Delivered in partnership with <a href="https://www.apartments.com.au/developers/development-victoria">Development Victoria</a>, the proposal would transform the prominent corner of Bell Street and Upper Heidelberg Road into a connected community comprising two residential buildings, generous public open space and shared amenities.&nbsp;

The vision includes 287 one, two and three-bedroom apartments, with a minimum of 10 per cent allocated to affordable housing, alongside a 2,000-square-metre publicly accessible park featuring a children's playground, activity lawn, indigenous planting, timber climbing logs, seating areas and a rock gathering circle.&nbsp;

Designed by <a href="https://www.apartments.com.au/architects/dko-architecture">DKO Architecture</a>, the proposal draws on the site's industrial heritage, using a robust architectural language that references the former water tank through expressive structural elements and durable, self-finished materials.&nbsp;

PDG unveils plans to transform landmark Ivanhoe Water Tank Site

Shane Wilkinson's <a href="https://www.apartments.com.au/developers/pace-development-group">Pace Development Group</a> has lodged plans for a major residential precinct on the former Presentation College site in Windsor, with an eight-building masterplan ultimately rising to 10 storeys.

The proposal at <a href="https://www.apartments.com.au/new-apartments/167-dandenong-road-windsor-vic-3181">167–187 Dandenong Road</a> spans a substantial 19,027 sqm site and is being progressed across six stages, with the first residential stages comprising 170 homes across four buildings designed by <a href="https://www.apartments.com.au/architects/cera-stribley-architects">Cera Stribley</a>.

Stage Two will deliver the bulk of the initial housing, with Building A comprising 81 apartments and Building B 49 apartments, both rising to six storeys.

Stage Three will deliver a further 40 homes. The heritage Nagel Building, identified as Building C, will be converted to 12 dwellings, while a new five-storey Building D will comprise 28 apartments at the Hornby Street and Dandenong Road corner.

The longer-term masterplan points to considerably greater density across the site.

Indicative plans show Building E accommodating around 80 dwellings across up to 10 storeys, while Building F is earmarked for around 120 dwellings and also up to 10 storeys. Building G is planned to range between four and 10 storeys, however its apartment yield is yet to be determined. That means the masterplan currently identifies at least 370 dwellings across Buildings A to F before any apartments within Building G are counted.

Across the 1.9-hectare site, that represents an indicative density of at least 194 dwellings per hectare, with the final figure to increase once the yield of Building G is established.

Pace is pursuing the project through the Victorian Government's Development Facilitation Program, with Urbis lodging a combined Section 96A planning scheme amendment and planning application on behalf of the developer, which secured the site earlier this year.

The application seeks detailed approval for Stages One, Two and Three, alongside approval of the broader masterplan framework that will guide the later residential stages. Stage One will see an existing heritage building adaptively reused for a wellness and fitness-related facility, while the broader precinct will retain several significant heritage buildings and established trees as part of the redevelopment.

A minimum 10 per cent affordable housing contribution is proposed across both the initial residential stages and the later masterplan stages, delivered through a discounted rental model.

The project comes immediately after a major change to the site's planning controls.

The site was rezoned to the Housing Choice and Transport Zone through Planning Scheme Amendment GC285, gazetted on July 22, 2026, and now sits within the inner catchment of the Windsor Station precinct under the State Government's Train and Tram Zone Activity Centres Program.

While the new controls identify large sites within the inner catchment for buildings of up to six storeys, Pace's masterplan pushes height to 10 storeys in parts of the site, with the taller buildings concentrated toward the centre and along the Sandringham railway corridor.

Lower-scale built form is proposed toward the site's more sensitive residential and heritage edges, with Buildings A and B generally stepping from three storeys at their interfaces to six storeys at upper levels.

Cera Stribley's masterplan breaks the development into a collection of separate buildings rather than a continuous built form, with landscaped spaces, new pedestrian links and a new publicly accessible road forming part of the precinct.

The planning report says the development will create new pedestrian connections to Elm Place and along the railway corridor, as well as a new publicly accessible road linking Elm Place with Dandenong Road. The proposed buildings will occupy around 54 per cent of the site, leaving a substantial portion available for landscaping, communal areas and permeable surfaces.

Urbis said the scale of the project reflected the site's strategic location close to Windsor Station, tram services and the Chapel Street Activity Centre, with the former school campus identified as a significant opportunity to increase housing supply on an underutilised inner-Melbourne site.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

For most Australians, buying an apartment is one of the biggest financial decisions they'll ever make

The location, floorplan and price are often the first considerations, but in recent years another question has become increasingly important: who is actually delivering the project?

A series of high-profile builder collapses, construction delays and defect concerns have fundamentally changed how many Victorians approach buying off the plan. The collapse of Porter Davis in 2023, which reportedly left around 1,700 homes unfinished, became one of the most visible examples of the risks that can emerge when a construction company fails. <a href="https://www.equifax.com.au/sites/default/files/lpassets/pdf/Final-Business-Market-Pulse-June-Sector-Deep-Dive-Report-2.pdf">Similar challenges across the broader construction sector</a> have left buyers asking more questions before signing a contract.

As Victoria continues encouraging higher-density housing to address supply shortages, transparency is becoming just as important as location or price.

One tool increasingly entering the conversation is the <a href="https://icirt.com/">Independent Construction Industry Rating Tool (iCIRT)</a>, an independent assessment framework designed to help buyers better understand the developer or builder behind a project. Originally developed by Equifax in consultation with government and industry as part of NSW's Construct NSW reforms, the system has since expanded nationally.

<h2 data-end="1519" data-section-id="7nmx3" data-start="1492">What is an iCIRT rating?</h2>

Most Australians are familiar with independent ratings in everyday life.

We compare ANCAP safety ratings before buying a car. We look at Health Star Ratings in supermarkets. Banks rely on credit assessments when lending money.

Until recently, however, there has been very little independent information available to help apartment buyers assess the business responsible for delivering a residential project.

That gap is what iCIRT was designed to address.

Builders, developers and other construction professionals with an iCIRT rating have demonstrated high-trust characteristics through an independent, evidence-based assessment across six criteria: Character, Capability, Conduct, Capacity, Capital and Counterparties. This involves a rigorous review of financial health, past project track record, and ethical conduct. Crucially, an iCIRT rating could help provide property buyers with confidence that they are working with a professional who has demonstrated the capability, capacity, and willingness to return and rectify issues.

Importantly, iCIRT is not a recommendation to purchase a particular property, nor is it a traditional credit rating. It is an independent assessment framework designed to provide objective information about a construction business using a <a href="https://icirt.com/sites/default/files/2025-08/iCIRT-Methodology-Issue1-May-2021.pdf">published methodology</a>.

The system has been widely adopted in New South Wales, where more than one-third of medium and large residential builders and developers now hold an iCIRT rating, representing over two-thirds of the state's residential building market by value as of 2025/26.

<h2 data-end="3126" data-section-id="h6ohtj" data-start="3084">Why buyers are doing more due diligence</h2>

For many buyers, particularly those purchasing off the plan, the biggest risk isn't whether they'll like the kitchen finishes.

It's whether the project will be delivered on time, to the expected quality, and by a company capable of completing the development.

<a href="https://icirt.com/sites/default/files/2026-07/iCIRT%202025%20Consumer%20Survey%20Report%20v05.pdf">Consumer research commissioned by iCIRT</a> found more than half of respondents believed current protections do not adequately safeguard buyers from builder insolvencies or defective projects. Other research found 88 per cent of prospective buyers would seek independent ratings or due diligence before purchasing, while 90 per cent said trust in construction professionals is essential.

That doesn't mean buyers should rely on a single rating alone.

Independent legal advice, understanding the contract, and seeking financial advice all remain important parts of the due diligence process.

However, an independent assessment can provide another source of information alongside those traditional checks.

<h2 data-end="4138" data-section-id="pquzxc" data-start="4094">Trust is becoming a competitive advantage</h2>

The conversation isn't only changing for buyers.

Developers are also recognising that trust has become an increasingly important part of the sales process.

Five years ago, purchasers typically asked about floorplans, finishes and settlement dates.

Today, sales teams are increasingly being asked about the developer's experience, financial stability, previous projects and construction partners.

For companies with strong governance and established delivery records, an independent iCIRT rating provides another way to demonstrate those credentials before buyers even visit a display suite.

According to Equifax, the assessment can also help businesses drive sales and <a href="https://icirt.com/resources-for-business/icirt-rating-helps-scion-secure-high-value-projects">secure high-value projects</a>, as well as identify operational improvements and <a href="https://icirt.com/resources-for-business/mirvac-reinforces-brand-trust-and-quality-independent-icirt-rating">attract top talent</a>.

<h2 data-end="4962" data-section-id="1j54ng5" data-start="4912">Beyond buyers: lenders are paying attention too</h2>

The influence of independent construction ratings is also extending beyond consumers.

According to Stamford Capital's Real Estate Debt Capital Markets Survey, an increasing number of lenders now incorporate iCIRT ratings into their due diligence processes when assessing residential development finance applications.

The survey found lender adoption has continued to rise, with many respondents saying independent assessments provide additional insight into governance, counterparties and delivery capability beyond traditional financial analysis. Some lenders also reported declining funding applications where businesses had poor or no ratings.

As construction costs remain elevated and access to development finance becomes more selective, demonstrating credibility is becoming increasingly valuable.

<h2 data-end="5801" data-section-id="1qazuxs" data-start="5772">What it means for Victoria</h2>

Victoria's apartment market is entering a new phase.

The state is seeking to accelerate higher-density housing while simultaneously introducing reforms aimed at improving confidence in residential construction.

For buyers, that means there are more tools available than ever before to research the businesses behind a project.

For developers, it signals that transparency is becoming another point of differentiation in an increasingly competitive market.

Buyers are asking more questions than ever before and increasingly expecting independent information, not just marketing material, before making one of the biggest financial commitments of their lives.

Harry Triguboff will quit the Gold Coast apartment market after completing construction of Meriton's Stellar Apartment project at Southport. 
The Meriton website confirms that Stellar will be its “last development on the Gold Coast” following the release of the final stage of its $1 billion Brighton on Broadwater project.
The residential tower is set to rise to 55 levels and featuring around 500 apartments as well as over 30 shops, an on site recreational complex with indoor heated pool, sauna, spa and gymnasium, overlooking the Broadwater and Nerang River.
Off-the-plan sales of Stellar apartments have yet to begin, but interested parties are asked to register their details with Meriton.
When completed it will be the tallest tower in Southport, designed by DBI architects, and featuring, one, two and three bedroom apartments with views of the Broadwater, Pacific Ocean and Surfers Paradise skyline.
Around 600 apartments in Brighton on Broadwater have been retained as serviced apartments - a market Meriton sees as key to its future growth.
Triguboff, who turned 80 earlier this year, told the Gold Coast Bulletin the Gold Coast market was too volatile with developers needing assistance.
His comments suggest he will continue to focus his developments around Sydney, where he has been building up <a target="_blank" href="https://www.propertyobserver.com.au/developments/harry-triguboff-buys-mascot-site-for-%2447-million-with-plans-for-400-apartments/2013062562656">a large war-chest of inner city and suburban development sites.</a>
Harry Triguboff (pictured below), who built his first <a target="_parent" href="https://www.propertyobserver.com.au/new-south-wales/harry-triguboff/2013013159060">two-story development in the Sydney suburb of Tempe</a> in 1963, described Sydney as “economically solid” and a “big and old city”.

"The Gold Coast is still building up,” he said, with developers put off by its booms and busts.
The news that Meriton will exit the Gold Coast after 17 projects will come as a blow to the local real estate industry, developers and investors, given the negative publicity around the local high-rise apartment market and the failure of other high profile high-rise projects.
Triguboff suggested an intriguing solution to the Gold Coast market – offering differential interest rates.
"For instance, if mortgage rates were 5% in Sydney they could be 3% or 4% on the Gold Coast,” he said.
Triguboff’s first developments on the Gold Coast were the Nelson and Florida developments, in the early 1980s.
In the mid-1990s he built eight residential towers on Main Beach, Southport. He returned to the city in 1993, snapping up a succession of Main Beach development sites and building eight towers in the beachside suburb.
More recently he has focused on Brisbane with two high-rise apartment projects - the  completed 74-level Soleil tower, currently the city's tallest and Infinity, which will rise to 81 stories when completed in early 2014.

Harry Triguboff to quit "volatile" Gold Coast market after one last high-rise hurrah

For many, renting a property is a stop-gap solution on the pathway to the bigger dream of owning a home. And while renting provides a certain flexibility and potentially affordability the lure of home ownership appears as strong as ever it was.
In <a href="https://www.news.com.au/realestate/buying/uk-mum-fran-bunce-sells-all-her-belonging-to-raise-money-for-deposit/story-fndban6l-1226669467279" target="_blank">a recent story featured on news.com.au</a>, an ambitious English woman has sold everything short of the shirt off her back (again, perhaps she sold that too) to scrape together a home deposit.  Seemingly, she was paying more rent than what her predicted loan repayments would have been.
However it raises the question: how far would you go to own your own home?
Not too far I hope, as the option of home ownership is not as unrealistic as it once was thanks to improving affordability.
These days renting can in fact be more costly than repaying a mortgage in some cases.
At present, this stellar combination of low interest rates, housing affordability and a market on the bounce-back presents a very exciting opportunity for first home buyers.
But what happens if you’re short on the deposit? Or perhaps the bank isn’t willing to give you a go just yet. Short of selling all of your worldly possessions, or giving up on the idea entirely, here are some alternative ways of entering the property market:
Co-buying – also known as shared ownership, joint ownership or co-ownership – is when two or more people decide to spread the financial burden and buy a property together.
More and more often, parents are buying with their children, siblings are buying together, as are friends, extended family members, even colleagues.
By pooling your resources, you can afford somewhere bigger, better and sooner than you could alone.
For those entering the investment market, the obvious advantages include the reduction in capital required and other associated costs involved in buying a property. Better locations can also become more accessible due to the reduced risk.
However, just like a shared tenancy, it’s important to remember that a mortgage mate, a co-buyer or a co-investor is in essence, a partner.
As such, there are significant legal and financial obligations to consider and plenty of due diligence is called for.
Before you jump in, be sure that everyone involved has the same intentions and goals. Short vs. long term ownership, owner-occupied vs. tenanted – you get the picture.
And most importantly with co-ownership, it’s vital that all parties have a legally prepared document – such as a Deed of Trust – when entering into a co-buying arrangement.
Lucky for us, baby boomer parents are increasingly helping their kids into the property market and to be honest, it wouldn’t be the first time we’ve had to ask the parents for a lending hand. 
Creative ways they are giving their children a “leg up” include co-buying where the parent(s) provide the equity and the children take responsibility for paying the debt.
The other arrangement is by way of a guarantee.
The traditional bank guarantee has been replaced by a product that allows a parent to guarantee an amount to supplement the borrower’s deposit. The size of the guarantee can be limited to a specific amount which protects the parent from losing their home should the child default on the loan.
Remembering that purchasing property is a long-term commitment with ongoing costs, it is also a fantastic way to secure a long-term future.
So whether you decide on co-ownership, parental support or a good old fashioned ebay bonanza, it sure would be nice to have something to call your very own.

I remember the days when experts predicted we would be working just 14 to 15 hours a week by now and would have so much leisure time we wouldn't know what to do with ourselves.   
Instead, the official workweek is still 40 hours and many Australians work considerably longer hours than that in order to finance their increasingly expensive lifestyles.
According to <a href="https://money.cnn.com/2013/07/09/news/economy/shorter-work-week/index">CNNMoney</a>, in 1930 renowned economist John Maynard Keynes predicted technological advancements would mean we would all eventually work just 15 hours a week.  
That same year, evolutionary biologist Julian Huxley predicted the two-day work week.  
Both men warned that someday, we would have so much leisure time we would be bored out of our minds.  
"The human being can consume so much and no more," Huxley said in 1930. "When we reach the point when the world produces all the goods that it needs in two days, as it inevitably will, we must curtail our production of goods and turn our attention to the great problem of what to do with our new leisure."  
More recently, I remember experts predicting that the advent of computers, the internet and the fast-paced growth of technology would mean we’d be able to telecommute and work from home. They predicted we would be able to work so much more efficiently that we’d have a shorter work week and longer vacations.
 
There is no doubt that technological progress has made us more productive than ever before.  
But rather than shortening our working hours, instant messaging, emails on our smartphones and the 24/7 news cycle just seems to have made life more frantic.  
Then there’s the fact that our more expensive lifestyle, coupled with inflation and taxes, means that living how we choose to live is costing more and many average Australians are struggling to make financial ends meet.
However, you’ll never become wealthy working longer hours (or shorter hours as was predicted).  
Sure, you’ll earn higher wages, but you’ll be taxed more; inflation will erode some and you’re likely to spend more.  
And of course, you can’t save your way to wealth – that’s just too hard.  
On the other hand, a group of Australians – strategic investors – have built themselves a substantial asset base of investment properties that act as a “cash machine” to replace their personal exertion income and fund their lifestyles allowing them to work two or three days a week if they choose to.  
Initially they worked hard, spent less than they earned, invested the balance and then kept reinvesting their funds following a proven investment strategy.

The premises of a Domino’s Pizza outlet in the south west rural town of Ararat has been listed for August 7 auction with expectations that it will fetch around $475,000 under the hammer.
It will be auctioned as part of a<a href="https://www.realcommercial.com.au/property-retail-vic-ararat-500808735" target="_blank"> Burgess Rawson portfolio auction.</a>
In previous Burgess Rawson auction, fast food outlets have been snapped up by investors at attractive yields with the presence of a well-known brand name and a long lease proving enticing.
In June, McDonald’s Australia bought back its own Preston, Melbourne premises at auction for $6.45 million reflecting a yield of 5.65% on net income of $365,000 plus GST.
In April a <a target="_blank" href="/news">KFC restaurant in Mentone</a> in Melbourne’s southeast sold for $3.505 million equating to a gross yield of around 6.5% based on rent of around $227,167 per annum.
The Domino's Ararat premises measure 130 square metres and have recently undergone a $200,000 refurbishment undertaken by ASX-listed Domino’s.
The double-fronted shop on two titles is on Ingor Street as part of an established shopping centre with anchor retailers including Woolworths and Bakers Delight.
It is being marketed by Jamie Perlinger and Billy Holderhead of Burgess Rawson.
Domino’s Pizza has signed a new five year lease with 10 years’ worth of renewal options.
Domino’s pays annual rent of around $31,000 with fixed annual increases of 4%.

Domino's premises in Ararat offers small investors 6% plus yield potential with long lease

Over the next three years, the Perth CBD office market looks set to be impacted by a combination of weak demand off the back of declining resources investment and rising office completions.
A significant rise in vacancies is not expected immediately, with the vacancy rate forecast to sit around 6 to 7% over the next 12 months.
But with more than 220,000 square metres of office completions forecast over the next three years, we expect the vacancy rate to rise sharply, to a peak of 13% by mid 2016.
On the demand side, office employment growth and net absorption of office space face a sustained period of weakness over the next three years at least as the economic stimulus from construction associated with the minerals resources boom starts to weaken.
This is a key conclusion of BIS Shrapnel’s recently completed Perth Commercial Property Prospects, 2013 to 2023 study.
Based on committed projects, an orderly decline in engineering construction looks most likely over the next three years.
BIS Shrapnel forecast about $110 billion worth of engineering construction projects (or an average of $37 billion per annum) in Western Australia over the three years to June 2016.
Whilst still at historically high levels, the value of engineering construction will be less than the estimated peak of $43 billion in 2012–13.
Critically, a further rise in oil &amp; gas engineering construction (expected to peak in 2013–14 and then fall) is not expected to offset the fall in iron ore investment.
The problem is the record employment levels and demand for office space, seen during the boom years, was underpinned by extraordinary levels of investment, particularly construction, and that growth phase has now finished.
Even the orderly decline forecast will result in a negative contribution to economic growth.
There is a view that the transition from minerals investment growth to production and rising resources exports will drive renewed demand for office space.
Not so. A lot more people are employed during the construction phase of major resource projects than through the production phase.
Perth is geared up to service record levels of minerals investment. As this investment falls, so too will employment and demand for office space.
The CBD in particular has a high exposure to the resources industry, with about half of the office stock occupied by resource companies or those who service them.
The Perth office market has seen a sharp turnaround in demand over the last 6 to 12 months as many resources companies switched from rapid expansion to cost containment and consolidation. This is just the start.
BIS Shrapnel forecasts for net absorption of Perth CBD office space to average just 5,000 square metres per annum over the next three years— significantly lower than the annual average of 45,000 square metres over the nine years to June 2012.
Even if net absorption were to rebound more strongly than we expect, potentially underpinned by demand from oil and gas related projects, the CBD market would still have a hard time absorbing the quantum of office completions due over the next three years.
The Perth CBD office market is at the start of a moderately strong round of office construction.
Over the next three years, BIS Shrapnel estimate 225,000 square metres is due to be completed (or 75,000 square metres per annum).
This level of supply is not that far below the 95,000 square metres completed annually last cycle between 2008–09 and 2011–12.
To date, just over half the 165,000 square metres of new supply underway or committed to start is pre-committed.
However, there is still a lot of uncommitted and backfill space (as tenants move into existing buildings) to be leased in what will be a weak leasing market.
The saving grace for the CBD is that little new supply is due for completion in the next 12 to 18 months. That means the increase in vacancy rate won’t be significant in the short term.
We anticipate the CBD vacancy rate will stay around 6 to 7% over the next financial year.
Our fear is that as more completions come on stream in 2014–15 and 2015–16, the vacancy rate will rise more sharply, potentially up to 13%.
With vacancy rates a key driver of office rents, a sharp rise in the vacancy rate will lead to substantial falls in both stated and effective rents concludes BIS Shrapnel.

ME Bank has cut its three year fixed lending rate by 5 basis points to 4.94% per annum - its lowest rate ever.
It continues a trend of lenders cutting fixed rates ahead of a possible rate cut on August 6.
The new rate is available for its three year fixed home and investment loans across the super members home loan (SMHL) and member equity home loan (MEHL) range, including loans within a members package. 
“Fixing lets borrowers lock in low rates over the longer- term, which can help you pay off your home loan faster," said Jamie McPhee, chief executive of ME Bank.
“It also provides an insurance policy against increasing interest rates and provides cash-flow certainty if your current circumstances mean higher rates would put you under stress.”
ME Bank is 100% owned by industry super funds.
Its mortgages and other financial products are provided to industry super fund, union and employer association members.

ME Bank cuts three-year fixed home loan rate to 4.94%

The 2013 financial year delivered a 15.6% return for members of median growth superannuation funds, equalling the best performance in the past 16 years, according to research firm Chant West.
Funds oriented more heavily to listed shares and property delivered the strongest results.
It equals the super return generated in 2007 – just before the GFC sent returns plummeting into the red –and was not that far short of the previous highest return of 19.4% in 1997, achieved five years after compulsory super was introduced by Paul Keating.
Unhedged international shares delivered the strongest return over the past year of 33% but the second best performing asset was Australian listed property (A-REITS) with a return of 24% with global listed property returning 17.2%.
Unlisted property returned 8.4%.
Australian shares returned 21.9% and international hedged shared returned 21.3%.

The top-performing fund for the year was BT’s Super for Life 1960s Lifestage, which returned 18.6%, while even the worst-performing fund in the growth category returned a healthy 10.2%.
Master trusts, with their higher weighting to listed shares and listed property (59% versus 55%), finished the financial year ahead of industry funds, returning 16.1% versus 15.9% - only the third time that master trusts have finished ahead in the past ten years.
Over the longer term, however, industry funds maintain their dominance.
Master trusts are super funds that allow financial advisers to be more personally involved with clients in their super fund asset allocation.
Chant West director Warren Chant cautioned super fund members not to get carried away with a one year figure.
“You’ve always got to remember that superannuation is a long-term investment. There will be good times and bad times, and you certainly can’t expect returns like this every year,” he said.
He says the typical return objective for a growth fund is to beat inflation by 3 to 4% (after investment fees and tax) over rolling five year periods which, in the current low inflation environment, translates to 6% to 7% per annum.
“To judge whether funds are meeting their long-term objectives, you really need to look back as far as you can, and certainly well past the GFC. 
“We now have reliable data for all the major funds going back 21 years to July 1992, which is when compulsory super came in, and if we look back over those 21 years we see that funds have achieved those objectives. 
"The annualised return over that period is 7.5%, the annual CPI increase is 2.6%, so the real return above inflation has averaged 4.9% per annum. 
“As for the risk objective, there were three negative years out of the past 21 which averages out to one in seven, so that target was also met. The bottom line is that, over the 21 years in which we’ve had compulsory super, Australia’s major funds have done what they set out to do,” Chant says.
