Recently submitted to Brisbane City Council, the proposal is for an 18-storey building designed by bureau^proberts, which has drawn heavily on Brisbane's subtropical design principles while referencing the suburb's industrial heritage.

A total of 64 apartments are planned for the amalgamated 1,518 sqm site at <a href="https://www.apartments.com.au/new-apartments/17-21-maud-street-newstead-qld-4006">17–21 Maud Street</a>, a short walk from the Brisbane River and Newstead Riverwalk.

The proposal comprises 64 two, three and four-bedroom apartments across 18 residential levels, positioning it alongside a growing number of taller residential projects transforming Newstead's northern precinct. The tower incorporates extensive subtropical landscaping, with cascading planter boxes, deep planting at street level and a landscaped rooftop recreation area.

Bureau Proberts has prioritised passive environmental design throughout the project, with generous balconies, recessed glazing and operable façades helping reduce solar heat gain while maximising natural ventilation. River views become available from the upper levels, while the building has been orientated to capture prevailing breezes from both the Brisbane River and the west.

The architects say landscape is intended to be integral to the building rather than an applied element.

"Vertical greenery, cascading planter boxes and elevated gardens are woven throughout the architecture, softening the built form and strengthening the connection between residents and the subtropical environment."

"Through the integration of landscape, high-quality materials and passive design principles, the development delivers a refined residential address that celebrates Newstead's heritage character while contributing positively to Brisbane's evolving subtropical identity."

Newstead has remained one of Brisbane's most active apartment markets in recent years, with a number of developers continuing to back the inner-city suburb.

HG Developments is currently delivering the 40-apartment Aire Newstead at 25 Maud Street. Fortis recently launched the 65-apartment <a href="https://www.apartments.com.au/new-apartments/crest-walker-newstead-12-kyabra-street-newstead-qld-4006">Crest &amp; Walker</a> on Kyabra Street, while builder-developer BPG and Don O'Rorke's Consolidated Properties are both expected to launch their respective Newstead projects before the end of the year.

HG Developments doubles down in Newstead with second Maud Street apartment development

Walk past a new apartment development promoting its sustainability credentials and it's easy to picture rooftop gardens, mature trees, landscaped courtyards and residents surrounded by nature.

But in many cases, that's not actually what those sustainability ratings guarantee.

Australia's leading environmental rating tools have played a significant role in improving the energy efficiency and environmental performance of buildings. Yet despite their focus on reducing emissions, many don't require developers to include trees, biodiversity or meaningful green space.

In other words, a building can achieve one of the country's highest sustainability ratings while containing little more than concrete, glass and hard landscaping.

That disconnect has led to the emergence of a new movement across Australia's property industry: nature-based cities.

The concept goes beyond designing buildings that consume less energy. Instead, it encourages developers to treat nature as essential infrastructure, integrating biodiversity, tree canopy, living landscapes and green spaces into projects from the earliest stages of planning.

Research has consistently linked access to nature with better physical and mental health, cooler neighbourhoods, improved biodiversity, stronger climate resilience and more connected communities. As Australia's cities continue to become denser, advocates say those outcomes should be considered just as important as energy efficiency.

Nature Based Cities (NBC) was established in 2022 to help accelerate that shift.

Founded by Hamton Executive Chairman Paul Hameister OAM, the not-for-profit was created after research highlighted a significant gap in Australia's sustainability framework. While existing environmental rating tools rewarded energy performance and emissions reductions, they placed little emphasis on the inclusion of living landscapes.

"We've always wanted to do more, and we know other developers who want to do more, but the ESD rating tools just aren't there," Hameister says.

"In Australia, you can have a five-green-star rated building that's concrete and glass with not a blade of grass.

"The focus is on reducing emissions, which is laudable, but there hasn't been enough attention paid to protecting and re-establishing nature. We need both for the health of the environment and for communities."

Since its launch, NBC has developed independent design guidelines and accreditation frameworks that encourage developers to prioritise ecology, biodiversity, tree canopy, walkability and living landscapes alongside traditional sustainability measures. The organisation first focused on medium and high-density residential developments before recently expanding into precinct-scale communities and masterplanned neighbourhoods.

Jan Talacko, founder of sustainability consultancy Ark Resources and a member of the Nature Based Cities Advisory Council, says the initiative addresses an area that has largely been overlooked by the property industry.

"Throughout my 25 years of working collaboratively with all stakeholders in the property sector, I've always favoured a pragmatic approach to sustainable design which encourages initiatives that not only meet environmental expectations but also improve amenity," Talacko says.

"Whilst we are making steady progress in relation to energy and carbon emissions from buildings, there has been much less emphasis on encouraging biodiversity and tackling the urban heat island effect.

"The Nature Based Cities initiative responds to a gap in the suite of tools currently used by the property development sector, which don't provide sufficient incentive, or recognition, for the integration of landscaping and greenery."

For apartment buyers, the shift is also changing the questions worth asking.

Rather than assuming a sustainable building will naturally include abundant green space, buyers are increasingly being encouraged to look beyond environmental ratings and ask what nature is actually being delivered. How much tree canopy will the development create? Has biodiversity been considered? Are landscaped spaces designed for people as well as appearance?

As Australia's cities continue to grow upwards and outwards, the next generation of sustainability may not simply be measured by lower emissions, but by how successfully developments bring nature back into everyday urban life.

What does it really mean for a building to be 'green'?

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>

While the Help to Buy Scheme does not solve affordability challenges across the board, it does offer a more accessible pathway for a defined segment of the market, particularly younger buyers with moderate incomes who have been priced out of traditional lending routes.

The scheme is expected to commence in NSW in late 2025, as part of a national rollout.

Currently, CoreLogic RP Data is tracking 2,651 auctions across Australia for this week, with 2,177 scheduled across the capital cities.
 Last week there were 2,540 capital city auctions and over the same week one year ago, there were 1,535 capital city auctions. Last year, 65.0% of the homes taken to auction sold, which is a softer result when compared to current activity. Last week, the final weighted average clearance rate was 78.6%, yet another strong result in what has been a record strong year for auctions so far, mostly driven by the solid results across Sydney.
There are 961 Melbourne homes set to go to auction this week, 1,139 Melbourne homes were taken to auction last week, with a final auction clearance of 81.7%. Last year there were 710 Melbourne auctions over the corresponding week.
Currently, in Sydney, 854 auctions are expected this week, compared to 914 last week and a lower 618 at the same time last year. Last week, Sydney’s final auction clearance rate was 87.3%, the second highest result on record for the city. Given the latest rate cut by the RBA, we anticipate another strong result again this week, with the clearance rate potentially shifting even higher.
In Brisbane, last week’s auction clearance rate was 47.3% across 192 auctions, while this week, the number of homes taken to auction is set to fall to 151.
Adelaide is expecting 90 auctions this week, a much lower number when compared to last week, when there were 167 auctions, but comparable to the same time last year, when 89 Adelaide homes were taken to auction.
There are currently 75 auctions scheduled across Canberra this week, compared to 59 last week and 33 last year.
Across Perth, 38 auctions are expected this week, compared to 47 last week and just 15 at the same time last year.
Across Australia the highest volume of auctions in one suburb are the 21 in Reservoir, Victoria.

It appears media reports that billionaire Tony Fung has purchased the Sheraton Mirage Gold Coast for $160 million are premature.
“Pearls Australasia, owner of Sheraton Mirage Resort and Spa Gold Coast, has not confirmed the sale of the resort and continues to consider perspective owners via sales agency, McVay Real Estate, as reported today in the media,” came the ensuing media statement.
“An announcement will be made by the owning company once a sale agreement has been settled in full."
“The recently refurbished Sheraton Mirage Resort and Spa has been managed as a Sheraton branded resort for 27 years, and a long term management contract is in place with Starwood Hotels and Resorts Asia Pacific Pty Ltd to operate the resort as a Sheraton into the future,” <a href="https://www.hotelmanagement.com.au/2015/05/06/exclusive-owner-denies-sheraton-mirage-gold-coast-sale/" target="_blank">the statement to website hotelmanagement.com.au said</a>.
The Australian said Fung revealed to the publication “his vision to develop the five-star beachfront Sheraton Mirage and Marina Mirage into an integrated casino resort precinct”.
Fung is also busy proposing to develop the Aquis Great Barrier Reef casino resort near Cairns.
Pearls Australasia had been expected to fetch around double the $62.5 million the company paid for the property in 2009.

Sheraton Mirage Gold Coast sale mystery

Auswin TWT has emerged as the $96 million buyer of the Surry Hills Shopping Village.
Located at the corner of Cleveland and Baptist Street, Redfer, the sale reflect a yield of 4.48%.
The local, but Chinese-backed developer Auswin TWT are also converting Tabcorp’s long-standing Sydney headquarters in Ultimo into a $78 million Woods Bagot-designed apartment and retail complex.
The Surry Hills neighbourhood shopping mall is anchored by Coles. The 1.519 hectare site has mixed use zoning and has redevelopment potential for 300 apartments with a ground floor shopping complex.
Property Observer reported it had been sold for around $100 million late last month.
The vendor bought it for $6.3 million 30 years ago when it was a mall on the old Wunderlich factory site.
It was listed through Scott Timbrell and Jeff Moxham of <a href="https://www.realcommercial.com.au/property-land+development-nsw-surry+hills-501482783" target="_blank">Ray White Commercial</a> with a current gross passing income from a number of tenancies of $4.3 million a year.
It was 1992 when the shop owners at Redfern Mall voted to change the name to Surry Hills Shopping Village.
Although the site is technically in Redfern, shop owners believed they were missing out on business because of geographical confusion.

Sydney’s property market is continuing along a stellar growth path, with auction clearance results surpassing 90% and dwelling values increasing 13.9% since March last year*. With the growth rate not showing signs of slowing, experts are warning of another property bubble. Is this the case?  
Sydney’s market is certainly very bullish. Capital growth is strong and buying and selling activity has exceeded expectations. While most commentators expected the market to ease to steadier levels in 2015, to around 5-7% growth, the market is continuing to defy our predictions. We are now in unchartered territory but this is nowhere near a bubble. Instead, Sydney is evolving into a new market where conditions are unpredictable, competition is high, and the pool of affordable housing is drying up.
Despite strong sales, a worrying trend in this new market is a lack of owner-occupier housing. The vast majority of buyers are now investors and fewer buyers are moving into a new home. Property purchases are not following a linear path as they did in previous generations and the new generation of buyers are struggling to compete. Investors are also buying with a long-term view, with many planning on leasing their property for 10 to 15 years or more.
Sydney is also facing a serious housing undersupply. By 2031, Sydney’s metropolitan population is expected to grow to almost 6 million people; the total number of homes needed to meet this projected demand is 2,338,100**. While building up has been one solution, foreign investors are snapping up Sydney developments in droves and in bulk, reducing stock for local buyers. Many of these properties, are also ideal for first home buyers.
Is now the time to buy, or should you wait for prices to cool? Here are 7 tips.
1. Don’t second-guess the market
In an unpredictable market, trying to pinpoint the ideal time to buy where the odds are in your favour is a difficult game. You may never know. I see buyers stall on their decisions by trying to second-guess. If you find a property you can afford that fits your needs, deciding to wait for a better option or a drop in price means you may miss out on a good opportunity.
2. First impressions aren’t always the last 
Don’t disregard a property because it doesn’t fit the aesthetic you had in mind. While properties built in the past 15 years may require less maintenance, older properties often feature double-brick walls and more spacious living and sleeping areas compared to properties built more recently. If the property you admire does require renovation, scale up the costs as a buffer to cover you when planning your budget.
3. Broaden your search 
To enter the market, you may need to consider suburbs that might not be your first or second preference. Sydney has a number of suburbs on the cusp of regeneration that offer great value such as Roseberry, Botany, Mascot, Rockdale, Baulkham Hills, and Penrith. By keeping your suburb search pool too slim, you risk cutting yourself off from other opportunities. Your ideal home might be a few suburbs away from your ideal suburb.
4. Focus on the bigger picture
Base your decisions on your property goals. Are you looking to climb the property ladder? If so, your first or second purchase is unlikely to be your last. Use your purchase as an opportunity to earn capital gains and release the equity to put toward your next purchase. The new market is not linear, so be prepared to go on a journey as you progress. I also recommend buying with a business rather than emotional mindset.
5. Get on the list 
If you’re looking to buy within a new development, I recommend doing your homework to stay a step ahead. Call local councils in areas where you would consider buying to identify any new residential plans. Ask to be on their mailing list for any updates and news. Many real estate agencies also have relationships with developers, so use them as a source of information to stay on the pulse.
6. Avoid stretching your budget 
Sydney’s market is significantly competitive and this is pushing up prices. Know your limit. Property is an expensive life investment. If you find yourself going beyond your limit to afford an increase in the asking price, knowing where to draw the line is an important life skill. Be responsible, make wise choices and seek guidance from a financial advisor.
7. Keep the faith 
If the search has been arduous and you’ve given up hope, you may find yourself developing a resentful attitude towards the market. Don’t succumb. Many buyers go through this phase at some stage in the property life cycle. If things aren’t working out, consider taking a step back to reassess and readjust your strategy. Taking some time away from the market may help you gather perspective before you make your next move.

Three tips before you decide to sell: Robert Klaric

Sydney is still leading national quarterly growth with a further 3.18% rise in the March quarter, with its median house at $929,000.
The trend data released by property analyst Eliza Owen at Onthehouse.com.au highlights the divergence in the growth between Sydney houses and units, with units up 2.21% to $620,000.
It is also obvious in the growth in value of Melbourne houses increased, while units have been trending down to almost 0%, <a href="https://blog.residex.com.au/2015/05/06/may-property-market-update-3/?utm_source=membersNewsletter&amp;utm_medium=email&amp;utm_campaign=Cid=ResiMayNews15" target="_blank">the Residex data showed</a>. 
This month has seen a "drastic change" in Melbourne house growth, which shot up 2.27% in March to $672,500 median, bringing the annual growth rate to 8.68%.
Melbourne units declined 0.08% in value last quarter to $470,000.

Eliza Owen noted it was understandable that investors have been tempted into the high returns of the Sydney property market.
"However, I would say that continued investment in units is not favourable," she said.
"Historically, houses have outperformed units, and have suffered less in periods of correction.
"Well built houses on large blocks of land will retain value because they come with land and present all sorts of potential for development, extensions and spacious living." 
She also commend on the "unusual volatility" in this boom.
"Property is a long term investment that has historically trended upwards, but the increase in the range of returns in the last 20 years suggests they are becoming less safe," said Owen.
"For example, in the period 1990 to 1995, the Sydney market saw losses of 1% per annum and highs of 10% per annum.
"The range of returns in this period is 11 percentage points. Between 1995 and 2000, this range widened to 15 percentage points, and between 2000 and 2005 it widened further to 29 percentage points.
"Over the past five years, the range of returns has remained at 23 percentage points with growth ranging between minus 3% and 20%.
"These sustained, higher ranges point to larger volatility in housing returns.
"Furthermore, household debt is at record highs, and growth in the New South Wales and Victorian economies are currently heavily reliant on continued construction of infrastructure and dwellings.
"Such growth is not sustainable, and should be kept in mind as we cautiously move forward over the next few months."

Melbourne's "drastic" house price jump, but Sydney leads nations still: Onthehouse/Residex

Over the weekend the Andrews government announced a tax on foreign investment in Victorian real estate. This includes a 3% Stamp Duty surcharge and a 0.5% Land Tax premium. On top of the $5,000 foreign investment fee announced by the Federal government, this will add some much needed balance between those looking for housing and those wanting an investment.
However, we wait with baited breath for the devil in the detail. The one sure winners are Australian property investors who will enjoy less competition from foreign investors. A national property spruiker is currently touring the nation a seminar beckoning investors to enjoy their ‘unfair advantage’. Such a move by Andrews will do nothing to unwind local investor advantage.
In fact, this ‘reform’ may add further benefit to Australian investors. Whilst the policy announcement allows New Zealand citizens and those with permanent residency to enjoy their unfair advantage, we are yet to see the detail on Real Estate Investment Trusts (REITs) and property syndicates. Will foreigners be able to invest in local investment entities if under say a 20% capital threshold? REITs are already benefitting from the <a href="https://www.prosper.org.au/2015/02/24/the-foreign-investment-future/" target="_blank">Significant Investment Visa</a> program.
We are pleased to see<a href="https://www.propertyobserver.com.au/https://www.abc.net.au/news/2015-05-02/foreign-home-buyers-set-to-pay-higher-taxes-in-victoria/6439650" target="_blank"> Treasurer Tim Pallas stating: </a>
“We think it’s inherently unfair on Victorians for foreign purchasers to take the gains of owning property in Victoria through the services and infrastructure that Victorians pay over an extended period of time without contributing their fair share,”
This implies it is bad for foreigners to <a href="https://www.prosper.org.au/georgist-glossary#Unearned%20Income" target="_blank">make money in their sleep</a>, but perfectly acceptable for Victoria’s elite to do so. Hypocrisy we say!
An upfront Stamp Duty will curb some demand but established foreign investors will see this as requiring even greater capital gains to justify investments. This may extenuate the number of vacant properties and the investment window held. It could also see further cuts in quality product by foreign developers.
The Andrews government did have the common sense to include a Land Tax component to the impositions on foreign investment. Whilst the new 3% stamp duty on a $600,000 home will add some $18,000 to a foreign investment, the 0.5% increase in Land Tax is minimal. For the same home, that equates to an extra $1750 imposition.
If Andrews was serious he would have reversed the tax imposition with a minor Stamp Duty increase and a major Land Tax increase. This would put pressure on foreign investments to be leased out or on-sold quickly, adding to supply. A higher Stamp Duty does the opposite by slowing turnover. Buyers will hold a property until the $18,000 in stamp duty plus their desired capital gain is achieved. Charging $1750 in Land Tax will do little to alter investment behaviour at just 10% of possible rental income. With capital gains running at $40,000 – $60,000 per annum, a $1750 charge is minimal. We will be very interested to see if the new change affects auction clearance rates and off-the-plan sales.
With foreign investments doubling in the last five years and hitting some 20% of purchases nationally in 2014, a policy move was needed to protect our sovereignty. Well done Treasurer Pallas for admitting Victorian taxpayers need a return on investment for their public infrastructure. If only we could extend that concern to the immense capital gains those owning real estate near <a href="https://www.prosper.org.au/2015/04/30/value-capture-for-victoria/" target="_blank">the new Melbourne Metro loop will enjoy.</a> That would reflect the ‘fair go for all’ mantra Australians live by. To meet this, Andrews must go further by demonstrating the exponential wealth delivered by property is bad for the economy, whether for a foreign or local investor.

Foreign investment curbs benefit Australian investors: Karl Fiztgerald

While the media has been indulging its obsession with Sydney real estate, other parts of New South Wales have been delivering value to property owners but largely going ignored.
The regions generally are overlooked by analysts, journalists and investors - and that means the best opportunities to buy affordably, while getting superior rental returns and great prospects for future capital gains, are being missed.
Economists and journalists think Sydney’s over the top with 14-15% annual growth in median house prices, but the City of Gosford on the Central Coast is out-performing its big brother.
Most of the Gosford suburbs have delivered median house price growth between 15% and 20% in the past 12 months and some of the apartment markets are up by 20%-plus.
Kariong’s median house price has risen 19% and so has Wyoming’s. North Gosford is up 17%, Narara 18% and East Gosford 17%.
Terrigal and Wamberal have risen 15% and Umina Beach is up 16%.
I hesitate to place too much emphasis on median price data for apartments markets, because they are highly susceptible to aberrations. The marketing of an up-market new project can create an astronomical rise, which is deceptive - it doesn’t mean values are rising to that degree. Ettalong Beach in the City of Gosford provides a current example, with its median price up 83% in the past 12 months.
A little less crazy, but still major, is the 28% annual rise in the median unit price for Avoca Beach and the 25% increase for Umina Beach. The suburb of Gosford has recorded a 16% rise in its median unit price.
All of this has come on the back of significant rises in sales activity which Hotspotting has been tracking for the past 2-3 years. A dozen suburbs in the City of Gosford still have rising trajectories in terms of sales volumes, so the price growth isn’t over, but the best time to buy there has well and truly passed.
There are many other upwardly-mobile regional markets in the state. The City of Wyong is another big improver – I count eight suburbs with rising markets and another 10 with consistent sales levels.
The City of Newcastle and neighbouring municipalities like Lake Macquarie and Port Stephens are all going well. Port Stephens is showing signs of life after a decade of poor performance.
The Hunter Valley, which has been weighed down by over-supply for the past 2-3 years, looks to be recovering. The municipality of Maitland in particular is starting to produce growth markets and so too is Cessnock.
Port Macquarie, another coastal market which has shown little growth over 10 years, is now pumping. It would rank in a national top 10 for consistently strong sales levels over the past couple of years – dwelling sales in the past seven consecutive quarters have been 358, 378, 388, 369, 335, 360 and 390. It’s amazing what some serious spending on infrastructure can do to a property market.
The Blue Mountains has plenty of growth suburbs and south of Sydney there’s momentum in a number of municipalities, including Wollongong, Shellharbour, Kiama and Shoalhaven.
Further afield in the state, Dubbo continues to be one of the strongest regional economies and property markets in the nation, and there is plenty of life also in Goulburn, Orange, Tamworth, Wagga Wagga, Albury and Coffs Harbour.
In the far north at the Queensland border, the Tweed area is going well.
There is no shortage of choices for Sydney-centric investors unhappy with the competition and the prices in the big city. You can buy well and achieve stellar growth by shaking loose from that Sydney obsession and broadening your horizons, without having to travel too far.

The Japanese emporium has more than 600 outlets worldwide, plus two stores in Melbourne, including Chadstone Shopping Centre.

Federation Centres (FDC) announced its update for the quarter ended 31 March 2015 delivering net operating income up 3.6% for the nine months to March 2015 compared to the prior corresponding period. 
The leasing spread was maintained at 3.2%, in line with the half year result, with 585 transactions completed for the nine month period. 
Annual sales growth for the year to 31 March 2015 was 1.0%, with specialty retailers recording annual sales growth of 2.3%. 
The occupancy rate was 99.4%.

There was also an improvement in the Discount Department Stores and Department Stores categories, compared with their December 2014 annual sales performance. 
Mini Majors performed well, although sales moderated as new entrants in this category saw sales stabilise after buoyant initial trading.
Redevelopments at Warriewood Square in New South Wales and Halls Head in Western Australia are progressing well and initial works have commenced for the second stage of the redevelopment at Colonnades in South Australia. 
Approval for redevelopment plans for Mandurah Forum was also recently received.
