A key driver behind the architecture was the desire to deliver family-sized apartments rarely seen in the Chatswood market. The Anderson includes a mix of one to four-bedroom apartments, with around 35 per cent of the residences configured as three or four-bedroom homes. At the top of the building, two double-storey penthouses span approximately 200 square metres each, reinforcing the project’s emphasis on scale and long-term liveability for both downsizers and intergenerational households.

Orientation and outlook were central to the planning of the building. The apartments are positioned to maximise views to the north and east across Chatswood’s heritage precinct, with upper levels capturing glimpses of the Pacific Ocean. The feature reinforces the architectural intent of the project, a structure that is visually refined while still responding to the practical requirements of apartment living.

Inside the residences, interior architecture by Hayball focuses on clear spatial flow and practical everyday use. Open-plan living areas connect directly to large balconies, extending the internal living spaces outward and allowing natural light to move deeper into the apartments. Kitchens are designed as central working spaces with premium appliances and carefully selected materials, positioned to serve both daily living and entertaining.

<a href="https://www.apartments.com.au/developers/bridgewell-development">Bridgewell Capital</a> has lodged plans for a major mixed-use apartment development in the heart of Maroubra, seeking a significant uplift in height and density controls to deliver 120 apartments and a 120-place childcare centre near Maroubra Junction.

The State Significant Development application, filed through the NSW Government’s Housing Delivery Authority pathway, covers a 3,270 sqm amalgamated site at 251-257 Maroubra Road and 133-135 Garden Street. The proposal includes a concurrent rezoning that would increase the maximum building height from 12 metres to 35.6 metres and lift the floor space ratio to 4.02:1.

Designed by <a href="https://www.apartments.com.au/architects/bka-architecture">BKA Architecture</a>, the project would replace a mechanic’s workshop and several detached homes with a 10-storey residential building above four basement levels.

The scheme comprises 120 apartments, including 27 affordable housing units to be managed by a community housing provider for 15 years, alongside 203 basement car spaces and 92 bicycle spaces. A childcare centre occupying nearly 900 sqm of floor area would sit at ground level and be capable of accommodating 120 children and 22 staff.

According to the Design Report, the project has been conceived as a “gateway proposal” that responds to Maroubra’s evolving urban character and its proximity to the town centre.

“Designed to complement the character of Maroubra’s town centre, this gateway proposal features a building scale that matches its surroundings,” the report stated.

“It integrates residential units above a ground-level childcare centre, fulfilling the strategic objectives of the Randwick City Council Masterplan.”

The apartment mix is weighted toward larger residences aimed at families and downsizers, reflecting changing demographics in the Randwick LGA and increasing demand for medium-density housing close to transport and amenity.

BKA Architecture said the proposal seeks to reinforce Maroubra Road as a civic spine while improving the pedestrian experience around the site through landscaping and upgraded public interfaces.

“The design capitalises on the following site opportunities: reinforcement of Maroubra Road as a civic spine, enhancement of pedestrian pathways and the public interface via new landscaping, and strong market demand for two and three-bedroom apartments to support families and down-sizers,” the Design Report noted.

The development sits around 200 metres east of the Maroubra Junction intersection of Anzac Parade and Maroubra Road, within one of Randwick’s identified strategic centres. The site is close to Pacific Square Shopping Centre, major bus routes, schools, parks and future cycling infrastructure proposed under the Maroubra Junction Masterplan.

The Maroubra proposal aligns with broader NSW Government initiatives encouraging higher-density housing near established centres and transport corridors, particularly where affordable housing is incorporated.

The renewal of Waterloo South forms the first stage of the broader Waterloo Estate transformation and is set to unfold over the next 10 to 15 years. The estate currently contains 750 social housing dwellings and 120 private homes.

A major focus of the revised proposal has been increasing the social and affordable housing component. The Minns Government increased the affordable and public housing allocation from 35 per cent to 50 per cent after coming to office in 2023.

Minister for Housing and Homelessness Rose Jackson said the changes were critical to maintaining Waterloo’s social diversity.

“When we came to government, we immediately reviewed the plans for the Waterloo renewal and boosted the number of public and affordable homes from 35 to 50 per cent,” Jackson said.

Minister for Planning and Public Spaces Paul Scully said the project would reshape the precinct for generations.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

The number of apartments available for rent across inner Sydney has dropped 24 per cent since February, new data from CoreLogic shows.

The change comes amid rising demand from tenants seeking affordable housing options.

Inner Sydney rental listings had come down from 5348 to 4092 between February and the end of October.&nbsp;

Rental stock levels are now 10 per cent lower than March 2020 level having peaked in June.

CoreLogic research director Tim Lawless said one reason for the increased interest in inner city unit rentals was the price difference between apartments and houses.

Capital city house rents have surged 10 per cent during the pandemic, while unit rents are at 0.3 per cent below pre-COVID-19 levels.

The average rent on an inner-city unit in Sydney has fallen by $21 a week since March last year.

Mr Lawless said rental demand for inner-city tenancies was likely to increase further as pandemic restrictions ease, workers gradually return to work and international borders re-open.

Lawless anticipates demand for inner city unit accommodation will rise &quot;substantially&quot;, as foreign students and international visitor numbers start to arrive in Sydney.

The rental performance in apartments sees a similar trend in prices.

CoreLogic puts house values up 24 percent over the year across the combined capitals, rising at more than double the annual pace of apartments, which are up 11.8 per cent.

Inner Sydney rental market improves for landlords: CoreLogic

Defence Housing Australia (DHA) is seeking expressions of interest for a commercial land parcel located within its north west Sydney master-planned residential community Akuna Vista, Nirimba Fields.

The one hectare Zoned B2 Local Centre development site will provide the estate's retail and community precinct. 

The land sales in the Akuna Vista development was launched in May 2018. 

The master plan for the 140-hectare development will eventually comprise of 1,174 residential lots.

It is expected to accommodate 3,640 residents. Akuna Vista was previously naval air station, HMAS Nirimba boasting an intersecting set of 3 runways in a triangle formation.  

The estate includes proposals for a new primary school and major sporting and recreational hub.

It recently undertook its eighth release with lot sizes raning between 300 sqm and 513 sqm while land registration for the 110 lots in sales release 5 and 6 are due this month.

Civil construction on the 130 lots (Sales Release 8, 9 and 10 on the Master Plan), are planned to commence construction this month. 

Planning is underway for a new park in Nirimba Fields with the 12-hectare park coming with a hockey facility and the new home for netball in Blacktown.

DHA General Manager, Brett Jorgensen advised that Akuna Vista was being developed with regard to contemporary urban design, sustainable urban planning and amenity.

‘These principles ensure that the sales rates have far exceeded forecasts and has placed Akuna Vista as one of the most popular estates in Sydney’s northwest,’ Mr Jorgensen said.

Matrix Property Group managing director, Andrew Antonas is taking offers until December 8.

Completion is expected by 30 June 2022 following registration of land titles by the Defence Housing Australia, a Government business enterprises, established in 1988 to provide housing and related services to Defence members and their families.

It is active in Australian residential housing and investment markets and is one of the largest property managers in Australia, with 18,000 properties under management, worth around $11 billion. 

Around 13,150 properties are managed on behalf of investors.

The master plan for the 140-hectare development will eventually comprise of 1,174 residential lots and accommodate 3,640 residents. 

DHA progresses Akuna West master planned community in Sydney's north west

The luxury Melbourne apartment developer, GURNERTM, is again set to branch out nationally, with $450 million plans to developer a 61-level mixed-use building in the heart of Parramatta's CBD.

In a joint venture with investment manager Qualitas, the tower at 12 Hassal Street will home 385 apartments and 4,000 sqm of retail and commercial space on its 2,049 sqm site.

The building will be crowned by a rooftop facility.

The site was previously earmarked for over 300 apartments by the Sydney developer Top Place.

The acquisition marks the first of many planned in Sydney in the coming years as GURNERTM have earmarked the city as a key focus for continued growth, off the back of recent regulatory changes and an evolving macro-economic climate.

Last year Gurner ventured out of Melbourne for the first time, breaking in to the QLD market with apartments plans lodged for Port Douglas and Surfers Paradise.

GURNERTM has recently established an office in Sydney to lead the aggressive acquisition phase with several additional sites currently under consideration.

The development team will look to submit planning documentation in early 2022, with construction likely to commence in late 2022.

Newcastle is set for its joint-tallest residential apartment tower, as Sydney developer Third.i. Group lodge plans for two towers on the landmark Dairy Farmers Corner site in Newcastle West.

The two towers, on the corner of Tudor and Hunter Streets, will home 184 apartments across the two buildings. One will rise nearly 100 metres, and 30-storeys, which will be the same number of levels as Pinnacle Apartments. There will be an adjoining five-storey building for retail and commercial.

The Greenland Centre Sydney, which doubled the height of the previous Water Board office building, ranked among the winners at the Urban Taskforce's Development Excellence Awards.

The 68 storey apartment project won the High-Rise Residential Development City award for Greenland with the jury impressed with the clever balcony glazing system as well as the inclusion of the 2,000 square metre Creative Hub for the City of Sydney.

When it came to mid-rise apartments the winner of the Mid-Rise Residential Development City award was Aqualuna by Ceerose and Peakstone for their streamlined 9 storey building overlooking Sydney Harbour not far from Luna Park. 

The flowing shapes by architect Koichi Takada reflect the flowing nature of the water in the adjacent harbour, the judging panel noted.

“The High-Rise Residential Development Metro award went to Sekisui House’s Landing (Stage 1of Sanctuary) at Wentworth Point with its terra cotta cladding and the nature inspired landscaping including a water park.”

The winner of Urban Taskforce Australia’s Development of the Year 2021 is the iconic Crown Resorts Limited for the Crown Sydney Hotel Resort.

“Crown Resorts have built a new Sydney landmark. It’s design is striking. It is an innovative example of mixed-use development which, in part, resulted in the restoration of the foreshore area as a fantastic public open space.

The chair of the judging panel for the Urban Taskforce was former NSW Government Architect, Chris Johnson.

"The jury was unanimous in selecting Crown Sydney Hotel Resort as the Development of the Year for 2021. This tall, elegant building has added a major destination to the Barangaroo urban renewal area. Urban Taskforce has announced its development excellence awards 

Aland, Sekisui, Meriton, Frasers, Ceerose and Greenland rank among the best NSW residential builders

From 1 November 2021, short term rental properties located in NSW must be registered on the NSW Government STRA register.   

This includes residential accommodation such as houses, units and terraces across Sydney and the regions.     
 
From 1 November 2021, letting agents including stayz and airbnb must not advertise STRA premises unless it is registered on the NSW STRA register.

A registration number must be displayed with the rental details of the premises.  

The new state-wide STRA policy will not apply in the Byron Shire LGA until 31 January 2022, when after this date, the council specific STRA provisions will apply, including a maximum of 180 days per year for non-hosted STRA.
 
Non-hosted STRA can occur for up to 180 days within certain land of the Muswellbrook and Clarence Valley local government areas. 

The STRA register is run by the Department of Planning, Industry and Environment. 

The new requirements are part of a regulatory framework which includes  a mandatory  Code of Conduct that started in  December 2020.

The  Code  of Conduct was  introduced to better manage and address antisocial behaviour.

The Australian Short-Term Rental Association (ASTRA), estimates up to 80,000 short-term rentals are available in NSW with 50,000 listed on websites.

All short-term rentals in NSW must meet new fire safety rules from March 2022.

New planning laws for short-term rental accommodation (STRA) bring new obligations  for  booking platforms, hosts, letting agents and guests

NSW short term accomodation landlords must register 

The NSW Government hopes its new Strata Hub system will be live from next May.

The hub is intended to be a central access point that will make it easier for buyers and owners in residential strata buildings to get the information they need. 

The Hub will require strata schemes to provide key information about their scheme to Fair Trading who will provide the information on a portal for easy access.

It will also allow NSW Fair Trading to better monitor strata buildings’ ongoing maintenance and defect management to ensure duties are being upheld and the safety and amenity of strata buildings is preserved.

The aim is that owners and buyers within NSW strata schemes become aware that maintenance of the scheme is not neglected.

The government viewed the information repository as "increasingly important as the uptake of strata living in NSW increases while key information about strata schemes remains hard to find or unavailable."

The NSW Government passed reforms to the Strata Schemes Management Act 2015 in March 2021 to enable an annual reporting scheme to be established through the regulations.

"It is important to note that access to information in the Strata Hub will not replace the need for people who are looking to buy a strata property to perform their due diligence enquiries," the department's latest update advises.

It is anticipated that owners corporations that do not provide their annual report within the allotted time from 2022 can be fined a maximum of $5,500.

Fair Trading will hold some information for compliance purposes only be seen by Fair Trading and other regulatory authorities such as the insured replacement value of the scheme, the balance of the capital works fund.

The NSW govenment issued an explanatory paper last month seeking feedback on its implmentation.

The Department of Customer Service (DCS) is now seeking public feedback on the Information Regulation, available on the NSW Government’s Have Your Say website: www.haveyoursay.nsw.gov.au/strata-report.

Following the feedback, it is anticipated that the final Information Regulation will be published in December 2021.

The Strata Hub is being opened in phases with phase one of the Strata Hub, the Strata Building Bond and Inspections Scheme (SBBIS) function going live in July 2021. 

The SBBIS requires developers to pay a two percent bond on newly constructed multi-story strata developments, which can then be used by owners corporations to fix defects. 

Moving the SBBIS into the Strata Hub has been the first step.

NSW Strata Hub scheme to start May 2022

The Sydney-based developer Abadeen Group has teamed up with the APAC-focused private equity real estate investment group Phoenix Property Investors to create a string of boutique residential apartment projects in Sydney over the next five years.

The $250 million investment will see between 15-20 projects delivered, with over $1 billion in gross revenue forecasted.

The sites will yield between 10 to 50 apartments, located in&nbsp;established and desirable neighbourhoods within 10km of the CBD, and targeting an average of $100m in gross revenue when completed.

Abadeen’s Executive Director, Joseph Tack, said the Residential Development Platform is the culmination of a three-year strategic plan to build a pipeline of prime infill sites to deliver high quality bespoke projects to owner occupier customers.

"Our latest acquisition involved the direct approach and amalgamation of 21 strata lots across three buildings, which has taken over seven months to negotiate”.

Trent Winduss, Director and Head of Australian investments in Phoenix’s Sydney office, said the partnership with Abadeen&nbsp;is the realization of a long-considered investment thesis to build a scalable residential development business targeting boutique, quality and desirable apartment living for owner-occupiers in highly sought-after neighbourhoods in Sydney.

"We believe Abadeen is the right partner in helping to realize that thesis given its depth of development experience, vertically integrated project and development management expertise and first-class marketing acumen”.

Since formalising the venture in June, the partnership is off to a rapid start with five active projects and a sixth recently secured located in Crow’s Nest, Naremburn, Cremorne, Mosman and Neutral Bay which have a combined projected gross revenue in excess of $300m.

Development&nbsp;approvals have been obtained by Abadeen for the Crows Nest and Neutral Bay projects, branded ‘KOYO’ and ‘ENSO’ respectively and designed by acclaimed architects Koichi Takada.

KOYO comprises 27 predominantly three-bedroom apartments in a cul de sac setting and is now selling through CBRE Residential Projects.

ENSO offers nine&nbsp;residences on Grosvenor St in the heart of Neutral Bay village, with both projects aimed towards the down sizer market with luxury finishes and extensive local amenities within walking distance.

A development&nbsp;application has been lodged for the 58-unit planned project in Naremburn, designed by Rothelowman, and will include a wider range of apartment sizes including product for first time buyers. A pre-sale campaign is expected to commence early next year.

The joint venture has acquired a further three projects in the Lower North Shore demonstrating confidence in that market for sites which have the required attributes.

Contracts have been exchanged to acquire an asset at Clifford St, Mosman to create 30 apartments and associated retail space on a site acquired from the State Government, and a corner site at 2 Sutherland St Cremorne to develop 14 predominantly three-bedroom residences which offers Bay views to the North and over Cammeray Golf Club to the West. Contracts have been recently exchanged on a sixth asset located in Neutral Bay which is yet to be disclosed.

Abadeen partner with Phoenix to delivery luxury apartment pipeline for Sydney

The Young &amp; Fennelly apartment&nbsp;complex at Randwick, which launched in May, has hit 90 percent sold.

The Cbus Property-developed project comprises 116 one-, two- and three-bedroom residences across a seven-storey "New Deco”-style apartment building and terraces.

It sat at 40 percent sold in early June.&nbsp;

The complex sees completion due in mid 2023.

Colliers Residential advised the update on the second stage of the Newmarket Randwick multi-stage master plan.&nbsp;

The sales have included one-bedrooms for $1.075 million to top-floor three-bedroom residences for $3 million with Bates Smart interiors.

The parkside residences are priced from $2,155,000.

It is close to the cafes and restaurants of the retail and dining piazza, Newmarket Dining, which came in the first stages of the Newmarket Randwick masterplan.

There will be a residents’ communal rooftop space designed by Arcadia Landscape Architecture, with barbecue facilities.

The project takes its name from Fennelly St which pays tribute to Michael Fennelly, who bought the Newmarket property and built the Newmarket Big Stable building.&nbsp;
