The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

Off-the-plan property explained: What is stamp duty?

The NSW Government is steadily releasing new projects that are being declared as&nbsp;State Significant Development following recommendations from the Housing Delivery Authority (HDA).

There are a mix of regional and Sydney Metro projects which are being released every few weeks.

The early April update was for 20 projects.

The most notable was for the redevelopment of&nbsp;203-225 Victoria Street, Potts Point, home of the Potts Point Holiday Inn since 1985 and next door to the iconic Kings Cross Hotel.

The brief update from the Ministerial Order was for "the purpose of mixed-use development comprising commercial premises, tourist and visitor accommodation and residential accommodation with provision of affordable housing."

The Holiday Inn has been owned by property funds management giant Salter Brothers since 2023 when they acquired the hotel portfolio from IHG Hotels.

It was reported at the end of last year that Salter could list its $2 billion hotel portfolio on the ASX.

It would be another mixed-use development in the entry to Potts Point following the completion of Omnia, the luxury 20-level glass tower with 135 apartments, in 2018.

The most recent update from the NSW Government was just a few days ago when they added another 14 projects to the list, nine&nbsp;in metropolitan Sydney and five in regional NSW. If lodged and approved, the projects could create more than 4,200 homes across New South Wales.

The recent tranche of projects includes a 63-unit development at 307-315 Parramatta Road in Leichhardt.&nbsp;

Three projects are in Chatswood;&nbsp;12-14 Malvern Avenue, 5-7 Havilah St, Chatswood, and 815 Pacific Highway, Chatswood.

The new Castle Hill apartment development by UAE-based property giant Arada has been fast-tracked. Arada has signalled a $2.5 billion commitment to Sydney housing, with ambitions to add 2,500 dwellings across the region.

Their Castle Hill project, across Carrington Road, Middleton Avenue, Fishburn Crescent and Sexton Avenue, will have around 350 apartments designed by Woods Bagot.

Among new projects from Ryde to Wollongong is Woolworths' Neutral Bay mixed-use development at&nbsp;<a href="https://www.theurbandeveloper.com/articles/fabcot-north-shore-shoptop-neutral-bay-nsw">1-7 Rangers Road &amp; 50 Yeo Street</a>.

Despite North Sydney Council's objections, the Sydney North Regional Planning Panel granted gateway approval, noting the proposal’s alignment with strategic housing goals.&nbsp;

The mixed-use development, anchored by a full-line Woolworths, will have 90 one, two and three-bedroom apartments, ground-level retail, and 2,420 sqm of office space.

To date, 78 proposals amounting to more than 32,100 potential homes have been declared state significant. Since the formation of the HDA, 15 projects have had Secretary Environmental Assessment Requirements issued. Recommendations from the HDA are published as required under the Environmental Planning and Assessment Act 1979 before the SSD declaration.

This is all part of the Minns Government’s plan to build a better NSW with more homes and services, so young people, families and key local workers have somewhere to live and in the communities they choose.

Leading Australian developer and builder, Coronation Property Group, has officially broken ground to mark the start of construction at its new $250 million mixed-use residential and commercial development at Chatswood.

Located at <a href="/new-apartments/57-61-archer-street-chatswood">57-61 Archer Street</a>, close to the Chatswood Chase and Westfield Shopping Centres, the 32-level&nbsp;development has been recognised as a State Significant Development (SSD) by the NSW Government’s Housing Delivery Authority (HDA). It will deliver over 150 one, two, three and four-bedroom apartments.

Designed by global architectecture firm Woods Bagot, the project will also feature 2,500 sqm of retail and commercial space on the ground level, with a restored heritage building repurposed for fine dining, wellness facilities, and a communal landscaped open space for residents.

<a href="/architects/sjb-architects">SJB</a> Director Adam Haddow has reimagined the traditional Sydney terrace, paying homage to the classic inner-city form while infusing contemporary finishes and functionality.

Each terrace boasts a distinct facade on Marriott Street, an intentional detail that underscores the sense of individuality. SJB cleverly flipped a traditional floorplan upside down, so the main living space sits above the streetscape.

The three bedrooms, including a master suite with walk-through wardrobe and ensuite, are located on the entry level of the terrace. There are two sets of stairs to access the second level, either internal or external through the landscaped ground floor courtyard.

Much like the design of the apartments, the statement kitchen is the focal point of the terraces, finished in lustrous Pietra Verde and sintered stone. Designed for entertaining as much as cooking, the kitchen features top-of-the-line Sub-Zero and Wolf appliances, a functional scullery, and a sculptural kitchen island that acts as a dividing point between the kitchen and the adjoining living and dining space.

The Marriott Street Terraces are the final piece in the puzzle of Surry Hills Village, a vision that began in 2016 when TOGA secured the aging shopping mall.

Sekisui House Australia has revealed the premium sky home collection in Willow, their most recent release in the $2 billion Wentworth Point masterplan, Sanctuary.

The 48 apartments, on levels 20 to 28 of the new building, will offer expansive, uninterrupted views across Millennium Parklands, the Parramatta River, Sydney’s CBD, and out to the Blue Mountains.

The sky homes are part of the third stage of Sanctuary, two mid-rise buildings and a 28-level tower, to be developed around a&nbsp;podium lagoon pool, connected to an internal and external communal pavilion.

Paul Wainwright, Senior Sales and Operations Manager – Apartment &amp; Mixed-Use Developments at Sekisui House Australia, said the sky homes represent the most aspirational collection released within the Sanctuary community to date.

“All upper-level residences have been designed to maximise breathtaking outlooks, with no risk of future obstruction," Wainwright says.

The release comprises a mix of one, two, three, and four-bedroom apartments, with prices starting from $810,000 and reaching $4.5 million for the four-bedroom penthouse. The average apartment size is 93 sqm, with generous floorplans that prioritise natural light, privacy, and open living.

Designed by acclaimed architecture and design studio TURNER, Willow’s form is inspired by the flowing curves of the Parramatta River. Its distinctive terracotta façade graduates from darker shades at the base to lighter tones at the top, subtly defining the premium upper floors.

James McCarthy, Director at TURNER said the Sky Homes were conceived as residences immersed in nature and surrounded by sky.

“These upper levels have been carefully designed to offer a sense of calm elevation," McCarthy said.

"Curved bronze-toned batten screens filter light, add privacy and accentuate the tower’s sculptural form. Floor-to-ceiling glazing and expansive balconies invite the outdoors in, while maximising views in every direction.”

McCarthy said the&nbsp;architectural vision for <a href="/new-apartments/sanctuary-wentworth-point-willow-release-11-wattlebird-road-wentworth-point-nsw-2127">Willow</a> was shaped by the idea of a building growing out of its landscape.

"We conceptualised the architecture to feel like a natural extension of the parklands. The forms are soft and organic, drawing from the curvature of the river, while the material palette complements the surrounding waterfront and bushland.”

The design ensures a sense of privacy and openness, with no buildings directly facing one another.

“Each tower within the Sanctuary masterplan is intentionally offset to preserve view lines and avoid visual crowding. From the Sky Homes, residents will experience a feeling of peaceful separation, a real sense of being removed from the density of urban living,” James added.

“We’ve created rational, rectangular floorplates behind the sculptural forms, so while the buildings appear fluid, the interiors are practical and easy to furnish. It is a balance of emotional and spatial intelligence, the architecture stirs something in you, but it also just works.”

Positioned at the gateway to Millennium Parklands, Willow is also known as the ‘Green Heart’ of the Sanctuary masterplan, a secluded, peaceful setting surrounded by native bushland and water.

Residents will have exclusive access to a resort-style lagoon pool, outdoor entertaining spaces, landscaped podium garden, and a flexible indoor communal pavilion suitable for social gatherings, working from home, or quiet study.

Wainwright said buyer interest has been strong in the lead-up to the release.

“We are witnessing demand from both existing purchasers waiting for this collection and new buyers who value lifestyle, space, and quality. The express ferry to Barangaroo in just over 20 minutes, means residents can avoid traffic altogether, it is a key drawcard for busy professionals.”

Sekisui House Australia launches Willow skyhome collection in $2 billion Sanctuary masterplan in Wentworth Point

Sydney House, the Sydney CBD's newest landmark, has been designed by not one, but two of Australia's most decoarted architecture practices.

BVN Architecture and FJC Studio joined forces to win the design competition for the project, a process required for new buildings in the City of Sydney local government area that cost over $100 million or exceed a certain height.

FJC Studio, led by Richard Francis-Jones, conceived the designs for the heritage podium and restoration of the original 1891 building, while BVN took care of 50-level protruding glass tower which will home 241 luxury apartments and a high-end hotel.

The former Pitt Street home of the City Tattersall Club is being redeveloped by joint venture partners <a href="/developers/first-sponsor">First Sponsor Group</a>, a listed Singaporean developer, and the Melbourne-based developer <a href="/developers/icd-property">ICD Property</a>, the developer behind several of Melbourne's tallest and most impressive apartment towers.

The design of <a href="/new-apartments/sydney-house-by-city-tattersalls-club-194-204-pitt-street-sydney">Sydney House</a>&nbsp;pays homage to the late Victorian architecture of City Tattersalls Club and interprets its Free Classical style with contemporary grace.

BVN Architecture, led by Principal, Phillip Rossington and Matthew Blair, designed the tower with interiors by BVN Principal, Sally Campbell.

Seen from the street, there is an interplay between the arched windows of the heritage facades and the scalloped fenestration of the tower above.

“The fenestration has a rhythm inspired and inflected by the arched windows of the historic facades, subtly linking the forms while delineating new from old," Rossington says.

"This complementary approach enriches the reading of the heritage buildings, so they’re appreciated in a new light."

The craftmanship of a bygone era is reinterpreted through a considered design language that filters through all levels of the hotel and tower.

Residents, patrons and hotel guests benefit from new levels of amenity with the stepped volumes creating expansive terraces and floorplans that draw natural light deep into the tower. Skyline vistas are available at every level while the penthouses enjoy panoramic views east across Hyde Park to the Heads, west to Darling Harbour, and north toward Circular Quay and Sydney Harbour.

"We have adapted and restored three heritage buildings and designed a new contemporary infill building that completes the Pitt Street composition and defines the distinctive identity of Sydney House.

“The new infill facade is distinctly modern, with a depth, compositional character and material richness that complements the exceptional detail and beauty of the three heritage facades. The Victorian and Inter-War Palazzo-style heritage facades have been carefully restored and enriched through new modern adaptive elements. &nbsp;

“New entrances, awnings, and shopfronts are refined contemporary designs inspired by the geometry and grandeur of the restored Art Deco rooms within. This integrated architectural approach extends to the interiors where the restored late Victorian and Art Deco spaces are complemented by a new grand staircase and public artworks, creating a cohesive and enriched experience for occupants and visitors in a unique multi-era, mixed-use Sydney House.”

Sydney House is being marketed through CBRE and is expected to launch later this year.
