Pikos Group has released the five-penthouse collection at its <a href="https://www.apartments.com.au/buildings/skye-residences-by-pikos-kangaroo-point-8-river-terrace-kangaroo-point-qld-4169">Skye by Pikos</a> development in Kangaroo Point, with early buyer interest indicating the flagship residences could eclipse every apartment sale previously recorded in Queensland.

The collection crowns the luxury riverfront development with five residences, including four completed penthouses and Skye One, a two-level sky home spanning more than 1,000 sqm that will be tailored to its eventual owner.

The start of demolition at 137 Old Burleigh Road signals DVB Projects’ underlying confidence in the Gold Coast’s luxury beachside apartment sector.

The project will comprise 40 half-floor residences of approximately 260 sqm, alongside eight full-floor residences spanning around 524 sqm.

A single penthouse will crown the building, featuring a private pool, barbecue area, indoor gym and dedicated entertaining spaces.

Residents will have access to a resort-style suite of amenities, including a 20-metre pool with daybeds, a gymnasium, hot and cold plunge pools, a sauna, and private residents’ lounge and dining facilities.

DVB Projects to launch second Broadbeach apartment tower as demolition commences

A proposal to redevelop one of North Sydney's ageing commercial buildings has taken another step forward, with plans for a 38-storey mixed-use tower adding momentum to the long-awaited transformation of the Alfred Street precinct.

Now on public exhibition through the NSW Government's Housing Delivery Authority-led State Significant Development pathway, the proposal for 271-273 Alfred Street would replace an underutilised commercial building with 95 apartments, ground-floor retail, commercial space and affordable housing. The proposal was submitted by&nbsp;Tara Shore Pty Ltd, acting for the John Taylor Family Trust.

While the project will deliver much-needed housing on the southern edge of the North Sydney CBD, it also represents another piece of a broader precinct that has spent years in planning limbo.

Despite its proximity to both North Sydney Station and the Victoria Cross Metro, redevelopment of Alfred Street has progressed slowly over the past decade as broader planning controls, zoning and building heights remained unresolved. The introduction of the Housing Delivery Authority pathway has provided a new avenue for projects to progress, allowing rezoning and development assessment to occur concurrently and unlocking sites that have long been earmarked for renewal.

Designed by Office of Cortese &amp; Gilder, the proposal seeks to do more than replace an ageing office building. The architects have positioned the project as the first stage of a wider public domain vision that would improve pedestrian connectivity and create a more cohesive mixed-use precinct as neighbouring sites are redeveloped over time.

The proposal includes a widened Alfred Street setback, new street trees, landscaping and outdoor seating, along with a landscaped through-site pedestrian link connecting Alfred Street with Little Alfred Street. The connection is intended to become the first section of a future east-west pedestrian network extending across the precinct.

The mixed-use tower would comprise retail space at ground level, commercial uses on level two and apartments from level three upwards.

In total, the development would deliver 95 apartments, including nine one-bedroom, 28 two-bedroom, 56 three-bedroom and two four-bedroom residences. Twenty-one apartments, representing 15 per cent of the residential gross floor area, would be secured as affordable housing and managed by a registered community housing provider for at least 15 years.

Nine basement levels would provide 133 resident car spaces, seven motorcycle spaces and 111 bicycle spaces.

According to the Architecture and Urban Design Report, the public domain strategy is designed to transform what is currently an inward-facing commercial edge into a more active and connected pedestrian environment, creating a stronger relationship between the commercial core and surrounding residential neighbourhoods.

Office of Cortese &amp; Gilder has also prepared a broader public domain framework spanning neighbouring properties between 263 and 283 Alfred Street, arguing that a coordinated approach to redevelopment will deliver better public spaces, improved tower separation and a more connected streetscape as the precinct evolves.

The proposal comes at a time where North Sydney is slated for future residential growth. Commercial developer FiveX has residential plans for the neighbouring site at 275 Alfred Street. They've proposed a 39-storey mixed-use tower with 184 apartments, while Freecity was recently approved for nearly 300 apartments across a 51-storey building on Walker Street.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>

When buying an apartment, most people compare the big-ticket items first. Floorplans. Kitchens. Balcony size. Natural light. The view.

But there's one everyday consideration that often doesn't come up until after moving in: how parcels are delivered.

As online shopping has become part of everyday life, parcel deliveries have shifted from an occasional event to a regular occurrence. Australians spent a record $82.6 billion shopping online in 2025, with almost one in every four retail dollars now spent digitally.

For apartment residents, that can present a challenge.

If nobody is home to accept a delivery, parcels may be redirected to a nearby Post Office, left in a building lobby or common area, or require building management to step in. In higher-density buildings, where dozens or even hundreds of residents may receive deliveries each day, parcel management has become an increasingly important part of everyday living.

That can create a range of frustrations. A missed delivery often means making time to collect a parcel elsewhere, while packages left unattended in foyers or mail areas can create clutter and increase the risk of theft. What seems like a minor inconvenience can quickly become a recurring issue for residents who shop online regularly.

It's one of those details that rarely features in a display suite but can have a noticeable impact once residents move in.

As a result, buyers are beginning to look beyond traditional apartment features and consider how a building supports day-to-day convenience, including whether there are secure options for receiving deliveries.

By providing a secure collection point, Parcel Lockers help reduce missed deliveries and avoid parcels being left unattended in common areas.

For developers, parcel infrastructure is becoming another way to improve the resident experience. Rather than relying on concierge staff or leaving parcels in communal spaces, secure collection points help streamline deliveries while preserving the presentation and functionality of shared areas.

For buyers, it's a reminder that the best apartment features aren't always the most obvious.

A generous floorplan or quality finishes might help narrow the shortlist, but the conveniences that simplify everyday life, whether that's EV charging, secure bike storage or reliable parcel delivery, often become the features residents appreciate most once they're living there.

The satisfaction level of Australian business banking customers has reached its highest level since the Roy Morgan survey began four years ago.
It is now 69.6%, up from 61.4% in 2010, according to the latest findings from the Roy Morgan Business Single Source survey of around 12,000 interviews with business decision makers and the Roy Morgan Single Source Survey of over 50,000 people per annum.
The big four banks remain below average with satisfaction of 67.6%, compared to other banks with 72.2%.
Of the big four, Westpac maintained top position in November with 71.6%, followed by NAB on 69.6%.
The business customers of banks sentiment remains well below the satisfaction level of personal customers.

Banks other than the big four are currently the clear leaders in satisfaction for both consumers (86.6%) and businesses (72.2%). For the last four years the smaller banks have maintained a big lead in satisfaction over the big four among consumers but the gap has generally been much closer among business customers.
Westpac business customers have generally had the highest satisfaction levels of the big four banks over the last three years and currently lead with 71.6%, followed by NAB (69.6%), CBA (66.2%) and ANZ (62.3%).
All four of the big banks are below the average satisfaction level of the smaller banks.

Westpac also showed the greatest improvement of the big four banks over the last four years increasing satisfaction among its business customers by 9.7% points (61.9% to 71.6%). The other three majors also showed gains, with NAB up 8.8% points, ANZ up 4.4% points and CBA up 4.3% points.
Norman Morris, the industry communications cirector at Roy Morgan Research says banks have obviously been making a concerted effort to improve customer satisfaction over a number of years.

We expect 2015 to be a boom year for a wide array of industries. Coal seam gas extraction will provide the benchmark for others to chase, with online grocery sales, fast fashion, private equity and hydroponic crop farming also expected to soar in the coming year.
While some industries are set for a bumper year, there are many that will be dreading the year ahead. Petroleum exploration is tipped to be the biggest loser in 2015 as oil prices plunge, while mining and construction machinery manufacturing, cigarette manufacturing, motion picture and video distribution, and electricity distribution are all expected to endure a difficult year.

Coal seam gas extraction
The coal seam gas extraction industry is undergoing a significant transformation. Industry revenue is forecast to rise by 148.0% over the next year, to reach $1.83 billion. While coal seam gas projects have become more viable due to new and improving extraction techniques, it is the development of export capabilities that is expected to drive rapid industry growth.
The opening of the domestic east coast gas market to the international market is expected to push gas prices higher – particularly as Australia is well-positioned to meet strong demand from Japan, China and South Korea, which are the world’s three largest natural gas importers.
Supply to these markets from considerable coal seam reserves in Queensland will be boosted in 2015 as the Curtis Island LNG plant becomes operational. Once operational, the Curtis Island LNG plant will be the world’s first project to turn coal seam gas into liquefied natural gas, which will be a boon to operators of newly developed coal seam gas fields in the Cooper Basin.
Online grocery sales
Online grocery shopping has been slow to catch on within the Australian market, even as local online shopping as a whole has exploded in popularity over the past five years. The uptake of online shopping is typically driven by the improved ease of use of online stores and fast, affordable delivery options. As consumers become more adept at using online stores and gain more experience buying items online, online shopping expands.
Such a phenomenon is anticipated to occur for online grocery stores in 2015, leading to revenue growth of 14.6% for the year. While grocery shopping is not a difficult undertaking as there are supermarkets scattered across all pockets of the country, time-conscious consumers are increasingly realising the benefits of online grocery shopping.
The increased prevalence of click-and-collect options and greater comfort with purchasing perishable items like fresh fruit online are expected to boost industry revenue over the coming year.
Fast fashion
Fast fashion stores are expanding rapidly across Australia. While the industry was previously dominated by Australian mainstay Cotton On, international operators including Zara, Topshop, H&amp;M, Uniqlo and Forever 21 have taken the country by storm. Zara is expected to continue its phenomenal growth, while 2015 will be the first full calendar year of Australian operations for H&amp;M, Uniqlo and Forever 21, leading to projected industry revenue growth of 10.4% over the year.
Zara posted exponential revenue growth with extremely high retail profit margins over its first three years of operation in Australia, and IBISWorld expects this growth to continue in 2015. The rousing success of the grand openings of H&amp;M and Uniqlo in Melbourne in April 2014 is expected to result in similar growth for these stores, which will generate significant growth for the overall fast fashion industry.
Private equity
2014 was a highly successful year for the private equity industry, which is expected to achieve similar prosperity in 2015. Private equity firms generate revenue from management fees paid by outside investors and the gains made on investing their own funds.
Merger and acquisition (M&amp;A) activity is expected to rise in 2015. As private equity firms will play a key role in upcoming M&amp;A deals, this should result in growth in management fees earned and potential investment returns, ultimately leading to forecast industry revenue growth of 10.1% for the year.
Growth in M&amp;A activity in Australia coincides with greater global interest in M&amp;A, as Europe and particularly the United States are emerging from a prolonged period of crisis and subdued growth.
Hydroponic crop farming
Hydroponic crop farming holds a relatively small place in the overall scheme of Australian agricultural production, but is undergoing strong and steady growth. Water conservation is the driving force behind hydroponics, as hydroponically grown produce typically uses only one-fifth the amount of water that soil-grown produce requires.
In addition to water conservation, hydroponics allow for higher production yields of high-quality produce. Vertically tiered plants enable greater productivity, while greater quality control, faster plant growth and longer growing seasons offset the added cost of hydroponic systems over conventional agricultural practices.
Rising capacity in the hydroponic crop farming industry should meet sustained demand from retailers and consumers in 2015, and lead to revenue growth of a forecast 5.6% for the year.

Petroleum exploration
The world price of crude oil is plummeting due to an enormous supply glut spurred by overproduction from members of OPEC, the United States and Russia. The severe crash in oil prices means that the investment returns available from petroleum exploration activities are drastically reduced.
Exploration projects have therefore become far less viable for Australian firms, particularly as the stock prices of such firms have begun to dive. These conditions are projected to result in an 18.9% decline in industry revenue in 2015.
High oil prices have acted as an incentive for global companies to invest in petroleum exploration over the past five years. However, the subsequent oversupply is going to hamper exploration in 2015, as Australian firms are unable to compete with the low production costs and high production volumes from the world’s major oil producers.
The best-performing segment in the industry is expected to be natural gas exploration – but investment has already peaked for the segment, and additional gas extraction capacity will not be needed until export facilities become fully operational.
Cigarette and tobacco
In Australia, cigarette manufacturing has historically been dominated by British American Tobacco and Philip Morris, with Imperial Tobacco importing cigarettes rather than manufacturing them locally. The industry is headed for a severe decline in 2015, as Philip Morris offshored its cigarette manufacturing for the Australian market to its Korean facilities in 2014.
The loss of Philip Morris is forecast to result in an 11.1% revenue decline for the industry in 2015. Philip Morris held just over one-third of the industry’s market share. The loss of the company from the industry will be keenly felt as the number of companies manufacturing cigarettes and tobacco products in Australia falls from two down to one.
High regulatory barriers in Australia, requiring more stringent quality control, meant there were few export opportunities for the company’s local facility. Meanwhile, rapidly rising taxes on cigarettes and the advent of plain packaging have meant that smokers are increasingly buying cheaper cigarettes, such as those manufactured by British American Tobacco.
Electricity distribution
The cost of retail energy has surged over the past five years. Earlier projections of continued growth in electricity use per capita and rising peak demand led the industry to gold-plate electricity networks, and the Australian Energy Regulator (AER) allowed fees to rise to cover capital costs. A subsequent decline in the use of centrally generated electricity means there is a surplus of network capacity.
The AER has slashed revenue limits in New South Wales and Tasmania, as consumers have been paying for networks’ overinvestment. This is expected to result in an overall industry revenue decline of 10.0% in 2015.
The AER has cut revenue limits substantially for the three networks operating in New South Wales for 2015-16 – in some cases, by over 30.0% when compared with 2014-15. Similarly, Aurora Energy in Tasmania suffered a regulated revenue cut that will hit the industry in 2015.
The industry is further threatened by the increased use of small-scale electricity generation through solar photovoltaic panels, which could reduce demand for distribution networks as consumers go off the grid.
Mining and construction machinery manufacturing
Demand for mining machinery has been driven by investment in new mines, along with mine expansion projects. Mining companies are expected to revise down their expectations of revenue growth during 2015, as the prices of commodities like iron ore have plunged. Demand for mining machinery is expected to fall as a result, leading to a forecast revenue decline of 6.1% over 2015.
The development of new mines, and the expansion of existing mines, generally requires mining firms to purchase new machinery, leading to revenue growth for mining machinery manufacturers. As the mining boom moves from its investment phase to a production phase, and as falling iron ore prices deter further investment, demand for machinery is likely to suffer in 2015.
Film and video distribution
Australian motion picture and video distributors have been hit with a barrage of new media formats and consumer behaviours that have made the industry less profitable and resulted in declining revenue over the past five years. Video-on-demand services are expected to boom in 2015, cannibalising sales of DVDs and Blu-ray Discs, which generate greater revenue. The continuous decline of DVD and video hire outlets, along with the negative effects of piracy, are projected to lead to a 3.7% dip in revenue in 2015.
The introduction of US-based streaming service behemoth Netflix, along with local entrants Stan and Presto, is tipped to be a win for consumers but a loss for distributors. Consumers will be able to pay monthly subscription fees to view a wide range of content, in contrast to paying a set price for each single film or TV show – which added up to a much larger hit to the hip pocket.

The Australian industries set to fly and fall in 2015

The November 2014 housing finance data from the Australian Bureau of Statistics (ABS) indicates that demand for mortgages is starting to wane. 
We would expect that this trend will continue over the coming year as APRA crack down on higher risk mortgage lending and focus on curtailing growth to the investment segment of the market.

In November 2014, the total value of housing finance commitments fell by -1.0%.  The total value of owner occupier housing finance commitments fell by -0.2% with owner occupier refinance commitments 0.1% higher while owner occupier new loan commitments fell by -0.3%. 
The investor segment of the market recorded a sharp fall in lending over the month down -2.2% following rises over the previous six months.  Year-on-year housing finance commitments have increased by 7.3% which is their slowest rate of year-on-year growth since January 2013. 
The year on year increase in the value of housing finance commitments has decelerated from a peak of 26.6% in December 2013.  Owner occupier refinance commitments rose 18.2%, owner occupier new loan commitments fell -1.8% and investment finance commitments rose 13.0%. 
Although lending to the housing investment segment is up 13.0% over the year, this represents the lowest year-on-year growth rate since December 2012.
The first chart above shows the total value of housing finance commitments over time broken down by owner occupier refinances, owner occupier new loans and investors. 
While lending for home refinance and investment purposes have continued to trend higher over the past year there has been clear weakness in the new loans to owner occupiers segment.  Investor commitments fell -2.2% in November and with APRA trying to slow the growth in lending to investors we would expect the investment segment will follow the lead of the owner occupier new loan segment over the coming year with growth continuing to slow.

The total value of housing finance commitments in November 2014 was recorded at $29.0 billion.  Over the month there was $11.8 billion in commitments to owner occupier new loans (40.5%), $5.5 billion in owner occupier refinances (19.1%) and $11.7 billion in investment loans (40.4%).
The proportion of lending to investors eased over the month however, if refinances are excluded the proportion of lending to this segment is still extremely high, accounting for 49.9% of lending commitments for housing.

The third chart shows the rolling annual change in housing finance commitments (excluding refinances) versus the rolling annual change in combined capital city home values. 
Refinances are excluded because the data is used as a proxy for demand for new borrowings to purchase a home.  As you can see there is a correlation between growth in housing finance commitments slowing and growth in home values slowing. 
Currently we are seeing growth in both housing finance commitments and home values trending lower and we expect that this trend will continue over the coming year.
Demand for mortgages remains strong despite the fact that it has started to ease over recent months.  With APRA writing to Australian banks, building societies and credit unions late last year reinforcing sound residential mortgage practices we would expect a further slowdown in mortgage demand in 2015. 
Consequently we would also anticipate that this will result in a slowdown in the rate of growth in home values as demand eases.  We have already seen demand from the owner occupier market segment slow over the past year.  
With APRA advising Australia’s banking sector that they will be watching closely those that grow their investor mortgage book by materially more than 10% year on year, the investor segment may well follow suit in 2015.

Demand for mortgages waning - home value growth will not be far behind

In light of the much publicised record high <a href="https://www.propertyobserver.com.au/https://www.abc.net.au/news/2015-01-08/building-approvals-hit-highest-level-on-record/6006788" target="_blank">building approvals leading up to the end of 2014</a>, I am a strong believer that the majority of Sydney’s developments we are building are what I term <a href="https://youtu.be/XXZBkThEdkQ" target="_blank">million dollar ghettos</a>. To date I’m still not convinced otherwise.  
There are two fronts from which I base my beliefs. The first being that construction standards are not keeping up with construction trends to meet new living style demands, the shifts to urban consolidation (UC). The second, as previously reported, the <a href="/news/what-are-sydney-s-million-dollar-ghettos-and-where-are-they">“dangerous liaison” or  “unique”</a> relationships, between developers and strata managers is becoming increasingly evident.
The demise of construction standards, most would like to believe, hit a slippery slope when private construction certification came into play in New South Wales in 1999 and as early as <a href="https://www.hpw.qld.gov.au/SiteCollectionDocuments/improving-building-certification.pdf" target="_blank">1998 in Queensland</a>.
For the most part however, I do not believe private certification to be the demise in quality of construction. I am of the opinion that standards and regulations have not kept up with the construction of mass numbers of highrise building trends, to properly and adequately accommodate living style shifts and requirements. We now have more than one in four residents living in strata titled dwellings.
Building and construction trends, if I may add, that have also seen more would-be unskilled developers and builders enter the arena, and all because of home warrantee insurance (HWI) being relaxed.
Crudely, you may build anything over three levels and you don’t have to provide HWI. Added are the complications and the costly legal process making recourse for rectification, less accessible. A great platform for fly-by-night developers to thrive in a “hot property market”.
The onus should not so much as lay on the certifier, whether they work independent of the local councils or for the local councils. The process of ticking boxes and making sure ventilation ducts are in place, water proofing is laid down and so on, is that: a process.  See it and if it complies, tick the box. Again a crude and very simple explanation of some of the requirements.
If it therefore ticks the box, why are there so many issues? A standard is a measure, a quantifiable outcome to determine whether or not a job was done properly or a structure was built adequately. Why are these therefore not adequate? One of the answers is overbuilding and under engineering. Another is the downgrading and deterioration of materials being used. Yes, the materials and methods of application which still comply with building standards however.
In a way that you may better understand; think back to the three level, walk up, yellow and red brick apartment blocks built in the 70s. <a href="/expert-insights/investing/before-the-fall-balcony-safety-regulations-are-still-falling-short">The standard for balustrades, balcony rails or balcony wall heights</a> were 850mm, maybe even lower.  Who lived in these apartments? Mostly, it was young couples with very little use of the balcony other than to dry their laundry. We may say, not a lot of risk. Now, these heights are considered too low. Why? Buildings are taller, young families are living in the unit blocks with children utilising the balconies for recreation and entertainment purposes. Balconies have become the new backyards, where backyard cricket rules don’t apply.
Another is the ventilation in bathrooms and laundries. There is a standard that relates to how much air a vent will extract out of these areas. Again, in previous years, most bathrooms and laundries had windows as well as ventilation units. The same standard applies today, but the big difference is that there are now no windows. The mechanical ventilation units are installed to standard, but cannot cope with the work load. Therefore, <a href="/expert-insights/investing/one-rental-problem-that-may-be-opening-you-up-to-a-lawsuit">a large number of units end up with mould issues</a>.
Again, when looking at the new living patters in the habitation of these dwellings, you can comfortably increase the workload of the vent by a further 100%. How can these mechanical vents cope? Truth be told, the ones that only just meet the standards don’t cope at all. Similarly, a multitude of other areas of construction meet the ‘standards’, but with overcrowding and mass construction coupled with under engineering, buildings are not coping.
Now turn your mind to some of the most common issues faced with respect to building warrantees; waterproofing, concrete cancer, falling and cracking render and ventilation problems. The older units built in the 70s and 80s are almost in the same condition because of the high grade materials used at the time and the standards were suitable. Now, most of the unit blocks which face major problems, all fall within two to three years of construction.

Then, there is what I have referred to in past articles and videos as the “unique relationships” between builder/developers and strata management companies. 
The main issue is that not enough time is allowed for these taller, bulkier buildings to settle properly; to determine issues which should rest on the building company/developer to fix and not the owner’s corporation post the proposed 24 month liability tenure about to be introduced. However, that is only and if the strata management companies compile a report as prescribed in the proposed home Building Amendment Act 2014. In the main, “owner’s corporations” will only have two years to make a solid claim.
The rule of thumb that I use is that it takes a building four to six years to settle properly. Therefore, most faults in the construction: the main structure of the building, will not be evident for two years post the developer/builder has moved on from their fiduciary obligations.
Furthermore, under engineering and use of new construction methods and materials, are yet to be proven. However, one thing is a fact and is resounding true for now.  Large unit blocks have greater levels of maintenance issues than ever before and not in relation to quantity being built, but on averages overall.
Our personal experience in managing newly built apartments across Sydney has only highlighted the need for updated construction standards, as we witness how quickly new buildings deteriorate. Yes, then there is the ongoing battles we have with strata management companies that forever drag the chain when it comes to reporting back to the builder the issues that arise in properties that we manage. Perhaps you can tell me why they may adopt this tact, other than the obvious?
How to avoid being caught out:
<ul>
<li>If buying off the plan, be sure you conduct thorough background search on the developer/builder. This is particularly important if you are buying into a unit complex that is higher than three levels.</li>
<li>Visit other complexes built by the development company.</li>
<li>If buying into an established complex, ask occupants for building feedback.</li>
<li>Check for signs of mould and water marks along ceilings and where wet area walls meet the floors. Signs of issues are bubbling and peeling paintwork to the outer area.</li>
<li>Steer away from high rise apartments that have been rendered or will be finished with a rendered exterior for most of the surface area.   </li>
<li>Use of low grade materials and the use of fillers in the render, reduces adhesion properties between brick face and render. Settlement cracks also contribute to render falling away as well as waterproofing failure on balconies.</li>

Is a storm brewing over Sydney’s construction and development?

Retailers are generally positive about the first quarter of 2015, according to CIMB’s Christmas trading review, although margins are likely to come under pressure with the Australian dollar set to fall.
According to <a href="https://www.theaustralian.com.au/news/retailers-positive-about-next-quarter/story-e6frg6n6-1227183864242?login=1" target="_blank">The Australian</a>, the survey of 2300 retailers shows many used strategic discounts to “bait” customers in the lead-up to Christmas. However, they were not forced into deep discounts as a result of overstocked and unsold merchandise, as in previous years.
Meanwhile, more than half of retailers surveyed described gross profit margins growing in the lead-up to Christmas, with margins flat for an additional 17% of retailers.
“The survey found a relatively solid outlook for January and February sales momentum. Stock levels appear well kept as at the end of December and early trading momentum in January has been positive,” said CIMB analyst Daniel Broeren.

Retailers optimistic about the start of 2015

The Young Street Terraces, the only Sydney CBD buildings that remain from the original site of Government House, have been leased by the law firm AR Conolly and Company Lawyers.
AR Conolly and Company Lawyers have taken out a five year lease at a gross rental of $630 per square metre per annum.
Constructed in 1875, the heritage buildings at 36-38 Young St, Sydney, were leased in a deal negotiated by Ray White Commercial office leasing director Jeremy Piggin on behalf of the Historic Houses Trust of NSW.
Behind the Victorian Filigree architectural style, the building offers a floor area of 313 square metres.
It consists of four units, each of three storeys and a basement, interconnected on all floors.
The interior detail is largely intact in terms of skirting boards, architraves, doors, windows, staircases and fireplaces.

Young Street, Sydney terraces leased by law firm

Restaurants in Potts Point have been caught in the fallout of liquor laws aimed at late night Kings Cross night spots.
The restaurants failed to tally the amount, in millilitres, sold each hour and submitted quarterly.
The special licence conditions were introduced last year for venues serving alcohol in the Kings Cross entertainment precinct, following community concerns about alcohol-fuelled violence.
They are now being reviewed a year into its operation.
Of the strikes incurred under the special conditions, 11 have been for restaurants, cafes and small bars that failed to provide alcohol sales data, the Office of Liquor, Gaming and Racing's report shows. 10 were in Potts Point.
Under the tough licensing conditions, all venues in the precinct licensed to trade after 8pm are required to report their alcohol sales every night between 8pm and 5am across eight categories, including light and full-strength beer, spirits and energy drinks. 
Kings Cross Liquor Accord chief Doug Grand, noting many small restaurants lacked the technology to automatically record their sales data, has asked the Office of Liquor, Gaming and Racing to exempt small venues with no history of violence from the requirements.
Mai Train, whose popular Potts Point Vietnamese restaurant Bay Bua has received one strike, said the reporting requirements were confusing and time-consuming. 
"Nobody gets drunk in a Vietnamese restaurant," she told Fairfax Media.
Another venue pinged under the new rules was Panhandlebar, a 52-seat cafe and wine bar established by Stephen Marks who said ordinarily his annual licence fee would be $400, but having incurred a strike, it could potentially rise to $5400. 
The NSW Small Business Commissioner Robyn Hobbs said she would meet with affected business owners next week, following a request from independent Sydney MP Alex Greenwich.

Restaurants caught in Kings Cross liquor laws fallout

Aspen Group has acquired the Four Lanterns Estate, a residential manufactured housing estate located in Leppington in south-west Sydney.
The $7.4 million purchase - Aspen Group’s first accommodation property acquisition in the Sydney metropolitan area - reflects an initial yield of 7.6%.
Located within the Leppington Town Centre, the freehold property is 800 metres from the new Leppington railway station.
Significant infrastructure is currently being installed in the surrounding area, including the upgrade of the Camden Valley Way to a four lane divided carriageway.
Four Lanterns Estate has been established for over 40 years, with 102 existing residential sites, with a 100% occupancy level. It is marketed as an alternative, affordable option for the over 50s, a low-maintenance lifestyle in your own brand-new manufactured home.
"There is development potential to increase the number of residential sites subject to council approval," said Clem Salwin, the Aspen chief executive officer. 
The 3.9 hectare property has recently been rezoned to R3 Medium Density residential.
Aspen Group has also secured a first right of refusal to acquire an adjacent 2.5 hectare site.
Situated 40 kilometres from Sydney, and <a href="https://www.fourlanterns.com.au/index" target="_blank">originally the Red Mill Caravan Park</a>, the Estate has been a family-owned small residential park since 1971.

Aspen Group pay $7.4 million for Four Lanterns Estate, Leppington

The flood of international retailers coming to Australia is set to continue apace, according to a report released today by Deloitte.
Deloitte’s 2015 Global Powers of Retailing Report identifies 37 of the world’s top 250 retailers now operating in Australia, an increase from 30 last year.
These include new entrants in 2014 such as H&amp;M, Fast Retailing (Uniqlo), Forever 21 and <a href="https://www.smartcompany.com.au/technology/social-media/44933-the-final-c-ntdown-sephora-s-spelling-stuff-up-and-three-other-social-media-lessons-from-2014" target="_blank">Sephora</a> which have all established bricks and mortar stores alongside their online presence.
“With a weakening Australian dollar and ever increasing competitive pressures, we expect to see further interest by overseas retailers in the Australian retail market,” David White, Deloitte Australia partner and retail industry leader said in a statement accompanying the report.
“As major global players continue to enter the Australian market, and existing global retailers expand their store footprint, Australian retailers across all segments will continue to face significant challenges and increased competition.  “The ability to innovate, drive improved processes and to connect with the consumer will be critical in order to remain competitive.”
White says in 2015 a number of major international retailers are either expected to, or having formally announced, their intentions to set up shop in Australia. “British retail giants Marks &amp; Spencer are rumoured to be interested in the Australian market, whilst the likes of <a href="https://www.smartcompany.com.au/growth/44658-us-furniture-giant-to-open-first-australian-store-in-december">Ashley Furniture</a>, one of the US’s largest furniture retailers, has already announced that they are setting up operations here,” White said.
But David Gordon, retail expert at Lowe Lippman, told SmartCompany while many international retailers find Australia attractive it can also be a tough market for them.
“Most of the big name retailers that have come here have had phenomenal launches and a strong initial period but then we have seen a reduction in their sales thereafter,” he says.
“Once the excitement of the new brand wears down, they then need to compete on a like for like basis, and that is not as simple as it seems.”
Gordon says Australia has specific requirements and tastes and an operational environment with high occupancy and wage costs makes the profit model very different to overseas and requires some local expertise. 
“The market here, like any mature market, requires innovation because of the multitude of local private companies in this space. It also requires constant hands on attention and often these large multinationals cannot give this consistently due to other priorities and due to distance,” he says.
“Highly branded overseas operators coming into Australia may sound frightening to local brands but they often do not have a lasting impact.” 
The Deloitte report identifies five major retail trends for 2015, which are shaped by the disruptive changes currently impacting the marketplace:

Experience retailing Taking shopping and adding entertainment, emotion, deeper engagement, and sometimes even an entire environment.

Innovative retailing Responding to market disruption with disruptive creativity of its own. This can involve continued blurring of sectors such as supermarkets acting as banks.
