more than 2,600 student beds and apartments to a precinct already home to Swanston Central, the Barak Building, RMIT Design Hub and several large student accommodation developments.

SP Setia plans three-tower finale for Carlton’s former CUB precinct

Melbourne developer Lowe Living is seeking to add to its growing bayside apartment pipeline, filing plans for a boutique eight-residence development in tightly held Middle Park.

Lowe Living, which has built much of its development portfolio across Melbourne's affluent bayside and south-east suburbs, is behind the plans for the 730 sqm site at <a href="https://www.apartments.com.au/new-apartments/123-125-erskine-street-middle-park-vic-3206">123-125 Erskine Street</a>, just off Armstrong Street and within the Armstrong Street Neighbourhood Activity Centre.

The developer is seeking approval for a five-storey residential building above two basement levels, with just eight large-format apartments and 18 car spaces.

“This is a deliberately very different proposition for us,"&nbsp;Tim Lowe, Co-Founder of Lowe Living, said.

"Eight residences is exceptionally boutique, but that's precisely what this site calls for.

“There is a strong community in Middle Park and the surrounding suburbs who have spent decades building a life here. They no longer want the maintenance of a large period home, but they aren't prepared to compromise on space, quality or location. We think there is a real opportunity to capture that hyper local market. A site like this rarely comes to market.”

The low-density proposal has been designed by Cera Stribley and is being progressed through the Victorian Government's Great Design Fast Track pathway, having already secured eligibility from the Minister for Planning.

The Office of the Victorian Government Architect supported its eligibility after finding the proposal demonstrated consistency with the program's seven design principles, while the project's financial feasibility has also been independently confirmed by Invest Victoria.

The project is targeting the downsizer market, with the planning documents describing the homes as larger-format residences and noting the two penthouses could otherwise have been configured as four separate apartments.

The site has dual frontage to Erskine Street and Canterbury Place and currently comprises a collection of commercial buildings used as offices, including a former heritage bakehouse, a former stable, a later gabled addition and a central courtyard.

It sits within the Commercial 1 Zone and the Armstrong Street Commercial Precinct heritage overlay, with the existing property classified as a contributory heritage place.

Heritage has subsequently played a significant role in Cera Stribley's design.

The front section of the former bakehouse facing Erskine Street will be retained, including its return walls, street-facing hipped roof and chimneys, while the Erskine Street façade and part of the western return wall of the former stable will also be incorporated into the new development.

Levels four and five will be set back five metres from the retained stable façade, while bricks removed through demolition are proposed to be salvaged and reused within the new building where possible.

Rather than presenting as a single five-storey building to Erskine Street, Cera Stribley has broken the development into a series of distinct forms.

A three-storey infill element will sit between the retained bakehouse and stable façades, with the upper levels recessed behind the heritage fabric. Canterbury Place will similarly feature two three-storey podium forms, separated by a central pedestrian accessway, before the upper two levels step back from the street.

A pedestrian through-link will run through the centre of the project between Erskine Street and Canterbury Place, creating entrances from both sides of the site and introducing landscaping and communal areas through the ground plane.

Landscape architect Acre has designed planting across the ground level, private terraces and upper levels, including a feature canopy tree at level three and integrated planting and arbours across the level four terraces. Five existing Erskine Street trees are proposed to be retained.

Sustainability is also a significant component of the Great Design Fast Track application. The apartments are targeting an average eight-star NatHERS rating, with no residence below 6.5 stars, while the project has achieved a 75 per cent BESS score. Seven of the eight apartments are designed for cross-ventilation, with the remaining residence using mechanically assisted natural ventilation.

The plans also incorporate an 8kWp rooftop solar system, a 5,000-litre rainwater tank and infrastructure allowing future electric vehicle charging for every residence.

Lowe has a strong portfolio across Melbourne's blue-chip suburbs. The development would replace the site's existing collection of low-scale residential and commercial buildings with a single consolidated building, introducing significantly greater housing density to this part of Centre Road.

A retail tenancy is proposed at ground level to activate the Centre Road frontage, accompanied by transparent street interfaces and landscaping intended to create a more pedestrian-focused edge to the development.

Biophilic and passive design principles extend through the residential levels, with planting, daylight, natural ventilation and views towards landscaped areas forming part of the amenity strategy.

Parking would be concentrated away from the public realm, with 145 car spaces proposed from the rear laneway rather than dominating the Centre Road frontage.

The proposal follows an extensive pre-application process with the City of Monash. Three formal meetings were held between the project team and Council from December 2025 to March 2026, with the scheme evolving through several concept iterations before the current design was lodged.

The project arrives as Clayton prepares for substantial change around its established activity centre and the wider Suburban Rail Loop precinct. Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>

Off-the-plan property explained: What is stamp duty?

The Mermaid Beach villa of the champion Olympian swimmer Grant Hackett has found its buyer after after being on the market for just five days.

It fetched $2,625,000, according to CoreLogic.

Set on the so-called Millionaires’ Row, the three-bedroom duplex villa at 1/100 Hedges Avenue attracted three cash, unconditional offers within about 36 hours.

The contemporary home, which spans 331 square metres over four levels, was bought in 2014 for $1.5 million. It had sold at a slightly higher $1.53 million in 2013 and at $1.565m in a rebated sale in 2011.

The gold medallist has relocated to Melbourne and have used the Gold Coast property as a holiday home.

It was offered as a $1380 a week rental.

The home had been scheduled to go to Kollosche Prestige auction on May 30 before being snapped up by a buyer from Toowoomba wanting a holiday home.

Situated just across the lake from Bond University, the site comes with a town plan zoning that allows for a broad range of mixed-use development opportunities.

Lot 103, Lake Orr Drive, is being marketed through CBRE and Colliers International, billed as one of the largest privately owned, greenfield parcels of waterfront land on the Gold Coast.

The approved master plan allows a density of 3,736 bedrooms&ndash; in any combination of one, two, three- or four-bedroom apartments.

The buildings can be as high as 45m.

A nine-title 3275 sq m Broadbeach apartment development site amalgamated by the veteran developer John Potter has been listed by Kollosche Commercial.

The site has approval for two 68-storey towers with a mix of 876 residential units and serviced apartments as well as shops and offices.

The current approval is for 458 residential apartments and 418 serviced apartments and 772 car parking spaces.&nbsp;

The 418 one-bedroom serviced apartments that average 66sq m would sit below the residential units in the complex.

The expressions-of-interest campaign closes May 19.

John Potter lists Broadbeach apartment development site consolidation

The luxury Gold Coast tower Shoreline, to be located between Surfers Paradise and Broadbeach, will be one of the most striking buildings on the Gold Coast when it is completed in late 2022.

The design of Shoreline&#39;s podium was inspired by the architectural works of the Finnish architect and designer Alvar Aalto, creating a rhythm reflective of the natural waves of the Gold Coast foreshore.

Urban recently spoke with BDA Architecture&#39;s Patrik Pelikan to discuss the design details of Shoreline.

JR: What was the brief from Marquee for Shoreline?&nbsp;

PP: BDA has established a meaningful&nbsp;relationship with Marquee Development Partners&nbsp;over the last three&nbsp;projects. For past projects, Marquee and BDA have worked together to create a standalone and significant design outcome specific to the location.

The brief for Shoreline was to create luxury apartments without compromise, that take full advantage of the panoramic views whilst respecting the unique character of Old Burleigh Road and its Norfolk Pine colonnade.

In an urban context, Marquee&rsquo;s ambition was to activate and embellish the southern laneway to anchor the project within the cultural&nbsp;fabric of the Broadbeach and Surfers Paradise.

JR: What interested you most about the project?

PP: Every design process is a journey of discovery and innovation. In the beginning this meant we focused on the spatial planning of the unit plans. Maximising view lines, whilst adding extra width to the apartments by introducing a modulated party wall.

Within the urban context we wanted to protect the existing Norfolk Pines within the street frontage, whilst breathing&nbsp;new life into the Laneway.

JR: Where did you take your inspiration from? Did any previous projects/works jump to mind?

PP: We generally start with a blank canvas and explore different strategies during at the concept stage. Shoreline has a presence that makes it quite unique, requiring a very site-specific response.

The laneway allowed us to move the buildings core to the far end of the site, providing the opportunity create apartments uninterrupted by a lift/stairs core.

The same logic has sculptured the facades. By placing all the structural elements into the fa&ccedil;ade skin, the apartments are design free of structural columns.

Maximising the glass frontages&nbsp;opens the views right up towards the city skyline and the ocean side whilst creating clean lines within the facade. The outcome is a well-ordered, soft and slender tower form that focuses on the experience of the spaces within, looking out.

JR:&nbsp;What was the biggest challenge when designing the development?

PP: The ground floor and the podium were clearly the biggest challenge for the Shoreline project. For one we wanted to preserve one if not both of the Norfolk Pines within our street frontage. These trees are a vital part of the unique character of Old Burleigh Road.

On the other hand, the activation and embellishment of the laneway was not supported by the council as we first anticipated. This however opened a new conversation and direction for the project, resulting in an expansion of the program for the communal facilities and strengthening the street presence of the building.

JR: Which is your favourite part of the project?

PP: We are very excited by the apartment layouts and can&rsquo;t wait to see them take shape.

In a linear progression, the spaces of the apartments are aligned from inland to beachside. At the end of it, you have arrived in a spacious living room with a bespoke ambience amongst the Gold Coast skyline, looking out across the endless Pacific Ocean.

Interestingly however, within the discourse around the street address, we have created this moment where you exit the ground floor street lobby. The screens enclosing this double storey space evoke the moment when you first step out from the filtered views of the vegetation canopy fringe onto the sun-soaked shoreline with its sparkling waves and pristine sands of the Gold Coast beaches. This is one element that everyone living in or visiting Shoreline will experience.

JR: How important were the amenities to the overall development of the project?

PP: Marquee Development Partners is one client&nbsp;that does not compromise on the amenities in their projects. Shoreline residents will have access to the top floor with its amenities including a residents rooftop bar and lounge,&nbsp;a gym and wellness area including sauna and outdoor deck, overlooking the beaches and the Gold Coast skyline.

A north-west facing pool area on level four, with incorporated screen planting will provide a secluded and shaded area to relax and enjoy the coastal breezes whilst having a dip.

Within&nbsp;the discussion of the street activation, a communal office space has been introduced and linked to the double storey lobby, allowing the residents to work from a corporate like environment close to home.

A $21.5 million sales rush at the Cedar Woods masterplanned community Greville has seen the national developer bring forward the release of its third stage of townhomes.

The townhouses will be part of the $180 million masterplanned Greville community, five kilometres north of Brisbane.

The first two stages were particularly popular with local buyers. The latest release will see 10 terraces available&nbsp;from $809,000.

There was a flurry of sales when Cedar Woods announced they&#39;d appointed the regarded builder Condev Construction, who will commence construction of the first release of townhomes in the next few months.

Cedar Woods development director Peter Starr said&nbsp;buyers are lining up to secure a brand new terrace home within close proximity to the CBD which prompted the decision to bring the third release forward.

The Esplanade, the sought-after strip&nbsp;in Burleigh Heads facing the beach, is seeing record high demand from buyers looking for high-end apartments on the Gold Coast.

A number of projects in recent months have sold out, and now&nbsp;Allure Property Corporation have secured the sales of over half of their apartments in their&nbsp;boutique apartment development 88 Burleigh within just&nbsp;four weeks of the project launch.

Local and interstate downsizers with an existing connection to Burleigh Heads have been the drivers in the $55 million worth of sales, with the average price point around $2.65 million.

Place Projects agent Bruce Goddard said there were 360 inquiries within the first two weeks of its launch.

"The interest has been nothing but stunning with more than half the building secured in a fortnight from 360 inquiries,” said Mr Goddard. “Buyers all know Burleigh well, so we are preaching to the converted.

HC: Our brief to BDA was to redefine relaxed coastal living with a smooth and&nbsp;fluid design inspired by the curling waves of the beach below.

BDA&rsquo;s vision reflects the softly moving shoreline and the rhythmically breaking waves whilst expressing gratitude and understanding of the unique location.

JR: Who do you think will be most interested in Shoreline?

HC: We are witnessing Shoreline attract a range of buyer types, more commonly we are seeing downsizers who are entering the next phase of their life with more flexible working arrangements and adult children. Purchasers at Shoreline are selling their large family homes and relocating to the coast for the laid back and relaxing lifestyle after decades of full-time work and raising a family.

Shoreline represents the crowning achievement for their hardwork throughout their lives and we appreciate the importance of this and&nbsp;the trust emplaced in us.

Unlike your typical sea-change&nbsp;downsizers, the demographic at Shoreline is proving to be a very much active and affluent buyer looking to achieve the perfect balance between work life &amp;amp; leisure whilst enjoying a laid back coastal lifestyle.

JR: How long do you think the Gold Coast can keep up its surge in buyer demand?

HC: The Gold Coast&rsquo;s gorgeous weather all year-round, phenomenal beaches, world-class restaurants, retail and entertainment, a booming population, record levels of infrastructure investment, and value for money will see the historic surge in buyer demand continue throughout 2021 into 2022 for 
the Gold Coast.

JR: What is next for Marquee?

HC: Further adding to our $400 million&nbsp;track record on the Gold Coast, we are onto our seventh project, One Cannes. One Cannes&nbsp;offers absolute riverfront two, three and four-bedroom luxury apartments and penthouses with 5-star, resort style amenity. 
Following on from One Cannes&nbsp;and&nbsp;Shoreline,&nbsp;we are heading down to the southern Gold Coast, with two new developments to hit the market mid-year in Kirra and&nbsp;Palm Beach.

Brisbane apartment values are continuing their surge,&nbsp;according to property data firm CoreLogic.

Values rose one&nbsp;per cent, the same as Melbourne.

It puts Brisbane's rolling quarterly apartment gain at three&nbsp;per cent, following jumps of 1.7 per cent in March and one&nbsp;per cent&nbsp;across February.

Brisbane's median apartment value reached a 2020 high of $390,000. Now it's $406,000, up from just over $400,000 last month.

The site’s original heritage bakery facade and feature interior elements of St Pauls have been carefully integrated into the development to preserve the history of the Valley with a convenient cafe offering a welcoming, local face to the modern community.

The&nbsp;Gardner Vaughan Group&nbsp;Yeronga project Renovaré is offering its one bedroom apartment from $389,000. They've recently released their third stage, Vensuto, made up of 33 one, two, three and four bedroom apartments.

The&nbsp;project has achieved a five-leaf rating of sustainability from The Urban Development Institute of Australia (UDIA) which highlights the features and positive impact on the environment and community.

May 2021: How did Brisbane apartment values perform in April?

Habitat Development Group have all-but secured a sell out of their $83 million Maroochydore project Market Lane, with just&nbsp;the penthouse&nbsp;yet to sell.

The two tower development, rising 12 and 14 levels, is located at the Mundoo&nbsp;Boulevard entrance to the new CBD, currently being developed on the former Horton Park Golf Course&nbsp;which the Sunshine Coast Council acquired in 2015.

In partnership with SunCentral Maroochydore and Walker Corporation, the new CBD, to be known as The Bright City, will home 160,000 sqm of commercial and retail space and 4,000 residential apartments when completed in the next 15 to 20 years.

The Market Lane apartments were pitched at owner-occupiers, with no studio or one bedroom units on offer. There are 146 two and three bedroom apartments.

The stand out resident amenity is the 600 sqm ground floor resort pool area which features a 25 metre pool modelled on the Delano Beach Club pool in South Beach Miami.

There&#39;s also a 330 sqm rooftop terrace that spans the entire room and has barbecue and dining facilities,&nbsp;as well as a dedicated area for yoga. On the top level is also a 115 sqm private dining room with views of the Maroochy River.

Market Lane also has six SOHO townhomes, short for&nbsp;Small Office Home Office. They&#39;re made up of a ground floor which is zoned for commercial and two levels above which homes three bedrooms and an open plan kitchen, living and dining space.

Habitat are soon to launch their new apartment development in the precinct, The Corso.

The new $94 million development, the Corso Residences, will include two towers, one 15-storey tower offering 116 apartments, including seven penthouses, and an eight-storey tower, comprising 42 apartments and 715sqm of retail space.

Designed by Sunshine Coast-based K Architecture, the project will include a large resort pool on the ground floor and a communal terrace on level four connecting the two towers.

Maroochydore's newest CBD tower Market Lane nearly sold out

The local developer FORME are set for their fifth luxury beachfront Gold Coast project.

They've submitted plans to the City of Gold Coast council for a 17 level tower of just 30 apartments, designed by the renowned architect Koichi Takada.

It's the second time FORME have engaged Takada to design, after huge success with their other nearby Burleigh Heads developments Norfolk.

"Since the scaffold dropped at Norfolk, the building has quickly become an icon" FORME managing director David Calvisi says, with the architecture flooding social media. Even the popular beach photographer&nbsp;Aquabumps have prints available of the iconic facade.

"Norfolk has been a great success and it was important we carried the key elements of its success, mainly via the architecture, through the design at 96 The Esplanade", Calvisi added.

The&nbsp;new&nbsp;development&nbsp;will home 23 half-floor apartments of around 220 sqm, as well as three full-floor residences with around 440 sqm of space.

Crowning the tower will be a special&nbsp;two level penthouse. Across its 790 sqm floor plate will be a gym, library, theatre and private rooftop pool.

The layouts of all of the apartments have been designed to maximise the views and take in natural light. The open plan living areas typically have bene oriented east to face the ocean, with more private spaces located at the rear of the building.

The Melbourne-based MIM Design is handling the interiors.

The Sydney-based Takada, who is rarely seen on boutique projects,&nbsp;said 96 Esplanade has been the work of the same team as Norfolk on an equally amazing waterfront site.

“A simple and elegant design that is all about celebrating and maximising your connection with nature.The magical experience on this site is the direct connection to the water and the sky – like air, the design features are thin and light, almost invisible.

“The balconies float above the beach, reflecting the soft ripples of the waves below. Expansive balconies celebrate an outdoor lifestyle and open style living. Composed of materials that reference nature, the design is inspired by ripples on water that dissipate over time.”
