Recently submitted to Brisbane City Council, the proposal is for an 18-storey building designed by bureau^proberts, which has drawn heavily on Brisbane's subtropical design principles while referencing the suburb's industrial heritage.

A total of 64 apartments are planned for the amalgamated 1,518 sqm site at <a href="https://www.apartments.com.au/new-apartments/17-21-maud-street-newstead-qld-4006">17–21 Maud Street</a>, a short walk from the Brisbane River and Newstead Riverwalk.

The proposal comprises 64 two, three and four-bedroom apartments across 18 residential levels, positioning it alongside a growing number of taller residential projects transforming Newstead's northern precinct. The tower incorporates extensive subtropical landscaping, with cascading planter boxes, deep planting at street level and a landscaped rooftop recreation area.

Bureau Proberts has prioritised passive environmental design throughout the project, with generous balconies, recessed glazing and operable façades helping reduce solar heat gain while maximising natural ventilation. River views become available from the upper levels, while the building has been orientated to capture prevailing breezes from both the Brisbane River and the west.

The architects say landscape is intended to be integral to the building rather than an applied element.

"Vertical greenery, cascading planter boxes and elevated gardens are woven throughout the architecture, softening the built form and strengthening the connection between residents and the subtropical environment."

"Through the integration of landscape, high-quality materials and passive design principles, the development delivers a refined residential address that celebrates Newstead's heritage character while contributing positively to Brisbane's evolving subtropical identity."

Newstead has remained one of Brisbane's most active apartment markets in recent years, with a number of developers continuing to back the inner-city suburb.

HG Developments is currently delivering the 40-apartment Aire Newstead at 25 Maud Street. Fortis recently launched the 65-apartment <a href="https://www.apartments.com.au/new-apartments/crest-walker-newstead-12-kyabra-street-newstead-qld-4006">Crest &amp; Walker</a> on Kyabra Street, while builder-developer BPG and Don O'Rorke's Consolidated Properties are both expected to launch their respective Newstead projects before the end of the year.

HG Developments doubles down in Newstead with second Maud Street apartment development

Walk past a new apartment development promoting its sustainability credentials and it's easy to picture rooftop gardens, mature trees, landscaped courtyards and residents surrounded by nature.

But in many cases, that's not actually what those sustainability ratings guarantee.

Australia's leading environmental rating tools have played a significant role in improving the energy efficiency and environmental performance of buildings. Yet despite their focus on reducing emissions, many don't require developers to include trees, biodiversity or meaningful green space.

In other words, a building can achieve one of the country's highest sustainability ratings while containing little more than concrete, glass and hard landscaping.

That disconnect has led to the emergence of a new movement across Australia's property industry: nature-based cities.

The concept goes beyond designing buildings that consume less energy. Instead, it encourages developers to treat nature as essential infrastructure, integrating biodiversity, tree canopy, living landscapes and green spaces into projects from the earliest stages of planning.

Research has consistently linked access to nature with better physical and mental health, cooler neighbourhoods, improved biodiversity, stronger climate resilience and more connected communities. As Australia's cities continue to become denser, advocates say those outcomes should be considered just as important as energy efficiency.

Nature Based Cities (NBC) was established in 2022 to help accelerate that shift.

Founded by Hamton Executive Chairman Paul Hameister OAM, the not-for-profit was created after research highlighted a significant gap in Australia's sustainability framework. While existing environmental rating tools rewarded energy performance and emissions reductions, they placed little emphasis on the inclusion of living landscapes.

"We've always wanted to do more, and we know other developers who want to do more, but the ESD rating tools just aren't there," Hameister says.

"In Australia, you can have a five-green-star rated building that's concrete and glass with not a blade of grass.

"The focus is on reducing emissions, which is laudable, but there hasn't been enough attention paid to protecting and re-establishing nature. We need both for the health of the environment and for communities."

Since its launch, NBC has developed independent design guidelines and accreditation frameworks that encourage developers to prioritise ecology, biodiversity, tree canopy, walkability and living landscapes alongside traditional sustainability measures. The organisation first focused on medium and high-density residential developments before recently expanding into precinct-scale communities and masterplanned neighbourhoods.

Jan Talacko, founder of sustainability consultancy Ark Resources and a member of the Nature Based Cities Advisory Council, says the initiative addresses an area that has largely been overlooked by the property industry.

"Throughout my 25 years of working collaboratively with all stakeholders in the property sector, I've always favoured a pragmatic approach to sustainable design which encourages initiatives that not only meet environmental expectations but also improve amenity," Talacko says.

"Whilst we are making steady progress in relation to energy and carbon emissions from buildings, there has been much less emphasis on encouraging biodiversity and tackling the urban heat island effect.

"The Nature Based Cities initiative responds to a gap in the suite of tools currently used by the property development sector, which don't provide sufficient incentive, or recognition, for the integration of landscaping and greenery."

For apartment buyers, the shift is also changing the questions worth asking.

Rather than assuming a sustainable building will naturally include abundant green space, buyers are increasingly being encouraged to look beyond environmental ratings and ask what nature is actually being delivered. How much tree canopy will the development create? Has biodiversity been considered? Are landscaped spaces designed for people as well as appearance?

As Australia's cities continue to grow upwards and outwards, the next generation of sustainability may not simply be measured by lower emissions, but by how successfully developments bring nature back into everyday urban life.

What does it really mean for a building to be 'green'?

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>

While the Help to Buy Scheme does not solve affordability challenges across the board, it does offer a more accessible pathway for a defined segment of the market, particularly younger buyers with moderate incomes who have been priced out of traditional lending routes.

The scheme is expected to commence in NSW in late 2025, as part of a national rollout.

Off-the-plan property explained: What is stamp duty?

ASIC has permanently banned former authorised representative Mr Nicholas Hunter from the financial services industry due to an investigation surrounding his conduct in advising self-managed superannuation fund (SMSF) clients.
ASIC found he had contravened financial services laws and is bankrupt. 
The investigation found he advised a number of SMSF clients to directly invest their SMSF in property during 2012. In doing so, he failed to make adequate inquiries into the clients' existing financial circumstances, including their existing SMSF portfolio and investment strategy, and did not give advice appropriate to the clients, according to ASIC.
ASIC investigations found he was selling properties on behalf of a Queensland property development company, MOGS Pty Ltd (in liquidation), and collecting commission of between $10,000 and $25,000 per sale. 
ASIC's investigation also found Mr Hunter:
<ul>
<li>was involved in the issue of falsified Westpac finance letters to MOGS to facilitate payment of his commissions</li>
<li>failed to issue the SMSF clients with Financial Services Guides and Statements of Advice</li>
<li>operated a financial services company website when not licensed or authorised</li>
<li>provided financial advice to several SMSF clients in 2012 when not licensed or authorised.</li>
</ul>
ASIC Commissioner Greg Tanzer said the matter involving Mr Hunter highlights ASIC's concerns about the potential for direct property advice though SMSF to constitute financial advice.
"Further, the advisor must act in the best interests of the client in giving that advice," he said.
ASIC's press release noted Hunter's "most recent recent appointment was with Spring Financial Group Pty Ltd between May 2011 and June 2012," which has been disputed by Spring over the alleged association.
The financial services company Spring FG Limited has noted the release by ASIC today, saying it had "resulted in media coverage that contains seriously incorrect information and implications."
"Resulting media coverage has implied or stated that Hunter was an employee of Spring FG subsidiary Spring Financial Group Pty Ltd (Spring Financial).
"At no stage was Hunter involved in the operation or conduct of any Spring FG business nor did he have any dealings with its clients."
Spring FG has sought to correct the record saying Hunter was never employed by Spring FG nor any subsidiary.
"Nick Hunter was an employee of and representative of an independent firm Murphy Dawson Partners.
"For a limited period from May 2011 to May 2012 Murphy Dawson held a corporate authorised representative arrangement with Spring Financial.
"Spring Financial unilaterally terminated that arrangement more than 3 years ago over concerns it held as to the conduct of Murphy Dawson. 
"Spring FG welcomes the banning order against Hunter."

ASIC bans former financial advisor over SMSF and property wrongdoing

Banks customers are changing their investor home loan to an owner-occupied loan, after recent interest rate rises.
Many borrowers have been living in properties that they previously rented to tenants.
Their bank had not been aware they are now owner-occupiers.
For the first time since the late 1990s, banks are now charging housing investors higher interest rates than owner-occupiers, part of their response to APRA's concerns to quell the housing market overheating.
Westpac and ANZ Bank say a growing number of these borrowers are now contacting them to prove they are in fact owner-occupiers.
Westpac confirmed to Fairfax Media customers had contacted it to change their loan classification from housing investor to owner-occupied since it announced it would raise interest rates for investors by 0.27 percentage points in July. 
ANZ Bank also confirmed the trend.
National Australia Bank has not had the same trend, as its rate rise was for interest-only customers rather than investors. 
But an NAB spokesman confirmed some customers had switched into principal and interest loans.

Trickle starts swapping from investor to home loan to lower interest rates

More students are travelling overseas for their education than ever before. The numbers of international students have risen sharply over the last 15 years. In Australia, around 153,000 international students were enrolled in 2000, while in 2009 the number grew to 631,000.
However, since 2009, the Australian international education market has shrunk. International student numbers fell to almost 514,000 in 2012. Fewer international students has led to falling revenue, from A$16.4 billion in 2009 to A$14.5 billion in 2012.
In the current challenging circumstances, the Australian government is trying to reverse this decline by improving visa regulations for international students. On the other hand, the education budget to higher education has been cut.
But how much will the budget cut damage Australian education exports and how much will visa regulation improvements make up for it? Our recent study published in the Australian Journal of Education found efforts to improve visa processing were not as important as university rankings or affordability.
Where are they from and where do they go?
China is the top country of origin for international students in the world. In 2013, some 236,000 Chinese outbound students constituted nearly 29% of the global total of international students.
The number of international students from the second-ranked country of origin, India, was less than half that of China’s.
Chinese students mainly enrolled in the higher education sector (61.9% in 2013) in Australia. This sector also generated the biggest part of the education export profit, at 68.3% in 2013.
Other countries are also competing for Chinese students. At the higher education level, most Chinese students chose the United States: 27.6% went to the US while 11.5% chose Australia.
Destination country safety
Our recent study tried to determine which factors have been influencing international students’ decisions on where to study.
The results show that destination country safety is an important choice determinant. Chinese students are not necessarily limiting themselves only to countries with a high safety ranking, but they’re unlikely to choose a country with a very low safety ranking.
This suggests that it is important for a country seeking to attract Chinese students to maintain and/or enhance its perceived level of safety and to promote itself as much as possible as a safe place for Chinese students to study.
University ranking and educational quality
Another major factor in the decision-making process is the destination country’s university rankings and general standard of education. The study shows that Chinese students assign a relatively high value to university rankings compared to other factors.
In the context of the release of the 2014 Times Higher Education rankings, funding cuts to Australia’s higher education sector were associated with a negative effect on university ranking. This may discourage Chinese students from pursuing higher education in Australia.
Costs and scholarships
The study also indicated out-of-pocket expenditure was an important factor. This suggests the recent depreciation of the Australian dollar may help to attract foreign students into the international higher education sector. However, it is unlikely that exchange-rate-induced expenditure changes would be sufficiently large to result in major increases in Chinese student numbers.
The study suggests scholarships for university fees and living expenses would have a major positive effect on demand from Chinese students. The Chinese government provides scholarships for high-achieving domestic students to pursue Masters and PhD degrees abroad through the China Scholarship Council (CSC).
As an indication of the level of financial support, each CSC student enrolled at an Australian university receives a scholarship worth around A$20,000 a year to cover all expenses, including university fees and living expenses.
Retaining and fostering connections with the CSC, in order to increase the number of available scholarships, could provide an alternative to potentially dwindling Australian country-level or university-level scholarships.
Visas for international students
The study results indicated positive effects of a reduction in student visa processing time, an increase in the post-study visa duration and a decrease in immigration language requirements.
However, these effects were relatively small compared with destination safety, university rankings and study and living costs.
Hence, while the recently implemented streamlined visa process and the post-study work visa policies in Australia may have some positive effect on attracting more Chinese students, the study findings support the statement in the Knight review that Australia’s student visa program cannot solve all of the problems facing the international education sector.
Efforts to increase the attractiveness of Australia for higher education seem to revolve around the ease and speed of obtaining a student visa and a post-study work visa. While these are shown in the study to be important factors, the findings also point to the fact that visa policies would appear somewhat less relevant than other factors.
Efforts should be focused on more important factors such as safety, university rankings and scholarship conditions to attract more Chinese students.

What attracts Chinese students to Aussie universities?

A major Sydney newspaper headline proclaimed this week that “Sydney’s property market boom is finally over but house prices remain high”.
Well, exactly. Therein lies the problem.
The article went on to say: “Sydney’s housing boom has finally reached its peak, but don’t expect house prices to start falling any time soon.”
In fact, Hotspotting research indicates the Sydney market reached its peak in the December quarter last year and sales activity has been on a gradual decline since then.
It’s taken the market and the media more than half a year to realise what’s happening.
Analysts, economists, commentators and writers rely on movements in median prices to inform their view of property markets. The problem is that median price data is at least six months behind the game.
The alleged median price for Sydney is still rising, even though the number of sales has been fading, auction clearance rates have been falling and professionals at the coalface have been reporting an easing of competition and evaporation of the boom-time heat.
The market is clearly heading south but, according to the price data much-beloved by almost everyone, it’s still rising.
Market watchers should be observing sales activity. The number of sales happening in markets provide a much more accurate and timely picture of market trends – and they can predict price movements. 
This is the basis of the Price Predictor Index published quarterly by hotspotting.com.au. We chart sales volumes in every suburb and town in the nation.
And this is what it’s telling us:-
<ul>
<li>The number of Sydney growth suburbs is one-third of the number six months ago.</li>
<li>Regional New South Wales is rising and has twice as many growth markets as Sydney does.</li>
<li>Adelaide and Brisbane have both overtaken Sydney and continue to rise (but you won’t know it if you rely on median price data).</li>
<li>Melbourne has faded a little but remains more buoyant than Sydney.</li>
<li>Regional Queensland has almost as many growth markets as Brisbane does.</li>
<li>The strongest market region in the nation, now, is South East Queensland, with Brisbane, the Gold Coast and the Sunshine Coast all busy.</li>
<li>There are also markets in serious decline and they’re all locations that previously rose with the resources boom and were oversupplied by over-zealous developers.</li>
</ul>
The sales volumes data shows that the pecking order in Australian real estate is changing – but it won’t show up in the median price growth figures any time soon.

The Sydney market is clearly heading south: Terry Ryder

AMP Capital has purchased the Stud Park sub-regional shopping centre in Rowville in Melbourne's south east for $154 million.
It was bought from an unlisted Lend Lease wholesale fund on a net yield of 6%.
Stud Park will be owned by investors in AMP Capital's unlisted $700 million Wholesale Australian Property Fund, which comprises 11 properties, including the Casula Mall in south west Sydney.
The 26,100 square metre Stud Park Shopping Centre is 32 kilometres south east of the Melbourne CBD, is anchored by Coles and Woolworths supermarkets and a Kmart department store, alongside 58 specialty retailers.
It also houses the Rowville public library and has 1500 car spaces.
The fully-leased mall stands on its 10.3 hectare site sold through Lachlan MacGillivray, head of retail investment services at Colliers International inconjunction with Stonebridge Property Group.
Stud Park last traded for $102 million in January 2010 on a seven per cent yield, when it was acquired by Lend Lease's unlisted Australian Prime Property Fund arm.

The headline growth figures certainly look a bit on the soft side. But the breakdown of the growth components provides a much more interesting picture. 
Government consumption provided the biggest contribution to growth while household consumption held up relatively well. The biggest drag was net exports which detracted 0.6 percentage points from growth. In addition the drawdown in inventories also crimped growth by 0.2 percentage points. Overall, not an “ideal” mix of growth drivers, but close enough for this point in the cycle. 
The good news is that productivity is still rising while wage costs are falling and price pressures are restrained.
The economic growth figures are largely important as an historical record. But the data can’t tell us much about the here and now. And certainly the figures have limited use in telling us where the economy is going. But for the Reserve Bank the data serves as a base for its forecasts. It’s a case of ticking the figures off to ensure that there are no surprises.

<div class="column">Overall the data confirms that growth over the past year has been below trend but “ok” for an economy that is going through a generational transition. Despite all the doom and gloom about the winding back of mining investment, fiscal contraction and horror stories about the collapse of the manufacturing sector it is pretty clear that the economy is in reasonable shape – certainly in better shape than most other so-called “advanced” economies.</div>

 While media commentary is likely to focus on the fact that growth is a touch on the soft side the key point is that Australia has completed 24 consecutive years of growth. It is an achievement to be celebrated. And interestingly the drawdown in inventories in the quarter may be as a result of the lift in domestic demand, and it does mean that businesses will be re-stocking shelves in coming quarters – supporting the overall growth figures.

 Looking forward growth will continue to remain mixed over the next few months. The transition from mining to housing-led investment continues to be the dominant driver of activity. Although somewhat encouragingly the ongoing lift in consumer and business confidence is now translating through to a lift in risk appetite and investment plans.

 CommSec tips the economy to grow by 2.75-3.00% over the coming year. CommSec believes that given the ongoing below trend growth outcomes, the Reserve Bank is unlikely to lift interest rates over the next year.

Detailed estimates are provided on incomes (wages, profits), spending (such as household, dwelling investment and trade (exports and imports) and production (comparing industry performance). Other data includes household saving and the economic performance of States and Territories.

 What are the implications for interest rates and investors?

 The national accounts data is backward looking. But the data is taken into account by the Reserve Bank, serving as a base for forecasts. The Reserve Bank uses six-month annualised growth figures to ascertain how the economy is travelling. And in that context growth looks more robust annualising at around 2.2 per cent.

 Importantly business confidence and conditions remain healthy and should support a lift in activity over the latter part of 2015.

 At present there is no rush to lift or cut interest rates although the risks lie with another rate cut given the patchiness in the economy. CommSec believes interest rates will remain unchanged over the rest of 2015.

The Reserve Bank of Australia (RBA) is rapidly losing relevance to mortgage holders amid a myriad of changes to the nation's home loan landscape to tackle concerns about investor lending.
While the RBA maintains its cash rate at a record low of 2.0% – where it has been since May this year - tens of thousands of borrowers have already been hit with increases to their mortgage rates.
The decision of many lenders to raise interest rates for investment and interest only loans as well as revised borrowing conditions means the RBA's rate deliberations have become almost irrelevant for some borrowers.
While there is some competition in the market for owner-occupied loans at the moment due to the restrictions on investor loans, this pricing will be short lived with the pressure on the major banks to meet Australian Prudential Regulation Authority (APRA) measures by June next year. We will likely see rates increase for owner-occupied in the future.
The actions of the banks to increase rates in response to industry and regulatory desires to tackle the growth in investor lending due to concerns about booming Sydney and Melbourne property prices has changed the lending landscape.
Despite the RBA keeping its cash rate on hold, thousands of borrowers have been notified already by their lender that their interest rate will go up by as much as 49 basis points.
In the history of home loans it has never been more confusing for borrowers, who now need to be better informed than ever before.
Not only are rates for investors and people on interest only loans being targeted, there is a great variation now for all those looking to borrow money for investment purposes. Any investor who has purchased should revisit their approval as lending conditions have changed dramatically.
There have also been changes to loan servicing calculations, Loan to Value Ratio (LVR) requirements as well as the rental income needed to help service a loan.

RBA decisions losing relevance: John Kolenda

The Australian Bureau of Statistics (ABS) released building approvals data for July 2015 earlier this week. According to the data there were 19,298 dwelling approvals over the month which represents an increase of 4.2% over the month and a year-on-year rise of 13.4%. Monthly dwelling approvals reached a record high of 20,260 approvals in March 2015 and the July 2015 result represents the fifth largest monthly number of dwelling approvals on record.

Over the month there were more unit approvals than house approvals. In fact it was only the seventh time on record that there were more units approved over the month than houses, five of which have happened in 2015. Although unit approvals outnumbered house approvals over the month it is important to note that they tend to be much more volatile than house approvals and are ultimately less likely to be built than houses (approximately 85% of all unit approvals proceed through to a completion historically). Although this is the case, particularly for larger unit development, the economic benefit is extended over a longer period because they take much longer to complete.
In July 2015 there were 9,479 houses and 9,819 unit approvals over the month. House approvals fell by -2.6% in July and were -2.1% lower year-on-year.  Meanwhile, unit approvals increased by 11.7% in July (following a fall of -13.3% in June) and were 33.8% higher year-on-year.  On an annual basis there has been a record high 224,121 approvals to July 2015. To put the recent ramp-up in approvals into perspective, three years ago there were just 148,449 approvals over the year.

As the number of approvals has increased, the greatest rise has occurred across the multi-unit segment. Over the past 12 months a record high 48.3% of all approvals were for units. If you look just at the capital city markets 55.7% of all dwelling approvals were for units.  
The rise in unit approvals is reflective of changing lifestyle patterns with more and more people preferring to live closer to the city centre and along transport spines where most of these units are located. It also shows that developers are enjoying a level of confidence by seeking approvals for a record high number of units.  
Another factor contributing to the rise in higher density dwelling approvals is changes in town planning policies where governments are aiming to maximise existing transport infrastructure by allowing higher densities along existing and planned transport corridors and mixed use precincts.

If we look at the types of units that are being approved it is interesting to note the sharp rise in high-rise approvals, that is units in a block of four or more storeys.  Over the past 12 months, a record high 63.4% of all unit approvals were within high-rise projects while a record low 26.2% of approvals were terrace and townhouses and a record low 4.9% of approvals were for units in a one or two storey block. Again, these figures just go to show the heightened level of developer confidence particularly when you consider the relative level of risk associated with high rise development.
The number of dwelling approvals remains high albeit it is slightly lower than recent record highs. Strength in the approvals figures are becoming increasingly reliant on the multi-unit sector which tend to be much more volatile than house approvals. With many banks, credit unions and building societies tightening their lending criteria it will be interesting to see over the coming months if this flows into approvals and causes developer confidence to wane.
No matter what happens with approvals over the coming months and years there is a strong pipeline of new construction, much of which is high-rise and will extend out over a number of years.  Furthermore, with population growth slowing we should see a better relationship between housing supply and housing demand.  This is already being seen by the fact that capital city rental rates are increasing at an historic low rate currently.

Rise in unit approvals drives rebound: Cameron Kusher

A possible development site in South Yarra's Forest Hill has sold to a Hong Kong purchaser for $14.6 million - a new record for unpermitted sites in the street.
The 1,030sqm site at 6-8 Claremont Street is currently occupied by the Victorian Aids Council, who will continue to operate in the premises for the short term.
CBRE’s Mark Wizel, Josh Rutman, Julian White and Scott Orchard negotiated the sale through public expression of interest under instruction from transaction managers Nick Moore and Marcus Conabere of real estate advisory firm Urbis. 
Josh Rutman said apartment developments in the area have been sold at strong sales rates to a mixture of owner occupiers and investors, both local and offshore.
“We have been fortunate to handle the past seven development site transactions in the Forrest Hill precinct, and given the new record land rate achieved it is fair to say that we are now seeing a whole new level of confidence from local and offshore groups, especially off the back of the apartment pre-sale success that many developers are continuing to experience in the precinct,” he said.
