Lendlease has been announced as the City of Melbourne’s preferred development partner to transform the southern site of the iconic Queen Victoria Market precinct as part of the Council’s Renewal Program.

The $1.7 billion redevelopment of the 3.2-hectare site bordered by Franklin, Queen and Peel streets, is the largest urban renewal project undertaken by the City of Melbourne and will revitalise Melbourne’s famous landmark while paying homage to the site’s rich heritage.

The proposed scheme includes three new buildings to transform the site south of Queen Victoria Market’s car park, that will be known as Gurrowa Place – with Gurrowa meaning a place of exchange and interchange to the Wurundjeri Woi-wurrung People, the Traditional Custodians of the Country on which the Queen Victoria Market resides.

Diverse housing options will include around 560 apartments, delivered as build-to-rent residential apartments and affordable homes, plus a building dedicated to student accommodation with around 1,100 beds set to be developed by Scape.

Subject to planning and heritage approvals, Gurrowa Place will feature a next generation office building rising 28 levels that will add approximately 43,000sqm of new workplace.

Lendlease will also develop a number of components to be retained by the City of Melbourne. On the ground plane, a proposed 1.8-hectare public park which will be known as Market Square and create an inclusive space for the community to connect.

They will also restore the existing heritage Franklin Street Stores into a new retail village will add to the city’s hospitality culture and complement the Queen Victoria Market’s offering.&nbsp;A civic pavilion, known as the Queen's Corner Building, is envisaged to be the cornerstone of the precinct, while Lendlease will also develop a 220-space basement car park.

Lendlease is collaborating with the Wurundjeri Elders on the precinct’s design which draws inspiration from a time before Melbourne and will honour the site’s history, including the reintroduction of native plants that once existed on the site.

Lendlease has worked with NH Architecture, Kerstin Thompson Architects, 3XN Australia and Searle x Waldron Architecture, in conjunction with Openwork and McGregor Coxall, to conceptualise the proposed development scheme for the site.

The new precinct is striving for leading-edge sustainability by prioritising carbon reductions in materials, operation and construction, and creating urban habitats to support biodiversity via site greenery.

The all-electric commercial and residential buildings, powered by renewable electricity, will pursue carbon neutrality in operation, with the workplace targeting a 6 Star Green Star Buildings v1 Rev B rating, and the residential buildings targeting a 5 Star Green Star Buildings v1 Rev B rating.

The project is expected to generate in excess of $14 million of direct social investment through various employment, training and social enterprise initiatives and is expected to contribute more than $1 billion in value to Melbourne’s economy.

Subject to planning approval, construction of the precinct is anticipated to commence from early 2024 and be complete in 2028, with a focus to deliver the car park, Market Square and the Queen’s Corner Building as part of the earlier stages of the project.

Lendlease to develop $1.7 billion Queen Victoria Market precinct

Brisbane developer Aria Property Group is seeking to make its Kangaroo Point apartment development, Canopy House, a little bigger.

They're seeking to add a further nine levels to create a 29-level tower at 58-62 Leopard Street, which will see another 36 apartments created.

Aria have had six apartment amalgamations in the Rothelowman-designed project, the minor change applicaiton submitted to the Brisbane City Council noted.

Another 10-bedroom apartments will be added to create 64 in total, and another 15 three-bed units to make 66.

With the additional apartments come 226 car parking space, up from 193.

Aria is well known for their extensive rooftop amenity, and the change application even further extends what they'd put together in their original application.

Now the amenity will span two levels. The whole 800 sqm rooftop will still home a lap infinity pool with day beds and cabanas, but some rejigging will now see a resident's lounge, a private dining area, and two barbecue terraces complete the rooftop.

Below the rooftop will now be a wellness centre with a gym, treatment room, sauna and steam rooms, and a hot and cold pool. On the same level will be a number of work from home office booths, a boardroom, and a cinema room.

When they submitted their application just over a year ago, Aria said their "vision was to create a world class development with an enviable architectural form that will assist in the revitalisation of the Kangaroo Point South and&nbsp;Woolloongabba&nbsp;Centre Neighbourhood Plan Areas."

Canopy House is currently under construction and is slated for completion in 2025.

Tweed Shopping Mall, a once unassuming commercial centre, is set to undergo a $900 million transformation with the introduction of a carefully planned staged redevelopment.

Sydney-based fund manager Elanor Investors Group, has submitted plans for a huge mixed-use precinct with&nbsp;13 new buildings, each reaching a maximum height of 15 storeys, with the aim to revitalise the area and cater to the evolving needs of the community.

A key element of the redevelopment is the deliberate integration of open spaces and public domains between the buildings, with the project spanning a massive 178,601 sqm.

In recognition of the area's potential as a tourist destination, the redevelopment project will introduce a 52-key hotel, covering an area of 4,537 sqm. This addition will not only provide accommodation options but also boost local tourism and support the economy.

Part of the development will also be reserved for office space, over 14,000 sqm, to create a full precinct.

A medical centre is also planned, as well as a cinema complex, a child care centre with a capacity of up to 200 children, and a wellness centre.

The redevelopment project aims to seamlessly integrate with the existing road network and street blocks in the vicinity, introducing a new street and pedestrian network. This integration will facilitate smooth traffic flow and enhance accessibility for pedestrians, ensuring the project becomes an integral part of the community.

Recognising the importance of green spaces, the redevelopment will provide ample open areas, covering a total of 24,665 sqm. The project will also include sufficient car parking spaces for 1,258 vehicles, alleviating potential parking concerns for residents and visitors.

Emphasising the significance of environmental considerations, the redevelopment project incorporates 4,156 sqm of landscaping, not only enhancing the aesthetic appeal of the area but also promotes sustainability and the preservation of natural elements within the urban setting.

Staged $900 million redevelopment set to transform Tweed Shopping Mall

Luxury property developer Orchard Piper has submitted plans for its $400 millon mixed-use development on the well-known Mercedes Benz site in Melbourne's Toorak.

The 3,589 sqm Carters Avenue site is regarded as a&nbsp;key development site under the Stonnington Council’s planning scheme, and, pending planning permits, will soon home a new eight-level building with 43 apartments, commercial suites on the first and second floor, and a number of food outlets and a high-end restaurant at street level.

Orchard Piper again had Kerry Hill Architects (KHA), most known for their award-winning luxury hotel and resort portfolio which includes several Aman Resorts destinations in New Delhi, Tokyo, Kyoto and Shanghai, design the building, their second collaboration following their $120 million project nearby.

Orchard Piper and KHA’s design influence will span approximately 5,000 sqm of land in Toorak village.

A full-time concierge will service the residents of the two, three and four-bedroom apartments, all of which have expansive balconies. There will be a 25-metre lap pool, sauna and steam room, gym, and a sunken garden.

Working with prominent local landscape architect, Myles Baldwin Design, the plans also see the unique inclusion of a bespoke laneway between Ross Street and Carters Avenue to prioritise pedestrian access for destination and lifestyle appeal.

Orchard Piper are in discussions with Council about extending a broader streetscape and surrounds upgrade to that already underway at present in Toorak Village, which could see a redesign of the Carters Avenue public car park offering expanded opportunities for the public to enjoy more open, green space in the Village.

“This is a rare opportunity for the municipality to effect a precinct upgrade, adding to streetscape improvements that are underway for Toorak Village implemented by Stonnington Council,” adds McKie.

The Carters Avenue&nbsp;project is one of its four current projects part of Orchard Piper's $800 million pipeline scheduled for annual completion over the next five years.

Pending planning permits, construction for the Carters Avenue project is slated to commence construction in 2024 in line with the end of Mercedes’ lease.

Stones Corner, a fringe suburb of Woollangabba in Brisbane, wasn't even a suburb until 2017, it was officially a "precinct" within the suburb of Greenslopes.

It became a suburb in 2017, but sat on the sidelines to the Wooloongabba. But since the announcement of the&nbsp;2032 Brisbane Olympics, developers have started to&nbsp;purchase sites, submitting applications, and launching new projects.

Veteran Brisbane developer Stockwell is the latest to take advantage of the area's location, albeit with an asset they've owned for over 15 years.

They're looking to redevelop Stones Corner Village, its 3,395 sqm retail and dining precinct just off Hanlon Park.&nbsp;

They've proposed a new mixed-used precinct at 405 Logan Road, which will incorporate 209 apartments across two towers, dubbed Logan and Cleveland, which will sit above 3,000 sqm of retail.

Logan will have 110 two, three and four-bedroom apartments, and Cleveland will comprise 99 one, two and three-bedroom units. Both towers have been designed by MK Architecture.

Stockwell have owned the 5,709 sqm site since 2006, which currently homes 20 retailers and is anchored by an Aldi. Over 500 new car parking spaces will be provided, and 252 bicycle spaces.

Archipelago Architects were commissioned to create a Suburban Renewal Opportunities Analysis, which noted there were a number of major landholders in the Stones Corner precinct, who have ownership of consolidated properties.

"These consolidated landholdings present opportunities for catalyst development within the precinct," the report noted.

"Many of these properties span the width of blocks between different streets and present opportunities to improve connectivity."

The report said Stones Corner was once a busy retail strip where the factory outlets were situated, however since early 2000, a chain of events have led to a large number of vacancies along the once bustling strip.

Stockwell's project not far from Hanlon Park, which has recently been transformed into "an attractive and versatile public space that supports the growing Stones Corner Precinct – creating a vibrant urban oasis with more to see and do”.

Stockwell have also submitted a development application for another 96 apartments in West End, on a 1,986 sqm site at 399 Montague Street.

MK Architecture have again handled the designs. There will be&nbsp;32 one-bed apartments at 50 sqm, 48 two-bedders between 71 sqm and 83 sqm, and 16 three-bedroom apartments with 110 sqm of space.

That unnamed tower will be crowned with a rooftop amenity level with a swimming pool. A podium will feature 584 sqm of retail space and 1,290 sqm of commercial.

RPS wrote in the town planning report that over the&nbsp;coming years, South Brisbane will emerge as a vibrant new urban community, confident of its place in Brisbane’s heart.

First look: Stockwell plot Stones Corner Village redevelopment

Plans have been filed for a new apartment development on West Footscray's popular Barkly Street.

Diversified developer Birchmore has submitted plans for a 56-apartment project at 590-596 Barkly Street, right near a number of food and beverage and the closest a Barkly Street project can get to Shorten Reserve.

They're proposing a five-level building designed by Genton on the large 2,612 sqm block, an amalgamation of four sites which currently home two single detached houses and two commercial and retail buildings.

Nearby, Woolworths have submitted a Planning Application for a mixed use development.

There will be eight one-bed apartments, 22 two-bedders, and eight three-beds.

The ground floor will be activated with two retail spaces fronting Barkly Street, something which Genton said in their application documents will no doubt provide benefit for both residents and the local community.

"An extension of the existing urban fabric, retail tenancies off the ground proposed will ensure development of the local context in line with council’s future ambitions for the area," Genton noted.

"Having retail space incorporated into the design on ground levels provides continuation of the existing retail fronts along Barkly Street. The retail and residential entry is set back creating a breakout space between the existing footpath and the building for small social gathering/meeting place."

Ed Cramer, Birchmore Development Director, said West Footscray is gentrifying, and the site sits in the heart of an area on the cusp of significant growth.

"That western corridor has grown massively, and we felt it was the right time to look to deliver an owner-occupier focused project that we believe will suit locals who want to be in the Footscray area, but away from the high density pocket toward the city."

They've taken some inspiration from Assembled Communities' 122 Roseneath St. in Clifton Hill, which received the Victorian Premier’s Design Award for excellence in Service Design.

Birchmore are now working with the local community, including the not-for-profit op shop which currently occupies one of the commercial buildings on the site.

They're strictly inline with the DDO that was put on the site after the West Footscray Structure Plan. The project will offer car parking for 73 vehicles and 71 bicycle spaces.

With a diversified development pipeline of over $450 million, Birchmore’s investment strategy focuses on have three sectors being retail, multi-residential and master planned communities.

Their most recent house and land project is a 200 lot plus development on the southern outskirts of Geelong.

To launch before the&nbsp;West Footscray&nbsp;project will be a 39- apartment development in Moonee Ponds, also aimed at the owner- occupier. Birchmore are hoping to start construction this year.

Gold Coast developer S&amp;S Projects, Paul Gedeoun's development company which&nbsp;is reshaping Rainbow Bay with two striking apartment developments currently under construction and one recently completed, is set to bring a fourth project to the coastal hotspot.

S&amp;S has lodged plans with the <a href="/developments/gold-coast-qld?sort=">Gold Coast</a> City Council for <a href="/new-apartments/radia-rainbow-bay-271-boundary-street-coolangatta-qld-4225">Radia Rainbow Bay</a>, a 13-level tower with just 33 apartments at 271 Boundary Street, toward the eastern end of the sought-after street just a stone's throw from the famous Point Danger headland.

The $140 million development will follow the recently completed&nbsp;$90 million Flow residences, the sold-out $48 million Awaken which is adjacent to the new project, and $140 million <a href="/new-apartments/esprit-217-227-boundary-street-coolangatta">Esprit</a>. The latter of the two projects are currently being built.

<a href="/developers/ss-projects">S&amp;S Projects</a> has enlisted award-winning firm Cottee Parker Architects, the design partner for all of its Rainbow Bay developments, to create a building that responds to its laid-back coastal location, while offering generous views and privacy for residents.

The building will feature a luxury subtropical design achieved through light building materials, deep recesses and vegetation throughout built form.

The boutique development will comprise eight two-bedroom apartments and 17 three- bedroom apartments, topped off by eight three-bedroom penthouses and sub-penthouses on the upper levels.

The residences will each offer generous floor plans ranging from 100 sqm to 174 sqm for the two-bedroom apartments, including balconies.

Three-bedroom residences will have living areas from 172 sqm to 255 sqm, including balconies, while sub-penthouses offer expansive spaces of between 333 sqm and 340 sqm.

Levels 11 and 12 of the development will house two sprawling penthouses of 504 sqm and 569 sqm each, including balconies, while offering spectacular coastal views high on the hill at Rainbow Bay.

Residents also will enjoy a host of amenities including a ground-floor recreation area comprising a swimming pool, outdoor dining and barbecue area, communal private dining, kitchen and wine tasting rooms, a business centre meeting room, a wellness centre and gym.

The development is located a short stroll to Rainbow Bay, Greenmount Beach and Coolangatta Beach, home to the southern Gold Coast’s thriving café culture and extensive retail facilities.

Jayde Pezet of Pezet Matheson, which has successfully marketed the three S&amp;S projects, said there was an over-subscription of buyers for luxury product in Rainbow Bay.

“We’ve had interested parties who were not able to get into Paul’s first three projects that are waiting for more quality new product to enter the market,” Pezet said.

“S&amp;S Projects has introduced a quality of product never seen before at Rainbow Bay and there is still very strong interest in luxury end user focussed product in the area.

“On that basis we’re very keen to get this project to the market subject to council approval.”

Pezet says, pending council approvals, they are anticipating an official launch by the end of this year.

Gedeoun's luxury projects, Flow and Awaken, have set a luxury and price benchmark for the southern Gold Coast which has seen affluent buyers flock to what is regarded as one of Australia’s premier north facing beaches overlooking the world famous Snapper Rocks.

S&S Projects file for fourth Rainbow Bay apartment project, Radia Rainbow Bay

Having acquired a prime Kangaroo Point riverfront site earlier this year, Sydney and Melbourne developer Fortis has submitted plans for a luxury 14-level tower with full-floor apartments.

Plus Architecture have designed the new tower, dubbed O'connell, on a prime 1,196 sqm riverfront site at 44 O'Connell Street which was bought from architect-turned developer Joe Adsett.

The new plans will feature 14 full floor apartments, spanning 260 sqm of internal space and a 40 sqm, river-facing balcony which will capture east-to-west views&nbsp; from Bulimba to the Story Bridge and Brisbane City.&nbsp;

The only exception is the penthouse, which has the same floorplan internally as the other apartments, but it has a private rooftop terrace with a swimming pool.

Each apartment will have three bedrooms and a multi-purpose space.

The resident amenity is on the ground floor, which will include a gym with a sauna, a riverfront pool, and a grassed lawn, all oriented toward the river where there will be a pontoon with private mooring.

Plus Architecture broke the design concept down into four sections; the cliff top, the cliff, the riverbank, and the river.

They said their design prioritises capturing breathtaking views through thoughtful building orientation.

Given the site setback from the street and the street frontage being blocked by the development to the west, we have focused on treating the river as the main public frontage," Plus Architecture's Director Danny Juric said.

"The design incorporates panoramic views of the scenic New Farm area and the serene Brisbane River, fostering a strong connection to nature.

"The living area and master bedroom will be gain glimpses of the the iconic Story Bridge over the river. Views of the vibrant cityscape to the west create a dynamic and engaging backdrop."

Brisbane's subtropical climate was also taken into consideration during the design process, as Plus sought to target solar heat control and cross ventilation.

"The building itself is orientated in response to Brisbane’s climatic conditions," Juric said.

"As the apartments are full-floor, each unit is designed to embrace the elements and reduce reliance on artificial energy sources.

"The simple architectural form comprises of horizontal eaves to provide shading on the north, east and western facades, precast panels are introduced strategically to block unwanted sun, and vertical fins are proposed to provide shading and screening to apartment living areas."

On securing both the Kangaroo Point site and a commercial site in Newstead, Fortis Director Charles Mellick said launching in Brisbane was natural progression for the company after their success in premium projects in Sydney and Melbourne.

Exclusive first look: Fortis propose full floor apartments at first Brisbane apartment development

Sydney property developer Coronation Property has unveiled plans for the first stages of its $1.5 billion inner-city urban transformation project that will convert a 50,000 sqm industrial site in Erskineville into a new lifestyle destination for Sydney.

Coronation acquired the site at 57 Ashmore Street, at the crossroads of 165-175 Mitchell Street,&nbsp;for $315 million in June 2022 from developer Greenland Golden Horse.

They'll be bringing a much needed&nbsp;1,000 new homes to the Sydney market, a mix of terraces, apartments, and build-to-rent dwellings, all designed to cater to the needs of the discerning urban dwellers living in and around Erskineville.

Joe Nahas, Managing Director at Coronation Property, said the team are&nbsp;proud to be joining the neighbourhood with this significant redevelopment of the largest remaining unencumbered parcel of land in the City of Sydney.

Part of the project will be a new&nbsp;7,500 sqm public park, the future McPherson Park, will sit in the centre of the masterplan– with green space, unique public art installations, and tree canopies providing residents and the surrounding community open space in which to connect, relax, or exercise.

Access to the site will be enhanced with a new 20-metre-wide, pedestrian-friendly boulevard weaving through its heart – wider than Pitt Street Mall, the shared pathway will provide convenient foot and cycling access to 5,000sqm of specially curated retail, and an activated park-facing dining precinct.

Earlier this year, Coronation undertook a City of Sydney Design Excellence competition for Residential Building E, with Surry Hills-based architects, Silvester Fuller, delivering the winning scheme.

The Selection Panel’s decision was unanimous.

“The proposed scale and form are highly responsive to the surrounding existing and future development, and presents a strong relationship between the park, the street and the through-site link," the Panel said.

“The internal street connects well with the through-site link, enhancing the pedestrian experience. The entries to the building were highly legible and have a powerful address to the public domain areas, particularly the northern and southern street frontages,” continued the judges."

Penny Fuller, Silvester Fuller Director, said the park edge location has informed a close relationship between building and landscape.

“Our scheme balances the playful and the pragmatic, the whimsical and the wise, wrapped in an overall concept focused on creating uplifting spaces to be in and around – a building to make you smile," Fuller said.

The City of Sydney Council granted development approval in March 2023 for six luxury, three-storey townhouses for Residential Building D for the winning scheme by emerging practice, and Redfern locals, Andrew Burns Architecture.

Principal Andrew Burns revealed that the practice was founded on designing terrace homes in and around Erskineville.

“In a way, the project with Coronation Property is a return to our roots. We have endeavoured to introduce the crafted quality of bespoke architectural houses into the design of the terraces.”

“Our vision was inspired by the neighbouring Victorian-era terraces found in Erskineville and across inner-city Sydney. We drew on the idea of the ‘grand terrace’ that traditionally comprises&nbsp; a group or row of adjacent terraces forming a larger structure while retaining an individual identity for each dwelling,” continued Mr Burns.

Coronation’s plan for vital infrastructure upgrades across the site are well underway to yield long- term benefits for residents, visitors, and the surrounding community.

David Cremona, Coronation’s Group General Manager, said the primary focus is to make a positive contribution to the community.

"To achieve this, we are working closely with the City of Sydney Council and expert consultants to upgrade critical infrastructure.”

“Importantly, our delivery team has devised precise strategies to ensure that these infrastructure upgrades, and the construction of new structures is carried out smoothly and efficiently with the least possible inconvenience to our site neighbours."

Construction is expected to commence in the third quarter of 2023. The 150, Silvester Fuller-designed apartments are scheduled to launch in late 2023 with one-bedrooms starting at $800,000.

Coronation reveal plans for $1.5 billion Erskineville transformation

Melbourne’s design-focused development group Neometro is advancing designs for its new site opposite Alma Park in St Kilda East.

Neometro are seeking to pay tribute to St Kilda's architectural heritage and cosmopolitan spirit, commissioning&nbsp;Kerstin Thompson Architects (KTA) and award-winning landscape consultants Myles Baldwin Design to create 41 apartments and 21 two and three-level townhouses at 97 Alma Road, a near 5,000 sqm site they bought last year for almost $22 million.

KTA has responded to the brief by celebrating connection with the landscape at all scales, from site planning to shared spaces and interiors.

The block is divided by landscape pockets, providing garden areas, natural light and ventilation to all apartments. An enhanced sense of community is promoted through quality outdoor shared spaces including the east garden spine, linear gardens with native planting, activated laneways between the townhouses and an apartment roof top terrace with communal food production and BBQ area.

The communal courtyard acts as a protected green for the existing trees of significant cultural values and history.

Designed with healthy living in mind – 97 Alma Road is the next generation of green building that not only includes environmentally responsible and resource-efficient building concepts, but also integrates human wellbeing, something Neometro have pioneered and evolved for over three decades.

&nbsp;“For more than 30 years we’ve been refining our approach to healthy building, establishing a set of pillars—air, light, comfort, connection, mind and body that consider all three aspects of health and wellbeing equally—mental, social and physical," Neometro Director James Tutton says.

Aligned to Victoria's Climate Change Framework, which has a target of net-zero carbon by 2050, 97 Alma Road will feature a range of energy-efficient features, including solar panels, rainwater harvesting systems, and high-efficiency appliances. All units will have passive solar design with direct access to sunlight for periods of the day, and no south-facing apartments. All apartments have cross-flow ventilation.

The building will also incorporate passive design principles to maximise natural light and ventilation and reduce the need for artificial heating and cooling.

Architect Kerstin Thompson says 97 Alma Road offers a graceful return to treasured memories, forging a connection with a valued part of Melbourne’s urban history while offering a new approach to multiple housing.

"We really considered what it means to arrive home, celebrating the ‘homecoming’ with civic scaled entries to the apartment building and activating differentiated laneways between the townhouses," Thompson says.

KTA’s vision is to provide each apartment with its own distinguishing architectural element: a bay window, an arch, a sunroom, a delightfully odd-shaped window, or a juliette balcony. A feature that forges an attachment to one’s own home because it’s like no other.

An artist will be engaged to create a public art piece, inline with the City of Port Phillip's Public Art Guidelines 2017.

Residents will have access to a 141 sqm rooftop deck which will feature a&nbsp;food production area, and the ground level will have a food and beverage tenancy, suited for a cafe with outdoor seating.
