From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

The delivery of one of Sydney’s most significant urban renewal projects has taken a major step forward, with Metrics Credit Partners (Metrics) and leading developer Deicorp announcing a joint venture on the $1.8 billion Kings Bay Village development in Five Dock.

The State Significant Development, known as Kings Bay Village, will transform underutilised land into a vibrant new mixed-use precinct comprising 1,185 new homes — including 218 affordable dwellings for essential workers — along with 6,500 sqm of public open space, and 14,700 sqm of retail and commercial offerings.

Early works are due to commence in September following settlement of the three-hectare site at 129-154 Parramatta Road and will take approximately 40 months to complete.

Metrics has now partnered with Deicorp on 12 Sydney-based projects including in Castle Hill, Rouse Hill, Petersham and Rockdale.

Prominent Bondi developer RnB Property Group is making its mark in Byron.

The developer, who is currently delivering boutique developments Mangata and Allara in Vaucluse, has filed for a boutique shoptop development on Byron Bay's dress circle Marvell Street.

The near $11 million plans, for an amalgamated site across 5 Marvell Lane and 8 Marvell Street, will see 10 three-bedroom apartments developed across a four-level building, above two ground floor retail spaces and basement parking, accessed from Marvell Lane.

SRH’s architectural plans indicate a contemporary façade treatment with varied setbacks to address both Marvell Street and Marvell Lane frontages.&nbsp;

Landscaped common areas are proposed, including 134 sqm of gardens, while deep planting is incorporated to improve the interface with surrounding properties.

BASIX commitments show the project exceeding NSW sustainability targets, achieving a water score of 49 against the target of 40, and an energy score of 61 over the target of 60. All apartments have been designed to achieve compliance with thermal performance standards.

The development would involve the demolition of a single storey cottage on the site.

RNB Property Group has developed across Sydney's affluent eastern suburbs for decades. They met with the Byron Bay Council prior to the recent submission. They only received one written submission from locals, who requested a redesign of the building to respond more&nbsp;to the local context through form, material palette and native landscaping.

Changes to aspects of the design have been undertaken in response to the feedback.

Three years after completion, <a href="https://www.apartments.com.au/buildings/the-lennox-parramatta-12-phillip-street-parramatta-nsw-2150">The Lennox</a> on the Parramatta River remains one of the suburb's most distinctive residential towers, not just for its 46-storey presence on the water, but for its integration of the Southern Hemisphere’s first fully robotic car park, now well-proven in daily use.

Delivered by <a href="https://www.apartments.com.au/developers/novm">NOVM</a> and EQ Construction and designed by <a href="https://www.apartments.com.au/architects/marchese-partners">Marchese Partners</a>, the $300 million development brought 414 apartments to Parramatta’s CBD fringe at a time when the city was undergoing rapid transformation into Sydney’s second CBD.

The nine-level basement, combining three conventional parking levels with six automated levels, was designed and installed by German firm Lödige Industries using its Cubile technology. The system has now been in continuous operation for three years, handling 327 vehicles through five transfer cabins.&nbsp;

Residents drive into the cabins, and flat robots move their cars to available bays without ramps or human intervention. The technology is compatible with all common cars and SUVs up to 2.5 tonnes and typically retrieves vehicles within minutes via a smartphone app.

By storing up to 60 per cent more vehicles than a conventional design, the automated format reduced excavation depth during construction and continues to deliver operational benefits, including lower emissions from underground vehicle movements and improved resident safety.

NOVM CEO and Executive Director Adrian Liaw said the decision to adopt the technology was aligned with the team’s focus on both efficiency and resident experience.

“For The Lennox we wanted both a modern functionality and timeless aesthetic combined with our customary meticulous quality and craftsmanship. The automated parking technology from Lödige Industries offers both the innovative functionality and luxurious user experience we were keen to create and the performance we needed to see.”

The Lennox offers a mix of one, two, three and four-bedroom apartments, all designed with open-plan living areas that extend to private balconies.&nbsp;

Interiors are finished in neutral tones, complemented by engineered timber flooring, stone benchtops and integrated appliances, while many residences on the upper levels enjoy expansive river and district views.

Resident facilities are centred around The Watermark precinct, a 20-metre indoor heated pool, outdoor terrace, BBQ areas, gym, fitness studio and conference room. Ground-floor retail fronts the river walk, linking directly to public open space.

Trinity Point’s $665 million masterplan approved in Lake Macquarie

The NSW Government will take the lead in rezoning the Burwood North Metro Precinct, that could deliver around 15,000 new homes near the future Sydney Metro station, creating new housing and job opportunities close to transport and services. 
 
The new Burwood North Metro Station provides a once-in-a-generation opportunity to create a thriving inner-west precinct near a world class metro line, just four stations away from the Sydney CBD. 
 
Centred around the new Burwood North Metro Station, the rezoning will deliver a new precinct supported by major public transport links and open space, while rejuvenating another part of the Parramatta Road corridor. 
 
The current Burwood train station and Parramatta Road bus links are also nearby, along with strong local schools and shopping precincts, with the Parramatta River a short distance away. 
 
Burwood Council and Canada Bay Council have both progressed individual masterplans to deliver homes in their Local Government Areas. The NSW Government will build upon the Councils’ plans as well as identify further opportunities for residential growth to better respond to the future Sydney Metro station. 
 
The rezoning is being progressed through the State Significant Rezoning Pathway, which was introduced by the Minns Government to fast-track major rezoning proposals. The State Significant Rezoning Policy, introduced in September 2024, fast tracks the rezoning of key precincts, and existing planning proposals delayed in the planning system. 
 
NSW is in need of bold housing solutions. Sydney is the second least affordable city in the world, with house prices having significantly outstripped wage growth over the last two decades. 
 
A key focus of the state-led rezoning will be to deliver precinct-wide infrastructure that will enable essential services and amenities to be delivered alongside the new housing. 
 
The Department of Planning, Housing and Infrastructure will now work with both councils and the relevant state government agencies to progress the rezoning, with a draft masterplan expected to be exhibited in the first half of 2026. This will be followed by a final precinct masterplan, at which stage development applications can be lodged under the new planning controls. 
 
This new site builds on the NSW Government’s earlier announcements of state-led and state-assessed rezoning projects. To date, 25 projects have been progressed as state rezonings, with the potential to enable the delivery of an estimated 60,000 homes and 68,000 jobs.

The Urban Development Institute of Australia (UDIA) NSW, says the NSW Government’s decision to lead the rezoning of Burwood is an essential move to unlocking much needed housing supply, accelerating the planning system, and ensuring coordinated infrastructure delivery.&nbsp;

“The NSW rezoning process is currently one of the slowest in the country. Any action that helps to speed this up, particularly in well-located areas like Burwood North, should be welcomed,” said UDIA NSW CEO, Stuart Ayres.&nbsp;

Several years in the making, national apartment developer <a href="https://www.apartments.com.au/developers/casa">CASA</a> has unveiled <a href="https://www.apartments.com.au/new-apartments/the-mclaren-north-sydney-45-mclaren-street-north-sydney-nsw-2060">The McLaren</a>—a boutique collection of just 71 apartments in a striking, stepped building ideally located on McLaren Street, on the edge of North Sydney’s vibrant lifestyle precinct.

The McLaren is just a stone’s throw from the new Victoria Cross Metro Station, part of the expanded Sydney Metro network that’s attracting buyers from North Sydney through to Castle Hill.

CASA engaged renowned architects Bates Smart to design the project. Boutique by city centre standards, where developments often reach soaring heights and feature hundreds of apartments, The McLaren stands out for its intentional, considered design.

The development offers a diverse mix of apartments, ranging from one to four bedrooms. More than half are generously sized three-bedroom residences, catering to the local downsizer market. Selected apartments feature natural stone benchtops, Gaggenau appliances, and a refined interior palette inspired by the local landscape.

The McLaren also includes a rare collection of terrace homes that echo the scale, materiality, and character of North Sydney’s Victorian-era dwellings—particularly those along nearby Walker Street.

CASA reveals The McLaren, North Sydney's newest apartment development

Legacy Property is taking its new&nbsp;<a href="https://www.apartments.com.au/developments/north-sydney-nsw-2060">North Sydney</a> development to the NSW Government.

They've submitted a State Significant Development proposal for a mixed-use building with 35 apartments, 10 of which will be affordable, above a two-storey commercial podium at <a href="https://www.apartments.com.au/new-apartments/1-church-street-north-sydney-nsw-2060">1 Church Lane</a>.

The new development comprise 35 apartments, 10 of which are affordable, above a two-storey commercial podium. The plan includes the retention and adaptive reuse of the heritage-listed shopfront at 265 Pacific Highway, integrating it into the ground-level frontage.

According to the Scoping Report prepared by Planning Lab, the design “responds to the broader priority and urgent demand for affordable housing” while incorporating a “tower above consisting of 35 residential apartments and communal roof garden”.&nbsp;

Positioned within 300 metres of Victoria Cross Metro Station, the site qualifies for Housing SEPP incentives, including a 30 per cent bonus to height and floor space ratio, which the proposal seeks to utilise.

Designed by <a href="https://www.apartments.com.au/architects/nettletontribe">Nettletontribe</a>, the building would rise 10 to 13 storeys, with a stepped massing strategy to transition from the Pacific Highway frontage down to the finer-grain character of Church Lane. The two-level podium includes new commercial tenancies, communal open space, and landscaping.&nbsp;

Winter gardens have been integrated into apartments along the highway elevation to mitigate noise impacts, and Church Lane is set to be widened to six metres to improve access and separation from lower-scale dwellings to the east.

Nettletontribe said in the documents submitted as part of the application that the proposal delivers a well-resolved mixed-use development that responds to its urban and heritage context along Pacific Highway, North Sydney.

"Positioned along a key section of the Pacific Highway corridor, the site forms part of a transitional zone between the North Sydney CBD and the emerging Crows Nest and St Leonards centres. The design responds to this dual context—addressing the scale and intensity of the highway frontage while engaging sensitively with the finer grain and heritage character of Church Lane and West Street."

As the Scoping Report notes, “the design of the proposal is still consistent with the objective of [ADG] controls to maintain the privacy of neighbouring properties,” with separations and setbacks applied particularly along Church Lane.

The proposed envelope is largely consistent with the uplift previously approved through Planning Proposal PP-2021-2926, which designated the site as part of a Southern Transition Area in the North Sydney Civic Precinct Planning Study. That designation supports mid-rise, mixed-use development to bridge the scale between the North Sydney CBD and nearby heritage areas.

The site spans 1,099 sqm and includes four properties. While 253-263 Pacific Highway will be demolished, the heritage item at 265 will be retained and adapted for commercial or community use.&nbsp;

The development includes four levels of basement car parking accessed from Church Lane, with a total of 55 car spaces planned, exceeding minimum Housing SEPP requirements.

Legacy Property, led by CEO Matthew Hyder, has two projects in Macquarie Park, totalling nearly 400 apartments.

First look: Legacy Property proposes shoptop housing on North Sydney fringe

Sydney’s residential market continued its gentle climb in July, with dwelling values up 0.6 per cent over the month and 1.8 per cent across the rolling quarter.

The affordability gap between units and houses is continuing to wide. Units values grew by 0.2 per cent over July, whereas houses jumped by 0.8 per cent, Cotality's Home Value Index found.

Units in the harbour capital are now up 1.3 per cent over the quarter, compared to 1.9 per cent for houses.

Sydney median unit value is $868,000, some $662,000 less than the $1.53 million house median.

Sydney’s relative strength echoes broader capital city resilience, with combined capital values also up 0.6 per cent for the month and 1.8 per cent over the quarter. The gains are underpinned by interest rate cuts earlier in the year, tight listings, and steadily improving buyer confidence.

<a href="https://www.apartments.com.au/developers/lendlease-development">Lendlease</a>&nbsp;formalised a new joint venture with Mitsubishi Estate Asia and Nippon Steel Kowa Real Estate to develop a $2.5 billion luxury project at 175 Liverpool Street.

Located on the southern edge of Hyde Park, the dual-tower development will deliver up to 300 high-end residences with north-facing views toward the Opera House and Harbour, alongside 2,000 sqm of retail and commercial space.

Construction is targeted to begin in 2027, pending approvals.

On the Lower North Shore, <a href="https://www.apartments.com.au/developers/traders-in-purple">Traders In Purple</a> and joint venture partner Sydney Anglican Property were granted planning approval for the renewal of St Andrew’s Anglican Church in <a href="https://www.apartments.com.au/developments/lane-cove-nsw-2066" target="">Lane Cove</a>.

The development will offer 48 two and three-bedroom apartments, many of which will enjoy dual aspect, enhancing outlooks and cross-flow ventilation.

The existing parish church, built in 1924, will be retained and sensitively adapted into a meeting place and portal to the new contemporary auditorium and ministry spaces, linking old and new.

Traders In Purple CEO Brett Robinson said redevelopment of the site had been enthusiastically supported by many members of the local community.

“There is a demand for high-quality, well-designed, premium apartments for locals wanting to downsize in their neighbourhood and those wanting to raise their family in a highly desirable suburb without the burden of a high-maintenance house and yard.

City Beat July 2025: Sydney’s apartment upswing gathers pace as Sydney's biggest developers make major moves

<a href="https://www.apartments.com.au/developers/urban-property-group">Urban Property Group</a> is advancing a major residential and mixed-use development in <a href="https://www.apartments.com.au/developments/edmondson-park-nsw-2174">Edmondson Park</a>, with plans for 15 buildings delivering more than 1,800 apartments in one of Sydney’s fastest-growing transport-oriented precincts.

The development application covers a consolidated 3.2-hectare landholding across Buchan Avenue, within walking distance of Edmondson Park Station and adjacent to the future high school site.

The 15 buildings will range in size, from around four to 40 storeys. They will deliver around 1,827 apartments, at a minimum. Some of the apartments might be designated build-to-rent, and some co-living and affordable housing.

The largest of the three parcels, Site 5, will accommodate 871 apartments along with the full retail offering. Site 3 will house 552 apartments and Site 4, 404.

Development around Edmondson Park Station has been under consideration since 2010, when Landcom lodged a concept plan for the Edmondson Park South Precinct. The plan included 3,530 dwellings and a new town centre.

UPG later acquired five sites from Landcom. Two of these sites, which are not part of the current application, are located opposite Site Three. They have approval for 178, three-level townhouses.

The location’s proximity to key infrastructure—particularly the train station and Ed.Square Town Centre—has positioned Edmondson Park as a critical node in the Western Parkland City’s long-term housing strategy.
