AURA elevates amenity living at Melbourne Square

Builder-developer Scion is the latest to target Sydney's booming Hills Showground Metro precinct, filing plans for more than 100 apartments within walking distance of the station.

Scion has lodged a concurrent rezoning and State Significant Development Application for <a href="https://www.apartments.com.au/new-apartments/27-33-middleton-avenue-castle-hill-nsw-2154">27–33 Middleton Avenue</a>, where it plans to replace four existing homes with an 11 and 14-storey mixed-use development comprising 109 apartments, six affordable housing dwellings, and a ground-floor café.

Designed by BHK Architects, the proposal includes three levels of basement parking with 174 spaces, more than 1,200 sqm of communal open space, and extensive landscaping across the 3,791 sqm site.

The development has been designed as two buildings connected by a recessed wintergarden spine, with the 14-storey building positioned to the south and the 11-storey building to the north.

The apartment mix has been weighted towards owner-occupiers, with 13 one-bedroom apartments, 55 two-bedroom residences, 31 three-bedroom apartments, six three-bedroom lofts, and four four-bedroom homes. Six apartments will be dedicated as affordable housing in line with the NSW Housing SEPP.

According to the Architectural Design Report by BKH, the proposal seeks to create "a place-responsive architecture" inspired by the natural landscape surrounding Cattai Creek, while strengthening the public domain through landscaping, active frontages and a neighbourhood café.

Atlas Urban, in its Urban Design Report, says the proposal takes a different approach to increasing density around Hills Showground Station by favouring a more slender, vertically articulated built form over a conventional mid-rise outcome. The report argues this allows for greater deep soil planting, improved solar access and a better public domain outcome, while still delivering additional housing close to rapid public transport.

The site sits around 500 metres from Hills Showground Metro Station, within a precinct earmarked for significant residential intensification following the opening of the Sydney Metro Northwest line. Planning documents accompanying the application note that Greater Sydney's population has grown by more than one million people since planning for the precinct first began, reinforcing the need to accelerate housing delivery around existing transport infrastructure.

Scion is expanding its development pipeline which also includes <a href="https://www.apartments.com.au/new-apartments/chatham-west-ryde-2-6-chatham-road-west-ryde-nsw-2114">Chatham in West Ryde</a>, 62 apartments which are approaching completion. First look: Scion plots Castle Hill apartment development near Hills Showground Metro Station

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>

While the Help to Buy Scheme does not solve affordability challenges across the board, it does offer a more accessible pathway for a defined segment of the market, particularly younger buyers with moderate incomes who have been priced out of traditional lending routes.

The scheme is expected to commence in NSW in late 2025, as part of a national rollout.

A trio of Queensland property groups have unveiled plans for a $300 million mixed-use redevelopment of the former Noosa Bowls Club site, a proposal that would deliver more than 200 new homes in one of the Sunshine Coast's most supply-constrained markets.

Kilter Property, Frank Developments and Calile Malouf Investments are behind the plans for the 1.8-hectare site at <a href="https://www.apartments.com.au/new-apartments/99-noosa-drive-noosa-heads-qld-4567">99 Noosa Drive</a>, which would transform the long-vacant site into a new residential precinct featuring 208 apartments, retail, hospitality and public space.

The proposal comes as Noosa continues to grapple with housing affordability and a shortage of permanent accommodation, particularly for key workers. The site's location in Noosa Junction, close to shops, public transport and employment, aligns with the direction of Noosa Council's Housing Strategy, which encourages higher-density housing within established activity centres rather than continued urban expansion.

The draft plans include 48 affordable-by-design apartments and 48 rooming accommodation units aimed at key workers. Around 2,000 sqm of ground-floor retail and food and beverage space would activate the street frontage, alongside a new public town square and landscaped open space.

Frank Developments Founder and Director Frank Licastro said the development would continue the company's focus on architecturally-led residential projects while addressing one of the region's biggest challenges.

"The redevelopment vision aligns with the long-term evolution of Noosa Junction as a vibrant activity centre, creating a destination that enhances the area's character while delivering significant economic and community benefits."

Calile Malouf Investments, best known for its role in Brisbane's James Street precinct and The Calile Hotel, will bring its place-making experience to the project. The company recently commenced construction on The Calile Noosa hotel and says the residential development will complement its growing investment in the region.

CMI Director Cal Malouf said the aim was to create a walkable precinct combining housing, retail and hospitality while remaining true to Noosa's character.

"We see a similar opportunity in Noosa to deliver a vibrant, walkable destination that combines exceptional housing, hospitality and retail in one integrated project," Malouf said.

Brisbane-based Cavill Architects has been appointed to design the project.

The Esplanade site for The AU - the latest luxury development in Surfers Paradise - caught the attention of ASF Group due to it being a few steps from the world-class beachfront.

The 1,518 sqm site&nbsp;at 12-16 Weemala Street, sold by GV Property Group&#39;s Luke Reaby, is positioned in the south-west pocket of Chevron Island, within easy access to the island suburb&rsquo;s retail strip and the city&rsquo;s emerging cultural precinct at HOTA.

Aniko managing director George Mastrocostas said he is currently reviewing his options for the Chevron Island site with a view to building on the success the company has achieved at Hope Island.

Mirvac is taking the next step by lodging a development application for Sky Stage 2, a part of its $1 billion Waterfront Newstead community on the Brisbane River.

The development site at 215-217 Jefferson Lane, Palm Beach has been listed for auction.&nbsp;

The property will be sold at on-site auction on March 4 through Tony Grbcic and Adam Grbcic, at Kollosche Commercial.

It is marketed as &quot;an irreplaceable opportunity to purchase a rare double block with absolute beachfront access on the highly desirable and sought-after Jefferson Lane location.&quot;

It is a 817sqm corner site with 20 metre frontage to both Jefferson Lane and Thirteenth Avenue.

The development plans for a prestige 9 level residential only building were lodged last June.

The application was approved with a development permit issued by Gold Coast Council in November last year.

The plans were a clam-shell-inspired apartment tower by Quahlee Property.

The owners of the properties are Christina Quinn, the former owner of Darrel Lea and VIP Petfoods, and Quahlee sole director Felicity Spittle, who was a former chief financial officer for both the Quinn companies.

The latest apartment development application to the Gold Coast City Council&#39;s desk has been designed by the local architecture firm BDA with inspiration taken from modern racing yachts with foiled keels.

A Sydney-based development has lodged plans for a 15-level apartment project at&nbsp;2919 Gold Coast Highway, Surfers Paradise, which will home just 35 apartments.

The majority of those will be three-bedroom apartments, with a handful of two-bedroom apartments located on the lower levels.

In their design statement, BDA noted that the towers form is a product of the changing floor plates, with the overall mass of the building reducing, the higher it gets.

The Gold Coast Highway, which runs all the way down the Gold Coast from Mermaid Beach to Bilinga with apartment projects on both the beach side and the west side, has been busy in recent months.

Tim&nbsp;Gurner, alongside financier MaxCap Group, secured&nbsp;1929 Gold Coast Highway in&nbsp;Burleigh Heads, <a href="/news/qld/gurner-secures-burleigh-heads-apartment-development-site-plans-22-level-luxury-tower">with plans to create a 22-level luxury tower</a>.&nbsp;

The $120 million project, which will see 80 apartments created and high end amenity located on the rooftop, will be designed by&nbsp;Gurner&#39;s go-to architect, Warren &amp; Mahoney, who handles all of&nbsp;Gurner&#39;s projects both in Melbourne and on the Gold Coast.

Rarely does a new adjective need to be created to define a project.

But such is the calibre of what the South East Queensland developer&nbsp;Spyre Group is offering at their latest Burleigh Heads apartment development, Glasshouse, the term &quot;hyper-luxe&quot; has been coined, and the boutique project of just three apartments certainly warrants the tag line.

No developer has gone as far as producing something quite as special as Glasshouse, which when completed will no doubt be the most expensive apartment project&nbsp;across the whole of the Gold Coast.

The star architect turned developer Joe Adsett has his hands on first self-development project on the&nbsp;Sunshine Coast.

He&#39;s heading&nbsp;to Moffat&nbsp;Beach, just north of Caloundra, where he&#39;ll be creating Lagune, a collection of just five whole-floor apartments at 20 Queen of Colonies Parade, a stones throw from the sand.

The rare oceanfront building on 638 sqm will offer panoramic views from Moffat Beach to Point Cartwright.

Positioned above the sprawling cliffs at&nbsp;Moffat Beach, the proposed building will deliver five full-floor luxury residences, two lap pools, full height glazing, outdoor showers, and ocean views.

The sweeping arcs of the fa&ccedil;ade embrace the residences, boldly framing the views of the coastline and tastefully linking the building to its natural surroundings. Each residence hosts well-proportioned spaces, arranged to maximise cross flow, natural light, and functionality.

First look: Joe Adsett's latest Sunshine Coast apartment development revealed

Tim Gurner's multi-billion dollar development firm, GURNERTM, has secured its second Gold Coast apartment development site.

Alongside&nbsp;leading real estate financier, MaxCap Group, the duo has grabbed a 1012 sqm site at&nbsp;1929 Gold Coast Highway, Burleigh Heads, with the intention of creating a 22-level luxury tower.

The $120 million project, which will see 80 apartments created and high end amenity located on the rooftop, will be designed by Gurner's go-to architect, Warren &amp; Mahoney, who handles all of Gurner's projects both in Melbourne and on the Gold Coast.

"There is no doubt that Burleigh Heads is the hottest market in Australia right now, and it’s a place we have to be in," Tim Gurner says.

“Following on from the incredible revitalisation that Chris Vitale is bringing with the Mondrian, we want to be able to enter the market and offer buyers all the amenity on offer in the area with residences that are attainable for local buyers."

The Burleigh Heads site will be centred around the concept of a Singaporean landscape oasis blended with elegant Japanese design, culminating in a lifestyle-led ultra-luxury precinct that also boasts GURNERTM’s signature resident amenities.

Warren and Mahoney design principal, Barrington Gohns, says the design at Burleigh Heads reflects the unique character of this thriving sub-tropical oasis – being both relaxed and refined.

“The architecture focuses on delivering private sanctuaries that reflect and meld with the coastal environment,"&nbsp;Gohns says.

“This connection to water influences the building’s façade and character. Materials have been employed to create a fresh, bright, and coastal feel, featuring natural elements of stone and timber surrounded by lush vegetation."

A development application is expected to be lodged to council in the next few months.

GV Property Group agents Antonio Mercuri and Luke Reaby amalgamated the apartment complex last year, which consisted of seven&nbsp;individually owned apartments from local and international investors. They said the competition for the site was a fierce between local and interstate developers and received multiple offers for the site. It was one of their 30 development&nbsp;sites to developers across the Gold Coast in 2021.

"We're excited to see well renowned interstate developers see opportunities in popular pockets such as Burleigh Heads and look forward to seeing an alternative level of design and luxury to the area," Mercuri said.
