Melbourne developer <a href="https://www.apartments.com.au/developers/pdg-corporation">PDG</a> has unveiled its vision for the former Water Tank Site in Ivanhoe, which would see it transformed into a thriving residential neighbourhood, complete with a 2000 sqm public park.&nbsp;

Delivered in partnership with <a href="https://www.apartments.com.au/developers/development-victoria">Development Victoria</a>, the proposal would transform the prominent corner of Bell Street and Upper Heidelberg Road into a connected community comprising two residential buildings, generous public open space and shared amenities.&nbsp;

The vision includes 287 one, two and three-bedroom apartments, with a minimum of 10 per cent allocated to affordable housing, alongside a 2,000-square-metre publicly accessible park featuring a children's playground, activity lawn, indigenous planting, timber climbing logs, seating areas and a rock gathering circle.&nbsp;

Designed by <a href="https://www.apartments.com.au/architects/dko-architecture">DKO Architecture</a>, the proposal draws on the site's industrial heritage, using a robust architectural language that references the former water tank through expressive structural elements and durable, self-finished materials.&nbsp;

Extensive landscaping has been woven throughout the development, creating a living landscape that strengthens connections to nature while responding sensitively to the surrounding neighbourhood. Two residential buildings ranging from three to 12 storeys are linked by a landscaped forecourt, creating a welcoming arrival experience and improving pedestrian connections through the site.&nbsp;

Residents would also enjoy more than 1,000 square metres of communal open space, including barbecue and dining facilities, vegetable gardens, landscaped seating pavilions and a dedicated coworking space.&nbsp;

PDG Founder and Managing Director Vince Giuliano said the vision reflected an opportunity to transform one of Ivanhoe's most recognisable sites into a place that balanced housing, community and landscape.&nbsp;

"This is an opportunity to reimagine an important site and create a neighbourhood that delivers lasting benefits for Ivanhoe," Giuliano said.&nbsp;

Development Victoria’s Executive General Manager Precincts, Niall Cunningham, said the application is an important step for the government-owned site.&nbsp;

“This is about delivering more homes in a well-connected location, along with public open space that the Ivanhoe community will benefit from for years to come,” Cunningham said.&nbsp;

PDG was selected as development partner in late 2025 following a competitive tender process.&nbsp;

A planning submission for the project is currently being progressed through the Victorian Government's Development Facilitation Program, with positive early engagement from both Banyule Council and the Department of Transport and Planning.

PDG unveils plans to transform landmark Ivanhoe Water Tank Site

Shane Wilkinson's <a href="https://www.apartments.com.au/developers/pace-development-group">Pace Development Group</a> has lodged plans for a major residential precinct on the former Presentation College site in Windsor, with an eight-building masterplan ultimately rising to 10 storeys.

The proposal at <a href="https://www.apartments.com.au/new-apartments/167-dandenong-road-windsor-vic-3181">167–187 Dandenong Road</a> spans a substantial 19,027 sqm site and is being progressed across six stages, with the first residential stages comprising 170 homes across four buildings designed by <a href="https://www.apartments.com.au/architects/cera-stribley-architects">Cera Stribley</a>.

Stage Two will deliver the bulk of the initial housing, with Building A comprising 81 apartments and Building B 49 apartments, both rising to six storeys.

Stage Three will deliver a further 40 homes. The heritage Nagel Building, identified as Building C, will be converted to 12 dwellings, while a new five-storey Building D will comprise 28 apartments at the Hornby Street and Dandenong Road corner.

The longer-term masterplan points to considerably greater density across the site.

Indicative plans show Building E accommodating around 80 dwellings across up to 10 storeys, while Building F is earmarked for around 120 dwellings and also up to 10 storeys. Building G is planned to range between four and 10 storeys, however its apartment yield is yet to be determined. That means the masterplan currently identifies at least 370 dwellings across Buildings A to F before any apartments within Building G are counted.

Across the 1.9-hectare site, that represents an indicative density of at least 194 dwellings per hectare, with the final figure to increase once the yield of Building G is established.

Pace is pursuing the project through the Victorian Government's Development Facilitation Program, with Urbis lodging a combined Section 96A planning scheme amendment and planning application on behalf of the developer, which secured the site earlier this year.

The application seeks detailed approval for Stages One, Two and Three, alongside approval of the broader masterplan framework that will guide the later residential stages. Stage One will see an existing heritage building adaptively reused for a wellness and fitness-related facility, while the broader precinct will retain several significant heritage buildings and established trees as part of the redevelopment.

A minimum 10 per cent affordable housing contribution is proposed across both the initial residential stages and the later masterplan stages, delivered through a discounted rental model.

The project comes immediately after a major change to the site's planning controls.

The site was rezoned to the Housing Choice and Transport Zone through Planning Scheme Amendment GC285, gazetted on July 22, 2026, and now sits within the inner catchment of the Windsor Station precinct under the State Government's Train and Tram Zone Activity Centres Program.

While the new controls identify large sites within the inner catchment for buildings of up to six storeys, Pace's masterplan pushes height to 10 storeys in parts of the site, with the taller buildings concentrated toward the centre and along the Sandringham railway corridor.

Lower-scale built form is proposed toward the site's more sensitive residential and heritage edges, with Buildings A and B generally stepping from three storeys at their interfaces to six storeys at upper levels.

Cera Stribley's masterplan breaks the development into a collection of separate buildings rather than a continuous built form, with landscaped spaces, new pedestrian links and a new publicly accessible road forming part of the precinct.

The planning report says the development will create new pedestrian connections to Elm Place and along the railway corridor, as well as a new publicly accessible road linking Elm Place with Dandenong Road. The proposed buildings will occupy around 54 per cent of the site, leaving a substantial portion available for landscaping, communal areas and permeable surfaces.

Urbis said the scale of the project reflected the site's strategic location close to Windsor Station, tram services and the Chapel Street Activity Centre, with the former school campus identified as a significant opportunity to increase housing supply on an underutilised inner-Melbourne site.

Lender, fund manager and apartment developer Princeton has completed <a href="https://www.apartments.com.au/buildings/marque-rockdale-602-608-princes-highway-rockdale-nsw-2216">Marque Rockdale</a>, the first new apartment development in South Sydney to provide its owners with a 10-year Latent Defects Insurance policy, the most comprehensive insurance available for a new apartment building.

The policy has been a key consideration for prospective purchasers of the 58 one-, two-, and three-bedroom apartments, strategically located between&nbsp;Rockdale Plaza and Rockdale Station.&nbsp;

Marque Rockdale completes as South Sydney’s first apartments backed by 10-year defect insurance

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>

Off-the-plan property explained: What is stamp duty?

For most Australians, buying an apartment is one of the biggest financial decisions they'll ever make

The location, floorplan and price are often the first considerations, but in recent years another question has become increasingly important: who is actually delivering the project?

A series of high-profile builder collapses, construction delays and defect concerns have fundamentally changed how many Victorians approach buying off the plan. The collapse of Porter Davis in 2023, which reportedly left around 1,700 homes unfinished, became one of the most visible examples of the risks that can emerge when a construction company fails. <a href="https://www.equifax.com.au/sites/default/files/lpassets/pdf/Final-Business-Market-Pulse-June-Sector-Deep-Dive-Report-2.pdf">Similar challenges across the broader construction sector</a> have left buyers asking more questions before signing a contract.

As Victoria continues encouraging higher-density housing to address supply shortages, transparency is becoming just as important as location or price.

One tool increasingly entering the conversation is the <a href="https://icirt.com/">Independent Construction Industry Rating Tool (iCIRT)</a>, an independent assessment framework designed to help buyers better understand the developer or builder behind a project. Originally developed by Equifax in consultation with government and industry as part of NSW's Construct NSW reforms, the system has since expanded nationally.

<h2 data-end="1519" data-section-id="7nmx3" data-start="1492">What is an iCIRT rating?</h2>

Most Australians are familiar with independent ratings in everyday life.

We compare ANCAP safety ratings before buying a car. We look at Health Star Ratings in supermarkets. Banks rely on credit assessments when lending money.

Until recently, however, there has been very little independent information available to help apartment buyers assess the business responsible for delivering a residential project.

That gap is what iCIRT was designed to address.

Builders, developers and other construction professionals with an iCIRT rating have demonstrated high-trust characteristics through an independent, evidence-based assessment across six criteria: Character, Capability, Conduct, Capacity, Capital and Counterparties. This involves a rigorous review of financial health, past project track record, and ethical conduct. Crucially, an iCIRT rating could help provide property buyers with confidence that they are working with a professional who has demonstrated the capability, capacity, and willingness to return and rectify issues.

Importantly, iCIRT is not a recommendation to purchase a particular property, nor is it a traditional credit rating. It is an independent assessment framework designed to provide objective information about a construction business using a <a href="https://icirt.com/sites/default/files/2025-08/iCIRT-Methodology-Issue1-May-2021.pdf">published methodology</a>.

The system has been widely adopted in New South Wales, where more than one-third of medium and large residential builders and developers now hold an iCIRT rating, representing over two-thirds of the state's residential building market by value as of 2025/26.

<h2 data-end="3126" data-section-id="h6ohtj" data-start="3084">Why buyers are doing more due diligence</h2>

For many buyers, particularly those purchasing off the plan, the biggest risk isn't whether they'll like the kitchen finishes.

It's whether the project will be delivered on time, to the expected quality, and by a company capable of completing the development.

<a href="https://icirt.com/sites/default/files/2026-07/iCIRT%202025%20Consumer%20Survey%20Report%20v05.pdf">Consumer research commissioned by iCIRT</a> found more than half of respondents believed current protections do not adequately safeguard buyers from builder insolvencies or defective projects. Other research found 88 per cent of prospective buyers would seek independent ratings or due diligence before purchasing, while 90 per cent said trust in construction professionals is essential.

That doesn't mean buyers should rely on a single rating alone.

Independent legal advice, understanding the contract, and seeking financial advice all remain important parts of the due diligence process.

However, an independent assessment can provide another source of information alongside those traditional checks.

<h2 data-end="4138" data-section-id="pquzxc" data-start="4094">Trust is becoming a competitive advantage</h2>

The conversation isn't only changing for buyers.

Developers are also recognising that trust has become an increasingly important part of the sales process.

Five years ago, purchasers typically asked about floorplans, finishes and settlement dates.

Today, sales teams are increasingly being asked about the developer's experience, financial stability, previous projects and construction partners.

For companies with strong governance and established delivery records, an independent iCIRT rating provides another way to demonstrate those credentials before buyers even visit a display suite.

According to Equifax, the assessment can also help businesses drive sales and <a href="https://icirt.com/resources-for-business/icirt-rating-helps-scion-secure-high-value-projects">secure high-value projects</a>, as well as identify operational improvements and <a href="https://icirt.com/resources-for-business/mirvac-reinforces-brand-trust-and-quality-independent-icirt-rating">attract top talent</a>.

<h2 data-end="4962" data-section-id="1j54ng5" data-start="4912">Beyond buyers: lenders are paying attention too</h2>

The influence of independent construction ratings is also extending beyond consumers.

According to Stamford Capital's Real Estate Debt Capital Markets Survey, an increasing number of lenders now incorporate iCIRT ratings into their due diligence processes when assessing residential development finance applications.

The survey found lender adoption has continued to rise, with many respondents saying independent assessments provide additional insight into governance, counterparties and delivery capability beyond traditional financial analysis. Some lenders also reported declining funding applications where businesses had poor or no ratings.

As construction costs remain elevated and access to development finance becomes more selective, demonstrating credibility is becoming increasingly valuable.

<h2 data-end="5801" data-section-id="1qazuxs" data-start="5772">What it means for Victoria</h2>

Victoria's apartment market is entering a new phase.

The state is seeking to accelerate higher-density housing while simultaneously introducing reforms aimed at improving confidence in residential construction.

For buyers, that means there are more tools available than ever before to research the businesses behind a project.

For developers, it signals that transparency is becoming another point of differentiation in an increasingly competitive market.

Buyers are asking more questions than ever before and increasingly expecting independent information, not just marketing material, before making one of the biggest financial commitments of their lives.

Buying off-the-plan in Melbourne? How independent iCIRT ratings are set to change Victorian property

I recently read a headline attributed to a US market research group that in part announced, “that virtually every home buyer did the majority of their research on the internet” – I think that most of us would agree that is also our experience in Australia.
While traditional media still has a role to play, buyers are clearly relying upon property related web sites and the internet to help find their new home.
Other research (from a number of sources including the Newspaper Association of America and AC Neilsen) clearly shows that the most trusted information on the web comes from company branded web sites.
These sites rank much higher and a more trusted than commercial portals, in fact company branded sites are only out ranked by personal recommendation, consumer on-line forums and editorial comment while at the bottom of the survey we find text advertising on mobile phones as the least trusted.
Potential buyers are now clearly investing time to ‘self-educate’ themselves about real estate market conditions.
It is vital that any engagement with the market remains a two-way process and that as a professional service we enhance the decision-marking journey via our own and project web sites.
To do so requires an ongoing effort to understand how the Internet is being used.
Recently, I had the opportunity of taking a detailed look at some interesting trends drawn from almost seven million site visits across a number of major projects.
None of us are strangers to the value of the internet in helping to market projects and so I think it is valuable to recount some of the key trends that I came across.
From the outset I think it is now realistic to see our marketing operating on a 24/7 basis – office hours and open for inspections aside in ‘virtual’ terms the market never sleeps, it might nap but never really switches off.
Web traffic to the real estate sites that I refer to ran across a full 24 hours, traffic was at its lowest point from around mid-night to seven am and after seven am traffic then ramped up to peak visit numbers around 10am daily. Then between 10am and 10pm – that’s a full 12 hours, activity was more or less constant.
One fact this clearly reinforces is that the impact of  smart phones and tablets as potential buyers access the web anywhere, from being on a bus to being in bed and now at almost any time.
It is also worth noting that the early bird traffic, that is between mid-night and 7am was about 30% of the peak time of 10am, and so that’s not a small number of potential buyers.
Another stand out trend, which I have to freely admit, is a statistic I have seen quoted frequently, was that most web traffic was recorded on a Tuesday, Wednesday and Friday, with Saturday and Sunday both low volume days.
Tuesday has long been seen as one of the best days for email marketing to your data base and that appears to be sound thinking, there’s lots of research to support this. With weekends a prime time to visit properties it also comes as no surprise that Friday’s are popular – it’s common sense.
Another key measure of activity was that first impressions on a web site appear to be critical as the drop off between visits to a site’s home page to the next most read page was frequently well over 70%.
That is 70% of site visitors did not bother or feel interested enough to go past the home page of a site, either they had not interest in the sites details or they may not have been attracted to what they read or saw on the home page. It’s another reason the home page should always be fresh.
While I am the first to admit these are just a few points relating to a complex and ongoing subject, each is worth noting and serves to my mind, to reinforce the need to keep an eye on how we use the internet as a key marketing tool.

Real estate marketing on the web requires an ongoing effort to engage the potential buyer

Sydney eastern suburb rental growth is slowing, according to the latest rental report of BradfieldCleary which looks at rental trends in Sydney's eastern suburbs.
The latest analysis covers 50 properties re-let during June and July this year.
Some 25 showed an increase, seven remained steady, but 18 rents decreased.
"The overall increase of 0.8% shows the slowest growth since we started tracking the figures two years ago," Bob Guth from BradfieldCleary noted.

Landlords advised Sydney eastern suburbs rental increases weakening: BradfieldCleary

Clara Q, which is now Kew Junction’s tallest building, has sold all of its apartments 0ff-the-plan ahead of next month's completion.
The 12-storey development on High Street includes 46 apartments of one- and two-bedroom, as well as a penthouse apartment.
Designed by architects Rothelowman, the simple design of the façade features layered curves, scalloped windows and horizontal balconies.
“Clara Q offered an affordable entry point into the prestigious Kew housing market and lifestyle, with one-bedroom apartments starting at $379,000 compared with the median unit price in Kew of $582,500,” says Peter Hua, director of developer AlphaMAC Property Group.

One-bedroom and two-bedroom apartments range in size from 51 square metres to 94 square metres with one penthouse totaling 291 square metres.
The three-bedroom penthouse was listed for $2.48 million, approximately $8,500 a square metre.
The ground floor of the complex, which is due for completion next month, also includes shop fronts and a restaurant.

Kim Lowman, principal of Rothewlowman, says they are pleased with how the development has been received.
“The central location and high quality finishes throughout the apartments appealed to a mix of owner-occupiers and investors,” says Lowman.
Apartments feature European Mile appliances, stone benchtops, mirror kitchen splashbacks and timber flooring.
Located at 118-120 High Street, the site was formely owned by Q-Cars, who sold to developers in 2009.

Kew Junction's Clara Q development a sellout

As competition remains high for mortgage business, many lenders including some of the major banks are prepared to offer finance with just a 5% deposit.
A 95% loan-to-value ratio loan is primarily aimed at first-home buyers who have not been able to save up a bigger deposit but who want to get onto the property market sooner.
However eligibility for a high LVR loan is quite strict, writes McGrath Real Estate Agents chief executive John McGrath on Switzer.com.au.
Here’s the seven key things he suggests you consider beforehand:

McGrath says that banks will require that you can “at a minimum” demonstrate a strong repayment history and will want to know what the purpose of the loan is. If it’s to purchase an investment property, they may only lend 90% of the value. 
<img height="35" width="30" src="/images/stories/2013/07/NUMBERS/numbertwojuly11.jpg" alt="numbertwojuly11"> You need to calculate if you will be able to make more in capital gains (and possibly rental returns if it’s an investment property) by purchasing sooner and paying Lenders Mortgage Insurance (LMI) than you would by waiting until you have saved up a 20% deposit. You must also factor in how much prices may rise in this time it takes to save a bigger deposit.

&nbsp;Located at 59 Sydney Street, the 1910 home has been renovated and extended but still retains original features including a wrap-around verandah, high ornate ceilings and rich timber floors.

The 834-square-metre property also includes four bedrooms, three bathrooms and a north facing entertaining patio.

It last sold in July 2002 for $1.28 million.

The median house price in <a href="/news">Willoughby</a> is $1,250,000, a 19.5% change in the past five years, according to RP Data.

Commonwealth Bank chief executive Ian Narev says he doesn’t lose any sleep over concerns about a possible property bubble in Australia following record low interest rates.
He told a Sydney conference yesterday he doesn’t worry about the consequences of the Reserve Bank’s current policies but says lenders must be "very, very careful about just making hay when the sun shines" to avoid more loans going bad.
“I am absolutely confident that all direct and indirect consequences for the property market that may flow from a change in interest rates are absolutely thought through by the governor and his board,” Narev told the Aussie Home Loans three-day biannual sales conference in Sydney.
“I do not lose a moment’s sleep thinking about that. They think very carefully about a range of issues, they are absolutely aware of what effects different interest rate settings might have on the economy and I’ve got a lot of confidence that they... have a good perspective about that.
He says while people enjoy a lower interest rate environment the bank is aware of risks.
“It's always nice to pay lower interest rates than higher, but interest rates in an economy on a downward cycle are there for a reason.
"History will tell you that when the interest rate cycle starts to rise again… (banks must ensure) people on standard variable rates are going to be able to pay what they need to pay. So sometimes we're seen as the party poopers, but actually it's just that we need to be driving these things for the long term."
Narev says is often questioned by overseas investors on Australia's high house prices compared with incomes, but says banks here could weather double the level of unemployment and a 40% fall in prices.
Meanwhile the National Australia Bank has offered home owners <a target="_blank" href="https://www.propertyobserver.com.au/finance/nab-offers-%241000-cash-to-secure-new-borrowers/2013081264103">$1000 if they switch mortgages from rival banks</a> amid renewed aggressive competition between the banks.

The National Australia Bank has offered home owners $1000 if they switch mortgages from rival banks amid renewed aggressive competition between the banks.
NAB announced the cash offer as part of its “spring” assault on the home loan market.
The ''More Give Mortgages'' move follows the Reserve Bank of Australia cutting the official interest rates to a record low 2.5 per cent last week.
Westpac Banking Corp cut its home loan rates by more than the RBA last week in an bid to lure more borrowers, but remains the dearest lender.
Commonwealth Bank of Australia has offered to beat the fixed-interest rates of all major banks as part of its pitch to win over home buyers.
The NAB offer is available until September 30. The NAB will also waive its typical $600 application fee.
NAB has the equal lowest standard variable home loan rate of the big four banks, at 5.88% along with the Australia and New Zealand Banking group.
The Commonwealth Bank of Australia has a 5.9% variable rate while Westpac’s rate is 5.98%.
The big four banks control almost 85% of the $1.17 trillion home loan market.
The NAB campaign has been likened to its “Breaking Up” <a href="/news">Valentine Day 2011 marketing campaign </a>which resulted in picking up market share by undercutting them on interest rates and offered new customers $700 to switch from rival banks.
In a note to staff, the NAB's group executive for personal banking, Gavin Slater, said the new offer would build on the bank's four-year long offering of the lowest standard variable rate.

"This is a deliberately aggressive and market-leading offer by NAB to win customers from our rivals and drive competition," Mr Slater told senior executives in a memo republished by News Ltd papers.
"Spring is our key home loan season and this campaign, and these offers, area great opportunity for NAB to win more market share from our competitors, close out a strong year and build momentum into financial year 2014."
NAB is hoping the campaign will lift its 17% of the market which is reflected in its $197 billion home loan book.

The Sydney property market is running the full spectrum of heat according to Australian Property Monitors.
Not only are "low interest rates clearly fuelling a red hot market", the recent cut in rates "will continue to fuel a white hot Sydney winter" market as well.
Confused? Yeah, me too.
Basically, APM is saying that the market is hot - but the colour of the heat seems to remain a matter of conjecture at this time.
We probably need a heat colour scale index or something.
But how hot can the market get? It's a fair question.
Auction clearance rates hitting 84% is red hot, no question.
Or white hot.
OK, let's not get bogged down in the actual colour of the heat. 84% is a hot market.
When you look at an unemployment rate of 5.7% and commentators are trying to infer that we've almost never had it so bad, it's worth remembering that when the unemployment rate falls to 5% or below, that is considered to be close to full employment.
The unemployment rate can never go close to 0% because there will always be frictional unemployment, seasonal unemployment and a certain%age of the population that will remain unemployable.
In a similar vein, auction clearance rates are very unlikely to hit 100% across a city on any given weekend - there will likely always be properties that are passed in as vendors seek to maximise their settlement price or fail to sell for other reasons.
That said, in the white (or red) hot sectors of the market such as Sydney's inner west, clearance rates have been hitting at around 90% and the market is clearly booming.
It's about as far removed from the inevitable housing bust predictions as it is possible to be.
Heck, even the central coast is starting to record good figures, so the Sydney market must be red (or white) hot.
Perhaps predictably, Dr. Andrew Wilson of Australian Property Monitors didn't miss a beat in taking the opportunity to stick the boot in: "I notice everybody is now getting on the housing market recovery bandwagon. Bit late fellas - don't lose your day jobs!"
Wilson took time out to take a quick side-swipe at Westpac too: "House price growth strong in July? Yet Westpac's sentiment index fell. Go figure. Guess index not a guide to house prices (lol)".
In summary, in Sydney expect property prices to break new record highs over the coming quarter.
Here's the useful stuff from APM's market wrap:
"Sydney recorded a stunning 83.8% auction clearance rate at the weekend with the mid-winter market continuing to accelerate at record levels of buyer activity despite a surge in listings. 
This weekend’s result was the highest recorded for the year and the fifth consecutive weekend with clearance rates above 80%. Sydney’s weekend auction market is currently tracking its highest ever clearance rates with low interest rates clearly fuelling a red hot market. 
And record clearance rates are being recorded despite a surge in listings with the number of auctions in Sydney 32.2% higher than the number listed over the first two weeks of August last year. The best regional auction result in Sydney this weekend was recorded by the south with an auction clearance rate of 90%. 
This was followed closely by inner west with 89%, the central coast with 86% and the west with an 83% clearance rate. 
The decision by the Reserve Bank last week to cut interest rates will continue to fuel a white hot Sydney winter auction market now tracking at record levels of buyer activity. 
Strong prices growth will certainly follow as indicated by the latest ABS data reporting that Sydney house prices increased by 2.7% over the June quarter – an identical result to the APM Sydney data released two weeks ago."

Sydney's residential market is hot - glowing red hot or white hot: Pete Wargent

There's been a slight tightening in Melbourne’s vacancy rate from 3.4% in June to 3.2% in July, but it was accompanied by a significant increase in landlords with vacant inner suburb property.
The Melbourne inner city vacancy rate jumped from 3.3% to 3.7%.
The vacancy rate for the middle suburbs declined from 3.6% to 3%.
The outer suburbs vacancy rate fell from 2.9% to 1.9%.
There have been major recent fluctuations in the inner city vacancy which tightened from 4.4% in April to 3.9% in May, then down to 3.3% in June.
In June 2012 the inner city vacancy rate was 1.9% real which rose to 2.3% in July 2012.
The vacancy rate in regional Victoria tightened further from 3.7% to 3.4% with declines in all three key regional centres.
Ballarat recorded the largest reduction in the vacancy rate from 4% to 2.9%.
The vacancy rate fell in Bendigo from 3.1% to 2.5%.
Geelong's vacancy rate fell from 5.5% to 5.2%.
"This tightening in the vacancy rate led to the weekly regional house rents increasing from $295 to $300 and for regional units from $228 to $250," the REIV said.
