<a href="https://www.apartments.com.au/developers/mosaic-property-group">Mosaic Property Group</a> has recorded 134 sales worth just over $400 million in two months of pre-release activity at The Riversdale, as the developer brings its $750 million South Brisbane riverfront project to the broader market.

The sales represent more than 60 per cent of the project's 213 apartments, with Mosaic reporting the majority of purchasers have been local owner-occupiers and downsizers.

Lender, fund manager and apartment developer Princeton has completed <a href="https://www.apartments.com.au/buildings/marque-rockdale-602-608-princes-highway-rockdale-nsw-2216">Marque Rockdale</a>, the first new apartment development in South Sydney to provide its owners with a 10-year Latent Defects Insurance policy, the most comprehensive insurance available for a new apartment building.

The policy has been a key consideration for prospective purchasers of the 58 one-, two-, and three-bedroom apartments, strategically located between&nbsp;Rockdale Plaza and Rockdale Station.&nbsp;

Buyers have also been drawn to the fact that it is one of few new apartment developments delivered in the suburb in the last 10 years, and the only one located on Princes Highway to be set well back from the street to reduce noise. Marque Rockdale completes as South Sydney’s first apartments backed by 10-year defect insurance

Sydney developer <a href="https://www.apartments.com.au/developers/odus">ODUS Property Group</a> is continuing to expand its local Gold Coast development pipeline, filing plans for a new 40-storey tower in the Southport CBD.

Odus, which bought two luxury Main Beach projects, now La Mer and Le Reve, to make its move into the booming Gold Coast apartment market, has secured its third site. But it is tweaking the plans for a previously proposed 50-storey skyscraper, now seeking to deliver 40 storeys.

The project, dubbed <a href="https://www.apartments.com.au/new-apartments/80-marine-parade-74-80-marine-parade-southport-qld-4215">80 Marine Parade</a>, sits on a prime&nbsp;2,032 sqm amalgamated corner site at 74–80 Marine Parade and 4 Welch Street, across the road from the Gold Coast Aquatic Centre. It will have unobstructed, never-to-be-built-out views to the east given its position opposite the Broadbwater Parklands.&nbsp;

The plans are for 316 apartments, ground-floor retail, and resort-style resident amenities. The project sits within Precinct 1 (Central Business District) of the Southport Priority Development Area, where high-density residential and commercial development is actively encouraged.

BGD, ran by Bayden Goddard and the architecture firm behind Le Reve, has revised the original concept plans, substantially reworking the built form. Basement parking has been replaced by an expanded podium designed to improve functionality while reducing the tower's overall visual impact.&nbsp;&nbsp;

The tower rises above the eight-storey landscaped podium with a distinctive architectural language defined by sweeping arches, integrated greenery, bronze-toned glazing, and a sculptural rooftop crown.

The development will comprise 104 one-bedroom apartments, 208 two-bedroom apartments, and four four-bedroom penthouses across levels 9 to 36. Apartments are designed to accommodate both permanent residents and short-term accommodation within the same building.

A double-height lobby and reception will anchor the ground floor alongside a 23 sqm food and drink outlet, activating the Marine Parade frontage.

Parking will be accommodated within the podium, providing 288 vehicle spaces and 74 bicycle spaces, accessed from Welch Street.

It also states that the proposal "will contribute to a defined and legible eastern gateway to the Southport CBD, reinforcing the area's high-density urban character while maintaining a strong visual connection to the adjoining public open space network."

A boutique collection of just 10 residences could become the catalyst for the next phase of renewal along the southern end of Surfers Paradise Boulevard, with new plans laid for a mixed-use tower designed to transform a long-vacant site.

The proposal for <a href="https://www.apartments.com.au/new-apartments/3098-surfers-paradise-boulevard-surfers-paradise-qld-4217">3098 Surfers Paradise Boulevard</a> has been conceived as more than a standalone residential project. Designed by <a href="https://www.apartments.com.au/architects/bda-architecture">BDA Architecture</a>, the development aims to spark the revitalisation of what the design team describes as the "South Boulevard" precinct, creating an active streetscape with retail uses at ground level beneath a collection of full-floor luxury residences.

The application, by PR Property Holdings, an entity directed by the Brisbane-based Ryan and Petrovic families, seeks approval for a 17-storey, 62.2-metre mixed-use development on a compact 427 sqm site between Surfers Paradise Boulevard and Appel Street.

The project will comprise just 10 apartments, including eight full-floor residences and two duplex apartments, positioned above a two-level retail podium. Three podium parking levels will accommodate 26 vehicle spaces, while a recreation deck is proposed on Level 4.

Rather than pursuing apartment volume, the proposal focuses on large-format homes with a slender tower form intended to maximise outlooks while limiting visual bulk.

BDA Architecture said the proposal has been designed to become an urban renewal catalyst for the precinct.

"The ambition of 3098 Surfer's Paradise is that it provides the catalyst for incremental infill redevelopment and upgrade of what is coined the 'South Boulevarde' of Surfers Paradise which connects to the beating heart of Cavill Avenue."

The architects added: "An incremental approach to development that provides quality ground plane interface, human scale design, integrated subtropical landscape and semipublic permeable frontage can over time entirely upgrade a precinct."

The architecture adopts soft curves, articulated balconies and a slender tower profile rising from a human-scaled podium. The design report describes the project as delivering "bespoke residences of enduring distinction, sculpted with precision and quiet sophistication," with a focus on timeless coastal architecture.

The application also includes retail tenancies addressing Surfers Paradise Boulevard, reinforcing the site's role as an active mixed-use destination rather than a purely residential address. The planning report states the combination of the podium, landscaping and active frontage is intended to strengthen the pedestrian experience while contributing to the evolving character of the boulevard.

The site occupies a prominent position in the southern section of Surfers Paradise, directly opposite the G:link light rail corridor and within walking distance of Surfers Paradise Beach, Cavill Avenue, the Nerang River and Bruce Bishop Car Park. It is currently vacant, having previously accommodated a single-storey commercial building that was demolished in 2022. The planning report notes the surrounding area is characterised by a mix of commercial buildings and residential towers, with unlimited building height provisions applying under the Centre Zone.

The proposal also replaces an earlier 2022 approval for a restaurant and bar on the site, instead introducing a permanent mixed-use development that combines retail activation with boutique residential living.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>

For most Australians, buying an apartment is one of the biggest financial decisions they'll ever make

The location, floorplan and price are often the first considerations, but in recent years another question has become increasingly important: who is actually delivering the project?

A series of high-profile builder collapses, construction delays and defect concerns have fundamentally changed how many Victorians approach buying off the plan. The collapse of Porter Davis in 2023, which reportedly left around 1,700 homes unfinished, became one of the most visible examples of the risks that can emerge when a construction company fails. <a href="https://www.equifax.com.au/sites/default/files/lpassets/pdf/Final-Business-Market-Pulse-June-Sector-Deep-Dive-Report-2.pdf">Similar challenges across the broader construction sector</a> have left buyers asking more questions before signing a contract.

As Victoria continues encouraging higher-density housing to address supply shortages, transparency is becoming just as important as location or price.

One tool increasingly entering the conversation is the <a href="https://icirt.com/">Independent Construction Industry Rating Tool (iCIRT)</a>, an independent assessment framework designed to help buyers better understand the developer or builder behind a project. Originally developed by Equifax in consultation with government and industry as part of NSW's Construct NSW reforms, the system has since expanded nationally.

<h2 data-end="1519" data-section-id="7nmx3" data-start="1492">What is an iCIRT rating?</h2>

Most Australians are familiar with independent ratings in everyday life.

We compare ANCAP safety ratings before buying a car. We look at Health Star Ratings in supermarkets. Banks rely on credit assessments when lending money.

Until recently, however, there has been very little independent information available to help apartment buyers assess the business responsible for delivering a residential project.

That gap is what iCIRT was designed to address.

Builders, developers and other construction professionals with an iCIRT rating have demonstrated high-trust characteristics through an independent, evidence-based assessment across six criteria: Character, Capability, Conduct, Capacity, Capital and Counterparties. This involves a rigorous review of financial health, past project track record, and ethical conduct. Crucially, an iCIRT rating could help provide property buyers with confidence that they are working with a professional who has demonstrated the capability, capacity, and willingness to return and rectify issues.

Importantly, iCIRT is not a recommendation to purchase a particular property, nor is it a traditional credit rating. It is an independent assessment framework designed to provide objective information about a construction business using a <a href="https://icirt.com/sites/default/files/2025-08/iCIRT-Methodology-Issue1-May-2021.pdf">published methodology</a>.

The system has been widely adopted in New South Wales, where more than one-third of medium and large residential builders and developers now hold an iCIRT rating, representing over two-thirds of the state's residential building market by value as of 2025/26.

<h2 data-end="3126" data-section-id="h6ohtj" data-start="3084">Why buyers are doing more due diligence</h2>

For many buyers, particularly those purchasing off the plan, the biggest risk isn't whether they'll like the kitchen finishes.

It's whether the project will be delivered on time, to the expected quality, and by a company capable of completing the development.

<a href="https://icirt.com/sites/default/files/2026-07/iCIRT%202025%20Consumer%20Survey%20Report%20v05.pdf">Consumer research commissioned by iCIRT</a> found more than half of respondents believed current protections do not adequately safeguard buyers from builder insolvencies or defective projects. Other research found 88 per cent of prospective buyers would seek independent ratings or due diligence before purchasing, while 90 per cent said trust in construction professionals is essential.

That doesn't mean buyers should rely on a single rating alone.

Independent legal advice, understanding the contract, and seeking financial advice all remain important parts of the due diligence process.

However, an independent assessment can provide another source of information alongside those traditional checks.

<h2 data-end="4138" data-section-id="pquzxc" data-start="4094">Trust is becoming a competitive advantage</h2>

The conversation isn't only changing for buyers.

Developers are also recognising that trust has become an increasingly important part of the sales process.

Five years ago, purchasers typically asked about floorplans, finishes and settlement dates.

Today, sales teams are increasingly being asked about the developer's experience, financial stability, previous projects and construction partners.

For companies with strong governance and established delivery records, an independent iCIRT rating provides another way to demonstrate those credentials before buyers even visit a display suite.

According to Equifax, the assessment can also help businesses drive sales and <a href="https://icirt.com/resources-for-business/icirt-rating-helps-scion-secure-high-value-projects">secure high-value projects</a>, as well as identify operational improvements and <a href="https://icirt.com/resources-for-business/mirvac-reinforces-brand-trust-and-quality-independent-icirt-rating">attract top talent</a>.

<h2 data-end="4962" data-section-id="1j54ng5" data-start="4912">Beyond buyers: lenders are paying attention too</h2>

The influence of independent construction ratings is also extending beyond consumers.

According to Stamford Capital's Real Estate Debt Capital Markets Survey, an increasing number of lenders now incorporate iCIRT ratings into their due diligence processes when assessing residential development finance applications.

The survey found lender adoption has continued to rise, with many respondents saying independent assessments provide additional insight into governance, counterparties and delivery capability beyond traditional financial analysis. Some lenders also reported declining funding applications where businesses had poor or no ratings.

As construction costs remain elevated and access to development finance becomes more selective, demonstrating credibility is becoming increasingly valuable.

<h2 data-end="5801" data-section-id="1qazuxs" data-start="5772">What it means for Victoria</h2>

Victoria's apartment market is entering a new phase.

The state is seeking to accelerate higher-density housing while simultaneously introducing reforms aimed at improving confidence in residential construction.

For buyers, that means there are more tools available than ever before to research the businesses behind a project.

For developers, it signals that transparency is becoming another point of differentiation in an increasingly competitive market.

Buyers are asking more questions than ever before and increasingly expecting independent information, not just marketing material, before making one of the biggest financial commitments of their lives.

Buying off-the-plan in Melbourne? How independent iCIRT ratings are set to change Victorian property

After a period where the number of property listings being offered for sale has been at its lowest level for decades, the past month has seen some strong signs of stock levels increasing for the first time in two years.
Since early 2011 when there were around 19,000 properties for sale we have seen this number drop to only around 7,000. However in July, the number of properties being listed throughout our group increased by around 30% compared to recent monthly averages.
This sudden increase in listings coming onto the market has not been at the cost of sale numbers which have remained fairly strong throughout winter, so it can only be put down to record low interest rates and people seeing a brighter light at the end of the election tunnel.
Seller confidence has been at an all time low through the longer than normal election lead up and this coupled with constant talk of the mining sector softening and a general hesitance about debt, have all combined to convince prospective sellers to wait and see.
The general consensus is that activity will increase markedly after the election next month and, with the normal spring bounce, it seems that sellers are recognising that now may be their best time to sell and to get into their next property before the price gap begins to widen.
Although we are seeing more stock coming onto the market we believe this increase will be absorbed by a lift in buyer activity between now and Christmas and that there will be upward pressure on prices.

Low interest rates and the end of the election contributing to strong winter sales: Geoff Baldwin

A rash of developer incentive programs continues to confuse the residential property market and there is a genuine need for transparency.
First-home buyers and uneducated buyers are unfortunately often those targeted by such schemes.
The following is a photo taken this week, illustrates the kind of incentives in the market place.

So who pays for the new Ford Fiesta (currently valued at $15,000)? You would think the answer is obvious- “the purchaser”.
In this instance the land being marketed is being sold for an asking price of between
$156,500 and $165,000. Therefore the incentive is representative of almost 10% of the asking price.
So is a block of land or unit worth more due to the incentive? Maybe to the potential buyer.
But in a resale situation where no incentive is available, the market would adjust appropriately.
When a potential mortgage lender gets a professional valuation done, the price will be adjusted by the valuer to reflect the pre incentive price. This means the buyer will have to come up with the additional money that would in most cases simply reflect the value of the incentive.
Other incentives common in the market place include furniture vouchers, electronic equipment, landscaping packages, shopping vouchers and offers to pay the first $10,000 to $25,000 of the future builders contract.
In numerous instances the incentives are not as obvious as those depicted in the photo illustrated above. Most often they are hidden at the rear of a 100-200 page contract, or in some instances provided only on a second contract which is not disclosed to the lender or the valuer in the first instance.
Perhaps the developers would be better off pricing their stock at market levels, forget the incentives, be more transparent and build trust within the relevant market place.
Our experience suggests that the incentives at settlement time only provide frustration for the purchaser, mortgage broker, lender and valuer. It is a no win situation for all involved and often results in delays and disappointment.

Greater need for transparency in developer incentives: Greg Sugars

Peter Wargent used Property Observer a few weeks ago to have a chortle over my February 2012 prediction of a steep and imminent land price correction.
<a target="_blank" href="https://www.propertyobserver.com.au/economy/average-investors-are-notoriously-poor-at-timing-property-market-cycles-pete-wargent/2013080863794">He gloats: “Since the property market troughs in mid-2012, unfortunately, prices have not fallen by 20% or even 15%.”</a>  
Hmmm.  Prices still remain well short of the 2010 peak.  Add three years of insistent 2-3% inflation to the following graph and the real price changes start to hurt.

Clearly, my call was courageous. The bursting of The Great Australian Land Bubble has not yet happened.  The economic catastrophe for the heavily indebted and the banks remains dead ahead.  
I have been warning young home buyers against borrowing heavily and signing away their lifetime earnings to buy a house in a market climax.

I urge them to rent, which is an absolute bargain compared to buying.  If a negatively geared property investor wants to subsidise my lifestyle, I’ll have his dollar.  
I urge them to save a giant deposit.  If rent is dead money, then by the same measure so are interest payments.  There is no point exchanging paying rent on a house for paying economic rent to a bank.  
I urge them to build up their credit rating so they have ready access to loans in the future.

Peter Wargent cites various mainstream forecasters who see modest future rises and asks ‘what happens if the market forecasters are right?’  
If they are right, renting will continue to be an eye-popping deal.  
I am staggered that negative gearers are prepared to stick fistfuls of dollars into tenants’ pockets, month after month, year after year.  1.5 million ‘owners’ have 1.8 million rental properties, a little over one each. Almost all are middle income earners. 
They pay a very high price to reduce their income tax, as the graph below shows.

The proportion of rental investors among buyers in the residential market is now around 35%.  They will never make a decent return at current price to rent ratios.  
Wealthy people do not enter into deals with low cash returns and big borrowings on fragile, high maintenance assets like houses.  If they love bricks and mortar, better returns are available in commercial property, without the stress.  
Peter Wargent asserts: “More than anything, my message was to do something by spending less that you earn and investing in a diversified portfolio of assets rather than fail conventionally by doing nothing.”  
Agreed.  This sentiment is central to achieving future financial independence.  
So, avoid lumpy illiquid assets, after-tax debt, poor returns and high risk.  I think this exactly describes Australia’s residential property market.

Sydney never ventures too far from its rowdy rum days. Word is Paddington's iconic heritage-listed Juniper Hall could soon become a beer garden. It's the oldest surviving building east of the city by most records.
The two-storey Georgian Oxford Street mansion -  with two Norfolk Island pines in the grounds - dates back to 1824,  and the days of Governor Lachlan Macquarie.
It was ofcourse built from the proceeds of liquor - the pioneering entrepreneurial Robert Cooper, an ex-convict who made his wealth from <a target="_blank" href="https://www.propertyobserver.com.au/https://trove.nla.gov.au/ndp/del/article/32074079">gin distilling</a>.
It was last September when the NSW National Trust secured $4,551,000 from the well-known Moran healthcare family, who own a portfolio of heritage properties. Controversy had surrounded the listing as local residents petitioned to keep the National Trust property in public hands. It had been restored in 1988 with funds contributed by Amatil, the NSW Bicentenary Council and the NSW National Trust.
Neighbours were happy on hearing <a target="_blank" href="https://www.propertyobserver.com.au/new-south-wales/sydney-s-moran-family-takes-the-prize-as-national-trust-offloads-juniper-hall-for-%2445-million/2012092556804">the Moran's stated plan </a>as turning the historic premises into an art gallery to house the Moran Prizes, which are sponsored by the Moran Arts Foundation. They were also advised the first floor and attic would be converted into a private residence for one of the family members. "We are delighted that Juniper Hall will be restored by the Moran family, a family who have a dedicated passion for heritage and the arts,'' Brian Scarsbrick CEO of the National Trust of Australia (NSW) said at the time. But Andy Ruwald, co-owner of the Bucket List in Bondi Beach, has recently lodged two development applications with Woollahra Council effectively for an open air bar and restaurant on the front lawn of the property.
It has a maximum capacity of 350 patrons and consist of 20 tables, 40 benches and an island bar.
The neighbouring property, The Imperial Hotel recently completed an expensive renovation with a significant costs associated with sound containment.
The initial 248 Oxford Street, Paddington Juniper Hall application put to the Woollahra Council to use the front and rear gardens sought 8am to 11pm weekday and Sunday's and public holidays from 8am to 10pm.
The Moran family are renowned for restoring historic homes across Sydney including Redleaf in Wahroonga.
Family matriarch Greta Moran is actually a distant relative of Sarah Cooper, the wife of Robert Cooper.
But their heritage passion has occasionally been accompanied by neighbour-upsetting revenue desires - <a target="_blank" href="https://www.propertyobserver.com.au/new-south-wales/swifts-mansion-chatelaine-kerry-jones-raises-spectre-of-high-rise-for-darling-point-grounds-title-tattle/2012031553875">most recently at the Gothic home Swifts at Darling Point</a>.
The proposal highlights how residents and property investors can never take their neighbourhood for granted. Watching out for local council development applications is an almost weekly responsibility.

Distilling entreprenuer seeks to turn Juniper Hall, Paddington grounds into a beer garden

Here is a good question for you.
Which industry is Australia’s largest?
One might think it would be mining, given the amount of airplay it gets.  But with about 8,500 business operations you would be way, way off.
Have another go. Public administration? Wrong. Professional services? Incorrect. Retail? No.  
The answer is construction, with just under 350,000 businesses operating across the country.
One in every sixth business in Australia builds something.
Sadly, however, the building game must be on the nose because 5,575 construction-related businesses stopped trading over the last 12 months alone.
According to some great work by Craig James and his economic team at Commbank, we know that 1,840 residential property operators closed their doors last year. A further 680 home builders shut up shop. So did the same number of brick layers. Plasterers broke the trend with just 630 operations laying down their trowels.
Talk about the wheels falling off the ute.
Australia’s dwelling construction rate – measured as the number of new homes built per capita – is at record lows.
Since I was knee-high to a grasshopper, the average Aussie build rate has been eight new homes per 1,000 head of Australian population. This rate, like all things in the construction game, has peaked and troughed, but since the mid-1990s it has been on a steady trend down. Today it averages just six.
This might not sound like much.  So let me put it to you another way, we are now building 25% less homes than we used to.
New property has never been our first choice. This applies across the spectrum – whether you are buying for the first-time; upgrading or downsizing; or buying for investment.
The statistics suggest that just one in every five first homes purchased is new. It is even less for investors, with 85% buying a resale instead of a new dwelling. Second and subsequent owner-buyers, seem a little keener for something new, with one in four opting to buy new digs rather than something older.
The Commsec analysis also shows that there has been a major increase in the number of Australians starting their own superannuation funds.
Apparently there are now 75,000 superannuation funds in operation across Australia. This segment is growing by about 5,000 new businesses each year.
As a result of this growth – and in direct contrast to residential property operations – Australia’s non-residential property sector is increasing in size, up by 300 new businesses last year, to 57,000 operations Australia-wide.
Also, the bulk of Australian workers are employed by small or medium-sized businesses.  In fact, 61% don’t employ any staff at all. A further 24% employ just a few people. Just one in every 20 Australian businesses employs more than 20 people.
As one would expect, most businesses are located in NSW (33%); followed by Victoria (26%); Queensland (20%); Western Australia (10%) and South Australia (7%).
Business numbers grew the most in Victoria (up 8,000 new firms), then followed by NSW (up 4,000) last year. Business numbers fell last year in Queensland; South Australia; Western Australia and Tasmania.
Talking a longer view, there have been 70,000 new business start-ups across Australia over the past five years – 32,500 were in Victoria; 21,500 in NSW; 7,300 in WA and just 4,000 in Queensland.

Job creation – and that means new business operations – is very important when it comes to the overall health of the property market. With new business market shares like this, it is little wonder that the Sydney, Perth and now Melbourne residential markets are doing so well.
There has been very little national conversation about getting more housing starts underway. Sadly, not a peep out of either side of federal politics. Precious little meaningful dialogue is coming from state or local government, too.
Interest rates need to continue falling in order to (hopefully) lift housing starts.
One thing to consider is allowing superannuation funds – with the right caveats – to invest more easily in new housing construction. It is starting to happen. It can be a great and secure investment. Unlocking this potential is one way forward.
Post the September 7th  election, it is small and medium-businesses that will make Australia work. Wind back the legislation. Make it easier for us to operate. 
It is a 24/7 world – no penalty rates, leave loading, mandatory sick leave or (within reason) minimum set hours. Cut the red tape. 
The vast majority (like 99%) of employers aren’t shitty bosses, they reward good staff. Allow us to employ more.

Financial commentator and breakfast television host David Kochie says rising house prices are indicative of a patchy recovery rather than a price bubble.
He says to be careful of short term statistics but says if there is to be a property boom then buyers should be prepared.
“In a nutshell, the residential property market is patchy, it is recovering on the back of low interest rates and specific regions (such as Sydney) are looking strong,” he wrote for News Limited.
“But if the key property indicators continue to turn up and a solid trend is established in your region, it's worth brushing up on the best strategies to profit from a property boom.
He gave News Limited his top four strategies for profiting from a boom:
Be ready to pounce
“As Christopher and Wilson point out, it's a patchy recovery right now. But history tells us that when a property hot spot is established, the trend ripples outward from the starting point.”
“So maybe position yourself as a buyer in the suburb adjacent to a hot spot but where values are more reasonable but likely to get dragged up as buyers look for better bargains nearby. It could also be worth looking at property in a price bracket just above the one making progress, so the upward pressure absorbs your bracket and drags it up as well.”
Sell the laggards
“One problem from the recent property slump has not only been the softening in values but also the extended length of time taken to make a sale.”
“If you've tried, and failed, to sell a property and you're determined to move on, then start readying yourself and the property for another attempt.
“But make sure you price the property accurately. While activity could be improving, buyers are savvy.”
Ride next door’s coat tails
“Keep an eye out for recent property sales in your street or home unit block.”
“We have friends who live in a block of apartments and the unit on the floor above seemed to sell quickly. So they rang the real estate agent, who told them he had five other contracts on the property with unhappy potential buyers missing out.
“The agent showed through those potential buyers, who made three separate offers, and the property was sold within two days without actually going on the market.”
Keep an eye on the economy
“Property is a prisoner to the business cycle, macro and micro, so ensure the area you buy in isn't over-dependent on one industry or project.”
“Form an opinion on whether the wider economy is expected to remain stable.”

David Koch's top four tips for profiting from an imminent property boom

Around most of Western Australia the property market is stable with modest price growth, good turnover and low levels of listings.
Interest rates are low and most rental markets are turning in favour of tenants. Of course there are regional exceptions and all this can be a bit confusing to buyers and investors who might be trying to decide where and when is a good time and place to purchase?
In this situation you might like to turn to a buyer’s agent.
Just as you would expect a selling agent to represent your interests when selling, a buyer’s agent will act with the same level of professionalism in helping the buyer achieve their goals.
There are several characteristics that you should look for when selecting a buyers’ agent but the three key areas include communication, expertise and negotiation skills.
First up, a good buyers’ agent should be an excellent communicator. They should take the time to fully understand your needs and budget when selecting an investment or your next home and prepare a brief relative to these requirements.
This means that the buyers’ agent has a good working knowledge of your expectations and should be able to deliver. Conversely, if your expectations are unrealistic, a good buyers’ agent should be able to explain this effectively and politely to set you on the right path.
They should also possess the expertise and knowledge required to conduct specific research that may affect the purchase of the property and any other relevant items that are important to you the buyer. For example, development potential, re-zoning and major planning projects in the property’s locality that may impact on value over time.
If schools are important they should know which schools are available to your needs.
Demonstrated negotiation ability is extremely important. The buyers’ agent should be able to negotiate the deal on your behalf with the seller, including the contract and settlement terms, as well as ensuring you are paying a fair price for the purchase.
Buyers’ agents, as with any professional, will charge a fee for their service which may be fixed or a percentage of the purchase price of the property. In either case you should ensure this is discussed and agreed at the start of the process.
Remember, sales agents can offer great value and information when purchasing a property but of course they are engaged by the seller and are legally obliged to work in the sellers’ best interest.
Whereas a buyer’s agent is working for you, the buyer, and can save you lots of time while helping you get you the kind of property you really want. It’s a particularly handy service for busy people.

Anytime Fitness leases Unley retail space

Gym operator Snap Fitness has secured 350 square metres of retail space in Melbourne's leafy suburb of South Yarra.
The retail property, at 9/11 Clarendon St, is part of the 850-square-metre Dutton luxury car showroom, which is relocating to Richmond in 2014.
Under the leasing deal, Snap is taking a 10-year lease on the property. It is understood the owner was targeting a rent of $800 per square metre.
The lease was negotiated by CBRE's Zelman Ainsworth.
