Pikos Group has released the five-penthouse collection at its <a href="https://www.apartments.com.au/buildings/skye-residences-by-pikos-kangaroo-point-8-river-terrace-kangaroo-point-qld-4169">Skye by Pikos</a> development in Kangaroo Point, with early buyer interest indicating the flagship residences could eclipse every apartment sale previously recorded in Queensland.

The collection crowns the luxury riverfront development with five residences, including four completed penthouses and Skye One, a two-level sky home spanning more than 1,000 sqm that will be tailored to its eventual owner.

The start of demolition at 137 Old Burleigh Road signals DVB Projects’ underlying confidence in the Gold Coast’s luxury beachside apartment sector.

The project will comprise 40 half-floor residences of approximately 260 sqm, alongside eight full-floor residences spanning around 524 sqm.

A single penthouse will crown the building, featuring a private pool, barbecue area, indoor gym and dedicated entertaining spaces.

Residents will have access to a resort-style suite of amenities, including a 20-metre pool with daybeds, a gymnasium, hot and cold plunge pools, a sauna, and private residents’ lounge and dining facilities.

DVB Projects to launch second Broadbeach apartment tower as demolition commences

A proposal to redevelop one of North Sydney's ageing commercial buildings has taken another step forward, with plans for a 38-storey mixed-use tower adding momentum to the long-awaited transformation of the Alfred Street precinct.

Now on public exhibition through the NSW Government's Housing Delivery Authority-led State Significant Development pathway, the proposal for 271-273 Alfred Street would replace an underutilised commercial building with 95 apartments, ground-floor retail, commercial space and affordable housing. The proposal was submitted by&nbsp;Tara Shore Pty Ltd, acting for the John Taylor Family Trust.

While the project will deliver much-needed housing on the southern edge of the North Sydney CBD, it also represents another piece of a broader precinct that has spent years in planning limbo.

Despite its proximity to both North Sydney Station and the Victoria Cross Metro, redevelopment of Alfred Street has progressed slowly over the past decade as broader planning controls, zoning and building heights remained unresolved. The introduction of the Housing Delivery Authority pathway has provided a new avenue for projects to progress, allowing rezoning and development assessment to occur concurrently and unlocking sites that have long been earmarked for renewal.

Designed by Office of Cortese &amp; Gilder, the proposal seeks to do more than replace an ageing office building. The architects have positioned the project as the first stage of a wider public domain vision that would improve pedestrian connectivity and create a more cohesive mixed-use precinct as neighbouring sites are redeveloped over time.

The proposal includes a widened Alfred Street setback, new street trees, landscaping and outdoor seating, along with a landscaped through-site pedestrian link connecting Alfred Street with Little Alfred Street. The connection is intended to become the first section of a future east-west pedestrian network extending across the precinct.

The mixed-use tower would comprise retail space at ground level, commercial uses on level two and apartments from level three upwards.

In total, the development would deliver 95 apartments, including nine one-bedroom, 28 two-bedroom, 56 three-bedroom and two four-bedroom residences. Twenty-one apartments, representing 15 per cent of the residential gross floor area, would be secured as affordable housing and managed by a registered community housing provider for at least 15 years.

Nine basement levels would provide 133 resident car spaces, seven motorcycle spaces and 111 bicycle spaces.

According to the Architecture and Urban Design Report, the public domain strategy is designed to transform what is currently an inward-facing commercial edge into a more active and connected pedestrian environment, creating a stronger relationship between the commercial core and surrounding residential neighbourhoods.

Office of Cortese &amp; Gilder has also prepared a broader public domain framework spanning neighbouring properties between 263 and 283 Alfred Street, arguing that a coordinated approach to redevelopment will deliver better public spaces, improved tower separation and a more connected streetscape as the precinct evolves.

The proposal comes at a time where North Sydney is slated for future residential growth. Commercial developer FiveX has residential plans for the neighbouring site at 275 Alfred Street. They've proposed a 39-storey mixed-use tower with 184 apartments, while Freecity was recently approved for nearly 300 apartments across a 51-storey building on Walker Street.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>

When buying an apartment, most people compare the big-ticket items first. Floorplans. Kitchens. Balcony size. Natural light. The view.

But there's one everyday consideration that often doesn't come up until after moving in: how parcels are delivered.

As online shopping has become part of everyday life, parcel deliveries have shifted from an occasional event to a regular occurrence. Australians spent a record $82.6 billion shopping online in 2025, with almost one in every four retail dollars now spent digitally.

For apartment residents, that can present a challenge.

If nobody is home to accept a delivery, parcels may be redirected to a nearby Post Office, left in a building lobby or common area, or require building management to step in. In higher-density buildings, where dozens or even hundreds of residents may receive deliveries each day, parcel management has become an increasingly important part of everyday living.

That can create a range of frustrations. A missed delivery often means making time to collect a parcel elsewhere, while packages left unattended in foyers or mail areas can create clutter and increase the risk of theft. What seems like a minor inconvenience can quickly become a recurring issue for residents who shop online regularly.

Bright Ruby already owns two Sydney office towers, 10 Barrack Street and 231 Elizabeth Street.

Sydney Hilton Hotel sells to Singaporean Bright Ruby

The March dwelling approvals report came in above expectations with approvals rising 2.8% v market and Westpac expectations of a 2% dip.
The context here is important – approvals surged 25% in the final three months of 2014 and have broadly held on to these gains in early 2015 with moves of +0.3% in January, –1.6% in February and now +2.8% in March.
Although small, the March rise takes approvals to a new record high that, if sustained for another 11 months would see annual approvals at 233,000 – that compares to approvals of 210,000 over the last 12 months which is already well above the previous recorded peak of 201,000 in 1973 (more recent peaks have topped out at around 180,000).
The main driver of recent strength has been in NSW and VIC units where large high-rise projects have been key. This presented a potential downside risk to monthly approvals if a ‘gap’ in the project pipeline emerged.
This clearly did not occur in Mar with private sector unit approvals posting a robust 5.3% month rise. An initial glance at the detail suggests high rise was again the main driver.
The other detail was a touch better than expected. Private sector detached house approvals were up 1.1% after a five months run of flat results and despite construction related finance approvals showing signs of flattening out.
The state detail shows a modest firming in NSW and VIC is offsetting weakness elsewhere.
The value of renovation approvals fell back in March and is flat on a year ago. The value of non-residential approvals was up but is bouncing round a low level, down 20% year on year.

ANZ are predicting the Reserve Bank (RBA) will cut interest rates at their meeting tomorrow to 2.0%.
"Although data released since the April meeting have been quite solid, we expect that the Board will consider all the data released since the Bank last updated its forecasts in the February Statement on Monetary Policy (SoMP)," ANZ's Australia Market Focus report read.
"In our view, taking all the data together suggests that the Bank is likely to downgrade its forecast trajectory for growth."

ANZ said that the RBA will primarily be influenced by the disappointing CAPEX report that was released in late February.
"The April minutes highlighted the risk that mining investment could be even lower than currently expected given lower commodity prices as well as the likelihood of lower resource export volumes, said the report.
"Post Tuesday, the question for markets will be: are there further cuts on the way?
"We expect that the RBA will maintain its easing bias to at least keep pressure on the currency.
"With the market now pricing a terminal cash rate of 1.8%, if the RBA does reduce the cash rate to 2% next Tuesday, we see potential for the market to move to price at least one full further 25bp cut."

ANZ predicts rate cut at RBA meeting

This week there were 2,419 capital city auctions held and the preliminary clearance rate was 79.0%, a good start to May, following on from last week’s record result (82.3%) across the capital city auction markets, when just 604 auctions were held.  
This week’s preliminary clearance rate is the third strongest combined capital city clearance rate on record, topped only by last week’s clearance rate and the 79.7% recorded in mid-September 2009. At the same time last year, 2,053 homes were taken to auction and the clearance rate was 63.2%.

Melbourne’s preliminary clearance rate this week was 81.3%. There were 1,110 auctions held across the city and so far 963 results have been reported. Last week, only 183 Melbourne homes were taken to auction, however demand was still strong, with 86.6% of homes selling.
 One year ago, Melbourne’s clearance rate was almost 20 percentage points lower, at 61.9%, while auction volumes were also lower, with 891 auctions held. This week, six out of the nine individual Melbourne sub-regions saw auction clearance rates above the 80% mark. The strongest performer this week was the Outer East region, where, across the 72 results reported, 65 were sold (90.3%).

There were 839 Sydney auctions this week with a preliminary clearance rate of 87.3%, down from 89.7% last week and much higher than the 71.4% from one year ago. 
This week marks the 13th week in a row where Sydney’s clearance rate has been above 80%, and based on preliminary results, this is the third week in a row where Sydney’s clearance rate has been recorded at 87% or more. These strong results are no surprise given that one third of Sydney’s individual sub-regions recorded a preliminary clearance rate in excess of 90%.

Third strongest combined capital city clearance rate on record: Shana Miller

Marshall White auctioneer James Tostevin secured a strong $6.35 million result when <a href="https://www.marshallwhite.com.au/57-broadway-camberwell-235798/" target="_blank">57 Broadway, Camberwell</a> went to weekend auction.
Tostevin was recently<a href="/news/james-tostevin-secures-third-win-as-australias-top-selling-agent"> named Australia's top selling selling agent</a> for the third consecutive year by Real Estate Business.
The auction was held in the park opposite the house, starting with a $5.2 million vendor bid. The 1896 home last sold at in December 2003 at $1,577,500.
Buyer's agent Mal James recalled there was a queue to get in during the open for inspections.
"While different, it had many similarities with the home we bought over $6 million a few doors away with the same agent (James Tostevin), same type (big period), same overseas buyer interest, same locale (Tara estate) a little while ago," James advised.
"Same incredibly strong turnout and result north of $6 million occurred for this brilliantly presented home – the value of fastidiousness and attention to detail was as good as I’ve seen – well done seller."
Ailu (pictured below), the 1885 Camberwell mansion, became the suburb's record price holder at auction last May. It fetched $6.8 million at its Marshall White auction with three strong bidders.

The landmark Italianate, slate roofed Victorian residence on a 1,580 square metre block, last sold for $1.1 back in 1996. Locals advise that the earlier Camberwell record was set when lawyers Peter Gordon and partner Kerri O'Toole secured $6.275 million in 2012 for 69 Broadway. It was a five bedroom 1901 home on a 3300 square metre holding sold through Kay &amp; Burton which had likewise sold in the mid-1990s, selling at $1.25 million in 1998.

Stockland’s residential deposits are running at the highest levels in five years with the developer saying it is well placed to achieve full year lot settlements at the upper end of its 5,000-6,000 expectations.
There was "strong momentum" going into FY16, its chief executive Mark Steinert said, adding Stockland was on track to achieve 7.0 – 7.5% earnings per share (EPS) growth in FY15, tightening previous guidance, on presenting its quarter three stock market update.
There were 1,427 net deposits for the quarter, the strongest year to date result in over five years, with third quarter results impacted by moderation in Queensland though confidence re-emerging following the Queensland election.
Stockland reported Victorian market conditions remain robust while reduced net deposits were achieved in NSW due to limited Sydney releases and settlements delayed pending the delivery of trunk infrastructure.
The successful summer sales campaign drove WA volumes, where market conditions continue to moderate.
“We continue to be disciplined in implementing our strategy to grow returns and this has seen us achieve another positive quarter across all areas of our business,” Steinert said.
Expanded customer reach and continuing positive market conditions sees Stockland on track to settle at the upper end of its 5,000 to 6,000 lots through the cycle target range in FY15 with strong momentum going into FY16.
“Our focus on creating thriving communities that enhance the wellbeing of our customers continues to drive high satisfaction," Steinert said.
"A recent survey of residents in our masterplanned communities revealed that our customers have a personal wellbeing score well above the Australian average.”
Stockland has acquired around 4,000 new lots during the quarter, including residential lots and apartment sites.
The Group’s other core businesses also continued to perform well, with Retirement Living and Logistics and Business Parks making good progress implementing their growth strategies.
The Retirement Living business is on track to deliver an increase in sales in FY15, with the $160 million Cardinal Freeman redevelopment in Ashfield, Sydney, underway with the first stage of 28 apartments, due for completion in April 2016, already 65% reserved.
Construction of stage two has now commenced.

Sydney's weekend clearance rate heads even higher to 89%

A strong clearance rate of 80% was recorded at Melbourne auction, after 905 auctions were reported to the REIV.
It compared to 69% this weekend last year.
The highest sale reported to the REIV was $4.21 million in Albert Park, with <a href="/expert-insights/buying/flight-centres-geoff-harris-extends-wings-on-st-vincent-place-albert-park">whispers it sold to the neighbouring BRW Rich Lister Geoff Harris</a>.
There was a total volume of $642 million with the 83% success rate for houses triggering an $839,000 median house price sale, according to REIV chief Enzo Raimondo. 
The clearance rate for apartments was 74% with a median $616,000 price.
Unreported sales included $2,565,000 for the Wayne Gillespie-designed Toorak house of the Sydney-based TV presenters Andrew Denton and Jennifer Byrne.
Fairfax Media reported it had last sold at $2.35 million in 2010, reflecting less than 2% annual price growth. There were four bidders after the opening $2.2 million offer.
The four-bedroom house at <a href="https://www.realestateview.com.au/Real-Estate/24-woodside-crescent-toorak/Property-Details-buy-residential-8615230" target="_blank">24 Woodside Crescent</a> (pictured above) was listed through Kay &amp; Burton. It sits in a cul-de-sac with a pool and European-inspired terrace.
It was briefly advertised for rent at $1700 a week in May last year.
Another Toorak home, also bought in 2010 was sold at weekend auction for $4.6 million, having been bought for $3.79 million at 7 Power Avenue.
The Georgian-style, three-storey house at 7 Power Avenue was first sold by Neil and Nada Youren at $1.25 million, the top sale at the weekend when it was offered in 1995. The 772 square metre block cost $500,000 in 1994.
The most popular suburbs for auctions across Melbourne were South Yarra, Preston, Reservoir, Cheltenham, Brunswick and Glen Waverley this weekend.

Less than 2% annual price growth as Andrew Denton and Jennifer Byrne secure Melbourne auction sale

Geoff Harris, the co-founder of Flight Centre, spent $12 million to upgrade in Albert Park last year.
And when the opportunity to buy the unrenovated home next door came up at auction today, the chance to expand appeared presumably irresistible.
There were just the two bidders, with local onlookers suggesting the new neighbour may have triumphed.
No confirmation from the selling agent Warwick Gardiner of Greg Hocking Holdsworth after the 302 square metre property sold for $4.21 million, well in excess of the anticipated $3 million plus expectations. 
A Victorian double-fronted, was marketed as the last unrenovated property in the trophy home square. 
Built in 1867, it originally was one of only three houses in the block between Montague Street and Merton Place, its first owner/occupier sailor, William Whitmore. It last sold around eight decades ago. 
Harris sits in 40th place on the BRW Rich List with an estimated $975 million net worth.
His $12 million purchase was of Hollyford, the much admired 1873 neighbouring residence, (pictured below) holds the mantle of the suburb's top sale.
Hollyford was built about 17 years after St Vincent Place was laid out, modelled on the English idea of houses clustered around its central landscaped gardens.
The heritage listed St Vincent Place home comes with rear Nicolas Murray-designed extension on its 480 square metre block.
The project involved restoring the front four rooms of an Italianate Victorian double fronted house along with a full width linear pond which marks the transition to the modern more informal living spaces which flows onto the garden and lap pool.
It previously sold in 2002 at around $2.2 million.

Hollyford, which has its 1873 construction date on its gorgeous vined facade, was the home of the mariner, Thomas Mowbray Hutchinson, according to the land title documents that Property Observer has researched. He owned the holding from 1867 to 1875, there with his wife, Honora and six children. He died in 1888 in Chusan Street, St Kilda with a subsequent 1899 court case over his estate.

Then pawn broker James Healy owned Hollyford for just 14 months. The Hammond family held the property from December 1876 until its sale to the Ryan family from Tipperary in 1899. It seems they gave the house its name as Hollyford is a small village in County Tipperary. The best known family member was George Ryan, who died in 1986, and was old enough to recall the picket fence left over from St Vincent Place's days as a racecourse. The Ryans sold around 2002.
Harris quit full-time duties at Flight Centre in 1998, and left the board in 2008. He remains a large shareholder of the company and has had subsequent success with Retail Zoo, the company behind Boost Juice  and Salsas Fresh Mex Grill.
His redundant Albert Park abode for $5,808,000, a five bedroom, tri-level Kerferd Road house.
He bought premises in inner Melbourne Collingwood which has been now rented out at $5 a year to the Reach Foundation, and then in 2013 the Victorian-era Collingwood former bordello building, Cromwell Manor, was made available to <a href="https://www.streat.com.au/cromwell" target="_blank">STREAT, an organisation that trains and employs homeless young people</a>, for just $5 a year for the 50 years. Cromwell House was bought for $2,585,000.

Flight Centre's Geoff Harris extends wings on St Vincent Place, Albert Park?

Since the last state election, Premier Daniel Andrews has been on a mission. While the previous state government managed to get itself stuck in a perpetual state of inertia very early on, the current Premier has been determined to be a man of action.

East West Link contracts torn up? Tick. Level Crossing removals out to to tender? Tick. Melbourne Metro funding bought forward? Another tick. But then he pulled a rabbit out of the hat that left even the most ardent of soothsayers flat footed: the <a href="http://consult.transurban.com/western-distributor-join-the-conversation">Western Distributor</a>. Essentially just a watered down version of the old Westlink proposal, is this the congestion messiah we have been waiting for?

The timing is extraordinary. Just weeks after coming to an agreement with the East West Link consortium to abandon an expensive road thought unnecessary, the Premier replaced it with a project to build an expensive road we don't need. It is a brave move. Crazy brave, as there are some startling comparisons to its defunct predecessor: no business case exists and it wasn't taken to an election, so technically there is no mandate.

The fact both major political parties have flipped from their previous positions (for the sake of political expediency) highlights one very unfortunate fact: the Western Distributor is a boondoggle.

There, I said it. Cue outrage from commuters stuck on the Westgate Bridge every day. Cue derision from motor interest groups like the Royal Automobile Club of Victoria (RACV), who have have been spewing forth their "We need a second river crossing to solve congestion on the Westgate" rhetoric with impunity for years, ignoring the inconvenient fact it will be neither the second crossing (we have six already), nor will it solve congestion.

Despite all this, Daniel Andrews has taken a punt on Western Distributor. Why?

Assessing East West Link, the project failed for a myriad of reasons, including trying to solve a problem that didn't exist. Only 5% of cars went from CityLink to the Eastern Freeway, hence there existed no real public appetite to build it. Add its exorbitant cost at $11 billion (the state would bear the brunt of, as well as all of the risk if it didn't perform financially) and it was no surprise to see East West Link disappear.

However, Daniel Andrews thinks he has mitigated those issues with the Western Distributor, and technically he has… in theory.

Image courtesy The Australian</figcaption></figure>As mentioned before, there certainly is an appetite for it: if I had a dollar for every time someone told me "We need a second river crossing", I would be a very rich man. The reality is we already have six in the vicinity of the city: the Westgate itself, Footscray Road, Dynon Road, Smithfield Road, Fisher Parade and Maribyrnong/Raleigh Road.

There are two well known political idioms at work here: "Never let the truth get in the way of a good story", and the Tony Abbott special "If you say something often enough, it makes it true". The RACV have done a great job of tricking commuters in believing the second river crossing myth. Given we have six river crossings already, is a seventh one going to make a difference? It won't, hence why the RACV drumming on the notion we only have one.

The other argument Daniel Andrews has mitigated is the cost. That's the real jewel in the crown of the Western Distributor, it's free! The cost of this new piece of infrastructure will be covered by three sources:

<ol>
<li>Tolls on the distributor itself.</li>
	<li>A further concession on the tolls Transurban collects from CityLink.</li>
	<li>Federal Government funding originally set aside for East West Link.</li>
</ol>
None of these factors are problematic given it results in no cost to the state government. Furthermore, Transurban have allegedly agreed to take over the cost of building the original <a href="https://en.wikipedia.org/wiki/West_Gate_Distributor">West Gate Distributor</a> project too. As it has already been budgeted for by the state, this actually results in a $500 million net saving for the government. That's two new mega projects and money back.

All of this good news won't hide the very damning truth: it won't solve congestion on the Westgate!

The <a href="https://en.wikipedia.org/wiki/Induced_demand">widely accepted</a> science of Induced Traffic will ensure the distributor becomes yet another car park within five years, not to mention the extra traffic it will pump into the city at the end of Footscray Road, just like the East West Link would have done to Hoddle Street as predicted by the Linking Melbourne Authority's own modeling. Whether it results in no cost to the state government or not is essentially irrelevant.

It just serves to reinforce the myth that we can solve congestion by building more urban freeways. This just ingrains the car dependence culture, which inevitably results in more funding being pumped into freeways in the future. It is a vicious cycle.

We have all heard the argument we need 'balanced funding for road and rail', this is nothing more than a political mantra. Balance is such a nice word which implies everyone gets what they need, however funding between roads and public transport has been anything but balanced in the last 20 years, it has been heavily skewed towards roads.

Pumping the same amount of money into mega road projects and into public transport does not produce the same outcomes. While the Western Distributor will inevitably reach capacity within five years, we will still be reaping the benefits of the Melbourne Metro rail tunnel in half a century and beyond, albeit at twice the price.

Sadly wrapped up in this debate - but now pushed out of mind - is the issue the original West Gate Distributor was meant to tackle: taking trucks off local roads. It was never meant to ease commuter congestion on the Westgate Bridge, rather it was about taking trucks off roads in the West, such as Yarraville's Francis Street.

It would have made the inner west safer and less polluted for residents, whilst aalso facilitating faster and more efficient trucking routes to the port. This very focused objective would have resulted in a relatively small price tag by today's infrastructure standards: $500 million. While this problem is still being addressed, the argument has been hijacked by cars, and thus its price increased tenfold. An unfortunate outcome all around.

The more common prospect of one-term governments has scared them into throwing all long term planning out the window, pushing short-term projects where political expediency is the only driving factor. It's a sad state of affairs when projects are delivered to satisfy public perception, despite knowing they won't go close to solving the problems, and in turn perpetuating long held myths.

It takes a great amount of political courage to make the tough decisions: not building any more urban freeways, tackling traffic head-on via congestion charging, borrowing money to fund major public transport upgrades, and forcing people to change decades long travel habits. But it seems political courage continues to be in short supply, at least where public transport is concerned.

Mr Andrews, you're better than this. You should be applauded for removing level crossings, a project decades overdue. You should be applauded for getting on with the Melbourne Metro, a project which, to quote Robert Doyle's words, will save Melbourne from a "100 year catastrophe".

But the Western Distributor is a case of "two steps forward, three steps back". You have got this far by being a public transport champion; it is those guns you need to stick to, to ensure Victoria's future is the main game here, not the 2018 election.
