Recently submitted to Brisbane City Council, the proposal is for an 18-storey building designed by bureau^proberts, which has drawn heavily on Brisbane's subtropical design principles while referencing the suburb's industrial heritage.

A total of 64 apartments are planned for the amalgamated 1,518 sqm site at <a href="https://www.apartments.com.au/new-apartments/17-21-maud-street-newstead-qld-4006">17–21 Maud Street</a>, a short walk from the Brisbane River and Newstead Riverwalk.

The proposal comprises 64 two, three and four-bedroom apartments across 18 residential levels, positioning it alongside a growing number of taller residential projects transforming Newstead's northern precinct. The tower incorporates extensive subtropical landscaping, with cascading planter boxes, deep planting at street level and a landscaped rooftop recreation area.

Bureau Proberts has prioritised passive environmental design throughout the project, with generous balconies, recessed glazing and operable façades helping reduce solar heat gain while maximising natural ventilation. River views become available from the upper levels, while the building has been orientated to capture prevailing breezes from both the Brisbane River and the west.

The architects say landscape is intended to be integral to the building rather than an applied element.

"Vertical greenery, cascading planter boxes and elevated gardens are woven throughout the architecture, softening the built form and strengthening the connection between residents and the subtropical environment."

"Through the integration of landscape, high-quality materials and passive design principles, the development delivers a refined residential address that celebrates Newstead's heritage character while contributing positively to Brisbane's evolving subtropical identity."

Newstead has remained one of Brisbane's most active apartment markets in recent years, with a number of developers continuing to back the inner-city suburb.

HG Developments is currently delivering the 40-apartment Aire Newstead at 25 Maud Street. Fortis recently launched the 65-apartment <a href="https://www.apartments.com.au/new-apartments/crest-walker-newstead-12-kyabra-street-newstead-qld-4006">Crest &amp; Walker</a> on Kyabra Street, while builder-developer BPG and Don O'Rorke's Consolidated Properties are both expected to launch their respective Newstead projects before the end of the year.

HG Developments doubles down in Newstead with second Maud Street apartment development

Walk past a new apartment development promoting its sustainability credentials and it's easy to picture rooftop gardens, mature trees, landscaped courtyards and residents surrounded by nature.

But in many cases, that's not actually what those sustainability ratings guarantee.

Australia's leading environmental rating tools have played a significant role in improving the energy efficiency and environmental performance of buildings. Yet despite their focus on reducing emissions, many don't require developers to include trees, biodiversity or meaningful green space.

In other words, a building can achieve one of the country's highest sustainability ratings while containing little more than concrete, glass and hard landscaping.

That disconnect has led to the emergence of a new movement across Australia's property industry: nature-based cities.

The concept goes beyond designing buildings that consume less energy. Instead, it encourages developers to treat nature as essential infrastructure, integrating biodiversity, tree canopy, living landscapes and green spaces into projects from the earliest stages of planning.

Research has consistently linked access to nature with better physical and mental health, cooler neighbourhoods, improved biodiversity, stronger climate resilience and more connected communities. As Australia's cities continue to become denser, advocates say those outcomes should be considered just as important as energy efficiency.

Nature Based Cities (NBC) was established in 2022 to help accelerate that shift.

Founded by Hamton Executive Chairman Paul Hameister OAM, the not-for-profit was created after research highlighted a significant gap in Australia's sustainability framework. While existing environmental rating tools rewarded energy performance and emissions reductions, they placed little emphasis on the inclusion of living landscapes.

"We've always wanted to do more, and we know other developers who want to do more, but the ESD rating tools just aren't there," Hameister says.

"In Australia, you can have a five-green-star rated building that's concrete and glass with not a blade of grass.

"The focus is on reducing emissions, which is laudable, but there hasn't been enough attention paid to protecting and re-establishing nature. We need both for the health of the environment and for communities."

Since its launch, NBC has developed independent design guidelines and accreditation frameworks that encourage developers to prioritise ecology, biodiversity, tree canopy, walkability and living landscapes alongside traditional sustainability measures. The organisation first focused on medium and high-density residential developments before recently expanding into precinct-scale communities and masterplanned neighbourhoods.

Jan Talacko, founder of sustainability consultancy Ark Resources and a member of the Nature Based Cities Advisory Council, says the initiative addresses an area that has largely been overlooked by the property industry.

"Throughout my 25 years of working collaboratively with all stakeholders in the property sector, I've always favoured a pragmatic approach to sustainable design which encourages initiatives that not only meet environmental expectations but also improve amenity," Talacko says.

"Whilst we are making steady progress in relation to energy and carbon emissions from buildings, there has been much less emphasis on encouraging biodiversity and tackling the urban heat island effect.

"The Nature Based Cities initiative responds to a gap in the suite of tools currently used by the property development sector, which don't provide sufficient incentive, or recognition, for the integration of landscaping and greenery."

For apartment buyers, the shift is also changing the questions worth asking.

Rather than assuming a sustainable building will naturally include abundant green space, buyers are increasingly being encouraged to look beyond environmental ratings and ask what nature is actually being delivered. How much tree canopy will the development create? Has biodiversity been considered? Are landscaped spaces designed for people as well as appearance?

As Australia's cities continue to grow upwards and outwards, the next generation of sustainability may not simply be measured by lower emissions, but by how successfully developments bring nature back into everyday urban life.

What does it really mean for a building to be 'green'?

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>

While the Help to Buy Scheme does not solve affordability challenges across the board, it does offer a more accessible pathway for a defined segment of the market, particularly younger buyers with moderate incomes who have been priced out of traditional lending routes.

The scheme is expected to commence in NSW in late 2025, as part of a national rollout.

Hi Thor,
To answer this question we must first work out what can and cannot be claimed against your tax. The deposit on a house is not a claimable item. The costs you incur when you buy a property are able to be claimed, but each item is treated differently.  For example, all buying costs such as legal fees and inspections form part of your cost base, and serve to essentially reduce your payable capital gains tax when you sell, rather than provide an immediate deduction.  Borrowing costs are divided up over 5 years (or the length of time you own the property if less than 5 years) and claimed at the end of the year. I think you are really asking me whether the interest on the deposit is claimable, and the answer is no, for two reasons.  The first one is that any deduction you claim against your income is only available on an 'income producing asset', an at the stage where you pay a deposit, this property does not produce income, for you.  The second one is that the deposit does not denote a transfer of ownership, and so you don't legally own an income producing  asset against which you are allowed to make these claims - the present owner does however, and they are allowed to make those claims right up until you settle the property. As to your second question, it's not greedy to buy your fourth property in seven months, but whether it is wise to do so is an entirely different thing.  You need to ask the following questions: 
<ul>
<li>Do you know your personal risk profile and whether this number of properties is consistent with that?</li>
<li>Have you had an independent, professional investment plan prepared for you by someone who is not trying to sell property to you?</li>
<li>Have you analysed your capacity to meet your current debts and property costs should interest rates rise?</li>
<li>Have you ensured that you have diversified your property portfolio across a number of markets? Some of our markets (namely, Sydney) will likely enter a protracted period of stagnation after this present frenzy, so you don't want all of your properties to be in such a market?</li>
<li>Have you considered your financial future - is there any upcoming changes which may make a larger portfolio create extra stress on your finances?</li>
</ul>
You should not simply buy a property every time you feel like it, or each time the bank offers you more money - instead, your acquisition of property should be part of a carefully articulated plan which considers all of your personal financial circumstances, investing time horizon and risk profile.

Calls to curtail negative gearing or other tax concessions need to be assessed in the context of the whole tax system, Shane Oliver head of investment strategy and chief economist at AMP Capital says.
"Every time Australian residential property prices take off, calls erupt for negative gearing on investment property to be restricted or scrapped.
"Such calls are getting added currency now as some see it as a way to help close the budget deficit with a greater proportion of the dollar impact falling on higher income earners," he told the Money website.
He said any such move was of dubious merit.
Firstly, he says negative gearing is not the reason housing affordability is so poor in Australia.
"It has been in place for a long time and Australia is not alone in providing some form of “tax assistance” to home owners, as most comparable countries do," adding Americans can even deduct interest on the family home from their taxable income.
"And yet our house-price-to-income ratios are much higher."
Second, removing or restricting the deductibility of interest expenses incurred in property investment will cause a distortion in the tax system because negative gearing would still be available on other investments (so unfairly biasing investors in favour of, say, shares over property). 
"Allowing deductions for expenses incurred in producing income is a standard and common-sense feature of our tax system," he says.
Thirdly calls to curtail negative gearing or other tax concessions need to be assessed in the context of the whole tax system.
"Australia already has a relatively high reliance on income tax and the top marginal rate at 49% is at the high end of comparable countries.
"Curtailing access to negative gearing will only add to the burden on this relatively small group and act as a disincentive for work effort at a time when we should be doing the opposite."

What a hoo-ha we experienced this week with Treasurer Hockey's comments when he dismissed suggestions that property in Sydney was unaffordable when he went on to say "If you've got a good job and it pays good money and you have security in relation to that job, then you can go to the bank and you can borrow money and that's readily affordable."
and "...if housing were unaffordable in Sydney, no one would be buying it," he said.
You know, it got me thinking back to 2003/4 when something similar was going on.  We copped the same media frenzy about the overheated Sydney market and that the boom would crash soon etc.
Then like now, when property becomes too expensive, usually in the cities, investors start to look for more affordable areas.
I was in the market investing in the early 2000's and that is exactly what I did. After settling four negatively geared Sydney properties, I realised there was no point to continue to buy such expensive property after all the capital growth had been realised as the market was peaking and back then the rental market was not as strong as it is now. I needed to find more cash flow positive property. Property that I could add value to and big blocks we could build multiple dwellings on so I could keep buying more. 
That’s when I discovered the Lower Hunter Region of NSW.
There are some people that think regional areas do not experience good capital growth. I track the quarterly median price in three of the regional cities Property Bloom develops in and my graph looks very healthy. There are no extreme spikes but healthy long term growth. Rental yields are around 7% gross on most of our completed developments and with cash so cheap right now, this is sure to present a good return in anyone's book. Also, the depreciation benefits on new property is a nice bonus.
Property Bloom has found a prime location that is currently experiencing good growth and high demand for the housing we are building for our clients. So forget about what some of our politicians are saying and get stuck into some solid research on regional cities and I bet you'll be pleasantly surprised.

Loans.com.au has been named Home Lender of the Year 2015 in Mozo’s Experts Choice Awards.
The online lender took out five awards. 
The typical loans.com.au customer is aged in their 30s, living in a greater metropolitan area, with a professional career and household income 30 percent above average.

It comes as 86 per cent of the best value home loans are from small and non-bank lenders, according to the comparison site, Mozo.com.au. 
Mozo looked at 390 home loans from 81 providers to identify the ten lowest cost loans in five categories with online provider Loans.com.au winning all five categories. 
“These awards are designed to find the best value products available to Australians right now and surprisingly our major banks don’t rate a mention when it comes to the best value variable, fixed or full feature home loans on the market,” said Mozo director, Kirsty Lamont. 
Mozo calculations show borrowers with a typical $300,000 loan could save as much as $1,920 in interest and fees each year by switching from the average Big 4 rate to the best on market. 
“These results prove just how much impact competition and two rate cuts has had on the market in the past 12 -24 months.” 
“While price plays a big role, it’s clear consumers’ comfort with smaller, online and even non-bank brands is increasing,” said Lamont. 
Mozo named ANZ Major Bank Home Lender of the Year for having the best value loan against its three rivals. 
The Big 4’s share of the home loan market has decreased by 1% in two years, which equates to $18 million a day being lost to smaller ledners.

Mozo awards showcase online home loan borrowing by savvy 30s home buyers

Sydney will be overloaded by a wave of newly constructed apartments, which Dr Nigel Stapledon of UNSW forecasts will result in falling property unit prices and rents next year.
An average of 28,000 new units will be completed each year for the next three years, he says.
Dr Stapledon said that figure is more than double the historical average, citing figures from the Australian Bureau of Statistics.
Between 2005 and 2014 there was an average of 15,700 new units completed each year.
He added, in the Fairfax Media report, that some 13,000 new units were on track to be offered across Sydney before the end of 2105.
The result, he tipped, would be prices falling "north of 10%" within the next nine months.

The 28,000 apartment spurt tipped to trigger Sydney unit prices into decline

A real estate salesman allegedly convinced Brisbane entrepreneur Carmelo Caltabianoa that the Soul, Surfers Paradise luxury penthouse apartment was worth $16.85 million because a similar nearby apartment sold for $20 million.
The buyer believed him but didn't check the salesman's claims, the Brisbane Supreme Court heard this week.
But the $20 million apartment had not sold at that price in the Jade complex.
The discussion is central to the long-awaited legal dispute between entrepreneur Carmelo Caltabiano and development company Juniper Property Holdings over the sale of a Gold Coast penthouse.
Juniper is suing Carmelo Caltabiano for allegedly breaching the sales contract for the four-level apartment.
He said he trusted the company because he had previously purchased property on the Sunshine Coast from Juniper.
Caltabiano was at the Gold Coast having a drink in April 2006 when he saw a display for Soul apartments.
He spoke to the salesman and noticed the penthouse was priced at $16.85 million.
He bought after the salesman phoned him later saying a penthouse apartment in <a href="/news/qld/jade-penthouse-on-the-gold-coast-sold-by-mortgagee-for-a-third-of-dashed-boomtime-hopes">another building had sold for $20 million</a> and another apartment, which was about half the size of his intended purchase, sold for about $7.8 million.

Soul penthouse court battle against buyer by Juniper

On Thursday the McKell Institute released a report titled <a href="http://mckellinstitute.org.au/wp-content/uploads/pdf/McKell_Negative-Gearing_A4_WEB.pdf">Changing Gears</a>. It's a document which looks at five different policy options in relation to negative gearing and perhaps most disappointingly it does not give strategic planning policy much of a look in.

First and foremost, the McKell Institute are a NSW-centric policy institute and much of the report views the issues with the existing negative gearing system through Sydney-coloured glasses - a quick word find search of the document yields 53 references to Sydney and 3 to Melbourne.

In saying that however, I welcome its favoured policy response of grandfathering existing negative gearing arrangements and allow new negative gearing only for new housing stock.

As I mentioned in the opening paragraph, very little attention is paid to strategic planning and much of the preferred policy response focuses on using negative gearing to drive more broadacre supply. Is it smart to accelerate metropolitan fringe growth thus further lengthening the time between when residents move in and infrastructure - be it community-related, transport-related or health/education-related - is put in place?

Building new houses on the fringe without adequate infrastructure and locking new residents into auto-centricity from day one is the peak definition of sprawl.

Melbourne's urban growth boundary underwent a review of 'logical inclusions' in 2012 and subsequently another 6000 hectares was added to the supply pipeline. In 2010, the then Planning Minister Justin Madden added a mammoth 40,000 hectares. Just those two changes alone is enough land for upwards of 700,000 houses (at 15 houses per hectare).

Melbourne does not have an issue with broadacre supply.

Rewinding back to the Guy Planning era and the reformed planning zones, regardless of how well it has been implemented by individual councils, it was an attempt to drive more supply into brownfields development across the existing metropolitan area. And this is what the McKell Changing Gears report doesn't appear to address: different states have different strategies.

States and cities around the country vary when it comes to housing and planning policy, some have urban growth boundaries, some don't. Some encourage large pockets of high-density development, some have planning schemes which encourage medium density development across a broader metropolitan area. If a great big axe is to be wielded by Canberra (the McKell Institute is aligned with the ALP) then Canberra must ensure this negative gearing policy switch aligns with the wishes and planning policies of the states.

Given that the ability to deduct interest expenses from a person's income only applies on property which is not the individual's principal place of residence then we're talking about increasing the supply of rentals on the fringe within the context of the Changing Gears report.

But this is where this policy should be tweaked: it should apply to new 3+ bedroom apartments only, especially in areas throughout the metropolitan area where new planning zones allow it.

In the apartment boom of early last decade, 1 bedroom apartments were more common than 2 or 3 bedroom apartments - this decade it's safe to say most new developments split 1 and 2 bedroom configurations evenly with a small smattering of larger apartments. If we're going to attempt to intervene on an apparent market failure, rather than increase the supply of rentals on the fringe, it should be targeted at the dwelling type we have a lack of - and that's family-sized apartments.

Here is a fact which will play with the minds of many property investors: the northern inland New South Wales rural township of Narrabri experienced zero population growth over the last ten years yet its property market performed significantly better than the Melbourne local government authority (LGA) of Wyndham, which had the fifth highest population growth in Australia. 
There is a plethora of ill-informed claims which so-called property gurus make to justify their reasoning for investing in a particular location; investing where population growth is highest is one such claim. And, I’m here to tell you that this claim is flawed!
Now, before you start questioning my sanity, let me first say that historical evidence – facts – back up my statement!
Propertyology has recently concluded a comprehensive study of the historical property market performance of each of Australia’s 550 local government authorities (LGAs) since the turn of the century. 
Someone who purchased a typical 3-bedroom house in Narrabri in 2000 would have paid $96,250. That property would have subsequently grown in value by an average of 8.1% per annum over the last 15 years and today would be worth $287,500. When adding the current rental yield of 6.9%, the total return of Narrabri is a handsome 15.0%. The latest data from ABS shows that Narrabri’s 2014 population of 13,764 was 20 people fewer than 10 years earlier. Yet, in spite of the completely stagnant population, Narrabri is officially ranked the 51st best performer out all LGAs in Australia (top 10% in the country).

Narrabri’s performance is no fluke. There are in fact 9 locations in the Top 100 (Australia’s best 20%) which have experienced zero (or even negative) population growth over the last decade.
But wait. Here’s some further facts to challenge the credibility of those property gurus. 
Did you hear the one about capital cities being better investments than regions? The facts say that 69 of Australia’s Top 100 property markets over the last 15 years have a population of LESS than 100,000 people.
11 of Australia’s Top 20 property markets (and 42 of the Top 100) had a population growth rate which was LESS than the Australian average.
11 of Australia’s Top 20 property markets have a population of less than 25,000 people.
Average annual population for the City of Hobart over the last decade of 0.4% was well below the capital city average of 1.8%. In contrast, Hobart’s average annual price growth of 9.2% is superior to the capital city average of 8.5%.
Don’t get me wrong, population volume and population growth are considerations for selecting a sustainable location to invest in; an increase in population means higher demand for housing. However, if supply is equally matched through broad acre land release and / or higher density then price growth will be constrained. LGA’s such as Melton VIC (6.3%), Boddington WA (6.2%), Melbourne City (5.5%), Whittlesea VIC (4.2%), Adelaide City (3.8%), and Canada Bay NSW (3.0%) all have very high population growth rates yet their total property returns relative to the national average is underwhelming.
Population growth is not the only driver. Affordability is a significantly bigger driver of property price growth than increasing population. The policemen and hairdressers in regional towns like Ararat and Gayndah probably earn just as much as the same workers in capital cities; yet the cost of accommodation is vastly different.
Population is one of over 30 factors which astute property investors will consider when selecting a location to invest in. It is the sum of all these factors which is important.
Propertyology periodically conduct studies like this to uncover the common-denominators of good and bad market performance. Propertyology then uses the findings from these studies to refine our selection criteria for suitable towns and cities across Australia.
