Recently submitted to Brisbane City Council, the proposal is for an 18-storey building designed by bureau^proberts, which has drawn heavily on Brisbane's subtropical design principles while referencing the suburb's industrial heritage.

A total of 64 apartments are planned for the amalgamated 1,518 sqm site at <a href="https://www.apartments.com.au/new-apartments/17-21-maud-street-newstead-qld-4006">17–21 Maud Street</a>, a short walk from the Brisbane River and Newstead Riverwalk.

The proposal comprises 64 two, three and four-bedroom apartments across 18 residential levels, positioning it alongside a growing number of taller residential projects transforming Newstead's northern precinct. The tower incorporates extensive subtropical landscaping, with cascading planter boxes, deep planting at street level and a landscaped rooftop recreation area.

Bureau Proberts has prioritised passive environmental design throughout the project, with generous balconies, recessed glazing and operable façades helping reduce solar heat gain while maximising natural ventilation. River views become available from the upper levels, while the building has been orientated to capture prevailing breezes from both the Brisbane River and the west.

The architects say landscape is intended to be integral to the building rather than an applied element.

"Vertical greenery, cascading planter boxes and elevated gardens are woven throughout the architecture, softening the built form and strengthening the connection between residents and the subtropical environment."

"Through the integration of landscape, high-quality materials and passive design principles, the development delivers a refined residential address that celebrates Newstead's heritage character while contributing positively to Brisbane's evolving subtropical identity."

Newstead has remained one of Brisbane's most active apartment markets in recent years, with a number of developers continuing to back the inner-city suburb.

HG Developments is currently delivering the 40-apartment Aire Newstead at 25 Maud Street. Fortis recently launched the 65-apartment <a href="https://www.apartments.com.au/new-apartments/crest-walker-newstead-12-kyabra-street-newstead-qld-4006">Crest &amp; Walker</a> on Kyabra Street, while builder-developer BPG and Don O'Rorke's Consolidated Properties are both expected to launch their respective Newstead projects before the end of the year.

HG Developments doubles down in Newstead with second Maud Street apartment development

Walk past a new apartment development promoting its sustainability credentials and it's easy to picture rooftop gardens, mature trees, landscaped courtyards and residents surrounded by nature.

But in many cases, that's not actually what those sustainability ratings guarantee.

Australia's leading environmental rating tools have played a significant role in improving the energy efficiency and environmental performance of buildings. Yet despite their focus on reducing emissions, many don't require developers to include trees, biodiversity or meaningful green space.

In other words, a building can achieve one of the country's highest sustainability ratings while containing little more than concrete, glass and hard landscaping.

That disconnect has led to the emergence of a new movement across Australia's property industry: nature-based cities.

The concept goes beyond designing buildings that consume less energy. Instead, it encourages developers to treat nature as essential infrastructure, integrating biodiversity, tree canopy, living landscapes and green spaces into projects from the earliest stages of planning.

Research has consistently linked access to nature with better physical and mental health, cooler neighbourhoods, improved biodiversity, stronger climate resilience and more connected communities. As Australia's cities continue to become denser, advocates say those outcomes should be considered just as important as energy efficiency.

Nature Based Cities (NBC) was established in 2022 to help accelerate that shift.

Founded by Hamton Executive Chairman Paul Hameister OAM, the not-for-profit was created after research highlighted a significant gap in Australia's sustainability framework. While existing environmental rating tools rewarded energy performance and emissions reductions, they placed little emphasis on the inclusion of living landscapes.

"We've always wanted to do more, and we know other developers who want to do more, but the ESD rating tools just aren't there," Hameister says.

"In Australia, you can have a five-green-star rated building that's concrete and glass with not a blade of grass.

"The focus is on reducing emissions, which is laudable, but there hasn't been enough attention paid to protecting and re-establishing nature. We need both for the health of the environment and for communities."

Since its launch, NBC has developed independent design guidelines and accreditation frameworks that encourage developers to prioritise ecology, biodiversity, tree canopy, walkability and living landscapes alongside traditional sustainability measures. The organisation first focused on medium and high-density residential developments before recently expanding into precinct-scale communities and masterplanned neighbourhoods.

Jan Talacko, founder of sustainability consultancy Ark Resources and a member of the Nature Based Cities Advisory Council, says the initiative addresses an area that has largely been overlooked by the property industry.

"Throughout my 25 years of working collaboratively with all stakeholders in the property sector, I've always favoured a pragmatic approach to sustainable design which encourages initiatives that not only meet environmental expectations but also improve amenity," Talacko says.

"Whilst we are making steady progress in relation to energy and carbon emissions from buildings, there has been much less emphasis on encouraging biodiversity and tackling the urban heat island effect.

"The Nature Based Cities initiative responds to a gap in the suite of tools currently used by the property development sector, which don't provide sufficient incentive, or recognition, for the integration of landscaping and greenery."

For apartment buyers, the shift is also changing the questions worth asking.

Rather than assuming a sustainable building will naturally include abundant green space, buyers are increasingly being encouraged to look beyond environmental ratings and ask what nature is actually being delivered. How much tree canopy will the development create? Has biodiversity been considered? Are landscaped spaces designed for people as well as appearance?

As Australia's cities continue to grow upwards and outwards, the next generation of sustainability may not simply be measured by lower emissions, but by how successfully developments bring nature back into everyday urban life.

What does it really mean for a building to be 'green'?

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>

While the Help to Buy Scheme does not solve affordability challenges across the board, it does offer a more accessible pathway for a defined segment of the market, particularly younger buyers with moderate incomes who have been priced out of traditional lending routes.

The scheme is expected to commence in NSW in late 2025, as part of a national rollout.

Melbourne’s Outer East had a preliminary clearance rate of 78.4%, with 74 reported auctions were sold.

Industrial areas in South East Melbourne's Mount Waverley and Oakleigh are in high demand currently due to the conversion of industrial properties into residential  developments.
Only four of the 28 units remain not he market at Spectrum Business Park,  <a href="https://www.realcommercial.com.au/property-industrial+warehouse-vic-mount+waverley-501259367" target="_blank">21-35 Ricketts Road Mount Waverley</a>, and 19 of the 25 office warehouses at Industria, <a href="https://www.realcommercial.com.au/property-industrial+warehouse-vic-oakleigh-500996351" target="_blank">20 Edward Street, Oakleigh</a> are already sold. 
Luke Pitcher, manager of project marketing for Crabtrees Real Estates said the most in demand properties are those in the price points from $500,000 to $1.3 million.
"The ratio of investors to owner occupiers in these recent sales was approximately 60% owner occupiers to 40% investors," he said.
“Investors are successfully leasing the units and gaining net returns of approximately 6-7%."

As more apartments are developed across the inner-city areas of Sydney, one of the most interesting outcomes is the evolution of distinct, almost stand-alone neighbourhoods.
The appeal of inner-city living is made more attractive as these neighbourhoods take on their own unique character. It’s a pattern of development that doesn’t happen overnight, but it’s a trend that helps to make the city a much more interesting market and a more appealing place to live.
The same diversity helps to seed and then drive more sustained demand from buyers who are attracted to a particular neighbourhood. The trend also reflects how Sydney’s inner-city areas are championing a new level of maturity as the city enters the ranks of other international cities that have long been renowned as being great places to live.
This diversity is important for a number of reasons, including the fact that it influences the style of development, it sustains value, creates incentives for innovation and because it builds social inclusiveness. All of which are important for the long-term appeal of inner-city living for current and future residents.
Exploring an Example
This trend is not confined to Sydney, or just the City of Sydney, it’s an Australia and worldwide trend. The inner-city used to be seen as a disadvantaged area with crowded populations and a poor standard of living, but that’s no more. Over the past 20 years inner-city living has taken on a new attraction and new meaning.
It’s now a very desirable lifestyle, and the diversity of inner-city neighbourhoods reflects how popular the trend has become, and now it looks set to rapidly accelerate in the future. Inner-city neighbourhoods can be very appealing and I am going to look at Milsons Point, as a good if not the most top of mind example, and then (in next week’s post) I will look at a recent project there, 88 Alfred Street, Milsons Point to further explore this topic.
I have selected Milsons Point for two key reasons. Firstly it’s a compact area and a very distinctive neighbourhood and it’s also easy to relate the area to the more compact North Sydney CBD, in many ways it’s a very precise example.
Milsons Point
So let’s look at Milsons Point, its immediate neighbours of Kirribilli, North Sydney and the wider North Sydney Council area and then when we return to the project at 88 Alfred Street, it will be possible to see how the character of the neighbourhood and related trends influenced the project itself, the marketing and sales results.
The North Sydney Council area has a population of around 71,025; a figure from the 2011 census that I am sure we can assume has been constantly growing. The area has a housing mix that is 87% medium density (and increasing) and incomes are markedly higher than the national average.
At just 22% far fewer people have mortgages (nationally the figure is 33%) and many more people rent in the area, some 46% by comparison to the Australian average of 29%. The area’s popularity for rental accommodation dates back to the 1930’s and also to its contemporary investment appeal.
The make-up of the three key neighbourhoods I am interested in then fit into this big picture, starting with North Sydney. North Sydney has the biggest population of 6,397 residents spread across 147 hectares and this area has the lowest population density at about 50% of Milsons Point and Kirribilli – the area was settled in 1836.
Kirribilli has some 3,654 residents, spread across 44 hectares and is home to Admiralty House and Kirribilli House. There are also lots of apartments from as early as the 1930’s. Medium density living here is well established and of late has set some record prices associated with somewhat small apartments. The area has ‘to-die’ for views.
Milsons Point was settled back in 1805 and it has the smallest population of just 2,891 residents (2011 census figures), it’s a mixed use area of just 36 hectares, is home to Luna Park and North Sydney Olympic Pool. An interesting fact is that the resident population doubled between 1991 and 2011 as the number of commercial offices started to rapidly give way to residential projects. This trend continues today and may over the next 5-years or so see all commercial space gone from the area.
Across these three areas we can see some very distinctive neighbourhoods, they were all impacted by the construction of the Sydney Harbour Bridge in the 1920’s. The area is affluent, given the low population density there’s possibly a lot more room for further re-development in North Sydney and the area is a very popular residential area greatly enhanced by its harbourside location, great rail connections and views – all of which are classic ingredients for successful medium density developments.

The maturing of Sydney’s inner-city neighbourhoods: Peter Chittenden

The preliminary clearance rate for the week ending 20 September is 70.7% from a total of 2,064 auctions, according to CoreLogic RP Data's Property Market Indicator Summary.
CoreLogic RP Data said this was the third lowest clearance rate so far this year across the combined capital cities, and down from last week's final clearance rate of 71.2%
According to the preliminary summary, this is the fourth week over the last eight weeks where more than 2,400 auctions have been held across the combined capitals.

National preliminary clearance rate at 70.7%: CoreLogic RP Data

This week’s preliminary clearance rate of 70.7% across a total of 2,064 reported auctions represents the third lowest clearance rate so far this year across the combined capital cities, down further from last week when the final clearance rate was recorded at 71.2%. 
It will be interesting to see if there is any upwards revision as the remaining results are reported. There were 2,493 capital city auctions held this week, compared to 2,654 last week and 2,530 at the same time last year. Over the past eight weeks, this is the fourth week where more than 2,400 auctions have been held across the combined capitals, while over the same 8 week period one year ago, there was only one week where this volume of auctions was seen.

Melbourne’s preliminary clearance rate this week is 73.3 per cent, down from 74.3 per cent the previous week and higher than one year ago, when 72.1 per cent of auctions were successful. 1,091 residential properties went to auction in Melbourne this week, showing volumes are slightly lower than over the previous week (1,189) and one year ago (1,221). This week, Melbourne’s strongest performing sub-region was the Outer East, where 78.4 per cent of the 74 reported auctions were sold. On the other end of the scale was the Mornington Peninsula, where a lower 60.6 per cent of the 33 reported auctions cleared.

In Sydney, there has been little change after recording the lowest clearance rate for the year over the previous week at 73.1 per cent, with preliminary results showing a clearance rate of 73.2 per cent. Sydney’s auction market has consistently been performing at a level lower than the strengths seen at the start of the year, when, for 22 consecutive weeks, the clearance rate for the city was above the 80 per cent mark. In saying that, the number of auctions held across the city has been trending up, with 1,008 auctions held this week and 1,075 last week. One year ago, Sydney’s auction clearance rate was 78 per cent across 883 auctions. The North Sydney and Hornsby sub-region had the highest volume of auctions this week, with 183 held and a preliminary clearance rate of 76.8 per cent.

Across Brisbane, 108 auctions results have been reported this week, with 52.8 per cent successful. This week, 144 auctions were held across the city, compared to 179 last week, when the clearance rate was 50.3 per cent and 154 at the same time last year, when the clearance rate was significantly lower, at 38.9 per cent. 29 Gold Coast auction results have been reported so far this week, with a preliminary clearance rate of 41.4 per cent.

Adelaide’s preliminary clearance rate was 71.4 per cent this week, up from 62.4 per cent the previous week and 68.4 per cent last year. The number of auctions held across the city increased on a week-on-week basis, from 89 last week to 99 this week, while Adelaide’s auction market was busier at the same time last year (129).

30 Perth auctions were held this week with a preliminary clearance rate of 37.5 per cent, compared to 54.2 per cent the previous week and 51.2 per cent one year ago.
There were 116 auctions across Canberra this week, compared to 79 last week and 80 one year ago. Preliminary results show that 57.0 per cent of reported results were successful this week, down from 65.2 per cent last week and 58.2 per cent one year ago.
So far this week, 4 of the 5 Tasmanian auctions have been reported, with only 1 successful result.

More than 2,000 auctions held across combined capital cities: CoreLogic RP Data's Shana Miller

Sydney has had the lowest spring clearance rates in three years - at 71.3% in the preliminary weekend auction tally by Australian Property Monitors.
"We may be looking at a clearance rate below 70% before year's end," Domain Group senior economist Dr Andrew Wilson said. 
"That could even happen at next weekend's Super Saturday."
In fact APM's revised result for the September 12 auctions was put at 69.2%.

Sydney's spring clearance rate dips into the 60s

The marketing of an original 1950s Harry Seidler-designed Warrawee house as a "knock-down" opportunity has caused consternation on Sydney's upper north shore. 
Set on a 1,847 sqm Finlay Road block, it is an extraordinarily intact timewarp. Just look at those colourful kitchen cupboards, all very retro.
"The home has loads of character but is in need of a full renovation or knock down, rebuild and capitalise on this sought after location," the Savills Cordeau Marshall marketing suggests. It featured in the 1992 Harry Seidler: Four Decades of Architecture book with Exley House having been proudly photographed on its 1957 completion by Max Dupain. 
The late Harry Seidler, who arrived in Sydney in the late 1940s from Vienna via England, Canada America, was a student of Walter Gropius who pursued the industralisation of home building for mass housing. Seidler is considered to be one of the leading exponents of modernism's methodology in Australia, the first architect to fully express the principles of the Bauhaus in Australia.
The three bedroom home, with ensuite wing added later, has been listed by the Exley family for October 10 auction. <a href="https://www.realestate.com.au/property-house-nsw-warrawee-120753293" target="_blank">Agents Carl and Donna Ferris</a> are suggesting $1.8 million plus for the house built for Water Board engineer Cecil Exley.
Finlay Road is a special for architectural devotees as it also has the Evatt House, also known as Rickard House I, a seminal work in organic modern architecture, the first house designed by Bruce Rickard for his own family in Sydney.
