The transformation of one of Sydney’s key innovation and employment hubs has taken a major step forward, with <a href="https://www.apartments.com.au/developers/deicorp">Deicorp</a> securing development approval for its new residential project in <a href="https://www.apartments.com.au/developments/macquarie-park-nsw-2113">Macquarie Park</a>.

Approved by the NSW Minister for Planning and Public Spaces, the development at <a href="https://www.apartments.com.au/new-apartments/161-herring-road-macquarie-park-nsw-2113">161 Herring Road and 13-15 Lachlan Avenue</a> will deliver a 17-storey residential building comprising 181 one-, two- and three-bedroom apartments, including 29 affordable housing dwellings for key workers and lower-income earners.

Located just 300m from the Macquarie Park Metro Station, the State Significant Development forms part of the State’s broader strategy to deliver housing in well-connected, high-demand locations.

Designed by <a href="https://www.apartments.com.au/architects/dko-architecture">DKO Architecture</a>, the project will feature landscaped communal areas, rooftop open space, and four basement levels providing 191 car parking spaces and dedicated bicycle facilities.

The development will also target an industry-leading 7-star average rating under the Nationwide House Energy Rating Scheme (NatHERS) and incorporate features including on-site solar energy generation.

Deicorp Chairman Fouad Deiri OAM said the approval reflected Deicorp’s ongoing commitment to delivering well-connected housing close to jobs, education and transport.

“Macquarie Park continues to evolve as one of Sydney’s most dynamic mixed-use precincts,"&nbsp;Fouad said.

"This approval allows us to move forward with creating high-quality, accessible homes that contribute to a more inclusive and sustainable community."

As part of the development, Deicorp will make a $2.8 million contribution to local community, cultural, and open space infrastructure, as well as a $1.6 million Housing and Productivity Contribution, supporting the delivery of local services and public amenities.

Located within walking distance of Macquarie University Metro Station and Macquarie Centre, the project adjoins the State Significant Macquarie Park renewal area, a key growth precinct identified for new homes, improved transport links and public domain upgrades.

With the development consent now in place, Deicorp will progress detailed design and early construction planning ahead of a targeted commencement in 2026. Deicorp currently has over 2000 apartments under construction across Sydney.

Deicorp greenlit for new Macquarie Park apartment project

The redevelopment of Double Bay's&nbsp;InterContinental Hotel has cleared its final hurdle, with the&nbsp;NSW Government’s Sydney Eastern City Planning Panel giving the $1 billion redevelopment the green light.

Sydney developers Eduard Litver of <a href="https://www.apartments.com.au/developers/capitel-group">Capitel Group</a> and Allen Linz of <a href="https://www.apartments.com.au/developers/rebel-property-group">Rebel Property Group</a>&nbsp;lead the consortium behind the project that will create a new&nbsp;mixed-use lifestyle destination on Cross Street, in the heart of the rapidly revitalising Double Bay village.

Lodged in November 2024, the DA was approved in under 12 months, marking a major milestone for one of Sydney’s most significant and historically rich village precincts.

The approval enables the demolition of the existing six-storey hotel and the construction of a new eight-storey <a href="https://www.apartments.com.au/architects/cox-architecture">COX Architecture</a>-designed landmark building featuring high-end retail and dining, boutique accommodation, commercial offices, a wellness centre, a limited collection of luxury residences along with public domain improvements.

$1 billion InterContinental Hotel, Double Bay, approved for mixed-use redevelopment

Brisbane-based developer <a href="https://www.apartments.com.au/developers/gcap-group">GCAP Property</a>&nbsp;has been approved for its high-end new Surfers Paradise tower on Hamilton Avenue.

It will be one of the only towers in Surfers Paradise to offer predominantly full-floor apartments, with just 20 apartments slated for the 18-storey building just 80 metres from the beach.

There will be half-floor apartments, full-floor, four-bedroom apartments spanning 312 sqm, and&nbsp; apartment will span 312 sqm, and&nbsp;a two-level penthouse with its own rooftop pool, cellar, and private wellness features.

Developer <a href="https://www.apartments.com.au/developers/leeka-group">Leeka</a> has received the green light for its new Prahran project, providing a rare opportunity to live opposite Australia’s oldest-running food market, Prahran Market.

Located at 182-194 Commercial Road, on the corner of Izett Street, Leeka will create a mixed-use development that will&nbsp;complement the iconic Prahran Market with retail, dining and public amenity, in addition to a residential offering that explores multi-dimensional wellness.

Killara is set for one of its densest ever new development with a new project set to bring 55 new apartments to the affluent Upper North Shore suburb.

The development,&nbsp;at 23-25 Lorne Avenue, near Killara Golf Club,&nbsp;is being led by by BWSLD Killara Pty Ltd, an entity with ties to Bridgewell Capital and&nbsp;SLD Development.

The approved scheme will deliver a mix of one to four-bedroom configurations, with a higher proportion of two- and three-bedroom layouts. Ten of the apartments are allocated to affordable housing under the NSW Government’s Housing SEPP framework.

Located just 300 metres from Killara train station, the proposal takes advantage of new Transport Oriented Development and Infill Affordable Housing controls.

<a href="https://www.apartments.com.au/architects/bka-architecture">BKA Architecture</a>, the design lead on the project, noted that the scheme “offers an increase in high-quality housing for singles, couples and families within a green urban context, while responding to Killara’s shift toward higher-density housing."

The design achieves a minimum 7-star NatHERS rating, with photovoltaic solar panels planned to supplement energy use. More than 70 per cent of apartments achieve both solar access and cross-ventilation, limiting reliance on artificial cooling.

BKA Architecture emphasised the project’s landscape-led approach.

“The proposal has worked to retain mature existing trees, both on the subject site and neighbouring sites, while increasing the amount of native planting. The proposed development sits comfortably within a dense urban tree canopy and 3–6 metre wide deep soil zones."

Aesthetically, the building is articulated with a defined base, body and top, featuring a material palette of brick, aerated concrete, fibre cement panels, and non-combustible timber-look battens. Bronze-toned awnings and operable privacy screens provide additional detailing.

The site sits opposite the Killara Heritage Conservation Area.

The practice also acknowledged the site’s deeper cultural setting. “The site is located on the traditional country of the Dharug and Guringai peoples, who are the traditional custodians of the land. All new canopy trees proposed are native, linking the site with their natural ecology”

Bridgewell Capital seeks 55-apartment project in Killara

Apartment king Harry Tribugoff is progressing with the next stage of Pagewood Green, its Westfield-anchored Eastgardens precinct in Sydney's eastern suburbs.

Meriton will deliver another 200-plus apartments across three interconnected buildings ranging in height between seven and 13 levels. There will be two retail tenancies as part of the $130 million stage, as well as a&nbsp;suite of communal recreation and landscaping elements.

The developer has been approved for over 214 apartments, but is seeking to reduce the density to just over 200 to "align with broader market trends" that prioritise larger apartments, and a shift towards owner-occupier preferences in new developments.

According to the compliance statement submitted with the application, the proposed design continues to meet key planning and urban design criteria, including deep soil planting, tree canopy coverage, integration of cycle and pedestrian paths, and full EV readiness across residential car parking.&nbsp;

Architecture for the project has been led by <a href="https://www.apartments.com.au/architects/plus-architecture">Plus</a>,&nbsp;which noted that materials and articulation across the podium and tower forms aim to create a “village-like character” consistent with Pagewood Green’s vision.

There will be a near-1000 sqm communal open area on the level one podium for residents with a barbecue area and associated areas for dining and seating. In addition to this space will be accessible terraces on levels 10 and 9 along the western tower form with sitting areas and views to south eastern suburbs.

On ground level there is also a mixture of areas from a swimming pool, spa, sauna and gymnasium providing on-site amenity to the future residents.

Meriton first launched the $3 billion masterplan, known as Pagewood Green, in 2016. At the time it was called the biggest project undertaken by the developer. The 16.5-hectare block was previously home to the former&nbsp;British American Tobacco manufacturing plant and the former General Motors-Holden factory.

At the time, Triguboff said that Pagewood Green would provide some of the most spacious apartments in the area.

“Bigger apartments are in short supply and, because of this, they are achieving the strongest rental increases.”

Meriton secures $130 million approval for next stage of Pagewood Green masterplan

Plans for a $124.7 million apartment project in <a href="https://www.apartments.com.au/developments/erskineville-nsw-2043">Erskineville</a>’s Ashmore precinct have been recommended for approval, with the Central Sydney Planning Committee giving its support to the concept development application.

The proposal, submitted by Brightwell Real Estate, <a href="https://www.urban.com.au/new-apartments/7-19-coulson-street-erskineville-nsw-2043">spanning Coulson, Goddard, and Eve streets</a>,&nbsp;outlines five buildings between two and seven levels, which will home 135 apartments.

A key element of the concept is the conservation and adaptive reuse of the Bakewell Brothers warehouse, a heritage-listed two-storey brick building dating back to around 1918. Currently in fair condition, the structure is proposed to be retained and converted for commercial use.

The&nbsp;Central Sydney Planning Committee Chair, and City of Sydney Lord Mayor, Clover Moore, signed off on the recommendation at a recent meeting, which was seconded by Councillor Jess Miller.

According to DKO’s design report, the reuse of the heritage building provides “a built-form canvas, a blank slate for us to create a development that respects and enhances its historical significance”

The reference scheme submitted with the application envisages 135 dwellings, made up of 35 one-bedroom, 81 two-bedroom, and 20 three-bedroom apartment. The building envelopes are designed to mediate between the larger apartment blocks of the Ashmore precinct and the smaller-scale terrace housing along Eve Street.

DKO notes that the massing strategy was informed by heritage, landscape and solar access constraints, aiming to create a “sensitive transition in scale to the existing surrounding character while achieving design excellence within the precinct”.

While a competitive design process is still to be undertaken, the scheme is set to align with contemporary sustainability standards. Brightwell has indicated the project will meet the new BASIX requirements, adopt a fossil-fuel-free design, and integrate urban greening measures such as heat island mitigation and biophilic design.

Part of the Ashmore precinct, the site sits between Sydney Park and Erskineville Station. Over the past decade, the precinct has transformed into an established residential neighbourhood.

The development wave of new apartments in Macquarie Park is showing no signs of slowing down.

The latest to secure approval is Legacy Property and&nbsp;Billbergia, who has been given the green light to deliver two towers opposite Macquarie Shopping Centre.

The joint venture is planning 255 apartments across <a href="https://www.urban.com.au/new-apartments/15-21-cottonwood-crescent-macquarie-park-nsw-2113">two 21 and 19-level buildings on Cottonwood Crescent</a>. The apartments will sit above a four-level podium, ground-floor retail, and several levels of basement parking for 288 cars.

The $182 million project, designed by&nbsp;<a href="https://www.apartments.com.au/architects/ajc-architects">AJC Architects</a>, will rise from a large 5,130 sqm site, currently occupied by&nbsp;four older low-rise apartment blocks.

The towers are designed as slender vertical forms with stepped elements to introduce variation to the skyline. At street level, the podium has been configured to create an activated frontage and generous resident lobbies.

Apartment layouts emphasise two and three-bedroom residences, aligning with demand from owner-occupiers in the Macquarie Park corridor.

The original 19th-century Dixon’s Tannery – a rare piece of Brisbane’s industrial history – will be carefully preserved and reimagined as ‘the Retreat’, a communal wellness space at the heart of the vibrant 10-storey residential precinct.

McNab Founder and Executive Chairman Michael McNab said the project provided a unique opportunity to pay tribute to Brisbane’s rich tannery history as part of the premium residential building.

“This isn’t just about building homes, it’s about preserving Brisbane’s past while creating spaces that genuinely support residents’ wellbeing,” McNab said.

“Properties that honour history while delivering modern design have unique appeal and there’s a growing demand for spaces with both character and legacy.

“This is the first truly integrated wellness and heritage project of its kind in Brisbane, and we’ve worked closely with heritage consultants and designers to ensure it respects and elevates the site’s legacy.

“By incorporating over 1,100sqm of dedicated communal space across the ground level and rooftop, The Tannery responded directly to this shift we’re seeing in buyer priorities.”

Designed in collaboration with <a href="https://www.apartments.com.au/architects/cottee-parker-architects">Cottee Parker Architects</a>, <a href="https://www.apartments.com.au/landscape-architect/aspect-studios">Aspect Studios</a>, and Tom Mark Henry, The Tannery will deliver 81 two-, three-, and four-bedroom residences.

Residents will enjoy expansive rooftop amenities, including a pool and landscaped gardens, outdoor dining areas, a sunset lawn, and dog-friendly zones.

The Retreat, thoughtfully integrated into the original tannery building, will include a sauna and steam room, hot and cold plunge pools, an outdoor shower and tropical seating area, a large commercial-grade gym with dedicated cardio and weights zones, and a Pilates and stretch studio.

Additional resident spaces include a private dining room, cinema, library, and co-working areas – all designed to foster connection and wellbeing, within a setting rich in character and history.

Jade Nottage from Tom Mark Henry said The Tannery Residences sought to blend the original building’s heritage elements with a modern subtropical design.

“We were inspired by the rich history of West End and the former heritage tannery. With a site with such diverse history, we wanted to create something that really feels connected to its past – a place that brings back and celebrates traditional crafts, community, nature, and well-being,” Nottage said.

“Our goal was to create an authentic and serene sanctuary – a retreat from the city that breathes new life into the old tannery and its story."

The 4,465 sqm site at 439 Montague Road will also retain a significant and much-loved mature Hoop Pine to the driveway entrance with extensive design planning undertaken to ensure its preservation.

The Tannery follows a string of recent successes for <a href="https://www.apartments.com.au/developers/mcnab-developments">McNab</a>, including White Main Beach – awarded Queensland’s Best Apartment Building over $50 million – and strong sales at Elements Budds Beach, where more than 75 per cent of apartments are sold and construction is well underway.

Construction of The Tannery Residences is scheduled to commence in the third quarter of 2025, with completion expected in late 2027.
