Following another strong year for the <a href="/developments/gold-coast-qld">Gold Coast</a>&nbsp;unit market, values look like they are going to continue to rise in 2025.

CoreLogic's Monthly Home Value Index reveals that units—comprising both apartments and townhouses—rose by 0.5 per cent in January, building on a <a href="/news/qld/city-beat-december-2024-gold-coast-unit-values-grow-over-nine-per-cent-in-2024-but-ends-with-cooling-market">nine per cent growth in 2024</a>.

The median unit value on the Gold Coast has now reached $829,000. If compared to capital city unit markets, it would only sit behind Sydney's median ($857,000).

Interest in Runaway Bay was sparked by the launch of <a href="/new-apartments/aqualis-runaway-bay-20-24-oatland-esplanade-runaway-bay">Aqualis</a>,&nbsp;just 18 luxury three and four-bedroom apartments on Oatland Esplanade, capitalising on the suburb’s limited supply of new apartments.&nbsp;

January saw more than just a surge in enquiries; views of Gold Coast projects hit an 18-month high, driven by both local and interstate buyers.

<a href="/developments/surfers-paradise-qld-4217">Surfers Paradise</a> experienced a notable rise, with project views reaching a 12-month peak.

After experiencing calendar year growth not seen in nearly four decades, it was inevitable that Brisbane’s unit market would eventually cool.

Although it hasn't reached the exceptional monthly growth levels seen last year, which drove a total annual increase of well over 16 per cent, January kicked off 2025 with a strong 0.6 per cent gain, according to CoreLogic's latest Home Value Index.

The unit market outpaced houses again, which were up 0.3 per cent in Jan.

The median value for a unit in <a href="/developments/brisbane-qld">Brisbane</a> is now $685,000, while the median house value is $977,000.

Only Brisbane and Perth recorded an increase in dwelling values (houses and units combined) last month, CoreLogic found, with a nation-wide slowdown expected to only last a brief period given the upcoming interest rate drops.

CoreLogic Research Director, Tim Lawless, noted that affordability constraints and rising advertised supply levels have contributed to the cooling trend.

A sign of intent is always search - and search activity for suburbs across Brisbane was well over the 2024 median in January.

Upper Mount Gravatt emerged as the most searched suburb across Brisbane, with notable spikes in search for&nbsp;<a href="/developments/hamilton-qld-4007">Hamilton</a>, <a href="/developments/west-end-qld-4101">West End</a>, and <a href="/developments/kangaroo-point-qld-4169">Kangaroo Point</a>.

The most exciting news in Brisbane in January was an Urban exclusive. We reported that <a href="/developers/icd-property">ICD Property</a>, who is behind landmark towers in Melbourne, Sydney and Adelaide, bought the well-known R&amp;F site in West End.

The 1.68-hectare site,&nbsp;formerly home to Riverside Corporate Park, has had previous approvals for a multi-tower precinct with around 1,000 apartments, a retail plaza, and a riverside walkway.

ICD will file a new application with a different design.

The Wellington Road site already has approval for an eight-level building. RG's plans for the new project, dubbed The Banksii, are for 72 apartments.

However, the start of the year was so strong, and the market softening came much later than other city markets, values still rose 9.1 per cent in 2024, research from property data analytics firm CoreLogic shows.

The Gold Coast median unit value is now $820,000, having started 2024 at $740,000. To put in capital city comparisons, it would fall just behind Sydney's median ($859,000) and well ahead of Brisbane ($680,000).

While the majority of cities across the country shut down over the Christmas and New Year period, the Gold Coast market ramps up. Developers are keen to launch projects right up to Christmas, knowing that attention from interstate holidaymakers is particularly high—a trend that has been prominent since the pandemic.

One developer that has bided their time before launching in December is <a href="/developers/iris-capital">Iris Capital</a>, who, two years after securing approval for their luxury <a href="/developments/surfers-paradise-qld-4217">Surfers Paradise</a> beachfront project, has launched <a href="/new-apartments/71-garfield-surfers-paradise-71-garfield-terrace-surfers-paradise-qld-4217">71 Garfield</a>, just 52 two, three, and four-bedroom apartments.

December also marked the registrations of interest campaign for&nbsp;<a href="/new-apartments/the-landmark-mermaid-beach-14-seaview-avenue-mermaid-beach-qld-4218">The Landmark</a>, the transformative $2 billion mixed-use precinct in <a href="/developments/mermaid-beach-qld-4218">Mermaid Beach</a>&nbsp;by&nbsp;<a href="/developers/aniko-group">Aniko Group</a>.

Comprising four towers, The Landmark will comprise around 800 apartments, high-end office spaces, and a luxury hotel. Its amenities range from a pickleball court to a lagoon pool and a golf simulator.&nbsp;

The cooling down of Sydney's property market looks to be heading into 2025.

After a multi-year boom in both the house and unit markets across Greater Sydney, heightened interest rates throughout 2024 gave prospective home buyers a reason to sit on their hands.

The year started off positively, so the decline in markets hasn't been extensively felt. Units across Sydney, in fact, rose 1.8 percent over 2024, reaching a new median high of $859,000. Values declined by -0.3 percent in December.

CoreLogic Research Director Tim Lawless noted that the slowdown in Sydney aligns with affordability pressures and higher advertised supply levels.

He said it wasn't a surprise to see the CoreLogic National Home Value Index show a decline for the first time in two years.

“This result represents the housing market catching up with the reality of market dynamics,” Lawless said.

“Growth in housing values has been consistently weakening through the second half of the year, as affordability constraints weighed on buyer demand and advertised supply levels trended higher.”

Sydney’s off the plan apartment market saw significant activity in 2024, reflecting the shifting dynamics of the housing sector and a focus on key projects reshaping the city’s urban landscape.

It was the new development pipeline that piqued the interest of Urban readers in 2024, as well as new projects launching to the market, which have been few and far between in recent years. Data just released from the ABS showed dwellings approved in New South Wales were 42,109 over the 12 months until November 2024, 34,000 short of meeting the National Housing Accord quota for NSW.

No development application was more popular than JDH Capital's plans for the Sir Stamford Hotel in Circular Quay. JDH, fresh off completing the redevelopment of the iconic Sirius building in The Rocks, filed plans to demolish the 1988-built hotel, which will make way for a striking 150-level glass tower with commercial, retail, and luxury apartments.

The 69 apartments will be spread across 10 residential levels in the new structure. Part of the development of the 1,612 sqm site, which sits in the Macquarie Special Character area defined in the Sydney LEP 2012, will include the restoration of the heritage-listed Health Department Building that dates back to 1896.

ALAND has also stepped in to take over the final three buildings in the besieged Castle Hill development by Toplace.

Upon completion, the Skyview development is set to house approximately 2,500 residents across 964 apartments, with 532 units dedicated to build-to-rent.

Still in Castle Hill, a market which has proven strong for several years, custom home builder turned developer Kassis Homes submitted plans for a new suburb-shaping.

Under their new development arm Reve Group, Sam Kassis and business partner Romio Georges are planning a four-tower development on a sprawling 9,074 sqm site that cost about $80 million to amalgamate.

They're seeking to develop three residential towers, with 264 apartments, and a hotel tower.

"We've been building in the area for three decades, and we're passionate about delivering high-quality residential living to Castle Hill," Sam Kassis told Urban.

The demand for new and off the plan apartments in <a href="/developments/north-sydney-nsw">North Sydney</a> has meant readers have been interested in the two new projects set to hit the market in 2025.

Earlier this year Urban revealed the plans by joint venture partners <a href="/developers/cbus-property">Cbus</a>, <a href="/developers/galileo-group">Gallileo</a> and Abadeen for East Walker Street 239 apartments across three buildings designed by&nbsp;<a href="/architects/rothelowman">Rothelowman</a>.&nbsp;

East Walker Street will be one of two new apartment developments launching in the popular Walker Street pocket near the newly opened Sydney Metro Victoria Cross Station. Podia and its joint venture partner CASA will launch 71 apartments this year on McLaren Street, across the road from the recently completed AURA by Aqualand.

The most indemand projects for new apartments buyers have been in close proximity to the recently expanded Sydney Metro, which opened in August.

The 130 one, two and three-bedroom apartments in <a href="/new-apartments/elevate-hume-place-crows-nest-25-hume-street-crows-nest-nsw-2065">Elevate Hume Place</a>, which is being developed by <a href="/developers/thirdi-group">Third.i</a> and Phoenix Property Investors, flew off the shelves. Over half of the apartments which are located directly above the <a href="/developments/crows-nest-nsw-2065">Crows Nest</a> Metro Station have been snapped up in a matter of months.

Elevate is the first Transit Oriented Development (TOD) to launch. The ToD is a government program which will accelarate planning, and offer different planning controls, around Sydney's extensive transport network.

Similarly strong interest was observed further along the Metro line in Castle Hill which has two metro stops, Hills Showground, and Castle Hill Metro Station.

Larool Crescent is also the only off the plan apartment development on the market in the area with the sought-after Latent Defects Insurance by Resilience Insurance. The policy, which can only be taken out by the developer as opposed to the purchaser, protects owners from any structural defects in the building for 10 years post-completion of the building.

City Beat December 2024: Sydney unit market finishes 2024 up overall, but slowdown apparent

It was 1988 the last time the Brisbane unit market saw a growth rate of over 16 per cent in a calendar year.

2024 has just broken that 36-year record, according to data commissioned by property data analytics firm CoreLogic shows. The&nbsp;0.8 per cent gain in unit values in December pushed the annual growth rate of units in the Queensland capital to 16.6 per cent, far outperfoming the unit markets in Sydney and Melbourne.

The unit market in Brisbane is proving to be more resilient than other capital cities, albeit the 0.8 per cent growth in December is down from the highs of around two per cent per month in the middle of the year.

The median apartment value in Brisbane now sits at $680,000, having started the year at $568,000.

Annual growth in the unit market in Brisbane far surpassed houses. Houses in Brisbane rose 10.2 per cent over the year, with values in December growing at half the pace of units (0.4 per cent).

<h2>What happened in Brisbane’s off the plan apartment market in December?</h2>

December is traditionally a quiet month in the new apartment market. There were some notable movements however, the biggest in&nbsp;<a href="/developments/south-brisbane-qld-4101">South Brisbane</a> where&nbsp;Heidelberg Materials Australia submitted plans for a multi-tower precinct on a 1.3-hectare site along the riverfront.&nbsp;

The proposal is for three 50-level residential towers with 620 apartments, a food and beverage plaza, and a 5,400 sqm public park.&nbsp;

Developer <a href="/developers/graya">GRAYA</a> also filed for a new development, another one in&nbsp;<a href="/developments/new-farm-qld-4005">New Farm</a>&nbsp;where they've recently delivered <a href="/buildings/chalk-by-graya-228-230-moray-street-new-farm">Chalk</a> and <a href="/new-apartments/york-new-farm-299-bowen-terrace-new-farm-qld-4005">York</a>.

They've submitted plans for&nbsp;Ivory New Farm, just four apartments at&nbsp;17 Julius Street. The Julius Street site spans 688 sqm and has 32-metre frontage to the river. It was bought by the Gray family for $8.5 million in late 2022&nbsp;from developer Tom Dooley, who had approved plans for a luxury four-level home.

It was reported that a home at that scale, on that rare of a site, would be worth around $20 million. A mid-1990s home sits on the block currently.

City Beat December 2024: Brisbane unit market surges to highest annual growth since 1988

Unit values in <a href="/developments/sydney-nsw">Sydney</a> have remained resilient, while the house segment of the market continues to show signs of weakness.

CoreLogic's Monthly Index revealed that unit values rose by 0.2 per cent in November and 0.4 per cent over the past three months, while house values contracted by -0.4 per cent in November and are down -0.8 per cent over the past quarter.

Sydney’s median unit value is now $865,000, reflecting a 2.5 per cent increase since the start of the year.

Houses are facing greater challenges, driven by tighter lending conditions resulting from the Reserve Bank's decision to maintain interest rates, alongside ongoing affordability issues in a market that has shown considerable strength in recent years.

The volume of available listings has contributed to the market's rebalancing, with Sydney’s listings now 10.4 per cent above the five-year average—the highest for this time of year since 2018.

<h2>What happened in Sydney’s off the plan apartment market in November?</h2>

Enquiry levels in November were the highest they’ve been since April, with demand increasing across all regions from Castle Hill to Newcastle and everywhere in between.

The upswing in enquiry was largely driven by the downsizer/rightsizer market, which has been less affected by high interest rates compared to other market segments.

The Eastern Suburbs, in particular, saw a significant rise in demand from both downsizers/rightsizers and investors, spurred by two prominent projects from one of Sydney’s leading builder-developers.

The Melbourne property market has continued to soften in 2024, with conditions proving challenging for sellers across the city. All dwelling types in Melbourne have experienced negative price growth, signaling a broader downturn that is also impacting Sydney.

Melbourne’s unit market, which includes both apartments and townhouses and is primarily measured in the established sector, has been the weakest in the country over the past quarter. According to CoreLogic data, unit prices have contracted by -0.7 per cent. While this marks the worst performance nationally, the house market has fared only slightly better, with a -1.2 per cent decline in the same period.

In November, the downturn in Melbourne's unit market was marginal, with prices slipping by just -0.1 per cent. However, the house market saw a steeper decline of -0.5 per cent. Typically, when market conditions weaken, houses tend to experience more significant drops compared to units, largely due to their higher affordability. This pattern often follows a period of prolonged price growth, with buyers shifting to more affordable options like units when the market softens.

Despite the ongoing weakness in Melbourne’s property market, factors such as high population growth and a significant supply shortage are prompting many analysts and property experts to question whether the city now presents attractive opportunities for buyers.

The median value for units in Melbourne is now $610,000, according to CoreLogic, placing it behind Brisbane, where the median value has risen to $677,000.

<h2>What happened in Melbourne’s off the plan apartment market in November?</h2>

Despite challening conditions in the established space, there was plenty of activity in Melbourne's off the plan market as developers look to cash in on the VIC Government's <a href="/news/vic/vic-government-slashes-stamp-duty-for-off-the-plan-property-buyers-savings-available-immediately-oct-2024">abolition of stamp duty</a> on off the plan apartments for 12 months.

November also saw the Vic Gov unveil its&nbsp;Great Design Fast Track, promising expedited approvals for well-designed, affordable, and sustainable apartment and townhouse developments.&nbsp;

Shortly after the announcement, and no doubt will be hoping to be fasttracked, is developer Beulah, who submitted plans for a new sustainable <a href="/developments/fitzroy-vic-3065">Fitzroy apartment development</a>.

Designed in collaboration with <a href="/architects/breathe-architecture">Breathe Architecture</a>, the <a href="/news/vic/beulah-unveils-new-sustainable-fitzroy-development">new development</a> will feature 44 apartments,&nbsp;retail spaces, and eco-friendly elements like rooftop solar, rainwater harvesting, and fossil-fuel-free infrastructure.&nbsp;

City Beat November 2024: Melbourne property market continues to soften, but units hold up better than houses

After 21 months of gains, the Sydney housing market has finally recorded a drop in values.

CoreLogic's Monthly Index showed home values, both units and apartments, declined in October, the first time since January 2023.

&nbsp;

While units have been outperforming houses in recent months, October is the first time both were in the red.

Sydney's last decline saw the market contract -12.4 per cent between February 2022 and January 2023.

Weaker conditions have been led by the most expensive areas of the market, with a -0.6 per cent fall in upper quartile house values over the month and a -1.1 per cent drop over the past three months.

In comparison, Sydney’s lower quartile house and unit values both recorded a half a percent rise in values in 
October.

CoreLogic Research Director Tim Lawless notes that the stronger performance across the more affordable end of the market is a consistent theme across the capital cities.

“A combination of less borrowing capacity and broader affordability challenges, as well as a higher-than-average share of investors and first home buyers in the market is the most likely explanation for stronger conditions across the lower value cohorts of the market.

“The past three months has seen the lowest quartile either record a higher growth rate or smaller decline relative to the upper quartile or broad middle of the market across every capital city except Canberra.”

<h2>What happened in the Sydney off the plan apartment market in October?</h2>

While the established market continued to grapple with affordability challenges and an increase in supply, it wasn't the case in the off the plan apartment space.

October saw several developers quickly able to move forward on delivering their projects given successful starts to their sales campaign.

There are no projects more successful than those in the booming Northern Beaches Metro corridor at the moment.

<a href="/developers/twt-property-group" target="">TWT Property Group</a> held what they called a "Ground Building Ceremony" in October at the recently launched first stage of their Crows Nest masterplanned precinct, The Collective.

The Ground Building Ceremony signalled the&nbsp;completion of the basement concrete pour and commencement of vertical construction.

Over $30 million worth of sales were secured&nbsp;at the first release of apartments, with the majority of purchasers coming from the local area.

<a href="/project-marketer/belle-property">Belle Property</a>&nbsp;International's Murray Wood said younger couples and downsizer owner-occupiers were among the first buyers in the building of 93 apartments.

"The enthusiasm we’ve seen on day one confirms that there’s a real appetite for boutique-style residences in this area," Wood said.

"Buyers are very keen to secure a foothold in&nbsp;<a href="/developments/crows-nest-nsw-2065">Crows Nest</a>, especially given the new Metro station's convenience. The market is showing resilience, and these sales reflect strong confidence in premium, well-connected developments like&nbsp;<a href="/new-apartments/the-collective-crows-nest-23-35-atchison-st-crows-nest">The Collective</a>."

Construction of the building is moving ahead of schedule. It is slated for completion in late 2026.

CoreLopgic's Monthly Index showed a further 0.4 per cent growth in units across the Gold Coast, compared to 0.1 per cent growth in houses.

Over the last 12 months, Gold Coast units values have risen 11.9 per cent.

The median value of a unit on the Gold Coast is now $818,000, adding nearly $100,000 having started 2024 at $727,000.

In 2023, unit values rose 10.8 per cent, according to CoreLogic data.

<h2>What happened in the Gold Coast off the plan apartment market in October?</h2>

It was a relatively quiet month in the Gold Coast off the plan apartment market, with only a handful of new developments submitted to council, and another month of no new projects for buyers to choose from.

The Abedian family propped up the apartment supply in October, filing plans for two of its sites in <a href="/developments/coolangatta-qld-4225">Coolangatta</a> and <a href="/developments/broadbeach-qld-4218">Broadbeach</a>.

The first lodgement was for two eight-level towers on part of its 7,000 sqm plus site borderning Marine Parade and Eden Avenue. It's the site of the Greenmount Hotel &amp; Resort which was bought by the Abedian's new development company, Arium, for $42.1 million in 2021.

Then the family, through another new brand, <a href="/developers/abedian-co">Abedian &amp; Co</a>, filed for a 47-level tower at its Mary Avenue site which <a href="/news/qld/first-look-exclusive-abedian-family-line-up-next-gold-coast-apartment-development-after-multiple-site-acquisitions">Urban revealed they bought earlier this year</a>.

The $580 million plans are for 115 two, three, four and five-bedroom apartments.

Serial Gold Coast developer Marquee launched its penthouse collection atop La Belle, it's luxury Palm Beach development that is over 70 per cent sold.

The Penthouse Collection includes 10 sub penthouses and the sprawling five-bedroom Grand Penthouse.

The Grand Penthouse offers 520 sqm of internal living space and a further 162 sqm of external area. It has five&nbsp;bedrooms, four and a half bathrooms, a multi-purpose room, and four car parks, along with an indoor cinema, wine display, a large home office, and a feature fireplace,&nbsp;

The subpenthouses are a mix of three and four-bedroom apartments. The three-bedroom sub penthouses start from $4,125,000 and the four-beds from $7.5 million.&nbsp;

Construction recently kicked off on the&nbsp;<a href="/new-apartments/la-belle-palm-beach-332-the-esplanade-palm-beach">14-level building</a>&nbsp;with 75 apartments. Completion is slated for Q2 2026.

City Beat November 2024: Gold Coast units continue to outperform houses

Melbourne's property market continues to trickle toward the bottom.

CoreLogic's Monthly Index showed both the house and unit market contracted in October. It was another month units (-0.1 per cent) outperformed houses (-0.2 per cent), but it was the first month since August that both dwelling groups were in the red.

The median value of a unit in Melbourne is now $613,000.

The decline in the property market in Melbourne is predominantly being driven by higher supply.

“Total listings are now 13.2 per cent above the previous five-year average in Sydney and 13 per cent higher in Melbourne,” CoreLogic Research Director Tim Lawless noted, helping to explain the weaker conditions in these markets as buyers benefit from more choice and less urgency in their decision making.

That's not the case in the off the plan market however, which is facing critically low supply.

While the property market in general in Melbourne continues to trickle toward bottoming out, the off the plan market might just be primed to see growth.

<h2>What happened in the Melbourne off the plan apartment market in October?</h2>

October may present the turning of the tide in the off the plan apartment market in Melbourne.

In the last week of the month, the Allan Government announced two new policies to stimulate new development across the city.

The first was the announcement that they were encouraging new apartment development&nbsp;<a href="/news/vic/50-new-train-and-tram-zone-activity-centres-to-encourage-new-apartment-development-across-melbourne">around 50 train and tram stations</a>.&nbsp;

The second announcement, days later, was to abolish stamp duty for all buyer types across all price points for 12 months.

The news came in the last week of October, and since then three new developments have hit the market, one of them being <a href="/new-apartments/bright-brighton-34-black-street-brighton-brighton-vic-3186">Bright</a>, just six two, three and four-bedroom apartments in the heart of <a href="/developments/brighton-vic-3186">Brighton</a>.

Marshall White Projects has calculated buyers could save up to around $200,000 in stamp duty on the apartments since the Government policy kicked in.

Marshall White Projects Director Leonard Teplin said the satmp duty abolition is&nbsp;a "game-changer for downsizers."

"They [downsizers] can now purchase high-end apartments&nbsp;or townhouses without the hefty stamp duty, making the transition more financially appealing," Teplin says.

"I expect to see a surge in downsizer activity, especially in premium inner-city and Bayside locations. This also has a dual benefit of encouraging downsizers to transition from the family home, and therefore, making more established housing available for family buyers."

Given the 12-month timeline on the stamp duty abolition, the expectation is that developments recently approved, or those that were paused and waiting for some sort of stimulus to improve the market conditions, will now launch.

<a href="/developers/time-place">Time &amp; Place</a> will no doubt be looking to get their <a href="/new-apartments/glen-iris-vic-3146">Glen Iris</a> mixed-use development into market sooner rather than later.

Their joint venture with Woolworths for a 60-unit project above a full-line Woolworths was approved late last month.

The five-level building, designed by <a href="/architects/cera-stribley-architects">Cera Stribley</a>&nbsp;at 173 Burke Road, is aimed at targeted at downsizers and young and multi-generational families.

Sales are also set to launch at GURNER's $1.7 billion Docklands precinct, Elysium Fields.

The first three towersm, that will house around 700 dwellings, have been designed as a futuristic wellness and anti-ageing utopia. The 27,000 sqm site at 208-226 Harbour Esplanade will house around 1,100 dwellings upon completion and will include around 3,700 sqm of immersive public landscapes and gardens.

Hamilton Marino has been appointed to build the first tower. Early construction works are expected to commence in the next four weeks, prior to the public launch of sales, which is earmarked for early next year. &nbsp;

<a href="/developers/sma-projects">SMA Projects</a> timed their launch back into the Melbourne off the plan apartment market perfectly.&nbsp;

They recently unveiled The Regent Fitzroy, a building that has been designed purposefully to reimagnie the former&nbsp;iconic Regent Theatre that once sat on the <a href="/developments/fitzroy-vic-3065">Fitzroy</a> Street site.

<a href="/new-apartments/the-regent-fitzroy-340-fitzroy-street-fitzroy-vic-3065">The Regent</a>&nbsp;will comprise 64 one, two, and three-bedroom apartments starting from $725,000.

<a href="/developers/sunkin-property-group">Sunkin Property Group</a> also revealed the latest stage of its Net Zero Highett community, <a href="/new-apartments/highett-common-37-graham-road-highett-vic-3190">Highett Common</a>.

The Mews Collection, the third stage of the 11-hectare masterplan, will comprise a trio of buildings with 185 apartments.

The apartments will feature&nbsp;floor-to-ceiling glazed windows, to take advantage of the views of the surrounding parklands, as well as all-electric kitchens with stone surfaces, Bosch appliances, and induction cooktops.

The Mews Collection represents the first opportunity to buy at the luxury end of the market in the development.

The 12 apartments, dubbed the Luxury Collection are a step up in design, with&nbsp;Gaggenau appliances, herringbone timber flooring, marble benchtops, and advanced home automation systems that are integrated with the&nbsp;<a href="/developments/highett-vic-3190">Highett</a>&nbsp;Common Connect app.&nbsp;
