A new townhouse development in <a href="/developments/wollstonecraft-nsw-2065">Wollstonecraft</a> on Sydney's Lower North Shore is expected to meet a large gap in the market for downsizers.

PBD Architects have put the plans together for a 10-townhouse development at 7-9 Selwyn Street, a 1,546 sqm site near the Wollstonecraft Train Station.&nbsp;

Each of the townhomes will have three-bedrooms across three levels, and a shared basement with parking for 16 cars.

Local agency Atlas provided advice on the project. They said there's a gap in the market for this type of product.

"Due to the nature of the area, there has been a shift over the past three years of local residents wanting to downsize but struggling to find the right accommodation, particularly older residents given most options in the area are limited to older homes with stairs or conservatively sized apartments," the submission by Atlas agent John Melville said.

He said the team has seen a 42 per cent increase&nbsp;in enquiry for clients looking for three bedroom townhomes.

"We find most people looking to downsize find a three bedroom home as the most suitable option," he said, noting that they see this development as an opportunity to fill a gap in the market for townhouses with an internal lift, that will have a wide appeal to a range of different buyer dynamics, but largely will suit older residents looking for a suitable downsizing option that don’t want to live in an apartment.

Ray White Lower North Shore Principal Tim Abbott shared the sentiment, suggesting the proposal will be highly sought after because of the townhouse configurations with additional family rooms and studies, and the generous sizing which ranges from 170 sqm to 173 sqm internally.

"These sizeable spaces are highly desired and are rare to find," Abbott's submission read.

"There is a high level of demand for high-quality three bedroom residences with additional amenities within the Wollstonecraft area and surrounding suburbs, this is driven by strong levels of enquires. The demand for this product generally comes from a high net-worth demographic of an aging population who is struggling to secure sizable, low maintenance residences within the Wollstonecraft region, and are not yet ready to transition into apartment living."

He said much of the&nbsp;existing stock within the market is apartments, restrictive in size, and does not include high levels of specifications.

"A low supply of high-quality stock is seeing many locals relocate to neighbouring regions to meet their needs and expectations and this is highlighting a clear gap within the market."

Their comparable sales list of new three-bedroom townhouses showed that only&nbsp;one other development within Wollstonecraft, The Greenwood Collection by Metro Properties, offered high-quality three-bedroom residences. The rest were in surrounding suburbs <a href="/developments/crows-nest-nsw-2065">Crows Nest</a>, <a href="/developments/naremburn-nsw-2065">Naremburn</a>, <a href="/developments/willoughby-nsw-2068">Willoughby</a>, <a href="/developments/waverton-nsw-2060">Waverton</a>, and <a href="/developments/cremorne-nsw-2090">Cremorne</a>.

PBD said in their Design Verification Statement&nbsp;that the design&nbsp;of the development is focused on creating a cohesive and visually pleasing aesthetic that complements its surroundings.

First look: Boutique Wollstonecraft townhouse development to meet market gap

A new development in Byron Bay is hoping to create a new blue-print for all future mixed-use developments in the <a href="/developments/byron-bay-nsw-2481">Byron Shire Council</a>.

The new three-level project at 9 Marvell Street, near a number of cafes, restaurants, and the <a href="/developments/byron-bay-nsw-2481">Byron Bay</a> Bowling Club, will have a mix of eight three and four-bedroom apartments above ground floor commercial tenancies, and a resident-only rooftop with swimming pool and barbecue deck.

Australian research lab Finding Infinity prepared a&nbsp;Design Excellence Report - Sustainability, for the project, stating is has the potential to "offer better experience."

"This project is an opportunity for leadership - to create an example that makes it easy for everyone else to follow," the Report read.

The Report said it can be a place that’s easy for residents to have a positive environmental impact, calling it a "finely tuned machine."

"A building that is built cost-effectively and is high performance with a positive impact. It functions simply, and has ultra-low operating costs. It’s easy to maintain and run. Spaces are comfortable and the community thrives. A zero-carbon operational building."

They said the building could reach&nbsp;the environmental-financial threshold, where every profitable initiative is implemented, improving both the environmental and financial performance of the project.

The 1,013 sqm site, currently home to the Byron Bay Dive Centre, has been owned by local businessman Perry Bartholomew, who is the Dive Centre's Managing Director, since 2009, when it was bought for $2,275,000.

<a href="/architects/harley-graham-architects">Harley Graham Architects</a>, who also designed <a href="/new-apartments/bohemian-90-96-jonson-street-byron-bay">The Bohemian</a> for <a href="/developers/luxcon-group">Luxcon Group</a>,&nbsp;put the plans together for the $12 million development. The average apartment size is 140 sqm.

There will be EV charging facilities in one car share space in the building, however provisions are proposed for an additional eight charging spaces to meet future demand.

Finding Infinity's Report said that it is predicted that by 2035, 50 per ent of new car sales in Australia will be electric.

Research done for the City of Sydney showed that 81 per cent of residents were in favour of installing EV charging.

First look: Mixed-use development to reinvent sustainability in Byron Bay

Architecture firm Myers Ellyett says living in subtropical Brisbane is an experience of living on a verandah.

They say being half indoor, and half out, is a life that embraces living with gardens and greenery.

That was their design inspiration for the newest apartment development plans filed in Brisbane, a 14-level tower on a prime site at <a href="/new-apartments/92-kingsford-smith-drive-hamilton">92 Kingsford Smith Drive</a>&nbsp;in <a href="/new-apartments/hamilton-qld-4007">Hamilton</a>.

The project will have 62 apartments, a mix of 20 two-bedroom units and 42 three-bedroom apartments. It will be crowned with a 1,048 sqm rooftop with swimming pool and spa, gym with sauna and yoga lawn, private dining room, wine room, and barbecue area.

There will also be a first level sky forest with seating nooks, on the same level the apartments start. They will sit above a podium and basement levels which will home 148 car spaces and 78 bicycle spaces, as well as commercial tenancies on the activated ground plane.

The plans have been filed by Industry Corp,&nbsp;an entity linked to local&nbsp;Dennis Tomasel.

The built form above ground level has been separated into two distinct forms, which <a href="/architects/myers-elyett">Myers Elyett</a> have referred to as the trunk and treehouses.

Myers Elyett described the proposal as a "gateway project that embraces <a href="/new-apartments/brisbane-qld">Brisbane’s</a> attractive climate &amp; outdoor lifestyle."

"The architecture responds to the natural and urban influences, creating a distinctive architecture adorned with greenery," the Urban Context Report read.

"The project offers an opportunity to enhance and create a memorable experience for those visiting the subtropical city of Brisbane."

The corner site&nbsp;occupies an unobstructed location on the fork of the Brisbane River and Breakfast Creek, with long views from the river, road, and adjoining suburbs.

All 62 apartments are entered through sky gardens. They provide distinctive open-air circulation and private open spaces lush with planting.&nbsp;

Mewing Planning Consultants said in their&nbsp;Town Planning Assessment that the site&nbsp;presents a range of contextual and urban form characteristics that present the opportunity to develop a high density, distinctive residential development that is befitting of its location.

"92 Kingsford Smith Drive, Hamilton climate, takes advantage of site’s high level of amenity and outlook and is of a scale that is generally coherent to, yet sufficiently distinct from (for urban form reasons), its surrounding built form context."

They said the intent of the&nbsp;development is to encourage urban consolidation within a well-located and focal inner city precinct (having regard to recently released Brisbane City Council strategy documents) that will contribute to the diversification and quality of high density residential development, including the provision of generously sized and functional sky homes that are suitable for families who want to live in a highly accessible location close to employment and services."

Wild Studio handled the landscaping, suggesting the project offers an "exciting opportunity to transform a coveted, riverside site into a thriving, complex forest, reminiscent of the pre-existing landscape.

"Refined exterior spaces are sunken into the forest, captivating residents and their guests and capitalising on the salutogenic power of landscape," their submission read.

"Supporting BCC’s Buildings That Breathe initiative, this development will set a new benchmark for living, native greenery, enrich the urban experience and help contribute to a vision of Brisbane that is sophisticated and subtropical."

First Look: New forest-laden apartments heading for Hamilton's riverfront

The Roche Group is trying again for its prime Lilyfield site on the fringe of Rozelle opposite Callan Park.

The Double Bay-based developer has submitted plans for a mixed-use development on their large 6,824 sqm site at&nbsp;469-483 Balmain Road. They're seeking to build 89 apartments, 6,000 sqm of flexible employment space, and 1,200 sqm reserved for creative purposes.

Five percent of the apartments will be reserved for affordable housing.

Part of the application is to develop&nbsp;a publicly accessible square named Bakers Square behind the old bakery building.

The Urban Design Report prepared by architecture firm Chrofi said the vision of the project is to radically improve the industrial employment offer, revitalise and develop the existing local artistic community within the site, and to establish new opportunities for urban living in Sydney.

There are six residential buildings proposed, which will home&nbsp;22 studio apartments,&nbsp;40 two-bedroom apartments, and 27 three-bedroom units.

Chrofi described buildings A and B as "two-of-a-kind designed to be seen in composition with the Super Shed."

"These two buildings are detailed in steel to reference industrial materiality."

The Super Shed is the part of the refinement of the initial proposal, which has been amended since the Roche Groiup initially submitted plans back in 2016.

"The design now features a ‘Super Shed’ and a ‘Small Shed’ to compliment the retained Character Buildings with each building being carefully articulated to ensure all tenancies have good access to outlook, daylight, and ventilation," CHROFI noted in their submission.

"The Super Shed provides large floor plates over three levels interconnected with a central atrium. This organising spine provides access and egress if spaces are subdivided into smaller tenancies in the future, while at the same time, giving the building a campus feel that will contribute a collegiate culture for tenants within the building and broader precinct.

"The Small Shed and retained Character Buildings each provide floor space over 2-levels providing a range of spaces for smaller scale businesses. These buildings are grouped and connected by bridges to further promote a precinct/campus sensibility to the Proposal."

Part of the development will be keeping the buildings that were built in the early 1900's for the Pilchers Bakery Company. There were identified by the Inner West Council as 'character buildings'.

"The character buildings represent the earliest construction phase and comprise two-storeyed face brickwork structures with timber framed interiors and trussed gabled roofs," a heritage impact statement by NBRS stated.

It added however that much of the physical fabric is heavily modified from its original configuration and the site shows evidence of several periods of unrelated growth and redevelopment.

They've proposed a mixed-use development on the 6,824 sqm site at 469-483 Balmain Road, comprising 89 apartments, 6,000 sqm of flexible employment space, and 1,200 sqm reserved for creative purposes.


Roche Group submit plans for impressive Lilyfield mixed-use development

Designed-focused Melbourne developer&nbsp;Neometro has submitted plans for a collection of 23 apartments in the heart of the vibrant Fitzroy neighbourhood, in collaboration with award-winning Melbourne architectural studio Edition Office.

The project, 450 Gore Street, between Brunswick Street and Smith Street, is located in a leafy residential pocket of Fitzroy. It and has a distinct geometric form elevated by subtle sculptural detailing. Neometro are targeting a gas free project, with a 7.5&nbsp;star NatHERS energy rating. A mix of one, two and three-bedrooms will be on offer.

The intention of the design of 450 Gore Street is to complement its urban residential surroundings, with it being positioned alongside Victorian terraces, worker's cottages, and an established tree canopy. It will feature&nbsp;raw concrete, coloured tactile bricks, clear fluted glass and deep forest green painted metal detailing.

The building features a carefully staggered facade, designed in line with detailed shadow analysis to maximise natural light into each building while protecting residents’ privacy. Giving way to deep private balconies, the unique design also affords each apartment direct access to outdoor space.

Floor to ceiling windows offer impressive views out across the inner-north suburbs and towards Melbourne’s central business district, which will remain protected due to the location’s zoning rules.

The building’s ground floor apartments feature generous interior volumes, which actively engage with the street and are a natural evolution of Neometro’s loft typology in size and scale.

The project marks a long-lasting connection between Neometro and the City of Yarra, where it has completed 10 projects, including its first ever project 35 years ago, 51 Little Smith Street in Fitzroy.

450 Gore Street will be the first project Neometro and Edition Office have worked on together.

Neometro Director Lochlan Sinclair says the&nbsp;building represents a new partnership founded on shared values and mutual respect.

"We are very pleased to be finally coming together, to create this stunning addition to Fitzroy and continue our long-lasting connection to the suburb," Sinclair said.

Edition Office is ran by Aaron Robert and Kim Bridgland. Bridgland says the&nbsp;architectural language of the existing industrial and post industrial buildings in Fitzroy is strong horizontal banding often supported on large robust columns or piers," Bridgland says.

"This defines the pedestrian experience and retail frontages along many of the streets and we feel is a detail worth celebrating. We have reinterpreted the recurring motif into a new design aesthetic. The banding becomes the mechanism through which to unite the site’s industrial heritage and Gore Streets’ residential fabric.

Neometro will be taking registrations of interest this month, with an official launch expected in early 2024.

A Sydney investor has filed plans for a short-term holiday rental tower on the corner of Cannes Avenue and the Gold Coast Highway in Surfers Paradise.

The tower, designed by Archidiom, will comprise 29 one and two-bedroom apartments, and two villas, on an irregular shaped 955 sqm site across 4 Cannes Avenue and&nbsp;2830 Gold Coast Highway. The site wraps around the back of the Surfers Paradise Motor Inn.

Cannes Avenue, south of Neddy Harper Park, isn't well known for multi-res developments. The most popular was Marquee Development Partners' One Cannes, which is approaching completion. That followed Marquee's first project on the exclusive street,&nbsp;Cannes Waterfront.

The main building will be crowned by a&nbsp;rooftop pool, spa, and a barbecue recreational area under an open pergola.&nbsp;Part of the project will be 40 parking spaces and 14 bicycle spaces.

The Landscape Intent Statement, prepared by Sydney-based landscape architecture firm LDG LA, said the landscape design provides a unique, contemporary and sophisticated character.

First look: New Surfers Paradise apartment tower planned for Cannes Avenue

Albion's landmark Breakfast Creek Hotel is set to get a new neighbour, with a Sydney investor filing plans for a two-tower project across the road.

The plans, submitted by DRJ Investments on a 2,569 sqm block spanning 4 Higgs Street and 11 Sandgate Road, are for two 17-level buildings homing 199-apartments, rooftop recreation, and an activated ground plane.

Architecture firm Jackson Teece said in their Design Report that the neighbouring heritage-listed Breakfast Creek Hotel played into the design.

"The existing Breakfast Creek Hotel, a rare and historic cultural icon, is central to our consideration for the revitalisation of the precinct.

"The podium extends one level above the Breakfast Creek Hotel in order to provide a sympathetic and natural backdrop, emphasising the profile and character of the historical hotel and its hero'ing architectural style without competing."

They said hospitality uses will be pursued that are complementary to the existing operations of the hotel. The food and beverage tenancies will run alongside the pedestrian traffic on the Breakfast Creek pathway. The ground level restaurant will provide a semi-outdoor, subtropical dining area.

"This area is intended to be utilised by residents for breakfasts and likely offer a variety of complementary and inclusive refreshments, and act as a meeting area for breakfast, lunch and for occupants to relax," the report added.

There will be 45 one-bedroom apartments, 117 two-bedroom units, and 16 three-bedrooms, as well as 21 two and three-bedroom SOHO apartments (part residential, part commercial).

Each of the podium apartments on the lower levels will benefit from large outdoor areas fringed by landscaping.

70 per cent of the apartments maximise northern and a north east aspect, and another 70 per cent maximise south and south eastern primary views to the City and Brisbane River as well.

The buildings are crowned with a rooftop recreation area with a 20 metre lap pool and spa, poolside cabanas, a gym with a yoga deck, a cinema room, business centre, private dining space, and a communal recreation space.&nbsp;

Town Planning Report by Place Design Studio said the proposed development has been expertly designed to embrace the subtropical climate of Brisbane and achieve the vision and design benchmarks of the New World City Design Guide – Building that Breathe.

"Specifically, the proposed development implements principal elements of living greenery, streetscape activation, sunlight, natural air and ventilation, landscaped podium courtyards, and generous outdoor living spaces for each apartment.

"Furthermore, the proposed development includes a large, pedestrian oriented and landscaped plaza, extending from the ground level and out onto the end of Higgs Street between the site and the Breakfast Creek Hotel.

"This plaza represents a significant upgrade to the public realm and a substantial placemaking outcome for the locality. The plaza is a significant community benefit and one which would not have been delivered by the current City Plan outcomes.

Currently on the site is a one-level office building.

Architecture firm Jackson Teece said in their design report that the neighbouring heritage-listed Breakfast Creek Hotel played into the design.

A Gold Coast Highway site that was sold last year is set to become a boutique apartment building.&nbsp;

It was the first time in four decades the 455 sqm site&nbsp;at&nbsp;1367 Gold Coast Highway had sold.

A six-level building, including the roof level, has been put forward to the Gold Coast City Council.

There will be just four full-floor apartments, a rooftop with a swimming pool and deck, and a ground-level communal lounge and multi-purpose room.

Each of the apartments in the Plus Architecture-designed building will have three bedrooms, a multi-purpose room, and an open plan kitchen, living and dining space which meets a balcony.

Local landscape architecture firm&nbsp;LDGLA handled the landscaping.&nbsp;

They said the project represents an "attractive landscape setting which promotes a beachside aesthetic and relaxed coastal atmosphere."

"The design complements the proposed architectural style whilst acknowledging the prominent coastal location of the site and context within Palm Beach and the Gold Coast region.

"The design intends to cater for its residents’ modern lifestyle requirements and encourage outdoor living and an active engagement with the beach environment. The landscape provides a place of sanctuary with relaxed leisure opportunities, comfortable pedestrian access and spatial and visual variety for interest."

The site is ideally located for connectivity. There are five Translink bus stops within 400 metres of the project, and a station as part of the new light rail is proposed at Nineteenth Avenue, just 340 metres south.

Low-rise four-pack planned for Gold Coast Highway site in Palm Beach

Tim Gurner has revealed what his development firm, GURNER™, is creating at their huge Port Douglas site.

He's already had the green light from the Douglas Shire Council for four luxury homes at 69-73 Murphy Street, and now he's revealed his plans for a mixed-use hotel and residential villa development on Davidson Street, just behind the Sheraton Mirage.

Gurner secured three adjoining sites last year, 97-113 Davidson Street, paying just under $18 million to create a near 26,000 sqm block.

One of the sites was the&nbsp;Port Douglas Pandanus Tourist Park Caravan Park, and another the&nbsp;award-winning Dougies Backpackers Resort Port Douglas.

Gurner has had local architecture firm Hunt Design to create what is being called&nbsp;The Davidson by GURNER™.

They weren't giving too much away in the near 1,000 page application, only a few teaser images of the central pool, the focal point of the development.

Described as&nbsp;more of a lagoon, the ocean pool will have a beach, a swim up pool bar, and an island in the water.

Around the pool will be a kids club, with play area and separate pool, a treatment space, yoga room, a lounge, a cafe, and a separate restaurant and dining space.

Flanking the pool will be a 107-room hotel, a mix of Garden Suites and Poolside Suites. The ground floor Garden Suites have private access to another pool, exclusively for guests. Each Garden Suite room is 40 sqm, with a further 14 sqm of balcony space. The Poolside Suites are a touch larger.

The low-rise hotel will also home a sky bar on level three.

45 private villas then complete the resort-style development, on blocks ranging in size from 155 sqm to 470 sqm. There are six different configurations of villas, each two levels. They will have three or four bedrooms and their own pools.

In their planning submission, Hunt Design said The Davidson by GURNER™ is the touchstone for a new era for the tourism industry in Port Douglas.

"From the outset, the GURNER™ brief to Hunt Design was to actualise the developer’s vision whilst being respectful of the objectives of the town plan," the planning application read.

"The proposed luxury hotel and private homes are demonstrative of this objective being attained."

Hunt said the vision by GURNER™ is to reinstate Port Douglas as the most desirable tourism destination in Australia.

"Excellence in design and execution will propel “The Davidson by GURNER™” to become a new benchmark for luxe travel in Australia, as measured against the best in the world.

"Elements such as the integrated swimming lagoon at the epicentre of the Luxury Hotel will capture the imagination and vibe of a Beach Club."

Hunt also wrote in their submission there is a trend of developers moving away from fully hotel-precincts and creating a mix of hotels and private residences.

"The tourism accommodation industry is continuing to evolve with a shift away from conventional hotels with a collection of rooms and suites to a model with a wider range of accommodation types, including more conventional private homes.

"This is clearly manifested on examining premium operators such as Four Seasons, where they now have in the order of 47% of their inventory being what they term as 'Residences'.

"Such private homes span several typologies ranging from Villas with varying bedroom counts through to stand alone mansions.

"GURNER™ have determined that their intention is to deliver a product meeting contemporary expectations of high-end luxury hotel brands which in turn resonates with sophisticated travellers.

"Part of the residential product is tailored towards absentee owners that may visit numerous times a year and have the choice to enjoy a rental income from the letting of their luxury home at other times.

"To that end the Hunt Design Master Plan captures this ethos with a luxury hotel located in the centre of the site flanked by Private Homes on both sides, draped around an internal private driveway."

Hunt said the hotel&nbsp;is poised to propel Port Douglas back into the heady days when the Sheraton Mirage put the Village on the “must do list” of visitors from around the world.

"The catalytic effect of the Sheraton Hotel cannot be understated.

"It spawned a raft of new tourism projects in the town and set the upper benchmark.

"The Davidson by GURNER™ will do the same. It will recalibrate the premium tourism product in the village …. And within the Region."

GURNER™ have steadily increased their footprint in Queensland, with their $1.7 billion, four-tower development La Pelago the cornerstone of their expansion. They also have a site in Burleigh Heads where they are planning a 22-level project with 80 apartments.

Rebel Property Group and Braxton have secured approval for the first residential project in new rezoning of Marrickville's Timber Yards Precinct.

The approved project at 41-47 Farr Street is aimed squarely at owner occupiers, with more than 50 per cent of the residences being large three-bedrooms apartments.

Braxton owner Andrew Donnelly said they are&nbsp;delivering a product that meets the needs of this changing and vibrant community.

"They are mainly young families or older couples who want to live in Marrickville but only have older houses to choose from.

"With this project we are delivering premium, modern, beautifully designed, oversized, luxury apartments with plenty of secure parking and amenity in a quiet cul de sac, right in the heart of Marrickville."

The 2,000 sqm site was put together after 18 months of negotiations with the individual owners.

The project will comprise one, two and three-bedroom apartments. Construction on the project is expected to commence early 2024.

The joint venture partners also bought the neighbouring 37 Farr Street during the development application process and are looking at adding a community pocket park&nbsp;with infrastructure such as a children's playground, BBQ and seating, richly landscaped with luscious gardens.

"The park has strong support from the local community and will connect the school to the new Victoria Road Precinct and all its bustling amenity," Donnelley added.

"We are committed to ensuring a great outcome for the community and are therefore undertaking to pay for the park and its upkeep in perpetuity, so the local community and Council are essentially being given a free park."

Allen Linz from Rebel said they have shown their strong commitment to the local area.

"We worked collaboratively with Inner West Council and the wider community who have supported us in our vision for this site," Linz said.

"Our multi-level industrial project called MADE at nearby Faversham Street in joint venture with Toga demonstrates our commitment to Marrickville, which is transforming in a really interesting and dynamic way."

Award-winning architecture firm PBD handled the design of the project.

PBD Director Paul Buljevic said the building promises to enhance the vibrancy of the local area whilst respecting its heritage through the use of raw materials and a strong commitment to sustainable initiatives including solar integration, EV charging, green roof &amp; deep soil planting

Similar new build projects within close proximity to the development are achieving sales rates of over $17,500 per sqm which shows the strong growth and potential of Marrickville.

Marrickville, one of Australia’s most tightly held suburbs with generational wealth, is located five kilometres from the CBD in Sydney’s inner west, and is known for its timeless, tree-lined suburban streets and village-style shopping areas. The site is in proximity to Newtown's popular King Street.

Timeout magazine recently voted Marrickville one of the top 10 coolest suburbs in the World.

Braxton and Rebel Property Group are privately owned and have collaborated on four projects to date. The expected end value of their joint venture projects currently under way is $200 million across Sydney.
