Brisbane's ever-consistent unit market continues to live up to its reputation.

Unit values grew by 0.5 per cent in April, according to the Home Value Index by Cotality (formerly CoreLogic), making it the best-performing capital city unit market behind only Perth (0.6 per cent).

The April gains follow 0.7 per cent growth in both February and March.

The median unit value now sits at $698,000 and is likely to break the $700,000 mark in May for the first time in history.

Increased demand from interstate migration and a lack of new supply have combined to drive up unit values in Brisbane in recent years. And with the 2032 Brisbane Olympics still seven years away, there’s still plenty of growth potential in the Queensland capital.

<h2>What happened in Brisbane’s off the plan apartment market in April?</h2>

The majority of activity in Brisbane's off the plan apartment market in April came from three of the state's most prominent developers.

<a href="/developers/sekisui-house-australia" target="">Sekisui House Australia</a> released the final building in West Village, their $1.2 billion, multi-award winning West End masterplan they have been developing since 2016.

The final building, Callista on Park, will home 96 apartments across a 14-level building designed by Rothelowman.

The apartments will feature natural materials and engineered timber flooring. Expansive living areas, framed by full-height glass and generous balconies, bring in an abundance of natural light and parkland or city views.&nbsp;

A standout feature is the rooftop retreat, complete with a pool, spa, BBQs, chef’s kitchen, and residents’ lounge, all set within lush landscaped gardens.

<a href="/developers/gardner-vaughan-group" target="">Gardner Vaughan Group</a>, one of the biggest contributors to housing supply across South East Queensland, broke ground at its new Nundah development,&nbsp;<a href="/new-apartments/danby-lane-nundah-village-5-danby-lane-nundah">Danby Lane</a>.

The mixed-use development will deliver 84 apartments above a vibrant retail and commercial ground floor. GVG, who has been based in Nundah for the past decade, will relocate their HQ to one of the commercial spaces in the development.

The 12-level building will feature resort-style amenities like a pool, rooftop terrace, gym, and function room with sweeping city views.

April also saw&nbsp;<a href="/developers/shayher-group">Shayher Group</a>, the developer behind the multi-stage redevelopment of the Bulimba Barracks site, file news plans in&nbsp;<a href="/developments/indooroopilly-qld-4068" target="">Indooroopilly</a>.

They've sought to develop two low-rise buildings, Parkview and Riverview, at 34 Jacaranda Place, next door to their completed Long Pocket townhouse development.

The tide has well and truly turned in the Melbourne property market—and this time, it’s all about units.

While every other capital city in Australia experienced strong property price growth over the last 18 months or so, Melbourne lagged behind.

While the declines were modest—house values fell by -2.1 per cent in 2024 and unit values dropped by -3.2 per cent — the city’s flat performance puzzled many of those in the industry.

But the momentum is shifting.

Sydney’s residential property market continues to tell a story of two very different sectors.

As the market rebounds, house values are pulling further ahead of unit prices—April was no exception.

According to the Home Value Index from Cotality (formerly CoreLogic), house values rose by 0.4 per cent in April, while unit values declined by -0.4 per cent. Over the rolling quarter, houses are up 1.4 per cent, but units have fallen by -0.4 per cent.

Sydney’s median house value now sits at $1,474,000, compared to $854,000 for units—a $620,000 difference.

This widening gap underscores the ongoing affordability advantage of units for buyers priced out of the housing market, particularly in a city where overall property values remain among the highest in the country.

<h2>What happened in Sydney’s off-the-plan apartment market in April?</h2>

The increasing cost of housing in Sydney is giving developers every opportunity to bring projects to market and secure prices that will allow them to move to the construction phase of the project.

Developers are certainly having to look for new ways to bring something more to their projects above the ordinary, ensuring they're delivering a considerably better place to live than buying into an established building.

No doubt renowned builder-developer DASCO has done so at its recently launched&nbsp;<a href="/new-apartments/danks-st-district-waterloo-903-921-bourke-street-waterloo-nsw-2017">Danks St District</a> in <a href="/developments/waterloo-nsw-2017">Waterloo</a>. They have a fairly unrepeatable 1.7-hectare block in the middle of the inner-city suburb where they are to create a large mixed-use development with 373 new apartments above a retail and dining precincts.

Is Brisbane's property market growth sustainable?

We're still seven years away from the 2032 Brisbane Summer Olympics, and in the last two years alone, Brisbane dwelling values (houses and units combined) have risen by 24.5 percent.

Last year saw the biggest increase in units since the late 1980s, with values growing by 16.6 percent in 2024, bringing the median unit value to $680,000.

Three months into 2025, and not much has changed.

CoreLogic's latest Home Value Index shows another 0.7 percent gain in unit values in March, following gains of 0.7 percent in February and 0.6 percent in January. Now, the median unit value is approaching $700,000.

With billions of dollars set to be poured into major infrastructure projects across Brisbane, a forecasted strong increase in population, and an ongoing shortage of new properties coming to market, there's no reason why Brisbane can't continue to outperform the rest of Australia.

<h2>What happened in Brisbane’s off the plan apartment market in March?</h2>

Brisbane was spurred again with another huge government announcement. It was revealed Victoria Park, on the edge of Spring Hill, will be hub of the 2032 Brisbane Summer Olympic Games.

A new 63,000-seat stadium will be delivered and will become the new home of the Brisbane Lions, Brisbane Heat, and Queensland Bulls.&nbsp;There will also be a new National Aquatic Centre at Centenary Pool in Spring Hill and a major upgrade of the Queensland Tennis Centre.

While a lot of new apartment developments are going through the development application process or locking in build contracts before becoming available for buyers, developers are continually padding out their pipelines.

Silverstone Developments sees more value in apartments than offices, so they've changed their plans for their prime riverfront Coronation Drive site in Milton. They now want to develop a 30-level building with 192 apartments.

The value growth in the unit market on the <a href="/developments/gold-coast-qld">Gold Coast</a> is starting to slow a touch, after a bull run that has stretched over five years.

Unit values rose 0.3 per cent in March, according to CoreLogic's Home Value Index, to reach a new record-high median of $836,000.

While still growing in value, the gains are softer than the 0.6 per cent growth in February and 0.5 per cent in January.

The&nbsp;<a href="/developments/gold-coast-qld">Gold Coast</a>&nbsp;unit market has been one of the best-performing in the country over the last five years. From the start of 2020 to the end of 2024, the median value of a unit has jumped 78 per cent, from $465,000 to $832,000.

The Gold Coast off the plan unit market saw an increase in buyer demand in March.

Enquiries rose by 13 percent in March compared to February. Excluding January's large spike in enquiries, the March figures were the highest they’ve been in the past 12 months.

Views of Gold Coast projects in Q1 2025 were the highest since Q2 2023, with Surfers Paradise, Main Beach, and Palm Beach capturing the lion's share of the views.

City Beat February 2025: Gold Coast property market continues upward trajectory

After a very brief cooling of the market, Sydney property is back doing what it does best, growing in value.

The monthly update from property data analytics firm CoreLogic showed a sharp turnaround in most capital cities over February, with their overall Home Value Index swinging from negative growth in January to positive in Feb.

Unit values in Sydney edged up 0.2 per cent, following back-to-back months of declines (-0.2 per cent in Jan and -0.3 per cent in December). The median unit value in Sydney is now $855,000.

Houses have performed in a similar pattern, up 0.3 per cent in February following declines of -0.4 per cent in January and -0.7 per cent in December. The Sydney median house value is $1.4 million, $545,000 more than the median unit value.

The interest rate change in the middle of February was enough to change the fortunes of most capital city markets. The upper quartile of the market led the growth in Sydney, aligning with CoreLogic’s past research indicating that high-value housing segments tend to respond more quickly to interest rate shifts.

Regional NSW saw stronger growth relative to the capital, with values rising 0.4 per cent over the month and one per cent over the rolling quarter.

Stock levels remained elevated in Sydney, with listing counts up 6.9 per cent compared to the previous five-year average. While the market remains in a rebalancing phase, the latest figures suggest Sydney’s downturn may have been short-lived, with further growth possible if borrowing conditions improve.

In <a href="/developments/darling-point-nsw-2027">Darling Point</a>, <a href="/developers/lendlease-development">Lendlease</a> and joint venture partner&nbsp;<a href="/developers/mitsubishi-estate-asia">Mitsubishi Estate</a>&nbsp;released preliminary plans for its significant development at <a href="/new-apartments/darling-point-road-apartments-darling-point-road-edgecliff">1 Darling Point Road</a>.&nbsp;

The proposed 17-level tower will include 60 apartments, with 21 designated as affordable housing. <a href="/architects/tzannes-architects">Tzannes Architects</a> is leading the design, with construction anticipated to begin in 2026.

Further east, more shoptop housing is planned for&nbsp;<a href="/developments/bondi-beach-nsw-2026">Bondi Beach</a>’s Hall Street.

The five-level building will feature 17 apartments above several retail spaces. Designed by <a href="/architects/mhn-design-union">MHN Design Union</a>, the project aims to integrate with the evolving streetscape of Bondi’s commercial and residential precinct.

Before the February rate cut, CoreLogic conducted research to identify areas that could experience the highest growth from several potential rate reductions.

Their findings indicated that the <a href="/developments/chatswood-nsw-2067">Chatswood</a> and <a href="/developments/lane-cove-nsw-2066">Lane Cove</a> area would be one of the top performers, with a projected value increase of 16 per cent if the Reserve Bank were to cut the official cash rate by one percentage point.

The Eastern Suburbs could see a 13 per cent increase, while regional areas such as Dural to Wisemans Ferry and Campbelltown might experience growth of up to 18 per cent and 16 per cent.

The softening of Sydney's housing market looks to be short-lived, with hopes of an interest rate cut or two in the near term fuelling a slowdown of the slowdown.

October marked the first time in 21 months that the <a href="/developments/sydney-nsw">Sydney housing market</a> went backwards. Sydney's last decline saw the market contract -12.4 per cent between February 2022 and January 2023.

That doesn't look on the cards this time however, with some positive signs coming at the start of 2025.

In January, house values declined -0.4 per cent and units -0.2 per cent, according to CoreLogic's Home Value Index, better than they both fared in December.

If next month prints even better, it will look like both the house and unit market might give up just two or three per cent of the gains they saw for 21 months until October 2024.

<h2>What happened in Sydney’s off the plan apartment market in January?</h2>

The property market is generally quite quiet in Sydney until after Australia Day when kids return to school and prospective buyers restart their search after the summer break.

There was nothing quiet about the development applications pushed to various councils across Sydney's inner city in January however - with several developers getting back to the desks early and putting their proposals on the desks of local councils.

The biggest plans were revealed in the CBD where&nbsp;<a href="/developers/billbergia">Billbergia Group</a>&nbsp;and Metrics Credit Partners are teaming up for two 80-level towers that will home around&nbsp;600 apartments, a high-end hotel, retail spaces, and an upgraded public domain.&nbsp;

The duo acquired a&nbsp;6,000 sqm site spanning Castlereagh, Pitt, and Liverpool Streets and intends on starting demolition on the site, subject to approvals, next year.

In harbourside <a href="/developments/double-bay-nsw-2028">Double Bay</a>, furniture king Anthony Scali is plotting a redevelopment of the Savoy Hotel on Knox Street.

The proposal is part of a broader wave of redevelopment in Double Bay, which includes the $1 billion transformation of the InterContinental Double Bay precinct and other shop-top housing projects in the area.

Mixed-use projects proved popular in January. <a href="/developers/fabcot">Fabcot</a>, the development arm of supermarket giant Woolworths, finally submitted its long-awaited plans for its&nbsp;<a href="/developments/waterloo-nsw-2017">Waterloo</a>&nbsp;shoptop development.

&nbsp;

The $165 million project designed by <a href="/architects/bates-smart">Bates Smart</a>&nbsp;will include two residential buildings with 110 apartments, a five-level commercial building, and a full-line Woolworths supermarket with specialty retail.&nbsp;

Waterloo is undergoing a major transformation. Adjacent to the site is DASCO's six-building <a href="/new-apartments/danks-st-district-903-921-bourke-street-waterloo-nsw-2017">Danks Street District</a> which was recently launched to the market.

And the growth in Waterloo is set to continue with joint venture partners&nbsp;<a href="/developers/mirvac" target="">Mirvac</a> and John Holland changing up their plans for Waterloo Metro Quarter, scrapping offices in favour of co-living and apartment towers.

The $960 million submission will deliver 655 apartments in total, as well as retail spaces and community facilities above the recently opened metro station.

The original Concept SSDA, approved in 2019, envisioned a mixed-use development but was later amended in 2021 to primarily focus on office space.

However, the developers cite significant shifts in market demand following the COVID-19 pandemic, including a decline in demand for city fringe office space and an escalating need for residential housing in the Waterloo-Zetland area.
