Swimming pools, gyms, rooftop terraces and residents' lounges have long featured on buyers' wishlists, but as the way Australians live has changed, so too have the features that make apartment living more convenient.

Increasingly, buyers are placing value on the practical aspects of day-to-day life. Fast internet, EV charging, secure bike storage, flexible workspaces and parcel management are becoming just as relevant as lifestyle amenities, reflecting changing habits and expectations.

Online shopping has been one of the biggest drivers of that shift.

Australians spent a record $82.6 billion shopping online in 2025, with almost one in every four retail dollars now spent digitally, making parcel deliveries a routine part of everyday life rather than an occasional convenience.

For apartment residents, however, receiving those deliveries isn't always straightforward.

Without someone home to accept a parcel, deliveries can be redirected to a nearby Post Office, left in building foyers or common areas, or require building management to temporarily store packages. Australia Post's Parcel Locker network is one response to that shift.

Once a parcel arrives, residents receive a notification through the AusPost app or SMS and can retrieve it using a one-time code or QR code at a time that suits them.

The network has expanded to more than 1,500 locations nationwide, with Parcel Lockers positioned at Post Offices, shopping centres, supermarkets, transport hubs and, increasingly, within or alongside residential developments.

That growing presence reflects a broader change in how apartment buildings are being planned.

Developers are increasingly considering the operational side of apartment living alongside traditional lifestyle amenities. Just as secure mailrooms, bicycle storage and EV charging have become more common inclusions, parcel management is emerging as another feature that supports everyday convenience.

It also helps preserve the arrival experience within a building. Carefully designed lobbies and communal spaces can quickly become cluttered when deliveries accumulate, while secure parcel solutions reduce the likelihood of missed deliveries or parcels being left unattended.

For buyers comparing apartments, these everyday details are becoming part of the decision-making process.

Location, floorplans and finishes remain fundamental, but the features that simplify daily life are carrying greater weight than they once did. As online shopping continues to shape consumer behaviour, secure parcel delivery is increasingly becoming another amenity worth looking for.

Parcel delivery is joining the apartment amenity checklist

Inca Property Group has lodged a State Significant Development Application (SSDA) for Dawn, a 53-apartment oceanfront development overlooking Mona Vale Beach.

The proposal, at 35-39 Darley Street East, would replace an existing 18-apartment strata building with a new owner-occupier-focused development comprising 53 two and three-bedroom apartments, including nine affordable built-to-rent residences delivered under the State's infill affordable housing scheme.

Positioned on a 2,679 sqm elevated site around 280 metres from Mona Vale Beach, the development has been designed to maximise panoramic ocean views while responding to the site's sloping topography.

<a href="https://www.apartments.com.au/developers/inca-property-group">Inca Property Group</a> Managing Director Josh Thompson said the State Significant pathway provided greater certainty for projects of this scale.

"This State Significant pathway gives the team real certainty to progress <a href="https://www.apartments.com.au/new-apartments/dawn-35-39-darley-street-east-mona-vale-nsw-2103">Dawn</a> through to completion," Thompson said.

"It allows us to acquire a one-off site, design it carefully and deliver the right offering for the suburb, assessed by the NSW Government's planning department."

The project is one of the first developments in the area to be assessed under the NSW Government's Low and Mid-Rise Housing policy, with the site sitting on the edge of the policy's designated inner area.

The proposal includes three basement levels providing 124 car spaces, alongside a range of resident amenities including a swimming pool, gym, sauna, wellness facilities and private plunge pools for selected ground-floor and penthouse apartments.

Thompson said Dawn had been designed specifically for owner-occupiers and downsizers, a buyer profile that has driven demand across Inca's recent Upper North Shore developments.

"The majority of buyers in our recent North Shore projects have been downsizers, and we are learning exactly what this market is looking for. Beyond the location itself, we have included resort-style amenities to deliver a genuine lifestyle offering," Thompson said.

Located within walking distance of Mona Vale Beach, the town centre, Mona Vale Golf Club and the Royal Motor Yacht Club, Dawn represents Inca's first Northern Beaches project following the sell-out of Tara on Park in Waitara and Ellis Residences, currently under construction in St Ives.

Construction will be undertaken by Inca's in-house construction arm, GOP Constructions.

Dawn is the latest major apartment proposal for Mona Vale, with the suburb emerging as one of the key beneficiaries of the NSW Government's new Low and Mid-Rise Housing policy.

New developer One Living, led by industry veteran Joseph Scuderi, recently secured a site on Mona Vale Road, on the border of Mona Vale and Pymble, where it is planning around 140 apartments.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

Off-the-plan property explained: What is stamp duty?

The ACT will become the first jurisdiction in Australia to abolish stamp duty for all first home buyers, with no income caps and no property price thresholds from 1 July.

The move, announced as part of the ACT Budget, completes a key election commitment from the Barr Government and removes what Chief Minister Andrew Barr described as one of the biggest barriers to entering the housing market. The reform forms part of the ACT's long-running transition away from transaction taxes and towards a broader-based property tax system.

"This budget marks a major milestone in our long-term tax reform program," Barr said, adding that the government had maintained a sustained focus on removing barriers to home ownership. He said stamp duty had long been one of the largest upfront hurdles facing buyers and that from July, "that barrier is gone" for first home buyers in the Territory.

The changes come alongside a range of measures designed to encourage new housing supply, including support for the delivery of so-called "missing middle" housing such as terraces, townhouses and low-rise multi-unit developments.

The announcement has renewed debate around whether the ACT's approach could provide a blueprint for improving housing affordability nationally.

New research from OurTop10.com.au, conducted by Primara Research, suggests the Territory's decade-long reform agenda has produced outcomes unmatched elsewhere in Australia.

While stamp duty costs have increased by an average 67 per cent nationally over the past decade, the ACT has recorded growth of just 15 per cent, the lowest increase of any jurisdiction.

The Territory has also emerged as one of the strongest performers on housing delivery. Based on population-weighted housing targets, the ACT is sitting less than one per cent behind its target. Victoria is the next closest at seven per cent behind, while the national average sits 25 per cent below target. New South Wales is tracking 39 per cent behind.

The latest reform removes one of the final barriers facing first home buyers in Canberra.

The average Australian home buyer currently pays $61,714 in stamp duty. In the ACT, that figure is $38,399 despite the Territory having the third-highest median house price in the country.

Until now, the ACT's first home buyer concession scheme only applied to purchases up to $1.02 million, around $51,000 below Canberra's median house price of $1.071 million. In practical terms, many first home buyers were unable to access the median-priced home without losing the concession.

From July, those restrictions disappear.

Every first home buyer in the ACT will pay no stamp duty, regardless of income or purchase price.

Canberra remains one of Australia's most expensive housing markets, with dwelling values increasing 82 per cent over the past decade. However, that growth ranks only 11th among Australia's 15 major housing markets, suggesting affordability pressures have been less severe than in many other parts of the country.

Simon Ma, CEO of OurTop10.com.au, said the latest reforms recognise that many first home buyers have simply outgrown thresholds set years ago.

"Many first home buyers aren't just looking for a way onto the ladder, they want a home their family can actually live in," Ma said.

"In a market where the median house price is over a million dollars, a concession scheme that cuts out at $1.02 million was never going to get them there.

"Removing the ceiling entirely means ACT first home buyers can now pursue the home they actually want, rather than limiting themselves to a price point designed for a very different market."

Whether other states follow remains to be seen. But at a time when most jurisdictions are struggling to improve affordability while also increasing housing supply, the ACT has quietly become the national test case for both.

ACT abolishes stamp duty for first home buyers

Construction of new dwellings in established areas in the ACT has been very active over the last one to three years, owing heavily to the Mr. Fluffy buyback scheme, according to the latest Herron Todd White (HTW) residential report. 
The report suggests that the scheme has forced many properties to be demolished, and as a result the land is resold on the market.
"The vacant blocks are incentivised by having increased development potential, where planning will allow multiple dwellings that can be unit titled and sold individually," the valuer said.
The fluffy vacant lands are being purchased by a mix of developers, investors and owner- occupiers who are looking to build.
Most developers are purchasing the land to utilise the increased development potential and constructing two dwellings on the blocks.
There are also multiple owner-occupiers who are purchasing the blocks to build single owner-occupied dwellings.
Most of these sales are in the older established areas of Canberra constructed between 1960 and 1980, such as Belconnen, Woden Valley, Tuggeranong, Inner North and Inner South.
"If a prospective purchaser were to buy one of these blocks, they could expect to pay between $350,000 and $1.5 million, depending on the location and specifications of the block," HTW said.
"If a prospective purchaser were to purchase an established, unrenovated dwelling in a similar area, they could expect to pay between $450,000 and $1.6 million."
Renovations are also common within these older established areas due to ageing improvements (kitchens and bathrooms) and larger blocks which provide the opportunity for property extensions.

The demographic data on jobs provides insights on the job market, wages and prices, and ultimately on interest rates. The data on employment by industry gives insights into which industries are growing the fastest as well as insights on the performance of the broader economy.

<h1>What does it all mean?</h1>
The Reserve Bank recently said that immigration supports Australia’s ageing population. Net immigration slowed during the December quarter. In fact it was the slowest annual growth rate in 2½ years. Migration did account for 62 per cent of total population growth. 
Canberra is cool. Long derided by other Aussies, population growth is the strongest in five years in the national capital. And its babies, not overseas or interstate migrants are driving population growth. According to the ACT government, natural increase will account for 62 per cent of the territory’s population growth by 2020.
Clearly Canberra is great for families, and its superior pay packets is attractive for young professionals. According to the Bureau of Statistics, Aussie public sector wages increased by 2.3 per cent over the year to March. And during the quarter to May, Public Administration and Safety jobs growth was the strongest across all occupations.
And there is no stopping Aussie Baby Boomers. There are more people aged between 60 and 64 years that are currently working than those not working. Senior Aussies are continuing to work due to improved health, technology, more jobs in the services sector, a need to boost superannuation savings and a rise in flexible work options. Older worker participation is expected to increase further because of a gradual rise in the retirement age from 65½ currently to 67 by 2023.
<h1>What do the figures show? </h1>
Population Statistics
Australia’s population expanded by 387,969 people over the year to December 2017 to 24,770,709 people. Overall, Australia’s annual population growth rate fell from an upwardly-revised 1.67 per cent (previous 1.60 per cent) to 1.59 per cent - still near the fastest population growth in 3 years.
Over the past year population growth was strongest in Victoria (2.30 per cent), followed by the ACT (2.15 per cent), Queensland (1.67 per cent), NSW (1.50 per cent), Tasmania (0.94 per cent), Western Australia (0.83 per cent), South Australia (0.62 per cent) and the Northern Territory (0.23 per cent).
The ACT’s population growth rate at 2.15 per cent is the highest since September 2012.
Australia’s population grew by 68,731 people over the December quarter, after growing by an upwardly-revised 104,450 people (previous 103,918 people) in the September quarter.
A total of 240,400 people migrated to Australia over year to December, up from an upwardly-revised 258,000 (previous 250,200 people) in the year to September. Migration growth is down from the peak of 315,700 migrants in the year to December 2008.
Net migration rose by 35,900 in the December quarter, but the change in annual migration in 2017 fell by 3,600 people, the slowest growth rate in 2½ years.
There were 308,500 babies born in the past year – lower than the record growth of 312,200 babies born in the year to March 2013 – but up by 4,300 births from the year to December 2016.
There were 160,900 deaths in the past year, up by 3,100 deaths from the year to December 2016.
Natural increase for the year ended 31 December 2017 was 147,500 people, up by 0.9 per cent or 1,300 people from the year to December 2016.
Industry Employment
Employment rose by 57,900 in the three months to May after a gain of 60,600 in the previous three months.
Over the past 12 months, 307,600 people have found jobs, down from 415,900 in the 12 months to February – near the largest annual increase on record. A record 12.54 million Aussies are employed. 
Over the quarter, employment rose most in Public Administration and Safety (up 88,900), Manufacturing (up 41,100), Professional, Scientific and Technical Services (up 29,100) and Accommodation and Food Services (up 22,700).
In the quarter, the number of jobs fell by the most in Transport, Postal and Warehousing (down 29,300), Retail Trade (down 29,100), Education and Training (down 28,600), Health Care and Social Assistance (down 26,000) and Construction (down 20,000).  
Over the year to May, 16 out of 19 sectors added jobs. The strongest gains were in Manufacturing (up 63,100), Professional, Scientific and Technical Services (up 52,700),Construction (up 47,100) and Health Care and Social Assistance (up 39,200).
Three sectors shed jobs over the past year including Transport, Postal and Warehousing (down 30,000), Other Services (down 28,900) and Retail Trade (down 400).
Health Care and Social Assistance remains the biggest employer with 1.7 million employees (13.3 per cent of the total) followed by Retail Trade (1.3 million jobs or 10.2 per cent), Construction (1.2 million or 9.4 per cent) and Education and Training (1.0 million or 8.0 per cent).
Detailed Employment
In the year to May, 57.5 per cent of those aged 60-64 years and 13.9 per cent of those aged 65 years and over were in the job market – both record highs.
At the same time that the participation of seniors are reaching new highs, younger Aussies are looking for work. But participation in the workforce of those between 15-19 years fell to 6-month lows of 54.7 per cent (year to May 2018). Workforce participation of those 20-24 years rose to 78.8 per cent in May, up from 78.6 per cent in April.
A greater proportion of young married women are also in work. In the year to May, an average of 75.6 per cent of married women aged 25-34 years were in the workforce – a record high.
In the year to May, the average weekly actual hours worked per person employed was just 31.8 hours – a record low. On average, people are working 2 hours a week less than they were a decade ago.
<h1>Why is the data important?</h1>
Demographic Statistics are issued by the Bureau of Statistics each quarter. The figures include estimates of births, deaths, in-bound and out-bound migration movements and estimates of population change by State.
The Australian Bureau of Statistics (ABS) provides detailed labour market figures one week after releasing ‘top level’ statistics of employment &amp; unemployment levels across states and territories. The detailed data is useful in identifying broader underlying trends and instructive about the health of the economy.
<h1>What are the implications?</h1>
The job market should continue to improve over the coming year. Business conditions are at near-decade highs and indicators of job vacancies and advertisements are at the highest levels for around six years.
There is still spare capacity but it is slowly being used. Wages should gradually lift over the year amid emerging skills shortages in some industries. Improved job security and rising sharemarkets (the ASX200 is at decade-high levels) should support consumer spending, despite elevated household debt and falling home prices in some cities.
Australia’s population is still growing, albeit down from recent breakneck rates. Rising numbers of Aussies adds to demand for a raft of businesses across a range of industry sectors. The lift in the growth of the population – and the physical population numbers – lift demand for roads, schools and hospitals, thus boosting the outlook for builders, building material companies and construction companies. Health, education and construction workers are also in high demand. 
Our way of life is changing and governments will need to meet the challenges of a larger population through superior urban planning and world class infrastructure, especially public transport in Australia’s growing capital cities.

The former Mr Fluffy, ACT asbestos land blocks that went under the hammer last Thursday in the first mass auction of the year, mostly failed to sell.
Allhomes reported at least 100 people attended the auction of the blocks remediated by the ACT government.
The auction came two days after a Canberra family revealed they'd uncovered bricks that tested positive for loose-fill asbestos on a $1.6 million block they'd bought at auction last year which has since had delayed work costs.
The first 21 blocks auctioned off saw more than 80% passed in, The Canberra Times reported.
Properties included a 2099 square metre block in Arthur Circle, Forrest which was passed in at $2.2 million.
Colliers International auctioneer Dan McAlpine read disclaimers that preceded the auction including a clause that stated: "By participating in the auction, registrants warrant that they have made their own inquiries regarding the land, its value and its suitability for development and have not bid on reliance on the material included in the auction documentation."
But there was no mention of the risk of residual contamination.
Suburban Land ACT auctions hosted by Colliers International are scheduled for March, April and May, which will see about 200 parcels of land offered.

In the ACT, the Leases (Commercial and Retail) Act generally applies to small commercial premises and premises being used for the sale of retail goods and services. However, the test for determining whether a tenant is offering retail services may not be as simple as you think. For example, it includes the provision of services to another business.
Who uses the goods or services?  When considering if goods and services provided by a tenant are retail rather than wholesale, the courts will consider who is using the goods and services. However, the question is not whether the consumer is the general public or another business. Instead the question is whether the consumer is the end user or the ultimate consumer of the goods and services.     For example, if the tenant is selling stationery to a business which uses the stationery, then the customer is the ultimate consumer and the sale of goods by the tenant is considered to be retail. If the tenant is selling stationery to a business which then sells the stationery in an unaltered state to a third party, the customer is not the ultimate consumer and the sale of the goods by the tenant is considered to be wholesale.     The same test is applied to services. For example in the recent case of IMCC Group (Australia) Pty Ltd v CB Cold Storage Pty Ltd [2017] VSCA 178, CB Cold Storage Pty Ltd (‘the Tenant’) operated a cool storage business using freezer warehouses and related facilities. The Tenant’s customers were usually companies in the food industry who paid a fee to store products such as dairy products, small goods, and seafood. The customers ranged from large primary production enterprises to small owner operated businesses.     IMCC Group (Australia) Pty Ltd (‘the Landlord’) argued that the customer was not the ultimate consumer as they would take the products from the cold storage, thaw them, cook them, and someone else would eat them. However, the court disagreed as the court was not deciding if the goods were retail but if the service was retail. The court found that the customers of the Tenant were the ultimate consumer of the services as the customers were not passing on the services in an unaltered state to a third party. Accordingly, the provision of the services by the Tenant was considered to be retail.     The court acknowledged that it may be difficult to contemplate circumstances where the provision of services is not retail. However, this does not change the decision.     Other examples  Some other examples of the use of premises which have been found to be ‘retail services’ are: 
<ul>
<li>pathology business </li>
<li>serviced apartments </li>
<li>function and conference centre </li>
<li>office and warehouse for logistic service and </li>
<li>a patent attorney office  </li>
</ul>
In all of these cases, it was found that the tenant was supplying a service to someone who is the ultimate consumer.     What are the implications?  If a tenant is using the premises for ‘retail services’ then in Victoria the Retail Leases Act 2003 may apply and in the ACT the Leases (Commercial and Retail) Act may apply.     In the CB Cold Storage case the Tenant used the Retail Leases Act 2003 (Vic) as the basis for successfully recovering land tax payments made to the Landlord.     Other implications of the relevant Act applying could be: 
<ul>
<li>tenants may be entitled to a minimum term of 5 years </li>
<li>landlords may not be able to recover outgoings </li>
<li>tenants may have a right of termination within the first 6 months of the lease </li>
<li>a rent review clause may be void </li>
<li>landlords may have broader repair obligations </li>
<li>tenants may be able to claim compensation for interferences with their occupation (including breakdowns in plant and equipment) and </li>
<li>implications for lease assignments, including the release of outgoing tenants in certain circumstances. </li>
</ul>
What should you do?  Landlords and tenants should consider the use of the premises and the services being provided by the tenant. It may be that, as in the CB Cold Storage case, the relevant Act applies to your lease of industrial or warehouse premises.     Meyer Vandenberg can be contacted here

Franklin median house price grows by 22%: Investar

Franklin is the cheapest ACT locality to purchase a unit, according to a recent Investar report.
The property investment firm says that the median price at Franklin for studio and one bedroom units is $265,000.
This is followed by Harrison with $269,000 and Greenway with $279,000.

Franklin cheapest ACT suburb to buy a unit: Investar

Palmerston is the cheapest place to purchase a townhouse in ACT, according to Investar’s latest April report.
The property investment firm says that the median price of a townhouse at Palmerston is $345,000.
This is followed by Calwell with $360,000 and Belconnen with $365,000.

Palmerston townhouse median price at $345,000: Investar

The residential market in Canberra was relatively stable throughout 2016, according to HTW's February 2017 update.
The valuation firm says market activity declined during the federal election, however record sales suggest a return of confidence in the market which it expects to continue into 2017.
The state election held in October resulted in a Labour win and secured the future of the proposed light rail scheme which will provide a new transport system for Canberra with the first stage connecting North Canberra to the City with stops at Harrison, Franklin, Gungahlin, Mitchell and inner north suburbs.
This may have an effect on residential property prices in suburbs serviced by the new transport system, HTW says.
The Mr Fluffy Asbestos Removal Scheme is continuing into 2017 with more vacant land blocks coming onto the market.
Overall the resale of affected blocks was strong in 2016 with the highest sales exceeding $1 million in the inner south suburbs.
HTW says as a result of these sales there has been a number of dual occupancy dwellings beginning construction that are slowly being introduced to the market.
The number of new apartments coming onto the market has continued to build with more stock expected during the start of 2017.
“The threat of oversaturation is a very real one and continues to be observed in several market segments including the Flemington Road corridor in Gungahlin and the Belconnen Town centre,” says the report.
“There has also been significant apartment growth in Molongolo Valley and Tuggeranong town centre.”
There were record sales in the detached housing market for a large number of suburbs throughout the ACT in 2016.
There was also significant growth in established suburbs especially in the Woden Valley and inner north.
HTW expects this trend to continue into 2017 in suburban areas of Weston Creek and Woden Valley and regions within close proximity of the light rail network.
At the average price of $650,000 a house such as the one at <a href="https://www.realestate.com.au/property-house-act-duffy-124659574" target="_blank">97 Somerset Street</a>, Duffy (above) is available for purchase.
Similarly a two bedroom unit at <a href="https://www.realestate.com.au/sold/property-unit-act-lyons-124423218" target="_blank">6/2 Corinna Street</a>, Lyons (below) was recently sold for $235,000.

There are continuing residential land releases in Canberra’s north which is providing a steady supply of new detached housing.
Construction of detached dwellings in Moncrieff and Denman Prospect are now entering the final stages with a number of completed dwellings starting to enter the market.
“We anticipate 2017 will be a year of flat growth with demand shifting further away from the unit market in most segments and towards new detached houses,” says HTW.
“If the economic outlook continues to strengthen, it is possible the Reserve Bank may increase rates, which would have a significant impact on overall affordability.”

Griffith takes the top spot on a list of Canberra's 2016/2017 house hotspots, with an expected increase of 8% over the next 12 months, in a forecast developed by APM senior economist, Dr Andrew Wilson.
The median price at Griffith is currently $1,300,000, according to APM, and some sales in the region are continuing to push the media price higher.
