<p><a href="https://www.apartments.com.au/developers/mosaic-property-group">Mosaic Property Group</a> has recorded 134 sales worth just over $400 million in two months of pre-release activity at The Riversdale, as the developer brings its $750 million South Brisbane riverfront project to the broader market.</p>

<p>The sales represent more than 60 per cent of the project's 213 apartments, with Mosaic reporting the majority of purchasers have been local owner-occupiers and downsizers.</p>

<p data-end="459" data-start="179">Lender, fund manager and apartment developer Princeton has completed <a href="https://www.apartments.com.au/buildings/marque-rockdale-602-608-princes-highway-rockdale-nsw-2216">Marque Rockdale</a>, the first new apartment development in South Sydney to provide its owners with a 10-year Latent Defects Insurance policy, the most comprehensive insurance available for a new apartment building.</p>

<p data-end="459" data-start="179">The policy has been a key consideration for prospective purchasers of the 58 one-, two-, and three-bedroom apartments, strategically located between&nbsp;Rockdale Plaza and Rockdale Station.&nbsp;</p>

<p data-end="459" data-start="179">Buyers have also been drawn to the fact that it is one of few new apartment developments delivered in the suburb in the last 10 years, and the only one located on Princes Highway to be set well back from the street to reduce noise. <p>Sydney developer <a href="https://www.apartments.com.au/developers/odus">ODUS Property Group</a> is continuing to expand its local Gold Coast development pipeline, filing plans for a new 40-storey tower in the Southport CBD.</p>

<p>Odus, which bought two luxury Main Beach projects, now La Mer and Le Reve, to make its move into the booming Gold Coast apartment market, has secured its third site. But it is tweaking the plans for a previously proposed 50-storey skyscraper, now seeking to deliver 40 storeys.</p>

<p>The project, dubbed <a href="https://www.apartments.com.au/new-apartments/80-marine-parade-74-80-marine-parade-southport-qld-4215">80 Marine Parade</a>, sits on a prime&nbsp;2,032 sqm amalgamated corner site at 74–80 Marine Parade and 4 Welch Street, across the road from the Gold Coast Aquatic Centre. It will have unobstructed, never-to-be-built-out views to the east given its position opposite the Broadbwater Parklands.&nbsp;</p>

<p>The plans are for 316 apartments, ground-floor retail, and resort-style resident amenities. The project sits within Precinct 1 (Central Business District) of the Southport Priority Development Area, where high-density residential and commercial development is actively encouraged.</p>

<p>BGD, ran by Bayden Goddard and the architecture firm behind Le Reve, has revised the original concept plans, substantially reworking the built form. Basement parking has been replaced by an expanded podium designed to improve functionality while reducing the tower's overall visual impact.&nbsp;&nbsp;</p>

<p>A double-height lobby and reception will anchor the ground floor alongside a 23 sqm food and drink outlet, activating the Marine Parade frontage.</p>

<p>Parking will be accommodated within the podium, providing 288 vehicle spaces and 74 bicycle spaces, accessed from Welch Street.</p>

<p>A boutique collection of just 10 residences could become the catalyst for the next phase of renewal along the southern end of Surfers Paradise Boulevard, with new plans laid for a mixed-use tower designed to transform a long-vacant site.</p>

<p>The proposal for <a href="https://www.apartments.com.au/new-apartments/3098-surfers-paradise-boulevard-surfers-paradise-qld-4217">3098 Surfers Paradise Boulevard</a> has been conceived as more than a standalone residential project. Designed by <a href="https://www.apartments.com.au/architects/bda-architecture">BDA Architecture</a>, the development aims to spark the revitalisation of what the design team describes as the "South Boulevard" precinct, creating an active streetscape with retail uses at ground level beneath a collection of full-floor luxury residences.</p>

<p>The application, by PR Property Holdings, an entity directed by the Brisbane-based Ryan and Petrovic families, seeks approval for a 17-storey, 62.2-metre mixed-use development on a compact 427 sqm site between Surfers Paradise Boulevard and Appel Street.</p>

<p>The project will comprise just 10 apartments, including eight full-floor residences and two duplex apartments, positioned above a two-level retail podium. Three podium parking levels will accommodate 26 vehicle spaces, while a recreation deck is proposed on Level 4.</p>

<p>BDA Architecture said the proposal has been designed to become an urban renewal catalyst for the precinct.</p>

<p>"The ambition of 3098 Surfer's Paradise is that it provides the catalyst for incremental infill redevelopment and upgrade of what is coined the 'South Boulevarde' of Surfers Paradise which connects to the beating heart of Cavill Avenue."</p>

<p>The architects added: "An incremental approach to development that provides quality ground plane interface, human scale design, integrated subtropical landscape and semipublic permeable frontage can over time entirely upgrade a precinct."</p>

<p>The architecture adopts soft curves, articulated balconies and a slender tower profile rising from a human-scaled podium. The design report describes the project as delivering "bespoke residences of enduring distinction, sculpted with precision and quiet sophistication," with a focus on timeless coastal architecture.</p>

<p>The application also includes retail tenancies addressing Surfers Paradise Boulevard, reinforcing the site's role as an active mixed-use destination rather than a purely residential address. The planning report states the combination of the podium, landscaping and active frontage is intended to strengthen the pedestrian experience while contributing to the evolving character of the boulevard.</p>

<p>The site occupies a prominent position in the southern section of Surfers Paradise, directly opposite the G:link light rail corridor and within walking distance of Surfers Paradise Beach, Cavill Avenue, the Nerang River and Bruce Bishop Car Park. It is currently vacant, having previously accommodated a single-storey commercial building that was demolished in 2022. The planning report notes the surrounding area is characterised by a mix of commercial buildings and residential towers, with unlimited building height provisions applying under the Centre Zone.</p>

<p>The proposal also replaces an earlier 2022 approval for a restaurant and bar on the site, instead introducing a permanent mixed-use development that combines retail activation with boutique residential living.</p>


Boutique apartment tower to "kickstart" Surfers Paradise's 'South Boulevard' revival

<p>Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.</p>

<p>From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;</p>

<h2>What is the Help to Buy Scheme?</h2>

<p>The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.</p>

<p>The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).</p>

<p>Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.</p>

<p>Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.</p>

<p>The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.</p>

<p>There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.</p>

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

<p>To qualify for the Help to Buy Scheme, applicants must meet the following conditions:</p>

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>

<p data-end="477" data-start="296">The location, floorplan and price are often the first considerations, but in recent years another question has become increasingly important: who is actually delivering the project?</p>

<p data-end="947" data-start="479">A series of high-profile builder collapses, construction delays and defect concerns have fundamentally changed how many Victorians approach buying off the plan. The collapse of Porter Davis in 2023, which reportedly left around 1,700 homes unfinished, became one of the most visible examples of the risks that can emerge when a construction company fails. <a href="https://www.equifax.com.au/sites/default/files/lpassets/pdf/Final-Business-Market-Pulse-June-Sector-Deep-Dive-Report-2.pdf">Similar challenges across the broader construction sector</a> have left buyers asking more questions before signing a contract.</p>

<p data-end="1099" data-start="949">As Victoria continues encouraging higher-density housing to address supply shortages, transparency is becoming just as important as location or price.</p>

<p data-end="1490" data-start="1101">One tool increasingly entering the conversation is the <a href="https://icirt.com/">Independent Construction Industry Rating Tool (iCIRT)</a>, an independent assessment framework designed to help buyers better understand the developer or builder behind a project. Originally developed by Equifax in consultation with government and industry as part of NSW's Construct NSW reforms, the system has since expanded nationally.</p>

<h2 data-end="1519" data-section-id="7nmx3" data-start="1492">What is an iCIRT rating?</h2>

<p data-end="1593" data-start="1521">Most Australians are familiar with independent ratings in everyday life.</p>

<p data-end="1748" data-start="1595">We compare ANCAP safety ratings before buying a car. We look at Health Star Ratings in supermarkets. Banks rely on credit assessments when lending money.</p>

<p data-end="1930" data-start="1750">Until recently, however, there has been very little independent information available to help apartment buyers assess the business responsible for delivering a residential project.</p>

<p data-end="1979" data-start="1932">That gap is what iCIRT was designed to address.</p>

<p data-end="2559" data-start="1981">Builders, developers and other construction professionals with an iCIRT rating have demonstrated high-trust characteristics through an independent, evidence-based assessment across six criteria: Character, Capability, Conduct, Capacity, Capital and Counterparties. This involves a rigorous review of financial health, past project track record, and ethical conduct. Crucially, an iCIRT rating could help provide property buyers with confidence that they are working with a professional who has demonstrated the capability, capacity, and willingness to return and rectify issues.</p>

<p data-end="2822" data-start="2561">Importantly, iCIRT is not a recommendation to purchase a particular property, nor is it a traditional credit rating. It is an independent assessment framework designed to provide objective information about a construction business using a <a href="https://icirt.com/sites/default/files/2025-08/iCIRT-Methodology-Issue1-May-2021.pdf">published methodology</a>.</p>

<p data-end="3082" data-start="2824">The system has been widely adopted in New South Wales, where more than one-third of medium and large residential builders and developers now hold an iCIRT rating, representing over two-thirds of the state's residential building market by value as of 2025/26.</p>

<h2 data-end="3126" data-section-id="h6ohtj" data-start="3084">Why buyers are doing more due diligence</h2>

<p data-end="3254" data-start="3128">For many buyers, particularly those purchasing off the plan, the biggest risk isn't whether they'll like the kitchen finishes.</p>

<p data-end="3388" data-start="3256">It's whether the project will be delivered on time, to the expected quality, and by a company capable of completing the development.</p>

<p data-end="3773" data-start="3390"><a href="https://icirt.com/sites/default/files/2026-07/iCIRT%202025%20Consumer%20Survey%20Report%20v05.pdf">Consumer research commissioned by iCIRT</a> found more than half of respondents believed current protections do not adequately safeguard buyers from builder insolvencies or defective projects. Other research found 88 per cent of prospective buyers would seek independent ratings or due diligence before purchasing, while 90 per cent said trust in construction professionals is essential.</p>

<p data-end="3837" data-start="3775">That doesn't mean buyers should rely on a single rating alone.</p>

<p data-end="3978" data-start="3839">Independent legal advice, understanding the contract, and seeking financial advice all remain important parts of the due diligence process.</p>

<p data-end="4092" data-start="3980">However, an independent assessment can provide another source of information alongside those traditional checks.</p>

<h2 data-end="4138" data-section-id="pquzxc" data-start="4094">Trust is becoming a competitive advantage</h2>

<p data-end="4188" data-start="4140">The conversation isn't only changing for buyers.</p>

<p data-end="4296" data-start="4190">Developers are also recognising that trust has become an increasingly important part of the sales process.</p>

<p data-end="4389" data-start="4298">Five years ago, purchasers typically asked about floorplans, finishes and settlement dates.</p>

<p data-end="4538" data-start="4391">Today, sales teams are increasingly being asked about the developer's experience, financial stability, previous projects and construction partners.</p>

<p data-end="4734" data-start="4540">For companies with strong governance and established delivery records, an independent iCIRT rating provides another way to demonstrate those credentials before buyers even visit a display suite.</p>

<p data-end="4910" data-start="4736">According to Equifax, the assessment can also help businesses drive sales and <a href="https://icirt.com/resources-for-business/icirt-rating-helps-scion-secure-high-value-projects">secure high-value projects</a>, as well as identify operational improvements and <a href="https://icirt.com/resources-for-business/mirvac-reinforces-brand-trust-and-quality-independent-icirt-rating">attract top talent</a>.</p>

<h2 data-end="4962" data-section-id="1j54ng5" data-start="4912">Beyond buyers: lenders are paying attention too</h2>

<p data-end="5049" data-start="4964">The influence of independent construction ratings is also extending beyond consumers.</p>

<p data-end="5281" data-start="5051">According to Stamford Capital's Real Estate Debt Capital Markets Survey, an increasing number of lenders now incorporate iCIRT ratings into their due diligence processes when assessing residential development finance applications.</p>

<p data-end="5612" data-start="5283">The survey found lender adoption has continued to rise, with many respondents saying independent assessments provide additional insight into governance, counterparties and delivery capability beyond traditional financial analysis. Some lenders also reported declining funding applications where businesses had poor or no ratings.</p>

<p data-end="5770" data-start="5614">As construction costs remain elevated and access to development finance becomes more selective, demonstrating credibility is becoming increasingly valuable.</p>

<h2 data-end="5801" data-section-id="1qazuxs" data-start="5772">What it means for Victoria</h2>

<p data-end="5855" data-start="5803">Victoria's apartment market is entering a new phase.</p>

<p data-end="6014" data-start="5857">The state is seeking to accelerate higher-density housing while simultaneously introducing reforms aimed at improving confidence in residential construction.</p>

<p data-end="6131" data-start="6016">For buyers, that means there are more tools available than ever before to research the businesses behind a project.</p>

Queensland tops list of 32 recovering or bottomed out property markets: Herron Todd White

<p>Kitchenware chain King of Knives, which has operated for 25 years and counts 60 locations across Australia and New Zealand, has been placed in administration.</p>
<p>While the reasons behind the insolvency remain unclear, the retail industry remains under intense pressure. The sector is one of the biggest sources of administration and insolvency appointments – and the kitchenware market is heating up.</p>
<p>King of Knives was placed in administration on August 15, with BRI Ferrier appointed. Administrators Andrew Cummins and Antony Resnick were contacted, but no reply was available prior to publication.</p>
<p>King of Knives, which continues to trade, was also contacted, but no reply was available.</p>
<p>The chain has an extensive history. Founded by retail veteran Ron Baskin in 1987, the business grew steadily and was sold to the ASX-listed RCG in 2004, which also owns and operates the successful Athlete’s Foot.</p>
<p>However, in 2007 RCG sold off the King of Knives chain for $4.5 million – discounted from the original price – back to a consortium led by the Baskin family. In a statement at the time, RCG head Ivan Hammerschlag said the business “absorbed a disproportionate amount of management time for insufficient upside”.</p>
<p>In the company’s report for the year ending June 2003, RCG said King of Knives had $22 million in revenue.</p>
<p>Baskin has an extensive amount of retail experience, and has been involved in several businesses including Sunglass World and Speciality Fashion Group.</p>
<p>The King of Knives chain is divided into separate entities, including the franchising group, which houses 14 locations. The business also operates stores under the Chef King brand, and has locations in New Zealand, which were significantly affected by the Christchurch earthquake in 2011.</p>
<p>A creditor’s meeting will take place on August 22.</p>
<p>While there is little information regarding the collapse, competition within the kitchenware market has increased over the past few years due to several factors, including the growth of online sales.</p>
<p>The popularity of cooking shows including <em>Masterchef</em>and <em>My Kitchen Rules</em> has led to a resurgence among kitchenware sales – according to IBISWorld, revenue has grown 0.8% each year across 2008-13, although growth increased after 2010.</p>

Knives out for King of Knives as retail chain enters administration

<p>Bendigo and Adelaide Bank has posted a cash profit of $348 million in the year to June 30, some 7.7% more than its $323 million profit last year.</p>
<p>Its full-year net profit was $352.3 million, up 80.7% on last year $137.1 million which was hit by a $95 million writedown on its margin lending and wealth management divisions.</p>
<p>It said the profit it makes on loans was under pressure as low official cash rates caused competition for retail deposits and compression.</p>
<p>Managing director Mike Hirst says the bank has had solid results despite difficult trading conditions.</p>
<p>“Consumer confidence and demand for credit remains low, and competition remains very strong for retail deposits,” he says.</p>
<p>He says the low official interest rates nice for existing borrowers but says a broad return of consumer confidence is yet to come.</p>
<p>“While we expect to see relatively subdued credit growth in the coming 12 months, we remain confident that the unique Bendigo and Adelaide Bank business model will continue to resonate with customers.”</p>
<p>He says the support of customers and communities and its conservative funding and balance sheet structure meant it is well placed to benefit from any improvement in market sentiment and demand for credit.</p>
<p>"Our industry-leading retail and business customer satisfaction levels and the maintenance of an efficient business model becomes even more important in this environment," he said.</p>
<p>"At Bendigo and Adelaide Bank we will continue to leverage our unique strengths to take advantage of the significant opportunities that exist for our business."</p>

<p>In Sydney new unit sales are now frequently selling for above their potential resale value, though demand for new units and the volume of unit sales have dropped down slightly.</p>
<p>And there is now a shortage of rental houses compared to demand in Sydney.</p>
<p>In Melbourne, Herron Todd White’s assessment remains the same as last month – it’s at the bottom of the property cycle at the start of recovery, though new units are frequently selling for above their potential resale value.</p>

Perth at peak, Melbourne at bottom of property cycle: Herron Todd White

<p>The jury’s out on whether Australia is entering the ‘mother of all dwelling booms’ as Robert Gottliebsen took note to warn in <em>Business Spectator</em> last week.
</p>
<p>And whilst the construction sector continues to fall short of expectation, the established housing market, most notably in Sydney although also reflected in other states – has moved.</p>
<p>War stories are emerging from buying and selling agents of auctions attended where the prices have exceeded the reserve by 10-20%. </p>
<p>In turn, vendors are reassessing their expectation of value based on neighbouring results – and with more talk of prospected drops to the cash rate, purchasers are shopping lenders to see how far their budget will stretch.</p>
<p>When prices start to rise – in some areas quite dramatically so – there is always heated debate over whether it’s a bubble.  The term itself is somewhat over used perhaps because of the image it invokes.</p>
<p>A bubble gives the impression the market is a flimsy airless balloon which – like a row of standing dominoes – will quite suddenly, irreversibly and dramatically ‘pop’ falling into an endless abyss. </p>
<p>For some commentators – the very fact that this hasn’t yet occurred in Australia is enough to demonstrate the theory incorrect. In other words, you can only define a true bubble whilst viewing the devastating aftermath.</p>
<p>However, a bubble does not have to fall into the definition posed above. They are not always easily deflated, and there are plenty of different particularities between the policies and lending requirements that have played into the house price ‘corrections’ other countries have already experienced post GFC, that differ from those we have in Australia.</p>
<p>Furthermore, in economies highly exposed to the residential sector, where central banks and governments have the ability to manipulate policy and the amount of cheap credit that flows into mortgage lending, it’s possible to ‘prop’ and temporarily prevent falling house prices that would otherwise occur in line with a challenging macro outlook.</p>
<p>In Australia this would include, rising unemployment, lower prospects for wage growth, an aging headwind of retirees lowering the participation rate, and the gradual winding down in the mining sector – to name but a few. </p>
<p>And whilst this will bear relevance in moderating the level of price appreciation long term, there are plenty of ingredients in the pot to ignite the current environment which is causing a range of voices to warn of bubble like conditions in fragmented areas of our established capital city terrains.</p>
<p>The main force behind the buying market is a mix of investors and up-graders, who in turn are boosting the premium housing sector using funds from the sale of lower priced properties to then leverage up, which coupled with lower rates reduces the size of their loan – distorting the forward analysis of the lending data in relation to price growth somewhat.</p>
<p>In contrast demand from first-home buyers has weakened significantly – waxing and waning only on the back of various grants and incentives.</p>
<p>Each are buying for different reasons, and as we know, in this sense, the environment has been nicely manipulated by supply side constraints which keep Australia in a donut like geographical outlook.</p>
<p>However, as <a href="https://www.propertyobserver.com.au/news/robert-gottliebsen-forecasts-mother-of-all-dwelling-booms-driven-by-property-investors/2013081864307?utm_source=po&amp;utm_medium=aida&amp;utm_campaign=news" target="_blank">Robert Gottliebsen points out in his column</a>, and <a href="/news">as I mentioned last week</a> – a very low interest rate environment is once such condition that encourages investors to pull back on saving in favour of a spend/borrow mentality.  </p>

<p>In our property obsessed culture – following years of woeful planning for population growth, most of this pent up demand is being fed into the second hand housing sector.</p>
<p>Price rises are more often than not fuelled by speculation that the next generation will pay double for the second hand house in – how does it go – eight or so years time?</p>
<p>Whilst population growth can push demand, actual house price appreciation more directly stems from a higher proportion of mortgage holders, not necessarily home buyers, shopping within an area of limited supply.</p>
<p>In this respect, the money governments have donated through tax breaks alone to encourage investment into the established residential real estate sector, with policies such as negative gearing which has disproportionately inflated existing property values and created a growing gap between rental yield – rises of which cannot keep pace – is another area of significance which has propped up the prices.</p>
<p>It’s also one of many policy measures that should be addressed if affordability were really an issue of concern for our competing political parties.</p>
And whilst there may be heated debate over the recognition of a bubble, in every instance speculation is a significant driving force in the pace of any said increases – which rings nicely with US economist Robert Shiller’s analysis when in his book “Irrational Exuberance” he defined a bubble as:
<p><em style="border: 0px; font-family: inherit; margin: 0px; outline-width: 0px; padding: 0px; vertical-align: baseline;">“a situation in which news of price increases spurs investor enthusiasm – spreading by psychological contagion from person to person, in the process amplifying stories that might justify the price increase attracting a larger and larger class of investors, who, despite doubts about the real value of the investment, are drawn to it partly through envy of others’ successes and partly through a gambler’s excitement.”</em></p>
<p>This mentality is evident when we enter what is so often termed the recovery phase of our market cycle – usually after a period in which home values have declined in real terms.</p>
<p>It’s an interesting turn of phrase, giving the impression to the uninitiated that prices have dropped so low they needed to heal like a sick patient.</p>
<p>However, seeing prices overshoot the mark as greed along with expectation of another boom inevitably takes a force on investor mentality, is a common feature of this part of the cyclic psychology.</p>
<p>The effects are often amplified in areas where auctions sales predominate.  When buyers see properties openly selling above their pre-conceived perception of market value (something that generally doesn’t happen when the sale is conducted via private negotiation) it provides very visible reality that the market’s appreciating and the effects on the mindset act like a kind of contagion.</p>
<p>Interestingly enough, the reverse is the case when a larger proportion of properties pass in at auction – leaving buyers with the worrying impression the market’s tanking.</p>
<p>During a competitive auction buyers spend far less time thinking about exceeding budget constraints than they do when – in a rational pre-auction moment, they take time to discuss (usually with their partner) where to draw a sensible limit for the property in question.</p>
<p>In truth, when the market is buoyant and competition evident, buyers don’t bid for the property – they simply bid to win – something I witness weekly.</p>
<p>And of course, whenever rising prices openly occur, stock inevitably reduces.</p>
<p>After all, who wants to sell an asset that’s increasing in value, when the observation prevails that a vendor can get more if they hold and wait for further gains to come?  Especially as additional rate cuts are still widely predicted.</p>

<p>The other issue which Robert Gottliebsen touches upon is foreign acquisition. The falling Aussie dollar has given Asian property investors an opening to look favourably once again upon dwelling investment in our capital city markets.</p>
<p>As reported in the <em>Australian Financial Review</em> last week, a Sydney property developer sold 90 off-the-plan apartments at the opening of a new tower in Bondi Junction in five hours and whilst a large proportion of funds will be fed into off-the-plan construction, assisting developers in the approval process somewhat, it’s arguable as to how many of these new apartments will actually make it onto the rental market.  </p>
<p>With limited options for investment, real estate acts like a magnate for Chinese buyers – who are not averse to purchasing speculatively whilst leaving apartments sitting empty.</p>
<p>There will be plenty of argument yet to come as to the level of the current boom and its longevity.</p>
<p>But what cannot be argued is the conditions that took values to their 2010 peak following our golden decades of growth, will not be replicated as we enter a very different and challenging macro environment than previously experienced – hence why I hold the opinion that we’ll see shorter durations to the traditional boom and bust market cycle.</p>
<p>Furthermore – whilst rising established house prices may be perceived as positive – particularly for those who want to downsize or tap into the equity – is worth remembering that it’s doing little for the productive areas of our economy such as manufacturing, small business or job creation.</p>
The oft quoted perception that the feel good factor from rising house prices stimulates consumption has been disputed in several studies – the most recent of which can be found <a href="https://www.res.org.uk/details/mediabrief/4743221/BOOSTING-THE-HOUSING-MARKET-IS-NOT-THE-WAY-OUT-OF-A-CRISIS" target="_blank">here</a>.
<p>And whilst those who purchased early in the 2000s have seen their assets boom the consequences have forced a social divide as purchasers priced out are forced into areas where schools, transport and local amenities have not been funded to keep up with the flood of lower and middle income households in search of affordable options.</p>
<p>Rising yields ensure renters find it particularly hard to locate close to work hubs, not to mention the pressure it puts on students battling for a university qualification. Unless we face up to the non-voter friendly challenges that prevent sustainable solutions and reduce unwarranted inflation in the established sector at the expense of construction, nothing will change.</p>
<p>New Zealand – which is experiencing its own property boom principally in Auckland – has released details of plans to moderate mortgage demand through <a href="https://www.macrobusiness.com.au/2013/08/rbnz-refines-lvr-cap-but-will-it-work/">‘speed limits’</a> on high loan to value lending.</p>
<p>However, it’s widely acknowledged that without effective polices to enable home building over a wider footprint of land, first-home buyers will suffer inevitable pain, and debate circulates as to whether it will lower prices in the long term or just produce a blip on the radar.</p>
<p>Even if it were possible to effectively implement and audit similar restrictions,  thereby tapering the flow of money into mortgage debt, it won’t necessarily stimulate lending for productive purposes.</p>
<p>Furthermore, although in real terms, values remain below peak, the property market chills at the thought of prices adjusting downward materially – yet not at the bank controlled credit creation process that inflated the huge increase in the first place. Banks create money every time they make a loan, and then decide where the bulk of lending is directed – building up the price of their preferred assets at their own discretion.</p>
<p>It’s not the health of the housing market that needs to be tacked, it’s the disease.</p>
<p>Lastly on interest rates – since November 2011 we’ve been on a downward rate cycle – some of which was only passed on in part by the banks.</p>
<p>Yet it took until mid 2012 for any marginal improvement in median values to emerge (boosted by consumer confidence), and only fairly recently have we seen a significant uptick.</p>
<p>The building industry is not picking up enough pace to compensate for the tapering of construction in the mining cycle and we’re a long way from a point at which the RBA can start raising rates to offset any unwelcome boom in established asset prices.</p>
<p>For the time being, existing owners and investors will continue to fuel demand, and despite loan service affordability costs improving – those looking to enter the housing market will continue to compete with a challenging heated environment.</p>

<p>National Australia Bank banker David Fodor and his wife, Natisha, owner of the My Nest Home Styling, secured $1.67 million for&nbsp;their four-bedroom Mont Albert&nbsp;house.</p>

Mont Albert nest in high demand as NAB executive sells

<p>A report by the Hong Kong and Shanghai Banking Corporation (HSBC) has found that Australia is the most expensive country for international study, surging ahead of the United States and the United Kingdom.</p>
<p>The report found that the average annual cost of study in Australia amounted to some US$38,000, followed by the United States at US$35,000, and the United Kingdom at US$30,000.</p>
<p>HSBC Australia head of retail banking and wealth management Graham Heunis said the strength of the Australian economy and the Australian dollar has kept the cost of studying in Australia high relative to other markets.</p>
<p>According to data from Australian Education International, there were 379,214 enrolments by full-fee paying international students as of June this year, a decline of 2.2% on last year. This is in contrast to a 5.8% average increase of enrolments each June in the last decade.</p>
<p>Heunis believes the falling Australian dollar and improved visa processing could see student enrolments bouncing back.</p>
<p>“While Australia’s education sector has taken a hit in terms of overseas student <span style="font-size: 10pt;">numbers, the proportion of international students in Australia remains strong, indicating many are looking past the cost impact to other factors such as quality of life and education and proximity to home.</span></p>
<p>The falling Aussie dollar and simplified visa process should spark a resurgence in overseas students placing Australia on top of their destination lists,” Heunis said.</p>
<p>Australian universities continue to be competitive compared to their international counterparts.</p>
<p>Seven Australian universities retained their top 200 positions in the Academic Ranking of World Universities (ARWU) prepared by China’s Shanghai Jiaotong University.</p>
<p>The University of Melbourne remained as Australia’s top institution, moving up three spots to 54<sup>th</sup> place.</p>
<p>Melbourne has ranked number one in Australia for three consecutive years, and was also the first Australian university to achieve a top 200 ranking in the ARWU for all ten individual disciplines.</p>
<p>Other universities in the top 100 include the Australian National University (66), University of Queensland (85), University of Western Australia (91) and University of Sydney (97).</p>
<p>Monash University and the University of NSW were named in the 101-150 band.</p>
<p>A report from the International Education Advisory Council released in February this year projected a 30% growth to the education industry by 2020, estimating that Australia will be home to some 520,000 international students, contributing $19.1 billion to the local economy.</p>
<p>The same report revealed that 52% of the $15.7 billion revenue from the international education sector in 2011 went towards host communities – including accommodation providers, the retail sector, travel services and other community enterprises.</p>
<p><em>Property Observer</em> recently reported that there is a shortage of purpose-built student accommodation in most Australian capital cities.</p>
<p>Currently, there are 41,250 beds available for students around Australia, leading students to turn to the private rental market for their accommodation needs.</p>
<p>As of the 2011 Census, there are over 826,200 units in main cities around Australia. However, a 2012 Jones Lang LaSalle report found many students encounter difficulties in securing private rental accommodation due to fierce competition from other potential tenants, unaffordable rentals, and a national vacancy rate of around 2%.</p>
<p>The same report also revealed that Australia is considered to be ten years behind mature markets in providing quality student housing. This therefore gives investors an opportunity to reap the benefits of early entry into the market.</p>
<p>Other attributes of the student housing sector include solid rental growth above inflation rates, resilient performance in downturns, strong demand, and high occupancy rates.</p>
<p>This has led student accommodation providers such as Urbanest and The Pad to expand their operations.</p>
<p>Urbanest, which provides student acommodation in Adelaide, Sydney, and Brisbane, is launching a Melbourne student accommodation building next February in Carlton.</p>
Meanwhile, <a href="https://www.propertyobserver.com.au/victoria/investor-interest-sought-for-rmit-village-student-accommodation/2013081863581?utm_source=po&amp;utm_medium=aida&amp;utm_campaign=news" title="Investor interest sought for RMIT village student accommodation">investor interest is being sought for RMIT village student accommodation</a> in North Melbourne. The <a href="https://www.realcommercial.com.au/property-hotel+leisure-vic-north+melbourne-500822239" target="_blank" rel="nofollow" style="font-size: 14px;">Jones Lang LaSalle</a> marketing gives a projected net income of $4.6 million for this year.
<p>Brisbane-based student accommodation provider The Pad also recently announced expansion plans to Sydney, Melbourne, and Canberra, following the backing of investment group Telopea Capital Partners. </p>
