Recently submitted to Brisbane City Council, the proposal is for an 18-storey building designed by bureau^proberts, which has drawn heavily on Brisbane's subtropical design principles while referencing the suburb's industrial heritage.

A total of 64 apartments are planned for the amalgamated 1,518 sqm site at <a href="https://www.apartments.com.au/new-apartments/17-21-maud-street-newstead-qld-4006">17–21 Maud Street</a>, a short walk from the Brisbane River and Newstead Riverwalk.

The proposal comprises 64 two, three and four-bedroom apartments across 18 residential levels, positioning it alongside a growing number of taller residential projects transforming Newstead's northern precinct. The tower incorporates extensive subtropical landscaping, with cascading planter boxes, deep planting at street level and a landscaped rooftop recreation area.

Bureau Proberts has prioritised passive environmental design throughout the project, with generous balconies, recessed glazing and operable façades helping reduce solar heat gain while maximising natural ventilation. River views become available from the upper levels, while the building has been orientated to capture prevailing breezes from both the Brisbane River and the west.

The architects say landscape is intended to be integral to the building rather than an applied element.

"Vertical greenery, cascading planter boxes and elevated gardens are woven throughout the architecture, softening the built form and strengthening the connection between residents and the subtropical environment."

"Through the integration of landscape, high-quality materials and passive design principles, the development delivers a refined residential address that celebrates Newstead's heritage character while contributing positively to Brisbane's evolving subtropical identity."

Newstead has remained one of Brisbane's most active apartment markets in recent years, with a number of developers continuing to back the inner-city suburb.

HG Developments is currently delivering the 40-apartment Aire Newstead at 25 Maud Street. Fortis recently launched the 65-apartment <a href="https://www.apartments.com.au/new-apartments/crest-walker-newstead-12-kyabra-street-newstead-qld-4006">Crest &amp; Walker</a> on Kyabra Street, while builder-developer BPG and Don O'Rorke's Consolidated Properties are both expected to launch their respective Newstead projects before the end of the year.

HG Developments doubles down in Newstead with second Maud Street apartment development

Walk past a new apartment development promoting its sustainability credentials and it's easy to picture rooftop gardens, mature trees, landscaped courtyards and residents surrounded by nature.

But in many cases, that's not actually what those sustainability ratings guarantee.

Australia's leading environmental rating tools have played a significant role in improving the energy efficiency and environmental performance of buildings. Yet despite their focus on reducing emissions, many don't require developers to include trees, biodiversity or meaningful green space.

In other words, a building can achieve one of the country's highest sustainability ratings while containing little more than concrete, glass and hard landscaping.

That disconnect has led to the emergence of a new movement across Australia's property industry: nature-based cities.

The concept goes beyond designing buildings that consume less energy. Instead, it encourages developers to treat nature as essential infrastructure, integrating biodiversity, tree canopy, living landscapes and green spaces into projects from the earliest stages of planning.

Research has consistently linked access to nature with better physical and mental health, cooler neighbourhoods, improved biodiversity, stronger climate resilience and more connected communities. As Australia's cities continue to become denser, advocates say those outcomes should be considered just as important as energy efficiency.

Nature Based Cities (NBC) was established in 2022 to help accelerate that shift.

Founded by Hamton Executive Chairman Paul Hameister OAM, the not-for-profit was created after research highlighted a significant gap in Australia's sustainability framework. While existing environmental rating tools rewarded energy performance and emissions reductions, they placed little emphasis on the inclusion of living landscapes.

"We've always wanted to do more, and we know other developers who want to do more, but the ESD rating tools just aren't there," Hameister says.

"In Australia, you can have a five-green-star rated building that's concrete and glass with not a blade of grass.

"The focus is on reducing emissions, which is laudable, but there hasn't been enough attention paid to protecting and re-establishing nature. We need both for the health of the environment and for communities."

Since its launch, NBC has developed independent design guidelines and accreditation frameworks that encourage developers to prioritise ecology, biodiversity, tree canopy, walkability and living landscapes alongside traditional sustainability measures. The organisation first focused on medium and high-density residential developments before recently expanding into precinct-scale communities and masterplanned neighbourhoods.

Jan Talacko, founder of sustainability consultancy Ark Resources and a member of the Nature Based Cities Advisory Council, says the initiative addresses an area that has largely been overlooked by the property industry.

"Throughout my 25 years of working collaboratively with all stakeholders in the property sector, I've always favoured a pragmatic approach to sustainable design which encourages initiatives that not only meet environmental expectations but also improve amenity," Talacko says.

"Whilst we are making steady progress in relation to energy and carbon emissions from buildings, there has been much less emphasis on encouraging biodiversity and tackling the urban heat island effect.

"The Nature Based Cities initiative responds to a gap in the suite of tools currently used by the property development sector, which don't provide sufficient incentive, or recognition, for the integration of landscaping and greenery."

For apartment buyers, the shift is also changing the questions worth asking.

Rather than assuming a sustainable building will naturally include abundant green space, buyers are increasingly being encouraged to look beyond environmental ratings and ask what nature is actually being delivered. How much tree canopy will the development create? Has biodiversity been considered? Are landscaped spaces designed for people as well as appearance?

As Australia's cities continue to grow upwards and outwards, the next generation of sustainability may not simply be measured by lower emissions, but by how successfully developments bring nature back into everyday urban life.

What does it really mean for a building to be 'green'?

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>

While the Help to Buy Scheme does not solve affordability challenges across the board, it does offer a more accessible pathway for a defined segment of the market, particularly younger buyers with moderate incomes who have been priced out of traditional lending routes.

The scheme is expected to commence in NSW in late 2025, as part of a national rollout.

Further changes to banks' capital requirements could increase the cost for first time buyer customers.
ANZ deputy chief executive Graham Hodges says further changes could be required after a review by the international Basel Committee on Banking Supervision.
"Proposals currently under consideration by the international Basel committee could lead to further significant changes to bank capital requirements applying to housing," Mr Hodges told a federal parliamentary inquiry into home ownership last week.
"This could have the effect of increasing the cost of finance particularly for those customers borrowing at a higher loan-to-value ratios," Fairfax Media reported.
"Over time this will likely disadvantage those buyers namely some first home buyers with smaller housing deposits."
The Australian Prudential Regulation Authority's new capital requirements for the big four banks and also Macquarie Group will require them to hold billions of dollars in extra capital against their mortgage books from July 1 next year.
Last week's comments are the first made by the bank on the matter.
“The potential consequences of the Basel IV proposals need to be carefully considered,” ANZ advised in its submission to the Murray inquiry report, which recommended regulators increase capital requirements for the banks so they are unquestionably strong globally.   “In the residential mortgage market, for example, the proposals may encourage authorised deposit-taking institutions to implement much greater differential pricing between customer groups than currently occurs in the Australian market, to reflect the wider spectrum of capital requirements.   “This may include higher pricing to customers with higher loan to value ratios.”

ANZ warns low deposit first time buyers face further borrowing costs from 2016

The conversion reportedly sold by aerial skier and former politician Kirstie Marshall.
It attracted 15 bidders when <a href="https://www.realestate.com.au/property-house-vic-richmond-120292913" target="_blank">69 Wellington Street</a> sold through Biggin &amp; Scott.
The three-bedroom converted warehouse sold after being declared on the market at $1.9 million. 
Marshall was elected to represent the seat of Forest Hill in the 2002 state election. She lost her seat in 2010, with local residents citing her choice to live in Richmond rather than the electorate as one reason.

The soon-to-come restrictions on lending on house and land packages for owner occupiers and investors is going to trigger unfortunate pain in Sydney's greenfield housing estates.
It will, ironically, put further pressure on prices by limiting the supply of new homes. 
The Commonwealth Bank of Australia has advised mortgage brokers that finance approvals for individual buyers of land lots would be delayed until all preliminary work on the project had been completed. 
That sounds okay, but currently many smaller developers actually have to pre-sell many of their lots before a bank will lend the money needed to start the earthworks and install water, sewerage and electricity services.
The Housing Industry Association understandably worries that the CBA decision restricting pre-sales - with undoubtedly other banks to follow - will have an adverse impact on the new housing sector across the outer suburbs of all Australia’s capital cities. 
"There is no justification for cutting off the credit tap for new residential development," Harley Dale, the HIA's chief economist argues.
"It would be very concerning at this point in time if it became more difficult for people to get into a new home, which is the end issue here."
Under the old policy the bank would commit to a loan with an assessment based on the development plan, as early as 12 months before a lot was accessible. 
Under the new policy it will need a valuation after an external valuer is physically able to identify the lot.
Banks turning down the financing tap is a yet another consequence of the recent APRA crackdown intended to stop any property bubble.
No one wants a bubble, but aren't we told the answer lies in doing everything possible to increase the supply of Sydney housing?
While safeguarding Australia’s financial system is obviously of paramount importance, the recent lending policy outcomes derived from APRA's intervention now risk obstructing not only new home building but damaging the economy’s rebound capacity. 
New detached home sales rose last financial year to 73,000, which was a four-year high for Australia. 
But just two states, NSW and SA are actually currently showing continued new home construction strength, warns the Housing Industry Association.
Compared with just 12 months ago, the number of owner occupier loans for the construction or purchase of new dwellings increased in New South Wales (+12.9 per cent), South Australia (+9.0 per cent) and the ACT (+0.5 per cent). Those in decline were Western Australia (-21.4 per cent), Tasmania (-20.8 per cent), the Northern Territory (-20.8 per cent), Queensland (-7.8 per cent) and Victoria (-4.8 per cent).
The HIA blame much of the decline on the lending outcomes that followed the initial December 2014 APRA crackdown.
Ofcourse these lending restrictions are against the backdrop of the unresolved, longstanding issue of local governments having increasingly onerous requirements and costings for infrastructure provisions in greenfields sites.
Economist Saul Eslake rightly says, there are two sides to this story, and he and I have a lot of sympathy with the desire of exisiting residents to prevent developments which detract materially from their quality of life.
But whatever perspective one might take on that debate, there is no doubt that planning laws and upfront costs have contributed to the mis­-match between our housing demand and housing supply.
Eslake argues it is time for revisit current models for financing the provision of infrastructure and services in greenfields housing estates by reducing upfront charges, replacing them instead with changes he suggests to the land tax regime.
But that idea is way too forward thinking in this knee-jerk world of now.

Pressure on prices and house and land supply in APRA greenfields fallout

It fetched $3.15 million through Raine &amp; Horne agent David Eden.
The property on <a href="https://www.domain.com.au/sold/75-pacific-road-palm-beach-nsw-2108-2011919272" target="_blank">75 Pacific Road</a> was bought back in 1994 by the Elizabeth Bay couple for $1.1 million from the then retired diplomat Sir Robert Cotton. 
Conde Nast headhunted Leser, now 90, in 1958 to launch the Australian edition of Vogue. During his tenure with the publishing company Leser was appointed managing director of Conde Nast UK, president of Conde Nast USA and chairman and managing director of Conde Nast Asia Pacific.

Vogue veteran Bernard Leser sells Palm Beach retreat

Haberfield, in Sydney’s inner west, saw a new suburb record when a five-bedroom Federation home sold under the weekend hammer at $4.23 million.
Three of six registered bid at the McGrath auction for the 1390 sq m property.
After a vendor bid of $4.05 million was placed, just the two parties head to head for the Federation home at <a href="https://www.realestate.com.au/property-house-nsw-haberfield-120233309" target="_blank">25 Turner Avenue</a>.
The Haberfield record-setter was another five-bedroom home at <a href="https://www.domain.com.au/property/sold/house/nsw/haberfield/?adid=2011843183" target="_blank">9 Forrest Street</a>.
On a 938-square-metre  block, the Federation bungalow featured a bold new two-storey addition.
It sold for $3,965,000 through Julie Hatch at Cobden &amp; Hayson Annandale. There were seven registered bidders.
The previous record was for a four-bedroom house at 14 Waratah Street that sold for $3.52 million in 2009.
There was the institutional sale of 1-5 Rogers Avenue for $5.25 million in 2012.

Haberfield Federation sets $4.23 million record

Nick Maxwell, the former Collingwood premiership captain, and his wife Erin sold their 1930s Spotswood home at $1,143,000 at weekend auction, as they seek schools for their two young children.
The pretty extended weatherboard at 12 Stephenson Street was renovated by Maxwell, with involvement from his brother and father, who are builders.
The property cost $280,000 in 2004.
Set on 512 square metres, the three bedroom <a href="https://www.realestateview.com.au/Real-Estate/12-stephenson-street-spotswood/Property-Details-buy-residential-9199328" target="_blank">12 Stephenson Street, Spotswood</a>, came marketed with $900,000 plus hopes through Sweeney Estate Agents agent Wayne Sweeney and a $990,000 reserve.
After his 2014 retirement from league footy, Maxwell joined NRL team Melbourne Storm as a leadership development coach. 
Erin Maxwell is best known for her Melbourne style Love Shop Share blogging.
CoreLogic RP Data put <a href="/news">the suburb's house median at around $668,000</a>. 
APM reported Melbourne's overall weekend result was the third consecutive Saturday increase in the clearance rate.

In an interesting take on APRA’s directives, the banks are pricing investment loans to be more expensive than ’owner-occupied’ home loans, for new and existing home loans.
There may be some contention as to what category your loan falls under. Did you borrow against your home to invest ? How about if only 50% of your loan relates to an investment property? What if your home and your investment property were cross-collateralised?
With this interest rate disparity, it’s ever more important to get your lending structure spot-on. Tailored advice is now paramount given there are ways to ensure you are getting the best rate available.  
For starters, having your home loan and investment loan at the same bank is now necessary unless you want to get slugged on the carded rate.
If you took out an investment loan to buy a property, which you have since moved into as your home, your broker should have been in touch with you by now regarding the suitability of asking the bank to re-classify your loan. Should it be appropriate, I reckon do it now before the mad rush in a couple of weeks. We have done our homework in advance - each bank will deal with this request differently.
So here are the new Standard Variable Rates. There’s not much difference in movement amongst the majors (not that I’m suggesting any opportunistic collusion). Hey, at least we can all be thankful that we all own part of the banks through our superfunds...

It is a notional rate which includes fees (mainly the annual package fee of around $395) into the interest rate in well-intentioned yet child-like attempt to come up with a single rate which punters can use to estimate the true cost of a loan. It is based on a $150,000 mortgage and hence does not at all relate to you unless your mortgage is exactly $150,000 and you never use your offset account or Credit Card interest free terms
The Standard Variable Rates are of course lacking meaning without applying your lifetime discount. One bank might be giving you a 1% discount off this headline rate (that discount is so 2011), whilst a broker may negotiate an unpublished cracking lifetime discount of 1.45%. 
You must always consider the upfront costs, ongoing fees and the ’after discount’ interest rate; then compare the loan products over a certain time frame (please don’t compare over 30 years, perhaps this is unrealistic). 
We think a 10-year projection is appropriate, that way it’s also easy to divide by 10 to see the annual $ saving.

Entry level project homes in new Sydney estates on the metropolitan fringes have been earmarked for investment due to the heavy competition for established homes in the latest August market review from Herron Todd White.
A new four bedroom brick rendered home in suburbs such as Oran Park, Leppington, Edmondson Park, Caddens Ridge, Jordan Springs and Mardsen Park between 140 square metres to 200 square metres.
HTW noted at the lower end of $1,400 per square metre, the potential owner will receive a modest standard with a laminated kitchen, part wall tiling to wet areas, generic appliances and split level AC.
"A higher standard is at $1,700 per sqaure metre and at this level we would expect to see a Polyurethane kitchen with casearstone benchtops, bamboo flooring, higher quality wool blend carpet, ducted air conditioning, full wall tiling to bathroom, and known appliances such as Westinghouse or Bosch," HTW noted.
Knock down rebuilds, driven partly by the interest generated through reality television programs range from between $2,500 and $4,000 per sqm are proving popular as well.
Potential sites located in Five Dock, Russell Lea, Drummoyne, Strathfield, Monterey, Sans Souci, Blakehurst, Sylvania, Cronulla and Burraneer with the floor areas for areas ranging from 300 to 500 per square metres are popular.
A large increase in dual occupancy developments within 20km of the Sydney CBD has resulted in many off the plan sales prior to completion. The report states a cavity brick duplex pair can range from $1,800 to $2,500 per square metre and brick veneer duplex pairs will range from $1,600 to $2,000 per square metre. 
Granny flats also got a mention.
"We have found that the typical 60 square metre granny flat will range from $2,000 to $2,500 per square metre comprising 2-bedrooms, 1-bathroom, ceasarstone kitchen bench and lounge/dining area. Specialist firms now cater for this market and quote a typical construction time frame of 12 weeks."
