Recently submitted to Brisbane City Council, the proposal is for an 18-storey building designed by bureau^proberts, which has drawn heavily on Brisbane's subtropical design principles while referencing the suburb's industrial heritage.

A total of 64 apartments are planned for the amalgamated 1,518 sqm site at <a href="https://www.apartments.com.au/new-apartments/17-21-maud-street-newstead-qld-4006">17–21 Maud Street</a>, a short walk from the Brisbane River and Newstead Riverwalk.

The proposal comprises 64 two, three and four-bedroom apartments across 18 residential levels, positioning it alongside a growing number of taller residential projects transforming Newstead's northern precinct. The tower incorporates extensive subtropical landscaping, with cascading planter boxes, deep planting at street level and a landscaped rooftop recreation area.

Bureau Proberts has prioritised passive environmental design throughout the project, with generous balconies, recessed glazing and operable façades helping reduce solar heat gain while maximising natural ventilation. River views become available from the upper levels, while the building has been orientated to capture prevailing breezes from both the Brisbane River and the west.

The architects say landscape is intended to be integral to the building rather than an applied element.

"Vertical greenery, cascading planter boxes and elevated gardens are woven throughout the architecture, softening the built form and strengthening the connection between residents and the subtropical environment."

"Through the integration of landscape, high-quality materials and passive design principles, the development delivers a refined residential address that celebrates Newstead's heritage character while contributing positively to Brisbane's evolving subtropical identity."

Newstead has remained one of Brisbane's most active apartment markets in recent years, with a number of developers continuing to back the inner-city suburb.

HG Developments is currently delivering the 40-apartment Aire Newstead at 25 Maud Street. Fortis recently launched the 65-apartment <a href="https://www.apartments.com.au/new-apartments/crest-walker-newstead-12-kyabra-street-newstead-qld-4006">Crest &amp; Walker</a> on Kyabra Street, while builder-developer BPG and Don O'Rorke's Consolidated Properties are both expected to launch their respective Newstead projects before the end of the year.

HG Developments doubles down in Newstead with second Maud Street apartment development

Walk past a new apartment development promoting its sustainability credentials and it's easy to picture rooftop gardens, mature trees, landscaped courtyards and residents surrounded by nature.

But in many cases, that's not actually what those sustainability ratings guarantee.

Australia's leading environmental rating tools have played a significant role in improving the energy efficiency and environmental performance of buildings. Yet despite their focus on reducing emissions, many don't require developers to include trees, biodiversity or meaningful green space.

In other words, a building can achieve one of the country's highest sustainability ratings while containing little more than concrete, glass and hard landscaping.

That disconnect has led to the emergence of a new movement across Australia's property industry: nature-based cities.

The concept goes beyond designing buildings that consume less energy. Instead, it encourages developers to treat nature as essential infrastructure, integrating biodiversity, tree canopy, living landscapes and green spaces into projects from the earliest stages of planning.

Research has consistently linked access to nature with better physical and mental health, cooler neighbourhoods, improved biodiversity, stronger climate resilience and more connected communities. As Australia's cities continue to become denser, advocates say those outcomes should be considered just as important as energy efficiency.

Nature Based Cities (NBC) was established in 2022 to help accelerate that shift.

Founded by Hamton Executive Chairman Paul Hameister OAM, the not-for-profit was created after research highlighted a significant gap in Australia's sustainability framework. While existing environmental rating tools rewarded energy performance and emissions reductions, they placed little emphasis on the inclusion of living landscapes.

"We've always wanted to do more, and we know other developers who want to do more, but the ESD rating tools just aren't there," Hameister says.

"In Australia, you can have a five-green-star rated building that's concrete and glass with not a blade of grass.

"The focus is on reducing emissions, which is laudable, but there hasn't been enough attention paid to protecting and re-establishing nature. We need both for the health of the environment and for communities."

Since its launch, NBC has developed independent design guidelines and accreditation frameworks that encourage developers to prioritise ecology, biodiversity, tree canopy, walkability and living landscapes alongside traditional sustainability measures. The organisation first focused on medium and high-density residential developments before recently expanding into precinct-scale communities and masterplanned neighbourhoods.

Jan Talacko, founder of sustainability consultancy Ark Resources and a member of the Nature Based Cities Advisory Council, says the initiative addresses an area that has largely been overlooked by the property industry.

"Throughout my 25 years of working collaboratively with all stakeholders in the property sector, I've always favoured a pragmatic approach to sustainable design which encourages initiatives that not only meet environmental expectations but also improve amenity," Talacko says.

"Whilst we are making steady progress in relation to energy and carbon emissions from buildings, there has been much less emphasis on encouraging biodiversity and tackling the urban heat island effect.

"The Nature Based Cities initiative responds to a gap in the suite of tools currently used by the property development sector, which don't provide sufficient incentive, or recognition, for the integration of landscaping and greenery."

For apartment buyers, the shift is also changing the questions worth asking.

Rather than assuming a sustainable building will naturally include abundant green space, buyers are increasingly being encouraged to look beyond environmental ratings and ask what nature is actually being delivered. How much tree canopy will the development create? Has biodiversity been considered? Are landscaped spaces designed for people as well as appearance?

As Australia's cities continue to grow upwards and outwards, the next generation of sustainability may not simply be measured by lower emissions, but by how successfully developments bring nature back into everyday urban life.

What does it really mean for a building to be 'green'?

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>

While the Help to Buy Scheme does not solve affordability challenges across the board, it does offer a more accessible pathway for a defined segment of the market, particularly younger buyers with moderate incomes who have been priced out of traditional lending routes.

The scheme is expected to commence in NSW in late 2025, as part of a national rollout.

Evolve Development has sold its Annadale development in Mickleham for a rumoured $50 million to a joint venture between NTT Urban Development Corporation and Sumitomo Forestry.
Annadale, <a href="https://www.realestate.com.au/project-annadale-vic-mickleham-600007931" target="_blank">495 Donnybrook Road in Mickleham</a>, was developed by Ashley Williams and Ron Walker, who purchased the site in 2008 and began work to develop the 1200 lot residential estate. Since 2013 330 lots have been sold, with the construction and settlement of the first 110 lots scheduled for mid-September 2015.
The end value of the project, once housing is constructed will exceed $400million according to Ashley Williams, managing director of Evolve Development. He said the off market transaction presented a strategic opportunity.
“The time was right to accept the offer so that Evolve Development can reinvest in new projects and opportunities," he said.
"Our vision for the site takes in the beautiful views of the Mt Ridley Woodlands with lots ranging from 221m2 to 817m2. There are also many established amenities nearby such as shops, supermarkets, childcare services and on-site primary school and parkland."
The median house price for a home in <a href="/news">Mickleham</a> is $186,750, according to CoreLogic RP Date.

We’re experiencing unprecedented demand from owner occupiers seeking higher quality one-bedroom apartments, normally the preserve of investors.
These owner occupiers vary from young singles who want to walk to work to downsizers and out of towners wanting a stylish Melbourne pad for regular visits but we’ve found they share a distinct goal – well-considered, larger one-bedroom apartments in unique developments with high levels of amenity and prime locations within Melbourne’s inner ring.
Previously the strongest demand for single bedroom units has been from investors looking for guaranteed returns.  Their requirements are at polar opposites from our owner occupier buyers who seek high levels of design, luxury and amenity both within their apartments and exclusive resident-only facilities.  They regard the higher body corporate fees associated with these amenities as a lifestyle investment that enhances apartment living, rather than a handicap to purchase.
 What sets the owner occupier apartments apart from investor grade stock is about far more than square metres of living space and stone benchtops.
A great example is Royal Como, a $100 million luxury residential project at 663 Chapel Street, South Yarra. Our team from Knight Frank project marketing collaborated with Royal Como’s developers and highly-acclaimed Bruce Henderson Architects from the start, working for months to make each of these apartments as liveable as possible.

Cities are ever changing environments that are continuously evolving and they reflect the varied and always developing needs of the population.
The complexity of the population is naturally reflected in the make-up of the housing market and while fashions change, our underlying housing preferences appear to be somewhat more rigid than might be expected. And so the question will always be – are we matching demand and how we market to this audience? 
It appears that at times we have a disconnection between where we live and where we would like to live. Work, family, finances and lifestyle balance all play their part, alongside our national, still very dominant desire to have our own homes. This area is still driven by emotion and aspiration. There’s a lot of emotion in almost all parts of the housing market and the desire for homeownership is also closely tied to a feeling of achievement, personal growth and self-worth.
In almost any casual conversation we are often asked, where do you live? And where do you work and what do you do? Where we live in particular is very much seen as part of who we are, and so the character of the housing market is a constant source of fascination.
A Large House Near The City
In research published by the Grattan Institute, a large house near the city was seen as the most desirable goal for many people, but the actual structure of our housing market is somewhat different.
Homeownership is falling, and the numbers of people renting is on the rise. Both trends were evident. When measured in the last census in 2011, homeowners (either owned or with a mortgage) was around 67%, and rental accommodation sat around 29.6%, but the falling trend among homeowners has been constant and was closer to 75% in the 1960’s.
At the same time rents and mortgage repayments have been on the constant increase, and one particular measure remains on an upward trend and that’s the number of households where rent or mortgage payments are taking more than 30% of incomes, with rents at 10.4% and mortgage loan repayments at 9.9%. It’s a trend that the 2016 census is bound to see continue as house prices have increased over recent years.
There’s also a link between the size of families and their incomes and the ability to buy a home. Couples and sole parents with children account for 60.5% of households with both parents being employed either full or part-time making up 25.4%, with only 15.7% being households with just one parent working full-time, and even less with one parent in part-time employment at just 5.4% supporting the household.
Most of Us Still Live in Detached Homes
Where we live and the impact that has on household size and the importance of location also shows some related trends. As the figures above might help reinforce, families are more concerned about the size of a home.
The split is currently 75.6% living in detached homes, but that figure is gradually falling, 9.9% then live in semi-detached and 13.6% in apartments, with both are on an upward trend. The fall in the numbers of people living in detached homes is shown by the fact that in 1976 the figure stood at 78%, and while the decline is not huge, it’s now a constant trend and may well be more marked with recent trends towards the popularity of apartments.
What is somewhat a surprise is that evidence points to the popularity and demand for medium density housing, in reality the supply of semi-detached homes and townhouses has been falling way behind demand. Medium density sits somewhere between high-rise apartment living and the larger more traditional detached home and this would help explain, not surprisingly why these homes are so popular. And when it comes to size, we see that 3-bedroom and 4-bedroom homes together account for 73.9% of housing stock, with the demand for 4-bedroom homes on the increase.
When Location Is Key
While for families home size and the number of bedrooms are the most important factors, location is much more important as we get older and it’s also the same for singles.
While families are concerned about house size, as we get older we look for closer connections to work, being closer to family and facilities like transport, and the same goes for singles as they look for wider community connections. For these groups a central or CBD location and all that it entails is driving demand and pushing prices as sites are absorbed.
Then we also find that across all groups affordability always comes into the picture. This will then influence size, condition, access to transport and the key suburbs people are most attracted to. Our housing preferences are well-established but changing.
However as is clearly demonstrated by some of the shortages being experienced in Sydney, meeting all aspects of household demand isn’t easy. There are many layers that add time, cost and complexity to meeting demand. Finding suitable sites in very popular areas, the time to deliver the finished projects, planning delays and the costs involved will explain why in some markets demand is not being met.
Demand is being seen from the inner-city to major new growth regions on the city fringe. Then some housing preferences, like the demand for more mid-range medium density housing may be falling short. There’s a fine balance between location, cost and size that all buyers have to navigate when making a choice of where to live, and prices are reflecting the key areas of demand.

The developer lobby has worked hard to convince everyone that (a) there’s a housing affordability crisis and (b) it can be fixed by making it really easy and seriously profitable for developers to build lots more houses.
The argument is: increase supply and affordability will be solved.
Like most of what comes from the developer lobby, this is a melting pot of myth, self-serving propaganda and outright lies.
On Wednesday, 9 September the keynote address for the Festival of Urbanism at the University of Sydney will be presented by Professor Laurence Murphy, who is Professor of Human Geography in the School of Environment at the University of Auckland. 
The topic of the keynote address is: “Myth: Increasing housing supply leads to more affordable homes.” The University of Sydney’s media alert is headlined: “Why building more houses won’t fix Sydney house prices.”
The university’s media alert makes these comments: “Current NSW Government policy on affordable housing is focused on increasing new housing supply, which in turn is anticipated to put downwards pressure on housing prices. 
“The Sydney market shows that despite substantial increases in housing supply over the last few years, house prices have continued to surge.
“This pattern in Sydney mirrors the experience of other international markets such as the US, Spain and Ireland, where substantial increases in supply were accompanied by large price increases.
“Looking at Ireland, which has about the same population as Sydney, in the mid-1990s Ireland tripled its housing production from around 30,000 homes a year to a peak of 89,000 dwellings in 2006, but house prices increased too by 350% across the country and more than 400% in Dublin.”
It’s always been a major furphy, inspired by self interest, that building more houses would make Sydney homes cheaper. What they want us to believe is that we’d all be better off if developers made more money faster.
Give us lots of cheap land, fast approvals, lower taxes and zero infrastructure charges and we’ll improve affordability. In reality, the only thing that improves in this scenario is developer profitability.
The bottom line is: Sydney doesn’t have a shortage. If it did, rents will be rising, and we haven’t had meaningful rental growth in Sydney for years.
The developer lobby has been shouting shortage for the past decade but for most of this period Sydney prices have shown little growth. 
That has changed in the past two years but it has nothing to do with shortages. It has everything to do with a buoyant NSW economy, tens of billions in infrastructure spending, a significant rise in local business and consumer sentiment and a decade of stagnant prices, leading to a period of catch-up growth which still leaves Sydney behind Perth, Darwin and Melbourne in the long-term capital growth stakes.
Sydney has high property prices because it’s an international city and a wealth magnet. We may think Sydney is expensive but overseas investors from other major international cities like Hong Kong, Singapore, New York, Paris and London think it’s relatively cheap.
The solution to Sydney’s high prices is accepting that there is no solution. And high on the list of non-solutions is the developer lobby’s wish list of measures to help them build more dwellings.

A historic Windsor post office conversion has been sold ahead of auction.
The <a href="https://www.realestateview.com.au/Real-Estate/level-2-153-level-2-153-albert-street-windsor/Property-Details-buy-residential-9354538" target="_blank">2/153 Albert Street</a> property had been listed with $1.8 million hopes through Emma Bloom at Kay &amp; Burton, and sold at an undisclosed price.
The 1900s property was engineered by Sir John Monash. 
The two-storey warehouse conversion, with eight metre high ceilings, has Monash's signature exposed metal trusses.
With original Jarrah floorboards and sky-high metal French doors opening to the streetscape where mail and money was winched up into the safety of vaults.
The two bedroom, two bathroom apartment has a terrace with an outdoor shower with plenty of natural light.
It last traded six years ago when designer Uschi Schwartz saw the potential of the then photographic studio.
The property, close to Chapel Street's cafes, St Kilda Beach, was scheduled for September 12 auction.
The building was built as the post master general’s office, remaining a post office until the mid-1970s, then sat empty until 2004 when it was converted into a photographic studio.
Ms Schwartz, who runs a Richmond arts studio, said she and her property developer husband, Danny saw the potential in the building immediately.

Historic John Monash Windsor post office conversion sold

South Australia's Howcroft Estate Vineyard is on the market with price expectations of around $9 million or roughly $22,000 per ha of vines planted.
The vineyard, a total of approximately 536.79ha has two planted areas - one a total area of 222.58ha, and the other 189.41ha, with 412ha of mature vines. <a href="https://www.realestate.com.au/property-viticulture-sa-mundulla-7720931" target="_blank">Howcroft Vineyards 1 and 2</a> were developed from 1998-2000.
The vineyard has red grape varietals, a five year grape supply agreement and a mix of premium varieties suited to the Limestone Coast Zone.
The property is for sale through Colliers International’s Tim Altschwager. He said the vineyards are situated within the Bordertown wine region and are amongst the largest commercial vineyards in the district. 
"The Limestone Coast Zone, which stretches from Bordertown in South Australia’s north to Mount Gambier in the south, is one of South Australia’s most recognised wine hubs," he said.

South Australia's Howcroft Estate Vineyard listed

The founder of the mamamia website, Mia Freedman and her husband, Jason Lavigne have snappily found a buyer for their redundant Bellevue Hill home.
It was listed just two weeks ago with hopes of more than $4.8 million following their recent move to the nearby trophy residence, Fintry.
Their former Bellevue Road home sold through D’Leanne Lewis of Laing+Simmons Double Bay was bought in 2004 for $3.175 million.
The entrepreneurial independent digital media couple briefly listed it in 2008 with $4.4 million hopes before withdrawing it from sale. 
Fintry, the starkly white exterior home with Blainey North interiors, was sold to the couple for around $12.5 million by vendor, Somna Kumar and her partner, Macquarie banker Joseph Jayaraj who are now London-based. 
It last traded at $10.2 million in late 2007 when offloaded by the McWilliam family who had bought it from the Heinze family in 1995 for $2.06 million.
It had been longtime home of the late conductor Sir Bernard Heinze, complete with miniature 12-seat theatre fitted out by his son Adrian with Capitol Theatre furnishings.
It was bought in 1957 for 22,000 pounds by Sir Bernard and his wife, Lady (Valerie) Heinze following his move from Melbourne to succeed Sir Eugene Goossens at the NSW Conservatorium.
Set among Sydney´s most prestigious hillside dress-circle residences, the 1930s Fintry comes with panoramic north-easterly harbour, district and ocean views.
It has been a busy time for prestige offerings atop Bellevue Hill where whispers suggest Jamie Douglas, chief executive of Man Investments Australia, and wife, Heather will emerge as the nearby buyer of Godsall House, the home of Bondi Beach bound architect Nick Tobias and his author wife, Miranda Darling.
The Professor Leslie Wilkinson-designed late 1920s bungalow sold on delayed settlement terms through Ashley Bierman and Elliott Placks, of Ray White Double Bay, ahead of its March auction.
Douglas is the former managing director at JP Morgan London’s chief investment office before he joined Man’s hedge fund outfit.
