<p>When buying an apartment, most people compare the big-ticket items first. Floorplans. Kitchens. Balcony size. Natural light. The view.</p>

<p>But there's one everyday consideration that often doesn't come up until after moving in: how parcels are delivered.</p>

<p>As online shopping has become part of everyday life, parcel deliveries have shifted from an occasional event to a regular occurrence. Australians spent a record $82.6 billion shopping online in 2025, with almost one in every four retail dollars now spent digitally.</p>

<p>For apartment residents, that can present a challenge.</p>

<p>If nobody is home to accept a delivery, parcels may be redirected to a nearby Post Office, left in a building lobby or common area, or require building management to step in. In higher-density buildings, where dozens or even hundreds of residents may receive deliveries each day, parcel management has become an increasingly important part of everyday living.</p>

<p>That can create a range of frustrations. A missed delivery often means making time to collect a parcel elsewhere, while packages left unattended in foyers or mail areas can create clutter and increase the risk of theft. <p>For buyers, it's a reminder that the best apartment features aren't always the most obvious.</p>

<p>A generous floorplan or quality finishes might help narrow the shortlist, but the conveniences that simplify everyday life, whether that's EV charging, secure bike storage or reliable parcel delivery, often become the features residents appreciate most once they're living there.</p>


The apartment feature many buyers don't think about, until their first missed delivery

<p><a href="https://www.apartments.com.au/developers/hg-developments">HG Developments</a> is doubling down on Maud Street in Newstead, filing plans for a new apartment tower just a few doors down from its under-construction Aire Newstead development.</p>

<p>Recently submitted to Brisbane City Council, the proposal is for an 18-storey building designed by bureau^proberts, which has drawn heavily on Brisbane's subtropical design principles while referencing the suburb's industrial heritage.</p>

<p>A total of 64 apartments are planned for the amalgamated 1,518 sqm site at <a href="https://www.apartments.com.au/new-apartments/17-21-maud-street-newstead-qld-4006">17–21 Maud Street</a>, a short walk from the Brisbane River and Newstead Riverwalk.</p>

<p>"Combined with recessed glazing and generous balconies, these elements create a layered building envelope that provides shade, weather protection and opportunities for natural ventilation whilst establishing a distinctive architectural identity."</p>

<p>The proposal comprises 64 two, three and four-bedroom apartments across 18 residential levels, positioning it alongside a growing number of taller residential projects transforming Newstead's northern precinct. The tower incorporates extensive subtropical landscaping, with cascading planter boxes, deep planting at street level and a landscaped rooftop recreation area.</p>

<p>Bureau Proberts has prioritised passive environmental design throughout the project, with generous balconies, recessed glazing and operable façades helping reduce solar heat gain while maximising natural ventilation. River views become available from the upper levels, while the building has been orientated to capture prevailing breezes from both the Brisbane River and the west.</p>

<p>The architects say landscape is intended to be integral to the building rather than an applied element.</p>

<p>"Vertical greenery, cascading planter boxes and elevated gardens are woven throughout the architecture, softening the built form and strengthening the connection between residents and the subtropical environment."</p>

<p>"Through the integration of landscape, high-quality materials and passive design principles, the development delivers a refined residential address that celebrates Newstead's heritage character while contributing positively to Brisbane's evolving subtropical identity."</p>

<p>Newstead has remained one of Brisbane's most active apartment markets in recent years, with a number of developers continuing to back the inner-city suburb.</p>

<p>HG Developments is currently delivering the 40-apartment Aire Newstead at 25 Maud Street. Fortis recently launched the 65-apartment <a href="https://www.apartments.com.au/new-apartments/crest-walker-newstead-12-kyabra-street-newstead-qld-4006">Crest &amp; Walker</a> on Kyabra Street, while builder-developer BPG and Don O'Rorke's Consolidated Properties are both expected to launch their respective Newstead projects before the end of the year.</p>


HG Developments doubles down in Newstead with second Maud Street apartment development

<p>Walk past a new apartment development promoting its sustainability credentials and it's easy to picture rooftop gardens, mature trees, landscaped courtyards and residents surrounded by nature.</p>

<p>But in many cases, that's not actually what those sustainability ratings guarantee.</p>

<p>Australia's leading environmental rating tools have played a significant role in improving the energy efficiency and environmental performance of buildings. Yet despite their focus on reducing emissions, many don't require developers to include trees, biodiversity or meaningful green space.</p>

<p>In other words, a building can achieve one of the country's highest sustainability ratings while containing little more than concrete, glass and hard landscaping.</p>

<p>That disconnect has led to the emergence of a new movement across Australia's property industry: nature-based cities.</p>

<p>The concept goes beyond designing buildings that consume less energy. Instead, it encourages developers to treat nature as essential infrastructure, integrating biodiversity, tree canopy, living landscapes and green spaces into projects from the earliest stages of planning.</p>

<p>Research has consistently linked access to nature with better physical and mental health, cooler neighbourhoods, improved biodiversity, stronger climate resilience and more connected communities. As Australia's cities continue to become denser, advocates say those outcomes should be considered just as important as energy efficiency.</p>

<p>Nature Based Cities (NBC) was established in 2022 to help accelerate that shift.</p>

<p>Founded by Hamton Executive Chairman Paul Hameister OAM, the not-for-profit was created after research highlighted a significant gap in Australia's sustainability framework. While existing environmental rating tools rewarded energy performance and emissions reductions, they placed little emphasis on the inclusion of living landscapes.</p>

<p>"We've always wanted to do more, and we know other developers who want to do more, but the ESD rating tools just aren't there," Hameister says.</p>

<p>"In Australia, you can have a five-green-star rated building that's concrete and glass with not a blade of grass.</p>

<p>"The focus is on reducing emissions, which is laudable, but there hasn't been enough attention paid to protecting and re-establishing nature. We need both for the health of the environment and for communities."</p>

<p>Since its launch, NBC has developed independent design guidelines and accreditation frameworks that encourage developers to prioritise ecology, biodiversity, tree canopy, walkability and living landscapes alongside traditional sustainability measures. The organisation first focused on medium and high-density residential developments before recently expanding into precinct-scale communities and masterplanned neighbourhoods.</p>

<p>Jan Talacko, founder of sustainability consultancy Ark Resources and a member of the Nature Based Cities Advisory Council, says the initiative addresses an area that has largely been overlooked by the property industry.</p>

<p>"Throughout my 25 years of working collaboratively with all stakeholders in the property sector, I've always favoured a pragmatic approach to sustainable design which encourages initiatives that not only meet environmental expectations but also improve amenity," Talacko says.</p>

<p>"Whilst we are making steady progress in relation to energy and carbon emissions from buildings, there has been much less emphasis on encouraging biodiversity and tackling the urban heat island effect.</p>

<p>"The Nature Based Cities initiative responds to a gap in the suite of tools currently used by the property development sector, which don't provide sufficient incentive, or recognition, for the integration of landscaping and greenery."</p>

<p>For apartment buyers, the shift is also changing the questions worth asking.</p>

<p>Rather than assuming a sustainable building will naturally include abundant green space, buyers are increasingly being encouraged to look beyond environmental ratings and ask what nature is actually being delivered. How much tree canopy will the development create? Has biodiversity been considered? Are landscaped spaces designed for people as well as appearance?</p>

<p>As Australia's cities continue to grow upwards and outwards, the next generation of sustainability may not simply be measured by lower emissions, but by how successfully developments bring nature back into everyday urban life.</p>


What does it really mean for a building to be 'green'?

<p>Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.</p>

<p>From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;</p>

<h2>What is the Help to Buy Scheme?</h2>

<p>The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.</p>

<p>The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).</p>

<p>Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.</p>

<p>Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.</p>

<p>The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.</p>

<p>There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.</p>

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

<p>To qualify for the Help to Buy Scheme, applicants must meet the following conditions:</p>

<ul>
	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>
</ul>

<p>While the Help to Buy Scheme does not solve affordability challenges across the board, it does offer a more accessible pathway for a defined segment of the market, particularly younger buyers with moderate incomes who have been priced out of traditional lending routes.</p>

<p>The scheme is expected to commence in NSW in late 2025, as part of a national rollout.</p>

<br><span style="line-height: 1.3em;">Malcolm Turnbull has been sworn in as the 29</span><span style="line-height: 1.3em;">th </span><span style="line-height: 1.3em;">Prime Minister of Australia and has said he will lead a “thoroughly Liberal Government”, alluding to the outgoing Prime Minister’s conservative approach.</span>
</div>

<br><span style="line-height: 1.3em;">Turnbull, with Julie Bishop as deputy, won an unexpected Liberal party leadership ballot against Tony Abbott yesterday which was instigated by Turnbull’s challenge.</span>
</div>
<div class="column">
<br><span style="line-height: 1.3em;">While there is speculation that Joe Hockey will be replaced in the Treasury portfolio by Minister for Social Services, Scott Morrison, a cabinet reshuffle is not expected until after the parliamentary sitting week, which ends on Thursday.</span>
</div>

<br><span style="line-height: 1.3em;">The firmness of the vote (Turnbull won 54 votes to Abbott’s 44), Turnbull’s standing in opinion polls (Figure 1), and his </span><span style="line-height: 1.3em;">perceived centrist policies provide him with a good base to meet business approval.</span>

<br><span style="line-height: 1.3em;">Turnbull has the opportunity to positively influence business and consumer confidence in the short term. There has been a general lack of optimism around government for some time (Figure 4). When the Coalition came to government, business confidence surged to a three year high, but has been unable to maintain that level, and is currently below average (Figure 2).</span>

<br><span style="line-height: 1.3em;">But to sustain any elevation in confidence, Turnbull’s leadership will need to triumph over populism and he will need to provide a credible strategy to lift the productive capacity and competiveness of the Australian economy.</span>
</div>

<br><span style="line-height: 1.3em;">Turnbull said he intends to improve the government’s communication of its economic agenda to voters. Last night he pointed to New Zealand Prime Minister, John Key as an example of a leader that has been able to implement significant economic reforms by bringing people with him.</span>
</div>

<br><span style="line-height: 1.3em;">Turnbull has clear space to reset the party’s policy priorities ahead of the next election, which will likely be sometime next year. Turnbull said he will do this in a collaborative manner in a ”thoroughly traditional cabinet government”.</span>
</div>

<br><span style="line-height: 1.3em;">There are two particularly important White Papers currently being drafted that could provide the basis for substantial and needed reform in the Australian economy, including one on tax and one on federation. How far Turnbull is willing to take these will in part determine his government’s ability to expand the economy’s potential. </span>

At that point, expectations of success were at their highest (Figure 2).</span></div>

<br><span style="line-height: 1.3em;">Turnbull is likely to face a hard task at this starting point. The ANZ-Roy Morgan confidence survey shows that consumers are fragile and worried about the outlook. The subindex on ‘economic conditions in the next five years’ fell 6.0% in today’s survey following a 5.2% fall in the previous week (Figure 3). This is the lowest level since the weekly survey began in October 2008. </span>

<br><span style="line-height: 1.3em;">Turnbull is a strong advocate of marriage equality and allowing a conscious vote within the party on the issue, but he has stated that he will retain the government’s commitment to a plebiscite on the issue.</span>

<br><span style="line-height: 1.3em;">Turnbull, as the 29</span><span style="line-height: 1.3em;">th </span><span style="line-height: 1.3em;">Australian Prime Minister after four changes in just over five years, may suffer from the perception that Australian Prime Ministers do not enjoy longevity in office.</span><br><span style="line-height: 1.3em;">A former journalist, lawyer and businessman, Turnbull was elected to the Commonwealth Parliament in 2004 in the inner metropolitan Sydney seat of Wentworth.</span>

Heritage Surry Hills terrace leased for Dead Ringer bar

<p>A residential development site in the Brisbane suburb of Griffin has sold at a rate of $1.18 million per hectare, with a total size of 15.44 hectares over three lots.</p>
<p>The total development site, located between Dohles Rocks Road and Wagner Road, roughly 22 kilometres north of Brisbane CBD, <span style="line-height: 1.3em;">was sold for $18.25 million to Oxmar Properties through Colliers International on behalf of RSL Care Limited.</span></p>
<p>A development application has already been lodged for a residential community .</p>
<p>Colliers International’s Brendan Hogan said the vacant land price in the suburb of Griffin has significantly increased over the recent period which is consistent with the strong population growth in the area.  </p>
<p>“Being one of the last available greenfield sites in Griffin, it attracted nine offers from a range of public, private and offshore groups," he said.</p>
<p>“The buyer Oxmar is a local based developer who understands this value proposition as they are already active throughout the Moreton Bay region."</p>

North Brisbane development site sells for $18.25 million

<p>The minutes of the monetary policy meeting of the Reserve Bank Board for September provided no real surprises.<span> </span></p>
<p>However we did see some interesting insights into the evolution in the Bank’s thinking on a number of issues. Of some interest is the differentiation between the services and goods-related sectors of the economy. The minutes note that for both the household and business services sectors, business surveys show conditions were “clearly above average levels” which was consistent with growth in employment and investment in those sectors. In contrast, business surveys only showed conditions in production and distribution of goods sectors to be around average with employment and investment little changed in those sectors.<span> </span></p>
<p>This pick up in household expenditure and the depreciation of the Australian dollar were still expected to lead to an eventual pick-up in growth in non-mining investment.<span> </span></p>
<p>The commentary around the labour market was a little more mixed than in previous minutes. Forward looking indicators of conditions pointed to the unemployment rate remaining around current levels with some sectors expecting it to fall a little and others pointing to a slight rise.<span> </span></p>
<p>The outlook for mining investment appears to have been revised down further with the minutes noting that mining investment would eventually stabilise but at a lower level than the Bank had expected previously. On the other hand surveys indicated that non mining investment was still set to decline further but at a slower pace than implied by earlier surveys.<span> </span></p>
<p>Commentary around the housing market has become decidedly more relaxed in recent reports. The minutes note that “measures implemented by APRA had slowed the growth in lending for investment housing”. While the Sydney market was still highlighted as explaining much of the strength in house price inflation it was also pointed out that “housing price inflation had been modest in other parts of the country and negative in some market segments”.<span> </span></p>
<p>Overall the weak GDP print (0.2% for the quarter) which was set to be released on the following day was “expected to be weak”.<span> </span></p>
<p>International conditions, which focussed around China, were noted as representing “downside risks to the outlook” but it was too early to determine the extent of that revision.<span> </span></p>
<p>The minutes indicate that the RBA is less confident about a Fed tightening in September noting that market probability of a hike had fallen substantially in response to the recent volatility in global markets. With the Australian dollar having fallen sharply in recent weeks despite this revised outlook for Fed policy the Bank seems less anxious around the need for Fed action. The commentary around the dollar is just a bland report that the depreciation in the dollar had been in response to significant declines in key commodity prices. It would appear that the Bank is now reasonably comfortable with the degree of adjustment of the AUD.<span> </span></p>
<p><strong>Conclusion</strong></p>
<p>Another month has passed by and the Bank is still not giving any encouragement to those folks who are expecting a rate cut by November. In recent weeks market probabilities of that event have reduced from around 80% to around 40%. This pricing is moving more into line with our own views that such a cut is unlikely and indeed rates will remain steady throughout the course of this year and next. Markets have however continued to push out the timing of the first cut with an 80% probability priced by February next year.<span> </span></p>
<p>This pricing is much more realistic than the near term prospect that markets had recently expected although our central view remains that rates will be on hold both this year and next year.</p>

<p>Demand from local developers and Chinese investors in CBD office markets is spilling over into the suburb market, according to new research from Colliers International.</p>
<p>Colliers International Managing Director of Capital Markets &amp; Investment Sales John Marasco said a number of groups, have recently created listed metropolitan office funds but offshore and private buyers are creating demand for metropolitan office space.</p>
<p><span style="line-height: 1.3em;">"Institutional buyers traditionally prefer the established metropolitan markets of Parramatta, North Sydney and St Leonards in Sydney, Fortitude Valley and West End in Brisbane, and St Kilda Road and Southbank in Melbourne,” he said.</span></p>
<p>“Given the strong demand for quality assets in our metropolitan markets, it is not surprising that there has been yield compression across most precincts. In Parramatta, yields for A grade stock now <span style="line-height: 1.3em;">average 7.63%, down from 8% per cent in March 2015.</span></p>
<p>“In St Leonards, yields have compressed by 50bp over the six months to September 2015, to now average 8%, while in Melbourne, St Kilda Road A Grade yields now average 7.63%, down from 7.88%  in March 2015, and City Fringe yields now average 7%."</p>

<p><span>Incoming Prime Minister Malcolm Turnbull should refocus the Federal Government onto the </span><span>importance of Australia’s cities</span><span>. </span></p>
<p><span>With over 80% of Aus</span><span>tralian’s living in cities the </span><span>Federal Government has a key role to play in how our </span><span>cities develop</span><span>. </span></p>
<p><span>Malcolm Turnbull, as the new Prime Minister, has an opportunity to refocus how Federal Government expenditure on infrastructure </span><span>projects can stimulate the growth of Australia’s cities. </span></p>
<p><span>The Urban Taskforce believes that State Governments must have the major responsibility for </span><span>managing cities but the Federal Government which collects most of the taxes needs to allocate funds to urban infrastructure projects. This must include public transport projects as well as major road </span><span>projects.</span></p>
<p><span>Sydney is leading the way in urban density driven by preferences for apartment living in </span><span>cosmopolitan environments and this higher density is ideal for new public transport projects. </span></p>
<p><span>Across Australia all urban areas will be moving towards denser environments related to apartment living. The Federal Government can give incentives to State and Local Governments that support greater densities by funding key infrastructure projects. </span></p>
<p><span>The current review of Federation and the relative </span><span>roles of State and Federal Governments must have </span><span>cities and their growth as a key issue.</span></p>
<p><span>Malcolm </span><span>Turnbull has a good understanding of the importance of encouraging density in our cities, supported by infrastructure as outlined in a presentation in 2013</span><span>. </span></p>

<p><span>Units in the western Sydney district of Parramatta have seen strong growth values over the past 12 to 18 months, with </span>estimates the local unit market has increased 12% in the past year, according to Herron Todd White.</p>
<p>Herron Todd White's September Month in Review found up until now demand has outstripped supply due to many developments selling out before completion with the trend set to continue.</p>
<p><span>The report noted e</span><span style="line-height: 1.3em;">ntry level for 2-bedroom units in Parramatta is around $450,000 for an older walk up with  modern 2-bedroom, 2-bathroom units in a medium to </span>high-rise<span style="line-height: 1.3em;"> complex are </span>available<span style="line-height: 1.3em;"> for between $600,000 to $700,000. Penthouses and larger three bedroom units  go for between</span><span style="line-height: 1.3em;"> $850,000 to $1,200,000.</span></p>
